I
automatically dislike anyone who doesn’t travel. The global equivalent of ordering the same thing from the same menu, it suggests an almost ludicrous arrogance to assume that there could be nothing better to see than the place where you happened to have been born. As with everything, the meaning of travel has changed as our access to it becomes ever easier. Thanks to cheap flights, online booking and countless pioneers of the travel industry (see page 75 for a list of key movers and shakers), normal, non-oligarch people can now ski for the weekend, go to Paris just for a croissant and book a mini-break on their lunch break and arrive by dinner. And as the world continues to turn into a global village and very few places remain unexplored, the discussion in the industry has widened to look at not just where you travel, but how you do so. After all, the Costa del Coventry set who stay in their hotel talking to other Brits before buying some sangria at the airport and heading home may have been to a number of places, but unless you venture into your surroundings, it is little more impressive than booking yourself into a tanning booth in Birmingham for two weeks. And happily you don’t need to settle for a hotter version of your London life, thanks to concepts such as Airbnb and EatWith, you can now effectively live like a local – staying in someone’s home, eating with home-grown residents and getting off-the-beaten track tips that usually only coming from knowing a native; Josephine O’Donoghue reports on how not to be a tourist (page 94). We take a trip down memory lane with Sir Richard Branson, as he celebrates an impressive 30 years of Virgin Atlanic (page 80), before looking forward to see what the next decade will offer for explorers – think hotels under the sea, up in the sky and built into a 90-metre quarry, with skydiving included in the room rate (page 88). “I’ve aspired to create a fragrance that is as lickably more-ish as it is addictive”
Actor, maverick and now perfumer, Richard ‘Relentless’ E Grant talks selling marijuana to Liberty and why he decided to follow his nose words: aimee latimer
“W
hen I was nine, my father told me that I was like an overwound clock, so I was nicknamed ‘Relentless’.” I can’t say I’m surprised. Richard E Grant, an actor whose career has swerved and triumphed in numerous ways on and off screen making him known for pretty much everything but procrastinating, has always had a sense of the finality of running out of time: “My father died at the age of 53 when I was 24, so I’ve tried to do all the things I’ve always dreamt of doing. The bonus of being an actor is that in between jobs I’ve been able to write and direct a film, write three books, host documentaries and make a perfume.” The first ones seem to follow the acting trajectory, but perfume? That one seems somewhat of a wild card. Grant disagrees, excitedly retelling the ins and outs of his “lifelong passion for smelling everything.” A passion which spurred him as a child growing up in Swaziland to stuff handfuls of gardenia and rose petals into jars of boiling sugar water and bury them in the garden, his little fingers crossed that they’d develop into perfume. The resulting pulp was far from what he’d envisioned. Years later and still undeterred, Grant was holidaying with Anya Hindmarch MBE (an accessories designer whose work is a favourite of Keira Knightley and Scarlett Johansson) when she encouraged him to bottle his passion after spotting him sniffing the shrubbery. She gave him two enviable things, both her highly-respected backing and a list of who to contact in London. A lot of hard work later, this would lead to Grant making an exclusive one-year deal with British department store Liberty to launch JACK, his unisex first fragrance. Backing or no backing, Grant’s ability to convince Liberty into taking a leap of faith on someone so new
to the perfume industry becomes less and less surprising on meeting him. Grant has an abundance of charm. So much so, even JACK’s top notes of marijuana failed to be a tough sell: “They understood that it’s earthy, peppery smell is what I was determined to incorporate and they thought it would also prove a unique ‘selling’ point.” Well, quite. An overwound clock indeed, Grant seems innately restless and incredibly awake; all jittering energy, blue eyes and lyrical storytelling. He became a household name early on in his career having found cult status in the 1987 film Withnail & I, which saw him play a floundering, alcoholic actor. Having worked steadily ever since, he’s recently struck a chord with a younger generation with a turn in comedy-come-drama-comecrime thriller Dom Hemingway alongside Jude Law and as a rehab patient meets anarchic guardian angel in TV’s zeitgeist hit, Girls. Despite his profile, Grant was very keen to not get on the celebrity fragrance band wagon, stating stoutly that his early meetings to get JACK off the floor “were

predicated on my insistence to not create a celebrity scent, but rather a new unisex British brand.” The result is a non-gimmicky scent peppered with earthy and citrus notes. Bottled and then wrapped in Union Jack printed Calico, it features a luggage label you can write a message on – very personal indeed. JACK was never a vanity project to Grant, it was a labour of love from the get go. Not your stereotypical luvvie, shout orders from a sedan chair he did not: “I met professional ‘nose’ Alienor Massenet in a restaurant and de-pocketed lime, marijuana leaves, mandarin, cloves, pepper and vetiver onto the table and described the scent I had long dreamed of making. To which she added frankincense, musk, nutmeg and tobacco absolute and after months of back and forth testing sessions with the Liberty perfume selling team and my friends, finally arrived at two ‘almost but not quite’ favourites. Then I had a ‘eureka’ moment in the middle of the night, combined the two ‘finalists’ and asked Alienor to mix and balance them.” Rather – if not incredibly – unusually, to promote
JACK, Grant went with a sack of it door to door to get the word out: “Every aspect of the process – ingredients, design, bottling, packaging and press campaign – has been personal. When I hand delivered samples to every beauty editor in London in advance of the launch, they initially thought someone was pulling a PR stunt when I turned up at each office without an appointment. As JACK is my ‘signature’ in scent, my commitment to it has been 1000 per cent hands on.” He’s not about to completely swap perfume for performing just yet, but he is – of course – already working on his next project: “I am launching a JACK scented candle this winter in time for Christmas and developing a second perfume under the JACK brand for Spring 2015. “Our sense of smell is the shortest synaptic leap in the brain to our memory, and every one of these ingredients is like a sensory trigger. Co-founder of Heidi Klein After the winter months, wearing a bikini again can be a daunting experience. Finding that right fitting bikini is crucial to feel confident. If you have a silhouette with even proportions, select a top with hidden support and low-cut bottoms to emphasize a small waistline. Bandeau bikinis are great for emphasising the curves of a modest bust, while a halter neck is better to give support to a larger one. Low, hipster bottoms show off a flat belly and additional detail at the side, such as ties or bows emphasise curves. Those with a pear shape should try to draw the attention to the bust area instead of the bottom/hip area. Go for padded cups or subtle details on the top to create cleavage and draw the eye upward. There’s a common misconception that a larger brief is better for a larger bottom but this is wrong: a larger brief will accentuate the bottom area rather than disguise it, so opt for something well-fitted instead. Keep in mind, a wellfitting chic one-piece with detail at the bust is ideal for pear shapes as it will add dimension and elongate the silhouette. For petite silhouettes with minimal curves, the goal is to create the illusion of extra shape. Tie-side bottoms with detail at the hips compliment a petite figure without adding bulk, while padded tops and frill or bow details draw attention to the bust. An oversized white shirt is a beach classic I see every year. We have also seen a huge return of the one-piece, which look great on all body shapes. For a stylish cover-up to take you from beach to restaurant, a maxi dress is always a fantastic option. If you prefer a shorter style then a kaftan or square neck dress will look gorgeous.

Swimwear plays an integral part in men's style so the buying process must be carefully considered. In the 90s, the mid-length boxer short style with elasticated waistbands ruled the waves but menswear style has developed. Men require something that fits well and is versatile. We are certainly heading back towards shorter shorts and require something that is more fitted and tailored. Shapeless, ill-fitting, baggy shorts are to be avoided. Think about what sort of swim short would work for your body shape, height, skin tone etc. When considering your height, the general feeling is the taller you are the longer the short you can choose. Think about skin tone, as you would with any other item of
clothing. If you have lighter skin perhaps steer clear of very bright colours and try something classic like navy. Brights work well on darker skin. Most importantly, consider the use of your shorts – where you are going, what you will be doing and so on. Our OB shorts are not just a swim short, they are the short you can swim in. You can wear them on the beach and in the pool, and just as easily out for lunch or when having drinks with friends. If you're playing a game of tennis, a mid-length would work best, for a morning jog choose a short style. If you enjoy surfing, wear a longer board short.

If you’re a couple living together, its only natural you share clothes, the same goes for eyewear: a metal aviator shape with a mirrored lens is a great unisex sunglass for the summer as it’s a timeless look. My one tip before buying any frame is to really consider your face shape, take your time, think about colouring and your personality will do the rest.

I always think its better to wait till you come back from your holiday to get your cut and colour sorted out. Exposure to the sun, salt water and clorine will have an effect on the condition and colour of your hair so stressing it out with a chemical process will only add to the damage. Instead, take this time away as an opportunity to treat your hair with conditioning treatments such as Extreme by Redken. You should invest in a good-quality product to protect your hair while on the beach; Philip Kingsley’s Swimcap is great for this, as is Sun Care by Aveda. As far as styling, you can often get away with doing as little as possible while on holiday. Try twisting longer hair up into a top knot throughout the day, this will allow the hair to “set” with a loose natural looking wave for later on. Rolex Sea-Dweller 4000 There isn’t a more iconic divers’ watch than the Rolex Submariner, no matter what anyone says. But there’s also no more ubiquitous divers’ watch than a Rolex Submariner, which is why the return of the brand’s lesser-known but just as chisel-jawed Sea-Dweller is so welcome. The original 1967 Sea-Dweller was the first divers’ watch to feature a helium escape valve, a device useful to professional divers who spend weeks on end immersed in a helium-enriched compression chamber during saturation dives. Bremont’s series of watches, made in partnership with the pioneering British ejection seat manufacturers Martin Baker, was launched in 2009. Initially, there was just one piece in the line, the MBI, which was only available to pilots who’d been ejected from a plane. ow pay attention at the back, because this next bit is complicated. The car you see here is a new, five-door hatchback with a sloping coupé-like roofline. It joins a line up that embraces a four-door saloon, five-door estate, two-door coupé and a convertible. So far so good, but here’s the tricky bit: the range also includes another five-door hatchback with a sloping coupé-like roofline… but that one is, um, a little taller. Depending on your viewpoint, this is either a brilliant ploy to produce a range of cars with something for everyone, or niche marketing gone mad. To be honest, I’m not sure which is the correct answer. BMW, of course, plumps for the former. The company will even try to tell you these are two model ranges, not one. But in doing so, BMW is merely playing a numbers game: the slightly more conventional saloon, estate and taller ‘coup-back’ are badged as 3-series, while the sportier coupé, convertible and this ‘coup-back’ have been christened the 4-series. This, then, is the 4-series Gran Coupé, a car that’s closely related to the 3-series Gran Turismo hatchback… but which, according to BMW, is aimed at a totally different buyer. Perhaps it is. To my eyes, the admittedly roomy but ungainly Gran Turismo is more hunchback than hatchback, while the latest 4-series is a happier looking confection which really does have the elegance of a coupé but the practicality of a saloon: the best of both worlds, in effect. It is the same length and width as the handsome 4-series Coupé (the two-door, remember?), but squeezes in a pair of rear doors and a roofline that’s 23mms taller at the rear. That’s less than an inch extra, yet headroom in the rear is not compromised unless you are six foot plus: it certainly feels roomier than the coupé. The boot, too, is sizeable and practical, with a large tailgate and folding rear seats to increase luggage space. In total volume terms it’s not far short of the 3-series estate. So it’s good looking and practical… and the news gets better when you take to the road. After all, it wears a BMW badge on its nose and that means you just know that dynamically it will more than pass muster. The ride is firm but never unpleasant, the gear change positive and the steering natural and precise. Best of all, the chassis underlines the sporting nature of the car – inherently stable and secure, it feels eager in a way that the Gran Coupé’s most obvious rival, the Audi A5 Sportback, doesn’t. It’s a classic demonstration of how rear-wheel drive
(BMW) is livelier than a stodgy front-wheel drive set-up (Audi). And it even applies when the cars have four-wheel drive. The rear bias of the BMW’s xDrive layout means it is much more fun than the Audi’s quattro set-up. Eventually there will be seven engines to choose from, two- or xDrive-, four-wheel drive versions and four trim levels starting with SE and running through Sport, Luxury and M Sport. The likely best seller, though, will be the 2.0-litre turbocharged diesel of the 420d, driven here in xDrive form. Thanks to the extra weight of its body and four-wheel drive system, the 420d Gran Coupe isn’t quite as quick as the identically-engined 320d saloon, but it’s still no slouch with strong performance (7.6 secs to 62mph) and unreal economy and emissions: mpg in the mid-60s on a run and a CO2 output of just 129g/km. These things are important to the company car market where most of the Gran Coupés will be sold.

Despite the extra doors and space, the Grand Coupé is identically priced to the 4-series Coupé, which means it is around £3,000 more than a comparable 3-series saloon. The entry level SE version has heated leather seats, parking sensors front and rear, dual-zone air conditioning, a DAB radio and a 6.5-inch colour screen. All versions also have an electrically powered tailgate as standard. Sport versions add larger wheels and some cosmetic changes, while Luxury models get navigation and other goodies for an additional £2,500. The top spec M Sport (an extra £3,000) gets a body kit, M Sport suspension and a whole host of ‘sporty accents’ not all of which you’ll want. The best bet? Probably an SE model with a few bits of kit from the options list – the BMW Professional media package with navigation (£1,890) is a must, while £825 for the head-up display projecting speed and navigation directions onto the screen is money well spent. But the real question is whether the Gran Coupé is worth three grand more than the 3-series saloon. Dynamically the saloon is a little sharper, but as an overall package the Gran Coupé is the more desirable. Maybe I’ve answered my question. Yes this is niche marketing… but it really does seem to have created a range with something for everyone.

virtual to reality Is this Nissan’s next generation GT-R? Matthew Carter reports

f this seems like some young car designer’s fantasy, a wild concept of how a GT car of the future might look, that’s not surprising, because that’s exactly what it is. But there’s more to the Nissan Concept 2020 Vision Gran Turismo than meets the eye. It began life as a dream project for Nissan’s young designers, who were charged with producing a fantasy supercar to celebrate the 15th birthday of the PlayStation Gran Turismo computer game. Designs came in from all over the Nissan world, but the winning design was produced at the company’s London European studio, based in Paddington. And that was when things started to get serious. Nissan bosses back in Japan liked the look of the 2020 Vision so much that they turned it from a flight of fancy into something far more serious. First, an advanced engineering team started work on the concept to make sure it incorporated the latest race-track technology, notably in aerodynamics and air-flow management. And then they built a physical version of the concept, which was unveiled at the recent Goodwood Festival of Speed. All all of this suggests the 2020 Vision is rather

more than a virtual racer to be driven by computer gamers. Officially, Nissan is saying nothing, other than dropping a coy hint that it represents what a “high-performance Nissan of the near future could look like”. Insiders, however, suggest elements of the design are likely to find their way onto the next generation GT-R, making it a far more extreme machine than the current car. In the meantime, if you like the look of the 2020 Vision you can take a test drive from this month. All you need do is download the car to your PlayStation running Gran Turismo 6.

NEWS Canary Wharf group helps generate £1 billion of business for local companies since 1997 More than 1,700 local companies have benefited from this milestone figure, delivered through Canary Wharf Group’s business support initiatives and joint ventures. The group has sought to invest in the local community from the outset, with £48 million generated for local businesses during the initial phase of construction. A further £615 million of business for the local community was secured during the second phase of development with the formation of the Local Business Liaison Office, which helps small and medium-sized enterprises bid for contracts on the Canary Wharf Estate and local area. Following the success of this project, Canary Wharf Group extended this service across ten East London boroughs at the request of the London Development Agency, establishing a joint venture called the East London Business Place (ELBP) with ten London Thames Gateway boroughs and the East London Business Alliance: generating another £160 million since 2008.

West Ham United Asian football festival West Ham United has played host to the East London Asian Football Festival in association with Canary Wharf Group, to bring together local people and organisations for a day of celebrating the diverse community. The event, held on Sunday 1 June, was the first of its kind for West Ham. The event was enjoyed by more than 300 people who took part in cultural activities as well as football challenges, with trophies and medals being awarded to participants of a tournament between business, community and youth teams. The day was then rounded off with a behind the scenes access stadium tour of the Boleyn Ground.

New York City, USA New York is “an almost guaranteed winner”, according to David Rogers, chief executive of property investment business Rocksure. In 2008, it bought a two-bedroom apartment in midtown for its Alpha fund for $2 million. The economic downturn saw it plummet in value by 17.5 per cent, but it has since recovered to $3 million. Rocksure’s funds spread the capital and currency risk of overseas home ownership. Investors can buy a piece of Manhattan real estate for $350,000. The stake gives an average of 21 nights’ use per annum in four apartments located in Midtown, Upper East Side, Tribeca and Lower Manhattan, with investors receiving a share of the capital growth after the 10-year life of the fund. Rocksure takes a 17.5 per cent cut of the increase in net asset value after a hurdle rate of 20 per cent. Annual fees come in at $9,500. Those less inclined to share could consider buying one of 104 apartments at 432 Park Avenue, set to become the tallest residential building in the Western hemisphere once completed. One block from Tiffany’s and overlooking Central Park, it represents one of the most sought-after addresses in the city.

Isle of Man Eight planning applications with a total construction value of £50 million have been approved here in the past six months. At £30 million, the 112-acre Ballamona estate will be the most expensive new-build country estate outside of London and the Home Counties. It will have its own lake, beach, equestrian centre, formal gardens, tennis courts, greenhouses and orchard. Simon Pickering, head of retail financial services for the Isle of Man’s Department of Economic Development, says the island provides an “ideal environment” for affluent property investors. “With a population of 85,000 in an area of 221 square miles, it has a much lower population density and lower real estate prices than most other such centres.” As a self-governing offshore jurisdiction, it levies no capital gains, withholding taxes, inheritance or wealth taxes.
Kalkan, Turkey Essex-born Peter Lemon has “never looked back” since investing the equivalent of £350,000 in a villa in Kalkan, a beautiful town on the sunny Turkish Mediterranean coast, in March 2008. Today, the five-bed room property, Kalamar Dream, has jumped in capital value to £575,000 and yields at least 15 per cent a year by being let to holidaymakers when his family is not using it. Lemon, a retired construction company boss, was drawn to the area for its affordability over more traditional holiday hotspots like Spain and Portugal.
In February 2013, Lemon bought a nearby plot of land and built a six-bed room luxury villa, complete with a large cinema room, games room, well-stocked gym and a picturesque infinity pool, which he hopes to sell for a substantial £130,000 profit. “Prices [in Kalkan] just keep on rising and new villas keep getting bigger and more luxurious,” he says. “The rental return is amazing. A five-bed room villa bought for £650,000 could earn up to £80,000 per year, less 10 per cent running costs, giving a net yield of around 11 per cent.”

Miami, USA Another city identified in a recent report by Candy & Candy, Savills World Research and Deutsche Asset & Wealth Management, is Miami, where prices are expected to appreciate by 13 per cent in the next year. IP Global, the property investment business, has recently started recommending the Miami market. “This is a recovery built on equity rather than credit, with 62.5 per cent of Miami condo purchases now being completed in cash,” says chief executive Tim Murphy. One Sotheby’s International Realty, which lists luxury real estate in Miami Beach, Coral Gables, Fort Lauderdale and surrounding areas, believes Miami provides relatively good value for money with $1 million buying 700 sq ft of luxury property in comparison with 250 in London and 150 in Monaco. Ritz-Carlton Residences, priced from $2 million, and One Thousand Museum, priced from $5 million, offer private yachts, large private swimming pools and chauffeur services. One, two and three-bed room apartments at NINE at Mary Brickell Village, are priced from $400,000 and are expected to command gross rental yields of 7.5 per cent – more than double the average for New York.
Dubai, UAE Dubai’s upcoming Expo 2020 is stoking demand for property. Prices in exclusive neighbourhoods, such as Palm Jumeirah and Emirates Hills, rose by 20 per cent in the last year, while rents increased by 25 per cent. “When you invest in real estate, you invest in an economy, and forecasts predict Dubai’s economy will grow between 3.8 per cent and 4.5 per cent between now and 2020,” says Mohammed Zaal, chief executive of the Al Barari development, which will boast a range of luxury homes, with starting prices from AED 3.4 million, 34 themed gardens and a spa. Apartments in the Palazzo Versace development, with its manicured gardens, pool views and Versace boutiques, receive among the highest number of views on luxuryestate.com.

Greece and Portugal They might have been hit hard by the recession, but Greece and Portugal are re-emerging as investment hotspots. Joachim Wrang-Widén, senior vice president at Christie’s International Real Estate, believes many properties in Greece are now “priced right”. In Mykonos, it is selling the six-bed room residence White Luxury for €6.2 million and the fivebed room waterfront villa Skyblue for €5.1 million. For the ultimate privacy, you could buy your own Greek island. Savills has Nissos Makri in the Ionian Sea on the market for a guide price of £13.5 million. The Portuguese property market, meanwhile, is showing serious signs of improvement following the 2012
Ibiza, Spain Ibiza in the Balearic Islands has been “crisis proof”, according to Sheena Campbell-Royle, chief executive of Spanish luxury property sourcing business Strategic & Buy. “More than 20 villas worth more than €2 million each were sold in 2013 and the expectation is that this could double in 2014,” she says. “Properties like these can be rented out seasonally for around £5,000 pounds per week.” Knight Frank is seeing strong interest in Calaconta, Ibiza’s first exclusive gated villa community, which is in the final stages of its development. “Ibiza has continued to see demand throughout the economic crisis and, now that we seem to be coming out of it, it has started to attract an even more exclusive and high-end buyer,” says the agent’s Christian de Meillac. “The marina in Ibiza Town seems to have more superyachts than ever before and demand for exclusive, private villas on the island is growing.”

Travis Kalanick Whilst not a hotelier or travel writer, Travis Kalanick, CEO of Uber, still ranks as a travel industry mover and shaker thanks to the creation of his clever transport app. Uber (backed by investors including Goldman Sachs and Google) allows customers all over the world to order and pay for a taxi via their smartphones. Using GPS, Uber will find your closest local driver and send them to you, saving the need to hail a passing cab. It’s taking the world by storm, and Kalanick is personally changing the face of public transport in countless major cities.

Interior designer and hotelier Olga Polizzi is the eldest of the late Lord Forte’s five daughters and is a younger sister to Sir Rocco. She’s worked closely with Sir Rocco since 1996 to create the luxury hotel empire Rocco Forte of which she is also a major shareholder. As director of design, she has been hugely influential in grounding the brand in a signature style of understated elegance, using the finest materials and reflecting modern trends with a classic base. Patricia Schultz Patricia Schultz is the author of the New York Times bestseller 1,000 Places to See Before You Die. As the face of Turkish Airlines (along with basketball player Kobe Bryant) and Qatar Airways (with his teammates at FC Barcelona), Messi’s campaigns have gone viral, with great success for the brands. You might remember the ‘selfie shootout’ video for Turkish Airways, which ended up as the most-viewed travel video on YouTube this year. Keep an eye on Messi, where he goes – others follow, quite literally.
Thanks to the influence of football legend David Beckham, Brazil is set to be even more of a sports-fan destination as he loans his name to a worldclass soccer academy which will be part of the luxury Cabo São Roque resort in Natal. It’s due for completion in 2016 and will also include a tennis academy and the Rubens Barrichello Driving Experience. Luxury villas will be offered through exclusive regional sales agents in Europe, North America, Brazil and South America, and David Beckham and Rubens Barrichello have both committed to buying homes in the resort as well.
Adam Twidell Adam Twidell may not be a household name, but his company PrivateFly – now the fastest-growing private aviation company in Europe – is changing the way people charter private jets and aircraft. Twidell believed that even fliers with the means to travel by private jet would still want to chase savings, so he created a market comparison site for private planes. Combined with new technology that allows passengers to book from a database of 7,000 accredited aircraft and charter a plane within 90 minutes, the site has revolutionised the private jet industry, making it more accessible and bringing it swiftly into the digital age.

Andrew Dunn Whilst Andrew Dunn perhaps isn’t the most recognisable name in the travel industry, he has certainly made an impression on luxury travel via the London-based bespoke travel agency Scott Dunn. At the tender age of 22, Dunn – who decided he wanted to ski for free – set up his own ski company. 25 years later, Scott Dunn has become synonymous with tailor-made travel with a luxurious twist to every detail. From an epic safari adventure in Africa, to exploring the jungle in Costa Rica, or taking a cruise around the Galapagos Islands, there are no limits to the plans the agency will make for their individual travellers (or ‘guests’ as they prefer to term them). It is Dunn’s own passion for bespoke travel that has shaped the unique company philosophy that nothing is too much trouble.

COME FLY WITH ME Back when Rubik’s Cubes were all the rage and Frankie Goes to Hollywood topped the charts, the irrepressible business tycoon Richard Branson – now Sir – was launching his most enterprising project yet: Virgin Atlantic. Thirty years later, it is one of the most popular airlines in the world. Georgina Langford meets the entrepreneur to talk travel, onesies and how to avoid prison…
“
hey would get people to go through my bins,” says Sir Richard Branson, reflecting on the fledgling days of Virgin Atlantic when we meet to discuss the venture’s third decade. “They” were British Airways. Back in 1984, at the start of Virgin Atlantic, Branson was already well on his way to building the polygon Virgin empire that has since made him the 24th richest man in Britain (his current wealth is estimated at £3.6 billion). Nonetheless, Virgin Atlantic represented a risk. After all, what did this business upstart, best known for putting out Mike Oldfield records, really know about air travel? That was the prevailing view of his luxury airline competitors, who set out to make his entry into the sector as turbulent as possible. “It wasn’t easy, and the lengths that British Airways went to put us out of business was something I was never expecting,” he recalls, reminiscing the early days of Virgin Atlantic. “They would get people to go through my rubbish bins to try to find damaging things about us; they had illegal computer rooms set up to tap into our information and then they would ring up passengers and pretend to be from Virgin, saying that our flights were cancelled but they could switch to British Airways. It was an unrelenting lesson in hard business from the off. “But we still enjoyed it, every second. In fact, we thought this project couldn’t possibly be as fun in 30 years’ time. Well, 30 years on it is as much fun, and that’s down to the fact that Virgin has managed to keep the
whole concept fun and exciting. We reinvent ourselves all the time, which is very important – for the perception of others, and for our own sanity.” And so, this London-boy-done-good has enjoyed the last laugh: three decades after his renegade scheme took flight, Virgin Atlantic embodies the spirit of success that has made the 64-year-old a globally-recognised entrepreneur and innovator. His attitude towards the aviation arm of his empire mirrors his approach to all aspects of business: have passion for a good idea and you can’t go wrong. This obsession with making the Next Big Thing happen is evidently as important to Branson as the prospect of financial gain. With Virgin Atlantic, his personal enthusiasm for international travel also came into play. “I wanted it to be successful; I wanted to make money,” he says, “but I do love to travel and I’ve always thought that for something to be successful, it has to be an obvious labour of love for those involved. I am passionate about all my projects, because if I’m not passionate about something, why should anyone else be?” Public perception is crucial to Branson’s business model and he carefully attempts to protect the outside perception of the Virgin brand. This approach gives the impression that he respects the consumers of the Virgin empire and doesn’t want to flog them something they don’t need. He insists that every new Virgin concept should have the potential to impact on the people who buy into it on a long-term basis. “If you have a great idea that will improve people’s lives, then you can’t go wrong.” His notorious joie de vivre shines forth, and he never shies away from an opportunity to advocate his brand’s

point of difference. This unflappable, resolute – some would say stubborn – faith in his own company could well account for his incredible success. Along with some excellent judgment and incidents of good fortune, naturally. “No one has ever succeeded without some luck along the way,” he says. It is well known that the glittering Branson story could have had an alternative ending. Having attended the prestigious public school Stowe, his entrepreneurial talents shone through from an early age (he actually left school aged 16 to run his own magazine, The Student, full time) but they were mirrored by a poor academic performance and dyslexia – as well as hints of the maverick behaviour which would later become his business signature. Upon the publication of the debut issue of The Student, the headmaster sent him a note that unwittingly foretold both paths Branson might follow. The letter congratulated the teenager on his new enterprise and predicted that he would “either go to prison or end up a millionaire”. Both predictions proved to be prophetic, with Branson narrowly avoiding a jail term when he was 20. When The Student failed to set the publishing world on fire, Branson ventured into the business of selling records at discounted prices, undercutting established retailers such as WHSmith. Initially, he sold vinyl from a church crypt, but within a few years he had earned enough to open the very first Virgin Records store on Oxford Street. It was at this point in his early career that the young Branson made the crucial error of crossing HM Customs & Excise. Struggling to pay his overdraft for Virgin Records, he pretended to buy records for export to escape an excise tax on sales within Britain, only to sell them in the UK at his
The tax incident isn’t the only blot on the Virgin timeline; as with any multinational empire, there will be failed projects to match almost all of the winning ideas. In Branson’s case, those unfortunate losses are the inevitable consequences of 40 years of making judgements at the sharp end of business. But for every missed step (Virgin Cola, for example) there has been a Virgin Media or a Virgin Trains; products and services that have touched the lives of millions and taken Branson’s reputation stratospheric. However, these successes allow Branson to forget about the paper-thin margin between boom and bust. “In

In time, the dodgy deal caught up with Branson and, although the case didn’t reach court, he did have to wipe his slate clean with a hefty fine, as well as pay the unpaid tax. It was a mistake he didn’t make twice. “Not going to prison proved to be my big incentive to learn how to run a business properly,” he says. “I said to myself that I would never again do anything that would cause me to be imprisoned or, indeed, do any kind of business deal that would shame me. My parents had always drummed into me that all you have in life is your name. If you lose your good reputation, you are done. I repeat that little phrase time and time again, and it remains true no matter how the business world around us changes.”
the past, we’ve come that close to driving the Virgin empire over the cliff, even to the extent that, back in the day, my bank manager completely panicked one Friday afternoon and told me he was going to be closing us the following Monday. Somehow over the weekend we managed to scrape through. There’s a thin dividing line between success and failure, and we managed to stay the right side of that line.” Now well into his fifth decade of straddling that line, his expertise is undeniable. “Attention to detail sounds like a simple thing your mum would tell you, but it is really crucial – too many companies forget that.” Placing emphasis on the look and feel of a project is another trait:

“Design is incredibly important; we launched an airline in America (Virgin America) and it has won every single award, year after year, because the design is so beautiful,” he says. Again and again, he returns to the subject of branding. “Your brand is your reputation; it’s your everything. If people trust your brand, you’re going to do well, and if they don’t, you won’t – it’s that simple. We’ve taken branding very seriously, yet even that is only as good as the product behind it. Every single little detail has to be right. If you have an airline like Virgin Atlantic and you’re competing with much bigger airlines, you’ve just got to be the best.” An essential element of the branding is undoubtedly the iconic red uniforms. Dame Vivienne Westwood has recently restyled the outfits, adding a contemporary flair to the instantly-recognisable Virgin stewardess ‘look’. There’s an interesting continuity in this partnership: back in 1977, Branson’s Virgin Records was the only record label brave enough to sign the Sex Pistols, a band managed by Westwood’s then-husband Malcolm McLaren. Rebellion is a distinctive part of the Branson brand, and his personal appeal as a celebrity. A man who unashamedly loves the limelight, he is the face and voice of his company, appearing in every advert for a Virgin product. His infectious personality has allowed him to carry off some audacious publicity stunts, including striking a pose in one of Virgin’s new in-flight Onesies. “I look good in it, don’t I?” he laughs. “I guess that’s another way of us embracing the light-hearted element of what we do. We don’t want to be the stuffy ones.” When offered the moniker of ‘the rebel billionaire’ Branson accepts graciously. “I quite like that,” he says, “and if rebellion is having fun, then yes, guilty as charged.” He recognises just how vital his personal enthusiasm for fun has been to the Virgin story. “I’m passionate about all the things that the team at Virgin have created. It would be very sad if, when everybody else is working enormously hard to make sure the company they work for is the best in the world, I wasn’t as equally excited about it.” It wouldn’t be Branson if, even at this stage in the game, he wasn’t plotting his next move. “In the next decade, I would love Virgin Atlantic to be using Virgin Galactic spaceships to transport people across the world at a fraction of the time it takes a British Airways plane to do the same trip. I think that will happen.” It’s a big ask. But as any entrepreneur knows: a perfectly executed revenge is just as satisfying as closing a massive deal. “It’s more than a business dream,” he explains. “After our history with British Airways, when they had Concorde and they used it like they did, we’ll use Virgin Galactic one day!”

oday’s travellers are a tough crowd. Unimpressed by Molton Brown toiletries and indifferent to in-room iPads and HD TVs, they’ve been to so many places that it takes a lot to wow them. At the luxury end of the market, hotels have been pulling out all the stops to capture potential guests’ imaginations. Attempts range from attention-seeking ice hotels, like Finland’s SnowCastle, rebuilt every year (for obvious reasons), to an extravagant Gold-to-Go vending machine at Abu Dhabi’s Emirates Palace hotel. Quirkiness aside, technology is now the biggest focus in hotel development. The Wit Hotel in Chicago uses wireless body heat sensors to determine and control the right temperature in its guest rooms, while Poland’s five-star Blow Up Hall Hotel advertises its innovative iPhone key, and concierge system; no rooms are numbered and instead, the phone left for you on arrival will direct you to your room, unlock it and act as a guide during your stay. Human interaction is almost obsolete. Indeed, if Google had its way, you wouldn’t need to speak to anyone to check-in ever again, with their much-talked about Google Glass featuring in a new system being developed by Itesso. Glasses are worn by check-in staff and will take a photo of an approaching guest and match it with one available online. A voice command would then be all that was required to confirm their stay, avoiding any tedious paperwork or lengthy queues. Meanwhile, the YOTEL New York is solving the issue of luggage with their ‘YOBOT’ which can store your bags before you check-in or after check-out. The

‘YOBOT’ robotic arm picks up and deposits luggage securely, using your name and an accessible pin code to activate its release. So that’s admin of travel taken care of, but what of those looking for a new adventure? Well, thanks to Virgin Galactic, you could just leave the planet altogether, however, here on Earth, hotel design is ramping things up to compete with the (admitedly strong) pull of space travel. While some are concerned about rising sea-levels, others are using it as inspiration and Russian firm Remistudio have recently designed what is aptly known as The Ark. Like its Biblical counterpart, it is designed to

Meanwhile other hotels are actively seeking out the water. Deep Ocean Technologies chose the sea as a permanent base for its Water Discus hotel, currently under construction on the idyllic island of Kuredhivaru in the Maldives: a spaceship-like structure, the very epitome of ‘futuristic’ design, with two large discs, dubbed “water” and “air” connected by a central trunk. However, trying to sleep ten metres underwater might prove more than a little distracting, with floor-to-ceiling windows looking out into the sea providing face-to-face interaction with the natural world.

And if it starts getting more Jaws than The Little Mermaid, simply head to the other disc above sea level, where you will find a restaurant, sun deck and pool. Jet skis, underwater three-person vehicles and a diving centre are also promised for the more adventurous. Worrying less about environmental disasters and more about what it really means to be a tourist is Gianluca Santosuosso. His spine-like MORPHotel (still in concept stage) is designed to be a floating system that moves – albeit at drifting pace – across the oceans. Its adaptive shape will allow the hotel to act as a temporary harbour and an extension to cities where it anchors, blurring the boundaries between tourist and citizen. It certainly takes the focus off the final destination and places it back onto the journey. Meanwhile, the five-star Shimao Quarry Hotel in Songjiang is pushing boundaries back on almost dry land. It was designed for the Shimao Group by Atkins, an award-winning British design firm, who entered a competition to prove there was a clever way of re-developing a 90-metre deep quarry close to Shanghai. Although the 400-room hotel has barely begun construction, Shimao is already thinking about a list of extreme activities, such as water sports, bungee jumping over the quarry and rock climbing. Who knows, in 20 years time we may be in a sky-high room watching people bungee off the roof, telling our children about how we used to expect nothing more than a welcome drink and a towel token for the pool...

I suppose they came partly to catch up with their friends, but mainly to enjoy a beautiful corner of Britain from our pretty harbour-view guest room, without spending a small fortune on a hotel. I don’t blame them at all (I’m an excellent host) – and there is certainly something a lot more authentic about staying in a new place with a local resident, rather than in a hotel room with just a coffee machine and guide-book advice. From the endless rounds of tea and cake and cooked breakfasts, to the countless recommendations I made about beaches, walks, coffee shops, pubs, restaurants (and even practicalities like car parks and pharmacies) our guests enjoyed all the highlights of the area. They deftly avoided the crowds and rip-offs and returned home with the best cross-section of sights, tastes and experiences possible. It hardly seems surprising, then, that for our next break away I’m eager to try a similar approach. Whilst I don’t have any friends useful enough to live in my shortlist of holiday destinations (note: find new friends), there is a set of similarly-minded people who enjoy opening up their homes to host travellers exploring their country and city. One of the most successfully-established booking portals for this unusual method of holidaying is Airbnb (airbnb.co.uk); a “community marketplace” where hosts

and travellers can list, browse and book unique ‘homefrom-home’ accommodations around the world. A much better idea than home swapping (because who wants to clean the house before and after a holiday?), these lovely hosts offer up a friendly stay in their own flat / villa / house / mansion / boat / castle / treehouse / yurt / igloo (delete as appropriate) for a truly individual holiday. The great success of Airbnb is that the website is a portal for any price point and spans more than 34,000 cities and 190 countries. There really is something for every kind of traveller. “We’re growing very fast,” Brian Chesky, founder of Airbnb, told The Times from the company HQ in San Francisco – around 200,000 are ‘Airbnbing’ each night. “Pretty soon, we’ll be the equivalent of a small city of people staying together every night.” A quick scan of the website tells me why it’s so popular. In the first 10 minutes I’m struggling to choose between a geodesic dome under the stars in Chile (£115 per night), a hobbit house in The Shire (actually, in Montana, USA, for £179 per night), an igloo on Greenland’s ice fjords (£198 per night), or a stationary train carriage in the vineyards of New South Wales, Australia (only £87 per night). The choice is quite remarkable. Of course, it’s not only the stunning locations of these residences that catches my eye, but also the chance to spend time a little way off the tourist trail. After all, you could entirely miss the local highlights of New York City

Staying in a local residence is the first part of achieving an authentic travel experience. In fact, perhaps it’s only after a local stay that you can truly claim to know a place. Depending on your destination – the more remote, the more you’ll gain – this method of travelling can open your eyes to the experiences, practices and traditions of families, friends and cultures that are different from your own. By staying in the home of a local, guests can learn about different ways of communication, how to greet local people, how meals are prepared and shared, as well as experience religions and customs, foreign languages and leisure activities to name just a few benefits. Even if

you choose to rent an empty home, it’s likely that you’ll be off the tourist trail in a residential area, greeting neighbours each day and enjoying a more realistic familiarity with the area. And don’t think that staying locally means budget style (Airbnb lists hundreds of castles online) – there are plenty of stunning rooms that reconcile even the most discerning guest’s favourite aspects of luxury hotel living, with the warmth and welcome of a friend’s own home. Meanwhile, at home-stay agents OneFineStay, guests are promised ‘all the advantages of a hotel, like the nice smelly stuff in small bottles, with none of the downsides, like somebody bothering you at 8.53am to fold your toilet paper into a triangle’. Indeed, guests are treated to a personal welcome, a free iPhone with 24-hour concierge, Wi-Fi, housekeeping and linens and luxury-brand cosmetics and toiletries as standard. And finally, you can’t travel all that way and miss the incredible opportunity to eat locally. Whilst you will inevitably find fantastic restaurants in most of the cities around the world, the pleasure and tastes of a home-cooked meal in your host country are just as worthy. Definitely worth booking before you leave, the website eatwith.com allows you to browse by destination, date and type of cuisine – and hosts will often dine with you if requested, an excellent chance to socialise with friendly folk who love to cook and eat. I’m only browsing here for a few minutes before I’m hungry – the menu of local liana in Rio de Janiero (shrimp-stuffed pumpkin and a bolo-de-rolo batter dessert) looks tempting at £18 per head. Before long I’ve also spotted Elior’s gourmet European menu from her home in Ferney-Voltaire, offering five courses (bruschetta and Prosecco, followed by French white wine and seasonal salad, a main of Swiss red wine with steak, a local cheese plate and pastry dessert with limoncello and coffee to finish) – and all this for £30 per head. Compare the offerings to a standard menu at a chain hotel and these local homemade delicacies will win every time. And if your host is particularly good, why not ask whether you could learn how to prepare a dish, then you can appreciate the traditional tastes of the country when you return home too. his is Hollywood, land of dreams,” wise words from Pretty Woman. With numerous scenes on location in Beverly Hills, it is one of a host of films and TV series to portray the city’s aspirational lifestyle, and the fantasies that surround it. It is sometimes overshadowed by its close neighbour Hollywood, but Beverly Hills is where the rich and famous truly come out to play. One of the best places to try a little star gazing is at dinner. Spago Beverly Hills has two Michelin stars, drawing in countless celebrity foodies, whilst the Polo Lounge in the Beverly Hills Hotel captures the glamorous beginnings of the city. It was the hotel which first attracted the wealthy and elite to Beverly Hills, prompting the rich and famous to build their mansion refuges. For a peek into this high life, enter the imposing gates of city-owned Greystone Mansion and Gardens, whose grounds are frequently open to the public. The mansion is only open for special events, but it’s easy to catch a glimpse of it on screen in films like The Holiday and The Social Network. Surprisingly, Beverly Hills’ instantly recognisable postcodes (90210 anyone?) were once just farmland, a transformation that is currently celebrating its centenary this year. The party started with a carnival block party on Rodeo Drive, and specially redesigned hotel suites. Further celebrations, a documentary and exhibitions are planned, culminating in the planting of a commemorative time capsule in December. Alongside the celebrations and soaking up the LA sunshine, the city also has a number of cultural hotspots, leaning towards film and television. For some movie star inspiration, visit the J. Paul Getty Museum of visual arts, or the Academy of Motion Picture Arts & Sciences, aka the Oscars, who has its headquarters in Beverly Hills. Its Grand Lobby Gallery offers free exhibitions that are open to the public. If you want to look the part while sightseeing, disappear for a few hours in the Golden Triangle; its store directory is an impressive A-Z with Cartier, Dior, and Louis Vuitton to name but a few.
Where to stay There are several very good hotels in Beverley Hills, but with it’s large, airy rooms, virtually mind-reading staff and enviable rooftop pool (without a doubt, one of the coolest places to hang out in LA), The Peninsula is the place to be. Boosting a fabulous location (South Santa Monica Boulevard) and within walking distance of Rodeo Drive and Century City (although no one walks anywhere of course – this is LA), this award-winning five-star hotel is the home of choice for many an A-lister – Hilary Clinton was here last time I stayed – and during Award’s Season the hotel is wall to wall with more celebrities than most Oscar parties. To celebrate the city’s 100 year anniversary, the hotel has commissioned interior designers Cynthia Forchielli and Helen Glynn to transform several of their biggest suites in homage to the Golden Era of Hollywood – think red carpet murals, gilded Chaise longues and personalised pillows (which the hotel always do for their VIPS and loyal guests). Morocco might not be the first place that comes to mind for a luxury golfing trip, but those in the know are heading for an ever-improving golf scene WORDS: Mike peake

A
merican pop singer Britney Spears famously once said that she didn’t want to go to Japan because they “love eating fish over there in Africa”. As clangers go, it was a bit of a whopper, but mistakes are made about this most alluring and evocative of continents all the time – such as the one about the game of golf being virtually non-existent there. It’s true that you’ll struggle to strike up a four-ball in Benin or Guinea, but most African nations boast at least a couple of courses, and in certain well-tended spots the game has secured a special place in the annals. Egypt, for example, has around 20 courses; Kenya has twice that number; South Africa has an incredible 450. But for European golfers, there’s a serious new player on the block which combines Africa’s heady charms with a very short-haul flight indeed: Morocco. A mere
stone’s throw across the Med and bathed in year-round sunshine, it is fast becoming the go-to destination for fairway fanatics in search of something different. “At the last count, 11 new courses were under construction in the country,” says British golf journalist Stuart Hood, “which makes Morocco the industry’s second most buoyant market after China. It took Morocco a while to really fall in love with golf, but now that it has it is well and truly besotted with the game.” The first entry in Morocco’s golfing history books dates back exactly 100 years, when the Royal Country Club of Tangier opened a course. A popular spot with visiting Britons, it nonetheless had little competition until the 1960s, when the late King Hassan II hired the world-renowned golf course architect Robert Trent Jones Snr to design and build the now-legendary Royal Course at Dar Es Salam.

Scott Kelly, group marketing director of golf’s much-loved European Tour, is a particular admirer of Morocco’s ever-improving golf scene. He picks up the story: “HRH then launched the Trophy Hassan II tournament in 1971, with the specific objective of inviting important investors, celebrities and the world’s leading players to come as his personal guests to discover the wonders of Morocco. He effectively set the strategy which continues to this day, in that golfers – who represent an affluent, influential and important demographic around the world – can now enjoy a network of beautiful courses in the country.” And what a network it is. As well as multiple, now well-established courses, there is the just-completed, beach-side Montgomerie Course – designed by champion Scottish golfer Colin Montgomerie – at the newly-created Marrakech Golf City, a luxury residential village in which all properties boast a private pool. Then there is business magnate Sol Kerzner’s opulent Mazagan Beach Resort, which opened in 2009 and features an 18-hole links course designed by legendary golfer Gary Player. As Hood says, yet more are on the horizon, spread out across the country to reflect what those in the know describe as the “four different faces of Morocco.” The ultimate recognition of Morocco’s rising status as a golfing hotspot came when the country was added to the European Tour’s international schedule in 2010, but the quest to transform this sliver of North Africa into a truly world-class golfing destination has been a costly business. Money, however, continues to flood in, much of it Middle Eastern, where investors have been especially taken by the country’s international allure, its rich history and its solid infrastructure. In a special report on Morocco’s rising golfing status, US TV channel CNN recently described the country as a “more established” emerging market, with perceptibly less risk than others. Scott Kelly concurs: “Golf in Morocco is a planned strategy between private investors and local communities,” he says. “Prince Moulay Rachid, in his role of overseeing the country’s tourism development and as President of the Association du Trophy Hassan II, has greatly enhanced and developed his father’s ideas in recent years, but with a responsible and sustainable plan.” Among the initiatives backed by the Moroccan Royal
Family was a recent headlinegrabbing project to re-use Marrakech’s waste water to keep the city’s golf courses green. Says Scott Kelly: “It effectively recycles all the water from the city before that same water is pumped back to the golf developments and then used to irrigate the courses and gardens.” Unsurprisingly, it has won universal praise. Five-star courses, consistently great weather and its proximity to Europe have undoubtedly helped Morocco set itself up as a serious alternative to the sometimes overcrowded greens of Spain. But there’s something else that comes with a round on one of the country’s well-tended greens: an intoxicating cocktail that combines the taste of adventure, the smell of the sea and the sounds of bustling, ancient cities just over the horizon. As Hood points out: “It’s no surprise that tour operators believe the North African country will draw tens of thousands of golf tourists over the next decade.”

High Steaks Not one for the delicate, Goodman is a classic, all-guns-blazing steakhouse WORDS: AIMEE LATIMER

ou’re not at a good steakhouse unless any vegetarian worth their quinoa isn’t left queasy by the corpse-slinging, meat-slapping, blood-pooling circus of it all. Fortunately, this is what you’ll find at Goodman. The restaurant itself is burly and decidedly masculine with stretches of booths upholstered in burgundy-coloured leather and sat upon by ruddy-faced men with their suit jackets unbuttoned. Starters are available as typical (but also typically needlessly) of a steakhouse. If you’re willing to brace a warm-up round then the peppered tuna, livened with a scattering of sesame seeds, and a dish of crispy tiger prawn tempura paired nicely with lime mayonnaise, are worth a shot. For the drinks, the wine list is split into origin with red wine obviously dominating the pages, but there’s also a decent variety of whites. You can drink many by the glass, but the emphasis is on ordering by the bottle – you are here to feast after all – and priced from around £28 to the heights of £999. Stand-outs include the velvety and fruity 2004 Dominus Napanook with intense notes of cloves, raspberry and just a hint of
porterhouse, rib-eye, sirloin and fillet. This is great steak: having been dry-aged on site, it maintains its mineral richness and is cooked on a charcoal hob to infuse each piece with a smoky depth. The sauces are typical and well-balanced (Stilton, pepper and Béarnaise) and there’s an impressive variety of sides. Depending on how much physical exertion you have to do after the meal, you can get a bowl of lobster mac & cheese or various salads. Spinach, steak’s age-old pairing,

A lighter option is the 2012 The Crusher Pinot Noir which, despite its name, has soft vanilla notes on the nose and herbal layers throughout. This macabre show-and-tell is one that I’m a fan of. It draws the diners in, murmuring about marbling, while their hunger pangs start braying for the main course. You can choose the size and cut of the

comes in three varieties, from steamed to spicy, so everyone’s happy. Dessert is equally hefty with feel-good classics rustled up with pizazz, plus a selection of cheeses with a few ports to wash it all down. Goodman is what you want from a steakhouse: all the thought and effort goes on behind the scenes in the sourcing and preparing so the diner simply turns up, picks the best-looking cow and enjoys a classic meal cooked to their choice. here’s a new gallery fighting for position on the diverse London art scene. The Kallos Gallery in Mayfair is successfully carving a niche for itself, competing not just with London but with the world; this hidden gem specialises only in treasures from the Ancient Greek world. Kallos means beauty, and the gallery celebrates its pieces primarily for this, as well as for their stories, their cultural significance and simply their survival. The craftsmanship is testament to the skill of the ancient world and the calibre of the gallery’s select number of pieces is extraordinary; the simple but arresting Corinthian bronze helmet is one of its finest examples. Dating somewhere between the end of the sixth and the early fifth century BC, its undecorated appearance and clean symmetry represent practicality, strength, masculinity and warfare. Such earthly qualities account for the power that Greek art still holds over connoisseurs today.

Show Must go on London’s world-class theatre relies on the support of its benefactors. As The Old Vic goes into its second season in the round, we meet one of its biggest supporters Sir Michael Hintze to discuss why we need the arts
F
rom his grandmother, Sir Michael Hintze inherited two passions that have burned brightly throughout his life. As a 20-yearold, he remembers being taken to Sydney Opera House to see legendary soprano Joan Sutherland. It is an experience that has remained with him. “My grandmother bought us seats at the opera house in 1974, and it was quite something hearing Sutherland sing, so beautiful, in fact, that we went twice,” he recalls. “From my early school days, I was brought up with the belief that we do have a duty to use our talents, to volunteer and to make a contribution.” Today, Hintze is the founder and chief executive of CQS, one of Europe’s leading multi-strategy asset management firms. Although born in China, he grew up in Australia where he volunteered and served in the army as a captain. He went on to study an MBA at Harvard, headed UK equity trading for Goldman Sachs and was European Head of Convertibles for Credit Suisse Boston, all before establishing his company in London. Although these achievements may not suggest a love of English and literature, Hintze has been a fan of the classics since his school days; Shakespeare, Shaw and O’Neill are favourites and he won’t turn down a performance of TS Eliot’s Murder in the Cathedral, in which he himself has appeared. When he and his wife arrived in London some 30 years ago, they spent regular nights at the theatre. “Art is the salt of life,” he says. “It’s one of those things that makes life worth living. That’s why, in addition to educational, health, religious and military charities, we’ve always been drawn to supporting the performing arts.” Indeed, the Hintze Family Charitable Foundation, established in 2005, has funded over 200 charities since

its inception. Cultural organisations are regular benefactors of the family’s philanthropic approach, with donations to the Natural History Musuem, the V&A Museum, Glyndebourne and the National Gallery, to name a few. The Old Vic has also benefited from vital funding over the years, and it is through Hintze that the theatre has, the opportunity to transform the layout of its auditorium. “To take one of the oldest theatres in London and do something entirely different with it, well, that really appealed. It is an initiative that artistic director Kevin Spacey had in his mind for a while. I think it’s typical of the creativity and innovation he brings to all his work. When you walk in and first see the CQS space, it feels as though The Old Vic has always been a theatre-in-theround. So when I realised we could achieve this exciting transformation at that level of quality, in a commercial way, my instinct was to go for it.” As a regular audience member at The Old Vic, Hintze enjoyed the varying perspectives gained from each vantage point provided by the circular seating: “We saw the Alan Ayckbourn trilogy, The Norman Conquests, twice, and I remember watching the same scene from two different seats,” he says. “From the front, the actress gave a mesmerising performance, but when I watched her again from behind, it became all the more powerful seeing her anger conveyed through her body language alone.” As The Old Vic opens another season of plays, Hintze says he remains committed to facilitating innovation in the arts. While he is not adverse to risk per se, he does look for initiatives that have the potential to stand on their own two feet. Viable risk-taking fuels London’s world-class arts scene. To maintain this vibrancy, though, government-led policies with a focus on sustainability have their part to play, as do individuals willing to step up and contribute. “To whom much has been given, much is expected.” This philosophy underpins Hintze’s outlook. “We have a duty to serve, to give back to our communities,” he says. As always, the Hintze Family Charitable Foundation has some excitingly diverse irons in the fire. “Some of our donations lead to the building of new health or educational facilities, which have a lasting presence,” he says. “In contrast, when we support a new production, the event passes but the concept lives on, creating memories and transporting people from the everyday.’

In the face of unprecedented levels of growth, on the ground there is certainly a feeling of change in the air. Bank of England governor Mark Carney has tried very hard during late spring and the early part of the summer to cool house-price growth and with his mixed messages it seems that he has succeeded in what he set out to achieve. There is no doubt that the historically low base rate will rise, it’s just a matter of when. The introduction of stricter lending criteria and the scrapping of the

The General Election next May is also never far from people’s minds; the prospect of the introduction of a mansion tax of some sort remains a point for discussion amongst buyers and sellers alike. Whilst there is no indication that decline is likely, these factors combined have, if anything, “normalised” the market. As agents, we had become used to a frantic market, where each and every property coming to the market attracted multiple bids. Now, there may only be one or two buyers for each property. In our opinion, a more settled market is not a bad thing as it gives buyers the confidence to make offers. The market remains strong, especially in Islington, but there is no doubt that we are heading into a transitional phase and it may be some time before we see further significant growth.

LETTINGS NICOLA WILLIAMS, lettings manager at Knight Frank Islington, comments on the trends in the residential lettings market It has been quite apparent that the sales market across London, especially Islington, has been at a high over the last two quarters of the year, but what of lettings? Naturally, when the sales market increases, the lettings market prepares to slow down. With mortgage rates remaining at a low, a large number of our tenants have decided to step onto the property ladder, in turn reducing rental applicant numbers and increasing the levels of lettings stock. Rentals in Islington have seen a -0.4 per cent decline compared with June 2013, not only due to the sales market but also due to the amount of new stock selling to investor landlords that came to the rental market at the beginning of the year.

We all know how important selling a property is and the lifestyle reasons behind it. Many influences for selling consist of upsizing, downsizing and change of employment or circumstances. Once vendors have made the decision to sell, timeframe usually comes into the equation. Generally, when a property goes under offer, the process will take on average six to 12 weeks and that’s if the property sells first time round. At Franklyn James we have company procedures in place that ensure we get it right first time round and we have an incredibly low fall through rate of just 7 per cent, compared to the national average of 30 per cent. There is no secret to what we do here at Franklyn James however, we like to ensure that all buyers are pre-qualified prior to viewing so that both ourselves and the vendors have peace of mind in the knowledge that the buyers at offer stage are in a position to proceed without any discrepancies. Once a sale has been agreed, we put a strict timeframe in place to ensure that the sale is continually moving forward. Of course, sales may come to a halt due to personal circumstances which cannot be avoided, but to lose a sale due to the timeframe not being met by the seller and buyer is the duty of your selling agent as well as your solicitor. Joseph Solomons, senior sales negotiator at Franklyn James’ Westferry Road office, comments: “A lot of my applicants are chain-free buyers with large deposits, so that reduces the fall through rate as they do not have to rely on other people in the chain. We are very clear with our purchasers from the outset to ensure that they are aware of the timeframes and what is required to make sure the sale goes through and as smoothly as possible. “We deal with all spectrums of the property market in the area from ex-local properties starting below stamp duty all the way up to million pound penthouses. Franklyn James have all aspects of the market covered and can assist in achieving the best possible price for your property.”
It was reported in June that new seller asking prices were at a virtual standstill, up by just 0.1 per cent from the previous month. This is due to a combination of factors, but a 20 per cent surge in new instructions will most certainly have had a controlling impact. This news will be warmly received by the Bank of England who have been looking at ways to restrict the recent boom in house prices. Frankly, the market was performing at an unsustainable pace. There are a finite amount of committed, motivated buyers and this supply has been slowly dwindling over the last few months. Add in the increase in available property and the tighter lending criteria of the Mortgage Market Review, and the net result will be invariably some loss of momentum. The London market is still very bullish and will continue to be so, but just not in the same overloaded capacity of the last 18 months where demand had hugely outstripped supply. The cooling of the market is by no means a bad thing. In real terms, equilibrium is a far better platform for most involved in the housing market. Would-be sellers would clearly disagree with that comment unless of course they are just moving further up the housing ladder. It is important to note that the housing market is historically seasonal and the summer months usually see a slight decrease in buyer demand. So maybe this is more seasonality than a market trend. Only time will tell.
