“‘Summer afternoon’; to me those have always been the two most beautiful words in the English language” – Henry James “I think nourishing yourself is incredibly important,” says designer (and interviewee) Amanda Wakeley in this issue. The businesswoman has spent 26 years overseeing her fashion empire, and spoke to Charlotte Phillips ahead of partnering with Canary Wharf wedding boutique Les Trois Soeurs. Wakeley has launched a new bridal collection for this season, which is stocked in store, and you can read all about her career and lifestyle ambitions on page 18. Summer does seem to remind us that health and fitness is a worthy priority, and with this in mind we turned to model and entrepreneur Andrew Cooper (who you’ll recognise from Dunhill billboards and that Diet Coke ad) to discover exactly how he stays in shape (tip: there are six gym sessions, and a Juiceman drinks empire in the works). It’s up to you whether you choose to adopt his fitness regime, or simply make a cacao (that’s chocolate-tasting) smoothie... (p. 58). Whether it’s conquering stress, boosting fertility or losing weight, new research highlights the importance of eating to balance your hormones. However, of all the weird and wonderful well-being advice we heard while producing this month’s magazine, the idea that traders are having hypnotherapy to become more rational really caught our attention. I
f you’re married, friends with someone who’s married, or just dreaming of getting married, chances are you’ve heard of fashion designer Amanda Wakeley, whose eponymous brand is often uttered in the same breath as Vera Wang, Monique Lhuillier, et al. In person, Wakeley is very pretty, very younglooking for her 53 years, and very blonde. She’s dressed head to toe in black: trousers, sleeveless top and leather jacket. It’s practically her uniform, she tells me. “I wear a lot of black. It’s always easy – black goes with black goes with black.” She points to her bright, almost white blonde, mane of hair. “I’ve got a lot of colour up here and I love working with colour and seeing people in colour, but for me black works best, it feels right.” We’re at the launch for her new 2017 bridal collection in collaboration with Canary Wharf’s bridal boutique Les Trois Soeurs. They stock a range of designers, but this is the first time Wakeley has unveiled a new collection with them. “I’m a big fan of what Les Trois Soeurs does and it just felt like a great opportunity,” Wakeley says. “Les Trois Soeurs makes life so easy for modern brides who are multi-talented and busy. Being based in the financial centre of London means women can just nip down for a quick fitting during the day – it’s a brilliant concept.” She goes on, “Really, that’s what luxury is: bringing it to the customer and making it convenient for them.” As you can imagine, the dresses in the collection are jaw-droppingly classy and timeless. Longevity is important to Wakeley. “I always say, ‘think of your photos in ten years’. You want the dress to be on-trend, but timeless enough that the look lasts.” She goes on, “The Amanda Wakeley bride is effortless, empowering and chic. I want a woman to just feel completely good in what she’s wearing, but it’s not about screaming or shouting anything.” Basically: the bride wears the dress, rather than the dress wearing the bride. The 2017 look is romantic, with ivory silk often cut on the bias, and finished with hand-stitched beaded embellishment and a flowing, romantic train. “I love the fragility of silk tulle, but not a

meringue look,” says Wakeley. When she chooses to add volume to a skirt, it’s with structure and cut. Wakeley started off designing eveningwear: regal, flowing dresses in chiffons and silks in rich jewel tones, worn by the likes of the Duchess of Cambridge. Moving into bridal wear was a natural progression, Wakeley says. “We were known for red carpet and cocktail wear, and bridal was a wonderful evolution of that, because you just reinvent an evening dress in ivory and add a train, and that’s a beautiful wedding dress.” Now, Amanda Wakeley is a holistic brand, with ever-appropriate pieces for work and weekend. “We have really evolved the collection to be a complete lifestyle offering. What are you wearing on the school run? What are you wearing to work? What are you wearing to run through the airport? It’s the whole thing – including lots of cashmeres, easy leather and suede pieces and beautiful handbags.” A new bag collection this autumn will make it even more accessible. While Amanda Wakeley is a global brand, Wakeley is proud of its British heritage. “I love the fact that there’s so many personalities in British fashion, with their own handwriting and own distinct style. I’m really proud to be part of British fashion – it’s wonderfully diverse.” Britain aside, Wakeley has a glowing tan which I suspect isn’t from London and may be year round. Her love of travel – a source of inspiration and a luxury – implies I’m correct. “We love to ski. I love to be in the mountains in winter and sailing on the sea during the summer.” As for other luxuries: “I think a beautiful handbag is always lovely. It’s an heirloom – that’s how you justify it, isn’t it? Plus cashmere in all of its incarnations, whether it’s beautiful blankets all the way through to wonderful sweaters and tops. And of course, I have to say I always come back to a great leather jacket.” Food is also important, but it’s the un-fussy, quality foods Wakeley goes for. “I love really good, simple food. I think nourishing yourself is incredibly important and so I’m aware of what I

eat, but I’m not paranoid about it.” The healthy mindset complements Wakeley’s attitude to fitness. “I train three times a week with a personal trainer doing a combination of ballet and Pilates. It’s dynamic movement and I love it. No two sessions are ever the same and it feels very right to be working with my own body weight rather than throwing weights around in a gym.” It’s hard to imagine Wakeley not being a designer – she’s so perfectly suited to it. But if she wasn’t making statement dresses for women worldwide – what would be her vocation? “I would love to be a photographer. I have so much respect for photographers because it’s an incredibly complex thing. It’s very visual and creative and now, more than ever, it’s about image creation and how that gets put together.” Wakeley’s love of photography and aesthetics – home, in Chelsea, has a “minimalist luxury” décor – is apparent in the recent bridal campaign for Les Trois Soeurs, which is bright and vibrant, contrasting beautiful, luxe gowns with nature at its finest. Shot in Mexico against a jungle backdrop with a structured staircase, it’s both surreal and ethereally striking. “We do a lot of our photoshoots on location,” Wakeley says, “and we work with a lot of women doing a destination wedding, which I always take into account when designing.” I start playing every girl’s favourite game: pick-your-dream-wedding-dress. I look at the impossibly tall models wearing the 2017 collection. Would I opt for the one with silver beaded embellishment to the waist? Or the one with draped chains in place of material at the back? Or perhaps the ever-sophisticated, flowing slip-like dress with a train that seems to float along behind the wearer? Metamorphosis Brazilian jewellery is defined by its bold, playful and unashamed use of colour and this has very much been reflected in native jeweller Fernando Jorge’s new collection: Bloom. First showcased at this year’s Paris Couture Week as six one-of-a-kind pieces, the collection has since expanded into 15 new styles for autumn 2016. The Morpho ring takes its inspiration from the eponymous butterfly native to the Amazon rainforest and incorporates cabochon Paraiba tourmalines with Australian chrysoprase. Full Plume Bulgari has always remained faithful to its Italian heritage and its new high jewellery collection is arguably its most elaborate tribute to date. Aptly named Magnificent Inspirations, it has been divided into three lines – Mediterranean Eden, Roman Heritage and Italian Extravaganza – each of which has been designed by the brand’s creative director, Lucia Silvestri. sewing machines Last year, with the help of Swiss embroidery specialists Bischoff, Hublot encased silk needlework within carbon fibre for the first time to produce the Big Bang Broderie. The timepiece won Best Ladies Watch at Geneva’s annual Grand Prix de l’Horlogerie, the most prestigious awards ceremony in watchmaking. OLIVIA SHARPE meets Brazilian jeweller Ara Vartanian, who is bringing his native country’s vibrancy to London in the Rio Olympics year
A
designer does not necessarily have to emulate his own designs, but in the case of Ara Vartanian and his one-of-a-kind jewellery pieces, you can clearly see the correlation between creator and creation. Brazil is a hotbed for jewellery talent (65 per cent of the world’s gemstone supply originates from here). Normally based in São Paolo, the Brazilian jeweller has been travelling to and from the UK as he prepares to open his first flagship store in London. Vartanian also has a strong presence in the US (with stockists in LA and New York), but in a recent The New York Times interview, he implied his choice of London as the location for his next store was serendipitous. “The wind blew and the sails pointed in that direction,” he said. In this air of casual but determined breeziness, Vartanian sails into breakfast for our interview. Simply dressed in a black T-shirt, jeans and leather jacket, the jeweller projects the same confidence as his celebrated jewels. Although his outer appearance lacks the same vibrancy as his colour-rich pieces (a nod to his native Brazil), his innate passion for jewellery materialises when he begins discussing his work. “I am very much involved with everything that’s to do with the brand,” he states, emphatically. “After all, it carries my name so I’m the person designing all of the
pieces and buying the stones.” Vartanian is known for his daring designs, pioneering innovative techniques like the inverted diamond and two and three-finger rings. Playing with such precious gemstones, five years ago he set himself the challenge of creating a ring for multiple fingers – a trend that has since catapulted into the mainstream. “Just a few weeks after designing the double finger ring, I decided to go one step further and create a three-finger version with an 11-carat yellow diamond,” he explains. “It takes someone quite daring to buy and wear such a piece, so it’s a great feeling being able to offer something to those willing to look outside of the box.” Naturally, Vartanian’s designs have attracted a wealth of assertive women to wear them, notably Kate Moss, who is partially responsible for his brand’s growing international presence. The jeweller first met the British supermodel at his São Paulo atelier almost five years ago. “She [Kate] came by my store and later her team called me and told me that she wanted to commission me to design a tanzanite ring. So I invited her to my showroom and she was very impressed. Since then we have developed a nice family friendship.” This “family” relationship refers

to himself, Moss and Fran Cutler (leader of the legendary 1990s Primrose Hill partying set). Vartanian credits both women for having convinced him to lay down roots in London. “It was around the same time when I was considering bringing my brand into another country that both of them were pushing me to come to London. So I took a few trips here and Kate held a few events for me and that was it.” So why is London such a perfect fit for the brand? “It has got this side to it. There is a lot of respect for the past. I think that consumers here like that one-of-a-kind aspect and have a great deal of respect for the artisan. It’s also at the top of the pyramid in terms of design.” The jeweller tells me how the overall design of his atelier will be modelled on his existing boutique in Brazil. With its earthy tones and sharp, geometric lines, it has a distinctly masculine feel. “It is masculine and my jewellery is masculine for the simple reason: it has been designed by a man. I have a very strong hand. If I tried to match the person’s sense of style with my jewellery, it wouldn’t work.” Vartanian prides himself on his ability to tap into what jewellery women want, but, he says, he has never compromised his own vision, and expects customers to come to him. Penélope Cruz was recently photographed at a film screening wearing the jeweller’s hook earrings. Considering the Oscar-winning actress had previously sported Chopard to events, it was quite a turn-up for the books, but Vartanian is happy when he sees any woman wearing his pieces. “For me, the ideal situation is someone who tried it and actually bought it. I create jewellery for women who understand my pieces.” One person who didn’t initially understand his vision was his father, Nerces. Vartanian is descended from a line of jewellers and his brother Jack has also taken up the familial tradition. After graduating in economics from Boston University, he fancied himself a banker (inspired by Charlie Sheen and Michael Douglas in Wall Street, he tells me) and worked as a trader at NASDAQ in New York. However, he soon realised that he didn’t quite have Gordon Gekko’s business acumen. “I left after three

years because I was terrible at it and lost a lot of money,” he laughs. He began buying stones for his family’s business, but in 2005 he sold his car and set up on his own. “It was when I started turning diamonds upside down that my relationship with my father soured,” he laughs. “That’s when he said, ‘son you’re crazy’ so I said, ‘Dad, I better give you a hug and say goodbye.’” While Vartanian loves the “freedom of creating”, he does not play with convention for the sake of it. There’s method in his madnesss. Pieces balance size and proportion and he predominantly sticks to traditional processes, sketching each design before it is handmade. The design journey always begins with the stone – the more challenging the better. “I have no favourite stones, expect perhaps the more difficult ones. Unusual cuts that I’m never going to come across again. I like to buy stones so that when I eventually have to give them up, it gives me pain.” Judging by his response, Vartanian’s love of large stones is not simply male egotism at work, but a genuine emotional attachment. Pairing timeless gemstones with modern materials gives his high jewellery pieces a contemporary, wearable finish. “I think even if you’ve got a 13-carat diamond, if you design it in the right way people can wear it without it attracting too much attention,” he argues. “I don’t want someone to buy one of my pieces and it ends up sitting in a drawer. The philosophy of my generation is that if you work hard for your money, you want something that you can show off.” That said, the jeweller prefers to remain under the radar, believing this to be the secret to his success. “I’ll never think that I stand out. I try to be very careful with this because when you start thinking you stand out, you soon find you don’t. I just like to think I’m a guy doing the best he can. I don’t really plan things. I try to go where the wind’s blowing.” aravartanian.com

hen Miranda Kerr donned the 2016 Swarovski range of sunglasses for its campaign shots, she was quoted as saying they were perfect for days when she didn’t want to wear make-up. Given that Kerr is one of the world’s most famous models, the irony isn’t lost on us. However, nor is the desire to own the frames, which naturally have touches of sparkle adorning the temples. As she launches a new campaign entitled Be Who You Are, encouraging women to celebrate their own unique beauty, Bobbi Brown shares the inspirations and challenges behind the eponymous brand’s success WORDS: gabrielle lane
W
hen it comes to interviewing Bobbi Brown, the make-up artist behind the brand, what’s as revealing as the tips she gives us, and the anecdotes she shares, is the questions she won’t answer. In the past, we’ve been told she’s not big on talking about contouring – preferring to highlight features than conceal women’s faces under layers of product. Then there’s the small matter of anti-ageing injectibles; it’s fair to say that’s not in the Bobbi Brown ethos either. For her, women look best “when they look like themselves. Make-up can help women achieve a little ‘boost’ for looking and feeling good.” Brown grew up watching the women in her family apply their own. Her mother was one for adding “white eye shadow and false lashes in her blue gilded bathroom;” her grandmother, a woman who “used lipstick as blush and always finished with a splash of rose perfume.” It was when Brown was struggling to decide what she wanted to do as a career, that the former gave her the invaluable advice: “Forget about what
you want to do with your life – pretend it’s your birthday and you can do anything you want.” Deciding that she wanted to spend the day playing with make-up in a Chicago department store, she later enrolled on a theatrical make-up course that led her to New York. “It was the 1980s and the look of the moment was loud, garish and overdone... I soon became frustrated at the lack of flattering lipsticks on the market,” explains Brown. By 1991, a chance meeting with a chemist at a photo shoot had inspired a chain of events that saw her own range of ten lip colours stocked in the city’s department store Bergdorf Goodman. And to this day she believes the brand represents “a realistic approach to beauty”. This year, to mark more than 25 years in business, Bobbi Brown is launching the Be Who You Are campaign, celebrating the individuality of women. Mothers, teachers, writers, models and activists, ranging in age from13 to 83, were cast for photo shoots and took part in 500 before-and-after shots to show their unique looks, and the versatility of the product range, that now includes everything from foundation sticks to her selfconfessed obsession, pink blusher. “It’s an instant pick-me-up; it gives Photography: Tomas De La Fuente

the face a healthy, refreshed look,” she says. Some of the more adventurous products in the collection have been directly shaped by Brown’s experiences. The Long-Wear Gel Eyeliner – a bestseller – was created when she forgot her own eyeliner pencil and opted to apply a line of mascara with a cotton bud: the results lasted for hours. The Bobbi Brown shimmer brick, a highlighter and bronzer in one, was similarly based upon Brown’s tendency to dust a pearlescent eyeshadow over cheeks to give runway models a glow. It’s the “relaxed” and “bronze” look that the make-up artist loves for summer, telling me the key to making bronzer look natural is using a big, fluffy brush that gives a seamless effect. “I also recommend using pearlescent brown or beige shades on eyes for an effortless shimmer, such as eye palettes from my Beach Nudes collection.” Notice your make-up sliding off in the heat? That’s to do with texture and formulation. “Switch to lightweight formulas like tinted moisturisers, that stay put and don’t go streaky,” says Brown. “If you’re still noticing that your make-up is running, then your skincare or sunscreen may be the culprit. Creamy, emollient-rich formulas can leave a slippery film on your face that makes it hard for makeup to adhere to skin. Switch to a lightweight, ‘less emollient’ lotion or gel formula.” At the moment, Brown’s focus is on developing skincare with immediate and long-term benefits. But that’s not her biggest challenge. She pauses: “In the beginning, it was a challenge to manage the business and start a family at the same time. Over time, I’ve learned to find time to do it all – run a company, raise three kids and lead a happy marriage. If you know what’s most important to you, you will always make the right decisions. It’s not always easy but I’ve been strict on prioritising what’s most important to me. itness thirst Looking and feeling good is now an unashamedly unisex pursuit. Here, British male model Andrew Cooper talks fitness, food and building a juice empire WORDS: alice parks
Y
ou’re named the body of Diet Coke – the shirtless stud that wields a lawnmower in the 2013 campaign for the drinks brand – what do you do? First things first, male model Andrew Cooper (who Canary Wharfers might also recognise as the face of Dunhill) hit the gym, tasked with gaining 4kg of muscle weight in four weeks, by what he calls ‘Olympian lifting’. More on which later. What’s more surprising is what he did with his pay afterwards. “Ironically, Juiceman was started with that cheque,” says Cooper, who is in the midst of expanding a range of pressed fruit and vegetable juice cleanses of that name. “I set up the test kitchen and factory with it.” In the spring, Cooper partnered with Penguin Books to release an accompanying recipe book full of nutrition tips and smoothie concoctions given names like Liquid Gold (apple, golden beets, sweet potato, carrot, turmeric, ginger and lemon) that quickly became a best-seller, and he can be considered part of a troop of supertoned personalities capitalising on the wellness industry, which is worth an estimated $3.4trillion (£2.6million) across a global span of fitness, food, travel and mindfulness, according to Reuters. Make no mistake, modelling can be lucrative. “There are some male models who can earn anything from £250,000 to £1m per year,” he

tells me. “It’s no way on a par with women’s top earnings, but typically a guy’s career will last longer.” But fitness is both a passion and pay cheque. “I think the whole celebrity and social media fame pool has diversified the industry so people are working for exposure as much as money.” Vowing he “love[s] to be working in spaces that... deliver goodness,” here he shares an insight into into his health and fitness regime and new ventures: if you want to replicate his form, be prepared for some serious effort. We’ve seen wellness personalities become hugely popular. Is Juiceman the first part of your empire? It’s something I’m passionate about alongside health and fitness, so hopefully all the other plans will evolve around it. I’m working on a chain of Juiceman cafes for 2017 and we are launching a commercial range of juices, smoothies and shots in September across the UK and Europe. What’s your favourite summer juice? My favourite summer juice is watermelon, lime and ginger. Its also a brilliant cocktail mixer – I like to use whatever is seasonal. What do you eat in a typical day? I like to start with solid foods and end on a salad, smoothie or soup. I will probably have five meals between 7am and 4pm.

Are you a protein powder fan? I am, I think our daily diet needs more protein and fats, especially if you’re working long hours and are active. I think protein has great benefits for everyone and would advise anyone who is doing high intensity training to have a protein shake post-workout. I even have my daughter drinking a natural recovery shake after she does an hour of tennis training, as her body needs fuel and rest. Do you think there’s as much pressure on male models to look good, as there is for female models? I think male models, or at least the guys I have known, usually fall into the business for who they are so they are in the shape they need to be. It’s important to be professional and that will be the difference between someone having a good career or a short one. Have you ever felt the pressure? Not really but I’m fully aware that modelling is a career that you can’t drive as it’s all about appearance and the fit. I’ve never taken it too seriously in terms of if I get booked. Is there any rivalry between you and [fellow male model] David Gandy? No not at all. I have known David since he started and he has achieved a lot in the industry. I am a very different guy in terms of look and interests so we don’t really compete for work or tread on each other’s toes. What does your fitness routine consist of? Typically I like to train at least five or six days a week but vary it across cardio and specific bodypart training. I tend to get bored of routine so I try to keep it interesting by mixing it up. You work a lot with Dunhill – what do you love about the brand? I love the way Dunhill seems timeless, classic and British. Bizarrely we had a big old juicer when I was 14 that I was always fascinated with. But it was a hard to use and didn’t really work well. I have been into healthy eating and a functional
diet ever since I started working in the USA as I was struggling to keep fit and healthy with all the travelling. When you’re doing two long-haul flights every week it’s tough on your body and immune system. The whole cold pressed juice buzz hit the States in 2011 and I was hooked on the fact that you could buy the best juice possible in bottles without having to do the work. t’s no news that Roka serves up some of the finest Japanese food in London. Its yellowtail tuna with yuzu and truffle oil flies out of the door, chef Hamish Brown tells us, and despite fish being a highlight, there’s plenty for meat lovers on the menu. Now, Roka is teaching the fine art of pairing food with complementary wines, an experience which novices and aficionados alike will find enlightening. We went along to a session on Canary Wharf’s Roka terrace, to enjoy a fivecourse tasting menu paired with – wait for it – Spanish wines; an interesting and delicious combination. When it comes to bringing out the flavour of food, we learn it’s more complex than simply, “red or white?” Contrary to popular belief, whites shouldn’t always be served cool – a chill can kill the taste of the grapes in a less crisp wine – so ten to 13 degrees is optimal. We hear that red wine is excellent at cutting through fat, and a deep, almost smoky red with our dark chocolate ‘pre-dessert’ (which should give an indication of how decadent this experience is) made for a sumptuous pairing. A map pinpointing where our wines came from, along with images of the exact vineyards, really brought the experience to life, along with sharing a long table with a friendly mix of fellow guests. ’ll be honest, when we initially planned to review Chai Ki for the August issue of Canary Wharf magazine, I had reservations about whether the richness of Indian food was the right fit for sunny days. Of course, I was completely wrong. Exactly what you need for times when there’s a rare glimpse of warmer weather is a tropical lychee Bellini, a crisp glass of Chardonnay and a selection of colourful, spicy and exotic dishes. Everyone else in Canary Wharf clearly had the same idea. When my friend and I visited on a Thursday evening, the restaurant had a lively buzz about it and the bright orange curries, flashes of coriander and spinach and pretty salads and shellfish platters caught our eyes before we ordered. Of course, what you first notice is the smell of the spices drifting through the air, creating a paradox in which you’ll get progressively hungrier as you eat. The fact that you can mix and match dishes, trying small plates (London is clearly still in the grip of a small plate
obsession) only means that you can spend hours here and still feel like you want to come back the next night and eat some more. The main menu consists of chargrilled meats, yoghurty, refreshing dips and unctuous, typically ochre-coloured sauces, alongside rice dishes and nutritious helpings of aubergine and spinach. We started with the Goan prawns which are served with a cool, minty coconut rice blend to balance the kick of the marinade. We also ordered the chicken pear chaat, which pairs chicken cooked in tandoori style, with mint and a mango thyme dressing – it’s more-ish and ideal
for those who prefer milder dishes. For the main, we’d heard about the butter chicken dish, which looked golden and tempting when served to

The lamb was soft and succulent (the dish is served bone-in for flavour) in a sauce made with Kashmiri and green chillies and saffron. We were initially surprised to find it so light: The dish starts with a gentle warmth to it but gradually the heat builds – it’s sophisticated and means you can enjoy a plateful rather than being overwhelmed by it. It’s testament to the skill of the chef. In terms of desserts, you’ll find no unusual concoctions here – just flair for cheesecakes made with creamed butterscotch and chocolate, indulgent favourites to finish off a restaurant experience that is artistic and contemporary – and yes – summery. Hormones: we all have them. We throw the word around to explain mood swings and irritability, but most of us don’t really know what they are, let alone how much we can control them naturally. Read on for a new approach to healthy eating WORDS: charlotte phillips
F
irst a science lesson recap: hormones are chemical messengers. They’re created in the endocrine glands, and send a series of messages controlling everything in our body, from hunger, sleep and sex drive to blood sugar levels and fertility. We all have the same hormones but our levels of each hormone differ from one another, due to genetics – while you can inherit the ability to make lots of oestrogen, one can’t simply inherit lots of oestrogen in bulk. Tellingly, hormone levels are also affected by lifestyle factors, like diet, stress and sleep, says Dr Jane Leonard, a specialist in bio-identical hormones. When hormonal levels are correctly balanced, they help the body operate optimally, but small shifts and changes can have serious repercussions – think low energy, weight gain, depression and disrupted sleep. Hormone levels are constantly in flux, and can often be lowered or boosted. However, some experts believe that relying on medication to do so can cause other problems in the body and masks symptoms, rather than fixing a root cause. One way to address hormonal imbalance may be from within, through eating certain foods. In modern diets, much of our food is processed or packaged. “A lack of nutrients and vitamins in women’s diets can cause imbalances,” says Esther Fieldgrass, founder of EF Medispa. Canary Wharf’s CPRESS nutritionist, Miriam Gubovic, agrees. “Nutrition can help maintain or balance the hormones and it can just as well disrupt them. With hormones out of whack due to consumption of processed foods microwaved and served in harmful plastics; hormone-loaded dairy and meat products and foods full of sugar, one can easily feel sluggish, moody, tired and unproductive,” she says. Aside from simply eating a diet rich in plant-based foods, there are specific nutrients that may help balance different hormones and therefore assist in treating a variety of symptoms.
Eat to…combat stress When it comes to hormones, stress levels are highly influential. When the body is under stress, that fight-or-flight response becomes a priority. DHEA – the precursor hormone, or starting point for producing all hormones as needed in the body – naturally goes to the adrenal glands to produce the ‘stress hormone’ (cortisol), and there isn’t enough DHEA circulating to help produce the ‘good’ hormones, like those needed for sleep (melatonin) and sex drive (testosterone and oestrogen.) Also, producing cortisol through stress has an adverse effect on other biological processes. “High cortisol levels chronically raise blood sugar, which creates a state of insulin resistance and has a potential to promote Type 2 diabetes and storage of fat. A high levels of cortisol is also associated with visceral fat around the abdominal area, and stimulates appetite and cravings, causing overeating,” says Daniel Nunes, personal trainer at Canary Wharf gym Third Space. He goes on, “Cortisol can affect the optimal production of sex hormones as they are produced in the same gland.” What’s more, “Long-term stress and elevated cortisol can be linked to insomnia, thyroid disorders, dementia, depression and other conditions.” Oh dear. But fear not: nutrition can play a significant role in preventing excess cortisol production. One idea is to look to the diet of those in the Mediterranean. “Evidence suggests that adherence to a Mediterranean diet, with a high intake of monounsaturated fats (avocado, olive oil, nuts) seems to positively modulate the HPA axis and cortisol regulation and induce lower abdominal fat distribution,” Nunes says. Inflammation can also cause elevated cortisol levels, so he goes on to suggest “eliminating transfats and keeping saturated fats, caffeine and alcohol to a minimum.”

Eat to boost… fertility “Eating to boost fertility is difficult,“ says Gubovic of CPRESS. “It’s very personalised. In some cases, increasing the intake of iron is sufficient, but some cases might be due to borderline infertility. The best thing is to ask a medical professional to check for any hormonal imbalances and nutrient deficiencies and then consult a nutritionist. And this goes for both men and women.” Fieldgrass at EF Medispa says it might be helpful to eat plenty of folates and B vitamins. She suggests freshly cooked vegetables, “like spinach, broccoli, fresh asparagus, legumes, cooked lentils, and green juices with wheatgrass and white beans, which are rich in calcium and potassium as well as folates.” Nuts are also a good source of nutrients, “especially almonds and brazil nuts, but avoid peanuts.” Fieldgrass goes on. “Natural yogurt is ideal friendly gut bacteria. Acidic forming foods should be avoided, such as processed foods, alcohol, sugar, raw uncooked foods and spicy and high-fat food.”

Testosterone affects sex drive and energy levels. “When it comes to boosting sex drive, we need to look into ingredients that are more powerful than your average meal,” says Gubovic. “Add herbs and spices such as ginseng and turmeric, that have been used in Eastern medicines for decades.” She goes on, “What we put on our plates is important, but so is what we don’t. Processed foods where the original state was heavily altered can leave us feeling lazy, tired, sluggish and, let’s be honest, unattractive,” Gubovic finishes. “Seafood like prawns and good fats such as nuts, avocados and coconut oil, enable DHEA to boost testosterone as necessary,” says Dr Jane Leonard. “Again, reducing cortisol produced through stress enables DHEA to produce more testosterone.”
Good news: hormones can make us happy. Oxytocin is the ‘love’ hormone which increases when we hug a loved one, and serotonin is the ‘happy’ hormone that helps stave off depression. Good quality proteins, healthy fats and leafy greens are key for boosting these ‘happy’ hormones, and unsurprisingly, sugar, refined foods, and the hormonal irritants caffeine and alcohol, should be consumed in minimal quantities.

Eat to boost… sleep. “Foods high in magnesium, which is a natural relaxant, will help one to get a good night’s sleep,” says Gubovic. “The best thing you can do for yourself is to incorporate dark leafy greens, nuts and seeds into your diet. They all have plenty of this nutrient.” The magnesium boosts DHEA levels, meaning there is more of the precursor hormone required to produce melatonin, necessary for sleep. Melatonin levels change throughout the day, increasing after dark to trigger sleep. And Gubovic has one idea that may prove popular: “You could try a piece of very dark (85 per cent and above) chocolate as a dessert after dinner!”
Eat to… lose weight. Magnesium also balances the thyroid hormone, says Dr Leonard, which plays a part in weight loss. Magnesium helps reduce cortisol levels, and cortisol can cause adrenal fatigue and inflammation, which hinders weight loss. Additionally, one reason why women find it difficult to manage weight is polycystic ovarian syndrome (PCOS), which affects sensitivity to the hormone insulin. Refined carbohydrates and simple sugars spike insulin levels, causing food to be stored as fat, so avoiding these foods is beneficial. A diet with a low glycaemic load, whereby energy is released slowly, and won’t cause blood sugar spikes, including fish, chicken, nuts, green vegetables, quinoa and eggs, is useful, and PCOS can be managed with weight loss.

finally... It’s important to bear in mind that while hormonal regulation through nutrition is important, it’s not a silver bullet. Dr Harvinder Chahal, consultant at Bupa, says that while “Extremes in nutrition can alter the collection of glands that produce hormones regulating metabolism and growth (known as the endocrine system),” it is also true that there’s a lack of clear evidence. “There have been many studies looking at how restoring the hormonal levels of older people back to those found in the young, may reduce the effects of ageing. However, currently it’s unclear whether treatment of many of these age-related hormonal changes is ultimately beneficial. So far research has not found the ‘magic pill’ to reverse the process.” Given the overwhelmingly negative impact of cortisol produced through stress, you could consider adding low-intensity exercise to combat stress levels. (High Intensity Interval Training is stressful for the body, say both Nunes and Leonard). 175g strong flour 20g whole milk ● 2 large eggs (approximately 85g) ● 20g caster sugar ● 4g salt ● 4g dried active yeast ● 53g unsalted butter – softened ● 10g dark chocolate – shaved ● ●
Egg wash 1 egg & a pinch of salt

Method 1. Cut the butter into small pieces and keep to one side at room temperature 2. In a separate bowl add the flour, sugar, shaved chocolate, dried yeast & salt 3. Mix all the dry ingredients together 4. Add the milk & eggs, mix well until you have a soft, elastic dough 5. Gradually add the softened butter to the dough and mix until totally incorporated. Note that the enriched dough should be very soft 6. Cover the dough and let rest in the fridge for a minimum of 30 minutes (it may rest for up to 2 hours) 7. Once the dough has rested take it out of the fridge and divide it in 4 pieces of 90g each 8. Cut each 90g into 3 equal parts
and roll each part into a length approximately 15cm long, these will make the tressée (plaits) 9. Pinch the top of 3 tubes together & plait by starting in the middle passing the right over the left, then the left over the right until the end comes together, finish with another pinch 10. Transfer the plaits to a baking tray lined with baking paper. Preheat the oven to 30°C 11. Place the tray in the preheated oven and prove for 12 minutes 12. When the dough is proved remove the tray from the oven 13. Prepare the egg wash by mixing the egg & salt together 14. Carefully egg wash the plaits with a brush & bake for approximately 6-8 minutes at 190°C

O
man: the very name is exotic. The sultanate, set on the coast of the Arabian Peninsula, sounds like an exotic, far-away place, conjuring up images of snake-charmers, sand dunes and camel rides. Less commercialised than Dubai or Abu Dhabi, but tamer than the Far East, perhaps, the state is gaining column inches by the bucketload – and it’s easy to see why. A seven-and-a-half hour Oman Air flight from London will see you checking in to The Chedi Muscat. Chedi is best known for its glamorous chalet-style property the Andermatt in the Alps: here, it’s part of another world. The main lobby of the hotel is designed to look like a towering tent, complete with enormous sofas and low-hanging lights. Our suite is no less mind-blowing, but it is more modern, with all
of the Westernised amenities one expects from a luxury hotel: think vast bed, a widescreen TV and a separate study and lounge area. The bathroom is a highlight – a grey stone bath, larger than most hot tubs, is carved into the floor, while thick candles, intricate lanterns (a nod to traditional design) and Acqua di Parma products line the walls. Banish all ideas of a dry desert location: it’s when we stand on the balcony that we really feel we’re on holiday, as the ocean waves gently trip over each other and roll in from the Gulf. It’s a naturally beautiful setting. Oman is not flashy or brash – and it can’t be tarnished with the ‘soulless’ tag often thrown at luxury Middle Eastern desinations. Rather, it offers a rich history and big cultural draws. But first things first: no holiday is complete

without good food. The Chedi hotel group and its guests are discerning on whichever continent. Throughout our stay, we feast on a breakfast buffet that is truly a sight to behold. In the elegant dining room, tables are loaded with fruit, pastries, breads, cold meats, various cheeses and yoghurts, along with heated silver platters brimming with all the extras required for the world’s most succulent full English, should you be feeling slightly homesick. Dinners, too, come to be a highlight over the course of our stay, with delicious seafood (we particularly loved the tuna steak) and sushi on offer in the main restaurant, and indulgent treats in the beach restaurant: we opted for Swiss Gruyère and black truffle soufflé, followed by tiger prawns – more like mini lobsters, such is their meaty texture and butter-like consistency – with interludes of caviar, sorbet and Prosecco. It’s definitely decadent, so you can either relax and tell yourself you’re on holiday, or you can work it off in the fitness suite. I pop into the gym and find it to be a wellness playground complete with all the latest pieces of tech, but more a fan of the workout-free holiday, I opt to spend most of my time in the steam room,

before heading to the spa. The space is a must-see too. It spans the second floor and looks out on the beach and over a pool. It’s decked out in sleek stone, in line with the style of the soothing Asian interiors, and the treatment room is particularly exquisite, with carved wooden ceilings and a walk-through glass shower that adds a hint of modernity to the otherwise traditional space. I opt for the Ancient Balinese Massage. The treatment involves traditional Balinese techniques like palming, stretching and effleurage to improve blood flow and relieve tension – it’s sensational. The combination of scents and oils is intoxicating, and I glide back to my suite afterwards in a peaceful haze. As instructed, I let the oils work magic on my skin overnight and head to bed, feeling relaxed. One wonderful thing about Oman is that it offers a balance between relaxing and sightseeing: it would be perfect for a couple’s holiday in which one half enjoys venturing out, while the other can lie on a beach, crab-like, for hours. becoming overwhelmed in the heat of the day. A tour of Nizwa, an ancient city in northern Oman, is a breath-taking, multi-sensory experience, prompting many ‘oohs’, ‘ahs’ and Instagram uploads. The Nizwa fort is particularly famous – the largest in the Arabian Peninsula, it was built in the 17th century, and was used to defend the city. Now, no defense is necessary, but it does serve a purpose in offering stunning panoramic views of the city from its walls. We also visit the Nizwa Souk where, similar to the bazaars of Morocco, part of the fun is haggling over the silver jewellery, spices and leather goods. Randomly, we spot camels in the sandbanks in the distance, giving a true sense of place. One of the best ways to gain a sense of perspective is to head into the capital of Muscat and take a Sunset Dhow Cruise. Muscat is mountainencircled and means ‘safe anchorage’. The wooden Arabian sail boat glides effortlessly around the Oman coastline, in water as smooth as glass. As the sun sets, it’s bathed in gold and offers innumerable photo opportunities. The route itself gives a perfect view of rugged clifftops peppered with medieval forts and medieval fishing villages, while the majestic Royal Opera House was opened in 2011 and houses music and arts events. If you want to go out on the open sea, be sure to schedule a dolphin-watching expedition. It means an early morning start, but it’s worth getting up for. Sitting in the shade of the boat, we comb the waters for a hint of fin and are lucky enough to spy
two pods during our time on the water – common bottlenose dolphins flirt with the surface of the water, playfully weaving around our boat, while a huge group of spinner dolphins put on a show, leaping out of the water with stunning velocity. The Arabian Gulf is underrated for marine life, and also attracts keen divers. On days spent at the hotel, the Chedi Muscat facilities are truly sublime, and nothing is too much for the obliging staff. The 103-metre-long pool, with an infinity edge facing the ocean, is impressive and typically quiet. The resort was the brainchild of renowned designer Jean-Michel Gathy, known for his ability to bring aspects of local style into his projects. Food, too, carries both local and Westernised influences, and dishes I try include Omani soup, which arrives brimming with shellfish, and grilled Snapper fillet with a tomato burghul salad. All in all, Oman offers a uniquely magical blend of tradition, natural beauty, luxury and elegance, for those looking for a slightly alternative destination. I
f you’re yearning for a soul-searching moment, head to South Tyrol, a littleknown – but beautifully peaceful – enclave of northern Italy. With its heavenly setting – lush vineyards, verdant valleys dotted with romantic castles, and surrounding snow-capped peaks – it’s a world apart from the hubbub of urban life and an idyllically bucolic spot for those wanting some me-time. Except for one problem: before you can turn your mind to “who am I?” you may first want to find the answer to “where am I?” Perched just short of the Austrian border, between Verona and Innsbruck, South Tyrol is a mixed-up kind of place and, like many border towns across the world, boasts an intriguing fusion of culture, language and identity. While it lies geographically in Italy, it has a distinct Teutonic
air about it yet it has actually been a proudly autonomous region since 1948. Most locals speak both German and Italian – signposts are in both languages – with a stalwart minority still insisting on the mountain dialect Ladin. Food is a true indicator of the melting-pot: fancy spaghetti? Not a problem, but you’ll also find apple strudel on the same menu. You’ll spot pretty, wooden chalets with crimson blooms in window-boxes, straight out of Heidi, and you’ll also stumble across ultramodern design hotels – all glass and metal – by way of Milan. One of these is San Luis, the latest opening on the scene, tucked away in an untouched forest on the Avelengo plateau. It’s the second property owned by the Meister family (the first is Hotel Irma, found in the nearby quaint town of Merano). Described as a private retreat offering ‘primordial encounters with nature’, it’s another place for the modern pursuit that is finding yourself again. Designed by local architect Hugo Demetz, there are 22 chalets and 16 tree-houses on stilts, scattered around a pristine man-made lake. The hotel’s central clubhouse, housing the spa, inside-

out swimming pool, restaurant and small cinema, is at the heart of the resort. Inside this hub, the design ethos is one of pared-back glamour meets ‘Alpine-chic’ with a moody smoky-grey palette contrasted with rough-hewn timber surfaces (ceilings, exposed beams and tables), black industrial pendants and white linen covered sofas. Outside, majestic pines, firs and larches rise up to meet the Dolomite peaks beyond – this is an area of outstanding natural beauty, giving way to hiking in the summer and gentle skiing come winter. After a day in the mountain air, you’ll return to your private cabin. Built from speciallysourced, untreated Mondholz wood with floor-to ceiling panoramic windows, these are charmingly rustic. The open-plan layout gives a loft-style feel to the space – the living room flows into the bedroom and your bathtub is next to your bed – ideal for hopping from suds to sleep. There’s also a walk-in wardrobe, a cosy kitchen-diner and slateclad shower room. Meanwhile, oodles of cream linen textiles, marshmallow-like down bedding and a magical open fire combine to soften the interior. Simple yet stylish touches include pink-clay walls, scrubbed floorboards and storm lanterns. The highlight, however, is your own sauna cabin, accessed via the bathroom area, which looks out across the lake. On your private deck, there’s also a hot tub – perfect for soaking limbs, and starwatching after hours. Dining is courtesy of Michelin-starred chef Artuto Spiocchi’s locally-inspired menu, with many ingredients sourced from the surrounding 40-hectare protected reserve of parkland and fields, bursting with fruits, berries and rare spices. His fusion of traditional Alpine dishes with classic Mediterranean flavours means you can expect some culinary highs: wild garlic ravioli with buffalo curd cheese and cuttlefish, and asparagus risotto with onion confit, goat cheese and chives, are innovative dishes, bursting with flavour. While you can opt for the perfectly friendly, yet low-key, dining at the clubhouse, the speciality here is what they call ‘quiet luxury’. Breakfasts (think homemade breads, cakes, meats, cheese and eggs) are therefore served directly to your chalet at your chosen time. A sliding door between the living room and diner can be secured before you go to

bed, so you rise to discover your breakfast waiting for you – with none of the typical hotel fussing – a genius attention to detail. The barn-style country spa, meanwhile, is another treat. Crackling fires, relaxation rooms with steam baths and hydro-massage in the middle of a lake encourage complete zoning out. Black cement walls, chandeliers and trestle tables laden with crystal decanters add a touch of opulence. On offer are massages with essential oils, compresses with local herbs and personalised fitness sessions, which all continue the personalised yet natural focus which is the USP here. Forest walks, lake swimming and outdoor day-beds (warmed in cooler months by poolside stoves) are perfect for those looking to escape city life. As cocooning as San Luis is, South Tyrol is ripe for exploring. This is the land that gave the world its most accomplished mountaineer – Reinhold Messner. Having conquered his first summit in the Dolomites at the tender age of five, in the late 1940s, the Tyrolean boy went on to climb another 3,500 peaks during his career. In recent years, the now 72-year-old has turned his hand to creating a series of six high-altitude museums across the region – many architectural masterpieces in their own right. The newest, which opened in 2015, is the Zaha Hadid-designed MMM Corones, found on the summit plateau of Kronplatz mountain

and dedicated to the discipline of mountaineering. The largest museum, MMM Firmian, meanwhile, close to the town of Bolzano, has been carved out of a 10th century castle. Packed with mountaineering equipment, photography, art and an eclectic collection of Eastern artefacts picked up during his years conquering the Himalayas, it’s an eccentric experience. It is also not for the fainthearted, with it featuring a number of hair-raising elevated paths, steep stairs and vertigo-inducing towers seemingly to test visitors’ stamina. For lesser, but no less satisfying, thrills, South Tyrol is also renowned for its culinary prowess. Boasting the highest concentration of Michelin-starred restaurants in Italy (23 across 19 restaurants), you’re spoilt for choice when it comes to fine dining. Sissi, an Art Nouveau-styled restaurant in Merano, headed up by chef Andrea Fenoglio, is a good start for innovative dishes and is a 20 minute drive from the hotel (sissi. andreafenoglio.com). From winery tours to mountain-hut trails, fairytale-like castles to picturesque bike paths, South Tyrol is packed with things to do, for those who want both an active, and relaxing, time away. A hypnotherapy service that promises to instil calm and banish emotional decisionmaking is being used by traders to fine-tune their decisions – RICHARD BROWN puts it to the test

“I
’ve had clients literally write down on paper that they want to be transformed into an ‘emotionless robot’” says hypnotist Aaron Surtees, with a surely misplaced dose of nonchalance. Sixteen years ago Surtees founded City Hypnosis, a clinic specialising in therapeutic interventions for young professionals. Having plied his trade on Harley Street, he admits the long hours and high pressures of London’s financial district meant his client base was soon populated by corporate types travelling from consultancies, hedge funds and investment banks for weekly sessions, and he moved the
business eastwards. Generally, their issues were well-known – stress, anxiety and addictive personality traits fuelled by the City’s drinking culture. But then, in 2004, came that piece of paper and a request to help traders manipulate the markets without flinching. Hypnotism involves planting positive suggestions in the client’s subconscious once they are in a relaxed state of awareness, to promote feelings and behaviours that are desired. Surtees asserts that the wording of any of these suggestions is always explicitly agreed beforehand and the outcome can be strengthened by using psychological techniques – such as repetition, visualisation and linking

positive emotions with an action like tapping the forefinger – that can then trigger those feelings in an alternative, and usually more challenging, situation. But what qualities does a young man want to share with an emotionless robot? “It was [a way of being] cold, clinical, calculating and super confident,” replies Surtees, who now directly markets hypnotherapy as an answer to emotional behaviour on the trading floor. “Some traders are losing focus and letting emotions such as greed, fear or anger get on top of clear decision-making. If you’re making rash decisions or being swayed by emotions, you’re not performing to your best ability. Traders want to trust their systems and its algorithms, and trust themselves.” Surtees insists hypnotherapy can work

for anyone, as long as the person desires change. To his credit, he says he regularly sees employees from the likes of Credit Suisse in Canary Wharf, and says he’s told that they feel ‘calmer’, ‘more confident’ and are ‘making more trades’. The cost for a session is £190 plus VAT and clients regularly attend around four 50-minute appointments over time. “People are much more open to hypnotherapy [in this era],” explains Surtees. “In the wake of the financial crisis of 2008, I’ve had bankers speak to me about stress, and the importance of holistic health. Initially there can be some scepticism, but then clients realise it’s based on a practice of suggestion and neuro-linguistic programming that’s worked for hundreds of years.” We sent one of those sceptics along to try out the City Hypnosis service.

he modern man lives in perplexing times. We are at once expected to know how to rewire the lights in the living room and fix the leak in the toilet under the stairs. At the same time, we've been emasculated to the point where it is now acceptable to chase Pokémon in public. We can drink protein shakes at our desks, take selfies in the gym, even ask other men where they get their hair cut. We promote pseudoscientific self-help tomes to the top of book charts. We propel meditation apps to the top of Apple's App Store. I bought a magazine once, upon the promise that I could get ARNOLD SCHWARZENEGGER ARMS IN JUST THREE DAYS!!! I'm still waiting for the gains. Still, for all of that, to most of us possessing a Y chromosome, the thought of letting someone extricate our deepest-hidden anxieties while reclined in a chair, eyes closed, our minds vulnerable to who-knowswhat level of insecurity-laden introspection, sends shivers down our recently-waxed backs. I’d rather be caught capturing Pokémon. Alas, following no insignificant amount of strong-arming by this magazine’s editor, I found myself in the basement-bunker-office of City Hypnosis, just off Chancery Lane. When entering a darkened room that’s been neutralised with whale
music and the sort of landscape shots that Microsoft Windows uses as screensavers, I’ve always thought it a good idea to employ a certain degree of cynicism. The lair of the charlatan often looks like this. Aaron Surtees didn’t take on the appearance of a charlatan. Indeed, his dulcet tone of voice suggested that he’d be perfectly up for the job at hand. He could help me with a range of miseries, he said, including anxiety and impotence. Suffering the burdens of neither of these afflictions – well, every man has the occasional off day – he offered to perform a type of meditative therapy which would render my mind clear and my body calm. During the next 40 minutes, as water trickled over stones in the headphones on my ears, Aaron’s melodious voice took me on a voyage that went deep underground, through many doors and into many rooms. To be honest, that’s about all I can remember – a lift, some doors and lots of rooms – until we were back in the metaphorical elevator in my mind and Aaron was bringing me back into the real world with a ‘5-4-3-2-1-andopen-your-eyes’. Woah. What sort of quasi-state of consciousness was that? A place just before sleep, where
you’re not fully capable of grappling the thoughts that are leapfrogging into your mind before they disappear into the darkness just as speedily. Had I been hypnotised? Apparently not. But it was a deeper state of relaxation than I can remember. Like that place a really good massage sends you to, only better. I can’t attest to Aaron's ability to rationalise decision-making, but if you’re looking for a quick-fix stressbusting session, then 50 minutes with him will straighten you out. n exhibition to coincide with the 2016 Olympics and Paralympics: Hackney-based artist Clare Newton has made photographic portraits of the many GB Paralympians whose contribution to society is hugely important on many different levels, though often unsung. Her venture passionately connects the sport to its roots in the ancient Grecian Olympics and the art of story-telling by classical masters, in order to capture the spiritual essence that makes a legend. For Canary Wharf Clare has created eight large-scale photographic panels depicting some of these extraordinary Paralympic athletes as Greek gods and goddesses: Andromeda is portrayed by Helena Lucas, the first ever Paralympic sailing gold medallist; Zeus by equestrian and multiple gold medallist Lee Pearson; and Hera by Baroness Tanni GreyThompson, one of the UK’s most successful disabled athletes.

SPLASH (South Poplar & Limehouse Action for Secure Housing), based in St Mathias Community Centre in Poplar, works with the local community. Last summer over 350 adults and children worked on an art project inspired by old trading routes that resulted in a public art display on the Glass Bridge (Poplar DLR Footbridge). The participants were from the communities of Poplar High Street, Tower Hamlets College, Canary Wharf and Crossrail – collectively known as the 4Cs. he UK’s vote to leave the EU at the end of June has inevitably had far-reaching consequences both politically and economically, many of which have led to uncertainty in the property market. The sharp fall in the value of the pound immediately following the result and the subsequent fall in the FTSE 100 and 250 made many buyers nervous; however, in the weeks that have passed since the vote was cast, green shoots have started to emerge with many buyers adopting the attitude that ‘life goes on’ as they resume their search for a new property – albeit with a little more caution than they may have exercised earlier in the year. I think it’s still too early to tell the longer term effect that the decision to leave the EU will have on the London property market and it will undoubtedly take some time for the dust to settle, however, the fundamental supply and demand dynamics of the

While I would suggest that at the time of writing it is simply

These prospective tenants are looking for high quality, well-built properties to use as ‘homes’ rather than stop-gap properties. One other point that has become evident post-Brexit is that the currency play is far more attractive than ever, meaning that London – particularly for international tenants looking to pay large sums in advance – has become more attractive than ever. The summer months in Islington are consistently the busiest of the year from single corporates, students and families all focusing on a move between July and October, already there is a lack of quality property in the prime market and these 3+ bedroom houses are in high demand.

company profile Knight Frank’s New Face This month sees change underway at Knight Frank’s Wapping branch, as local expert Lee O’Neil joins the team
L
ee O’Neil takes up his new position as head of sales at Knight Frank Wapping this month, bringing a significant 20 years of experience along with him. Having spent most of these years working within Wapping, he has detailed knowledge of its property market and has been in a position to see how things have evolved in the area over time. As such, O’Neil believes the location is one to watch right now. “If you said Wapping to people ten years ago, they had no idea where you were talking about. That’s changed a lot and it’s firmly on the map now,” he begins. With the 2012 Olympics generally having had a positive, regenerative effect on the east London housing market, O’Neil also attributes Wapping’s popularity to its improved transport links. “It was always a problem for Wapping that transport in and out was difficult, whereas now the station is really well looked after. It even has plants and hanging baskets. Growing up in London, you’re not used to seeing pretty stations, so it makes a difference and the friendly staff help add to the whole village feel.” This village feel of the area, which has somewhere between 2,500 and 3,000 homes, is noticeable when spending time out and about in Wapping, as O’Neil describes seeing an increasing number of families with young children. It’s something that’s potentially a challenge for the team. “We’re starting to see more people set up a base in Wapping and stay longer now so as agents, we’re not going to see as quick a turnaround on properties. That’s a challenge in terms of instructions. We want the stock, but it’s also a positive for the area that more people would

choose to raise a family there now.” In terms of what kinds of properties Wapping offers, it’s an area that has a mix of both modernity and heritage. “It’s probably [warehouse] buildings that draw people to the area but on the back of that, we’ve got to manage expectations on what people can and can’t get. Wapping has a healthy blend – some warehouse conversions, Edwardian buildings and the new builds.” Different tastes are well catered for, and for those selling rather than buying, O’Neil is confident the Knight Frank name is one that clients can rely on. “Knight Frank is a huge brand in Wapping and the exposure these guys can give is so valuable.” O’Neil also plans to ensure he and his team maintain a high profile in the area, not letting the seasonal nature of the business get in the way of keeping the team busy. “One thing I have always done in quieter times is have the guys go out
and do a bit of informal networking, visit the coffee shops. They invariably bump into someone they know, have a chat about the market and it keeps the brain ticking over. A lot of the housing market scaremongering is done around dinner tables and in coffee shops, and we need to get out there and tell people the good stories as well. This is ultimately a people business, and that counts for staff as well as clients.” Such a welcoming attitude is sure to keep the team motivated and drive the business to further successes in the area. “My move here was a big one, since I’ve only worked for one other company, but it was actually quite an easy decision to make. RICS have published an extensive report that suggests that house prices in the capital and South East will reduce by approximately five per cent. We think, at this point, it is difficult to make any firm assumptions as these are unchartered waters. We would think the next three to six months are likely to be difficult as we have learnt from the past that political uncertainty often results in a pause within the market until the situation stabilises. But long-term, London is one of the most desirable cities to work in and is probably one of the safest long term investments for property. The future is therefore bright.
How have people been responding? We’ve seen steady growth within the business. Recent implementation of new software such as Fixflo has improved customer service and has made the maintenance/management side of the business more fluid and responsive. It has enabled our team to make our services more personal and tailored to the needs of our clients, be it a landlord, tenant, vendor or buyer.
What attracts people to buy or rent in east London as a whole? The connectivity and transport links, especially the DLR and Jubilee line, have really transformed the area. The east London property market offers value for money in terms of sales and rental and there is still a distinct possibility of capital growth due to the large scale regeneration projects and infrastructure which will bring capital growth to the area in the long run.
What parts of the area will you strive to reach out to? Our catchment area is predominantly E16, yet we do reach out to other postcodes including E14, E15 and other parts of east London. East London is currently undergoing a regeneration with positive effect on the local communities as well as businesses. It is therefore our intention to continue operating within this area and grow with it as it evolves. Have you seen a Brexit impact and how do you think Brexit will affect the

T
hings have changed a lot for first-time buyers recently. Government schemes and mortgage requirements seem to change every week, so would-be homeowners have got to keep up, but there are more options than there used to be. The first challenge awaiting wouldbe home-owners is the deposit for the mortgage. The bigger the deposit, the better the chances of getting a great deal. The minimum required deposit is around five per cent. With an average home in E14 valued at £494,400, locals will require a deposit of at least £24,700. That’s a lot of saving up, given that average annual salaries in the region are £33,200. The Government is helping make saving easier, with the newly introduced ‘Help To Buy ISA’: save £200 and the Government will contribute £50 each time. The Government has also made it easier for first-time buyers to purchase new-build properties. With the ‘Help To Buy’ scheme, they still need a deposit of around five per cent, but then the Government lend a further 20 per cent interest free for the first five years, meaning they only need a mortgage for 75 per cent of the property price. In London the loan covers up to 40 per cent. After year five, borrowers have to pay interest at 1.75 per cent of the shared equity loan at the time they purchased the property, rising each year after that by the Retail Prices Index (RPI) plus one per cent. Sell up or pay the mortgage back and they’ll be asked to repay the Government’s share of the loan, along with a share of any increase in the home’s value. Interestingly, of the 146,500 people who took advantage of the ‘Help To Buy’ scheme between 1 April 2013 and 31 December 2015, only 29 of them were in E14. Low figures are usually down to either low house building rates or local prices being above the £600k ceiling for ‘Help To Buy’. Another option for buying a first home in E14 is Shared Ownership, which allows a would-be homeowner to part-buy and part-rent their property. Back in 2011, there were 856 shared ownership properties in E14 and given the national growth rate there should be around 1,010 now. Shared ownership isn’t available to everyone though.
Applicants must earn less than £60,000 per year (with some flexibility for London buyers) and be a first-time buyer. Once that’s all sorted out, the first-time buyer will need to look at how much their monthly repayments will be and whether they’re affordable. It’s likely that six months of bank statements will be required to check on financial behaviour and spending patterns. Any regular payments, such as loan repayments, utility bills, childcare or travel costs will also be looked at. After the credit crunch made the banking world considerably more cautious, a lender will also carry out a ‘stress test’, where they check to see if the borrower could still afford the mortgage if they were to lose their job, have children or their personal circumstances changed. Under this scheme, owners start off with buying anything from 25 per cent to 75 per cent of their home, usually with a mortgage, and paying a monthly rent to a housing association, who will usually give the occupier the chance to increase their ownership share, known as ‘staircasing’. How is the central London residential development market performing at the moment? The central London residential newbuild market has been exhibiting signs of slowing in recent months. The number of sales per quarter has eased in some markets, while demand has tempered with price impacts at the top end of the market. This is a direct result of investor and second home stamp duty changes together with the uncertainty surrounding the EU Referendum. However, demand remains strong where potential buyers see the most value and south east London has been one of the most robust markets in the capital over the past year. The area has seen sales increase as demand continues to rise, with purchasers looking towards the outer-core locations that represent better value and good transport links. Price growth of 5.6 per cent in south east London in the year to Q1 2016 is notably higher than the central London average. We are also seeing development activity skewed towards the east and south east with the number of units under construction equalling 5,180 at the end of Q4 2015 compared to 4,360 a year earlier.
