GIVING TIFFANY EASTLAND is gifted the ultimate buyers’ guide to Christmas. Five professionals share their Christmas wish lists, and offer helpful insight into the business of gift-giving

his time each year, or perhaps earlier if you’re enviably organised, we’re faced with the huge challenge of finding perfect gifts for our colleagues, clients and loved ones. If your family is anything like mine, it’s continually growing, and your task at Christmas is all the more challenging. And as beautiful as the shop windows and high streets are in December, there’s no fooling me. I know that as soon as you go toward the light, you’re entering an overwhelming world where hours are spent umming and ahhing, only to leave with what? Well, generally a headache and a bad attitude. And as hard as I try to find that perfect gift, come February I’m always left wondering whether the birthday perfume I’ve unwrapped, is in fact that exact one I gifted just a few months earlier. And I won’t deny it…I’m just as bad. This year in an attempt to avoid, awkward and embarrassing cases of re-gifting, I’ve enlisted the help of five professionals, who have saved me from a severe case of festive despair. Their gift of good advice will certainly be hard to beat, so family, I hope you’re reading. This Christmas if you’re looking for a gift that’s truly unique, with more meaning than your average hamper, Carmen Busquets, founder of Giftlab and Couturelab, says that personalisation is key. Busquets loves to engrave spiritual thoughts and meaningful messages on bespoke Aurora Lopez Mejia jewellery; while for a man, she’ll personalise cufflinks or an amulet, and for a lady, a bracelet or a pendant. Beyond that, she loves to look for unique hand-embroidered creations from skilful artisans, be it a beautiful scarf or shawl made in India, or a fantastic necklace handmade in the Philippines. And Busquets makes a good point. Why restrict ourselves to the UK? We live in a day and age, where we don’t have to be on holiday to source foreign treasures, so why not take advantage of the many global online retailers now available in the UK. Curious to hear what the expert was hoping to find under her Christmas tree, I asked for a sneak peak at her Christmas wish list. “There is a great necklace

Aside from that, with festive season in full swing, I expect she is also hoping for some spare time to sleep. As is Ian Stevens of Bespoke Impact, who is frantic come December sourcing impossible-to-find, oneoffs, that is when he’s not creating completely unique pieces, made-to-order. There’s no such thing as a ‘typical’ day for Stevens. He can find himself doing anything from spending a day researching unique gifts for one of the world’s most famous playboys, to delivering a bespoke doghouse by crane to a penthouse in London. He’s designed a crazy chandelier for a princess, edgy sculptures for a rock-star in Hawaii, and has even made a life-size sculpture of a fashion model in solid Belgian chocolate for a party at the Café Royal. He is clearly a very creative thinker, so I asked Stevens whether he’s ever struggled to find the perfect gift: “I can’t guarantee they will always approve, but I have always found original and unusual gift ideas. I arranged for my 97-year-old grandfather, who had been a top jockey, to be the founding adopter of an ex-racehorse adoption scheme at the Thoroughbred Rehabilitation Centre (TRC). He said it was the best present he had ever been given,” shared Stevens. And on the topic of unusual, Stevens’ wish list is quite out of the ordinary. A keen fossil hunter, he’s hoping to find a dinosaur egg nest with a clutch of real fossilised dino eggs in his stocking on Christmas morning: “I have one large dino egg already, but it would be great to have a whole nest and I would love to excavate one to see what is inside.” During my endeavour to discover other original gift ideas, I had to speak to Gillian Anderson Price, the owner of a beautiful vintage and antique store selling homewares, jewellery and curiosities, on Brook Street in Mayfair. “I got into the gifting business because I really like my clients and I am competitive, the gift they give has to be the best gift, the recipient has to love it above all others, regardless of value. I love it when clients come back and show me the gushing handwritten thank you letter they received for the gift I helped them select,” say owner, Gillian Anderson Price. With a store full of absolutely incredible one-off pieces just waiting for a new owner, I ask whether she ever struggles to give something up: “No. Never. If I have sourced something specific for a client, I am so pleased I can’t wait for the client to come in and

take it away, utterly delighted. I love buying, but I also love selling,” she says. This season, she will also treat herself to something special and at the top of her wishlist is a pair of circa 1910 Suffragette earrings. “Suffragettes wore jewellery in the specific colours of green (give), white (women) and violet (vote), to show their support to the cause, much in the same way we may wear a pink ribbon to support breast cancer or a red one for AIDS,” she explains. Anderson Price also has her eye on a ‘bulb light’, inspired by the kind you’d see in old nightclubs, circuses, fairgrounds and theatres. A talented Irish craftsman creates the lights made-to-order for Price and her clientele of billionaire bankers, creatives, and international celebrities. John Lewis’ Christmas buyer, Dan Cooper, has a few favourite gift ideas in store too. He said he’s a little obsessed with their home fragrances. “A brand called Millefiori have just launched a new electronic diffuser, it has a number of scents and smells amazing,” he assures me, and suggests it would make a great gift. Fortunately for Cooper’s family and friends, he
knows just what he wants: “I’m an avid gardener so I’d really like a greenhouse, but as I’m short on space, it might be a very small one, or a Kew Garden Grow Box.” A clever little gift idea from John Lewis, the Kew Garden grow box includes seeds and all you need to grow a gorgeous little garden in a window box. Like Cooper, Caroline Stanbury, founder of Gift Library, has a pretty good idea of what she’d like to find under the tree on Christmas morning: “I love everything by jewellery designer Sophie Bille Brahe at the moment, her diamond and pearl ear cuffs are to die for,” she says. Stanbury launched gift-library.com five years ago, and has since sourced some incredibly hard to find items for her loyal clientele, many of which are resorting to more classic presents: “I’ve had a number of requests for some extremely rare, first-edition books over the years, which are both interesting and exciting gifts to source,” she says. Equipped with a number of new ideas, and resources, I am feeling much more confident for the task that lies ahead…

SalonQP 2013 The good, the bad and the downright bizarre of the watch world descended on the Saatchi Gallery last month for the fifth annual SalonQP. Downstairs, industry heavyweights Jaeger-LeCoultre, Jaquet Droz and Vacheron Constantin represented the historic face of fine watchmaking, while upstairs the likes Meridian, Schofield and (debutant) Pinion highlighted the burgeoning state of British watchmaking. TAG Heuer dazzled with its impossibly innovative MikroPendulumS; Jaeger-LeCoultre had people reaching for the microscope with the world’s smallest mechanical wristwatch; but it was the Germans who impressed Canary Wharf the most. A. Lange & Söhne presented a lesson in class, Mühle Glashütte married precision engineering with functional design and MeisterSinger’s Paleograph reminded us of our love for single-hand watches. And if you’re listening, Mr Claus, we wouldn’t mind waking up to Zeitwinkel’s gloriously elegant 273° (pictured) or Schofield’s masculine, glow-in-the-dark Blacklamp Carbon, come Christmas morning either.
He’s rapped about rollies and is well-known for his predilection for APs but it’s with Hublot that Shawn Carter, aka Jay Z, has chosen to produce his own watches. Unveiled in Zurich, before being officially launched at Barneys New York last month, Shawn Carter Watches by Hublot comprises two 45mm timepieces, both on black alligator straps, one in yellow 18-karat gold (£23,300), the other in black ceramic (£12,600). Of all the motoring collaborations within the watchmaking industry, perhaps none come as authentic as that which exists between Chopard and Italian endurance race the Mille Miglia. It was while racing that Chopard’s co-president Karl-Friedrich Scheufele met Andrea Zagato, owner of the renowned Italian bodywork specialist that bears his name. Now, as Chopard celebrates 25 years as the event’s official timekeeper, the brand gives us the Mille Miglia Zagato. The watchmaker provides the mechanical self-winding ‘engine’, while Zagato helped to create the ‘bodywork’; a 42.5mm steel case with either an all-black (£5,230) or rose gold bezel (£6,390). Enjoy Porsche power without a guilty conscience in the most convincing electric/petrol hybrid yet words: matthew carter
T
here’s something spooky about this. I’m bustling along at… well let’s just say at the legal limit… in near silence. There’s a bit of wind noise and a little tyre roar but no, and I mean absolutely no, engine noise. Yet this is a Porsche Panamera, a 167 mph grand tourer with a supercharged three-litre engine under the bonnet. There are more apparent contradictions with this extraordinary machine: despite being able to rocket to 60 mph from rest in under 5.5 seconds, it returns 91.1 mpg and produces just 71 g/km of CO2 emissions. And that means it can get into London’s congestion zone for free. The key to these remarkable figures lies in the badging. If you can forgive the unpleasant Day-Glo lime highlighting, the legend on the back and sides of the car says ‘e-hybrid’. And it’s the ‘e’ bit that’s important. There’s been a hybrid version of Porsche’s fourdoor/four-seater before, but like all hybrids it was virtually useless at the job it was meant to do. A small electric motor supplemented the conventional petrol engine which, in theory, meant it could be used as an EV in town and a, er, proper car
on the open road. In reality, the electric motor and battery were too small to make much difference. In theory you could get up to around 50 mph on battery power alone, but the range was tiny. And one twitch on the throttle pedal would wake up the petrol engine and the EV element would shut down. The E-Hybrid is different. It’s a plug-in Hybrid and, as before, the battery can be recharged by the petrol engine but, importantly, this time it can also be plugged into the mains like a pure EV. There’s more good news. A bigger electric motor produces 95 hp, or more than twice the power of the previous unit and there’s a new lithium-ion battery that has more than five times the energy capacity of the nickel metal hydride battery used before. The results are astonishing. For a start, the top speed on electric power alone goes up to 84 mph and it can travel more than 20 miles in EV mode… hence those mpg and emissions figures. It really does mean you can drive across town on electric power only, producing no emissions to pollute the atmosphere, and then revert to petrol power for the rest of your journey. Best of all, on the longer part of the journey

the battery will be recharged by the petrol engine, allowing you to revert to electric power as you reach your destination. And, if you then deplete the battery completely, at journey’s end you can plug it into the grid and be assured of a fully charged battery for the following morning. Driving it couldn’t be easier. It starts in electric mode by default with the petrol engine only cutting in if there is insufficient battery charge, or harder acceleration is needed. Deactivate the E-Power button, however, and the hybrid mode kicks in to provide an operating system that automatically switches between the various drive modes to deliver the most efficient method of propulsion. Should you want the complete Porsche experience, though, simply press the Sport button. This unleashes the full 333 hp from the supercharged petrol engine which is given an added boost from the electric motor, meaning a total of 416 hp is on offer. Once you’ve got the need for neck-snapping acceleration out of your system, you can revert to E-Charge mode where the high-voltage battery is recharged as you drive along. That sounds like a lot of buttons to press and driving modes to identify, but in reality it’s an elegantly simple system. It might have taken years to perfect but it really does work. Compromises? None to speak of. As some of the hybrid paraphernalia is housed in the rear of the car, the boot is not quite as large as ‘ordinary’ Panameras and that virulent green for the badges, kick plates and even the instrument needles takes a little getting used to. But that’s about it. The E-Hybrid is perhaps the most significant newcomer in this, the second generation Panamera range. In typical Porsche fashion the visual changes that differentiate the newcomer from the original (launched in 2009) are small: new headlights and larger air intakes at the front and a new tailgate with a wider rear window. You really need the old and new side by side to spot all the differences. Somehow, though, the largely unchanged silhouette is less controversial now… even if it is still too wide to tackle back lanes or narrow side streets without extreme caution. The simple fact is that there are now so many around – it’s Porsche’s second best-selling model globally behind Cayenne – that we’ve got used to it. From behind the wheel it’s still a remarkable way to travel. Extremely comfortable for four – there are only two seats in the rear, not three – it simply eats the

miles: it’s the epitome of the Gran Turismo. The power from the supercharged V6 is smooth and plentiful and when boosted by the electric motor, progress is exceptional. But it’s the uncanny speed, silence and clean running of that electric motor that really sets the E-Hybrid apart from the rest. So at £89,000 (or to put that into perspective some £26k more than the best-selling Panamera Diesel), is it a sensible buy? That depends on your values. If you want to make a genuine contribution to lowering emissions, like the idea of not having to pay the congestion charge every time you stray into the centre of town and enjoy the sound of silence, then yes it is. There are no two ways about it; this is the most convincing hybrid I’ve driven. Yet.

To no one’s great surprise, Jaguar has turned its award-winning convertible two-seater into a coupé… and the hardtop version promises to be even better-looking. Better to drive, too, it seems. With a more rigid and lighter shell, Jaguar has been able to make the F-type Coupé even more driver-focused than the Cabrio. Although the engine line-up is likely to match the softtop’s V6 and V8 range, more extreme versions will be developed thanks to the coupé’s ability to handle more power. Jaguar bullishly says: “The F-type Coupé is the most dynamically capable, performance-focused, production Jaguar ever.”
At the time of going to press, all Jaguar had revealed was this overhead teaser shot of the new car – and it’s likely the full-length panoramic glass roof will be an extra cost option – but insiders say the finished article is very similar to the C-X16 concept car first shown at the Frankfurt Motor Show in September 2011. There’s no word on prices yet, but it is likely the Coupé will be more expensive than the Cabrio, rather than the other way around. Designer Ian Callum said: “We’ve been overwhelmed by the positive reaction to the F-type convertible, but for me the purity of creating a sports coupé is a uniquely satisfying process – and I know that both visually and dynamically, the F-type Coupé raises the bar yet again.”

Taking the McLaren 12C Spider out for a drive is a pretty awe-inspiring way to spend a Monday; and it’s made even more incredible if you manage to take it for a spin around the classic Goodwood circuit, via a few motoring milestones on the way WORDS: LIAM BIRD
D
ecisions, decisions; an about-turn at the roundabout ahead of me and I’d soon be back at the MTC, the almost science fiction-like HQ of Formula One legends McLaren. A left would take me to Brooklands, the first purpose-built motor circuit ever constructed on British soil. A right and it’s the A320 through Woking. Turning back isn’t an option. As much as I’d love to wander around the McLaren Technology Centre reading the inscriptions on the trophies and gazing at the cars, McLaren is very particular about who goes where once they’ve got past the gatehouse. And, call
me old-fashioned if you like, but as emotive as the old banking at Brooklands is, I tend to prefer my racing circuits intact and without the addition of retail parks, so a left it isn’t either. The A320 it is then. I flick the indicator stalk upwards and nose out in to Monday morning’s commuter traffic. Letting the oil, water and the snug fitting cabin of the 12 Spider warm through, I make my way through Send and on towards Farnham. “Are you looking for Mike?” asks the gardener trimming the hedges as I pull in to the cemetery on West Road. “Your car, it’s a bit of a giveaway. Mike’s over there, in the corner, by his father”.

John Michael (Mike) Hawthorn was Britain’s first world champion racing driver. Securing the title in 1958 he took it by just one point, beating someone called Stirling Moss in the process. After announcing his retirement at the end of that year’s season, in part as a result of the tragic death of his Ferrari team-mate Peter Collins, Hawthorn decided to return to Farnham to run the family garage. On 22 January 1959 he was killed when his Jaguar left the Guildford bypass and struck a tree. To this day, no-one’s quite sure what exactly happened. I pay my respects to “The Farnham Flyer” by thumbing the Spider’s starter and indulgently blipping the throttle a few times before making my way south and back out on to the A3. Quite what the onlookers think of my 8-cylinder symphony as I leave the cemetery gates I’m not certain, but I’d like to think both Hawthorns Jr and Snr would have approved. Heading for an appointment just north of Chichester, I let the 12C’s auto-box find its own way
into seventh gear before leaving the dual carriageway, circumnavigating the pretty market town of Petersfield and crossing the border into West Sussex. First, though, there’s time for a little fun. Up until the early 20s the road to South Harting doubled as a Hillclimb Circuit. So, seeing as the sun’s come out, I fold back the Spider’s roof, switch the gearbox into manual and roll its power-delivery setting round to Track. With 616 bhp at its disposal, a carbonfibre chassis and steering that was signed off by both Lewis Hamilton and Jenson Button, the 12C makes astonishingly light work of the sinuous climb. A couple of flicks of my left index finger and a flex of my right toe and in seconds the digital speedo is showing a third figure. The long straights and flowing curves that lead me past Chilgrove are devoured in what feels like a warp-speed blur. My destination is Goodwood, because the circuit links both Hawthorn and McLaren. Hawthorn made his first appearance in a racing car there, McLaren his last.

In 1959, as the world mourned the loss of one Formula One legend, it gained another. Bruce McLaren took victory in the U.S. Grand Prix at Sebring of the same year and became the then youngest man to ever win an F1 World Championship race. In June 1970 the racer-turned-constructor was tragically killed here on the Lavant Straight when the rear bodywork of the M8D he was testing came adrift at speed. The lack of aerodynamic downforce destabilised the car, causing it to spin, leave the track and hit a bunker. In the Brooklands Garden behind Goodwood’s pits and just steps away from a statue of Hawthorn, there’s a simple yet elegant memorial to the softly-spoken New Zealander whose name is as equally synonymous to motor racing as that of Tyrrell, Brabham or Ferrari. Bruce McLaren was just 32 when he died. Kindly, I’ve been granted 20 minutes on the grid so I can photograph the Spider. The temptation to take a lap of the circuit is almost too great. However, the significance of a (nearly) orange McLaren at Goodwood on a quiet day isn’t lost on me and no-matter what my ability behind the wheel I’ll never be an F1 world champion: besides, the drive down here more than demonstrated that the Spider’s limitations are way beyond mine. business digest Chinese Bank Launches First Renminbi Bond in London Government-owned bank ICBC (Industrial and Commercial Bank of China) has launched its first offshore debt sale in the UK, issuing a bond with a value £206.3 million. RBS, Standard Chartered and JP Morgan oversaw the transaction of these debt securities, which included two types of bonds: a three and five year option, each yielding 3.3 and 3.7 per cent interest respectively. The sale follows a sentiment expressed by the Chancellor George Osborne, saying that a closer financial relationship with China is necessary. Continuing its support of the next generation of Team USA, Citi has announced a £311,681 ($500,000) donation to the United States Olympic Committee to launch the Every Step of the Way programme for the Sochi 2014 Olympic and Paralympic Winter Games. EU negotiators have reached a deal that will see the European Union spending €135.5 billion in 2014. The deal cuts the overall EU spending budget by six per cent from this year and has a built-in figure of €3.9 billion to tackle soaring youth unemployment figures in the 28-nation conglomerate. It was established after a 16-hour mediation period. Critics of this new initiative, which aims to support job creation, apprenticeships and training, are sceptical, however, taking the view that the funding is inadequate and equates to just €200 per unemployed youth.

London Launches Competitive Ratings Agency Five countries are launching a new global agency as an alternative to the ‘Big Three’ agencies: Moody’s, Standard & Poor’s and Fitch Group – industry leaders who take a 95 per cent share of the global market according to Deutsche Welle. ARC Ratings released a statement saying that the agency would launch in London as a joint venture between CPR of Portugal, CARE Rating of India, GCR of South Africa, MARC of Malaysia, and Brazil’s SR Rating and will offer: “a multiperspective approach”. NEWS Creepy Crawlies welcome at Community Garden
Canary Wharf Group have teamed up with local residents, Tower Hamlet’s Clean and Green, Cyril Jackson Primary School and volunteers from Spitalfields City Farm to create a new leisure space for residents – a pleasant new community garden. The space undergoing the transformation in Bate Street had suffered from anti-social behaviour until it was cleared, with the project erecting fences, filling pot holes, repairing brick work and unveiling a ‘bug hotel’ for creepy crawlies. Once established, the local community will take ownership of the Creepy Crawlies Patch, but the Council will support the maintenance of the area with the provision of tools, plants and advice from a plant expert in the Green Team. A number of spaces in Tower Hamlets have been successfully adopted by residents who don’t have gardens and are interested in beautifying the borough.
Bengali Theatre comes to East London
From 2-24 November this year, Canary Wharf Group and Tower Hamlets Council were proud to present an entire season of Bangla drama. As the vibrant festival rolled into its eleventh year, a plethora of discussions and performances provided entertainment and stimulated cultural involvement at a variety of locations in the Tower Hamlets area. Oscar Wilde’s ‘The Importance of Being Ernest’ got a Bangla twist and ‘Unsung’ retells one of Tagore’s tales in contemporary London. One play looks at the issue of infertility while another delved into motherhood and family dynamics. An important message on the injustice to women around the world was highlighted by the Rokeya Project through dance, movement and theatre. The events promise an exhilarating celebration of local talent and a chance to engage with traditional Bengali theatre.

A
s the yen reached historic highs in the wake of the Great East Japan Earthquake in 2011 and territorial issues led to a deterioration in relations with neighbouring countries that put the brakes on Asian expansion, 2012 continued to present Japanese companies with a challenging economic environment. However, even a rapidly ageing population, multiple natural disasters, slowing global growth and yen appreciation have not been enough to stall Japan’s growth. The country has rebounded from the earthquake and even found ways to benefit from its impact, including increased car production and reconstruction demand. The country’s abundance of senior citizens has led, interestingly, to a flurry of meaningful (and profitable) innovations designed to support them. As a result of Japan’s ability to adapt and respond quickly to both sudden and gradual (but no less dramatic) changes, the country’s economy saw 1.5 per cent growth in 2012, quarter over quarter – the first growth since the third quarter of 2010. Amid the triple hardships of the high yen, low stock prices, and deflation, leading brands experienced contrasting outcomes in 2012. But overall, the total value of Japan’s top 30 global brands rose slightly (.7 per cent) over 2011. While outsiders speculated over the question of whether Japan could rebuild its economy in the post-quake period, the stoic “island nation” has quietly shown that a crisis can bring out the inherent ingenuity of a people and drive business development in creative, practical and unexpected ways.

With 4.1 million vehicles sold in the first seven months of 2012, 30 per cent market share in Japan, top scores in the 2012 Consumer Reports survey on brand reliability and the number-one spot on Interbrand’s Best Global Green Brands 2012 ranking, it’s no surprise that Toyota is Japan’s number-one brand. But why does Toyota perform so well, so consistently? The global financial crisis has affected how consumers view car brands, and Toyota’s priorities are in close alignment with consumer concerns. Erratic petrol prices, tough economic times and increased awareness of issues like climate change have pushed consumers all over the world to prize low operating costs, energy efficiency and reliability. Toyota’s emphasis – and ability to consistently deliver – on value, quality, performance, efficiency and sustainability is what keeps the brand on top.

For similar reasons, Nissan also performed well in 2012, increasing its brand value by at least 30 per cent for the second consecutive year and coming in at number seven on the Best Japan Brands list. Nissan pursued aggressive expansion in emerging nations and saw strong sales, particularly in China and the United States. With big increases in brand value that trailed only Nissan, Bridgestone, the world’s largest tyre and rubber company, benefited from pouring its energies into strategic products like concept tyres that enhance fuel efficiency and safety. Meanwhile, Subaru, which has worked on improving safety and fuel economy in many of its vehicles, debuted on the Best Japan Brands list last year and reported record unit sales in its highest priority market – the United States – for the third consecutive year. A weakening yen has boosted Japan’s car industry in recent months. Picking up speed since Prime Minister Abe took office in November 2012, the new government pressured the Bank of Japan to fight deflation more aggressively by easing monetary policy. As a result, stock prices increased by 60 per cent and the yen depreciated by 30 per cent (from 77 yen to 100 yen) against the US dollar, giving Japanese car makers

a financial gain on every car sold. According to a recent analysis by Deutsche Bank, Toyota has the most to gain from a weaker yen due to improved profits on exports. Though estimates vary in terms of how much operating profits have lifted per car, the currency assist could lift the Japanese car industry’s profits by US$1 billion overall. While the long-term ramifications of the currency shift are unclear, dramatically increased profits signal a comeback for exporting brands that were impacted by the earthquake as well as, in Toyota’s case, global recalls. On the technology front, Nikon maintained strong overseas sales and saw double-digit growth for the third consecutive year. This was no small achievement considering the stagnant market for compact digital cameras and the rapid proliferation of smartphones equipped with high-resolution cameras. However, years of investment in strategic branding have helped Nikon succeed in an increasingly harsh environment. With an image and promise that effectively communicates Nikon’s mission, aspirations and commitment to the customer, the world knows that it can expect innovative technology, intuitive functionality and unmatched quality from this iconic brand.

vicious cycle caused by a decline in demand in developed countries, deepening deflation and falling incomes. Yet, against the odds, the total value of the top 30 domestic brands on the Best Japan Brands list increased by 6.7 per cent over the previous year. Encouraged by the upturn, many retail brands are leaping forward in good faith and pursuing overseas expansion. Asics, known for its durable, hi-tech running shoes, is steadily gaining popularity in Europe. Building on that success, Asics saw an increase in brand value after opening flagship stores in Amsterdam and London, and bolstering operations in India and Singapore. Unicharm, which ramped up its global footprint by expanding from South East Asia into India, South America and Africa, also saw a significant lift in brand value. Muji’s global expansion is gaining momentum, with more than 100 international stores opening and a flagship store in Ginza. Additionally, the brand is on track to open around 150 stores in Asia. In China alone, it plans to have a presence in 29 cities with 70 stores. A global “Muji to Go” campaign in 2012 supported its global growth, along with crossdepartment store promotions in Japan. It is facing competition from another ambitious Japanese retail brand: Uniqlo, which is well on its way to becoming a global brand with a brand value of US$3.6 billion and is swiftly closing in on Gap (US$3.7 billion). FamilyMart has fully integrated the am/pm store brand it acquired in December 2009, moving all am/ pm stores under the FamilyMart brand in just two years. As the company looks to maintain growth, overseas expansion is a central theme. The brand has opened another store in China, making it 1,000 in all, and is expanding in Indonesia and the Philippines to build on its presence in Taiwan, South Korea, Thailand and Vietnam.
to capitalise on the demographic shift under way. These stores already offer a wide range of services including banking, bill payments and postal services. Open 24-hours-a-day, with a consistent, reassuring presence across Japan, they’re also aiming to become “community hotspots,” expanding on their popularity as refuges late at night, or in the case of disaster. The fact that the segment is one of the few that has grown in 2012 suggests the repositioning is paying off. Lawson is another example of a Japanese brand that is posting unusually high growth, and is anticipating a tenth straight year of operating income growth. This impressive track record is testament to the retailer’s continued innovation. The company is staying ahead of wider demographic trends with new formats such as Lawson Store 100 for fresh food, Natural Lawson for the more health-conscious consumer, Lawson Pharmacy bringing in more senior citizens, and FamilyMart appealing to women. There’s even a flagship “otona store” (grown-up store) in a fashionable Tokyo suburb and premium confectionery line targeting wealthier customers. With competitors pursuing similar strategies, continued differentiation will be critical in a crowded market. Just as Japan once rose from the devastation of World War II to economic prominence in the post-war decades, the country is again proving its resilience. While the earthquake created many challenges, the best Japanese brands continue to demonstrate a strong commitment to branding and an ability to modify their vision. This means a frank assessment of their strengths and weaknesses and the ability to identify opportunities in the face of evolving customer needs. They repeatedly demonstrate that living the essence of their brands, communicating their values to the world – and putting those values into practice every day – help to ensure steady performance in the best and worst of times.

Or perhaps, ‘The Great Rotation’ as experts are dubbing it. As news about the recovering economy continues to filter through, it seems investors are coming back to stocks, even in Europe. So what has changed? WORDS: ANDY ROSENBAUM

W
hat the pundits are calling “The Great Rotation” appears to have commenced. Investors are coming back to stocks after a long absence that had been driven by doubts about government responses to the financial crisis, and the search for higher yields. The great rotation is, strictly speaking, from bonds to stocks, but it includes the move from alternatives and from emerging markets as well. But what’s really happening is that investors are simply taking their money back home to simpler, more straightforward investments. “Investors are indeed reallocating to simpler things,” says analyst Paul Baiocchi. For now, the greatest inflows have been into US stocks. More than $100 billion has come back to American stock exchanges since the beginning of 2013, according to EPFR Global statistics. It drove the Dow to a record high at the beginning of August, and even the freak computer failure that shut down the Nasdaq on 22 August didn’t deter investor enthusiasm – that market saw volumes continue to rise as soon as it reopened. Now analysts are saying that the same trend is taking off in Europe. Some $1.6 billion has flowed into European equity funds tracked by EPFR in the week from 14 August - 21 August. That brought to almost $12 billion the total inflows since the start of July. There has been nothing like this since 2007. Certainly, there has been no ‘shock-and-awe’ economic data in Europe or the US to justify such investment. There has been a slow revival from recession in the US, with some slight improvement in unemployment. In Europe, we have just emerged officially from recession in the last quarter. What has seen marked improvement are corporate results. Thanks largely to cheap money on both sides of the Atlantic, recent numbers have been good at many
major corporations, and outlooks have also been somewhat positive. So what is driving this change? Essentially, investors are nervous about where the global economy is going, so they are bringing their money back home, back to what they know best. They are moving out of bonds, because changes in interest rates are already taking place – yields on Treasury bonds are already sharply higher, effectively pushing interest rates up in the US. They are moving out of emerging markets, because changes in Western central-bank monetary policy have made them risk averse. For about two years, Western investors have been discouraged by low returns both in the United States and Europe on equities. As a result, they took two different courses. Many simply sought out alternative investments, in the West and abroad. Others began pouring large sums into emerging markets. During this time, central banks in the West have pursued quantitative easing strategies, keeping interest rates at rock bottom and supporting the market with bond purchases. As the chart overleaf shows, investors took their money to emerging market equities, pushing inflows sharply higher there than they have been in the US and Japan, and very much higher than in Europe. Investors also moved heavily into emerging-market debt and currencies. But now, there is continual talk of ‘tapering.’ The Federal Reserve was expected to taper off its QE policies this fall. This has driven investors to bring

their cash home, in a hurry, pulling nearly $37 billion from emerging markets in just two months (May to June). As a result, India’s rupee and Brazil’s real are plunging, along with Indonesia’s rupiah, South Africa's rand and Turkey's lira, and alarms are going off again all around the world banking system. Similarly, over the past several years, investors have poured hundreds of billions of dollars into bond funds, having pulled them out of stocks. This made sense, because bonds became very attractive as a safe haven for investors when equity markets collapsed during the financial crisis of 2008. Given expectations on Wall Street for a pick-up in economic growth in 2013, along with fears that the
three-decade bull market in bonds is now drawing to a close, investors have started to do just the opposite. For the three months from June to August, investors pulled around $15 billion from bond funds. Bonds may not seem like an exotic investment, but they are a lot more complicated to handle than stocks for most investors. As for emerging-market investments, most Western investors clearly weren’t prepared to survive any market shocks. The result: most investors simply pulled their cash and took it back home to the companies they know and understand, and to markets they have learned to trust. All of this is probably good news for the City, and for the people who work there.

s the sun goes down and the city lights start to sparkle across the track, a sudden frisson of excitement ripples through the crowd – the beauty of downtown Singapore reveals itself through the dimming twilight and, in turn, the uniquely-designed F1 street circuit really comes into its own. The floodlit track illuminates our vision, while the twinkle of office lights from the skyscrapers behind remind us where we are. Imagine F1 cars racing around the streets of Canary Wharf and you’ll have an idea of how really unique – and really cool – the night race in Singapore is. Singapore is a fascinating country, with a diverse culture and a rich history. During our stay we plan to see as much of the island as we can, but I have to admit, my main reason for being here is the Formula 1 night race, and it doesn’t disappoint. Our first night in Singapore is practice night, which sees us bagging seats at the VIP Singapore Suites, which offer a spectacular view overlooking the track at the end of the pit straight, going into the first corner. From the comfort of the air-conditioned suites’ sofas and tables with drinks and food constantly laid on, the great and good of F1 mill around drinking Champagne and glancing with perfectly poised nonchalance at the track. Not so for us. We’re outside in the private stand area, soaking up the deafening noise and electric atmosphere like kids at a turbo-fuelled Christmas party. One level up, the rooftop bar provides an even more staggering view of the track, and you start to appreciate how impressive it is to create an entire racing circuit in the middle of a city. Singapore, it seems, has mastered this art too – only closing the roads three or four days before, and re-opening them a couple of days after to minimise the impact to residents and businesses. And, because a major part of the city closes down to accommodate the race, they don’t stop here. Throughout the city, over the F1 weekend, the whole of Singapore enjoys an exciting range of pop-up shopping areas, art exhibitions, fashion shows, concerts and special events. In fact, while the night race forms the centrepiece of the F1 season in Singapore, it is by no means the only part of it. With so many people flocking to Singapore for the race, the city has taken the opportunity to showcase everything it has to offer above and beyond the race track. The spirit of F1 is infused throughout the city, and the weekend-long fixture has become known as Singapore Season, with a carnival-like atmosphere, which reaches its peak on race night. streaking past you at a terrifying pace. In the middle of the track it’s like being at a festival – there are food and drink stalls, different shows and entertainers keeping the crowd engaged, while all around the circuit huge screens dominate the view, flanked by the glow of the floodlights and the towering shapes of skyscrapers. It’s like nothing I’ve experienced before – the cars, the deafening roar of the engines reverberating around the track, the energy, the buzz of the crowd – incredible. Later that night Tom Jones and Rihanna take to the stage, set up just behind where we’re sitting and the atmosphere, if it’s possible, becomes even more electric. Energised by the noise and the drama, we head to The Amber Lounge to finish the night in style. Selfdubbed as ‘the Ultimate F1 Party’, this iconic venue has a minimum S$900 entry fee, but once inside you’re treated to a spectacle totally befitting the glamour of Formula 1. Tables heave under rows of free magnums of Moët, (tickets approaching S$26,000 will buy you private booths and jeroboams of Cristal) while major music names take turns to play one-off exclusive sets, watched by the likes of Lewis Hamilton and David Beckham, mingling with the bold and beautiful of Singapore. The excesses and decadence associated with the top echelons of F1 are everywhere; and it’s intoxicating.

Down Time A major lie-in is called for the night after the race, and we start the day gently with a soothing walk around the Gardens by the Bay, a two-dome structure with some of the most exotic imported plants from across the globe. The vast structure feels at times like the set from Avatar, with waterfalls, clouds and 18 ‘super trees’ – huge, steel tree-like structures with plants twisting their way upwards – one even has a restaurant at the top that boasts staggering views across Singapore. A calm space amid the drama of the city, it refreshes us enough that, by lunchtime, we feel ready for a little more indulgence and head for Les Amis. One of the best places to eat in Singapore, this incredible restaurant serves contemporary European food and has one of the largest wine cellars in South East Asia. A very on-trend starter of smoked eel with wafer-thin crispy pork skin kicks things off nicely, and, while I loved my delicate steak tartare for the main course, I had to admit to major food envy at a companion’s incredible homemade pasta with truffle stock and crispy shrimp. An absolute must for food and wine lovers, Les Amis was one of the highlights of our trip. We spent a leisurely afternoon pottering around Sentosa Cove – a sort of St Tropez or Monaco of

Singapore – enjoying a drink at the picturesque marina while getting inspiration for our dream house from the stunning luxury private homes and super-yachts dotted around the bay. After the swankiness of lunch and Sentosa Cove, we fancied something a little more casual for dinner, so headed to Long Beach Dempsey. Renowned as the original place to get black pepper crab, this is a getyour-fingers-dirty sort of place and has a vast array of tanks filled with live lobster, eels, crabs and clams from which you can pick your dinner. Chinatown is the perfect place to get a sense of the hustle and bustle of a market environment, with traders selling everything from trinkets and diamonds to suits and cameras. While you’re invited in at every shop front, the sales pitch is never aggressive and there’s plenty to see and amuse. Delicately sipping green tea while comparing notes from the craziness of the past few days, we indulge in dishes of wing beans with shrimp and wasabi ice cream and local fish with a spicy lemongrass and chilli coating. As we soak up the last few moments of ‘Singapore Season’, recalling everything from the roar of the track to the calm quiet of the Gardens by the Bay, it becomes apparent that, while we came for the cars, we’ll be leaving with a lot more than that. There can’t be many of us who haven’t wondered whether we should take up the noble sport of golf. But where should we learn? Why not take your first faltering swings in the dramatic mid-Atlantic islands of the Azores… WORDS & images: Nick Smith
A
s your plane starts its descent to the island of São Miguel, it’s easy to see how the Azores came to be inextricably tied up with the myth of Atlantis. Cast adrift somewhere between the Iberian Peninsular and Newfoundland, these tiny emerald flecks of land, little more than the peaks of volcanoes rising just above the surface of the sea, are as remote and mysterious as can be imagined. Out in the middle of the Atlantic Ocean, halfway to the New World, this archipelago is the westernmost point of Europe, once the jumping off point for the explorers and traders of the Great Age of Sail. Today, it’s a Riviera for Portugal’s wealthy, who have set up second homes conveniently located just a short internal flight from Lisbon. And you can see the attraction for those wanting a bolthole far from the concerns of commerce or the bustle of the city. The forgotten cousin of the Canary Islands and Madeira, the Azores is a feast for those prepared to take a step off the beaten path. Its igneous landscape is breathtaking; there are quaint fishing villages punctuating the windswept coast, while the island interiors are mainly given over to dairy farming and the odd tea plantation. But mostly, the islands are very, very green. It’s no surprise, then, to find that this is where Portuguese golfing aficionados come for a round or two. There are three stunning golf courses here (two on São Miguel itself and one on the exquisite island of Terceira), where at every turn there are sweeping views of the ocean, acres of lush green fairway and subtropical vegetation. Golf, it seems, has found an isolated spot of heaven on earth, which along with the
islands’ famous whale-watching and geothermal pools is putting this Portuguese outpost on the map. Experienced golfers need only unpack their swanky club bags and snazzy outfits to be in business straight away. But for me, having not so much as picked up a putter since I was a kid, I’m with a beginners’ group. It’s not until I’m learning how to interlock my fingers to grip the club that I also grasp how daft I must have been to accept the invitation to ‘have a go.’ My first lesson teed-off ominously enough at the Furnas golf course. Furnas (or ‘the furnace’) is located, quite literally, in the crater of an extinct volcano. This is where the occasional plume of steam rising from geothermal vents is a surprising addition to the topography, giving rise to probably one of the most dramatic expressions of golfing landscape gardening in Europe. Understandably, us newbies aren’t allowed to hack about in the scenic bits and are required to be content with a driving range where, free from the cynical eyes of the local club members, we whack and scythe away to our heart’s content, occasionally even sending the ball into both the air and the distance. The sense of achievement to be had from this is only surpassed by the aching in our limbs. After a few days, and with a lot of patient assistance from the professionals on hand, and after trying out all three courses, even the least proficient of us is starting to acquire a knack for what they call ‘good contact.’ Nothing will ever stop us from being terrible at golf, but we are starting to see how a holiday spent learning the noble sport could be a rewarding experience. The more gifted golfers in our party gather at the 19th hole and swap tall tales about how bowled over they are by the experience of playing in

the Azores, where course fees are cheap and other golfers are few and far between. The place to hang out when you’re done on the course is the absolutely sumptuous Terra Nostra hotel on São Miguel. Not only is it the perfect golfing hotel, but its botanical gardens, which date back more than two centuries, are truly exquisite. Planted so that there is always something in flower, whatever time of year you visit, you’ll be treated to azaleas, camellias and rhododendrons and just about every other exotic flowering plant you can think of. If you walk down from Terra Nostra in your dressing gown you can take a dip in the naturally hot geothermal pool, though pool is too small a word for the expanse of water, which is Olympic size. Impact of US Government Shutdown
The impact that the United States federal government crisis in October had on the business travel industry is now apparent. The shutdown, a result of Congress’s failing to enact legislation for appropriating funds for 2014’s fiscal year, left an estimated 800,000 federal employees furloughed and 1.3 million required to work without known pay dates. During the shutdown, which lasted from 1-16 October, a survey by the Global Business Travel Association (GBTA) found that roughly 40 per cent of respondents said it had impacted them, their company and their company’s employees. GBTA has further found that the top three ways in which the shutdown impacted those in the business travel industry was cancelled meetings or business opportunities in the USA, increased uncertainty about the economy and cancelled travel plans. Give an inch Aircraft manufacturer Airbus has called on the world’s airlines to set an 18-inch (45.72 cm) seat width minimum on all long-haul economy flights. A study by The London Sleep Centre found that passengers sat in 18-inch wide seats experienced an improved sleep quality by 53 per cent, when compared to the 1950s standard 17-inch seat, and experienced a deeper, less disturbed sleep. Airbus has long provided a standard 18-inch minimum seat width in its longhaul economy cabins and is encouraging all carriers to do the same. s you fly into Istanbul, you can’t help but be awed by the striking sight of the Bosphorus, a vast aquamarine snake, wending its way between the European and Asian banks of the city. As a route to the Black Sea, the Bosphorus is one of the busiest waterways in the world, while Istanbul itself is a cosmopolitan city that boasts not only a rich combination of culture and history, but also a business hub responsible for more than a quarter of Turkey’s total GDP.

Ranked 29th among the world’s urban areas, Istanbul’s economy has seen massive growth in the past two decades, and according to the McKinsey Global Institute, it will register the 14th highest absolute GDP growth among world cities by 2025. Residents and workers in Istanbul are responsible for two-fifths of the nation’s tax revenue, which includes the taxes of 37 billionaires who live here – the fifth highest number in cities worldwide. While the historic home of trading in Istanbul was The Grand Bazaar, today the skyscraper-filled streets of Levent and Maslak form Istanbul’s financial centre, especially since most Turkish banks moved their headquarters here in the 1990s. Levent’s location in the Beşiktaş district right on the Bosphorus means it is popular with import/export businesses, as well as being home to the tallest skyscraper in Turkey, the 54-floor Sapphire, which measures 261 metres including its spire. It is soon to be outdone, however, by nearby Maslak, where some of the major skyscraper building is taking place, including the much-heralded Diamond of Istanbul. The country’s first steel skyscraper, it will rise 53 floors above ground level and reach a height of 270 metres. Close by in the Sarıyer district is the Istanbul Stock Exchange (now Borsa Istanbul) which moved here in 1995, while on the Asian side of the City, a new central business district, which will host the headquarters of various Turkish banks and financial institutions, is also under construction in Ataşehir.
Getting Around Ataturk is the main airport and located around 30-minutes drive from the centre of town. While there are various trains, buses, a tram and the metro, the
sheer size of the city, coupled with the limited coverage of these transport options, means that public transport in Istanbul still leaves a lot to be desired – though the stations Gayrettepe, Levent and 4 Levent along the M2 line of the Istanbul Metro do serve the Levent business district and its surrounding neighbourhoods well. The simplest way to get around is to use taxis; the little yellow cars are freely available and easy to hail and prices are relatively low – while longer journeys can often be negotiated in Euros rather than Turkish Lira if you ask at the beginning of your journey. Traffic, however, in Istanbul is infamous – and not in a good way. Expats and colleagues there on business will tell you one of the first phrases they are taught in WOW Suite Living Room Turkish is – “cok çok trafik var” at the W Istanbul Hotel – meaning simply ‘there is a lot of traffic’. (Try saying it to a taxi driver and you’ll be greeted with a rueful smile). Allow an extra 15 minutes to half an hour for anywhere you are going, and be prepared for drivers to refuse to take you certain places if the traffic is especially jammed.
Staying Put Because of traffic and transport challenges, you’ll want to stay relatively close to where you’re planning to do business. The large Beşiktaş district is right behind the Dolmabahçe Palace and is close to both Levent and Maslak, while being minutes from the port for cross-river ferries to the Asian side for links to the new Ataşehir financial hub. The W Hotel is situated off the main road along the Bosphorus, is walking distance to the ferry and very handy for picking up cabs. The achingly hip hotel will provide a certain respite from the corporate world, and its Fabulous and Marvellous suites boast outside terraces or private cabanas, either with views of Istanbul or much-needed space to forget the cares of the day. Spacious working stations, fast Wi-Fi, specially designed ‘work mode’ lighting and a good in-room dining service make late nights on Powerpoint more of a pleasure than a chore, while the restaurant and funky bar provide great spots for relaxing after hours with clients. Okka offers traditional Turkish food with the expected ‘W’ flair, so gastronomic mezes and kebabs are served with Raki (a strong spirit drunk throughout Istanbul that’s similar to Pernod). L
e Secret Des Rotisseurs roasts its house-speciality chicken on bespoke hinge-and-chain rôtissoires. Lining the restaurant’s back wall, they will be roasting whole turkeys on the rôtissoires at Christmas and, more impressive still, have been known to throw on a whole suckling pig. With chicken the running theme of the new restaurant, this traditional French-style of roasting ensures every inch of the chickens’ skin is crisped to cracking-under-fork glory while the meat remains wonderfully tender. Cut at the table (with considerable deftness considering these British-farmed, free-range chickens are no small size) when ordering a la carte, a whole or half chicken can be enjoyed with sides, or ordered to take away. Core to the menu is the house’s secret sauce, which is infused into the meat before cooking and also comes served alongside. Light, complementary and intriguingly green in colour, the staff refuse to reveal its ingredients, only adding to the intrigue.
Le Secret Des Rotisseurs has a balance of simplicity and personality, which makes dining there feel relaxed but special. Upstairs, a curtain can be pulled across to create a section for private functions, elsewhere striking metal seats come straight from the Eiffel Tower (shipped over from France and re-upholstered) and across the floor a dedicated curved room named La Cave is lined with award-winning Bordeaux wine. Now is the time to try chicken with red: the wine selection here is excellent, each award-winning wine brings a richness to the palate, which complements rather than competes with the simple chicken dish. Do leave room for dessert, too; fresh and sweet French classics are made daily – the only thing in the whole restaurant that’s frozen is the ice-cream. Canary Wharf’s award-winning public art programme presents a striking wind-powered display to illuminate Middle Dock this winter. Entitled ‘fLUMENS’, this exciting display comes to London for the first time, providing a multi-coloured spectacle among Canary Wharf’s skyscrapers. Each ‘fLUMEN’ is a light element that is entirely powered by the energy of the wind. Hundreds of fLUMENS are attached to a series of sails, together generating a constantly changing vision of different colours and patterns according to the speed and direction of the wind. The project has been created by Dutch artist Rombout Frieling and Openlight, the creative lab with which he works in Eindhoven. Being gazumped is probably the most infuriating thing that can happen to a house-hunter. It was a tell-tale feature of the booms in the nineties and noughties, but since the financial crisis of 2008 it has been much less common. Many vendors have struggled to find any bidders for their property, let alone more than one. Yet parts of the market, particularly in Central or more desirable parts of London, are now steaming ahead. According to Rightmove, prices in the capital increased by one per cent in October. The average asking price went up to a staggering £544,232. Analyst Hometrack estimates that in the same period there was a two per cent increase in the number of buyers registered with agents, while the number of properties on the market fell by 1.6 per cent. Buyers are paying 95.2 per cent of the asking price, nearly back to the 2007 peak of 95.7 per cent. The fact is, buyers are prepared now more than ever to secure a piece of the pie. The Government’s Help to Buy scheme, which guarantees mortgages for first-time and newbuild buyers up to £600,000, is only fanning the flames. As a consequence of all this, competitive bidding on properties big and small has become a common occurrence once more. Returning with it has been its ugly sister, the gazump. November has been a busy month for Franklyn James, this is primarily due to the introduction of our seasonally reduced rates. We have had a mass leaflet drop go out to more than seventyfive thousand homes since 1 November inviting potential landlords and vendors to come forward and have their homes valued. So far we have received a high volume of calls and requests from clients wishing to come to market who, until our offer came into force, may have been hesitant to do so. There is always a particularly worrying trend that raises its ugly head whenever the property market heats up: estate agents that have little or no market share and are struggling to gain any new business use this opportunity to slash their rates. This is done in an attempt to undercut the competition. Using an estate agent based purely on fee is always a very strange concept. Just take a moment to consider what you are doing. The company you are instructing to represent you in the sale of what is generally the most expensive asset you own, is basically unable to negotiate their own terms of business successfully. They clearly don’t believe in the service they provide and believe that offering their services at a vastly reduced rate is the best way to attract clients. Is this really the agent you trust to secure the very best possible price on your home? They have just given their own service away at what can sometimes be a hugely discounted rate without a second thought, so why for one moment would you consider this company to be the right agent for your home? Selling a property in a rising market with demand outstripping supply is not exactly an arduous task but that really is missing the point. The role of an agent is to maximise its clients’ return, not simply to find a buyer and agree a deal as expediently as possible. A good agent will spend thousands of pounds marketing a property correctly. Professional photos, floor plans, press and internet marketing comes at a price. As does employing educated, qualified and competent staff who will be responsible for handling the sale of your property. The public are always the first to revel in the media coverage of the behaviour of unscrupulous estate agents and yet it is the public who create the opportunity for these people to exist. When I was actively working as an estate agent it always staggered me that the public seemed more concerned with how much discount I could offer them on my fee than they were in my credentials as an estate agent. The secret to good estate agency is successful marketing and attracting a variety of potential buyers who then have to enter a highly competitive market to secure the property they desire. Is the cheapest agent the right agent to fulfil this role? View the bullish market as your opportunity to really capitalise on the favourable market conditions using the services of a reputable estate agent that is prepared to negotiate hard on their client’s behalf. Making the saving on your chosen agent’s fee is not always the best way to maximise your return. n

Demand in the prime London sales sector has remained high through 2013, while rents have struggled. Falling yields point to the need for a timely review of investor strategies. Despite rents having fallen by 1.2 per cent so far in 2013, activity in the prime lettings market remains high. The number of tenancies commenced over the past two months, for example, has hit record levels. The Knight Frank Prime Central London Rental Index recorded a drop of 0.1 per cent in September, a contrast to the wider UK lettings market where rents have been increasing. The legacy of restructuring in the financial and business services sector is continuing to weigh on prime London rents. While recent falls in prime London rents are unlikely to be welcomed by the city’s landlords and investors, the rise in capital values has ensured that total investment returns have remained at double digit levels for each of the past three years. In 2012 for example, total returns stood at 10.6 per cent. Gross rental yields for let residential property in prime London remain below the UK average, where 5 per cent is a realistic target for many investors. In comparison gross rental yields in prime London are 3.34 per cent, reflecting the rise in capital values since 2009. Within the city’s prime markets, there are areas of local outperformance. Gross rental yields in Canary Wharf for example sit at 4.9 per cent, followed by Wimbledon and St John’s Wood at 4.6 per cent and 3.6 per cent respectively. n
With the property market as busy as it is, getting your funding arranged in advance will certainly help you to be taken seriously when it comes to making offers. As the number of mortgage products available continues to increase, applicants remain vulnerable to the vagaries of lenders sometimes incomprehensible criteria. What passport do you hold? How long have you been at your address? Are you in a probation period at work? Are you buying a newly built property? And is your flat above commercial premises? These are all issues to be considered, and they’re some of the more mundane ones! The early implementation of the government’s Help to Buy scheme has led to an increase in lenders offering higher loan to value products for residential purchases, with rates at the 80 per cent to 90 per cent borrowing levels becoming more competitive. Whilst short term fixed rates at between 60 per cent and 75 per cent loan are as low as 1.79 per cent, a buyer looking for 80 per cent can potentially secure funds at just below 2.50 per cent. For the smallest deposits, funds of up to 90 per cent of the purchase price can be secured at circa 4.50 per cent, and a 5 per cent deposit could secure a rate at just over 5.5 per cent. As the availability of any mortgage depends greatly on an individual’s financial profile, brokers are finding themselves busier than ever. Securing the funds needed to complete a purchase in the timeframes required is critical, and with the market continuing to accelerate, using a broker to guide you through the new mortgage market is well worthwhile.
