t gives me great pleasure to welcome you to the July issue of Canary Wharf, in which we’re embracing a summer of society and sporting events – with help from three trailblazing athletes. On page 22, Annabel Harrison meets Usain Bolt, the six-time Olympic gold medallist and the first man ever to hold the World Record for both 100m and 200m sprints, who declares simply: “You have to work the hardest to become the greatest.” Then, ahead of the Rugby World Cup in September, one of England’s most prominent talents, full-back Mike Brown, insists the home team can win the tournament, as he takes part in an exclusive interview and photo shoot (page 56). But what about when it’s all over? Having won five Olympic gold medals for rowing, Sir Steve Redgrave gives a moving and personal insight into the mind of a champion – and the challenges of embracing life after retirement – as he marks watchmaker IWC’s new venture with the Laureus Sport for Good Foundation (page 28). brand Ahead of the 2015 World Championships in Athletics, Annabel Harrison meets Hublot ambassador Usain Bolt; despite being phenomenally gifted and increasingly dedicated to the pursuit of sporting perfection, the world’s fastest man comes across as a normal 20-something (well, almost)

A

s I approach Hublot’s boutique, the only hint that something is afoot is a jittery photographer outside. Inside, a small group of us wait in the air-conditioned timepiece treasure trove, between displays of the Big Bang watches and ‘H’ branded cupcakes (iced in green and yellow; a nod to their approaching guest’s Jamaican roots). When the man himself arrives, he strolls in quietly, with no fanfare or fuss. He’s clearly used to the media circuit now but it must have been strange for this man, as his sporting star ascended, to get used to being in front of eager groups of inquisitive journalists, all wanting to have a moment of time with Usain Bolt, the fastest man in the world. Now this superlative accolade interests me. There are very few sports today in which there is one competitor who is indisputably pre-eminent, in terms of both achievements and consistency. Take tennis, for example. Roger Federer has won 17 Grand Slam singles titles but despite being the most successful male tennis player in the world, on paper, other top players are getting ever closer to his victory tally; Rafael Nadal, for example, has won 14 Grand Slams. Usain Bolt, on the other hand, is one-of-a-kind in the discipline of track sprinting. He is, literally and statistically, head and shoulders above the rest and with race times that none can dispute or, at present, overtake. He is the first man to hold both the 100m and 200m world records (since fully automatic time measurements became mandatory in 1977). Along with his teammates, he also set the world record in the 4×100m relay. He is the reigning Olympic champion in these three events, the first man to win six Olympic gold medals in sprinting, and an eight-time World champion. He was the first to achieve a ‘double double’ by winning 100m and 200m titles at consecutive Olympics (2008 and 2012) and topped this all through the first ‘double

triple’ (including the 4×100m relays). These are the kind of achievements that could make some people unbearably self-satisfied; or prepared to rest on their laurels and sit back as the world marvels. Usain exhibits no such behaviour: despite being an ambassador for Hublot, associated with big watches and big ideas, he is dressed in an understated fashion; black trousers and trainers, burgundy shirt, no jewellery and, of course, a black Hublot watch (it’s a Big Bang Unico All Black). After an hour in his company, I am seriously impressed. His self-belief is staggering – “I am gifted. I have proven that. I have set the standard [in track and field]” – but he repeats again and again that this goes hand-in-hand with natural aptitude and hard work. “I started out with talent, and then the work came. My coach told me that everyone on the circuit has talent. You have to work the hardest to become the greatest.” He’s not particularly complacent either, coming across as hungry to better his own records. “There is always room for improvement; what can I do to make myself better?” It is his coach who is responsible for answering this question. “He analyses the races, and figures out where we need to improve and what we need to do. It’s really technical. Sometimes you work so hard in one thing and it takes forever to get it right but the key thing is to be consistent and to practise and practise nurturing these things so when you get on the track, it happens automatically.” He’s funny when he’s not talking about serious training matters, though; he makes the whole room laugh when he admits that although he’s getting to that age where he should try to eat properly, “I’m a really bad example because I just eat what I want!” This admission is immediately followed by “but it’s always key to get the right food in so you can get the energy you need”. I think this postscript is for the benefit of the 11-year-old Usain fan among

us, who is a sprinter herself and hopes to represent the UK in Rio. Indeed, something Usain says not once but twice, when talking about his influence on kids, is the simple, heartfelt “I live to inspire”; this man may seem like a ready-made soundbite machine but somehow when you hear him say it, it sounds genuine. “When I was growing up, I looked up to Michael Johnson and all these guys, so for me to inspire kids, it feels good. These things motivate me and are fun.” When it comes to his partnerships with brands – he’s affiliated with big guns such as Puma, Gatorade, Virgin Media, Nissan and, of course, Hublot – he is either very smart or very well-trained. I suspect it’s a bit of both but am nonetheless impressed by his answer about his relationship with the watch company. “Hublot approached me and said they would like me to be

What I am most interested to know is how he stays as relaxed as he seems now as when he’s competing. “In 2002, at the World Junior Championships in Jamaica, it was the most nervous I’d ever been in my life. I think that was a stepping stone for me; after that, I told myself there’s no reason I should be nervous again, if I can win in front of my home crowd… The pressure used to bother me but over time, I’ve learnt that people want me to run fast, to win and to continue doing great, which is the same thing I want.” He’s not in the slightest bit superstitious – “Yohan Blake doesn’t change his gear through the whole championship and I’m, like, ‘I don’t get it? Why?!’ If you’re confident in your talent, there’s no reason to be superstitious about anything” – and he is a natural entertainer. “When I go to a different country, I think about what people like there, so I

I was never initially a watch fan… [but] I’m really into it now. I’ve been to the factory, and all the technical things they do by hand are ridiculous… Watchmaking is hard! It’s like me training and then I go on the track and I run and I see the finished product; that’s how I feel when I see these watches, because I’ve seen what they’ve gone through to get to that stage. This brand is on a different level. It’s all about the quality.” This is why he likes Hublot. It’s a word he uses to describe himself too – “my brand is about quality, and high standards” – and the homepage of his website declares, in big capital letters, his brand message: WORLD’S FASTEST MAN. This is set over four images of Usain, dressed sharply in a grey suit but throwing some shapes, which just about sums up how he comes across in person. He’s composed and mature, patiently and thoroughly answering questions he’s certain to have been asked a hundred of times before, but his speech is still peppered with youth-speak like ‘awesome’, ‘whatever’ and IG [Instagram]. You can (almost) believe he’s a normal 28-year-old guy who loves PlayStation, has a crush on Rihanna and supports Manchester United. In terms of passions, “I used to be really into cars when I was younger” but now “it’s just shirts, more shirts and videogames”.

Right now there is room for improvement!” Everyone laughs; Usain has charmed us all. “I just want to keep setting goals for myself and keep breaking those goals”, he continues, more serious now. “I want to go for sub-19 [seconds in the 200m]; that’s going to be one of toughest goals but I want to get it done before I retire. I also want defend my titles again in Rio – for me that’ll put me on a different level, because no one has ever [won gold in the 100m and 200m in three consecutive Olympics] before. “People talk about Muhammad Ali and Pelé and Maradona. I want to be in that group when I retire. When people are talking about sport in general, my name should be mentioned. I want people to say ‘Usain Bolt was one of the greatest athletes to ever grace the track’. That’s what I want and that’s what I’m going to go for. If you want something in life you’ve got to work for it.” With his track record to date (pardon the pun), I have no doubt that the name Usain Bolt is going to have its place in the record books for centuries to come, and deservedly so. TEN YEARS OF hublot’s BIG BANG Usain Bolt launched the Big Bang Unico All Black model last year and this year the brand is celebrating the 10th anniversary of its iconic watch collection with three new models and a series of 16 ‘Manufacture’ photographs, each representing a key stage in the design of a Big Bang watch. 28 year-old designer Eugenie Niarchos may have only created two collections for her fine jewellery label Venyx thus far but these have been so well-received that she has chosen to update them. life on dry land Now he’s no longer filling a trophy cabinet and dripping in Gold medals, we catch up with Sir Steve Redgrave as he helps launch a special edition watch with IWC to raise funds for Laureus’ charitable sporting initiatives WORDS: melissa emerson Photography: Jason Howard

T

he only thing worse than coming second, is coming first. It’s a bold statement perhaps, which at first also seems contradictory, but it is often quoted in relation to the competitive sporting world, or more specifically life after it. It taps into the idea that once an athlete reaches that pinnacle, achieves their personal goals or wins medals, and eventually retires, there comes the difficult decision of what to do next, and where to re-direct all of the time, focus and energy it took to build such a successful career. If anyone has reached those dizzying heights, it’s Sir Steve Redgrave. Five times Olympic Gold medallist, triple Commonwealth Gold Medallist and nine times World Championship Gold Medallist, his rowing honours and services

“He had also famously asked anyone to shoot him if he was ever caught in a boat again” to sport are lengthy, topped by a Knighthood in the 2001 New Year’s Honours List. The decision about what to do once his career ended could have in fact come even sooner than it did, following a diabetes diagnosis in 1997. However, despite this additional hurdle, and the fact he had also famously asked anyone to shoot him if he was ever caught in a boat again, Redgrave still went on to win his final Gold medal in the 2000 Sydney Olympic Games. Unlike cyclist and fellow Olympic Gold Medallist Victoria Pendleton, who is bravely retraining as a jockey and plans to ride competitively at

Cheltenham in 2016, Redgrave hasn’t taken to a new sport so far. If anything, he has upheld his passion for rowing by other means. Having been a member of Henley Royal Regatta’s self-electing body for around 20 years, Redgrave was this year named its Chairman. “It’s a huge honour and something I’m relishing,” he tells me when we meet, whilst in an aside joking: “I wish it was a paid role and not a volunteer role though! It’s taking up a lot of my time.” The event takes place from 1-5 July, and Sir Steve, ever with a competitive mind-set, admits he is particularly looking forward to tackling the challenges this year brings, one of which is the event being televised for the first time. When I ask if he thinks rowing gets enough coverage, he rather diplomatically responds that he would like

to see “more of an opportunity for all sports, especially the ones that aren’t seen as the major sports, to get more coverage: Young people get drawn into what they see on TV. The human race likes doing things it’s good at and avoids things it’s bad at, so if people can find something they’ll be good at, they’ll get a lot more out of it. And we all agree that sport and activity are good for us.” Redgrave also points out the values he believes sport instills in us. “You can learn so much about yourself from sport, from learning how to deal with success and failure to learning how to conduct yourself. Some sports like snooker and golf require high levels of etiquette and control – people even call fouls on themselves.” Promoting sport and its values is something Redgrave supports through his charitable work. “Everywhere you go, from the very deprived

When you see people doing sport, it does put them on a level platform,” he says, explaining his motivation. As well as his own Steve Redgrave Fund, he was made a Laureus Academy Member in 2011. The organisation comprises the Laureus World Sports Academy and the Laureus Sport for Good Foundation and holds an annual star-studded sports awards ceremony. Promoting social change through sport, the foundation’s funds have so far enabled around 150 local projects in 35 countries. Redgrave’s most recent involvement was in launching IWC Schaffhausen’s ninth special edition watch for Laureus alongside fellow ambassador Sean Fitzpatrick. A portion of the sales funds go to the Laureus Sport for Good Foundation for children in areas affected by crisis. The watch is characterised by its bright blue dial and an engraved back showing a child’s sketch chosen in an annual drawing contest held by the foundation.

Both Henley and his charitable endeavours seem to be a way to remain connected to sport, but the former champion admits it wasn’t always an easy process to adjust from the lifestyle he used to lead and its intense schedule. “We would sometimes train four times a day and when you do that for a period of time, it just becomes a way of life. Then we had to eat something like 6,000-7,000 calories a day so even if you weren’t sleeping or training, you were probably eating.” He highlights that this is something many athletes have to contend with in later life. “The eating becomes a habit. A lot of athletes – especially endurance athletes – do struggle, because of the training they’ve done, to keep their weight down upon retirement.” Although he candidly admits to putting on a few pounds since retiring, it seems like the emotional toll was something that affected him more significantly. “When I was coming up to retirement after Sydney, people said ‘you’re going to find it really tough when you retire, there’s a big emptiness’, but at first it was the easiest thing I’d ever done in my life!” The lack of training freed up a lot of time, and Redgrave, as one of the earliest to be involved in the process, was instrumental in London’s successful bid for the 2012 Olympic Games, something which he now sees as, in a way, breaking his fall. “My Olympic dream had carried on, so it wasn’t until I was at home watching and the cauldron went out at the Paralympics that my heart sank, and then there was a sort of depression, probably for about six months. It wasn’t until that moment – and I’d had 12 years from retiring to when the Games finished – that there was this emptiness.” I ask if he still enjoys exercising at all. “Then, I was doing something like 18 to 24 sessions a week. At the moment I do one a week because my life is so busy with other things – now I live in the real world!” In spite of his sporting achievements and place in the history books, having to make excuses for not being able to squeeze in that extra gym session is certainly something we can all relate to. What I Learned: My make-up artist and brow specialist Becky believes that paying a little attention to your brows can make you appear more polished and presentable, and in framing the eyes clearly, you add definition to the shape of your face. The best products to use depend on the natural

shape and thickness of your brows. I’m no Brooke Shields but still have fairly thick brows, so what sparse areas there are were filled in with the medium brown Eye Shadow in Sable, which comes in numerous tones and achieves a subtle, natural look. There’s also a powder-based pencil but if you’re after a slightly heavier look, opt for the new dual-end Perfectly Defined Long-Wear option. Its waxy texture is more hard-wearing and the brush allows you to blend more thoroughly. Alternatively, use the clear gel Brow Shaper to set your powder. This mascara-like wand also comes in seven shades so you can wear it alone if you only have time for one step. A Concealer, in Porcelain for me, was then used to highlight the brow shape from below. It’s best to apply at the point as its slippery texture means the hairs will come out more easily when tweezing: make sure to stretch up your brows to reduce pain. I opted for more of a tidy-up, but you can have your eyebrows tamed in a new shape if you’re keen to explore. Another handy hint is to hold a make-up brush vertically against the middle of your face and use it to make sure the inner edges of your brows line up with your nostrils. You should also be able to hold the brush in a diagonal line from your nostril through the edge of your eye to line up with the outer edge of your brows, for the perfect result.

“Use a brush to apply blush, and keep most product on the highest part of the cheekbones” What it offers: Expect to learn how to disguise tiredness with the perfect shades of concealer, foundation and blusher. Natural beauty perfected. What I learned: Good make-up starts with skin care. If your skin is dry to the touch as opposed to visibly flaky, it’s probably just dehydrated: opt for water-based formulations like Hydrating Face Cream over oil-rich ones. If you have dark under-eye circles, don’t apply a Concealer until you’ve counteracted the blueness in the skin – layering a lighter colour over the top will simply give the appearance of greyness. Instead, you need to use a Corrector with a pink tone, before applying a Concealer to match your foundation shade. It feels like an extra step but lifting your eye area first means you’ll use less foundation and will automatically look more radiant. With my base set, Bobbi Brown make-up artist Gabriella encouraged me to dust powder across the T-zone and under the eyes like the pros. Although feather-light and virtually colourless, the veil adds a soft focus and prolongs the magic. Finally, avoid adding shadow to the middle of your face when bronzing, by sticking to a 3-shaped motion – across the temples, below the cheekbone and along the jaw line. A coral blush compliments a summer glow.

Bridal Make-up What it offers: One less thing for brides-to-be to worry about ahead of tying the knot, with valuable tips for mastering the basics of proper skin care and a reminder of the dos and don’ts of bridal lipstick (apparently there are a few). What I learned: The key to bridal bliss is nailing your skin care routine well in advance. Before my appointment, face wipes featured prominently in my daily regime, but I learned that applying the correct moisturiser and eye cream makes a lasting difference. Priming your skin in the weeks prior to your wedding will ensure your make-up survives anything and everything thrown at it, and will help give the appearance of skin glowing from within. Next, it was time to master the art of high-impact eyes. This isn’t as complicated as it sounds if you build up colour gradually. Use three complementary shadows: a light base shade, a medium lid shade and a dark liner shade. Stick to matte shadows for a fresh faced look or go glam with a glittering shadow like Cement Sparkle. Bobbi Brown’s miracle shimmer brick is the blushing brides’ best friend. Simply applying to the tops of cheekbones (where light naturally hits) gives a photo-ready glow. I opted for the bright candy pink Hibiscus lipstick to finish. The pros suggest using a shade close to your natural lip colour, as the darker you go the blacker your pout will appear in monochrome photography.

ore than two thirds of Brits joined a gym in January and by the end of the month, over a third had cancelled their memberships. Some blamed a fitness-related injury for their lack of commitment, while others said they lost motivation as they failed to reach their fitness and performance goals. he photo shoot to accompany this interview began with a novel problem for one of the managers at No. 11 Cadogan Gardens: “All of the staff have asked to work today,” she explained as we set up in one of its suites. The boutique hotel sees more than its fair share of wellknown visitors, but Mike Brown – full-back for Harlequins and England – is man of the moment. Partly because the Rugby World Cup kicks off in 105 days (and five hours) at the time of writing, partly because the tournament is being held in this country – and as Brown affirms, “we all believe we can win the whole thing,” – and also because, like all would-be heroes, the sportsman was nearly thwarted – by a period of extended concussion. For a few tense weeks following a clash with Andrea Masi during England’s victory against Italy at the RBS 6 Nations Championship in February, reports of dizziness and headaches abounded, Brown was rested by his club and the naysayers circled. Yet, riding on the wave of last year’s accolades, which saw him named England Player of the Year at the RPA Computacenter Players’ Awards, Aviva Premiership Player of the Season and 6 Nations Player of the Championship, even his decision to sit games out received staunch support from fans, with former England international Matt Dawson writing in one national newspaper – “I have nothing but admiration for him. He gave up an England cap by doing the right thing.” Now back to fitness, and with a place in the 45-man squad, there is no chance of Brown willingly surrendering his jersey anytime soon, and when we meet he seems healthy and in good spirits. “Injury happens but you have to get on with it,” he says. “I think it makes you even more desperate to do well when you do come back. I think England has a great chance of winning

the World Cup: we’ve beaten most teams in the world and even with the ones we haven’t beaten recently, we’ve pushed them close. The fact that the tournament is in our home country is a massive weapon for us – our home supporters urging us on will be the 16th man.” With a motto of “work hard, be dedicated,” Brown puts in his own training outside of his routine with club and country, alongside personal coach (and former Scottish hurdler) Margot Wells. “Margot does most of my conditioning off the field. Having a sprint coach is a big part of my training that has gone really well and it’s got me playing at the level I want to be at. We do speed and endurance drills on the track, as well as power and strength work in her gym.” At Harlequins, Brown’s schedule includes contact sessions on a Tuesday and team-based training on a Thursday and Friday, “the intensity of training lifts when you get into the England camp because everyone is desperate to prove themselves,” he explains, insisting with a grin

“The more you go up a level in sport, the more interest there is from outside influences” that while, “once you hit the training field it’s competitive, off-field everyone gets on. You have your own social groups – perhaps with your own club mates – and there’s a great atmosphere. As a squad you get the odd different guy coming in and out, but we’ve been together a long time as England, so now there’s more of a league club atmosphere around the camp, which is what we wanted.” While self-imposed pressure to do well is a given, the national passion for sport brings its own sense of expectation. “The more you go up a level in sport, the more interest there is from outside influences,” says Brown. “I try not to listen too much to the outside world; I focus on what I’m doing and use that as motivation.” I ask how he finds the media attention offfield: There’s a pause and a bemused smile. “As you mature you become more aware of things that go on around you. We’re under no illusion about the kind of role models we’re expected to be. Representing your country comes with a responsibility to set good examples and standards.

I look up to people like David Beckham. Hopefully I can have the same effect, although not on as big a scale as him.” In another situation, it could be a PR sound-bite, but Brown, who happens to be a huge Manchester United football fan, comes across as genuine – shyer and more approachable than you’d expect from his explosive bursts of power on the rugby pitch. “When playing you need aggression because

then, he won’t let the risk of setbacks change the way he plays. “If you let negative thoughts in, it can bring negative [performances]. You have to be in the mind-set of becoming a better person and a better player.” It will be business-as-usual in the run up to England’s first World Cup game at Twickenham against Fiji on 18th September. “The night before a game I get the same clothes out, I get my kit ready; I wash my boots the same way and then check the studs are tightened. On match day, I warm up and stretch, and have a massage. Then, when I run on the pitch I always touch the floor with both hands. Once you get to a certain level you want everything to stay the same.” And for Mike Brown – and the fans – that can only be a very good thing. therpa.co.uk

it’s a physical sport, but if you’re too aggressive you can lose your focus. You need calmness [too], so that you know what’s going on around you. I’ve definitely got that in my game,” he says. He credits The Rugby Players’ Association (RPA) for the support it has given him throughout his career. Founded by former Wasps and England centre Damian Hopley, who was forced to retire at the age of 26 through injury, the organisation provides training and skills opportunities and gives advice on welfare to both current and former players. “I’m lucky to get paid to do something I love. I’ve got great people around me at The RPA and the club – as professional sportsmen we work hard to achieve what we do and we’re in our own little bubble, so when that is taken away it can be incredibly difficult. People like [those at] The RPA make that transition easier and more comfortable. As a young athlete you don’t think about the future much, but now I’m getting to 28 and 29, I’ve started to think about it more.” Harlequins’ fans will be pleased to hear that mentoring or scouting for the club interests him further down the line, as do possibilities with his sponsor, Adidas. Outside of sport, he’s also invested in property and hopes to continue to build his portfolio. But until

In fact, you are likely to be sitting on a train, sitting at your desk, or sitting at home right now – and sitting could be killing you. Here are some alarming facts: sitting for more than six hours a day leads to an increase in chronic disease including high blood pressure, heart disease, diabetes, cancer and elevated cholesterol; sitting for more than six hours a day also increases obesity, muscle degeneration, poor circulation and soft bones; it also leads to an increased risk of cancer, particularly of the colon, breast and endometrium; and finally, if you sit for more than 11 hours a day you have a 40 per cent higher risk of dying within three years. The scariest bit is that going to the gym, pumping iron, and eating a healthy, balanced, natural diet

will not compensate the damage that daily desk time is doing. Only moving regularly throughout the day is going to help. While you might assume that you would be able to physically feel any spine damage, many of us have undetected misalignments, pressures and tensions that can erode joints, damage nerves and create long-term issues, without our awareness. Our spines are our body’s main highway; carrying our nervous system, connecting our brain to our muscles and determining everything from our mood to our heart rate and from our hormone levels to our muscle health. Therefore, it stands to reason that spinal health is critical to overall well-being and, like most other aspects of our body, input impacts output. Just like teeth need to be brushed and muscles need to be used, your spine needs to move, ideally every hour to improve your stability and mobility. The health of your spine is improved with good nutrition, regular exercise and emotional regulation, but it will not be optimal without regular action. So, next time you are pumping iron or trying to beat a personal best, think of your poor spine, squashed and stressed in a desk chair and begging for a walk to the water cooler. I

introduce myself to Touker Suleyman, one of three new dragons in the 13th series of BBC’s Dragons’ Den and he’s already impressed. “How long did you practise my name for?” he teases. I shrug the question off with a look that would suggest I’ve been living near Sultanahmet scoffing simit for breakfast since I was in nappies. Touker came from Northern Cyprus (the Turkish side) in 1958 after the troubles with EOKA (National Organisation of Cypriot Fighters) started. From modest circumstances he’s built up business after business with increasing success. Despite being 61, he’s also a bit of a peacock, with a pocket square that thrusts out like a flamenco dancer’s leg. He needs to be though. One of the businesses he’s turned around has been Hawes & Curtis, the shirtmaker. Established just before the war, and for a while hugely in the red, in 2000 he paid £1 for it; the company now boasts 28 shops, a £21 million turnover and is debt-free. The other big name is Ghost, an iconic British brand that he’s busy relaunching with similar flair.

“Hawes & Curtis is undergoing a transformation. It’s becoming a lifestyle brand, so limelight is not to be shunned” Surely Dragons’ Den is just a way of getting some free publicity then; it can’t really be about bagging big investment opportunities. “Well, to be honest, it’s a bit of both,” he answers. “Hawes & Curtis is undergoing a transformation. It’s becoming a lifestyle brand, so limelight is not to be shunned but I do see it as a continuation of what I’ve been doing (business-wise) anyway.” And to be fair to him, it’s not like Suleyman hasn’t busied himself investing before now. He reels off a list of start-ups he’s had a major hand in backing: Bike Soup, Huxley & Cox, Docks Rio and Intelligent Futures, many of which he helped develop with his Prince’s Trust mentor hat on. Despite this experience, “Peter and Deborah get the lion’s share of the hundred or so pitches on the show, because not only do they have such a huge amount of knowledge but their empires connect in fortuitous ways,” he explains. Is that something he seeks to emulate? “Let’s just say that every single

one of my investments is in a different industry.” Some of my more cynical friends have suggested that the investments on the show aren’t wholly the dragons’, insinuating that the licence fee is being used to ill effect. But Touker wafts the question away – it’s simply not true. Feeling devious, I flippantly mention the programme seems to have had quite a high turnover of business-mad basilisks (Kelly Hoppen, Piers Linney and Duncan Bannatyne all left after series 12). “Well some will have retired, others will have had enough; the BBC did remark that a turnover is natural to keep the show ‘fresh,’” Suleyman says, parrying my cheeky imputations. He’s not scared about dropping a winner either. “You can’t live like that: it’s like saying I should have bought a property in Knightsbridge ten years ago,” he protests. “Part of life is just going with your gut feeling.” And his gut tries to define the person first (“can I work with him or her?”), the idea second (“are there gaps in the market for it?”) and its saleability last. He’s adamant that the decisions made about the entrepreneurs and their products must be made on the spot, in front of the camera – there are no proposals or briefs handed to the dragons before the show - it’s all legitimate. “There is a follow up though,” he admits, “and there can be drop-outs at that later stage.” Even when entrepreneurs are successful through all the early stages Suleyman urges them to remember that cash is king. “The fact is you can have the biggest business in the world but if you can’t pay off your staff on the Friday night, you’re bankrupt just like the rest of them.” And he would know. One of the biggest mistakes he made in his own career was “taking over businesses without doing due diligence enough on them,” resulting in cash flow problems. Experience is obviously one of the things the new dragon offers to an entrepreneur with a business plan, but all of the panel drone on about their ability to “add value”. I want details. He’s steadfast in his view that young businesses spend years trying to get what dragons can give up front. “Cash is the obvious one but more often than not, people don’t know which doors to knock on – let’s call this strategy, and even when they do they don’t have the details – so there’s a problem with contacts.” He also discusses morale. It’s rarely mentioned because it’s difficult to measure but there are often so many obstacles in the way of

young businesses that the confidence that having a dragon backing you gives can be priceless. With so much money at stake and so many egos on the line, there must be flare-ups in the kitchen of commerce. Suleyman picks up on the tinge of hope in my voice. “I’m sorry to disappoint but actually Peter and Deborah are really nice to the new dragons. In fact after most shows we’ll all go out to dinner afterwards and give each other time on the phone whenever needed.”

Time that is very precious for most businessmen and women, and so despite Touker’s catchphrase on the show being the stratospherically cheesy “I can give you Touker time,” (I’m not entirely sure whether he just likes the alliteration or is fully aware of the one-hit X-factor ‘wonder’, Chico Slimani’s similar slogan and simply wants to appropriate it) it’s an offer few entrepreneurs can dare to refuse. Community Gardening Following the opening of the inspiring gardens at Crossrail Place, Canary Wharf Group wanted to give interested local people the opportunity to flex their green fingers and get involved with the gardening at this site. Roof Garden Players The Roof Garden Players started their residency at the Crossrail Place Roof Garden in June, part of the Bloom Theatre Festival. The players are five actors who under the guidance of writer and director Sebastian Rex will devise three new shows accompanied by a series of interactive workshops in theatre skills, costume and set making. The team pitched in to set -up and run the Fun Day (sponsored in part by Canary Wharf Group), which welcomed around 500 locals to the event. Stripping the Willow Sculpture by Julian Wild  29 June – 15 August  Lobby One Canada Square, Canary Wharf Although working in traditional materials such as bronze and steel Julian Wild has established a highly individual language based partly in geometry and partly in his observations of the natural world – ideas that he expresses in line. In his early work he used line as a network that described what could be solid form, then for him the line became an energetic force zig-zagging its way through serial changes in direction to create dynamic incidents in sculptures such as Indeterminate System 2011 and Ilex 2014, both of which feature in this exhibition. However, what happened next marks Wild’s individuality with absolute clarity. He takes line as his subject using it as a metaphor for exploring new concepts. Stripping the Willow is a group of sculptures based on Wild’s observations of an aspect of woodland management, stripping willow or withy stems in preparation for making baskets or woven fences. In a series of maquettes, he looks at a number of ways in which the line could be treated by stripping part of it away. His maquettes, Split, Peeled, Spliced and Slipped are all part of his language for Stripping the Willow. Made in mirrorpolished bronze and stainless steel, these and the larger sculptures benefit from Wild’s high gloss surface finish. In some, portions are powder-coated red, which lends a somewhat visceral quality, thereby moving his concepts away from the purely pastoral. Ella worked with Early Years children to design and make playfully interactive Higgledy-Piggledy Trees. The project also included teacher training and family workshops. hen it comes to the benefits of a raw food diet, Stephanie Jeffs, a chef and writer who has made her name under the Explore Raw brand, is adamant: “you can’t feed high performers, low performing fuel. It just doesn’t work.” Insisting that catering should be as much a consideration for a business as its boardroom agenda, Jeffs has become a spiralizing (that’s a Japanese gadget that transforms vegetables into pasta-like ribbons) success story, having launched cookery classes for Londoners aiming to incorporate more uncooked produce into their lifestyles, alongside a food consultancy service, her recipe e-books and the new buzzword in luxury – a retreat – designed for those who want to attend cookery school in Portugal. “Seriously the advantages of eating more raw food are limitless,” she says. “The benefits usually associated with a clean, raw food-based diet would be weight loss, weight gain – if that’s an issue raw foods can balance the body again – clarity of thinking, much more energy, less stress and so much unbounded wellness. Athletes and those who train regularly notice increased performance and quicker recovery when introducing green smoothies and plant-based living to the overall diet.” Jeffs was working in the City when she realised that she was living a sedentary lifestyle fuelled with coffee and wine. “I would often be working late to entertain clients or host workshops and meetings and to keep myself energised I would fuel myself with everything unhealthy. I knew that I had to wipe the slate clean and start again – I did a juice cleanse initially and was blown away by the results.”

Today she advocates that at least 51 per cent of a person’s daily nutritional intake comes from raw food to improve overall well-being. “If 51 per cent of the daily plate is made up of salad then that’s probably a great start but it’s not going to cut it in the long term. A substantial raw food diet should consist of plenty of sprouted nuts and seeds, as well as fruits and vegetables,” she says. Traditionally, raw food based diets are vegan, but it is possible to incorporate cured meats and fish such as beef tartare and salmon sashimi into an eating plan, although Jeffs promotes opting for greens such as spirulina which consist of up to 70 per cent protein, as a substitute. If you’re a pasta fan, swapping gluten-rich grains for ribbons of courgette or butternut squash also gives dishes a similar taste and consistency and using creamed

To make crackers, breads and pizza bases you’ll need to use a dehydrator, a gadget that typically raises the temperature of foods, albeit to less than 43 degrees. “This keeps the food living and maintains enzyme activity,” explains Jeffs. “While a pizza base will taste just like its breaded counterpart, nutritionally it’s a whole different ball game. Dehydrated foods are gorgeous but

nown for its architecture from a distance, Canary Wharf’s Crossrail Place is home to a range of restaurants, bars and entertainment venues. And Chai Ki, split into a more formal dining space which is soon to open, and a relaxed bar and eatery named The Toddy Shop is one of its new additions. Its double-height ceilings create a mezzanine space for groups, and a rather impressive wine rack over the bar: owner Rohit Chugh used his travels as inspiration, adding colourful turquoise

Chai Ki’s all-day bar menu stretches from breakfast, with cinnamon porridge and sweet buttermilk pancakes, through to dinner, and all but one of the tables were full when a friend and I visited in the evening. Sharing dishes make it ideal when you’re looking for somewhere to socialise, and are equally handy for mixing and matching the array of flavours on offer. We ambitiously opted for two of these, and staff are happy to bring them as a starter on request. The highly recommended Burnt Chilli Chicken did have a spicy kick so be

warned, although it was tempered by the mint yoghurt in our other dish, Shakarkandi Chaat, a combination of sweet potato and spiced chickpeas topped with a sprinkling of sev – deep-fried and spiced strands of gram flour which add an intriguing crunchy texture. As we took a break, Bellinis were a special on the surprisingly lengthy and inventive cocktail menu so I opted for Lychee Rose (not as floral as you might think) and my friend for the nuttier almond and apricot variety. Burgers and chips made a surprise appearance as we moved onto individual main courses, albeit with an Indian twist. Bun Farcha was a sinfully buttery bun filled with green chutney marinated chicken (portions are generous), mild enough to pair with the masala spiced fries and red chilli mayo. Vegetarians are also catered for, and the Dakshini Korma with steamed rice was a rich and warming, almost cinnamon-like sauce served with aubergine, sweet potato, snow peas and South Indian spices. At the end of the evening, the waitress backed away at the amount of empty plates, in need of a tray, showing just how tempted by the menu we’d been. Yet we made the final hurdle. Dessert options were short but sweet so we cooled off with pistachio Kulfi (Indian ice cream made by boiling milk until it condenses and served on a stick), a perfect example of the fresh ideas the menu brings. 1 Crossrail Place, 020 7408 7630, chai-ki.com

T

he wide-brimmed hat and oversized sunglasses uniform à la Sophia Loren, the men parading around in the latest Vilebrequin trunks with candid prints and the yachts drawing into the bay as the day turns to dusk: If someone had blindfolded me, put me on an aeroplane and then asked me where I holidayed in June, I’d have put all my money on St. Tropez. It would also be at that point that I broke down in tears and submitted to a life of poverty, as I’d have been completely incorrect. Porto Heli is a small seaside town in Greece. Located on the eastern side of the Peloponnese peninsula in the south of the country, the cosmopolitan village certainly has a timeless and elegant Riviera feel to it. As glamorous, gorgeous people flock to enjoy the jaw-dropping backdrop with its indistinguishable sea-to-sky contrast, Porto Heli is becoming a real destination for both Greek residents, especially nearby Athenians seeking a fun-filled weekend away, and tourists wanting to enjoy the Mediterranean lifestyle at its finest. Still relatively quiet in terms of hotels, in a good way, one of the area’s more exclusive meccas is Nikki Beach Resort & Spa. A shining, bright white beacon of fun, it’s the second resort from the Nikki Beach brand, after Koh Samui, and it opened last year. The Nikki Beach name

is globally renowned as a symbol of decadence, combining dining, entertainment and music, and starting with the illustrious beach clubs, of which there are 12; dotted from Saint Tropez to St Barths. The concept was founded by American entrepreneur Jack Penrod in 1998 as a result of a personal tragedy. When his daughter Nikki died in a car accident in Miami in 1997, Jack created a garden for her at Penrod’s Beach Club in Florida. And, as its celebrity-packed Monday night parties

The brand was named Nikki Beach in celebration of his daughter’s life. Nikki Beach Resort & Spa Porto Heli spans 8,000 square metres, with 66 sea-view rooms, two restaurants, a beach club and a spa. The original site was built in the 1970s and it has been tranformed by Gatserelia Design to embody the brand’s glossy image. Entering the lobby, the theme is all-white-everything. Immaculately shiny floors you can see your face in meet white

walls, left plain except for book shelves of delicately selected trinkets; two giant ceramic red apples, here, blue vases there. Curved white sofas are dotted around the space, but the most impressive aspect of the lobby is the contemporary installation of circles which creep up columns and are mounted on the ceiling – they are supposed to appear like pebbles, as an extension of the sea into the hotel. If you were so inclined, you could visit Nikki Beach Porto Heli and not step a foot outside – Café Nikki would keep you fed and watered. When I say ‘fed’ and ‘watered’, I mean indulged with international favourites, from sea bass ceviche to wagyu sliders, barbecued octopus tentacle to traditional Greek meze platters filled with olives, baba ganoush and of course, hummus. However, for a real show-stopper of a dish, and I use the word dish cautiously, order the sushi. It may not sound too out of the ordinary, even on paper; the extensive raw menu lists various sashimis, nigris, California rolls and the like. But, what’s not so conventional is the carved wooden dragon they’re served on, which is what I can only imagine Japanese emperors dine from. Paired with refreshing cocktails, both classic and innovative,

from a pisco sour to a Nikki Beach Mojito, it’s very easy to see lunchtime drift into supper. Plus, with the entire restaurant mounted on decking, with the glittering Mediterranean Sea as your scenery, you won’t get bored. However, to make the most of the weather and atmosphere head down to the Beach Club just in front of Café Nikki. Reclining on a double lounger on top of the signature orange towels, it’s easy enough to doze off, providing you’ve got factor 50 sun cream on if you’re anything like me. Even though the resort fizzes with life, the infinity pool is an incredibly serene spot and makes even the most ardent cynic a little philosophical while swimming to the edge and looking out on to the bay, especially when the light hits the water just ‘so’. You can even swim your way over to the bar – with stools embedded in the water, it’d be rude not to order a Marrakech Martini to feel suitably refreshed. The 66 rooms at Nikki Beach Porto Heli range from Luxx rooms to Ultra Roof Top suites and all have the same lavish yet understated design. With accents of powder blue drawn out in the cushions and rugs, the rooms are styled with clean lines and minimal fuss. The ‘floating’ bed

is cocooned by the biggest duvet I’ve ever seen, which makes getting out of it almost depressing. However, there’s one element which beats the bed: the bath, and I consider myself somewhat of a bath connoisseur, a snob. I could almost swim the bath at Nikki Beach; the water went up to my collarbones, and the depth allowed for a huge puff of bubbles which began to creep out of the bath. I’ve never been more relaxed. As every bedroom at the hotel has an impressive panoramic sea view, whether it’s a balcony or private terrace with paddling pool or hot tub, retreating to your room doesn’t mean you have to hide from the sun. Nikki Beach Porto Heli incorporates the Nikki Spa. Start off by taking a herbal tea in the spa lounge while stretching out on the circular beds, before going

yet not over-bearing staff couldn’t do enough to make the stay as comfortable as possible. Whether it’s lending you some insect repellent at dinner, or laying your towels out for you on the sunbeds, the service is impeccable. I’d return again and again. For those with families, or those wanting a more peaceful or romantic experience of Porto Heli however, its competition is the Amanzoe, although many guests choose to party at Nikki Beach and visit Amanzoe, or vice versa. Encircled by undulating olive groves and located a 10-minute drive from the bustle of the beach, the Doric-columned Amanzoe has a palatial feel influenced by classical Greek architecture, reminiscent of the Acropolis. With reflective pools, speedboats for island hopping, and ‘pavilions’ rather than rooms, this hotel is the epitome of Greek luxury. A sense of calm shadows the entire place; even the staff talk in almost whispered tones when wishing you good morning and you’d be lucky to catch a glimpse of other guests aside from in the restaurants and at the private beach club. Its own Aman Spa also offers a contemporary take on ancient wellness rituals. Regardless of where you stay, you can’t visit Porto

Heli without a trip to neighbouring island Spetses. From Nikki Beach, it’s just a 15-minute boat-ride away and the hotel is happy to arrange to pick you up from the resort’s jetty. The whitewashed island has a long naval tradition, and its beautiful neoclassical buildings make for great photo opportunities. Also, it’s a car-free island, bar the odd taxi, so expect to see horse-and-carts rather than Ferraris, if you’re interested in a spot of culture. A picturesque old harbour, grand captain mansions and water-side drinking holes; frame the perfect spot for lunch or dinner. I recommend the Water of Love restaurant for fish fresh from the sea and unparalleled views over the turquoise waters. This is pure Mediterranean hedonism at its best, and it’ll have you singing the classic you’d rather forget – ‘Hey Nikki, you’re so fine, you’re so fine you blow my mind,’ – all the way home. Landing in the UK this month, the 3 Series refresh sees the models made more agile: revised chassis, stiffer suspension and repowered power steering all make for a smoother, more intuitive drive. The engines have been revised too: still available in three-, four- and sixcylinders, the models across the series have kept their power but reduced their C02 emissions. For the exterior, changes are subtle with new headlights and lower bumpers. MODERN CLASSIC Entrepreneur David Brown wanted the looks of a 1960s GT but the space, performance, comfort and safety of a modern. So he built one. Matthew Carter reports

D

epending on your point of view, classic cars are either timeless icons or stuck in a time warp. Few will disagree that a classic such as a Jaguar E-type or an Aston Martin DB5 can still turn heads after all these years or that they are worth a small fortune. But according to the naysayers, when it comes to the driving experience they can be woefully inadequate. Brakes? None to speak of. Steering? Good for building bigger biceps. Refinement? Sorry, can’t hear you above the racket. As for reliability and build quality, let’s just say that to own one you’ll probably need platinum membership of the AA or the full time services of a mechanic. And deep pockets to pay for it all. David Brown knows the feeling only too well. A few years ago he was loaned a Ferrari Daytona for an event in Spain. A big muscular beast with a glorious V12 engine, the Daytona is regarded as

one of the finest Ferraris ever built. And Brown was looking forward to driving it. “What a disappointment. It was clumsy to drive, seemed underpowered and it was unbearably hot inside the cabin. It was no better than a Transit van… actually that’s being mean to the Transit, which is a far better vehicle,” he says. “Fortunately the Ferrari started to go wrong and eventually broke down altogether. I hired a little Peugeot 106 in its place and had much more fun. The other people still stuck in their classics were extremely envious.” The whole episode did, however, make its mark on Brown. “I love the shapes and styles of cars from the 1960s so I decided to see if I could create something just as voluptuous but which drove like a modern vehicle.” There are two ways of doing this. The easiest route is to rebuild a classic using modern engineering – ventilated disc brakes, power steering, upgraded engine and chassis and so on – in the old shell. “The trouble with that,” says Brown, “is that the car is still as cramped and compromised as it was 50 years ago.” So he decided to take the second (and more expensive) route and build, from scratch, a car that looked as if it came from the past but was, in fact, as modern as could be. The result is the Speedback GT. Brown has a background in engineering and manufacturing, the family firm building heavy-duty construction and mining equipment for Caterpillar before selling out to the American company. Combining manufacturing know-how, modern digital measurement technology and an advanced five axis milling machine with the traditional skills needed to hand roll aluminium panels, Brown knew

he could produce a low volume contemporary GT with the heart and soul of a classic. And do it quickly. He turned to Alan Mobberley, a former head of design at Land Rover, and together they came up with a shape that has echoes of the past yet remains truly modern. The influences are obvious, or so you’d have thought, but apparently it depends where you’re based. If you’re from the UK, the Sportback GT is a dead ringer for the Aston DB5 – an example of which lives in petrolhead Brown’s extensive garage. This link is further strengthened by the coincidence of names – the boss of Aston Martin in the ‘50s and ‘60s was called David Brown and he

Which is just as today’s David Brown likes it. “There are influences from everywhere, but Alan has come up with a shape that is unique to the Sportback GT.” It took just two years to develop and much of that is down to the use of existing running gear from the supercharged Jaguar XKR – the project has Jaguar’s blessing. The prototype was launched in Monaco a year ago and has since been used as a test mule, motor show queen and press demonstrator. It is, to date, the only example in existence, though the first half dozen of a total run of 100 cars are nearing completion. All have been pre-sold despite the cool £499,950 (plus local taxes) price tag. All of which means my brief test drive – with the boss in the passenger seat, no less – is in the priceless original. No pressure then. Sadly, the traffic is so bad that the chance to stretch the Speedback’s legs are few and far between – so no exploring the handling on the ragged edge. But although the drive was mostly spent crawling through rush-hour traffic, it was immediately apparent that this car is a long way from a typical lashed together prototype. Beautifully handmade, the sensuous lines of the Speedback really do waft you back to an era when GT meant Gran Turismo and a car like this was

meant for high-speed cruising across the continent. Except that the Sportback is far more practical than a period E-type, Aston or Ferrari. For a start it will outperform them, thanks to one of the best engines on the market – the Jaguar V8 not only has the muscle, it has one of the most glorious soundtracks around. Wonderfully docile in traffic, it turned into a snarling animal on the one occasion I was able to boot it away from the lights, even if oversensitive traction control software tried to stall my progress – but this is a prototype after all. As the XKR handled pretty well, you can be reasonably sure the Sportback’s straight-line performance will be matched by confident road holding and handling. Certainly the ride comfort is up there with the best. The cabin, too, is a work of art – if a little heavy on polished aluminium – while some of the currently confusing minor switchgear is being changed on the production versions. The luggage area is ample, certainly much bigger than a typical 1960s classics while best of all are the clever touches, such as the picnic seats. A twoseat bench lives under the boot floor ready to be locked into position above the rear bumper when the car is parked at, say, Glyndebourne or Ascot. “I wanted something that looked the part but was bigger and better than any classic car you could mention,” said Brown. He’s certainly created that – you just need deep pockets to share his dream.

he Canary Wharf sales market has sparked back into life post-Election, having been rather dampened down in the month leading up to Cameron v Miliband. While the majority of properties in the area were not under threat of the proposed Mansion tax, there was a huge amount of uncertainty in the air and it had led to rather a quiet property market with buyers taking a breather due to lack of stock, while sellers held fire until the Election was resolved. Now with a further five year term for the Conservatives locked into place, sellers have renewed confidence about bringing their properties to the market, and buyers are keen to get deals agreed and be moved in time for the summer. The biggest problem the resale market faces in Canary Wharf is the simple problem of a shortage of stock. Well-presented properties brought to the market at the correct price are immediately seeing high levels of interest and many are selling at or above the asking price within a week of marketing. The Canary Wharf area will once again be receiving a huge amount of interest both globally and within London. Over the coming years, it is by far the area with the largest development pipeline planned. New quarters, towers and public spaces will be built on the estate and off it. An extremely busy summer is approaching with a number of London’s most high profile schemes being built in the area. SETTLING IN SPAIN After a substantial downturn period of six years, things are looking up for the Spanish economy and property market, at a time when the pound-euro exchange rate is strong. Figures from the latest Spanish Council of Registrars bulletin indicate just over nine per cent more residential properties changed hands in the first quarter than did so in the same period in 2014, and that there was a nine per cent increase in the numbers of these properties that were bought by foreigners. With a growing superyacht industry joining the country’s attractive golf courses and beach clubs, the attraction is clear. s the summer months approach, tenants can finally see light at the end of the tunnel. Over the last few years the market has been very much a landlord’s market with stock levels being low and demand high. Over the last three months I have seen this beginning to change. Stock levels have increased in the area; however applicant levels have stayed the same and at some rental rates have decreased. Core market properties are still moving well – one bedroom units between £350 and £400 per week are being agreed the fastest, while two bedroom offerings between £400 and £475 per week, are being snapped up within just seven days of hitting the market. The prime market is still very much as it was earlier this year and activity is very quiet compared to this time last year. We have seen a number of landlords increase their asking prices between five per cent and ten per cent above what was achieved 12 months ago, and these units lay empty gathering dust on the market. It is a harsh lesson, but landlords must remember that applicants will only pay the amount of rent that the properties are actually worth. My main advice is always the two Ps, price and presentation. If your property isn’t priced correctly and presented well then you will struggle to fight off the competition. Landlords need to make sure their properties are eye catching and appealing on the internet and just that little bit different to stand out in a crowd. It is still really important that landlords instruct the right agency who can give the right advice to secure a corporate tenant at the correct rental price quickly. We have all seen great apartments sitting idle on property portals with no activity as the price was too high. Landlords must be realistic and look at the facts. Rents over the last three months have increased in E14 by 0.2 per cent, not 20 per cent.

ay’s General Election was the cause of considerable uncertainty regarding the property market and what was likely to ensue once the Election had taken place. At Franklyn James we saw many homeowners sitting on the fence with regards to selling or letting their property. This in turn restricted the supply of housing to the market, thereby providing applicants with very little choice. Many tenants opted to continue their existing tenancy and in some cases buyers finding themselves without other options were forced to venture into new postcode territory. Incredibly, in the first quarter of this year it was reported that the instructions listed were lower than during the same period in 2008, at the peak of the economic recession. On reviewing marketing reports from a conference which I recently attended, the figures suggest that the same pattern occurs before and after every Election; prices rise due to reduced stock levels and then gradually the supply is restored. With interest rates currently at such a low level, there really has never been a better time to purchase a home than the present – the problem is trying to find it!

ccording to recent data, house prices in the UK reached a record high in June. The average asking price of a home in London is now a staggering £613,922 and Rightmove reported a three per cent increase in asking prices between May and June this year. The recent surge in buyers after the General Election has not been met by an increasing supply of property, exacerbating the situation further. In fact, the number of new properties being listed for sale is falling, perhaps the by-product of political stability. Planning constraints and restrictive funding criteria are still making life difficult for small and medium-sized developers so in order for the supply chain to move in earnest, this issue needs to be addressed soon. London has also finally recognised the need to build higher in order to address density issues. As a consequence, the London skyline is rapidly changing in order to accommodate the swelling population. Whether or not it can change quickly enough however, is yet to be seen. Vendors seem confident that the market still has some way to go before we hit the peak, hence the reluctance to sell in the current climate. This does however, play into the hands of anyone who needs or wishes to place their property for sale. As agents it is our job to capitalise on the surge in demand and the lack of supply. What is happening in the Central London development market as we enter the second half of 2015 with a new government? The Central London market has remained robust throughout 2015, and although there was a slight slowdown in activity around the General Election, healthy activity has now returned to the market. Off-plan sales remained robust in the first half of 2015, with some sensitivity for high-value property. Development activity has been shifting towards Outer Core areas over the past 12 months, with annual starts up by 59.3 per cent in contrast with Core Central London, which is down by 43.2 per cent over the year. Looking forward, we now need to focus on supply solutions that will tackle the real issue facing the UK housing market. Policies to date have been about the demand-side solutions (such as HTB), but the government needs to concentrate on policies that can drive a step change in supply solutions. While these will take some time to bed-in and manifest themselves, they will be the solutions that ultimately provide the help where is OUR it needed most. We predict that with five years’ worth of clear runway to aim at, we can expect to see a continued rate of growth in housing market transactions that have been slowly gathering momentum since the Conservative majority victory on 8 May. We predict that pricing is likely to remain under upward pressure, in line with a healthy, stable economic backdrop, real income growth, subsiding political risks and a sclerotic housing supply response playing out. Political risks are always present in residential markets. The UK needs a government that actively seeks to provide certainty so that markets can behave efficiently for the benefit of the economy.

Is it all plain sailing or are there obstacles to growth that we need to be aware of? With certainty and stability resuming, there are three political changes that may create renewed tensions in the housing market – the EU referendum, regional devolution driven by Scotland, and in London, the 2016 mayoral elections, where housing and affordability will take centre stage on candidate manifestos. In the one region of the UK where Labour support actually grew, expect some of the national election ideas around high-value property taxation and caps on rental growth to re-emerge. In line with JLL forecasts from November 2014, continued modest price growth of 4-5 per cent is anticipated nationally through the course of this year and over the medium-term. As a result, our pricing and transaction forecasts remain unchanged nationally.
