t’s time to kick up the leaves, metaphorically. In the past three months the London art scene has given us portraits you can smell, landscapes you can taste and prints you can feel (thanks to speakers emitting ultrasonic waves, in case you were wondering), as it embraces digital innovation. In Canary Wharf, we have around 20 pieces of technologically-enhanced art and curator Keith Watson has joined critics in insisting that “art is anything that makes you question ‘what is art?’” Are you ready for the next generation of creativity? Find out on page 22. For leading make-up artist Lisa Eldridge, cosmetics are her medium of choice. In a new book entitled Face Paint, she shares the colourful secrets of beauty routines past and present, including the use of kohl by the ancient Egyptians and the discovery of glitter ground from plastic in the 1930s. Then, as now, beauty can be daring, bold and fun (p.50). If you really want to break the mould however, I suggest you read Alex Harrison’s fascinating interview with daredevil adventurer Bear Grylls, a man who is candid about breaking his back, trekking with US President Barack Obama and the death of members of his mountain-climbing team on Everest. It is his aim to inspire the next generation of explorers on page 60. Not to be overlooked, Kelly Hoppen MBE has her own successes to celebrate. Having headed up her own interior design firm for 39 years, on page 88 she rubbishes descriptions of her style as ‘minimalist’ and credits passion and tenacity for allowing her to build an empire based on a unique look. hat do fields taste like? Can you hear fear? What colour is dreaming? The above are some of the random questions generated by the editorial team in the course of researching the interaction between art and technology. Using motion, sound and other sensory experiences to enhance artwork has become a prominent trend within London’s art scene, not least thanks to
“Emotions and art are now intertwined because art can engage the senses” two major exhibitions this year, including Tate Sensorium, winner of the Tate Gallery’s annual IK Prize. Visitors to the installation of four 20th century British paintings were invited to taste charcoal and smoky lapsang souchong tea while viewing the dark, industrial scene of Francis Bacon’s Figure in a Landscape, smell vintage hairspray as they saw Richard Hamilton’s Interior II (pictured), hear the sound of a shipping dock alongside David Bomberg’s In the Hold and feel
a touch on the hand from an ultrasound speaker as John Latham’s Full Stop was interpreted as a play on the concepts of presence and absence. The exhibition was so popular that its run was extended – and a growing number of critics are speaking out in support of combining the seemingly contrasting spheres of digital living and creativity. In Canary Wharf, Level39 – the start-up incubator for technology firms – is home to just under 20 pieces of interactive art that use light and mechanics, some of which are valued at up to £30,000 each. For Keith Watson, the curator, portraits with eyes that literally follow you, neonlit images of heads and App-powered musical wallpaper are all valuable precisely because they inspire debate. “Art is something that makes you think of something other than what you are working on, it challenges you. Art makes you think about what art is,” he says. As opposed to digital technology restricting thoughts and feelings, Watson insists: “Emotions and art are now more entwined because art can engage the senses.” Indeed, Tony Guillan, the multimedia producer at Tate, who directed the IK Prize and oversaw the award of a £60,000 development budget

to creative agency Flying Object, agrees that “technological content should draw you in to a deeper experience of art.” The Tate Sensorium exhibition invited visitors to wear wristbands measuring their physiological responses to the art they saw, “to encourage them to slow down and focus on their experience,” he says. “The feedback has been fantastic. Everyone has loved it.” Art critic Estelle Lovatt explains: “The use of technology in art means that it takes less ‘work’ from the viewer in order to produce a more interactive and fulfilling experience. We know from the use of video games that people want to be part of a story; we know that technology excites, intensifies and fuels our senses and then that we will more readily engage memory and imagination to discover the full beauty of an artwork.” Of course, there are caveats. The judging panel that elected Sensorium were asked to consider the question ‘does technology complement or distract from the art?’ and reminded that additional features should not detract from the visual display. For this reason the winning idea was presented in dark rooms in an exhibition that the team maintains was ‘pared-back’. Another issue when fusing art and technology is ensuring the conservation of historical artworks. Like the Soundscapes exhibition at the National Gallery that invited composers to create music inspired by paintings dating from as early as the 15th century, Tate Sensorium layered sounds of high frequency in the same room. “The sound designer immediately started to hear sounds that represented the artwork. When you look at an artwork there is a tension between the sensory experience of sound and the figurative piece. We wanted to play loud noises, using unusual deployment technology and hyper-directional speakers. We were also using a laser and the displays were unglazed. So, we worked very closely with a dedicated team to [avoid damage].” says Guillan.
Of course, once technical elements have been combined with an artwork, they might not fit with the audience’s perception of it – the experience could be wrong. For this reason, it’s argued that technology is better considered as a medium to create art, rather than a way of helping interpret it. The forthcoming Reflections exhibition at Opera Gallery showcases video installations, animated optical illusions and other imagery produced by artists to reflect themes of surveillance, intervention and collaboration. “We start with an idea and we use whatever means necessary to make that idea a reality. It just so happens that the best way to realise our vision is through the use of digital media,” says Kristen McGuire, who together with her partner Davy, uses projections of fragile objects for storytelling. “It seems that the digital epoch will be a defining moment in history so naturally the art of this age will reflect the society that it is in,” she says. “Each stage of human history has been

When painters decided to move away from egg yolk and started to use oil to enrich the palette, they were advancing their medium and thus using technology. hen Tom Hanks hopscotched over the keys of FAO Schwarz’s giant floor piano in the 1980s hit Big, the keyboard-cumdance mat got more than its 15 minutes of fame, as waves of tourists flocked to the Fifth Avenue toy shop. Back then my childhood self would have given anything to join them on their musical pilgrimage and stamp out the notes of Chopsticks to an adoring crowd, but the nearest I got to my musical moment was thudding out a syncopated rendition of Greensleeves on dusty Yamaha decks. My piano skills might not have improved since then, but the technology behind the instrument has. Making a noise with its latest model, Steinway & Sons has long been in the musical vanguard, this year reaching what is arguably the final frontier in the instrument’s innovation: the Steinway Spirio, a piano that can play itself and replicate pitch-perfect performances of virtuosos, courtesy of 1,700 artists. Amid its fleet of the grandest grand pianos money can buy, the company has referred to the recent release as its most significant product innovation in 70 years. The drumroll isn’t for nothing; an engineering masterpiece, the Spirio system is
available exclusively on a select number of Steinway grand piano models and enables live performances that are, in a further stroke of ingenuity, controlled at the touch of an iPad. The makers insist that the ability to summon these artists to the keys via the app (Steinway & Sons provides a complimentary iPad to wirelessly connect with each Steinway Spirio), does not detract from the experience of listening to a performance live. “Steinway & Sons is renowned for connecting the listener and the artist as only the world’s best piano can, and the Steinway Spirio is another example of that,” communications manager, Sabine Höpermann explains. “Therefore we can afford to introduce a player piano system as the technology meets with Steinway’s highest standards; producing an exact facsimile of a live performance.” Certainly, in the age of the mighty Silicon Valley when no industry, the music one included, can avoid the touch of technology, the debate about interfering with traditional arts continues. In the music industry, technology has undoubtedly been instrumental in pushing things forward. “Since the founding of Steinway & Sons more than 160 years ago, innovation and craftsmanship have served as the core tenets of the company,” says CEO Michael Sweeney. “In today’s marketplace brands like ours must continue to innovate in order to remain relevant to the world around us, but that doesn’t mean that quality and craftsmanship can suffer. Bulgari Pop-Up at Harrods Bulgari is celebrating 130 years of Italian masterpieces in a special exhibition at the Tokyo National Museum but fortunately you do not have to travel quite that far in order to enjoy some of the brand’s most iconic pieces. Imperiale Woman It was only a matter of time before Chopard’s Imperiale watch, launched in the 1990s, gave birth to a corresponding jewellery line, which arrived in 2012. This year, as part of the maison’s series of advertising campaigns dedicated to its four flagship collections (Imperiale, Happy Diamonds, Haute Joaillerie and Classic Racing), model Hilary Rhoda stars as Chopard’s new ‘Imperiale woman’ and five pieces were unveiled at the 2015 Venice Film Festival in September. Archi de Triomphe A high jewellery diffusion line sounds like an oxymoron when you consider that the whole purpose of a high jewellery collection is to target an elite clientele who can afford these precious items, rather than the masses. However, there is a burgeoning trend for such collections, as more and more women desire accessible pieces that can be worn day-to-day. Enter Dior’s new Archi Dior medium jewellery collection. Mouret’s Galaxy turns ten
“O
f course, we all want to be known for more than we are, but I have been so lucky to be recognised as a dress-maker and for a unique way of making dresses. I chose it; it’s my life and I wouldn’t change it.” Speaking in March 2013, fashion designer Roland Mouret had just sent models in trouser suits down the Paris runway, in spite of the fact that his Galaxy dress design had dominated the fashion history of previous seasons. It’s form-fitting yet sophisticated style was created by draping and folding the fabric in a certain way, gifting the wearer (and there were many) with an hourglass silhouette and proving so popular that Mouret was soon asked to transform the shape into bridal gowns for Net-a-Porter.com. Ten years after he first perfected the piece, Roland Mouret has launched a collection called Galaxy 10 that consists of a cap-sleeve dress, pencil skirt, jacket, a top with a peplum waist and a jumpsuit, inspired by the original Galaxy dress and intended to draw a new crowd to admire its sculpting power, in its anniversary year. All of the pieces in the limited-edition line are available in winter white, antique rose and a midnight tone of Mouret’s favourite colour – blue. “Blue is just so flattering, I’m a blue guy and I love all shades of blue,” he has said in the past. At the finale of his S/S 16 show in Paris on 4 October, Mouret invited all of the models to don the Galaxy dress in unique colours, before a dinner was held to celebrate his work. if clothes could talk Photographer and creative director Rankin has teamed up with Londonbased menswear label Oliver Spencer, to capture its new A/W15 collection from a more personal angle. Eleven of its customers from a skateboarder to an actor who are also close friends of Spencer himself, are featured alongside the designer’s favourite chair, as the photographs aim to capture the men’s personalities and show that the brand is defined by the people who wear it. birthday bag aquascutum’s archives Aquascutum’s new womenswear designer Kasha Crampton was tasked with revitalising and enhancing the contemporary appeal of its womenswear. Here, she gives us her take on the A/W15 collection, her first for the brand: “We wanted to stay true to the brand’s DNA, focusing on quality and craftsmanship, while redefining the brand’s integral concept of innovation and what that means today, through special fabric development and technical finishing,” she says. Aquascutum is no stranger to innovation, having introduced the trench coat in 1914 for use by the British military. “I have always been obsessed with fabric and Aquascutum has an incredible archive. In 1953 Sir Edmund Hillary became the first to reach the summit of Mount Everest on the Nepal border, wearing Aquascutum’s Wyncol D711 fabric.”

all that GLITTERS Mica, a sparkling mineral, was found in cave paintings as early as the Palaeolithic or Stone Age, but the man-made glitter used in our products today came about by accident on a New Jersey cattle ranch. Henry Ruschmann was cutting coloured plastic in 1934 when he noticed his particular method left over numerous tiny sparkling fragments. Believing them to be unique, he founded Meadowbrook Inventions and the family-owned business is now the biggest manufacturer of glitter in the world. the innovator At the tender age of nine, Polish-born Maksymilian Faktorowicz was apprenticed to a wigmaker and cosmetician. A later stint as a costumer for the Imperial Russian Grand Opera led to him selling his own cosmetics and wigs in Moscow, before troubles led him to flee to the US. It was here he was re-named Max Factor and founded Max Factor & Company (now owned by Procter & Gamble) in 1909. As well as re-inventing theatrical make-up for film that didn’t crack on screen and was blended to suit different skin tones, he partnered with Hollywood for celebrity product endorsement in one of the first deals of its kind. The brand could use the starring actresses of the day in adverts in return for promoting their films – a technique which endures today.

make-up Muse With her cropped hair and wide, innocent-looking dark eyes, Twiggy’s signature look, still referenced today, helped make her a 1960s mod icon. Skilled with a brush, she created most of her looks without the help of a make-up artist. Her drawn-on lower lashes were a particularly unique creation and soon sparked a copycat trend. Capitalising on her popularity, Yardley released a range of monochrome eye paint in Twiggy’s name in 1967, which she helped to promote.

black out What red is to lips, black is to the eyes. Long associated with eye definition, the practice was largely inherited from the Egyptians who invented the first form of kohl. Evidence of its use has been found in even the most modest of tombs, both male and female, and members of its society were rarely depicted without heavily decorated eyes. In fact, coloured eye make-up didn’t come into its heyday until colour advertising and television were developed, and the different shades could be distinguished from one another. The trend for applying black beauty patches and blackening teeth, an ancient practice from Japan, China, and Southeast Asia, have not remained quite so popular.

beauty meets fashion Many beauty brands originated from perfume ateliers, soap manufacturers or the theatre, but in the same way that fashion houses set the clothing trends each season, they also began to set the make-up trends. Coco Chanel debuted a beauty line ten years after her fashion line, with skincare soon following, while Dior capitalised on its clothing’s association with the colour red by launching a bright red lipstick as its first beauty product. It paved the way for customers to be able to buy into a brand’s identity for less, and fashion houses from Tom Ford to Gucci have followed suit ever since.

Believed to be the most ancient shade in the beauty palette, red ochre pigment was found in South African caves before any evidence of cave paintings – suggesting it may have been used on the inhabitants’ bodies in the same way ancient Britons later used blue dye from leaves to paint their faces before battle. Its associations range from danger to passion and it took on a symbolic role in the Second World War with women actively encouraged to sport a bright red lip to boost morale. Famous shades have included Chanel’s Rouge de Chanel and MAC’s Russian Red, worn by Madonna on tour. In the words of Elizabeth Arden’s 1966 advertisement, ‘halfway shades look like yesterday’.

Liquid nail polish as we know it is one of make-up’s most modern developments, although nail painting in various other forms such as henna has existed for centuries. The year 1919 saw the first official patent granted for a nail polish and its liquid form soon took the market by storm. Charles Revson of Revlon – formed in 1932 – was one of the earliest to tap into its potential by realising that releasing new colours each season in line with the fashion houses releasing new collections could draw in customers. It paid off by 1938 to the tune of more than one million dollars (approx $16,000,000 today) in profits.
objects of desire A fashion for carrying compacts in the 1920s saw the case you carried your make-up in become as important as the cosmetics themselves. The term ‘powder room’ came about in the late 1920s when publicly applying the newly compacted foundation powders became something of a ritual. You could have compacts engraved or match them to your outfit, until the Second World War when everyone from Chanel to Coty had to use plain cardboard packaging (and leave out the puff) due to wartime shortages.

Bear Grylled Eton alumnus, SAS survivor, Everest climber, Chief Scout and wilderness guide to presidents and movie stars: ALEX HARRISON meets Aquaçai brand ambassador Bear Grylls, the man with the world’s wildest CV
A
s I enter a park on the outskirts of London, I spot an animated figure on the main stage of the first Bear Grylls Survival Race. Wearing a Royal Marines hoodie and exuding dangerous levels of enthusiasm, the man himself is whipping the mud-splattered, Lycra-clad masses into a frenzy. The family crowd laps up his motivational mantras, designed to spur them on through a fiendishly difficult assault course. Bypassing the waves of positive energy, I head to the VIP marquee in search of a comfy chair to await the prolific adventurer. “It’s the biggest kids’ obstacle race ever run,” he beams when we meet. Sitting down with a slightly hoarse (but still enthusiastic) Grylls, he is clearly very proud of the event. One of his main goals in

We define ourselves through how we react to tough things” life is, he says, “to encourage, inspire and empower young people to get off of their phones and enjoy the outdoors. My only disappointment is that the sun is shining and it’s not pouring with rain, but you can’t have everything. Kids love to get muddy and dirty. You’ve got to embrace the rain, embrace the dirt.” “It’s been a lot of work – we’ve had an amazing team doing this – all of the Aquaçai guys, and Land Rover, helping put this together. And of course the Royal Marines have been such a key part of it, devising parts of the races,” Bear adds. He praises what they stand for – “that cheerfulness in adversity, when they’re going through tough times, whether it’s in survival, in life or in the race,” – before we sit down to discuss his own feats of adventure.
You survived the notoriously gruelling SAS selection process. Do you think people enjoy a bit of military discipline in their lives? In life and survival we all fall over. And civilian life can be tough. One of the key lessons I learned from my military days is that together you’re stronger, and to have cheerfulness in adversity. People dig that and respect that. So I feel really proud to bring that ethos and commando spirit to these events. How close to the edge should we go? You broke your back in a parachute fall and you bounced back from that. I didn’t bounce back from that injury. I crawled back, and then fell. And then crawled and fell again. It was a long road, and you have to depend on your family, friends and faith. We all have obstacles in our lives – they’re not always physical but we always encounter them. And life is all about how we respond to difficult times. That’s why I drive this message of ‘heroes are made not born’. At school, heroes are born. Who’s in the top team or in the top class? The kids who are born sporty or clever. But we all know so many people who excel at school and then are a disaster at life. We define ourselves through how we react to the tough things. In 1998, just 18 months after breaking your back, you became the youngest person to climb Everest. Did the recent film on the 1996 Everest disaster bring back a lot of emotional memories? The Everest film is super moving. We were there a year later and saw Rob Hall up there still frozen. It’s a very personal film, and a reminder that it’s a big old dangerous mountain. We lost four of our people while climbing. I’m so grateful to have got away from there with my life. That mountain will never leave me.

You’ve been Chief Scout for more than six years. Were you a great scout when you were a kid? I was a hopeless scout! I hardly got a badge, I was so shy I could barely talk, and never stood out at anything. But that’s okay, you build these things. In your Running Wild TV show you’ve been into the wilderness with many different celebrities. Who has impressed you with their survival skills? I have a real respect for those guys, because they’re taking themselves so far out of their comfort zone. You’re made to look vulnerable in the wild – your struggles and doubts are all exposed. People think the girls are going to be a bit prissy, but inevitably they’re mega impressive. I’ve learned through scouting that a great attitude is not just the preserve of male adventurers. I’ve seen incredible girls dig really deep in scary moments, like Kate Winslet and Kate Hudson. Michelle Rodriguez, who we took recently, was as fearless and fearsome as you can get. How was your experience with Barack Obama? We were approached by the White House, and
asked if I’d ever take him on an adventure. We thought it was a spoof. I was very nervous beforehand, but he was the humblest, nicest, most family-centred man you’ll ever meet. What I love about the wild is that it’s a great leveller. You see the man, not the leader of the free world. It was a really bold thing for him to do. He said: “I’ve had some really tough times but I really try to drive through some of the things I believe in.” And one of those things was climate change. There was a definite connection. We’re both dads to young people, and we want to use our platforms to protect and preserve the planet. He loved the physical challenge of it, and he’s very inquisitive and curious. He never stopped asking about survival stuff. There was a White House petition beforehand with everyone saying ‘you have to get him to drink his own pee’. I did tell him about that survival method, but didn’t demonstrate it. Canary Wharf is not short of good steak restaurants, but for a cocktail bar atmosphere and South American twists, try Gaucho
I
n the summer Gaucho Canary Riverside has its Thames-fronted terrace as a draw. In the winter, its atmosphere owes a lot to the cowhide seating, chandeliers and glitzy, cocktailstyle tabletops indoors: it means it’s a good venue for showmanship, for business deals and for dates. And arguably, it’s as the weather gets colder that you need the hearty steaks, and goblets of fine red that Gaucho has built its reputation on. Banish all thoughts of ordering a fillet with peppercorn sauce and spinach at this local restaurant. This is a fun, more exotic and contemporary version of a steak house. Gaucho has its classics, a lean and tender churrasco de lomo cut marinated with garlic, parsley and olive oil among them; but it also has things you’ve never heard of, done well, and lots of South American-inspired side dishes. Rarer cuts of meat include beef skirts, flank and chorizo, served alongside interesting sauces such as red jalapeño and aji amarillo chilli. It’s worth noting you can have Aberdeen Angus short ribs here too. The beef at Gaucho is solely from the Pampas of Argentina and it’s

one of the few places that pushes its beef tartare as much as its slow-grilled main plates because the quality of the produce is so high. Given that the restaurant is big on raw fish (ceviche) too, this is also a good place to order platters instead of hunks of meat – or do both, of course. The waiters will recommend you begin with seared scallops with pomegranate, mango, red onions and chilli, and the dish is cooked to perfection. Other favourites include the salmon ceviche with red pepper, coriander, chilli and an avocado dressing, and its light tempura. Any type will do – calamari with onions and spicy salsa and lobster tempura with wasabi sauce have both proved big successes in the past. The batter is golden, the fish succulent and the dips tasty. When it comes to wine, Gaucho is big on its super Malbecs in particular, but leave the sommeliers to talk you through the fine selection – from the ever popular Rioja to the sometimes liquorice-like fruit flavours of the Mendoza region. Q: Other than merging your heritage, do you believe Japanese and South American foods naturally complement each other? A: Both cuisines are total opposites but they fit together – a Japanese sashimi can be transformed into something different and wonderful with the addition of a zingy, spicy leche de tigre (a dressing used to lightly marinade ceviche) to make a Nikkei dish known as the ‘tiradito’. Q: Why is London at the forefront of the foodie scene? A: London is a major international city where the world converges. And after a hard day’s work, Londoners like to go out and enjoy a rich variety of cuisines. This makes it a fantastic city in which to be a chef or a foodie. I
ntermittent fasting: for those who have even heard the term, it sounds slightly terrifying. After all, intermittent fasting (IF) – denying oneself food for a fixed period of time – goes against everything our Westernised selves are used to. We are accustomed to food being available 24/7, from biscuits in the office and fresh produce in the fridge to an abundance of restaurants and shops selling processed, convenient food. We’re often told to eat six small meals a day or at least three balanced meals every few hours. Intermittent fasting sounds unnatural. However, it is, in fact, the most natural form of eating there is. Today, ‘hunger’ is a dirty word, but it shouldn’t be. A steady stream of experts are reminding us that the human body is not designed to graze all day long, or indeed all year long, and doing so supplies a steady stream of insulin into our bodies, which can cause insulin resistance. Historically, our ancestors would feast in summer to prepare for the barrenness and famine of the winter months, when their bodies would use their stored fat for energy – and diabetes and obesity weren’t problems. Intermittent fasting limits cumulative calories, simply as the window in which to eat is shorter. That said, it’s not exactly a diet, as IF allows for enjoyable, high-calorie food to be consumed at certain times, balanced out by the body restoring itself through eating nothing for set periods: Some people choose to eat normally one day and fast the next; others will stop eating at 5 P.M. and not eat until lunchtime the next day – a typical, albeit short, fast is between 16 and 24 hours. Zoe Stirling, nutritionist at C Press, doesn’t do long fasts, but practices some IF methods. “I try to give myself 12 hours between dinner in the evening

and breakfast the following day,” she says. “I also tend not to snack and stick to three meals a day, which is very much just a basic form of fasting, but I find it finds in nicely into my lifestyle and keeps me energised.” Yet it’s the 5:2 diet (involving eating what you want for five days a week, and sticking to around 500 calories per day during the other two) that’s the most common example of IF and has popularised the concept of late, thanks to doctor, journalist and TV presenter Michael Mosley widely documenting his attempt in 2012. George Osborne, Benedict Cumberbatch and Jennifer Aniston are also reportedly devotees. The science behind IF makes sense. When consuming or digesting food, your body has high insulin levels. Twelve hours after eating, the body enters a ‘fasted’ state, where it begins using up fat it couldn’t previously access; we only reach a fasted state after 12 hours of no food, making IF essential for fat-burning. This, and the belief that IF increases release of the fat-burning hormone norepinephrine, contributes to weight loss, and other health benefits are abundant. Intermittent fasting can help with producing new cells and ridding the body of toxicity, reducing inflammation. It’s also believed that IF enables organs to function more efficiently, working against heart disease and diabetes.

It showed, says Dr Jayne Busby, GP at Bupa’s new Health and Dental Centre in Canary Wharf, Crossrail Place, “that IF can slow ageing and improve learning and memory.” She goes on, “a study in 2014 showed that IF can reduce obesity, hypertension, asthma, rheumatoid arthritis and other chronic conditions.” Busby notes that much of this data is collected from animal studies, and human data is limited – but IF is certainly easy to explore as part of a healthy lifestyle; one simply chooses to socialise on “normal” days. Other popularised ways of eating, like juicing or eating raw foods only, aren’t necessarily conducive to a normal work or social life. Intermittent fasting is a return to a basic way of

living and paring down excess, and is surprisingly mentally satisfying. For set periods, IF rids us of the burden of food choices entirely. As such, many attribute the popularity of the diet plan to a widespread adoption of a post-recession, ‘less

Some studies, Busby says, have shown it may also reduce fertility levels, and women in particular are at increased risk of IF causing insomnia and increased levels of stress hormones. “Those pregnant, breastfeeding, diabetic, suffering from an eating disorder, taking warfarin or under the age of 18 should not attempt it,” she says. That said, as part of a healthy lifestyle, intermittent fasting may provide our overburdened bodies a much-needed time to recharge. With an abundance of recipe books and meal plans specifically geared towards the 5:2 along with the weight loss and health benefits it brings, intermittent fasting seems worth a shot. Raise a glass During the 1800s, Parisian innovators of science, art and entertainment were celebrating their triumphs with a glass of cognac. Courvoisier has revisited the glamour of the Belle Époque era with the launch of a new expression words: Hannah Lemon

eritage brands often revisit their rich histories in order to showcase exquisite craftsmanship. Over the last few years, Jaguar has celebrated 80 years of sports cars, Cartier has honoured a century of the panther and Smythson has marked 120 years of luxury stationery. Next in line is Courvoisier; two centuries have passed since the luxury cognac brand’s inception. Founded by the mayor of Bercy, Louis Gallois, and Emmanuel Courvoisier in 1809, the business flourished and it was subsequently named official supplier to Emperor Napoleon III’s Imperial Court. The reputation of Courvoisier continued to blossom and it became synonymous with the decadence of the Parisian Golden Age, a time that has provided inspiration for the company’s glamorous new redesign. Scientific innovations, technological breakthroughs and the artistic elite transformed this era into a celebration of optimism, which suited the ethos of Courvoisier. The Lumière

brothers pioneered cinema; the term haute couture was coined; cabaret came to the Moulin Rouge; Folies Bergère prospered with the advent of electricity; and the Renault brothers and André Citroën spearheaded the rise of the French automobile industry. In 1889, the Eiffel Tower was built for the World Fair and became a symbol of the joie de vivre and rich cultural expansion of the Belle Époque. At the opening of this landmark, guests from around the world came together in celebration, including inventor Thomas Edison, actress Sarah Bernhardt, the Prince of Wales and Gustave Eiffel himself. And the tipple of choice for such an illustrious occasion? You guessed it – Courvoisier. Now, more than a century later, the cognac brand has revisited the Eiffel Tower to commemorate this exciting era with the launch of the limited-edition Célébration Sensorielle gift sets. Taking cognac lovers on an aromatic expedition through Paris, they feature one of two expressions: the Courvoisier Initiale Extra, which combines flavours of old port wine with truffle and hot

fruitcake, and the Courvoisier Initiale XO, which harmonises vanilla and crème brûlée notes with candied orange and iris flower. The former comes with two scented candles and the latter with two scented cones, both of which have been crafted to complement and enhance the notes of the cognac and act as an unforgettable sensory experience. Courvoisier called on scent technician Ericka Duffy and perfumer Euan McCall to create fragrances that capture 24 hours in Belle Époque Paris: Brise de Vincennes (the breeze from Vincennes) and Nuit Débordante (heady night). Each has in its heart-note a cognac accord that binds the concept back to Courvoisier. “It was extremely important to not only capture the spirit of moments of the Belle Époque era,” explains Duffy, “but also to pay respect to the cognac itself.” Thanks to in-depth research around the period, Duffy managed to capture historical elements of smell and taste to complement the cognac samples. “For the daytime scent, for example, we looked at the rise of café culture, expositions, world fairs and more. We looked at the new aromas that would have been infusing the era – such as coffee beans, tobacco, exotic flowers and leather luggage.” The scent draws on all the aromas that make Paris so charming in the daytime, when locals would meet in outdoor cafés to sip cognac and watch the world go by. The second fragrance conjures up the glamour and intrigue of the city after dark.
“For the night-time scent, we looked at aromas of tobacco, candied orange and patchouli.” Set on making the redesign as authentic as possible, Courvoisier’s creative team undertook immersive visits to Paris in order to help shape the brand’s new direction. Reflective of the creativity of the Parisian Golden Age, the team uncovered design inspiration throughout the city. Details taken from architecture of the era, including the unique steel structure of the Eiffel Tower, are gracefully intertwined to produce striking packaging. However, it doesn’t stop there. As part of Courvoisier’s transformation, the brand is launching signature cocktails and a bespoke tour through Paris. It provides cognac enthusiasts with the chance to explore the influential art, architecture, innovation and science of the late 1800s, as well as Courvoisier’s role during the period. n 2004, scientists at the French Laboratory of Neurobiology and Cognition concluded what you and I have known all along; time flies when you’re having fun. With fewer interesting tasks to activate your brain, it can focus on the tick, tick, tick of time passing, making boredom last longer in comparison. So, if you’ve ever felt that your annual leave was over in a flash, this story is for you. For those wishing to get more out of time away from work, One&Only’s readiness to twin its beautiful hotels in Dubai with a stay at its private island in the Maldives, means you end the week having seen more of the world, with less personal effort and organisation. The two sites are not only a practical combination (Dubai is a seven hour flight from London and the Maldives a further four), but a worthwhile contrast.

An enormous resort, the Easterninspired decor of dark woods and golden drapes of The Palace fit with its Moroccan restaurant Tagine, where Arabic music is played live on ouds, the walls are lined with lanterns and velvet curtains and low-level tables are set into alcoves, groaning under the weight of flatbreads, seasoned lamb dishes, spiced sausages and couscous. The hotel also has an authentic hammam which is ideal for visiting early on in your trip as it refreshes the skin through a process of cleansing, steaming and massage. In the days of the sultans, brides-to-be would pamper themselves in group rituals, and at the Royal Mirage the stone massage beds are set in a circle, so during our trip, our

group was able to share the experience, gossip in the steam rooms and hide from eager therapists armed with olive-based soap and buckets of water. On the second night at Royal Mirage, I’d recommend booking into Eauzone, the pan-Asian restaurant that offers a glimpse of Dubai’s more decadent, international spirit. The cod with miso could rival any London favourite, and its setting with a cocktail bar on top of the swimming pool gives it a modern and fun atmosphere. The Royal Mirage’s sister property, One&Only The Palm, is set on the curve surrounding the fanned leaf pattern of man-made islands and has 450-metres of private beach and a marina. Its location is seen best from the air, and a Seawings seaplane experience is ideal for those on a short stay as it gives an instant sense of the investment and energy that has poured into the state over recent decades. The wealth and status of the region is very visible at The Palm, which feels very chic. There’s an indoor fountain, an 850 square-metre swimming pool lined with cabanas and a glass-walled 101 Dining Lounge and Bar on the water that has a resident DJ by night, and happens to do the best tuna sashimi. The lounge is under the helm of Michelinstarred chef Yannick Alléno who is patron of the hotel’s main restaurant, STAY by Yanick Alléno. And, because Dubai tends to draft in both overseas experts and produce, his technique of re-imagining classics like steak frites works so well for a wellheeled international crowd: it’s the perfect place for a last supper before a flight to Male, and a change to a gentler pace of life at One&Only Reethi Rah... Everyone thinks the Maldives is about over-water villas. Those people haven’t been. What you actually want is a beach-front villa, with its own driveway and the Maldivian equivalent of a white picket fence.

Do it this way at the private island resort and you’ll end up stepping through the gate to find an infinity pool, white sand and the Indian Ocean beyond. So secluded is each individual plot that you won’t see a soul for three days, unless you count wild herons, and you might even be asked – as I was – if you’re ‘lonely’, by your butler as he comes to bring fresh fruit or a smaller bike (with retro basket) so you can cycle the island’s trails. Scale up to the largest villa – Grand Sunset Residence – with its private beach of 2,000m, outdoor cinema lounge and dedicated chef and you’ll start to think of water suites on stilts as perfunctory. This year Reethi Rah celebrates its tenth anniversary as a One&Only resort, and one that has done more than its fair share to shape the fantasy many have of the atolls. At 44 hectares it is one of the largest islands in the Madives, complete with all of the romantic scenery, spa treatments and tropical colours you imagine – although you certainly don’t need to be on honeymoon to go. In April of this year, Jean-Luc Naret was appointed General Manager. With his smooth French accent and white chinos, Naret is a former directeur général of the Michelin Guide and his appointment reflects the island’s underside of showmanship; expect fivecourse feasts, cocktail bars and live music. On our first evening, at the insistence of Naret, we took the house super yacht on a sunset cruise before dining in the round at Tapasake, the Japanese restaurant. With four sunken teppanyaki stations sizzling fresh fish in the open air, guests frequently sit in the round and dine on small plates including blackened cod with jalapeño dressing, reef fish cakes with spring onion and wagyu beef gyoza with truffle sauce. The food is excellent, but we soon discovered it’s not the restaurant’s main draw. It’s the nightly circuit by reef sharks One&Only Reethi Rah
around the wooden piers of the restaurant (at approximately 9pm) that make a booking essential. By day, One&Only offers snorkeling and scuba diving excursions to see the lagoon’s marine life up close. As well as more than 2,000 species of fish, five of the world’s seven types of turtle are found on the local reef, including the hawksbill and green varieties. The trips are reasonably strenuous given how much there is to see, but it’s worth noting that guests can still snorkel with the aid of life jackets so providing you can swim, you shouldn’t miss out. Thankfully, what One&Only has added in terms of luxury experiences, it hasn’t lost from the spirit of island life and relaxation beckons afterwards. The setting of its spa highlights just how green and lush Reethi Rah is. Although its thatched treatment pavilions look out onto the ocean, they are tucked away amid thick, tropical gardens with hammocks strung between palms, and the scent of neroli and sense of space is striking. Massages are based on aromatherapy principles and should be booked after a pedicure at the salon of renowned French podiatrist Bastien Gonzalez. Focused on flexibility and skin conditioning, the medical treatment is suited to a week spent largely bare-foot. The concept of a long-haul stop-over is nothing new, but the fact that Dubai and the Maldives are united by One&Only’s tendency for huge suites and landmark restaurants, means the two-part trip feels not only seamless, but utterly glamorous. elly Hoppen is a woman in demand. So much so that her first words are an apology for rescheduling our interview four times due to a multitude of work commitments. “I’ve never been busier in my life,” she explains. “I’ve been juggling everybody and everything.” A glance at the Cape Town-born interior designer’s roster of current projects reveals why: a hotel furniture range, fabric and jewellery collections, two Alan Sugar-owned London apartments, residential and commercial projects in China and Taiwan, a luxury resort in Mauritius and a 30-metre superyacht are among the dozens of enterprises presently being attended to by Hoppen and her 40-strong Londonbased team.
There’s also an up-coming TV show and her role as a global ambassador for British design. Then, between her regular jaunts to meet clients in far-flung corners of the globe, she has recently launched Studio Hoppen, run by a team of interior designers schooled in the distinctive Hoppen style. It is a separate and (marginally) more affordable arm of her home interiors business, the ultra highend Hoppen Couture, which counts the Beckhams among its previous clients. The idea behind Studio Hoppen is that while the 56-year-old casts her eye over everything that goes out of the studio, by delegating the nuts and bolts of the design process to others, she is freed up to work on her flagship ventures. “For 39 years I designed every project that came out of my company,” she says, “but the way Studio Hoppen operates means I can choose the

jobs I want. And it’s doing fantastically well.” The photo gallery on the Studio Hoppen website showcases the clean lines and matte, neutral tones that have become her trademark. In an industry renowned for ephemeral trends, I ask how important she feels the consistent uniformity of her designs has been to her success. “Many of the design icons I look up to, such as Ralph Lauren or John Pawson, have maintained a core philosophy over the years,” she says. “You can change and grow and be creative, but your fundamental values should stay the same, because that’s what will set you apart from the crowd. People who jump on every trend cannot create a brand – a brand needs consistency.” The core philosophy at the heart of the Hoppen style has its roots in Asia. After designing a family friend’s kitchen when she was barely out of her teens, she continued to pursue her vocation before an enlightening visit to Thailand. “It was the beginning of my passion for fusing Eastern and Western styles,” she says. “Everything about the country and the culture resonated with me. After that trip I was inspired to create

harmony and simplicity in my designs.” Hoppen has often been referred to as a minimalist, but she bristles at the suggestion. “I’m a purist, not a minimalist,” she stresses. “I created a style that nobody had done before; an East-meets-West harmonious style with neutral palettes. Perhaps it was a combination of creating something new and simply good timing, but it’s lasted for 40 years and I’m still doing it.” With her penchant for incorporating some of the more spiritual elements of Eastern culture into her designs (she has a homeware range called Zen), it is tempting to characterise Hoppen as a talented designer whose head resides firmly in the clouds. But behind the perceived fluff is a hard-nosed entrepreneur who, by the age of 20, had her own studio in Chelsea. “I was born with a brain that could design but could also enable me to be a businesswoman,” she says. “I’m very tenacious and I was extremely passionate about what I wanted to do. Failure was never an option.” In 2009, she was awarded an MBE for services

to interior design and four years later became a panellist on BBC Two’s hit series Dragons’ Den, during which she invested in several businesses, including Skinny Tan, Reviveaphone and Clean Heals. She left the show last year, citing an out of kilter work-life balance, though she is less than forthcoming when asked what she thinks of the new series and its judging panel. Earlier this year, Hoppen’s renovations on her Notting Hill flat were said to have upset neighbours in west London. However, she is clearly settled and in love with her revamped residence. When asked where she goes to escape the hustle and bustle of London, she needs no time at all. “Home,” she says wistfully, “my wonderful new home.” As we talk, further mention of her personal life is largely off limits, though she is keen to ring the praises of her daughter, Natasha, who in 2010 founded Honestly Healthy, a hugely successful food delivery brand that promotes a strictly alkaline diet. “She’s definitely a mini-me,” Hoppen
chuckles. “She’s very tenacious and has created a phenomenal brand. My parents had a huge influence on me and I’ve clearly had it on Tash – and even Sienna and Savannah [the Miller sisters, to whom Hoppen used to be stepmother]. You have certain passions in life and you pass them on to your kids. They all love what they do and that was what I always used to say: find a career that you’re passionate about because you’ll always want to do it.” So after four decades at the top of her game, how long does she expect to continue at the same pace and productivity? “For the moment, I can imagine designing forever, but at some point I’ll take a back seat. I love life, but I also love working. I don’t need to work any more but I choose to. Home is such an important part of people’s lives and it’s what I do best, so why stop?” kellyhoppeninteriors.com

“Ask the nanny, darling.” The rich used to be different, stereotyped as delegating domestic drudgery like childcare, diary planning and cooking to someone else. Now, the middle class has infringed on their territory: today, you don’t need to be super wealthy to have an extensive household staff WORDS: CHARLOTTE PHILLIPS

nlike the stereotypically idle rich, the middle class is busy. Working and commuting alongside undertaking childcare and household chores is unmistakeably time consuming. It has always been so: According to the Office of National Statistics, in 2010, the value of unpaid childcare amounted to £343bn, and in 2012, household clothing and laundry services were worth £97.2bn, the equivalent of 5.9 per cent of GDP. Last year the research body went one further by announcing that it was to begin measuring the full impact of unpaid domestic work on the UK economy, for the first time. The reports were welcomed by many. However, behind the celebrations, lies a barelyconcealed truth: the middle class is choosing to outsource these significant contributions to daily life to household staff. So much so, in fact, that
“Women are working more today – thank God” even during the recession, “six million people in the UK were employing some form of domestic help, compared to five million a decade ago,” says Sam Martin, founder and CEO of Quintessentially People, a luxury concierge service. One reason for this is that workers value their free time more than ever. With a renewed focus on work/life balance, we are choosing to exercise and spend time with friends and family, over undertaking household chores. And so, from a nanny picking up the children and a hairdresser mastering bi-weekly blow-dries, to an in-house chef preparing gourmet meals and a PA keeping the schedule organised; every service has a price, and the middle class is paying out.
According to sociologists, the fact that the concept of middle class has evolved in recent decades, is another contributing factor: the social divide between the middle and upper classes is not as clear-cut as it used to be. In 2013, the BBC divided society into seven groups, from ‘elite’ to ‘precariat’. The in-betweeners, all technically middle-class, spanned categories such as the ‘established middle class’ and ‘new affluent workers’. From Catherine Middleton marrying into the Royal Family to Eton-educated David Cameron calling himself middle-class, upwards social mobility is now prominent and unashamed. This, along with a combination of changing priorities and increased disposable income means that hiring domestic help has become more common. Aside from aspiration, there is a necessity for domestic help in some cases, explains Paola Diana, the glamorous Italian founder of Nanny & Butler, an international consultancy that helps place household help with families. “Women are working more today – thank God!” Diana says, sapphire and diamond rings flashing. “It’s impossible to do everything. With a nanny you trust, you can relax and not feel guilty. It can make your marriage happier.” Essentially, she maintains, it means parents can spend quality time with their children, rather than being stressed and in a bad mood. With perfectly coiffed hair, chandelier earrings and a mahogany tan, Diana is emphatic: “There’s definitely an increasing middle class need for a nanny. All kinds of people come to us. From the super rich to lawyers, managers and professionals,” she says. Diana herself works full-time, has two children and employs a nanny and a chef. Of course, it’s socially contagious: the more

middle-class families that have domestic help, the more their friends and neighbours believe it to be the norm and decide to do the same. Similarly Samuel Martin says of the middle-class families Quintessentially work with, “the majority… will most likely tell you that professional help is not a luxury to them but a necessity”– especially as a third of these families have two working parents. He agrees that childcare is the main request from these ‘normal’ families, but says clients are also seeking “housekeepers, part-time private chefs and nutritionists to ensure they are eating healthily, personal trainers, make-up artists and stylists to ensure they look presentable, and chauffeurs to take them to and from business meetings, work and private events.” And then there’s private tuition, says Tavistock Tutors co-founder Marcus Ereira. While ultrahigh-net-worth clients request that tutors board boats in Monaco or ski in Switzerland, their

It’s better to have less products and material things but good service” middle-class clients make concessions. “Some clients skip their family holiday so that they can afford extra tuition for their children,” Ereira says. He goes on, “Several clients have moved their children to state schools so that they can pay for private tutoring, which they feel is more beneficial than being in a private school.” Costs for employing domestic staff vary (“depending on experience, duties involved, whether travel is required and the type of person they are going to be working for,” Martin says,) but extra help doesn’t come cheap. A PA can earn between £30,000 and £150,000, and a housekeeper between £30,000 and £40,000. Hourly wages are particularly high – tutoring is around £40£100 per hour, and good personal trainers ask for around £100-£150 per hour. Nannies command upwards of £400 a week and the highly educated or bilingual ones are known to earn a lot more. Diana knows families make cuts elsewhere to afford a nanny. But, she reiterates, “it is so worth it. It’s better to have less products and material things but good service.” Sam* is a 32-year-old British chef who worked privately for a middle-aged oil company executive and his wife. “They used to have very important

dinners with high profile guests,” he explains. “They were also careful in following a balanced diet and only wanted the best quality of food.” He is adamant such a service is a luxury. While some might suggest that hiring a nanny distances children from their parents, Emma*, 35, is one self-described middle-class client who insists that staff help to create a more ‘homely’ environment. She explains that having a nanny protects the family unit by giving her girls the stability she wanted for them. In fact, she’s had a nanny for her twins ever since she returned to work. “I didn’t want them to go to nursery and be away from home for such a long day when they were little,” she says. “Our nanny also used to be a pre-school teacher so she is great at keeping them stimulated and learning.” “Without a doubt”, she would make sacrifices to keep the childcare in place. It is expensive – “especially with employers’ insurance and tax” – but, says Emma*, “I consider the money we pay to be an investment in our children’s safety and wellbeing.” From saving time to improving home life, many people are becoming convinced of the importance of household staff for the middle classes. However, it must be remembered that the middle class is a highly stratified sector, Dr Jon Lawrence of Cambridge University says. “A lot of the stereotypes are in fact only for that small ten per cent at most.” Those to whom it does apply, insist that domestic help is vital. ahead Jaguar’s new XF shows how far the company has come in a few short years, says Matthew Carter. Combining speed with stability and offering more than ever before, BMW et al. should be worried

t the end of the long start/finish straight of the Circuito de Navarra near Pamplona in northern Spain there’s a slight right turn that leads into a tighter right before a slowish hairpin. This first slight right is, I am assured by the instructor in the passenger seat, flat. Flat to the floor that is, no lift of the accelerator, just trust-me-it’s-flat flat. For the first four or five laps I simply don’t believe him. By the end of the straight we are
nearly at the top speed of the car – 155mph – and that seems impossibly fast for what is, after all, still a corner. The first time I brake and, clumsily, have to get back on the accelerator before the next right. Next time through I stay away from the brake but lift off the power momentarily. Not going to win any races doing this, but for the next three laps I can’t stop myself lifting off. Eventually, I screw up as much courage as I can muster and keep my foot in through the first bend. He’s right, it can be done. It’s impressive. The car

stays rock solid as I clip the apex and we arrive at the next corner faster but with the car better balanced for some serious braking. Then it’s back on the power for the short stretch to the hairpin and the rest of this sinuous circuit. What’s remarkable about this is not my racetrack ability (or rather the lack of it), more that I’m doing this in a large executive four-door saloon, a car built for road going comfort not racetrack finesse. But the very fact that Jaguar has incorporated this two hour track session in its launch plans for the new XF saloon says all you need to know about the company’s confidence in the car. If a standard road car can cope with the performance and handling demands of a racetrack, it only needs to have strong ride comfort and refinement levels to become the perfect all-rounder. There are four different engine options for this new XF and predictably we are using the most powerful, the supercharged 3.0-litre petrol, at Navarra. But impressive as it is, the petrol is not the XF to have day in, day out. To get to the track and back we use diesel models, a 300hp 3.0-litre V6 turbo and a 180hp fourcylinder (the fourth variant, a 163hp version of the ‘four’, is on the price list but not here today). And it’s the 180hp diesel that’s the most impressive.

When the first XF was launched, back in 2007, the future of the entire company rested upon its shoulders. At that time, Ford had the company up for sale and Tata was waiting in the wings. Jaguar’s model line-up looked old-fashioned and BMW, Mercedes or Audi were the badges of choice for the thrusting young executive. The XF changed all that. Avant-garde looks showed the company was, at last, looking forward and had left its retro phase behind. Since then we’ve had the striking XJ, the rapid F-type and the

And here’s the all-new second generation XF. Although its silhouette is broadly similar to the outgoing car, it genuinely is all-new and features Jaguar’s new and distinctive family ‘face’. It has a longer wheelbase, giving more room inside (notably in the rear where knee room was poor in the old one), yet the car is actually a little shorter overall than before. More significantly, it’s a great deal lighter. Where

the old car was mainly built of steel, the structure of the new one is mostly aluminium. Jaguar claims savings of up to 190kg, the equivalent of removing two blokes from the rear seats. The lighter weight means you don’t need so much power to row the thing along, so you needn’t turn your nose up at the idea of a 2.0-litre, four-cylinder diesel powering your executive saloon. With ample power, excellent torque and low emissions, the Ingenium engine is ideally suited to the new XF. Performance is strong: the unit’s excellent pulling power combines with the smooth-shifting eight-speed ZF auto to ensure that overtaking acceleration is instantly available. The best thing about the car, though, is its chassis. On the racetrack there’s very little body roll and the grip is exemplary. It’s even better on the road. The lighter weight makes it feel more agile while the rigid structure – it’s 28 per cent stiffer than before says Jaguar – helps to give the car a solidity we expect from German executive saloons. And when it comes to the ride/handling compromise, no one does it better than Jaguar. It’s sharp, pointy and nimble yet supremely comfortable at the same time. It’s a nicer place inside too. Quality is improved and the interior is less gimmicky than before, which is a good thing. Jaguar has also come a long way on the communications front and the 10.2-inch touch screen infotainment system, called InControl Touch, is as good as it gets. It delivers a mobile wi-fi hotspot, a screen display that responds like a smartphone and access to all manner of apps as well as advanced sat nav and mobile phone integration. Naturally there are a plethora of advanced
driving assistance systems available as options using radar, cameras and sensors to keep the car on the straight and narrow, while a laser head-up display projects speed, gearshift indication and navigation instructions onto the windscreen, allowing the driver to concentrate on the road ahead. There are four trim levels starting with Prestige (that alone gives you an idea of how Jaguar would like us to view the car) and runs through R-Sport, Portfolio and S. Prestige is a good starting place, but R-Sport adds sports suspension, sports seats and a body kit for a racier look. You’ll still need to tick a few options to get the full experience, but the new XF remains a highly desirable and well-considered alternative to the usual 5-series, E-class and A6 exec saloons. Now please excuse me but I need to get back to mastering Navarra. There’s another tricky corner out at the back of the circuit, a double apex affair that’s ready to bite if you don’t get just right…

ith the autumn selling season now in full flow, we have certainly seen an increase in activity after a quieter summer period. This increase in activity has also brought with it a flurry of new instructions as sellers clamour to find buyers before Christmas. However, the changes in stamp duty that were announced at the end of 2014 seem to have had an effect in terms of making buyers more stringent in their requirements due to the increased cost of moving. With a more careful eye on costs, buyers are seeking out the highest quality properties and, as a result, we are seeing particularly strong demand for properties in the best condition or on the best street or square. There was an expectation in the run up to the election in May, that if the result was favourable for the property market we would see a sudden spike in activity and/ or prices. This anticipated gear change didn’t in fact materialise and while the market is now more fluid, there hasn’t been a return to the fervent activity that we experienced last year. Looking forward, what can we expect of the end of 2015 and of the new year? Only time will tell, but given the faltering start the market had this year, we expect a period of stability as we approach the end of the year and more of the same as we move into the spring market. While the growth curve locally is not as steep as we have become used to in recent years, Islington and the City fringe is still a growth area with reported six per cent growth in the year to September. T
he summer market proved not as busy as we had predicted and lettings across the price ranges were affected. One of the main factors contributing to the slight reduction in rents has been the amount of new build stock completing in the area – City Road and King’s Cross. August and September usually see an increase in applicants, and rental prices historically increase at this time of year. With the amount of property to choose from, the market was in favour of tenants and many landlords were subject to achieving lower rents than what they were used to. The prime market also experienced a lull in activity; the traditionally prominent financial services sector was subdued as a result of the uncertainty surrounding economic conditions in Europe and beyond. With less relocation of executives with larger budgets, four or more bedroom houses also realised a reduction. We are expecting that the traditional big hitters of the corporate world will come back to the market in the latter part of the year as economic confidence continues to build within the financial sector. Whilst this surge of supply has unbalanced the lettings market, we continue to see high levels of demand for apartments within newer buildings where tenants are choosing to pay a premium for lifestyle based living. The majority of these buildings offer 24-hour concierge services, gyms and swimming pools, not to mention close proximity to the City. Landlords need to be realistic when bringing their property to the market in these conditions; the competition is fierce so if your property is overpriced or not presented well, the likelihood of experiencing a void is high. The majority of properties that Knight Frank instruct are rented within the first few weeks of marketing as we remain the agent of choice for the corporate sector when relocating employees.

interview: SAVILLS’ NEW HOME Lauren Ireland and Jason Margetts discuss how Savills’ entrepreneurial attitude with its staff is helping grow its business even further in the burgeoning east London market, as its brand new office opens in the heart of Canary Wharf
A
lthough it has had a strong presence in the area for a number of years, Savills has now increased its number of troops on the ground with a brand new office in Canary Wharf. The launch party in October saw clients and staff celebrate the new opening over bubbles and canapés, the glass store front blending in effortlessly with the surrounding modern towers. Lauren Ireland, director of residential sales and Jason Margetts, head of east London residential development, are key members of the around 20 strong core team, but despite its power in numbers the agency favours a less military approach. “It’s a softer approach we have I would say. It’s much more humble, upfront and honest and we focus more on service than just numbers,” says Jason. “Every single person here is dealing with people from start to finish. They don’t have a deal agreed and then hand it over to someone to progress. They’re dealing with that client from day one and with the buyers from day one. We have the philosophy ‘clients for life’ so we never want any part of the process to let them down,” adds Lauren. Although not necessarily expanding faster in the east than in other areas of the city, Savills’ client numbers here are certainly growing. “There are
so many big hubs close to here now – Canada Water, Greenwich, Lewisham, Stratford – and we are effectively smack bang in the middle of it. The amount of business that we’re doing, particularly on the new homes side, is really going up,” Lauren begins, before Jason clarifies the areas the office will cover in terms of new homes. “Really it’s anything

My speciality is east London.” Ambition and a positive attitude is something that Savills encourages from its staff from the get-go. “What’s nice about Savills is it home grows, it likes to bring people through the machine – the graduate scheme is so good – and you get the best people that way. It gives you the autonomy to be quite entrepreneurial as well, to go out there and win the business,” explains Jason, and there certainly doesn’t seem to be a shortage of it to go after, with house prices continuing to rise rapidly and new areas developing to cope with

“The moment you put a new line into an area you’ve opened it up completely and it adds huge money to base values” demand from prospective homeowners. “The pricing in central London is swelling and then you get a wave coming outwards. Unfortunately that’s the nature of the beast, but in fact, the infrastructure is getting much better further out,” he continues. “There are whispers of a Bakerloo line extension, whispers of Crossrail 2, and the moment you put a new line into an area you’ve opened it up completely and it adds huge money to base values. I’ve been screaming at people to buy in Deptford for eight or nine years now, and I do think the east in general has always been slightly
undervalued compared to the rest of London.” Lauren attributes a portion of the more rapid growth in the east in particular to international investors, with the increase in high-rise buildings here drawing comparisons between London and cities like New York or Hong Kong. “Infrastructure has a huge amount to do with it but I think aesthetically speaking, the south-east Asian market is particularly drawn to this style of property, the luxury facilities that come with it and also being close to the river.” Based on current scenarios, the levels of price rises look set to continue, as Lauren closes our time with a slightly intimidating fact. “It’s unbelievable. I read something about the babies being born now. Their first purchase is going to be for £3.5m. That’s going to be the going rate, if you’re living in London.” It certainly makes today’s property seem more affordable and it may be worth taking Jason’s advice on Deptford before it’s too late.

STATE OF THE MARKET seasonal surprises JASON TAYLOR, sales director at Franklyn James Estate Agents, comments on the state of the residential property market
I
n my line of work I often get asked the question: “What is the market currently doing and where is it heading?” The honest answer is that the market is liable to change so rapidly and in such a short period of time that the answer will often be open-ended. East London is also a micro-market within the London property market and so does not automatically follow the usual trends of the estate agency world. This is due to a number of factors. The fast pace of the business world means that Canary Wharf and the surrounding areas remain largely untouched and unaffected by seasonal trends and as its residential population is, by and large, yet to start a family, its timetables do not revolve around the school holidays. Furthermore, due to the high percentage of tenanted properties, sales transactions remain unfettered by the long, complicated chains which can occur. These factors make being an estate agent in this part of the capital quite enjoyable, as the majority of transactions move at a fast pace with few related headaches. With such a variety of properties and a highly diverse client base, each new day in the office can be very different from the last. The festive season is traditionally viewed as the quietest time of year for estate agents. However, last December was one of the busiest months for Franklyn James, not only in terms of property listings, but also in the number of sales agreed. Lee Alter, manager of the Franklyn James lettings department, paints a similar picture. “The summer months are usually the busiest period for lettings, but year after year the parameters change and the peak season seems to start earlier and last longer.” With our Blackheath office opening its doors to the public, we are anticipating a return to a more traditional, family-oriented client base in the south London area. This is new territory for us however, so we must wait and see whether the market here will follow the trends or turn them on their head.

S
easonality has always been a factor in the UK housing market and the winter months are usually the quietest period of the year. This year however, we may see the trend bucked as supply constraints remain the driving force in residential sales throughout the capital. Lourdes, like most London estate agents, has seen demand outstrip supply throughout 2015 and this trend shows no sign of fading. Although mortgage lenders are still imposing substantial red tape, leaving borrowers facing increasing bureaucracy, the appetite for lending continues to grow. Rates are almost unbelievably low and act as a suitable carrot to those with home ownership aspirations. The supply and demand issue is unlikely to correct itself any time soon as year-in, year-out the UK fails to build the required number of houses. Building large scale residential developments is a long and tiresome process. Even though developers have been reinvigorated by access to funding and a bullish sales market in recent years, it will still be several years before the fruits of their labour are evident and ready for occupation. Perhaps in time the government will find a way to uncomplicate the planning process and simplify the house building process but until then, we will have some quite considerable catching up to do. If you are thinking about selling but are cautious of doing so over the winter period, don’t be – buyers are in plentiful supply.

1. We are currently seeing a trend for small units selling the quickest at London scheme launches, while two, three and four bedroom units remain on the market for significant periods of time. This suggests delivery and demand could be better aligned. How much of this is down to policy and how much comes down to the developers? There is a potential mismatch between the need for family homes and the overall need to develop homes of all types in London. High densities are not encouraging of family homes. Conventional wisdom is that the urban environment is more hostile for families and more welcoming of the single or couple household. To overcome this, the planning system understandably places a premium on additional space for family homes to compensate. Whether this is through increased open space, child play or parking requirements – family homes carry a greater space burden on development. This matters on tightly constrained brownfield sites. Rather than compromising on standards, local authorities have reacted by seeking to prescribe unit mixes to developers. In London, typical prescriptions are that developments must include up to 25 per cent family housing containing three bedroom homes or more. Depending on your viewpoint, you may regard housing mix policies as an unnecessary form of social engineering that fights against the market, or alternatively, a necessary approach to ensure balanced and sustainable communities. From either perspective, the success of these unit mix policies is difficult to judge. Few targets are achieved in practice, but many councils argue that delivery of family homes would be even lower without the leverage provided by such planning policies.

2. Some agents say that Zone 1 or the Central Activity Zone is becoming increasingly less attractive for families. Some say these areas should therefore be treated differently to the rest of London from a planning and policy point of view. Do you agree? We need to start asking hard questions about whether new build apartments in the CAZ are really the living environments families want to live in on a permanent basis. Our experience is that families with the sort of money needed to buy these larger units simply do not want these as their primary residence. They would prefer a house with a garden and are willing to move outside of the CAZ in order to achieve this goal. The harsh reality is that less than half the required number of homes are being developed in London each year. For every one of these larger units, which are likely to be left vacant or only part-used, we could be creating two, three or more smaller units which could be used to house less wealthy Londoners and which would certainly be more fully occupied. There are certainly other limitations on building a greater percentage of smaller units; such as measuring affordable housing provision by unit number and not floor area; and also the greater cost per square foot of building smaller units. However, there is a perfectly valid and defendable argument for relaxing the current policy restrictions in central locations to allow market forces and developers to determine the appropriate mix of units, rather than be dictated to by the authorities, especially as the ultimate result will be a greater number of more affordable units and a better alignment between delivery and demand.
