the best of times or the worst of times? Sameer Yousuf examines the state of play at the end of this summer of discontent

S

eriously, the Ashes have been won back, the ‘barbeque summer’ finally decided to show its face (even if only for a week) and there is a general feeling that the economy and the property market in particular are seeing a small revival in its fortunes. Well what’s the truth? As always, the truth is somewhere in the middle. As specialist property solicitors based in the Docklands, we at Gawor & Co have seen a steady rise in the number of new instructions and a general increase in our workload over the last few months. However, before you hear me say the immortal words ‘green shoots of recovery’, I have examined some key indicators which provide some encouraging data but, as always, statistics can be made to prove anything; even the truth. However, the statistics I have referenced are actual figures, distinct from opinions and polls that have been circulating in the media. The indicators I have looked at seem to back the theory that we are seeing a revival in the property market. For example, figures released by the Nationwide building society recently showed that property prices are now higher than they were at the start of the year. Further evidence was provided by the Land Registry’s record of actual completed sales, which showed prices rising for the first time in June and that prices have continued to do so since. In addition, the Bank of England’s records offer more confirmation in that the number of mortgages approved for house buyers has been rising month on month since February this year. So, all indications are that we are heading towards a slow but steady recovery in the property market.

At this point I would like to add a word of caution and clearly state that the property market will not be the same for at least the foreseeable future. Simply stated the banks that we have come to rely upon have simply stopped being so generous in giving out property finance. Also the steady rise in unemployment, which is expected to continue into next year, will hamper any recovery. All these factors combined, along with the inevitable fact that we will have a General Election in the UK by next spring, will have an unpredictable effect on the economy and the property market in particular. Something that has been highlighted to us at Gawor & Co is that the property market has become increasingly polarised between the equity rich and those in negative equity. The former are able to snap up bargains in the current market while those in negative equity are unable to participate and are likely to be left further behind as prices continue to rise. Royal Arsenal Riverside A Bird’s Eye View

O

nce the country’s most important centres for the manufacture and storage of weapons and military equipment, the Royal Arsenal is now being transformed into a vibrant riverside community by Berkeley Homes. We’ve asked the onsite rental agent and former resident, Julia Stone, to give us an insider’s view point on this regeneration area. What is it? Royal Arsenal Riverside is a 76 acre site composed of stunning warehouse buildings (dating from 1800s) which have been turned into residential properties. The existing buildings have been complemented with luxury modern build and the beginnings of local infrastructure including onsite amenities, gyms, 24 hour concierge, café, deli… What do I really think? Frankly I think it is beautiful, the buildings are stunning, the landscaping is pretty and exceedingly well kept and the wide open spaces between the buildings make you feel you can breathe. The flats have been well built, with great interiors. It is the only place I’ve lived in in 15 years of living in London that had a real sense of community and I stayed over five years. People know each other, socialise together and pop around to each others’ flats. Residents have formed a number of groups; running clubs, 5-a-side football, supper club… Being purely residential and set by the river away from Woolwich town, it is quiet and peaceful and you have a great set of quality neighbours.

Woolwich town is up and coming but some way off its glory days of the past! It isn’t a pretty town and the chic shops or bars haven’t got here yet, but it is great for day-to-day shopping – inexpensive and friendly. On balance, I’d have to say it is a truly lovely place to live and in my opinion, prices for both buying and renting represent great value. Transport The development is less than 10 mins walk to the Train Station (c.20 mins to London Bridge, 30 to Charing Cross) or the DLR (c. 23 to The Wharf, 30 mins to Bank). It is also on the Thamesclippers.com boat service. Future Plans There are plenty more exciting things on the horizon. Woolwich town is slowly regenerating and money is being pumped in to vastly improve it. Berkeley Homes has many for the continued development of the site including a potential hotel, retail space, bars and restaurants as well, of course, as more residential. Furthermore there is a proposed station at Royal Arsenal for the new CrossRail link. So the potential for the future looks good too. n

Sale & Rental Prices Improve Latest figures released last month from Hamptons International have revealed a steady rise in sale prices and a leveling out of rental prices across the UK market in the last quarter of 2009

T

he salient findings from Hampton’s latest figures indicate that there has been nearly a five per cent increase in average sale prices in quarter two of 2009 and that these price gains are being driven by competition in the marketplace - with 75% more applicants than this time last year. Indeed, the ratio of would-be buyers per seller is now nationally around 9-to-1 in line with the ‘good property markets’ of 2006/07. On the other hand there was very little movement in average rental prices, with only a 1.1 per cent increase overall.

The latest findings from Hamptons International are particularly interesting as they show distinct signs that the market has strengthened during the summer months, which is a time when traditionally activity drops off. Other leading statistics include findings that smaller property is proving most popular, rising 6.7%,with fewer price gains this quarter in midmarket hree-bed flats/terraced property. As a result of supply and demand dynamics the London market now sees more than nine applicants registering for each new instruction taken on, leading to the conclusion that significant applicant numbers and a shortfall in newly available property are behind this stabilisation in pricing, with applicant numbers up more than 60% compared to the same time last year. London applicants have been increasingly busy in the market, with viewings up 34% and offer numbers up 77% compared to the same time last year. For the first time this year average asking rents in the London rental market gained ground, with a quarterly increase of 0.3%. This follows significant declines in previous quarters with average prices down, -4.7% in Q1-2009 and -9.8% in Q4-2008.

Rental prices began to strengthen most noticeably at the larger unit/premium end of the market with five-bed detached houses gaining 2.9% in the quarter. With an 82% rise in the number of new lettings applicants compared to last year we have examples of in-demand property reletting for double the previous rental level. Rob Bruce, research manager, Hamptons International notes, “Our latest figures demonstrate climbing prices in the London sales market, with early indicators suggesting a comparatively steady flow of new buyers still entering the market, even during the typically quieter summer months. Statistics now show the progression from offers via agreed sales to exchanges: with offer levels up 77%, agreed sales at double the rate of last year and exchanges up 81%. “Demand from tenants in the London rental market has increased, with new applicants up an average 82% on last year and offers up 46%. In areas such as the City, Notting Hill or Knightsbridge figures show there are more than twice as many applicants compared to the prior year. This change is leading to examples of in-demand property re-letting for double the previous rental level. n

Sim Smith explores the kaleidoscopic colours and enchanting inspirations behind this month’s hot buys...

D

eep are the colours of this month’s palette, intense hues that act as a prelude to the burnt umbers and russets of autumn. In a move away from high summer’s neon brights, the richness of these tones take their inspiration from far off lands, exotic summer gardens and distant seas. Cool azure and indigo colour palettes play against sumptuous shades of scarlet and ruby drawing inspiration from the pigments of Africa, Egypt and the Orient. These bejewelled works have taken on many forms. Organic structures and bulbous shapes are contrasted against multifaceted, almost geometric contours, in a play on the natural formations inherent to these native lands. From opulent crystal to hand crafted stoneware and peacock quills to crocodile skin, this contemporary trend derives predominantly from traditional materials and their surroundings. Striking arid landscapes and twilight skies focused designers’ attention on local beauty, flora and fauna. Colour, form and scent have been brought together in these designs to evoke a genuine sense of place and history, of allegory and myth. In these pieces we can see an exploration of secret gardens, their open flowers and woven twines; an insight into a potter’s studio and the painting of a colourful glaze; a customary Moroccan tea on a sunny afternoon. It is a transportation of the mind and the senses, a move away from the mundane, turning the everyday into a work of art.

After being lured in by the sign on the main road, I came across this fresh white space filled with elegant glass and steel designs. A designer himself,Tom has all of his work handmade by craftsman in his workshop in Wiltshire. Fine detailing and sympathetic use of seemingly hard materials transform them into light and liveable works. The company also acts as a dealer for Italian manufacturers showcasing some beautiful glass pieces that compliment Tom’s works perfectly.
