Crab & Lobster Festival hands out grants totalling £5,080 to community groups across Cromer and Sheringham The Cromer and Sheringham Crab & Lobster Festival has proudly handed over grants totalling £5,080 to local charities and organisations.

The money, raised from the sale of more than 100 decorated beach huts at last year’s Festival auction, was distributed between 25 groups.

Representatives from each organisation were joined by members of the Festival’s committee at a presentation on Sunday 29 January at The Constantia in East Runton.

Festival Chairman Tony Shipp opened the presentation by thanking all those who had helped make the Festival and auction in 2016 such a success.

The organisations who received grants from the scheme were: The Cromer Mardlers, Sheringham in Bloom, Back to the Drawing Board, Sing Your Heart Out, Ladybird Pre-School Nursery, Playing for Cake, Love for Leo, Sheringham Museum, Banningham Defibrillator Fund, Cromer Christmas Lights Volunteers, 1st Cromer Sea Scouts, Continued on page 4...

On receiving their grant, 1st Cromer Sea Scouts said “This grant will help us enormously towards the much needed refurbishment of our very dilapidated Scout Headquarters kitchen. We've been raising funds towards this for a few years and we have at last almost reached our goal. We would like to thank the Festival for awarding us this grant." Many of the projects which were successful will be working will local children including 1st Cromer Sea Scouts (funding to refurbish the hall), Sheringham Woodfields School (funding to introduce sensory lighting), Cromer Girl Guiding (funding for hall maintenance) and Cromer & District Garden Society (funding their annual Schools Garden Competition). Cromer Exhibition Foundation will use their grant to provide grants to Cromer schoolchildren who are going on to Further or Higher Education to help with course materials. Festival Chairman Tony Shipp said “This year’s grants help to continue the Festival’s tradition of raising money for local charities through the Annual Charity Auction and we are delighted that so many local community groups will benefit from them. “The date of the launch and details of this year’s trail will be announced in the next few weeks. All organisations and businesses who supported the Crab & Lobster Festival Art Trail last year are to be thanked for their support and will be contacted in the near future. It is hoped that they will continue this in the coming year.” Over the past three years, the Crab & Lobster Festival has donated over £35,000 to local charities. At a time when fundraising is an uphill challenge, voluntary and community groups are more important than ever before and these grants will really help at a grassroots level. The Festival will be announcing details of their annual art trail for 2017 in the coming weeks. In 2017 the Festival will run 20-21 May.

Sponsorship opportunities are now available. Please contact the Festival via enquiries@crabandlobsterfestival.co.uk Photos: Dave ‘Hubba’ Roberts

North Norfolk stroke treatment – Norman Lamb

Less than one in five stroke victims in North Norfolk reach a specialist treatment centre within the ‘golden hour’, putting many of them at serious risk, according to official figures obtained by local MP Norman Lamb.

Under national standards, stroke patients who are potentially eligible for thrombolysis – a treatment to dissolve blood clots and restore the flow of blood to the brain – should arrive at a specialist ‘hyper acute stroke unit’ (HASU) within 60 minutes of an emergency call.

However, this target has been met for just 18% of stroke patients in North Norfolk CCG this year (2016/17) – far below the national standard of 56%.

Figures obtained via a Freedom of Information

The AGM of Christmas in Sheringham will Links Hotel be held at St Andrews West Runton Church, Cromer 01263 838383 Road, Sheringham on June at 7.30pm. delays ‘deeply5 worrying’

request show that 27 out of 149 patients who were eligible for thrombolysis arrived at a HASU centre within 60 minutes between April and November 2016. In November, the latest month for which figures are available, the target was reached for only 13% of patients.

In the East Anglia region, 50% of stroke patients served by the East of England Ambulance Service have reached a specialist unit within an hour this year. August was the only month where the 56% target was met, while just 44% of patients arrived at the HASU centre within the hour in November – the trust’s worst performance since April.

Commenting, Norman Lamb MP said “These are unacceptable and deeply worrying figures, which show the extent of the disadvantage people in remote rural areas face in receiving emergency treatment.

Norwich Insurers support Friends

The Insurance Institute of Norwich chose Cromer-based organisation About with Friends to be their charity of the year in 2016.

Daniel White, a member of the Institute, volunteers for the charity and put their name forward. Fundraising events included a quiz night and in October, the annual dinner at Sprowston Manor.

“Early treatment of stroke is critically important and can prevent long-term disability and death. But in North Norfolk, there will inevitably be people who have suffered life-changing consequences or worse as a result of delays in getting to these specialist units.

“This is not the fault of the paramedics, who are doing brilliant work despite being under immense strain. However, we must review some of the perverse national targets for responding to 999 calls which are not time critical, and other incentives in the system which pull ambulances away from rural areas and into the more heavily populated towns and cities like Norwich.

“People should have an equal right to receive life-saving treatment on time, regardless of where they live.”

This was attended by members of About with Friends who had a great time on the casino tables. Daniel White dropped in recently to present the charity with a cheque for £1240.

Bard and bullets in live orchestral concert

A magical mix of classical music and words by William Shakespeare are being conjured up in a live orchestral concert at Sheringham Little Theatre in March.

The Flights of Fantasy evening features Sinfonia Viva, well known in north Norfolk for their appearances at Blickling Hall's summer Proms concerts.

It combines two works of "storytelling bravado" - Der Freischutz by Weber is based on a German folk tale of romance, rivalry and marksmanship, and The Bard's dreamlike A Midsummer Night's Dream mingled with

Mendelssohn’s music.

Organisers say both works take a highlydramatic and carnivalesque approach to issues such as feminism, relationships and love.

Actor and producer Simon Hollingworth and the orchestra have reimagined the two classic tales through narration and chamber music. It is part of a series of high quality orchestral concerts developed by North Norfolk District Council in partnership with national charity Orchestras Live which aims to take top quality classical music to new people and places.

The concert is at Sheringham Little Theatre on Saturday March 4 at 7.30. Tickets are £18

Seeds

By Beckie Grimmer from Norfolk Landscape Gardeners

Eating our lunch, a friend of mine asked, somewhat out of the blue, ‘Do those lotus seed heads make you feel uncomfortable?’ and pointed at a floral display. Looking at the curious, holed pods I replied, ‘no, not really’ and so he introduced me to the term Trypophobia – a proposed phobia of irregular patterns or clusters of small holes or bumps. Lotus seed heads, along with other surfaces like honeycomb, makes his skin crawl and fills him with disgust. I hope he wasn’t put off his dinner too badly. This dark, bleak, time of year happens to be time for horticultural divulgence (or for some, restraint), poring through a plethora of seed catalogues, bringing new excitement and inspiration for the growing season. But what about the appreciation for the seed themselves? Well, did you know:

The oldest seed grown into a viable plant was Silene stenophylla (narrow-leafed campion), a flower native to Siberia of which more than 600,000 seed were found buried in squirrel hibernation burrows beneath the permafrost. Radiocarbon dating has confirmed the seed are 31,800 ±300 years old, from the Upper Palaeolithic, around the time early humans were creating cave art.

01692 405301

The world’s smallest seeds are produced by certain tropical

epiphytic orchids found in the rainforest and their size allows them to blow into the canopy to germinate. At 85 micrometres long (1 micrometre = 0.001 millimetre) they are below the resolving power of the human eye.

The largest seed in the world is produced by the Lodoicea maldivica palm (coco de mer) native to the Seychelles archipelago and surrounded by myth and legend. It can reach 30 cm long, with a 90cm circumference and weigh up to 25kg – oh, and it often resembles a human bottom, leading people to believe that the trees got up to make love on stormy nights. A historical botanical name for the plant was Lodoicea callipyge, with callipyge coming from the Greek meaning ‘beautiful buttocks’. If you want to incorporate seed heads as part of your garden’s interest, or as a boost for wildlife, here are some suggestions for you to grow at home: Dipsacus fullonum (teasel) Foeniculum vulgare (fennel) Lunaria annua (honesty) Helianthus (sunflower) Papaver somniferum (poppy) Phlomis russeliana (Turkish sage) Cynara cardunculus (cardoon)

Echinops ritro Allium Agapanthus Let us not forget ornamental grasses: Stipa gigantean (golden oats) Miscanthus sinensis

Some of these plants set lots of seed and spread quickly, so be sure to do some research before introducing them to your patch.

Clean and store your seed correctly to prevent mould, insect infestation or reduced viability (ability to germinate). It’s recommended that you dry your seeds thoroughly then store them in sealed jars in a dark, dry place with consistent cool temperatures. I shall collect and order in my seed with an additional gratitude this year, knowing that I will enjoy their forms and adaptations without the shudders, creeps or nausea of Trypophobia.

Cake Sale for World Cancer Day

Caprice Pollard from Sheringham recently organised a Cake Sale for World Cancer Day.

Candice explains ‘We did a cake sale for World Cancer Day in Sheringham on 4 February. My dad Michael Pollard and work friend Felicity Halliwell helped out on the day. My mum, Melanie Pollard, also came down for a little while. The reason I decided to do this is my mum has been battling cancer now for over 10 years, She had breast cancer on 2006 and was in remission for seven years. Then in 2014 she got diagnosed with secondary and the cancer had spread.

Her latest diagnosis is a secondary brain tumour but, even though she is fighting cancer for the third time, she always has a beautiful smile on her face and supports everyone else.

We raised an amazing £165 at the cake sale and some friends have donated £110 making a total of £275.

Hopefully our fundraising will help towards cancer research and find a cure’.

We wish CAPRICE and her family all the very best.

CROMER and SHERINGHAM PROBUS CLUB

Such is the wealth of experience and expertise among the members of Cromer and Sheringham Probus Club that both the speakers at our early 2017 programme were existing members. In January Robert Last led the way with ‘Law and Disorder’, a perceptive insight into the difficult work of a solicitor. Having retrained after spending his early career as a Master Baker he took us through the varied and demanding activities faced by solicitors in guiding clients through the law and avoiding any likely disorder, helped along by a string of discreet anecdotes.

Our February speaker, Andrew Hyatt, an endodontist, raised the question ‘Why did I prefer that wine?’ Having pondered this often, members were treated to a fascinating account of the whole range of factors involved in wine- making, from those involved in grape production like geology, aspect, drainage, hours of sunshine and type of vine, to the critical balance between quality and yield. We were advised that most cheaper wines need drinking in a short time (not a problem!) but many more expensive wines mature after perhaps 15 or 16 years. As with most things in life, you get what you pay for! Andrew finished generously by inviting members to taste two red wines, one a recent bottling the other much older and clearly better.

Our next speaker, on Tuesday 7th March, is Chris Armstrong with the intriguing title ‘Anything from a Pin to an Elephant’. Could this be a talk about Harrods….or car-boot sales…? If you would like to find out please contact our Lunch Secretary Dave Vickery on 01263 824306, or visit our website wwwcandsprobus.club for more information.

North Norfolk District Council hosts exhibition of photography New print and canvas collection showcases local photographer

North Norfolk District Council’s public art gallery welcomes local artist John Mezzetti with a collection of photographs.

Cromer resident John has been a photographer for 30 years. This collection of prints and prints on canvas explore portraits with landscape, urban and environmental themes.

John said “I first became interested in photography in my late teens, and took an O level in it at Paston Sixth Form in North Walsham. My work comes out of where I live. North Norfolk offers so much material that can be interpreted in so many ways that there really never is a blank canvas here.

Roots taken at Felbrigg

“There is also a very particular light in North Norfolk, near the coast – the mornings and nightfall are a photographer’s friend, every day there is something new that can be caught by the lens. I’m so pleased to be able to exhibit at the District Council.”

John’s photographs will be for sale.

Cllr Maggie Prior Cabinet Member for Leisure and Culture said “It’s great to see photography in the Council’s exhibition space. Photography is something so many people have the technology to do these days and to see it done well can be hugely inspirational. Do come and see John’s exhibition, and if you are an artist yourself then apply to show your work in the Council gallery.”

Castle in the Snow The exhibition opened on 31 January and runs taken at Baconsthorpe to 21 March at the NNDC offices gallery in Holt Road, Cromer. The 1st Floor Gallery is open to the public Monday, Tuesday and Thursday 8.30am-5pm ; Wednesday 10am-5pm ; Friday 8.30am-4.30pm.

NNDC seeks to offer free opportunities to local artists to display their work in the well-lit gallery and in turn provides staff and visitors to the building the opportunity to see a variety of different artists’ work. Currently six exhibitions are held annually.

North Norfolk Photographic Society

Twice in the course of two months members of North Norfolk Photographic Society have been given the opportunity to savour the sheer talent of their members.

After Howard Denner’s pictures of showbiz stars in January, on 1 February Lizzie Wallis and Paul Richards presented some of the stars of Northern lands. They called their presentation Cranes, Ruff Sex and the Midnight Sun - which neatly summed it up!

As well as Cranes and Ruffs (which are species of birds not often seen in England) there were foxes and hares and beautiful landscapes - but the

Paul and Lizzie went off in a camper van with their cameras (and some sausages) for three months to take photos of wildlife in Scandinavia. They opened their show with a map displaying their route, which took them after driving north from the English channel around Finland, and across to Sweden and Norway.

They chose to visit places where they had been to before and knew the photo opportunities to

birds were definitely centre stage. And, yes, the birds got up to a lot of sex! The Cranes were dancing with their partners; the Ruffs (after some initial preliminaries) were fighting for choice of mate. An interesting fact about

Ruffs: some of the guys look like gals! All photographed with immaculate care and clarity. There was also in particular a beautiful photograph of a Bluethroat.

Meetings of the North Norfolk Photographic Society are normally held on the first and third Wednesdays each month at Holt Community Centre. For further details please contact the club Secretary, Judith Wells at secretary.nnps@gmail.com or see the club website at www.nnphotosoc.org

This would be used when a dog is out of control and causing either fear of attack or harm to other dogs and/or people; • No Chinese lantern and mass balloon releases: this would cover any mass releases of these objects from all Council land.

To view all the proposed orders and the areas they cover, and comment, go to the Council’s website: www.north-norfolk.gov.uk The consultation will run until 3 March 2017 after which a report will go to Cabinet in April.

Increase the chance of being reunited with your pet with Toll Barn Vets! As a pet owner I know the sickening feeling when a loved pet goes missing and as a vet I witness almost daily the devastation of families left behind when pets are lost, stolen or involved in accidents. We believe a vital part of our role in keeping pets healthy and happy involves doing everything we can to make it as easy as possible to return lost, stolen or injured pets with their worried owners.

A microchip is a quick procedure which can increase the chances of being reunited with your pet should they stray or be involved in an accident. The microchip is about the size of a grain of rice (or smaller if a mini chip is used) and sits between the shoulder blades storing a unique 15 digit code. Should your pet be involved in an accident or go missing and be taken to a vet, dog warden or rescue centre then a microchip scan will detect this chip and the database can be contacted to obtain the owners details. This means we can reunite you as fast as possible.

There are many microchip databases where microchips can be registered and the ease of access to these databases varies so we ensure that all our microchips not only conform to the highest safety and quality standards but are also registered with a reputable database which is easily accessible 24 hours a day as you never know when it will be needed. From April 2016 it has been compulsory to microchip all dogs, however, it is still not a legal requirement to microchip cats or rabbits so in order to assist reuniting as many pets as possible we are offering FREE OF CHARGE microchips for cats and rabbits aged over 4 months old until the end of March 2017. To book one of our complimentary microchips please give Toll Barn Vets a call on 01692 407126.

No Messing Campaign – Taking the Message To The Streets

A street stencilling and social media campaign to encourage dog owners to pick up after their dogs has helped to raise awareness of the issue and helped to reduce the amount of dog fouling in North Norfolk.

Over the Christmas and New Year period North Norfolk District Council’s environmental services team were out and about stencilling no messing signs onto the Sheringham Promenade.

The stencilling campaign was run alongside a Christmas themed social media campaign that saw 13 tweets gain 14,106 twitter impressions and 15 Facebook posts reach more than 9,000 people with 472 Facebook clicks. The issue was debated on social media and the stencils were clearly visible on the Sheringham Promenade.

Before the campaign monitoring was carried out along Sheringham Promenade – the area was visited 11 times between 29/11 to 16/12 and a total of 67 dog poos were recorded; after the stencils went down the area was visited 11 times between the 20/12 to 11/01 and 57 dog poos were recorded, a reduction of 15%.

Volunteer community dog wardens also support the education and engagement approach by going out and about patrolling neighbourhoods to remind dog owners of their responsibilities and help talk to pet owners about the need to always pick up after your dog.

North Norfolk District Council has 16 volunteer community dog wardens who go out and about to educate dog owners and nine environmental protection officers trained to issue fixed penalty notices.

The Council has a zero-tolerance approach to environmental crimes and will issue fixed penalty notices where offences are witnessed with sufficient evidence to prosecute, should the offender fail to pay.

Cllr Tom FitzPatrick, Leader of North Norfolk District Council said: “We take this issue very seriously and we work with our communities to educate and engage people. We have had very positive feedback from the awareness-raising campaigns we have run on- and off-line, and residents do understand dog fouling is a very tricky problem that needs everyone to come together to solve.

“North Norfolk is a great holiday destination for families and the vast majority of dog owners are aware of how important it is to pick up after their pets. Our focus is to educate those pet owners who don’t realise how important it is, to work with the community and ultimately to take enforcement action when an incident is witnessed. Our communities know it’s difficult to get the right evidence to fine an irresponsible owner, but together we can make it less likely to happen in the first place.”

In the past four years reports of dog fouling has decreased by 27% since April 2012 to March 2016, with 182 reports in 2012/13 to 170 in 2013/14, 148 in 2014/15 and 133 in 2015/16.

Looking at this information in calendar years it shows that reports of dog fouling does fluctuate – in 2016 there were 103 reports, in 2015 there were 121 reports and in 2014 85 reports. Over this period one fixed penalty notice has been successfully issued.

Over this time the council has taken part in national and local campaigns – including:

■ Taking part in the ‘Scooperhero’ campaign run by the Dogs Trust and Keep Britain Tidy

■ Run a ‘No Messing’ campaign

■ Launched a community dog warden scheme in 2014

■ Organised a competition with five schools designing poosters to put up in their neighbourhoods – the winning designs were then used on the sides of bin lorries.

North Norfolk District Council is part of the Norfolk wide Waste Enforcement Group and we work with colleagues across the county’s local authorities to share best practice and tackle issues effectively.

Our approach is to Educate, Engage and Enforce, and this approach is one that nationally is recognised as an effective way to change behaviour.

Televison Sales & Service Covering North Norfolk

Same Day Service

North Norfolk Volunteer Car Schemes to come together North Norfolk Community Transport has announced that it will be merging its volunteer car scheme ‘MediRide’ with a similar car scheme operated by Norfolk County Council. Over the next few weeks MediRide passengers will be gradually redirected to Norfolk County Council’s Transport Plus service, part funded by North Norfolk CCG.

MediRide has helped transport hundreds of people to medical appointments at the Norfolk and Norwich University Hospital, Cromer Hospital, local doctors’ surgeries and other medical establishments. Transport Plus provides a similar service across the whole of Norfolk. Both schemes operate using volunteer drivers in their own cars. 22

The cost of using Transport Plus will remain the same, with passengers giving the volunteer drivers 45p per mile allowance, paid at the end of each journey. Passengers need to book their journey with Transport Plus minimum three days in advance.

Matt Townsend, North Norfolk Community Transport Chief Executive “This change has come as a result of our strong working relationship with Norfolk County Council where we have identified an overlap in services. By bringing MediRide and Transport Plus together we will free up capacity to improve and develop our minibus-based transport schemes including Dial-a-Ride which now has more demand than ever before, whilst ensuring the people of North Norfolk can still

access essential medical appointments.”

“We wish to sincerely thank all the volunteers who have driven for MediRide over the last few years and helped the people of North Norfolk access medical appointments.”

North Norfolk Community Transport is currently working with existing volunteers to arrange a smooth transition to the Transport Plus service.

To book a journey with Transport Plus please contact 0344 800 8020.

AMORE FOR DONKEY FOAL AMOS!

A newborn donkey foal stole the hearts of staff at Redwings Horse Sanctuary just in time for Valentine’s Day.

At just two-weeks-old, an irresistibly cute newborn donkey foal called Amos arrived at Redwings’ headquarters in Hapton, near Norwich, on Wednesday 1 February alongside his mum Matilda and dad Jeremiah.

The tiny new addition to the Redwings family was so small that he had to be carried from the horse box into his stable where, after a quick look around, he was soon playfully jumping in the shavings and suckling from mum.

This adorable family unit was offered a home at the Sanctuary when their previous owner began to struggle to look after them due to ill health and contacted the charity for help.

Donkeys are sensitive souls who have complex care needs, so Redwings has an open door policy for these lovable long-eared creatures.

Amos, Jeremiah and Matilda will remain under

the watchful eye of Redwings’ veterinary and equine care teams at their headquarters for the next few months. While this site is closed to the public, it is hoped the gorgeous trio will be able to join a donkey herd at one of the charity’s visitor centres in the future.

Lynn Cutress, Redwings’ Chief Executive, said “Everyone at Redwings is absolutely smitten with Amos. He is only the fifth donkey foal to arrive at the Sanctuary in the past ten years so to say his arrival has caused a lot of excitement would be an understatement!

into a happy and healthy donkey to visit our website or call us to make a donation.”

If you would like to help Redwings help donkeys like Amos, Matilda and Jeremiah you can donate by calling 01508 481000 or visiting redwings.org.uk/donating. Just £10 could fill a stable with bedding, while £15 could provide a donkey with hay for a month and £50 could cover the cost of a health check for a new arrival like Amos to the Sanctuary.

“We’re delighted that by offering our help and expertise, this young family can remain together and receive the specialist care they need for the rest of their lives.

“It is thanks to the generosity of our supporters that we are able to provide a home for all three donkeys and we would welcome anyone who wishes to support us in their ongoing care and help Amos grow

Top UK organist and funny man Tony Stace was the guest performer at the latest Briston Organ Show on Friday February 10th; his trademark is telling the audience exactly how long each musical item will last ‘so if you don’t like it, at least you will know when it will be over!’ Between the delightful music we got loads of hilarious anecdotes about him, his

family back in Yorkshire, and his adventures on the road as one of the best organist entertainers in the UK.

His programme as usual had something for everyone - his ‘Hooked On Classics’ medley of popular classical music played to a disco rhythm was a huge hit with the capacity audience. Classical lovers had the ‘Meditation’ from Thais and loads of Johann Strauss to enjoy, and there was plenty of 60’s pop and Big Band too, and some lively sambas in the style of probably the greatest organist ever, the late Klaus Wunderlich. As usual, the proceeds from the wonderful raffle and excellent refreshments went towards the Coepman Centre’s fundraising - a very creditable £190 and our stall raising money for our chosen charity, the ORBIS Flying Eye Hospital project, added another £36 to the pot.

Our next show will be on Friday March 24th, when the very clever player Mike Hall will be with us for the first time, playing his Orla organ. Advance booking is now essential, as these shows are proving so popular, drawing in music lovers from as far afield as Great Yarmouth and Downham Market. Tickets are just £6 each pre-booked, and under 16 year olds can get in absolutely free as long as they are accompanied by a ticket-buying adult. To book, ‘phone Carol now on 01263 860844. Our venue is warm and comfortable, has soft padded seats (!) and has with wide level access for disabled visitors; we also have a large free carpark right outside the door. Visitors also enjoy our large screen TV so that they can see the players hands in close-up action. Further details of all the shows for 2017 can be found on our website - www.bristonorganshows.co.uk

Norman Lamb welcomes 'constructive' meeting with Prime Minister on NHS and Care Convention A cross party group of MPs co-coordinated by Norman Lamb have welcomed the outcome of a meeting with the Prime Minister on the future of the NHS and Social Care.

In a meeting with a delegation of MPs from the Lib Dems, Labour and the Conservatives earlier this month, the Prime Minister agreed to initiate a cross-party dialogue with her newly-appointed Health Adviser, James Kent.

The meeting was attended by Norman Lamb, Sarah Wollaston, Dan Poulter, Hugo Swire, Meg Hillier, and Frank Field, representing a much wider group of colleagues who have called on the government to establish an NHS and Care Convention.

Commenting after the meeting, Norman Lamb MP said: “I very much welcomed the positive and constructive discussion with the Prime Minister.

Mrs May appeared seemed willing to engage in a serious dialogue about how best to secure the future of our NHS and social care services. The future of the NHS and Social Care is more important than party politics, which has completely failed to come up with real solutions. The public are crying out for politicians to stop shouting at each other, and instead work together to make difficult decisions to ensure that patients get the right care and treatment when they need it. There is a real urgency to this situation, and now is the time to act. Today’s meeting was an encouraging first step, and I look forward to meeting with her advisers as soon as possible.”

Sarah Wollaston said "The scale of the challenge across health and social care is so great that we have to take a cross party approach to finding solutions and setting out the options to the public, including the consequences of inaction."

Looking for your dream home? Don’t forget to make sure your new property is not carrying any hidden liabilities.

When buying a house do you know what kind of issues are checked by your solicitor during the transaction? It is the role of your conveyancer to ensure that the property you are purchasing is legally sound, the rights of clients are protected during the transaction and your new property is not carrying any hidden liabilities.

For most of us, buying or selling a property is one of the most significant financial transactions we ever carry out, so it is vital to get the best possible expertise to guide you through all stages of the property transaction.

A lot of our legal work is reviewing properties in rural areas throughout Norfolk which do not have access to mains drainage i.e. sewers. In the absence of effluent infrastructure, a number of independent sewerage systems can be utilised to provide rural sanitation. However, each type brings with it a raft of regulations and potential pitfalls, with large sums

of money at risk if they are not up to scratch.

A recent property transaction in rural Norfolk saw the discovery of a Septic tank that was over 100 years old buried in the garden! If our client had gone ahead and purchased this property with a septic tank which is not fit for use, it would have been their responsibility to fully decommission that system and install a compliant system, with costs likely to range into the £10,000s.

Whether you're buying, selling, investing, or letting a property, we focus on the individual needs of our clients, keeping you informed throughout the process from instruction to completion. We provide a fast and reliable service, so your purchase is completed as quickly and smoothly as possible whilst paying close attention to detail so you can relax in the knowledge there won't be any nasty surprises.

We offer fixed fee quotations which means that we are honest and upfront with no hidden charges. For a no obligation conveyancing quote please call the team today, 01692 660230 for our North Walsham office or 01263 823398 for Sheringham.

North Norfolk District Council calls for groups to join in the Great British Spring Clean

North Norfolk District Council is backing a campaign to get half a million people out and about across Britain cleaning up their local communities in March 2017.

The brand new Great British Spring Clean will roll out for the first time in 2017, with a view to it becoming an annual event helping to bring people together and clean up the country. NNDC will be encouraging and supporting groups that want to help clear up litter that blights the streets, parks and beaches in our district.

Cllr Angie Fitch-Tillett Cabinet Member for Environmental Services said “We have been working hard with our communities to keep our beaches, villages and towns clean and tidy. The Great British Spring Clean is a chance to keep up the great work and encourage more people to take part in making North Norfolk an even better place to live.”

Many other organisations will also be supporting the clean up 3-5 March, including the Women’s Institute, National Trust and RSPCA, as well as a range of businesses.

TV wildlife presenter and children’s favourite Steve Backshall is lending his support to the campaign, which is backed by anti-litter charities including Keep Britain Tidy, Keep Wales Tidy, Keep Scotland Beautiful, Marine Conservation Society and Surfers Against Sewage.

If you want to take part in the campaign or to set up your own event, contact North Norfolk District Council’s Environmental Team at cleansing@north-norfolk.gov.uk or 01263 516195.
