August was a huge month for Ray White Commercial, with the highlight being Connect 2022, an action packed two day conference on the Gold Coast attended by almost 3,000 Ray White agents, property managers and administrators.
The breakout sessions included a discussion on the impacts of the supply chain industry on industrial real estate with White and Partners’ James Hodgkinson and DHL head of development Adam Davies, a presentation on how to rethink and redefine success in commercial property management by Macquarie Group national head of real estate, business banking Domonic Thompson, followed by a 2023 strategic update by myself, Ray White Group managing director Dan White, and Ray White marketing manager Todd Alexander. We also celebrated our performance at the Ray White Commercial awards, which was attended by a record breaking 260 people. Once again I’d like to extend a huge congratulations to all our award winners for their achievements and for playing a part in what was an outstanding year for Ray White Commercial.
Attendees heard from the likes of former New Zealand prime minister John Key, Olympic athlete Jana Pittman, former Al-Qaeda captive Steve McGowan, and former vice president of innovation and creativity at Disney Duncan Wardle, as well as three commercial breakout sessions.

I’d like to extend a huge shout out to Michael Willems from Ray White Commercial Gold Coast who took out the coveted Director’s Cup award for his contributions to Ray White Commercial over the last three decades - we look forward to many more fantastic years to come. This year also saw the creation of a new award - the Transaction of the Year award - which was taken out by Brett Wilkins of Ray White Commercial WA for the $1.3 billion sale of Jandakot Airport. The sale not only broke the record for the largest sale in Ray White’s history, but was also the largest sale the state of Western Australia had ever seen. Congratulations again to Brett. August was also a fantastic month for auctions for Ray White Commercial. During the first three weeks of the month the number of auctions scheduled was up 51.9 per cent year on year, with an all sold clearance rate of 72.4 per cent. On 18 August we saw one of our biggest days of auctions ever, with 15 auctions going ahead nationally, with an auction day clearance rate of 60 per cent.

Over the last few years, medical assets have grown in popularity as both investors and owner occupiers capitalise on the increasing population. This has been a growth market off the back of not just pathology and general practice thanks to COVID-19 but also specialist services such sports medicine, cosmetic surgery and natural health services. Furthermore assets such as aged care and childcare which offer heavy government subsidies will also remain attractive. RADER
More experienced investors will look to capitalise on changing market conditions. Assets which are vacant or could be repositioned will be of interest to investors willing to get their hands dirty albeit at the right price.
2. Interest rate rises will see first time buyers exit the market We saw a large increase in first timers making their first foray into commercial real estate last year, seeking out higher returning assets to residential while moving up the risk curve. With financing likely to be more difficult over the next year the spread to yield will see these investors move back to other investment types.
3. Tenanted investments will remain in favour
Over the last few years we have seen the growth in “set and forget” assets transacting, as buyers look for long term, secure income streams. While yields may see some amendments, these assets will remain attractive to private investors, however, greater consideration is likely on their location and quality of lease covenant and terms such as rent reviews. Assets in regional locations or with nonnational, long term, tenants will see price corrections.

We are all feeling the effects of the “great resignation” coupled with the fact that finding experienced commercial property managers was always a difficult task. So have we come to a point in time where a focus now needs to be placed on recruiting new people to the industry who have the right attitude and work ethic to get in and commence their career in commercial property management?
You only have to see the job advertisements on Seek with companies desperately trying to find an experienced commercial property manager and, from the feedback within our own network here at Ray White Commercial, these advertisements are often not even receiving a single application.

A focus needs to be placed on recruitment of those eager to try something new, and supported by a well planned onboarding process to ensure they are nurtured and educated to set themselves up for success in the wonderful world of commercial property management.
I believe that it’s incredibly important to create teams within the commercial PM space, and that the days of single portfolio managers are gone. In order to grow as a business and onboard inexperienced staff, they need to ensure the structure supports the training and development of these inexperienced candidates, but to also provide career progression and, on top of that, leadership opportunities for those experienced commercial managers.

So what does that mean for us as an industry in order to continue our positive growth trajectory? I believe that now more than ever that we need to be restructuring our existing teams in order to bring on new inexperienced talent and develop them into our experienced commercial property managers of the future.
The great resignation has played a huge role in extracting candidates from our industry, however, on the flip side, employers are now identifying the fact that recruitment of experienced commercial PM’s is hard and a real focus has been placed on retention of existing staff – so people just aren’t moving around or willing to see if the grass is greener.
Now is the time to re-think the structure of your commercial property management team, and have a plan in place on recruitment of your next candidate – experienced or inexperienced?

Recent aviation statistics echo this sentiment with domestic passenger movements edging back up to preCOVID-19 levels, recorded at 4.52 million for the month of June, while up 92 per cent on the year, still behind the 5 million+ achieved prior to 2020. Internationally we are also seeing both inbound and outbound passengers growing, with May results hitting 1.3 million, slightly slower to get back to 4 million seen in January 2020. While the airline industry is having their own setbacks; staff shortages resulting in cancellations, delays, baggage issues demand to travel continues to rebound. These results are encouraging for our domestic hotel market, with most aviation travel being for domestic movements and inbound international passengers, giving our local tourism industry a much needed boost.

Remembering that across the country occupancy sits 68.9 per cent up from 38.5 per cent a year ago, while average daily room rates enjoyed a 22.3 per cent uptick back to above $230 per night. These ongoing improvements in occupancy and revenue together with improving international aviation and domestic travel statistics make it an attractive investment choice.
DEMAND TO PURCHASE HOTEL ASSETS HAS CONTINUED. OFFSHORE BUYERS HAVE BEEN ACTIVE INVESTORS INTO THE AUSTRALIAN TOURISM MARKET, HOWEVER, AFTER A COUPLE OF QUIET YEARS FOR THE ASSET CLASS, INVESTMENT IS TIPPED TO PICK UP.
The improvement in hotel occupancy has been outstanding over the last 12 months, key winter school holiday tourism nodes of Darwin and Cairns saw occupancy grow to 83.5 per cent and 82.8 per cent respectively after only just achieving over 50 per cent in July 2021. This resulted in strong increases in ADR of over 24 per cent for each market to $294 per night in Darwin and $263 per night in Cairns. Canberra continues to recover as government activity levels return to pre-COVID-19 levels, together with the burgeoning tourism drive market, resulting in occupancy now 80.3 per cent after sitting at 22.4 per cent just 12 months ago, with ADR up 27.8 per cent to $223 per night. Despite the cooler weather, Gold Coast and Brisbane also recorded strong occupancy increases which saw room rates grow by as much as 25 per cent over the same period, with this mar et benefiting from holida ers as well as those isiting friends and famil and the business and conference sectors Sydney was the stand out performer for daily room rate growth, up by 34.7 per cent to $241 per night despite occupancy still one of the lower of Australian markets at 66.2 per cent. Further recovery in business travel is needed to improve both Sydney and Melbourne vacancy rates which will in turn boost RevPAR levels.

I enjoy spending time with my family and friends, arranging gatherings that usually revolve around a home cooked meal, or catching up for dinner and drinks after a hard day at the office. I get away for some down time to our family holiday home on the South Coast of NSW, and like to travel when the opportunity presents itself. I’m an avid reader of non-fiction and like to potter around at home and in the garden weather permitting.
While our industry is still heavily dominated by men, they are extremely welcoming and supportive of women in the field. I’d say don’t be put off as it is a fabulous and rewarding career where you meet many people from all walks of life, and there is an amazing opportunity for career advancement and diversity.
As a woman working in commercial real estate, what advice would you give to other women getting into the field?

When you’re not working hard as an agent, what do you like to do in your spare time?
The commercial real estate industry itself is vast and varied so there are many career paths that you could take depending on your personality, skills and dreams. There is never a dull moment and you need to know a lot about a wide range of topics, and a little about even more. As a commercial property manager no two days are ever the same. While there are routine tasks to perform every week or month, the rest of the time you’re responding to what might be happening at a property on any given day. This might be negotiating a new lease with a tenant, arranging repairs and maintenance, building compliance or even refurbishment and upgrades. Also working in commercial real estate has given me the opportunity to broaden my horizons working with other industry specialists in my role as a Division Council member of the Property Council of Australia, ACT Division. There are many advocacy opportunities in a range of industry associations that adds a level of involvement and professional development to anyone who wants to take part. Did you have any previous careers?
There are many women in leadership roles who would be happy to support and mentor more women into the industry.
It’s a highly skilled industry with continuing professional development a key component of every aspect so you’re always learning and developing both personally and professionally.
I started in residential property management helping in accounts, reporting and anything that was required really. The team was all women and they were very welcoming and keen to teach me what they knew as they were always busy and happy with any help they could getnothing’s changed in that regard really. I was out of the industry for some years when I worked in my ‘other profession’ before returning to the commercial side as a property manager, again working in the family business part time when my children were small. Eventually when they were all at school, I started working full time for the ACT Government in their land release program for a couple of years before transitioning to a full time commercial property management role.
How did you first get into real estate/ commercial real estate?
What do you enjoy most about working in commercial real estate?
Would you believe I’m a trained fashion designer and dressmaker with qualifications in Textiles from ANU Art School, and Art and Fashion from the Canberra Institure of Technology. I worked in the industry for years for local designers and dressmakers, and even did work experience for Australian brands Anthea Crawford and Maggie Shepherd.
I’ve been around real estate my whole life as my father was a residential agent when I was a child, who then made the change to commercial real estate during my teenage years. He then opened his own agency where I worked part time while I was completing my tertiary study. In addition to the business he was always investing so it was something that I just grew up with.

“There is still a lot of money out there, and borrowers are comfortable with going to a non-bank lender - they are competitive, flexible and it is readily available,” Mr Bougoukas said.
“Whenever there’s major changes in the market it’s always a ‘wait and see’,” he said.
“At the moment there’s a big divide on where vendors might be and where sellers are.
“I also like to look where others don’t, like B and C grade offices where there might be less people in the market.
“I am pretty bullish on residential apartments. I think some developers have paid too much for land and with expensive construction costs and rising interest costs, they will look at their site and decide to move it on.
“We have been active in the childcare centre space, given all the government subsidies and backing on it, it makes a lot of sense,” Mr Bougoukas said. “We have also been active in the pub and hotel space, it is a deep market of buyers and sellers. These types of assets are very attractive to investors.
“So some developers could buy at a better price and look to the future of that residential development market.”
It’s still a very tight market but that’s where I see opportunity in the future,” he said.
“You may also be able to get favourable terms in the market at the moment. You’ve got to buy today where you see opportunity down the line.
“Speed to market is particularly important for buyers. You need to act fast on good property opportunities, which is where we can Whilehelp.”uncertainty remained in the market for office and retail spaces, according to our experts, there would be huge opportunities in the residential development space and in alternative investments such as childcare.
