The positive momentum in our national recovery is one that is being enjoyed by many markets and sectors throughout Australia and New Zealand. Many businesses continue to report revenue growths and increased demand for new hires. The confidence fuelled by continued low interest rates is continuing to see low yields. Encouraging figures released show that retail spending rose by 1.4 per cent in March with more people venturing out to spend their COVID-19 savings. Over the coming months we will see further innovation from capital office buildings as owners attempt to lure workers back to the city. LIDCOMBE’S ADIDAS-ANCHORED BLUE-CHIP ASSET SELLS FOR $12.3M A PRIVATE investor has purchased a landmark high-profile investment as the Adidas-anchored blue-chip property at 55-59 Parramatta Road in Lidcombe sold for $12.3 million representing a net yield of 5.6* per cent. The fully leased asset came with a net lettable area of 2,595sq m* on a prominent corner block of 2,004sq m* and was offered to the market via an expressions of interest campaign. The property was marketed and sold by Ray White Commercial Western Sydney Senior Sales Executive Jai Sethi, Managing Director Peter Vines, and Asian Investment Services Director Victor Sheu.

OFFICE MARKETS IN A SYDNEY METRO BLOCK OF UNITS OVERVIEW COVID-19 ECONOMY VANESSA RADER Head of Research

The block of unit market continues to be an active asset class across Sydney into 2021. A mixture of private buyers looking to diversify their investments together with vendors looking to capitalise on the growing interest in this segment of the market has resulted in elevated levels of demand and favourable results. While turnover levels remain well below the highs achieved in 2018/19 period, enquiry levels have increased as savvy buyers continue to seek out these assets during a time of continued high residential value growth. The rental market however has had mixed results given the stagnant population profile of Sydney due to COVID-19, this has impacted vacancy levels across some regions of Sydney however this is very location sensitive and has not dampened underlying demand for “all in one line” residential sales.

during this time as private buyers looked to a broader range of investments such as small commercial offerings, medical, childcare assets and blocks of units due to their secure income stream. The block of unit market however offers not only longer-term security in income but a range of attractive exit strategies including the strata and on-sale of individual units for gains piquing interest by developer purchasers also. Many transactions which occurred during the 2018 period have subsequently gone through this process with individual sales transacting in the last 6 months taking advantage of the current vibrant residential property market. During the second half of 2020, 18 sales were recorded across Sydney representing over $105 million in sales of over 150 individual units, during this period we saw a high levels of older style, walk up sales occur across Western Sydney as well as residual developer stock in the inner and middle markets. This year, the first three months, have already seen more than $50 million transact, the bulk of which are in Sydney’s more pricey Eastern Suburbs region.

After a more subdued start to 2020 in volumes due to the COVID-19 pandemic, we saw the block of unit market take off rapidly as interest rates fell to their all-time low and confidence started to return to the investment market. The major drawcard for the purchase of block of units in Sydney has been their ongoing income return or yield. While these returns are limited when compared to smaller commercial assets, their long-term capital value appreciation makes this an attractive investment choice for buyers. The range in gross yields have varied over time however have moved downward over the last couple of years with interest rate reductions. Ranges can sometimes be wide depending on the size and location of assets with many of these transactions occurring during public auction, creating increased competition and can further pressure yields. During 2019 we have seen the average yield peak at 4.76 per cent before falling and remaining stable at approximately 4.00 per cent, this year we have seen this average reduce to 3.65% yet within a range between 3.00 per cent - 5.00 per cent. In the past we have seen some yields reported in the sub 2.50 per cent range, which may be indicative of purchasers who are not looking to hold but rather on sell individual units for profit.
