Welcome to the July issue of Annapolis Home Magazine! In our promise to share with you the finest architecture and design of our region, we are delighted to include full-length features showcasing three architects who are in Annapolis Home for the first time. We have plenty for you to read here, including stories exploring the architecture of the beach house, which is its own special genre that encourages a carefree lifestyle. Both of these homes face the ocean, yet are very different; what they share is spaces that engage with raw nature and encourage human interaction, while expressing the aesthetics of each architect and owner. We also bring you a feature about the joy of downsizing. Taking advantage of a chance to start over, a couple bought all new furnishings for their new townhouse and worked with an interior designer to create a vibrant aesthetic that defies any stereotype that downsizing is depressing. We have another story about a couple who call themselves “empty-nesters.” Instead of downsizing immediately, they commissioned a respected architect to design a modern farmhouse with a large guesthouse. It is filled with mini-suites for family and guests, each with a small kitchen. A breezeway links the two structures. The architect drew upon the Eastern Shore’s traditional “farmhouse-and-barn” vernacular architecture, yet reinvented it entirely while satisfying zoning laws—no small task when it comes to waterfront design.

The Smithsonian Museums are gradually opening, and we are all happy about that. For those who missed Mark Bradford’s cyclorama painting at the Hirshhorn and Sculpture Garden in Washington, D.C., it reopens on August 20. Internationally renowned artist Bradford (b. 1961) created one of his largest works with Pickett’s Charge, a monumental commission that spans nearly 400 linear feet. Bradford drew inspiration for this new work from French artist Paul Philippoteaux’s 19th-century cyclorama. Summer is always a great time to be outside, particularly in the Chesapeake region. Even some artists agree, as evidenced in part by how many vie to compete in the Plein Air Easton Art Festival, the country’s largest outdoor painting competition, now in its 17th year. From July 11 through 18, more than 50 artists from across the United States will be painting in outdoor locations all across Talbot County and entering their work for adjudication.

It’s not just watching artists at work outside that you’ll enjoy this month—there’s also the chance to enjoy a fine dinner. This month sees the return of Wine & Dine in the Garden, held on the grounds of the historic William Paca House. Surrounded by picturesque garden scenery,

guests will enjoy a four-course curated meal prepared by Ken’s Creative Kitchen. For those who are unable to make it on the first evening of Wednesday, July 14, there will be another dinner on August 11 with an entirely new menu. Plan to attend one or the other—or both!

Another al fresco dining experience on a historic property is the upcoming Summer Wine Festival & Sunset Tour at historic Mount Vernon just outside Washington, D.C., from July 16 through 18. Unlimited samples from Virginia wineries will be available, and food will be available for purchase, while guests enjoy the view from the lawn overlooking the Potomac River.

The local treasure that is Annapolis Summer Garden Theatre, known for presenting “Theatre Under the Stars” for 55 years, re-opens its venue for the first time since before the pandemic to present Home Again: A Musical Revue, which will run from August 12 through 29. The original production will combine songs and dances from favorite musicals, some of which have been performed on the Summer Garden stage in the past, others the company hopes to present in the future, and will feature a multigenerational cast of 14 performers from all over the area.

Even with four stories, Surfside maintains the traditional aesthetic of a nuevo-coastal cottage from the front.
W
hen its crisp white shingles and black trim are viewed from the street, Surfside does not look too out of the ordinary compared with other homes lining the shores of Bethany Beach. Until, that is, you walk around to the other side, where you see a four-story contemporary home with vast walls of glass rising boldly to face the sea. “Our job was not to lose sight of the views,” says Scott Edmonston, AIA, of SEA Studio. When he sums it up like that, it makes the challenge he and others faced in designing and building Surfside sound simple. After rising to the challenge, the home now boasts a sweeping outlook on the Atlantic Ocean, no matter where you stand within its four stories. Edmonston worked with designer-builder Marnie Oursler of Marnie Custom Homes and plenty of input from the homeowners to create the distinctive glass house. As is the case when creating any new home, much was at stake; several practical aspects of this kind of design needed consideration. How could such a home be built to withstand hurricanes and storm surges? How could it avoid baking like a greenhouse under a hot summer sun? And how could the exterior still fit into the traditional neighborhood without looking too modern or even futuristic? “The approach we took was we would make the southwest and north sides largely traditional—largely familiar is a good word for it. We have a couple of hints that something different is happening on the other side,” says Edmonston.

One such hint is the front door, accessed by a grand set of steps and flanked on each side by a curtain wall of glass. For someone approaching the home from the street, it’s the first time they’ll encounter glass, but it won’t be the last. In fact, from the very beginning, Edmonston discovered the biggest challenge was finding a way to incorporate more glass into the architecture than he ever would have used had it not been at a client’s specific request. This, he says, ended up being hugely beneficial. “The challenge—the push-andpull from the clients—makes for better projects,” he says. “You get pushed out of your own comfort limits.” For a home with floor-to-ceiling glass, the architectural layout had to consider the angle of the sunrise over the ocean, which, during the summer, could be as early as 5:30 in the morning. By mid or late summer, temperatures could already be in the 80s or 90s at that time of day. Screening the glass from the outside would be impractical, as it would block the view. Instead, the glass is treated with a low-heat glaze that blocks UV light, making it easier to air-condition the interior efficiently. When the sun gets especially hot, however, the glaze might not be enough. “We pocketed integral shades into the ceiling, so you don’t see them, but when it gets too intense, you can drop the shades and block out the light,”
Edmonston says. “I don’t think our clients do that very often; they want to see the view.” Inside all that floor-to-ceiling glass, Surfside contains 30 rooms total, though the main living areas exist in a mostly open floor plan. Edmonston and Oursler saw this as a way to maximize the outlook onto the ocean while serving a beach vacation lifestyle. “Their intent was to have a big open space where you can gather and feel the togetherness of that space, and you never want to feel far away from the view,” Edmonston says. Lighting and furniture placement segment the open floorplan into designated spaces. Even though there are no walls, there are clear distinctions between the kitchen, the dining room, and two living rooms, all of which exist on the same floor. These fluid spaces lend themselves to the vacation lifestyle. “Most people do the same things at the beach,” Oursler says. “Usually, they have a lot of people there, a lot of guests. There’s a lot of activity in terms of getting up in the morning, making big breakfasts, going to the beach all day, coming back, cocktails, dinner—there’s a routine people fall into when they’re on vacation. We pretty much just talked through it: ‘What’s a typical day like for you guys?’ ‘How many people are typically here?’ And then we designed for that.” Vol. 12, No. 4 2021 41

Oursler’s interior design defers to the Atlantic Ocean with a quiet elegance and reflects what she describes as “modern coastal,” with beachy textures and elements—light fabrics, green plants, and plenty of white on white. “You want to bring in all those textures and those elements, but keep it modern,” she says. The minimal color scheme gave Oursler a chance to mix and match textures, such as the unfinished wood of the living room coffee table next to the modern white sofa. In the bedrooms, the headboards feature the same wood texture that neatly complements the sleek accent lamps and vases on the nightstands. “There are only a couple of colors in the house, but mixing the textures gives dimension to it,” Oursler explains. “It gives it depth.” Bold, black trim around each of the windows, complemented by black contemporary light fixtures, accentuates the white airiness throughout the home. “You think of black as typically a heavy color. When you pair it with white, it isn’t. It’s not overwhelming,” Oursler explains. “It softens it, but you see the sharp contrast.” 42

As for the outside, her focus was more on hardscaping than landscaping, such as the stone walkway leading from the beach to the outdoor showers. “Not a lot of landscaping happens at the beach because people don’t want to take care of it,” she says. “We don’t do a lot of grass or too much landscaping where you’ll have to pull weeds.” Indeed, it’s hard to imagine pulling weeds with the beach beckoning and the ocean so close. Instead, thanks to the home Edmonston and Oursler created, these homeowners can look forward to an escape with incredible views of sand and waves. AH

he size and stature of some beach homes occupying prime waterfront real estate appear as if they were built to intimidate. Rare are those beachfront gems that are as inviting as they are impressive. Such is the case with this sweeping beauty in Bethany Beach, which doesn’t overwhelm the space it occupies but instead optimizes it via thoughtful architectural and design choices. A SHARED VISION When the homeowners and architect embarked on building this seaside escape, they shared a vision to both highlight the home’s natural surroundings and provide superior access to them. “I analyzed the homeowners’ wish list, analyzed their personalities,” says Chris Pattey, Senior Associate for the Becker Morgan Group and lead architect of the project. It didn’t happen overnight. “It was a three-year process from pencil and paper to reality. It was not a turn-key thing,” he explained. The results were worth the wait. The approximately 4,000-square-foot house is indeed large. However, unlike other beach homes of similar dimensions that too often appear big and boxy, this handsome home benefits from multiple articulated forms that break up the overall structure and add visual intrigue to its curbside appeal. And that’s just the beginning.

Throughout the home, both inside and out, smart architectural decisions deliver style and substance that translate to an optimal beach experience. Occupants in the light-filled master bedroom wake up to a perfectly unobstructed view of the ocean. Walking outdoors to a completely level front deck requires only a single step down to wriggle one’s toes in the sand. Decks on every level maximize exposure to picture-perfect views while minimizing harsh exposure to the elements, including strong winds and searing sun. Interior design choices also showcase the owners’ desire to bring the beauty of the outdoors into the home. “We wanted to make it as light and airy as possible, to really capture the light coming in,” says homeowner Joanne Phelps. “We did colors that mimicked the outdoors—sand and surf.” The walls in the main living room serve as a prime example. Accented in white trim, the predominant color is a breathtaking pale shade of aqua blue (Tidewater by Sherwin Williams) that possesses faint gray and green undertones, much like the ocean’s ever-changing hues.
DELIBERATE CHOICES CONSIDER AESTHETICS AND FUNCTION Many of the home’s deliberate design strategies span both aesthetics and function. There’s the arched bridge that connects the home’s east ocean decks to its west sunset decks, creating a subtle yet eye-catching architectural feature in what might otherwise have been built simply as a utilitarian connector. The black windows, juxtaposed against the white exterior, give the home its crisp cottage look with a modern, trendy edge. While the windows add visual drama, they are also insulated to meet the requisite energy code and high wind rating. Their sun-protected tint ensures that the home’s occupants don’t bake in the summer heat and allow for crystal-clear gazing outward. The multiple exterior steel cable railings are yet another feature of the home that serves a dual purpose. They afford protection, as would traditional vertical picket railings. But unlike the picket railings, which in abundance would present a busy appearance

and obstruct the ocean view from certain vantage points, the steel cable enhances the view and maintains the home’s clean, modern aesthetic while adding a nautical touch. In another effort to minimize exterior “clutter,” Pattey chose to design the house without gutters or downspouts. Because of his experience building in beach neighborhoods, he knew the metal roof could adequately handle the flow of heavy rainwater, largely because the porous nature of sand allows for much easier drainage than lots built on dirt. Sand can, of course, find its way inside the beach homes of even the most diligent homeowners. Another smart design choice minimizes that risk: a well-placed staircase leads directly from the home to the two outdoor showers. Elevated to maximize airflow and open to the sky, they invite natural light. Smart, thoughtful decisions like these help create the quintessential beach memories for the homeowners and their guests, like when they’re out on the deck overlooking the ocean. “We’re out there a lot. I’m a sun person,” Phelps says. “My husband is the opposite; he goes for the shade. It’s the best of both worlds.” AH ARCHITECT: Christopher L. Farmhouse Reinvented on the Eastern Shore
A modern farmhouse with shingle-style elements is linked to a guest house that references the utilitarian barns prevalent on the Eastern Shore.

Dale Overmyer conceived a home on the Eastern Shore that draws from the farmhouse and barn connection, transforming that architectural vernacular into an elegant modern home. It came about this way. When Washington, DC-area homeowners became empty-nesters a few years ago, they found themselves in need of a ‘project’. So, when a friend suggested they consider a second home on the Eastern Shore, they set out to find just the right one. Eventually, they found what they were looking for—a peaceful point of land surrounded by water that offered privacy and a connection to nature. Unfortunately, the pre-existing house would not work even if renovated, so they contacted Overmyer and Dennis Hornick of Overmyer Architects. Overmyer had designed their Washington, DC-area home ten years earlier. The couple wanted a modern, simple, open home with “fabulous” views, as low-maintenance and energy-efficient as possible. They also wanted a free-standing guest house and a generous space for extended family to come and stay comfortably. They envisioned the home as a weekend getaway for now and possibly a primary residence later. Each of their wishes presented a design challenge, explains Overmyer. “The existing house was too small, yet they didn’t want to live in a large house as empty nesters. The challenge of making a large structure more approachable was solved by breaking the house into two parts—farmhouse and barn, that are subtly distinct and also unified. “The hope was to double the size of the original structure. However, the 100’ setback buffer allowed only the thinnest connection between old and new structures. Ultimately, it worked well, we were able to create a separate guest building,” he adds.

Black trimmed casement windows unify farmhouse, guest quarters, and breezeway. With the farmhouse-barn concept in mind, he used horizontal siding on the main structure, which has a welcoming veranda and a variation on the New England shingle-style gambrel roof. Flush vertical, barn-look siding is used on the new guest wing, which has a utilitarian rural character. Casement windows throughout incorporate a popular detail of the current modern farmhouse design. The dark standing seam metal roof unifies both structures and allows for easy attachment of solar panels. The hyphen connecting home and modest guest house is significant. With this form, Overmyer makes visible the ancient connection between farmhouse and barn. Drawing energy from the sun, it serves as a modern conduit between spaces and people, a visible reminder that although families no longer need to hasten to the barn to milk the cows, the human need for connection remains.

The traditional farmhouse often faced south, to absorb the sun’s warmth and to make it possible to work in natural light. For our modern era, this farmhouse goes one step further, with geothermal air conditioning and radiant in-floor heating, LED lighting, and 36 solar panels. One interesting challenge for Overmyer’s team was how to fit the photovoltaic solar array neatly onto the roof while having it blend with careful sizing and color choices. “Aesthetically, we enjoyed balancing traditional façade compositions with generous modern glazing and a metal roof that would be durable,” adds Overmyer. The arrangement produces about 2000 kilowatt-hours a month—almost enough to sustain the home. In fact, on days when the house is vacant, it generates more electricity than it uses and actually contributes to the electric grid. The final design incorporates family living, study, kitchen, and dining spaces on the main level, with the spacious master suite upstairs. Connecting the two structures with the breezeway allows them to live in them separately or together, as two small houses for one large family. From the homeowners’ perspective, “We wanted to make sure that the house would incorporate spacious, thoughtfully-designed guest spaces, so each little guest ‘suite’ has its own mini-kitchen.” In essence, they built the house around the views. The outsized custom windows, open floor plans, floating staircases, and unobtrusive pocket doors done in minimal finishes and light colors keep the space unconstrained and enhance the homeowners’ contemporary art collection. “While we always say that the house was built around the views, it was also built around the art: in one instance eliminating a window to accommodate a very large oil painting,” says the homeowner. With flowing spaces, energy-efficient systems, stunning vistas, and a special guest house, the homeowners are pleased. “Whether it’s just the two of us or our entire extended family, this is exactly what we had hoped for in a weekend home: a conducive site for celebratory family gatherings,” the homeowner concludes.

As prevailing zoning restrictions meant that the guest house could not be built as a free-standing structure as the homeowners had envisioned, the architect’s idea to connect the guest house to the main house via a glass-enclosed corridor resulted in a distinctive design. “This turned out to be a wonderful solution, becoming both a beautiful design feature and a really convenient connection between the guest spaces, garage, and main house,” say the homeowners. Happily, it is an update of a concept that has kept families connected to each other—and to the land—for centuries. hen Wesley Pehlke of Annapolis-based design studio Simply Wesley started working with her clients Rita Cavanaugh and Jerry Kafka—downsizers moving from a large, traditionally-decorated home to a condo across from the Annapolis harbor—there were two driving factors from the very beginning. First, a new aesthetic. “As part of this downsize, they wanted to go a little more cleaner, a cross between transitional and contemporary,” Pehlke says. Secondly, Cavanaugh and Kafka had sold all their furniture with their old home. All they wanted to keep was their art collection, which would ultimately become Pehlke’s starting point—especially the colors depicted. “Their artwork was a driving factor in my designs, for sure,” she explains. Take, for example, the abstract painting that hangs in their new living room. Pehlke used the colors from the painting throughout her design, notably in places where they would stand out against mostly neutral furniture, like the L-shaped sofa. “They wanted pops of color; they didn’t want it to be super colorful, but they wanted pops of color,” Pehlke says. “They wanted their painting to jump out, so I kept all the main things fairly calm.” This idea stood at the forefront of her mind as she selected fabrics and finishes for all the furniture, such as the upholstery for the ottoman in the living room, which has a fine tweedy pattern that almost appears a solid neutral color from a distance. “If you look at it a little more closely, you can actually see it’s multicolored,” Pehlke says. “I didn’t want every single piece of upholstery to be cream or off-white or neutral.”

Pehlke further achieved these dashes of color by choosing boldly colored embroidered fabric for the throw pillows on the sofa, with its oranges, reds, and blues. Embroidery tends to look traditional, but because this fabric had reverse embroidery, it felt a little more contemporary, she explains. Another place where Pehlke went for inspiration? The architecture of the building itself. The exposed brick walls in the room that would ultimately become the home office were, as she describes it, “such a special part of the room;” she didn’t want to cover them with built-in bookshelves. “I designed all these floating shelves, so the brick still pops,” she says. The old-fashioned brick with the contemporary shelving, seating, and lighting provides a nice juxtaposition, something Pehlke likes, noting that she aims to pair pieces that complement one another rather than match. “Too much of a good thing is a bad thing,” she says. “You can’t have everything look the same, or it looks like you just stepped out of a furniture showroom. Then what’s the point in having a designer?” This often means opting for the unexpected. In the master bedroom, a plum-and-blue rug led the design, and Pehlke used those colors to make different pieces look cohesive. “It’s a very traditional rug, and I’ve used contemporary-style furniture on top of it,” she says. “I didn’t feel like I needed to use Granny’s chair just because it’s an old rug.” To achieve the desired look, Pehlke opted for two modern, neutral-colored chairs to juxtapose the antique rug, thus preventing the room from looking either too modern or too traditional. This same philosophy applied to the light fixtures Pehlke used for the home’s foyer, which has a historical feel, thanks to its high ceiling and rounded doorway. “I really toned down the age of the building by using very contemporary light fixtures,” Pehlke explains. While somebody walking in the door might expect antiquated lantern-style light fixtures in the foyer, they will instead see a multi-bulbed chandelier hanging from the ceiling and abstract sconces on both sides of the door. “They’re kind of a surprise,” Pehlke says of the lights. Does this approach to design require a little bit of risk? Sure. But there’s no sense in decorating a home with too much caution; otherwise, a design could end up too boring. “I take risk,” Pehlke says. “No matter what, in ten years, you’re going to want to change it anyway, or you’re going to be in a different house. Play a little bit,” she adds.

Such risks also might include the boldly striped wallpaper in the bathroom or the red-and-blue wallpaper in the powder room. There’s also the downstairs room Pehlke and her clients describe as “the wine room”: a spare bedroom set up as a lounge for enjoying drinks. Armchairs sit around an ottoman in the center of the room, and the closet is used to store wine fridges and wine glasses. “Instead of this room downstairs that nobody uses, they have this room they actually go sit in all the time,” Pehlke says. It just goes to show that bigger isn’t always better. When every room finds its perfect expression, when bathrooms are lively and a guest bedroom becomes a wine salon, downsizing almost seems like an adventure. Because the delicate lacecap hydrangea takes some time to mature, it is not immediately as showy as its cousin, the mophead, with its quintessential lush flower balls, or the panicled hydrangea, sporting audacious cones. For this reason, I never gave the lacecap the attention it deserved. This all ended last weekend when I visited my mother’s shade garden on the Magothy River. The afternoon was blissfully quiet—the kids were not there playing Toad Olympics on the diving board with live toads! Something caught my eye—a lacecap hydrangea swaying at the south edge of the garden, with 30 or so flowers as broad as my hand. Large sea-blue “petals” or florets encircled a cluster of tiny yet rich blue-green buds on each flowerhead, hundreds of them, it seemed. Every now and then, one of these tiny buds shot up taller than the others and bloomed as if raising its hand. The more I stared, the more its delicate lacework revealed nature’s complex mind. I could not figure why so many shades of blue were necessary or how they could appear and reappear in a kind of allegro, dashes of blue-violet accentuating the inflorescence. Upon scrutiny, the light blue centers in the prominent outer florets reappeared in the veins of the tinier florets’ transparent buds. As each opened, the delicate shade appeared yet again in its pin-sized floweret.

I learned that the lacecap hydrangea has an unusual structure. In the flowerhead are two kinds of flowers, or florets: sterile and fertile. The larger, showy florets that ring the edge of the flowerhead are called ray florets, like the ray flowers of a sunflower. However, they are sterile, so fewer are needed. Their main purpose is to lure pollinating insects to the less obvious yet numerous inner fertile florets that, when pollinated, make fruit/seeds and reproduce so the species may continue. The lacecap, leaning out from the deep shade, will shut down any worry you may have, almost hypnotizing you with its minute magnificence. A fine embroidery seems to reach into your mind to calm you with its beauty. So, if you are open to their subtle communication style, hydrangeas may bring enchantment to the garden while being mentally helpful at the same time! If you would like to raise them, keep in mind that hydrangeas grow well in Maryland, prefer well-drained acid soil, and need part sun and part shade to thrive. Now here is something extra special: my colleague Elizabeth Davis, a garden enthusiast like me, shares that her grandmother Helen taught her how easy it is to propagate the hydrangea. Simply cut off a small branch and scratch the woody stem with your fingernail until the green pulp shows through. Next, lay the branch flat

and horizontally on the ground and cover with a rock, brick, or something heavy until next year. When you check it, you will find that it has rooted! Then, dig carefully around your baby hydrangea, lift out, feed it compost, and plant in good soil in a shady spot. We are especially struck by the largest overwater villa resort in the South Pacific.
