Acton Cove is the most radical residential architecture in Annapolis. With its minimal elegance and open walls (yes, that is an oxymoron, but more on this point later), the home is unlike any other waterfront design in the city. Rightly so, the home, designed by Bates Masi + Architects in East Hampton, New York won the American Institute of Architects Honor Award for the Chesapeake Bay Region, the highest award for residential architecture. The jurors for the competition noted that this contemporary home “respond[s] to the vernacular site…with its form, layering and selection of materials. The clean lines and purity in form pays homage to the boating heritage found adjacent to this waterfront site.” The home replaces a residence from the 1970s built on a small lot presiding over Acton Cove on Spa Creek. While a private home, the new structure, with its prominent location on the cove, is also public in that it effectively redefines the waterfront, giving it a signature contemporary flair. Bates Masi points out that the pre-existing house did not meet the homeowners’ needs, but its bulkheads and docks offered the chance to build a home just steps from the water in downtown Annapolis. Bates Masi explains that as “the previous house was demolished, layer upon layer of old bulkheads and fill revealed how generations of previous owners had expanded the site into the harbor and reinforced it from the elements.” The process of layering inspired the home’s design so

The first level is welcoming, with sitting areas; retractable walls on both floors ensure a connection between residents and waterfront life.

that the plan “configures layers of site features and envelope elements to provide privacy and weather protection, while encouraging connections to the outdoors.” With its open design, this home welcomes the outdoors and water. While walls are constructed to enclose a home, protect the interior space from the elements and reinforce a home’s privacy, these walls disappear, leaving only the frame intact. Large expanses of glass are retractable and slide into adjacent walls allowing for a complete merging of indoor and outdoor spaces. The pocket glass walls, or “frameless sliding doors” as described by the manufacturer Sky-Frame, also provide the option for insect screens. Deep overhangs provide shade on the upper and lower levels. The second floor, which houses the kitchen, living area, and master bedroom and bath, is wrapped in rows of fixed ipe screens and operable canvas drapes, providing privacy for the master balcony and shade for the outdoor dining area. The judges noted that all this layering effect and modifiable open and enclosed space are so effective that it took them “a while to determine what spaces were interior versus exterior.” Other notable features of this home are its use of reclaimed wood and green roof. The ambitious architectural plans required an experienced and skilled custom builder to turn the plans into a livable three-

dimensional structure. That builder was Pyramid Builders in Annapolis, whose craftsmanship is evident everywhere. Gregg Bleam, who teaches landscape architecture at the University of Virginia, designed the exterior grounds. The outermost layer of the property is the bulkhead, on top of which is a boardwalk of ipe decking on three sides, which connects to the several docks. On the harbor side, weathering Corten steel walls create a transition from the lower level to the dock. The wall planters support Spartina marsh grass, often found in intertidal wetlands. As the architects indicate, the many layers of this home respond to the physical layers of history and marine life as it maximizes the experience of waterfront living. This bold contemporary residence, with its precise lines, flowing forms, and retractable walls, peels back layers of history, while providing Annapolis with one of its finest examples of residential architecture today. YACHT HAVEN ON A TURQUOISE SEA BY KYMBERLY TAYLOR

In a chain of out-islands in the Bahamas that look like a strand of jewels from the air, one in particular shines forth: Staniel Cay. Measuring at only 1.9 miles, it is relatively small, as islands go, with a small airport composed of a single airstrip and islandstyle bungalow office. However, its yachting life is expansive, with power yachts and sailboats of all sizes from all over the world moored in the harbor and dockside. If you look hard, you may glimpse a celebrity or billionaire or two hiding out at the Staniel Cay bar, most likely wearing khaki shorts, a T-shirt, and boat shoes. Honestly things are that low-key. Lined with dried palms and hundreds of flags, its open-air bar and dining area bustles with local islanders and visitors in conversation while Goombay Smashes, among other outstanding drinks, are served along with cracked local conch and fish. Its calm blue clear waters are dotted with uninhabited isles and those with rather unusual occupants. One houses all of the island’s pigs—row a dingy or ride a jet ski to shore and feed them and, if you are brave, swim right alongside them. They are rather formidable when wet and heading straight for you, red eyes glistening, but that is just my humble opinion. Better yet, float in on your whaler, anchor and wade to shore, for a brief tour and most likely you will sight a sow and her babies

and other colorful varieties, young and old. Occasionally, when a pig is sick or dehydrated, Bernadette Chamberlain, a wellknown artist who rents out cottages on the island, transports the sick patient to Staniel where it is nursed back to health and then returned. Another island is overrun, or even “ruled” by iguanas and aptly named Iguana Cay. This is a phenomenon not to be missed. This cay has many caves and overhangs, where the iguanas lounge during the day on its white sands. As soon as you set foot on its curving shore, they begin to creep out and lumber towards you from all directions. It is beautiful and riveting to see these primeval creatures just inches away from you, at home in their own wild territory. This also happens when snorkeling in Staniel’s waters; be prepared to see turtles, giant rays, inquisitive nurse sharks whom you can pet at the yacht club’s steps that lead to the water. Also gliding by or hidden away watching you are barracuda, lemon sharks, moray eels, grouper, snapper, spiny lobster and much more. You suddenly feel outnumbered and part of the food chain but that is all a part of the adventure that is Staniel. Hopefully something interesting, but not dangerous will happen to you during your outings. Then, you can exaggerate later at the bar. This, too, is what Staniel is all about.

In today’s market, it is imperative that sellers list a house that is as close to “turn-key” as possible. As the old saying goes, “you only get one chance to make a first impression.” Buyers often make a decision within the first 3 minutes of walking through the door. These top 6 things all focus on making that great first impression.

Clean, clean and clean some more. Clutter, grunge and bad smells will cause a buyer to walk out the door almost immediately. Definitely hire professional cleaners. House cleaners, carpet cleaners, grout cleaners and window cleaners. Even after the cleaning, you will need to address some of the details yourself. Clean every switch plate, outlet cover, kitchen cabinet and bathroom crevasse like you’d detail your car.

Paint. A fresh coat of paint does wonders for making your home feel fresh and cared for. Make sure to include baseboard, trim and doors. If these are dingy and dirty, it will turn a buyer off in no time. In addition, neutralize the color if you have bold wall colors and remove wallpaper. A neutral wall allows the buyers to have a “blank canvas” on which to envision themselves living there.

Repair all defects if possible. Cracked tiles, rotting trim, worn decks, windows with broken seals and other seemingly small issues make a buyer feel as though the house is not well maintained. They worry that if there are defects that they can see, what lies beneath that they can’t see?

Update dated kitchens and baths. If you are going to put money into making improvements, these are the areas that impress buyers the most. Always use a designer or stager to help you make your finish choices. Improve the flooring. Floors are such a huge part of a house and it is something that is difficult for buyers to do. Refinish worn hardwood floors, replace outdated tile (or at least clean dingy grout) and replace old carpeting. Often sellers think providing a credit for carpet is a good option, but in our experience, it is better to just go ahead and replace it. Remember—it’s that first impression that matters most.

Have your home staged. This helps complete the look of the turn-key home. A stager can help you decide what to keep and what to store away. They can arrange your furniture to provide the best flow for showings and best layout for photos. They can also bring in furniture and accessories to quickly and easily update your home to show it in its best light.

Kitchens as beautiful as this don’t just happen. They are master-minded; in this case, many top professionals in Annapolis collaborated. Catherine M. Lowe, ASID was the lead interior designer of both home and well-proportioned kitchen. Lowe notes that there is utility at the center of this kitchen’s beauty. “Some kitchens are meant for showrooms and very fancy. But this is a working kitchen for a family,” she says. Cathy Terranova, Allied ASID, and kitchen designer at Kitchen Encounters worked on the custom cabinetry. She points out unusual storage including a message center hidden behind pocket doors between the refrigerator and the freezer. The kitchen’s beams and trim work ensure a polished look and are by Lynbrook of Annapolis.

The use of color in the white kitchen is a movement in the evolution of kitchen design. Mark T. White, CKD, CBD, founder of Kitchen Encounters, recalls the 70s and 80s when the cherry kitchen was the pinnacle of fine design. Nowadays, he says, “Cherry cabinets aren’t nearly as popular but they still have a place.” White, a kitchen designer for over two decades, notes, “I think we are going to see continued new ideas in how to use white and how to mix in other colors and other patterns and features.” Introducing color in subtle ways takes the white kitchen to a new level. A surprise feature in this kitchen is the integration of glass crystal cut balls into the island’s legs; this adds a subtle yet unusual gleam. There is a quiet sophistication in the simplicity of the component parts of this kitchen. The cabinets, stained a dark grey, reveal variations of tones in the wood grain. The back splash is yet another tonal variation, a light grey subway tile. The floor’s warm oversized porcelain tile brings welcome light into the room. All the fixtures and the stove hood are similarly colored stainless steel or brushed nickel. The counter tops are a white quartz composite. Color is used here, but mindfully. The designer is painting with a disciplined palette that has its own special beauty. The Perfect Perch

A tree crushed a third of this home on the Severn River, displacing the family for over three years. It was necessary to rebuild an entire wing, including the kitchen. For help, the homeowners turned to architect Scarlet Breeding, principal of Alt Breeding Associates, and kitchen designer, Richard T. Anuszkiewicz, Executive Director of their Kitchen and Bath/Casework Division. The two merged their arts to create a kitchen that is both an extension of the home’s classic colonial architecture and a high-functioning space where the homeowner can watch over the kids and cook dinner at the same time. “I wanted a perch, to be able to see out the front and back windows and watch what the kids were up to,” she says. “I also wanted a space free of visual clutter.” To encourage a clutter-free environment, Anuszkiewicz designed fully integrated tall custom cabinetry with special compartments to stow refrigerator, freezer, dual dishwashers and trashcans, microwave, even the coffee maker. All is in proximity yet nothing disrupts the view. “There is strong symmetry to the overall visual plane,” explains Anuszkiewicz. Perhaps this is why, with a larger architectural scale, crisp white finish and matching brass pulls, the cabinetry resembles fine casework.

Breeding placed a breakfast nook overlooking the backyard at one end of the space. At the other end is a secondary sink with views of the front yard. The homeowner can “perch” right in the middle of this “magic corridor” and survey the scene. What’s more, from her perch she can access the “work zone,” composed of Lacanche French range, refrigerator and sink. The range centers this entire kitchen, like a great European hearth with warm brass tones.

The butler’s pantry has this home’s signature unlacquered brass hardware and sink, mirroring the finishes in the kitchen.

Anuszkiewicz has designed many kitchens; he notes why this job stands out: “This was the first time that I saw the marriage of two different disciplines, architecture and millwork. We were able to create pantry storage in an architectural way.” He explains that initially, tall glass cabinetry was proposed to divide kitchen and living room. However, the team thought the cabinet blocked views, so Anuszkiewicz replaced it with a walnuttopped island, painted a darker color than the main island. To create storage intended for the glass cabinetry, Anuszkiewicz designed four vertical pantries. Reaching from floor to beamed ceiling, they function much like “pillars.” One pair frames the sink beneath the bay window; the other pair frames the breakfast nook. They look like wall panels but are invisible pantries that spring open with a touch. With a coffered ceiling that unites kitchen and living room, pantries hidden inside wall panels, and appliances that vanish into cabinetry, the kitchen mirrors this stately home’s clean lines and airy spaces. The homeowner did point out a big problem. “The only thing wrong is that nobody uses the rest of our house now. They all want to be in the kitchen,” she says. Anuszkiewicz looks forward to more problems like these. AH

Rustic Fusion By Renee Houston Zemanski Photography by Bob Narod A pool house kitchen usually conjures up images of a mini-fridge and bar area with a place to sit and get out of the sun. This Bethesda pool house kitchen challenges any inkling of that notion. Bedecked with luxurious Bardiglio marble countertops and backsplash, full-size Thermador appliances and a sophisticated attention to detail, it dismisses any impression that it’s designed merely to be a poolside retreat. Situated steps away from the swimming pool, the pool house is separated only by a wall of sliding glass doors and a covered patio. The kitchen is integrated with a living area complete with a fireplace for those days when the weather is cool and the pool isn’t in use. The design of the kitchen summons a grand presence, with custom elongated contemporary cabinets, a marble backsplash and full-sized refrigerator and freezer reaching toward the ceiling. The uniform columns placed between the base cabinets extend all the way to the floor to emulate separate, self-standing pieces, says kitchen designer Steve Church of Stuart Kitchens in Bethesda. “It gives it a much more contemporary flair,” says Church who adds that the custom cabinets and their hardware are sleek and understated to give full attention to the dramatic materials of marble and barn wood.

Church said that he was a little leery of the aesthetics of using barn wood to wrap the hood even though he used it for the island front. “Knowing how contemporary the design was, I wasn’t sure it would work as a focal point,” he said. “But, we built a prototype to see what it would look like and as soon as we saw it in place, we knew we had it. I was surprised, but you learn stuff every day. You have to trust the process.” The overall effect: a stunning fusion of modern and rustic simplicity that signifies elegance and redefines the pool house kitchen. AH

Luxe Kitchen Re-Do

By Sarah Hagerty Photography by Tracey Brown at Papercamera The collaboration of Glenn Donohue, Senior Designer at Kenwood Kitchens, and David Sutphen, founder of SouthFen Restoration Home Builders, has produced a kitchen that elevates an older home in a well-established Baltimore neighborhood to a new (but undeniably tasteful) level. A kitchen renovation is about so much more than choosing cabinets and a new backsplash. Construction was the first step to accommodate the new layout, while working within the footprint of the home. A brick wall had to be removed to open up the kitchen into the dining room while keeping the load-bearing wall intact. The floor had to be leveled and uniformed a complicated process to suit the new layout which involved the kitchen and an office area that included a wall of wonderful new windows—perfect for working on a laptop on the Bolivian rosewood desk or zen moments taking in the view. Donohue, of Kenwood, which also supplied the cabinets, tells us about the technical accoutrements used. A 48-inch Wolf dual fuel range, with its signature red knobs, is the cornerstone of the new appliances. The innovative gas cooktop and electric oven are a chef ’s dream. Floating shelving above it guarantee easy access to the tools of the trade. A state-of-the-art ventilation system keeps odors down and surfaces clean. A microwave drawer is located below the island countertop to reduce visual clutter. The island is topped with double thick marble. A “15 year Dry Treat Sealer” was used, per the fabricator’s recommendation, rather than the standard sealer, because it is “honed marble” and guarantees a uniformed refined look. Kitchen countertops are in a dark green soapstone for a dramatic contrast. Illumination includes the out-of-the ordinary square recessed lights. A kitchen with custom details right down to the microwave drawer is created only by professionals obsessed with perfection. “We love working with contractors with similar goals like David Sutphen.
