Our publishers’ picture was taken this past summer when we attended the Napa Valley Writers’ Conference. This conference, which includes a wide variety of workshops and lectures, is led by award-winning authors from across the country. With an ongoing resolve to refine our craft as writers, we attended the conference to ensure we continue to deliver a magazine with well-written stories of the highest quality. As we enter the 10th year at Annapolis Home, we have recommitted ourselves to producing a magazine based in Annapolis that offers engaging content coupled with exceptional photography and graphic design. All these parts must be in play to showcase the homes we feature in our pages. In this issue, we invite you to notice the powerful creative relationship between architect and client. These inspiring stories reveal that the architects did not merely listen to each client; they conceived homes that embodied specific memories, fantasies, and experiences unique to the owner. In one story, a classic cottage on the Magothy River was designed for carefree living reminiscent of the owner’s childhood, complete with sliding glass doors, an extra-large porch, and an outdoor shower. In another, an eccentric modern mill house is loosely based on the homeowner's teenage escapades, gleefully sailing down local rivers in an inner tube. Another unique home is owned by Annapolis celebrity Mike Ashford, a veteran pilot who can now park his plane underneath his expansive back porch! You will also enjoy a home that reveals one couple’s fantasy to live in an all-white interior. These striking projects remind us all that residential architecture and design can be both beautiful and individual, professional, and yet intensely personal. When interior designer Katalin Farnady’s clients requested an all-white decor, she looked at it not as a challenge but as an opportunity—to redefine white. By commissioning art and using different textures, subtle shade variations, and accessories for drama, Farnady was able to reveal the complexities of this ubiquitous color and showcase it in a whole new way.

Dramatic over-sized light fixtures in cream tones illuminate the 10-foot dining table and define the dining space. In the kitchen, a custom-brushed stainless hood echoes the gray in the Caesarstone counter and backsplash.
The client had admired and followed Farnady’s work for years; she even told Farnady that when she built her dream home, she would hire her. The client made good on her promise. When she and her husband, a Naval Academy graduate, moved to Hudson, Ohio, and built their dream lake house, they asked her to design the entire home. Farnady couldn’t say no. And the distance posed no obstacle. With a few trips and many phone calls and video chats, the home came together as seamlessly as the serene white-on-white interior. They wanted an open floor plan and an elegant, easy-lifestyle décor in their five-bedroom, six-bath home. To provide the look they envisioned, Farnady drew on private and national sources as well as new venues to acquire approximately 100 new items over a period of almost two years. These included 34

everything from the lighting and stone surfaces to flooring and furnishings. Farnady hired Annapolis artist Cathy Newman to compose original paintings, providing a fresh interpretation of the design vision. This art and a mixture of materials—metals, wood, upholstery, trim, fur throws— brought the home the warmth and flair it needed, yet stayed within the homeowners’ comfort zone. The secret to keeping an all-white neutral interior interesting, notes Farnady, is paying close attention to details, both architecturally and decoratively. After complementing wainscoting on the walls, millwork, and custom wood flooring with dramatic artwork, lighting, textures, and different hues, the result was a sophisticated, layered palette that was both warm and inviting.
“Designing is layering: you start with a base and then layer to create a whole,” explains Farnady, who adds that working with all white is something that comes naturally to her. “So even though the house is done in all shades of white, you still need dimension so your eyes can travel from one place to another. You have to create the balance.” The balance in this residence comes from a mindful mix of rare items and casual accessories in different shapes, sizes, and textures and a selection of stains and light finishes. Over the dining room table, Farnady used oversized expressive chandeliers to define the space. In the kitchen, on a different axis, two custom fixtures illuminate the kitchen island. For the kitchen, “The cabinetry is white but has a custom-brushed
glazed finish to provide dimension,” she says. In the living area, white creates a solid base, while the addition of natural wood, metal, and fibers lend complexity. Newman’s gestural Day and Night paintings flank the fireplace. “Black and white shades in the painting on the left and warm tones in the painting on the right keep the eye moving,” explains Farnady. A wood table with a custom finish, oversized sofas, and an engaging trio of side tables ensure variety in shapes and sizes. The exception to the white interior and open floor plan is the piano room. Farnady chose taupe for a subtle, serene ambiance. Adding ingenuity, she chose art from the to-thetrade venue, Phillips Collection. Above the couch, rows of faces gaze off into space, each with a different expression.

Another departure from white is the lower level, where Farnady used grey tones throughout. White area rugs and accessories create drama and consistency. Farnady’s project reveals that when manipulated artistically, white is both mesmerizing and versatile: it can be powerful or subtle, create stillness or movement. All came together in a home that, upon completion in December 2018, the clients loved. “They feel like I gave them their vision of a dream home, but I feel like they gave a gift to me—they gave me their trust,” says Farnady. Indeed, gifts flowed both ways. The couple gave Farnady something precious: the opportunity to design the special home they had dreamed about for years. In return, she gave them something equally precious: a one-of-a-kind home. AH

A
nnapolis locals can immediately identify a classic Chesapeake Cottage with its signature plain façade, screened back porch, and subtle charm. Rather than presiding over the rivers they face, these cottages have surrendered to them. Inside their fading walls, one cannot help but relax, too. This carefree character is exactly what Elisabeth and David Cohen loved in the 1940s cottage they purchased on the Magothy River in 2014. The Cohens, who live in Washington, D.C., wanted to expose their two young daughters to “a real summer and what comes with it,” says Elisabeth. However, there were sacrifices along the way. They had to climb steep stairs and, to avoid hitting their heads, twist their bodies to the angle of the roof to crawl over to their bed, recalls Elisabeth. The little cottage had no air conditioning, tiny rooms, and creaky floors. But it also had expansive views and sat right next door to Elisabeth’s parents’ home, where she had spent many happy days eating, crabbing, and boating. The couple loved not just the cottage but also the lifestyle it inspired. When it came time to design their new home to share with friends, it was important to preserve its special soul. In 2018, they turned to architects Scarlett Breeding of Alt Breeding Schwarz Architects, who had designed neighboring homes on the river. Breeding shares: “They wanted a classic reinterpretation of the cottage. How do we keep that kick-back, easy style— that you-don’t-have-to-wear-shoes feeling?” After many conversations with the couple, she designed a quintessential bay cottage, using their memories of summers on the water to drive the details of its design—right down to an outdoor shower, gravel driveway, and big front porch. The kitchen island, clad in shiplap, has the shape and dimensions of a dining room table. The floor is character-grade oak, able to withstand muddy dogs and wet bare feet. “The Cohen cottage pays homage to the memories that Elisabeth grew up with on the river. I remember her saying, ‘no tall ceilings, we like small spaces,’” recalls Breeding. They wanted a house that “spoke cottage” not only in style but in experience. To accomplish this, “We chose a blend of shingle and craftsman style with large bracketed overhangs,” says Breeding, describing the metal standing seam hipped roof. The home, measuring 50’ by 50’, has seven bedrooms, six baths, and, best of all, a screened-in back porch the depth of a living room. Interior glass pocket doors slide back to merge the waterfront porch and the great room. “The number one priority was the porch. We built the house around that whole idea… I wanted the porch to become a part of the house,” says Elisabeth. “We did not want a formal house; we don’t live that way.” Indeed, this home is incapable of becoming stuffy. A river breeze drifts into the informal great room, whose character-grade oak floors are pock-marked and veined. An easy style is evident in the kitchen, where the color scheme is driven by the delicate hues of the La Cornue range. The walls reinterpret the usual pine paneling and square grooves of older cottages with horizontal wood paneling.
The center island, clad in shiplap, has the shape and dimensions of a dining room table. However, most family dining takes place on the porch. “Life happens in the fresh air of the screened-in porch,” says Breeding. For David, life also happens in the outdoor shower whose door, for him, leads back to summers spent on the Jersey Shore. “Straight out of the gate, that was a must,” he says. Another ‘must’ was a gravel driveway. Recalling childhood trips, he says, “We would drive for hours and hours, fall asleep in the car, and wake up to the sound of the car pulling into the gravel driveway. That sound was the start of our vacation. When I pull in and hear the crunch of the gravel, I go into my Zen mode.” Along with its gravel drive and back porch, the home has a true “cottage garden.” Landscape architect Kevin Campion defines this as “a garden that engages all of the senses. There are flowers and grasses to glimpse from the window, to pick from the garden and smell, hummingbirds and insects to observe, and water to hear,” explains Campion. Campion Hruby Landscape Architects began designing the landscape when the Cohens purchased the cottage in 2014. To encourage connections with nature all year round, he repaired the existing pool and designed a hot tub, a fire pit, and a water feature with serene sounds.

The home has a fire pit, a water feature, an outdoor kitchen, and natural stone around the pool.
Supple grasses, perennials, and native plantings wrap sinuously around the cottage that is also energy-efficient—a departure from early bay cottages that pre-date today’s zoning laws. David Glazier, president of Wood Visions Construction, is responsible not only for building the house but for constructing four geothermal wells underneath the driveway and routing roof gutters to divert dangerous storm runoff into six two-thousand gallon underground containment basins. After building on rivers for more than 35 years, he observes positive change: “Waterfront homes are becoming increasingly energy-efficient as time goes on. It is a good thing. Yes, you have to get permits and go through all that, but every builder knows and accepts this as a part of the process.”
Finished just last summer, the cottage’s new roof gleams, yet tire marks linger in the gravel. Giant drifts of hydrangeas are burnishing in the sun. Already, time imparts its own slow polish to this riverside home that the Cohen’s daughters will surely recall, detail by detail. What’s more, Elisabeth’s wish has been granted. The home’s inner space is much like a tidal pool, where friends, family, and all of life eventually flow out to the generous porch. AH
There is something intangible captured in this home and landscape—or rather, something is set free. Breeding puts it this way: “It is not the bricks and mortar that people love about cottages; it is the memories that they evoke. Whether it’s relaxing on the screen porch, the outdoor shower in the open air, sitting by the campfire, or sleeping with the fresh breeze off the water, these things stir the feeling of a kick-back lifestyle, away from the daily work routine.”

Interior designer Valerie Wheeler chose dramatic black matte and brass plate ware, Steif silverware, and the fruits of the season to create an elegant, earthy design. Real pears and crimson ribbon are used inventively to display name tags. An arrangement by Le Fleur Farms composed of fresh eucalyptus, anemones, and dahlias centers the gauze runner. Nature abounds as the richer, darker tones from the centerpiece carry into the olive branch garland that runs the length of the table. Dried oranges and freshly cut pomegranates are tucked throughout, adding abundant color and a dusky beauty.

hey once floated on rivers in inner tubes, spring-chilled cans of beer fueling the journey. These memories are shared between architect Donald Lococo, based in Washington, D.C., and homeowner, Karl Kelley. Lococo’s meanderings took place in Canada, Kelley’s on Virginia’s James River. The experiences that live on in their imaginations loosely drive the design of the home Lococo conceived for Karl and Diane Kelley on Goose Creek in Leesburg, Virginia. The home, with modern industrial materials such as steel and glass, references the form and utility of an old mill. In place of a conventional floor plan are unusual living spaces that incorporate mystery and surprise. Lococo thought for a long time about how he could make the industrial design feel cozier. “There is industrial architecture that is very new and very slick and modern,” and there’s also architecture that goes back 200 years. “I like those two things, and I wanted to put them all in a building and have them dance together.” His “dance” includes three structures built of stone, steel, and glass connected by bridges with vast and intimate informal
spaces for dining, sleeping, and gathering. Drawing on the notion that this structure might have been an early 20thcentury mill, Lococo placed Pennsylvania Schuylkill County stone on the base of the house in piers to reference the “oldest” parts of the house. Steel and glass make up the “modern” parts of the house. Surrounding the house is a series of landings so large that one can imagine industrial machinery, spools of cables, or similar massive objects once being stored there. Giant beams of reclaimed barn wood complement the expansive high ceilings to frame the living spaces and instill grandeur on an industrial scale. The physical beams themselves ground the home, adding a necessary tactile element and warmth. Homeowner Kelley did not want the materials to merely look old. He wanted them to be old. So, on a kind of whim and suggestion from Lococo, he bought an 1800s barn made from old-growth hemlock. Then he and Lococo went on a madcap adventure, driving many hours to upstate New York to salvage the decaying barn. The timbers have a care-worn character that only time can create— and counter the newer glass and stone elements of the home. Vol. 10, No. 6 2019 73

Materials are used with intent. The stone on the home speaks to its “older” side; the glass and steel reference our modern era.
Light and air flow unimpeded throughout the house. Continuing the theme of mystery and surprise, walls don’t always connect with the ceiling. As they walk the catwalk, family and guests can view the space from different angles. Randomly placed windows look out from interior rooms to other interior spaces. Opportunities for all sorts of interactions are endless. This is no accident, notes Kelley. “We built the house with the thought that if you were a kid, you could explore it, and you wouldn’t really know what was around the corners. We built things like laundry chutes and secret places where you could look down through to the kitchen—so you could sort of spy on different areas.” There are no seriously “defined” spaces in communal areas; that is intentional. Rather, the spaces are transitional. Even the kitchen island is designed to appear to float as if it could be moved elsewhere. Instead of physical walls conventionally placed, Lococo designed with space itself. “The feeling is that the space exists and that more spaces were added around that,” notes Lococo. These undefined areas become organic realms for activities such as dining and family conversations. “It gives you a freeing feeling that you are no longer in a box. You can be where you want to be, and the architecture lets those things happen,” he explains.
To facilitate comfort and meditation, Sandra Meyer, principal, Ella Scott Design, skillfully designed the interior, artfully placing intimate furniture groupings to situate visitors before interior and exterior vistas. The palette, drawn from the light and dark notes found in stone, wood, and steel, defers to the nature of the home itself, rather than competing with its character. Entire walls are treated with paint or unusual wall coverings. A singular piece in the main living area—a giant face with expressive lips and bold colors—is set upon a stark black wall and seems to follow the visitor throughout the house. If the architecture of this home is meant to be somewhat enigmatic, to thrill with surprise, the artwork is its accomplice, adding a pleasing suspense as one moves about the space. Movement is an element central to Lococo’s aesthetic. When designing, he is thinking about kinetics—about how “the movement of a house” affects people. The home’s catwalks and bridges are spectacles on their own and can be experienced even when not in use. “I love the fact that not only when you’re there, you get to walk over to people and wave, but even if you’re not there, you can imagine being there. Part of the fun of seeing a swing way in the distance or a tire tube on a tree is imagining yourself there,” he says. Vol. 10, No. 6 2019 75

A space like this, where spontaneous dance parties have been known to erupt, invites comparisons to music. Visitors often say they feel Bach or Vivaldi or jazz. “I’m like yes, yes! That’s really great!” says Lococo. “Really, you transcend the idea of language. When you say there are no words, well then, you’re there! When you get beyond words, and you transcend words, then you have architecture.”

F
ollowing the death of her husband, this homeowner decided it was time for a change. After selling her family home in Crownsville, she purchased a newly constructed single-family home in the Odenton master-planned community of Two Rivers. The 55+ community offers homes up to 5,000+ square feet with first-floor master suites. It also features resort-style clubhouses, a multitude of indoor and outdoor activities including hiking and biking trails, a community garden, an environmental park, a dog park, and a lake. “It’s not uncommon for people who have gone through a change in life to want something fresh and new,” says Stephanie Simmons, senior interior designer for Severna Park-based Karen Renée Interior Design, Inc. Simmons, who was brought on board to help the homeowner accomplish just that transition, has a portfolio that includes a range of projects, from historic homes to contemporary construction. She was more than happy to help the homeowner achieve the look that would make her feel at home again. The homeowner had already purchased several large pieces of furniture that Simmons could use as a base while adding paint, rugs, artwork, and other occasional pieces. “She wanted a more contemporary look than she had had in her family home,” Simmons says, explaining her choice for a neutral palette. Sophisticated touches of gleam and sparkle, such as light-reflecting chandeliers, glass-topped console tables, and acrylic picture frames provide additional shine. “It’s light and airy and relaxing,” says Simmons. In the living room, which is bathed in natural light, Simmons included Benjamin Moore’s “Cumulus Cloud,” contrasted with “Balboa Mist” on the coffered ceiling. The wide-louvered plantation shutters by Perfect Fit Custom Shutters coordinate with the trim color for a cohesive look. Simmons is a fan of plantation shutters for their ability to soften the views while adding a sense of architecture to a space. The open concept main floor also features the foyer, dining room, kitchen, master bedroom, kitchen, and powder room. Simmons sourced much of the lighting from home furnishings manufacturer Currey & Company. The beaded chandelier in the powder room adds a touch of sparkle and sophistication to the small space, especially when paired with the silvery gray faux bois wallpaper by Cole and Son. Simmons carried the neutral palette of taupe and cream into the master bedroom, choosing an upholstered bed by Bernhardt, along with customized nightstands and dresser by Vanguard. Much of the artwork in the home was selected from Left Bank Art when Simmons was attending the annual High Point Market in High Point, North Carolina. “I enjoy doing artwork for clients,” Simmons says, explaining that she sees the process as akin to putting together a puzzle. She is also partial to accessories—in this case, using some of the homeowner’s own handmade glass creations. “Accessories finish a job and complete the look,” says Simmons. The project was relatively seamless, says Simmons, except for the occasional—and always to be expected—delivery delays. But in the end, the homeowner got the new beginning she was looking for. A roomy back porch with comfortable furniture and mesmerizing views: cows grazing to the right, the sparkling Chesapeake Bay to the left, the occasional incoming airplane landing on the grassy airstrip front and center. This lovely home creates the perfect oasis for Mike Ashford, former Air Force fighter pilot, investor, saloon owner, and collector of fine art, cars, and airplanes. It’s here that this unflagging adventurer reflects on a life lived at full throttle. “It’s my de-pressurization chamber,” says Ashford of his tastefully renovated Kent Island home, which he says once looked like little more than a plain cinder block square. “Every time I come here, it restores me.” That feeling of restoration is much easier to come by since the house underwent a massive overhaul two years ago. “Nothing had been done with the place since the 1970s,” notes Eamon Seidel, VP of Operations at Lundberg Builders, who dove into the project once he got the green light from Ashford. “He knew he was going to do something with it; he just wasn’t sure what,” Seidel says. One thing Ashford did know was that a renovation would entail something rather unusual: a porch jutting off the back of the house with an airplane hangar below, the perfect size for his single engine plane. A guest on Ashford’s new and expansive 40-foot-wide back porch, which runs the length of the 2,100-square-foot home, might be lucky enough to sink into the deep cushions of its comfortable couch and be transported back in time by tales from the adventurer’s past. The octogenarian grew up in Joliet, Illinois, a steel mill town where the unemployment rate now exceeds 20 percent. There, as a somewhat rudderless adolescent, Ashford recalls getting kicked out of Catholic school, frequently couch-surfing in the living rooms of generous folks, and discovering the dream of one day becoming a pilot.

It all started, explains Ashford, when he’d ride his rickety bike to hang around the regional airport. There, he got to know the former World War II pilots who worked there. He’d clean their planes in exchange for stories and occasional rides. Without guidance from a father figure, says Ashford, the pilots filled in, telling him to “keep his nose clean.” He heeded their advice, stayed out of serious trouble, and became an Air Force Captain before moving on to other professional and recreational endeavors—most notably as a pilot and sailor. His exploits led him to hobnob with and befriend people in high places, including his dear friend of decades, the late Walter Cronkite. Indeed, Ashford’s back porch affords the perfect spot for gazing at the small grassy airstrip before him: a view he occasionally enjoys with close friends, a cigar, and a bourbon, while rehashing stories from his fighter pilot days and beyond. Here, Ashford socializes in a far more deliberate manner than at his primary residence in downtown Annapolis. There, the 82-year-old remains somewhat of a local celebrity, thanks to his larger-than-life, decades-long presence as founder of McGarvey’s Saloon and Oyster Bar. Ashford

acknowledges that he can’t walk down the street in the state capital without running into someone he knows. Here, it’s different. If he wants to entertain and act the part of raconteur, he can do so—on his terms. But if he chooses to sit alone with his thoughts, uninterrupted, that’s okay, too. It’s just as easy to get lost in memories of Ashford’s full life inside his cozy Kent Island home, where there’s room enough for what he calls his “I love me” things. Interior decorator Lucy Reithlingshoefer, who artfully displayed his beloved collection of art, photos, books, and other memorabilia throughout his renovated home, says Ashford’s collection served as a jumping-off point for the overall interior design. She knew she wanted to create a look for the home that would enhance his impressive personal collection, rather than compete with it. “It kind of tells his life story,” says Reithlingshoefer, who, along with her husband Don, owns Annapolis-based Reithlingshoefer Design Studio. In bringing together the Reithlingshoefers and Lundberg’s Seidel, Ashford assembled a team of trusted professionals to improve the place where he carries out his private life. Ashford didn’t get around to fixing up the house until a washing machine flood, which had caused thousands of dollars’ worth of damage, forced him to address it. “It prompted him to say, ‘Let’s have fun with this,’” says Seidel, who had known and worked with Ashford well before starting this latest project.

Tackling challenges head-on, the team went to work. By adding windows that surround the entire main level of the home, Don Reithlingshoefer allowed light to spill into the primary living space. By moving the entire septic system and overcoming structural engineering challenges, Seidel made room for an airplane to fit in a hangar tucked below the new expansive, second-story porch. At the homeowner’s suggestion, Seidel also creatively raised the flooring just under a dining table so that when Ashford sits there to enjoy a meal, he can peer outside and view the airstrip at eye level without having to stand up to see what’s happening. As we gaze outward, we can see how, even here, where he goes to escape his very public life, Ashford remains engaged in what’s happening around him. “I like solitude,” he says. The Museum of Modern Art in 1939
Since its founding in the late 1920s, the Museum of Modern Art in New York City has changed and expanded, while continually serving as a world-class venue for modern and contemporary art. The latest $450 million expansion and renovation by Diller Scofidio + Renfro, in collaboration with Gensler, was completed this Fall, and the museum has now been reopened to the public. The expansion has 40,000 square feet of additional gallery space, allowing more works of art previously confined to storage to be on display. The galleries have higher ceilings, more windows, and a floor dedicated to “monumental” art. Like the Metropolitan Museum, MoMA is vast; there is no need to try to take it all in on a single day.
