Annapolis Home is so much about the senses—the feel of space, the texture of design, and the miraculous beauty of the landscape and the plants that fill it, including a wonderous plant we admire and ponder, the morning glory.

When we conceived  Annapolis Home 13 years ago, we wanted to explore and showcase the design and culture of the Chesapeake region while offering readers inspiration and ideas for their own homes and gardens. This has remained our focus, and our mission has only grown over the years as we extended our reach across the Eastern Shore and Metro D.C.

One thread running through this issue is passion. When we visited the garden featured in this issue, we were awed by the homeowners’ sheer passion and devotion to every plant they tend to daily. We titled the story “True Love in the Garden” because their abundance of love for plants and gardening is evident in this extravagant visual and aromatic feast. We feel similarly with the “My Favorite Room” section, where we feature four designers who have created exceptional spaces with color, purposeful forms, and textures. In a counterbalance to nature, we feature a high-tech home on the Potomac in which the homeowner’s passion for technology is displayed in devices that turn on and off at his verbal command.

Vol. 13, No. 5 2022 27

The hardscape was designed to become a joyful living form that shifts its shape with each season. Special planting pockets built into the granite hold grapevines and flowers.

IN THE GARDEN

BY KYMBERLY PHOTOGRAPHYTAYLORBYALLEN RUSS True Love

This planting pocket is filled to the brim with “ice flowers” named for their bright white centers that look like drops of ice. This perennial groundcover closes its flowers at cocktail hour, according to one highly reputable source.

n the dark days of the pandemic, a French-inspired garden in Northwest Washington, D.C., grew slowly but surely toward the light. Finished just last year and composed of three tiers, the garden of Eric Michael and Craig Kruger is of singular beauty, each plant linked to travel, a moment in time, a special memory, a dream. One-hundred-fifty rose bushes on the property and over 70 different types of flowers blossom profusely, providing color and intrigue through their lifecycle, thanks to a collaboration between the homeowners and Jay Graham of Moody Graham Landscape Architecture.

Michael, a former catering magnate, and Kruger, a professional chef, had many gardening problems for Graham to tackle. Their new striking classic shingle-style home overlooking the Potomac in the Palisades neighborhood of Washington, D.C. was designed by Barnes Vanze Architects. The stately residence, which replaced an old farmhouse, already had a mature woodland garden. Kruger and Michael created a Zen garden with a Koi pond. However, the backyard was another story. With a dead oak tree in the middle, tiki bar, kidney-shaped pool and bandstand, change was long overdue. As highly experienced gardeners, they knew exactly what to grow but needed a coherent design plan to support their ambitious vision.

“We collaborated. What you have is a true gardener’s garden,” explains Graham. “It’s highly unusual. Usually, we present a plan and propose all the plantings. Not in their case. They are adventurous. They love plants, and they love gardening and knew what they wanted. We created a framework; they chose the plants.”

I

Highlights include brilliant yellow oleander from their home in the Caribbean, raised from shoots braided by Michael to form a beautiful trunk. There is a myrtle-leaved orange tree, Citrus myrtifolia. The rind of this fruit flavors a soda by San Pellegrino called Chinotto, explains

To stroll through this garden built by Oldetowne Landscape Architects is to discover plants that only a master chef and caterer with an artistic eye would have. These plantings came, sometimes as cuttings, from all over the world, including their homes in the Virgin Islands and coastal Maine and a castle visited in France; very few were purchased in a commercial nursery.

- Jay Graham, Moody Graham Landscape Architects

The hardscape is integral to the garden’s design, as carefully considered as the plants. The homeowners welcomed structure but did not want their garden to be overwhelmed by stone. “It’s formal, but it feels kind of organic; getting the right material was important,” notes Michael. “We didn’t want it to feel like a courthouse.”

There is splendor in the hardscape and throughout this garden. Kruger has almost every flower he ever wanted. “You ask which flowers we have to have… the question is, really, which ones can’t we have.” Michael cannot name a favorite flower but admits, “Roses and peonies, we had to have them.” Their answers reveal an insatiable thirst for beauty, a need to simply work the ground and watch things grow.

A grapevine grows from a planting pocket.

Vol. 13, No. 5 2022 33

With the plantings taken care of, Graham put his design skills to work, siting the garden prominently on the central axis of the house. As the lines of the house extend into the garden, it becomes, in a sense, another living space with garden rooms offering respite and delight. From the outset, there were “design opportunities,” notes Graham politely. They included poor drainage, a deteriorating wood wall, inadequate access to the garage, no clear space for entertaining, and a lack of focus.

The wall and generous steps define the garden and solve the drainage problem. The stone for the garden wall matches the stone found on the home’s facade and was quarried five miles from the project. A sculpture by New York artist Donald Baechler offers a focal point and is situated “to hold the middle distance and the strong east-west axis from the house to the upper garden greenhouse,” explains Graham.

“Pockets of soil are tucked into unlikely places to offer moments of joy, texture, and exploration.”

Inspired by the elaborate shingle-style architecture of the house, the garden’s vertical tiers provide focus. Each level has its own color scheme. “It is more saturated the higher you go. The lower level is white and chartreuse, the middle level has oranges and reds, and yellows and purples are on the top level,” explains Michael.

In Graham’s design, the hardscape and granite steps are living forms that change with each season. Meticulously installed by Oldetowne, the steps are joyful movements in this garden’s choreography, with subtle planting pockets. “Pockets of soil are tucked into unlikely places to offer moments of joy, texture, and exploration,” says Graham. “The vertical layers of structure express themselves then disappear during the cycles of the seasons as spring bulbs appear, perennials rise, roses bloom, colors fade, and the evergreen backdrop resumes importance.”

Graham thinks about gardens almost as if they are living friends, helpful friends. He shares a favorite quote by the seminal landscape

LANDSCAPE ARCHITECTURE: Jay Graham, Moody Graham Landscape Architects, moodygraham.com, Washington, D.C.

“The new house with its small garden must go to work for us, solving our problems while it also pleases our eyes and emotional psychological needs.”

Graham calls his project “A Gardener’s Garden.” This large house garden, conceived by expert gardeners, is performing its Thomas Church-defined duties—if not exactly solving personal problems, it certainly pleases the eye and lifts the spirits. Well-fed and watered, with cycles of activity and rest, it seems to behave in an almost human fashion. Or is it the other way around? Perhaps the garden thinks its owners are functioning nicely, visiting often, and assisting with its problems. If this is the case, Graham may want to re-title his project “A Garden’s Personal Gardeners.”

Clearly, for Michael and Kruger, gardens are essential to daily life. You might even say that the world is their garden and that their garden holds a world. To stroll its winding paths, abuzz with dragonflies and bees, is to stroll not only through their imagination but through a vigorous ecosystem with inhabitants of its own. Some are not exactly welcome. Michael recalls how he watched his small grapevine, planted in a pocket on the third tier, twine beautifully and thrive, producing succulent grape clusters. Just before harvest, disaster struck: “An animal attacked the grapes, ate the inside and spit the seeds out. I came out to skins and grape seeds scattered all over the place.”

There is never a dull moment in this garden. When he is not mourning his lost grapes or feeding the Koi in the adjacent Zen garden, Michael may be found tending to his orchids in his greenhouse equipped with a radiant heat floor. Covered in vines and flowers blooming overhead, it is just steps away from the main garden. Inside are fifteen types of Vanda orchids, many hanging from the ceiling in pots. Long stems and extravagant blossom clusters shoot out at the ceiling, walls, floors, and visitors—as if gesturing in heated conversations.

Images of the interiors of an incredible new home we are just finishing in the mountains of Tennessee convey aesthetic truths we hold dear as we create new spaces for life in the twenty-first century. These rooms are viscerally and visibly connected to the world beyond the windows. They are simultaneously reverent to the past and relevant to the present. And most importantly, they are comfortably and graciously appointed for everyday life.

I’ve always loved the juxtaposition of modern furniture against a traditional backdrop, and this client gave me the freedom to play in that arena. Here we added traditional millwork to their 10-foot ceilings and painted the room a bright white to create the perfect canvas. I had a Parsons table made by a local woodworker to ground this space and to highlight the chairs covered in an unexpected French blue velvet with black piping. The simplicity of these pieces then shows off the undulating black metal chandelier. I adore this space so much because when you walk by this room, you feel so starstruck by so many quiet pieces that speak volumes to you.

I love that this family of seven uses the entire kitchen and breakfast room for multiple functions, not just for gathering at mealtimes. I repurposed the banquette and Vaughan chandelier from their previous home, which I also designed, into their new breakfast room, where the green accents blend beautifully with the hues in the kitchen. The kitchen’s counter stools in Thibaut fabric and Roman shades featuring Kravet fabric and Romo trim complement the two blue islands and white cabinetry along the perimeter. A signature element is the pale blue ceiling, which is illuminated by large circa lighting pendants. In addition, all seating is specially treated to resist stains, ideal for a large family.

Sometimes, the smallest spaces can have the biggest impact! The focal point of this room is a fabulous porthole cabinet by BOBO Intriguing Objects, which is flanked by Visual Comfort brass sconces and glossy shiplap as the backdrop. The cabinetry, in an “automotive sheen,” is Sherwin Williams Country Squire. The flush brass ring pulls, the brass detailing around the marble countertop, the waterworks ship wheel faucet, and the teak cutting board atop the sink enhance the nautical vibe. Clients are ready to entertain in this delightful waterfront space!

OnHigh-TechthePotomac

Thanks to Butler’s life-long fascination with technology and acumen for engineering, speakers in the living room are inset into the wall and painted to match the drywall.

A voice-operated elevator whisks guests from floor to floor.

In today’s world of gleaming high-tech homes, the one the couple shares is next-level. Butler, the owner of a technology firm that services the federal government, has an insatiable need for technology. He is not just driven by the latest developments in the field, which he exploits to the fullest, but his eye is set on the future. He doesn’t want what everybody else has; he wants to have what everybody else wants.

Almost every room has a well-thought-out, inventive, automated component. Butler jokes that he thought more about the technology than how the house would be furnished.

In fact, technology is, in a sense, part of the home’s design scheme. It is intelligent, comfortable, and perfectly synched to the couple’s lifestyle. The furnishings are minimal, clean-lined, and neutral. The living spaces are uncluttered by cords or clunky devices. Yet, you know there is more to the house than meets the eye. It feels strangely alive and ready to respond with “your wish is my command,” at the tap of a button or by a verbal request from its owners. This house doesn’t disappoint.

A

The exterior of this approximately 8,000 sq. ft. home is a combination of white stucco and black metal with brown, horizontal Trespa high-pressure laminate panels.

Vol. 13, No. 5 2022 51

s Ronal Butler was sketching out his dream home in his head, he knew that the view would be the star of the show. And it is. In the 8,500-square-foot home Butler created with wife Martha Lloyd, the two-story window wall reveals a sparkling, unobstructed view of the Potomac. The view is what attracted him to the land, but he wanted a co-star: technology.

A striking light fixture, surround sound, a meal prepared in the chef’s kitchen, and water views ensure a stimulating evening.

A neutral design scheme of mostly grey and white in the kitchen does not detract from river views.

Butler has written custom routines into the voice system where one command can perform multiple functions. For example, an instruction to turn up the overhead lights in the theater also controls the wall sconces and the lights on the theater stairs. A built-in flat screen in the master bedroom glides forward and then swivels at the perfect angle for Lloyd to watch TV in bed. Butler jokes that when the time comes, even the Christmas tree will have a technology

As visitors stroll from room to room, Butler talks to his home, and it responds: lights dim, the music selection changes, one window blind lowers halfway. Right off the foyer, a circular glass pneumatic elevator whisks its owners from floor to floor by voice command. Each of the home’s 11 televisions, lights, thermostats, alarms, home theater, sound system, and most of the window coverings can be manipulated by voice and/or computer device.

But not everyone got things right in the beginning of the five-year project, completed just last year. Butler said he considered three builders before settling on Joy Design + Build, a custom builder based in McLean, Virginia, with experience building waterfront properties. Butler said he chose Joy because the company listened, and he felt the process was collaborative. They both wanted the same thing: a successful project where everyone walked away satisfied.

Butler said he ultimately settled on the Richmond, Virginia-based tech firm Livewire LLC to oversee the technology build-out. “They never said no, and they found a way to do what we wanted,” he says. “The CEO even came to our house to make sure they got it right.”

This goal has been achieved. With its geometrical angles and modern form, the Lloyd/ Butler home stands out from its mostly traditional brick-and-stone neighbors. Its exterior is a combination of white stucco and black metal with brown, horizontal Trespa high-pressure laminate panels that have the look of wood and hug the top of the house.

“Incomponent.ourprevious home, we added technology where we could get it in, but with this house, we built it into the infrastructure.” Butler admits that his need for seamless technology was a challenge to the builder and to technology companies who would be tasked with outfitting the house. “We were asking for things they had never done,” Butler says. “In the theater, for instance, we wanted the drapes to open on command to reveal the screen. One company told me that they couldn’t do it, and another company tried to convince me that I didn’t want it.”

Liam Sullivan, who worked closely with the couple for Joy Design + Build,  credits Butler and Lloyd with knowing what they wanted, which led to a relatively smooth build. “It is incredibly helpful when someone has a vision, and we can play off that,” Sullivan says of Butler and Lloyd’s decisiveness. “It was a collaboration, and we wanted to help them get what they wanted.”

The contemporary home, with its abundance of windows and water views, is a full-circle moment for Butler. As a young man growing up in Detroit, Butler used to leave home 30 minutes early most days before heading into his high school concession job at the Detroit Zoo. He used the extra time, he explains, to drive around the waterfront community close to the zoo, where he would admire the homes and daydream about the lives of the people who lived there.

54 ANNAPOLIS HOME

“There were a lot of houses on the lake, and you would just drive around and see all the glass in the back,” Butler says. “I didn’t know people could live like that because it wasn’t like that where I grew up.”

Today, Butler and Lloyd are the people in Butler’s daydreams with an affluent lifestyle fueled by two successful careers. “We feel very fortunate,” Butler says. “We couldn’t ask for anything more. There are no existing technologies or features out there that we have not incorporated in this house,” he says. “This home is a literal expression of our dream.”

Butler has Zoom meetings in a fully equipped home theatre on the home’s lower level, with a giant movie screen with retractable drapes and adjustable seats.

How do you approach a project, especially one with such a large, open area?

Complementing the View

How would you define the style you created here?

This home is on the Magothy River and has a coastal cottage architectural style. I wanted to embrace the coastal aesthetic without feeling too literal. The family room rug evokes a watery feel with its flowing abstract ribbons of blue. The side and coffee tables are a natural woven rattan roping. The sculptural lamps suggest driftwood. Every item was chosen to complement the beautiful views, not compete with them.

I draw each space to scale, then develop furniture plans with the correct scale and proportions. I analyze how each space will be utilized, circulation patterns, and how rooms will interact. This technical side of the process is crucial to a home’s function and flow. For this project, I allowed the existing columns to define each living area.

I love the palette! The dining room painting introduces color to the neutral backdrop, which we echo in the neighboring rooms. Accessories with silver tones, shell tiles, or an iridescent finish add shimmer and reflect the light. Various wood tones add warmth throughout. It’s always a labor of love to give life to a home’s interior, but happy clients make every detail well worth the effort!

Divina Lourdes Cloney Interior Designer

This is a very layered room. What was your starting point for the furnishings?

I try to find a decorative element my clients love. In this case, it was the painting in the dining room. This provided the palette, allowing me to create visual interest using color, pattern, and texture. Although each area stands on its own, the entire space was designed and curated to work together.

Large rooms with vaulted ceilings are always a challenge, how did you address the scale of this room?

I come from the build side of design, so working with materials comes naturally to me. The soapstone hearth of this oversized, wood-burning fireplace is my favorite thing. The soft nature of soapstone can make it impractical for many kitchens and baths. I jumped at the opportunity to use it here. I love to include statement-making natural materials in the construction process whenever I can.

Setting the Tone

What is your favorite part of the space?

In a room of this size, I almost always start with the ceiling fixture. High ceilings allow for substantial, dramatic lighting that can set the tone for a whole room. I chose a buoy-like piece covered in natural fiber. Natural elements are echoed in the lamps, side tables, carpet, and throw pillows in the great room and carried through with the bar stools in the kitchen. The tall flanking built-ins were also integral in offsetting the height of the fireplace.

Traditional showrooms can be generic and cold. My showroom offers clients a warm, comfortable environment where they can feel at home while looking at so many ideas they didn’t even know existed!

This room is actually part of your showroom in Davidsonville. Tell us about what you offer clients here.

This is a very muted, calm room. I have lots of different vignettes for clients to gaze through. I’ve been told my showroom is a “feast for the eyes.” It’s a place where I can listen to clients’ ideas, get a feel for their lifestyle, and elevate it.

Looks can be deceiving! It may not look like it, but this is a very practical space. I have four children and dogs, and we always had white sofas and elegant décor. I offer my own line of furnishings that are beautiful but stand up to wear and tear. That’s my specialty—beautiful, artful rooms that stand up to you, your family, and your life! for Your Eyes

Their diurnal cycle is strategic. We have Carl Linnaeus to thank for this knowledge. Linnaeus invented the spectacular Floral Clock in 1748. He hypothesized that certain plants open and close their flowers at precise times of the day. Their bloom time was so predictable that he believed that if you created a garden in the shape of a clock and planted each hour with specific flowers, you could tell time at a glance.

The Morning Glory’s

BY KYMBERLY TAYLOR

It seems that divine timing is at work 24 hours a day. The striking Moonflower Ipomoea alba is a member of the morning glory family but only blooms at night and closes at dawn. Its powerful fragrance attracts the night-flying sphinx moth.

The fact that many call this plant a weed makes the morning glory even more special to me—each blossom opens once, an exquisite ode to morning.

The morning glory is not only mysterious; it also has hidden strengths. The pre-Columbian peoples of Mexico used it to create rubber, predating Charles Goodyear’s discovery by 3,000 years. Ancient Aztec priests ingested its seeds to induce spiritual visions. Seeds from  Ipomoea genera contain psychoactive ergine (LSA) and ergometrine and act much like LSD. Its additional uses are a bit less exciting. The morning glory was used by the Chinese in the 8th century as a powerful laxative.

His floral clock had mixed results, but Linnaeus was correct about timing. Scientists today know that flowers evolved with different bloom times to reduce competition for pollinators. Researchers note that pollinators are directed by a kind of internal clock synched to those of their primary food sources, sometimes even to the hour. For example, the rare Morning Glory Bees,  Cemolobus ipomoea, feed primarily on the pollen of the “Bush Morning Glory” and another called “Man of the Earth.” These bloom very early, the only time Morning Glory Bees fly, according to Colorado University entomologists Camille Zwaan & Collin Schwantes.

When it comes to the garden, some confuse the morning glory’s abundance with another word that starts with A: affliction. Yes, some call it a weed! However, we now understand its tenacity is really a gift—a reliable fresh food source for pollinators. Why not take advantage of its boisterous tendrils by sculpting shady arbors and topiaries? I once created a sunflower hut for my daughters Isabella and Hawthorne, planting giant sunflowers with morning glories that flowed around them like twine, creating sturdy flowering walls.

The gorgeous morning glory Ipomoea purpurea grows in full sun and prefers poor, unfertilized soil. You would never know that this fragile beauty springs from such humble ground. Velvet deep-throated blossoms are programmed by the universe to unfurl at first light in time to feed morning pollinators and die by sunset. There is no time to mourn! Masses of identical new blooms blanket the plant the following day.

But maybe tonight I will. Good morning, maybe tonight. Good morning, sink full of dishes, spider web in the corner. Good morning, house to which I’ll in all likelihood return later today, looking largely the same as when I left.

Good morning, likelihood. Good morning. Good morning. Good morning.

Good morning, day in which I felt guilty dropping off my oldest child at school in sneakers that are a little too big. Good morning, companion guilt, guilt that walks next to me and doesn’t ask much.

Good morning, day full of fine rain gently ruining my red suede shoes.

Good morning, small wound that will be gone by Saturday. Good morning, chance again to read the book I’ve half-finished. Good morning, chance again to feel that creeping dissatisfaction at how I haven’t yet finished the book.

Good Morning

Good morning, obscure Elvis song on the radio reminding me of that time I went to Graceland for laughs and ended up weeping, I was 23 and foolish. Forgive me. Good morning, day in which I can ask forgiveness again. Good morning, papercut.

Good morning, day in which I am not in a hospital or on the phone with a hospital or on the phone with an assisted living facility or on the phone with an insurance company or funeral home or lawyer’s office. Good morning.

Good morning.

Good morning, day hazed by a semi-sleepless night, day begun when my youngest child woke at 5:30, and I held him in the dawndark until he said, “Out there? Out there?” like a cheerful parrot. Good morning.

EARTHBORN MATERIALS ORIGINAL ART

The photograph of a ram’s face printed on glass was a key inspiration for this project, introducing drama immediately as you enter the home. Contemporary lines complement the organic landscape flooding through the floor-to-ceiling windows, enhancing relaxed mountain living to its fullest. Incorporating traditional leathers, hair on hide, wool, and chunky knits in fabrics and upholstery brought together a “collected” look. This combination of earthborn materials with varying levels of texture makes this home one of my favorites. It is easy comfort set in a mountain landscape—the perfect place to unwind from city life.

There is a feeling you get when you set foot on historic grounds... a timelessness, a permanence that anchors you in our fast-paced society. It has a calming effect—you naturally slow down to fully enjoy and appreciate the moment. By using real, enduring materials in our designs, we establish spaces to reflect lessons learned from our experiences in landscapes: not to set a trend, but to try and transcend it; a space to relax in, to gather, to create memories, and to enjoy for years to come.

IT’S A SITUATION NOBODY WANTS: You finally land a contract on the home of your dreams, but after you go to closing and move in, you slowly realize there are problems. Big problems. Expensive problems. And the worst part? Many of these problems are ones you might have been able to catch before closing— if you had known to look for them.

When you’re in the market to buy, either now or in the future, you should have a real estate agent and a professional inspector help you identify the following major issues. Any one of them could land you in an unfortunate but all-too-possible scenario.

Captain’s Houses in Centreville, Maryland on the Corsica River.

BY DYLAN ROCHE BUYER BEWARE

TEN THINGS TO LOOK FOR WHEN BUYING A HOME

6. TREES

8. EASEMENTS AND PERMITS

9. EROSION

10. LOCAL NORMS

Finally, consider whether a home is typical of the community or not. This is an area where a real estate agent can offer insight. Orso says houses that don’t fit what people normally look for in a certain area can prove hard to sell later. Unusual floorplans or architectural styles might make the home unappealing to buyers who have certain expectations.

Even if this seems like the perfect house for you, look at the property’s sale history to see how it has fared on the market in the past. David Orso of Berkshire Hathaway HomeServices PenFed Realty explains that when it comes to salability, history tends to repeat itself. “If a home had a really hard time selling ten years ago, you should pause and ask yourself why,” he explains. “Probably the exact same problems are still there.”

Erosion can be a problem for any kind of waterfront property or even on properties that sit on high hills. This can cause even well-built structures to be compromised after years of erosion, Kappel explains. “People focus on structure, but then they realize water is eroding the land away,” he says. “If a house is built very close to a steep slope and the slope is not stable, you have to bring a civil engineer who has to assess it.” Fixing erosion can become extremely expensive, costing you tens of thousands of dollars.

Mold is not always visible to the naked eye. Mold spots can be covered up with paint, but that doesn’t make the growth go away. For this reason, Cadwell encourages prospective homebuyers to request a mold test when they get an inspection. Mold means there’s water intrusion in the house somewhere. “Mold and water go hand in hand,” Cadwell says. If there’s mold in the house, you need to address the primary cause before implementing any remediation.

Cadwell also encourages looking at service contracts to see how often appliances have been checked and serviced. As with your car, your home appliances will have a longer lifespan if they get regular care.

Vol. 13, No. 5 2022 81

If an oil tank is buried underneath a yard, you would have no way of knowing unless you had an inspection done. “You’re not supposed to have underground oil tanks anymore because they contaminate the soil,” says Cadwell. “They have to be above ground.” Once you close on a house, digging up that underground oil tank and moving it above ground becomes your responsibility.

Real estate agents agree: easements and permits can cause a lot of trouble for you if you don’t ask a title company to do the due diligence for you. Easements will let you know exactly where your property lines are and specify who is allowed to access your property. For example, if you have an electrical pole in your yard, then utility workers will need to access it, and an easement grants them permission to do so.

2. OLD APPLIANCES

Similarly, permits give specific guidelines for everything from renovations to swimming pools to the dock that extends off your waterfront. If you buy a property with anything that was built in violation of one or more permits, it becomes your responsibility to fix it once you own the property—even if you were not the one who contracted the original project to be built.

A proper inspection will reveal whether a house—even one that looks fine to the untrained eye—has structural issues. Steven Arce of the Mr. Waterfront Team of Long & Foster Real Estate says an uneven foundation can cause the walls of the house to crack or shift through the years. This not only causes damage to the home; it can even create a potentially dangerous living situation.

Cadwell says many people waive a radon check to lower the price of their inspection, but this is something she discourages. Radon is dangerous to live with. Although there are ways to fix the problem, it can be expensive. In some cases, radon remediation can cost up to $3,000!

3. STRUCTURAL ISSUES

5. RADON

Even if the appliances work perfectly fine when you move in, how long are they likely to last? Constance Cadwell with Coldwell Banker Realty says appliances pushing their maximum number of years could rack up a steep bill for you after you purchase the home. A new fridge or washing machine might seem expensive at a few hundred dollars— which is at the low end. “Sometimes, HVAC can be anywhere from $12,000 to $15,000 to replace,” Cadwell says. “An inspector would say the lifespan is about ten years. You can always ask the sellers about the age of the appliances.”

Radon is a dangerous air pollutant cited as the second leading cause of lung cancer after smoking. It’s caused by the breakdown of uranium in the soil, and could be in the environment around your home. Communities all over the country can be affected.

Trees look beautiful but don’t assume that everything growing on your property is healthy. If you have a 150-year-old oak hovering over your house, you could be looking at damage or even injury from falling limbs. Brad Kappel of Sotheby’s International Realty notes that removing a dead oak could cost $10,000—and that’s just for one tree. If a property has more than one tree that needs to come down, you could be looking at $20,000 or $30,000.

OnWaterthe Fall Regatta Weather!

Its fall and bay breezes are a-blowin’ just in time for the Fall Regatta Season. Our city’s Yacht and Sailing clubs host many seminal national regattas with sailors coming from all over the country to participate.

Some highlights are The Annapolis Classic Wooden Sailboat Race and Rendezvous on September 11 and 12. Stay tuned for the J-30 North American Championship regatta on September 23 through 25 hosted by the Eastport Yacht Club. Another lively race is the 3-2-1 Invitational Regatta on September 22-25 hosted by the Annapolis Yacht Club.
