PUBLISHERS’ LETTER Welcome to the July issue of Annapolis Home Magazine! We are glad to share the work of some of the most creative professionals working today in Annapolis and the D.C. region. Inside these pages, you’ll find a story about a heart-centered home representing a fresh start for a newly married couple, a historic garden created by the landscape architect pioneers who spearheaded “The New American Garden,” and a modern beach house designed with the contours of the land and prevailing winds in mind.

We would like to devote the rest of our letter to Lisa Publicover, a talented and beloved interior designer who passed away from cancer this month. We first met Lisa through the Annapolis Design District, where she was an active member. Later, Robert spent extensive time with her, planning her website. Her office was next Lisa Publicover door to Annapolis Home, so we often saw Lisa and heard about various projects she was working on. Lisa was a great colorist, so we were always delighted when we could feature her work in Annapolis Home. Architects, builders, and kitchen designers loved working with her because of her gifts as a designer, her reliability, and her kindness. When she learned she had cancer several years ago, she and Robert had something in common, and they were able to share stories about the toil of chemotherapy. We cheered when she went into remission, only to learn months later that her cancer had returned. At that point, Lisa had mostly retired from interior design and was looking forward to spending time with her new grandchild. We are happy that after closing her studio, she was able to spend more time with her family and her grandchildren. We will miss Lisa’s presence. At the same time, we honor her for all she contributed to design in Annapolis and far beyond, including her many contributions to Annapolis Home.

Spring, summer, or fall is a great time to visit Mount Vernon, the home of George and Martha Washington. While the house was still closed when I visited recently, the gardens are now open to the public. You can walk the entire property, which has spectacular views of the Potomac. Mount Vernon is a lesson in the 18th-century life of a solider, wealthy entrepreneur, and the first president of the United States. It is also a tragic story of enslaved people—Washington had over 300—and Mount Vernon has made serious attempts to acknowledge that history. Mount Vernon is one of the most significant historical sites and museums in the U.S. and a critical resource for scholars and the public alike. Plus, it is less than 50 miles from Annapolis—a perfect day trip!

hile traditional architecture continues to dominate the residential landscape in Bethany and other area beaches, modern aesthetics are finding their place among more classic-style homes. For much of their marriage, this Washington, D.C.-based couple searched for the perfect spot for their vacation beach house—one where they could host family and friends and revel in the outdoor lifestyle they both deeply appreciate. They thought they’d found it in a Cape Cod-style cottage fronting a canal on Bethany Beach’s bayside. One summer night about five years ago, while at their Bethany beach house, their dear friends' house caught on fire next-door. Devastated, the displaced owners chose to start over elsewhere. But before the displaced family put their property on the market, they asked their good neighbors, who had come to their rescue the night of the fire, if they’d like to buy it. The couple debated for two years. Eventually, they said yes. Now, they’re so glad they did. As it turned out, the horrific event had a bright side. In a bold leap forward, they built a spectacular get-away house in its place with the help of architect Mark McInturff.

INSIDERS’ KNOWLEDGE INFORMED DESIGN McInturff feels fortunate to have worked with the family to build this special house. The husband, a well-reputed home builder in the D.C. area, understood the complexities behind the effortless grace exuded by a handsome and well-crafted home. And, because the clients had spent countless hours in their friends’ home, they shared an intimate knowledge of how to best showcase the landscape’s natural elements. “They knew everything about how the land was going to behave. They knew where the sun was, where the wind was,” McInturff observes. This pre-existing knowledge allowed them to make informed decisions, like where to position the pool. Many people would have built the pool in the back of the home overlooking the bay, for privacy and water views. But this couple had a different plan.

Putting the pool in the front, the owners realized, would allow them to enjoy a wonderful afternoon breeze and welcome poolside shade after a hot day at the beach. And because it’s tucked behind a privacy wall in a courtyard of sorts, the pool isn’t visible from the road. Had the homeowners built the pool in the back of the house, poolside loungers would get scorched by the afternoon sun. They might also disturb the serene vibe on the back deck, where they enjoy ospreys, eagles and the estuary’s infinite life forms. Fortunately, the home’s well-positioned expansive windows allow someone to be in the pool and see straight through to the water views on the other side of the home.


At dusk, a window wall reveals intriguing land masses and estuaries where a heron or egret may settle in for the night.

DESIGNED TO SHOWCASE NATURE’S GLORY Together, several features of the home’s modern design frame the surrounding nature: clean lines, an open floor plan, ample windows, and outdoor views on all four levels—including a rooftop deck that affords breathtaking, panoramic visibility. “People want houses that are open and light-filled. It’s hard to do that in a saltbox,” McInturff observes. While traditional architecture continues to dominate the residential landscape in Bethany and other area beaches, modern aesthetics are finding their place among more classic-style homes. This unique residence intermingles elements of both. Its traditional vernacular shape fits in well with the other homes in the neighborhood. But, as McInturff points out, the roof ’s classic gables bookend a very modern middle.

“The middle speaks to the way they want to live,” McInturff says. On the main floor, the maximally open design creates an exceptionally airy feel. But the living area’s intentionally minimalist appearance doesn’t spill over into the austere, thanks to subtle “warming” touches like a wood ceiling. Other home details add intrigue and depth to the overall aesthetic: cedar shingles, black windows juxtaposed against white siding, exterior spiral stairs, and stainless cable deck rails, to name a few. Another deliberate design decision was to direct all external views toward the natural landscape. “From the inside, you can’t see another house,” McInturff says.

What you do see from the home, which fronts a canal, is a view of the inland waterways, namely Beach Cove and the Indian River, as well as the ocean’s horizon. McInturff believes it offers the best of both worlds: water views, but with more depth than if you were simply staring out onto the ocean. “Here, there’s no ‘black hole’ syndrome at night, where it goes dark, and that’s it,” he says. The couple regularly indulges in the simple pleasure of gazing upon the water views. She delights in the gentle rocking of their oldfashioned rowboat at the water’s edge. They both gauge the wind with regularity: she’s checking to see if conditions are right for a row; he, for a bike ride. If not, they can always choose to stay at home and enjoy nature from one of several vantage points—inside or outside the house, in front or in back. THE PROJECT Logistics are often difficult for an in-town build, but navigating the site requirements on this new waterfront home on Spa Creek was particularly challenging. Extensive tree protection preceded carefully staged site work, with tight lot lines and a pool overlooking the water. The house captures downtown views, with its clad windows and doors open to decks and terraces at the water’s edge. The exterior features natural cedar roof shingles and woven corner fiber cement siding. The interior takes on a decidedly modern feel with brushed white oak floors, stone fireplace surround, and a chef ’s kitchen with exotic stone countertops. Extensive interior millwork is complemented by the feature staircase with wrought iron detailing.

THE PROJECT It was over a decade ago that I was contacted by a couple who purchased a home in downtown Annapolis built in 1850. I was referred to them by their neighbors next door to a home they just sold prior to moving in to their new historic property. We instantly collaborated on the massive challenge that laid ahead to rework this home while preserving the charm and unique feel of the property. Over the next dozen years we accomplished a great whole house renovation agreeing to tackle the project in pieces to enable them to live in the house during this process. Some of the renovations were roof to foundation. Some of these hallmarks were adding copper roofing and gutters, a bathroom, renovating an existing bathroom, replacing doors, windows and siding, entrance decks, reworking electrical and HVAC systems culminating in this new minimalist Scandinavian style kitchen.

DIZEBBA & SONS Gaetano “Guy” DiZebba has been schooled in the fine art of home building since he could hold a trowel. His grandfather descends from a long line of Old-World bricklayers who immigrated to America from Italy in 1914. In 1938 he brought his two sons into the fold and founded DiZebba and Sons. Guy’s father and uncles taught him everything they knew, especially the masonry arts. His older brother, Fioravante, specialized in artisan woodworking. This story is not just about a dramatic waterfront renovation. It is also about the creation of a home where emotions take on visible forms, with love of family expressed through its architecture, building and design. Here’s how it began. Lily and Joe Vallario, recently married, each have three children from previous marriages. The home they hoped to purchase had to be big enough to not only house but also embrace both families, including six young adults. Each child would have their own room thoughtfully decorated. They envisioned a kitchen big enough for all to gather for family breakfasts and a great room generous and welcoming .

Their initial hunt for a special piece of land to build upon led them to a home upon a quiet knoll at the end of Cove Road on South River. The moment Lily opened the door, her heart soared, “I just love it! It’s ugly. We can create it however we want. I saw it immediately.” Hidden behind the entrance were two completely separate homes—two staircases, kitchens, living spaces. It was dark with lots of little windows and closed off rooms. For most, this may have been a deterrence, but not for the Vallarios. They saw an opportunity to fuse two homes into one. The two homes mirrored, in a sense, their unique solitary journeys. Its renovation pointed towards transformation, good times, and spectacular views.

of lights within the great room. The cathedral ceilings, studded with dimmable recessed lights, elicit a feeling of lounging under the stars. The interplay of light throughout reflects the different moods of the day, generating a harmonious rhythm between nature and home.

With 180 degrees of waterfront, the first step was to capture the natural light and sweeping water vistas. Removing the secondfloor master bedroom entirely, as well as several interior walls, and replacing myriad windows with three walls of glass, instantly opened-up the home, breathing in new life. “The most exciting and ambitious part was taking the second floor out and seeing the light,” says Joe. This one change required substantial structural engineering to support the steep rooflines necessary for a grand cathedral ceiling.

Lily’s oldest, Sophia Chedrauy, remarks, “Everyone enjoys being here. It’s beautiful. It could have been a ‘Look and don’t touch house’,” instead it’s welcoming and livable.” The kitchen and family rooms particularly illustrate this design style.

Lily’s aesthetic is defined by a clean, minimalist design woven with rich earth tones and textures, which she refers to as “Warm Contemporary.” Her collection of luxurious, elegant furnishings in room after room reflects what is important to her—inviting a feeling of comfort, beauty, and stability.

Fit for a serious chef with Viking stove, Thermador wine cooler and granite island, this kitchen rivals any decorator showcase. At Compass Stone and Tile Studio in Annapolis, she found a stunning backsplash that shimmers with velvety chocolate and caramel swirl tiles. When the light is just right, they come alive and glisten, contrasting dramatically with dark wood cabinetry and chandeliers crafted of glass and chrome.


The chef-worthy stove and generous island are not surprising. Lily Vallario owned restaurants in Colombia, before coming to the United States.

The family room is appointed with sleek custom cabinetry that, crafted by Geoffrey Neuman, frames perfectly the portrait gas fireplace enhanced by Saul Lopez’ marble-like porcelain surround. The mahogany beams’ simple lines and the creamy, beige leather couch fuse sophistication with comfort.

Because the whole first floor of the home is flooded with light, the kitchen tile changes colors as the sun moves across the sky.

Equally important to the project was the exterior. When Lily contacted Spire Architecture to help with this phase, they had no idea of the adventure ahead. The couple gave Spire creative carte blanche. “They shared a few ideas and trusted us,” says Spire partner Craig Martin. With the modern contemporary focus and a desire to give as much attention to the street side as the waterfront, Spire presented a dramatic design. Their renderings revealed a cathedral-like portico that spanned two stories. “We suggested a stucco and stone exterior trimmed with dark brown oversized fascia boards to frame the home and hid the down spouts to create clean lines,” explains Rick McCallum from Spire. The dark trim rises up from the ground tracing the gable roof lines.

A waterfront deck wraps around most of the house; this end is devoted to casual entertaining.

Builder Albert Procopio of Procopio Family Homes notes that hiding the gutters was challenging. “The house has no exposed gutters, we had to figure out how to get the water off the roof,” he says. Just as the architects wished, he solved the problem by hiding them within the roof and inside the exterior walls. Another stand-out feature is the custom front door, which measures 4’ x 8’ and pivots in either direction, he explains. The grand portico framing the door is composed of tongue and groove Ipe, an exotic Brazilian hardwood. The mahogany and glass portico invites you to enter the home. “It stands out like a jewel box on the point,” explains Kurt Shepard, referring to the dramatic crest of land overlooking the river and South River Bridge. The family affectionately calls their home Cove, a name that references its physical location and more. In a nautical sense, a cove is formed by land masses that enclose a sheltered bay, a circle of calm in which to anchor. Cove’s soaring dome-like space and flowing interior reveal uplifting design, the heartcentered home envisioned by Lily and Joe. Situated on a cove and grounded in family, here is a haven beyond troubled waters. AH

Planted beyond fence: Miscanthus and Sedum Autumn Joy Vegetable Garden: Lettuces and tomatoes

Hidden away near Annapolis, Maryland, this property designed by Wolfgang Oehme and James van Sweden is historically significant. Conceived in the 1980s, it is one of their first large projects to integrate meadow grasses and native perennials into the pristine lawnscape. Revisiting the garden in 2020 reveals a thriving ecosystem and much wider acceptance of landscapes that merge the natural and the cultivated.

in the mid-1970s, even advocating the elimination of the lawn itself. Though our manicured plots persist, the Annapolis-area garden was one of the larger properties on the Chesapeake Bay that exemplified Oehme and van Sweden’s avant-garde approach. Marc Cathey, Director of the National Arboretum, referred to it as “The New American Garden” when describing a garden they created for the Arboretum in 1981.

Eric Groft FASLA, mentored by Oehme, helped to install the Annapolis garden when he joined the firm in 1986. “It was an important garden; it turned heads,” he recalls. Still at work on the garden 40 years later, he notes, “We just added a major collection of different day lilies.”

Landscape architecture is a continuum, with each generation building upon the shoulders of the last. Mien Ruys, a landscape architect in Amsterdam whom van Sweden admired, used native grasses freely in her projects. However, this garden marks the time when landscape architects began to use native plants and sweeping grasses ornamentally for commissions on the Chesapeake Bay, explains Groft, now vice president of OEHME, VAN SWEDEN | OvS.

He places the garden in context. “The suburban home had an ocean of lawn, a ring of impatiens around a ring of boxwoods around the house, and maybe a juniper at each corner for symmetry or balance. Wolfgang ripped all of that out.” Oehme was fervent about his beliefs. A client once complained to him that a garden he designed was “taking over.” In a 2009 interview with the Cultural Landscape Foundation, van Sweden said that he told the client to “move the house.” Oehme, who immigrated here from Germany and lived in the Baltimore area, and van Sweden, who studied Dutch landscape techniques while attending Delft University of

Technology in the Netherlands, joined forces to incorporate Oehme, van Sweden and Associates in 1977. They shared a renegade streak; the blue jean-clad pair would roam forests and fields, and do almost anything to obtain a particular plant. It seems that in this profession, obsession is not unusual. For example, swaying wheat-like along the riverfront is feather reed grass Calamagrostis x acutaflora, a species van Sweden’s mentor Karl Foerster discovered. “The story goes that when Foerster was on a train to Denmark, he saw Calamagrostis growing along the railroad tracks. And he pulled the chain and stopped the train and got out and pulled out the grass

Over 10,000 daffodils were planted; as they die down in the spring, the black-eyed Susans spring up at the same height, masking their demise. As the seasons progress, the palette shifts, weathers gracefully, dies back, and renews. William Blake wrote, “Exuberance is beauty.” Oehme and van Sweden would agree. Their gardens stir the heart; painters such as abstract expressionist Helen Frankenthaler, who let paint take control of the canvas, informed their style. They planted wild yet mindful tapestries that, when seen from a window, might emit “the luminosity and glow of Vermeer’s landscapes,” said van Sweden, who created terraces based on some of the floors in Johannes Vermeer’s 17th century paintings. Yet, landscape architects do much more than plant pretty gardens, cautions Groft. He is right. You could say that landscape architects are an unusual hybrid: a cross between horticulturist, architect, sculptor and sometimes, visionary. For the Annapolis property, Oehme and van Sweden composed with grasses, bulbs, and perennials, sensitive to movement, positive and negative space, form, scale, the wind itself, and light. “Light for me is a great inspiration and very important in the landscape. I love the idea that a garden is like stained glass, that when you see the sun behind the planting, it lights it up,” said van Sweden in the Cultural Landscape Foundation interview.

Everyone’s using it,” van Sweden recounts in the interview transcript for The Cultural Landscape Foundation in 2009. “It’s sterile, so it doesn’t seed itself all over the place. You plant it, and it gets bigger and bigger, but doesn’t spread as some grasses do,” Groft notes. Then there is the story of the black-eyed susans. Though ubiquitous in our residential gardens today, there was a time when you could not go to a nursery and simply buy 15. “American natives were not being propagated here. That kind of component was not part of the planting scene until the 1970s. Wolfgang changed this; he was smuggling black-eyed susans into the country,” says Groft. Oehme and van Sweden eschewed “pretty pretty,” and instead designed even the smallest spaces with large specimens, powerful masses of color and textures, with all four seasons in mind. For the Annapolis garden, they planted by the dozen, with hundreds in 72

Unfortunately, his own Georgetown garden has vanished and only a few vintage projects by Oehme and van Sweden remain. Commercial gardens may be protected; however, private gardens, by their nature, are fragile and prone to vanish. This is not the case here. Forty years later, OvS is expanding upon this verdant garden, and designs many others with grasses and natives, ensuring that its legacy does not fade with the seasons. AH

After interviewing landscape architect Eric Groft for an article in this issue, I thought I would share his wisdom for creating an amazing garden. You know what I mean—the kind you drive by and know that a true professional was involved. “No onesies or twosies,” he says. “Plant in a group of five to fifteen.” I think I get it now! Plant in masses! Or, better yet, stagger them a bit so they will flower in “drifts.” Fifty plants are certainly better than five if I do say so myself.

As I turn to my own garden, I notice my neighbor Lloyd Gleason, a paramedic, has quietly out-planted me. I watched him put in a few coneflowers about five years ago. Now, his garden is expanding and exploding with these easy, colorful perennials. They truly do spread. (I wish they would spread over to mine!) My own black-eyed susans have done much the same thing. I started with three plants two years ago. Now, I can hardly see the ground as more than 30 of them are about to blossom! This will be my first “mass planting.” For an editor in high-heels, nothing could be more exciting than, of course, another pair of awesome shoes. Let me share my most recent acquisition: a lemon suede low-heel with a casual ribbon by 80

Luxury Real Estate DURING A PANDEMIC

We asked two prominent real estate experts to give us their perspective on the current luxury residential market. Brad Kappel explains the forces driving the current market, and Katherine Davis identifies home features that buyers most often seek today.

The local luxury real estate market is at a 15-year high as it relates to contract volume. Days on market has fallen to less than 30 days for properties listed over $1M. As of July 1, 2020, there are currently 74 properties priced over $1M that are under contract. The inventory levels for luxury properties are at an all-time low! Thus, we are now seeing an unprecedented sellers’ market.

There has never been a time when the quality of home life has been more important. The luxury market has been fantastic, with buyers seeking refuge from highly populated areas. Privacy, larger lots, upscale pools, outdoor kitchens, hardscapes, and multifunctional office workspace are the must-haves for today’s luxury buyers. AH

Three main factors appear to be driving buyers to buy right now.

1. There is a maximum exodus from urban environments since the COVID hit us. People who needed to live close to the office in the city are now working from home. They look to areas like Annapolis, where their money goes farther, and they can have an outdoor lifestyle and have more social distance. 2. After spending eight to ten weeks stuck in their current home, many people realized that it did not suit their needs and determined that they were ready to look for a better home. 3. Interest rates are at a record low, sub-3%. When money is cheap, buyers can increase their budget and get more house for their money. The inventory isn’t expected to rebound anytime soon, and the rates are also expected to remain low. So this is not only a great time to sell and obtain top dollar for you home; it is also a good time to buy and lock in a low mortgage rate if you can find what you’re looking for. 82

Pizza with Pizazz!

BY CHRISTINE FILLAT After months of home cooking, carry-out meals, and the occasional parking lot tailgate extravaganza, we are happy to be able to visit restaurants again. We can finally go out, be social, but distanced, and enjoy al fresco dining in new and inventive locations. La Posta in Severna Park now offers outdoor dining on picnic tables in a grassy area alongside the restaurant, shaded by broadleaved trees. Having Route 2 and Route 648 close at hand is not an issue, noise-wise. The atmosphere is breezy and pleasant. This is Little Italy in Severna Park. The menu is extensive, so you can get whatever dish in the Italian repertoire your heart desires. But for us, on this night, pizza from the wood-burning oven is what we have a craving for. The restaurant surprised us with a dish of the bruschetta—gratis! Crusty bread with a garlicky tomato, basil, and parmesan topping is really very good, served with a smattering of arugula. This is something I dream about: a perfect bite to have while waiting for the pizza. A salad with strawberries and fried goat cheese is generous with arugula, plenty for sharing. The flavors are tangy on their own, and for some reason, they didn’t work for me this night. There was an overload of arugula. Save this salad for a meal when you crave a salad and entree dinner. Eggplant Parmigiana is filled with ricotta and spinach and a marinara sauce. This appetizer selection could be considered for an entrée; it is that filling and satisfying. But, to the reason for the evening: PIZZA. The great thing about pizza is that you don’t have to do a whole lot to it when all the components are of high quality. Fresh is most important. Flavors are amplified with the heat from the oven, and at La Posta, the Italian-made brick oven hits a searing 900 degrees. When the crust 84

is made well, and the sauce is of the right kind of tomatoes, pizza heaven is close at hand. On the server’s recommendation, we order the Burrata and Speck pizza. With tomato sauce, mozzarella, creamy, melty burrata, and smoky speck, this combination of flavors is delightful. The sauce is very good, made with San Marzano tomatoes. The crust is chewy and not too thin, not too thick. Just right. This flavor combination elevates the cheese pizza to new elegant heights. The Pizza Bianca is made with mozzarella, Scamorza cheese, sausage, and broccoli rabe. The cheeses mellow the sharp flavors of the broccoli rabe; the sausage gives the pizza body. This is a bold pizza with not-so-subtle, strong flavors. We like it; just be prepared for the rabe kick. For dessert, we opt for gelato: salted caramel and vanilla. The gelato is very good and a fine ending to this meal. La Posta is located in the old Severna Park post office. Although we appreciate the vintage mailbox stand that now doubles as a hostess stand, you may feel, as we do, that the interior could use a bit more design inspiration and imagination. A casual, quality restaurant, La Posta is popular with the Severna Park crowd. On the weeknight we visited, all the outdoor tables were filled. And there is good reason for this popularity. AH

The first national memorial to victims of lynching in the U.S., The Memorial for Peace and Justice sits on six acres of land in Montgomery, Alabama. Suspended in the open pavilion structure are eight hundred heavy rectangular blocks made of Corten steel that represent the counties in the United States where lynching was an instrument of racial terror. Each suspended block, echoing a hanging, is engraved with the names of victims who were killed. The Equal Justice Initiative, in partnership with the MASS design group, conceived the memorial as a “space for truth-telling, hope, healing, and reconciliation.” This powerful, effective memorial inspired one architecture critic to name it the “single greatest work of American architecture of the 21st century.” To learn more about the project and how you can visit, see museumandmemorial.eji.org.
