Waterfront design requires its own kind of attention. The water shapes the geography and spirit of a place. The water is a fierce force of nature or a serene, glorious surface across which the mind’s eye can gaze.

Contributing Writers Christine Fillat Tom Levine Scott Sowers

We feature in this issue of Annapolis Home three types of waterfront design—one by an architect, another by a builder and interior designer, and the third by a landscape designer. We selected these projects because they demonstrate something distinct about design for waterfront living.

The new Whitney Museum of American Art is now open in the meatpacking district of NYC. An art museum offers an architect a rare opportunity to design a signature building. Genoa-born, Paris-based architect Renzo Piano was selected for the design, and he has aimed to create an architectural monument with strong and distinct forms. To compliment the building’s linear façade, he also designed a limited edition bag for the brand Max Mara. Piano says his aim was to “apply one of the most characteristic elements of the museum project—the façade—to the bag: hence the idea of the modular strips enveloping the exterior.” For more information on the Whitney, including visitation days and hours, visit whitney.org.

Enchanted Cottage on Brewer

Creek

By Scott Sowers Photography by Steven Whitsitt Vol. 6, No. 4 2015 23

This waterfront design story starts with a low-key cottage in a rolling community called The Downs in Annapolis. The problem? A leaky swimming pool the homeowners wanted to fill in and replace with a garden. It ends with a leafy oasis secreted away behind the home, composed of a graceful pool, an outdoor kitchen, and dining spaces. A screened-in three-season porch with sumptuous couches, fireplace, and flat screen TV crowns the ensemble. “When Hal, the owner of Quayle & Company came back from talking to the client he said they were interested in filling in the swimming pool,” says Doug Richard, production manager for Quayle, an award-winning design build firm based in Severna Park. “Hal told the clients that since the house was on the water, if they filled in the pool, they would never be able to put in another one. It would be a real tough sell with the county.” The home’s owners Alan and Sherryl Fletcher moved to Annapolis from Ann Arbor, Michigan, in 1995. Alan is a financial entrepreneur and Sherryl works in college admissions. They bought their house in The Downs, which backs up onto Brewer Creek, in 2007 and finished raising their two sons there. The kids made good use of the pool in question, despite the leak. “Our sons loved it, when they were living here,” says Sherryl, “but the pool always felt disconnected from the lower level of the house and then it started to leak.”

As the design team began to diagnose the pool, the homeowners guided them toward another problem child in the backyard. “We had a detached gazebo that you had to walk down the hill to get to,” notes Sherryl, “plus the lower level of the house was very damp and dark.” Creative ideas began to flow back and forth, for problems such as these are Hal Quayle’s specialty. A grand plan started to emerge that would save the pool, integrate it with the rest of the home, and create a series of interlocking outdoor spaces on both upper and lower floors. The project kicked off in September 2013. The gazebo was removed along with an existing deck, and the pool was drained and repairs began. Excavators moved in and re-graded the back yard, which opened things up for an outdoor kitchen, bar, and seating area that connects to the home’s basement level. The kitchen was outfitted with concrete countertops, stainless steel cabinetry from Danver, and a jumbo-sized grill from Lynx. A knee-wall sculpted from natural Carderock stone borders the new patio. The space is nestled under the mature tree canopy that surrounds the house. Flagstone pavers lend a rustic woodsy feel. A screened-in porch that functions as a three-season family room and connects to the home’s living room was added on top of the outdoor kitchen. There is a gas fireplace, flat screen TV, comfortable seating, and a table for casual

dining. Flooring in the porch and the rest of the decking features ipe, an extremely dense and durable exotic hardwood sourced from American Cedar & Millwork in Millersville. What makes this decking particularly stunning is that all hardware is invisible, so the deck looks virtually seamless, with no intrusive screws or metal. Cable railing allows clean sight lines to the water and adds a dash of contemporary feel to the shingle-clad, cottage-style abode. Rough-hewn stone leads down the hill a few steps to a tram that carries visitors through the woods to the dock below. There are two more outdoor seating areas, one at ground level and another above that opens into the home’s main dining room. Thoughtful re-grading and additional stone retaining walls lead guests through a much-improved connection to the troublesome swimming pool. Construction on the project lasted until May 2014 and it’s now finally complete. There were a few challenges along the way, including some things that nobody could do anything about. “The biggest thing was the weather,” says Richard, “that, and the tongue and groove ipe floor was very unforgiving.” During the design process, the pool required two attempts to fix the leak, and the outdoor grill changed locations as the team collaborated on different layout possibilities. “We were sitting back, and trying to be patient as the space evolved,” says Sherryl.

The once-leaky pool is revived and accentuated by a two-tiered stone terrace.

Stone pavers and wall have muted hues, foreground forest and creek.

Vol. 6, No. 4 2015 25

The stone patio continues to an outdoor kitchen tucked beneath the upper deck.

26

Annapolis Home

The production manager’s favorite part of the project is the outdoor kitchen, a big surprise at first sight, and the working relationship he enjoyed with the owners. “The Fletchers were great,” Richard says. “Everybody was on the same team. It was very collaborative.” For Sherryl Fletcher, it’s all about the peaceful views. “My favorite spot is the outdoor dining area overlooking the pool,” she says. “Between that and the screened-in porch the house has become much more flexible. You can sit outside, read a book, and still be part of what’s going on outside.”

A screened-in porch has been enlarged into three-season great room.

Much goes on out of doors and the best part is that you would not really know it. The front of the cottage is alluring, giving just a hint of hidden riches: twin stone walkways carry visitors around back and into some of the finest and most intimate waterfront living in Annapolis. What is special is this project’s scale. In a relatively small area, multiple spots for dining or enjoying a glass of wine while surrounded by nature beckon. One cannot help but heed their call. Getaway On Assawoman Bay

Annapolis Home

Every home-to-be begins with a conversation. And, for a couple building a getaway in Dewey Beach, Delaware, it was: “Should we even buy this lot?” The homeowners were drawn to the graygreen waters and wild topography of Assawoman Bay, a tranquil lagoon with protected wetlands once traversed by the Algonquian Indians. According to The Place Names of Maryland, the two opening syllables (assa-) seem to be from either Algonquian acaw“across” or Algonquian asaw- “brown, yellow.” The “woman” portion of the word perhaps hints at a woman watching for a loved one’s return. The owners, who are involved in national politics, envisioned a gracious, shingle-inspired vacation home, about 4,000 square feet. Unfortunately, no one wanted to build this. The problem, explains builder Bruce Mears, was that the lot is shaped like a wedge of cheese. “The owners had other builders out to interview and they told them the lot was awkward and unbuildable,” he recalls. “I am accustomed to doing different things, though; that is when I am at my best.” Mears got the job and designed a three-story piling house that responds to the lot’s odd angles, yet, with its shingle-clad turret, gables, and steeply sloping roof, recalls an old-fashioned grand home on the Shore. Mears worked with Annapolis-based interior designer Gina Fitzsimmons, almost from the project’s beginning. Luckily, the two understood each other. “Gina and I had a symbiotic relationship immediately. Usually the interior designer shows up near the end of the job and disrupts everything,” says Mears. Fitzsimmons explains her method simply: “I designed around the water, lime green grasses, and sky.” Her training is just right: her artistry and love of marine biology helped her to discern the ecosystem’s diverse beauty and intelligence and channel this into the home. Its contours and décor have a sensible flow that seems to keep time with the earth’s rhythms. The cheese-wedge of a lot no one wanted to touch has been transformed. Windows in many shapes and sizes track weathers, moons, the sun across the sky. The kitchen and great room, located on the top floor, function as central gathering spaces with 180-degree views; smaller rooms branch out and beckon like quiet coves of color. In the great room, one finds the yellows, browns, greens, and blues of the tidal wetlands flowing calmly together, but there is something more: upon inspection, most of the furnishings in the space do not surpass a certain height.

Vol. 6, No. 4 2015 33

“The furnishings are approximately 30 inches or below, explains Fitzsimmons. “I wanted to encourage a linear horizon,” she says, noting that there is nothing overtly vertical to disrupt the view. What is most beautiful in the great room is a handmade rug by Fitzsimmons that is dyed and organically cured. “The rug is made from old oriental rugs patch worked together and dyed a teal green. Each patch takes the dye in a different fashion and creates a harmonious effect,” explains Fitzsimmons. The drapery panels were custom-made from a solid linen, top and bottom; a sheer fabric in the middle lets in light and gives shape to the Bay’s many breezes. These subtle colors and textiles are much more interesting than “neutrals,” or perhaps these are the very best kind of neutrals, for they induce a kind of special calm, encouraging mindfulness. This is true in the kitchen. White and sand tones dominate; the tile is playfully shaped liked pennies with a cheerful Blue Crab tile inset. In the master bedroom, the king size bed has a whitewashed frame

and inset of woven sea grass. The matelassé coverlet is washable with custom-made pillows in teal, lime, and charcoal. The oblong pillow in front subtly picks up the wavy theme, carried through into the master bath tile. The black iron headboard from the owners’ previous home was the foundation for one of the guest rooms. “Mulling over the black metal and thinking of how to put a beachy twist to the space was a little tricky till I found a shell pattern fabric, Robert Allen Cove Hollow, Black,” notes Fitzsimmons. The rest was easy. She chose Benjamin Moore Beach Glass for the wall color and added linen and black and white accents. The white coral lamps were from her shop Details of Design, as were all of the lamps, artwork, and accessories. The entry foyer on the second floor references fun and fishing. Fitzsimmons had Mears install batten boards with 18-inch spacing from the corner by the front door to around the wall in the family room. “This was to lead the visitor right around into the spectacular view,” says Fitzsimmons. The inventive wallpaper in

between has an aqua background with natural grasses woven over top. Two fretwork chairs have a weathered gray finish with teal seats. Textures, organic materials, and muted wetland hues make this home a restful place, a safe place. It may be that the home’s overall décor is communicative, rather than emotionally demanding. There is no need to dazzle with stimulating oranges, purples, and reds. Plenty exist in abundance outdoors, says Fitzsimmons, who, like a true artist, has created a home that listens to nature’s voice. A HIGH NOTE

ON THE SOUTH RIVER

By Tom Levine Photography by Marta Hansen 40

A piano-inspired roof infuses the home with a lyrical sensibility.

Vol. 6, No. 4 2015 41

The contours of ceiling and far wall sing back to the piano within.

Annapolis Home

When a Washington area couple Sandy and Bob Cohn decided to reside in Annapolis full time, they knew that their small, outdated weekend house on the South River was not going to serve them well. They wanted a home that spoke to their passions. Sandy is an avid cook, Bob an audiophile and lover of classical music, and they both have a taste for modern architecture. It was not surprising that they turned to Annapolis architect Marta Hansen to design their new house. On college breaks, Hansen realized she wanted to become an architect after jogging by a house in her family’s neighborhood. The house was modern and she liked it so much that she tracked down the architect. Rather audaciously, she called his office and soon found herself receiving a bit of face-to-face career counseling from Hugh Newell Jacobsen, one of America’s great modern architects. The house Hansen designed for the couple is modern in the best ways. It is straightforward and elegant, simple and unadorned,

essentially two rectangles capped with shed roofs. It takes its cues from the drama and beauty of its setting. The house sits on a point where Lake Hillsmere empties into the South River. The lot boasts a great view, a swath of sea grass edging a small cove that opens to a long, wide visual of the river. The design never tries to upstage its environment. The eave on the center section of the roof provides a hint of the owners’ passion for music. It is cantilevered, jutting out and curving back, echoing the line of the piano in the living room, the slope of the shed roof further emphasizing the visual metaphor. In fact, Hansen says, “the inspiration for the house was Bob’s love of music.” She nourished that inspiration by listening to classical music while drafting the design. She visualized the design in musical terms. Elements that repeat themselves (the open corners created by butt jointed glass, the row of built-in bookcases separated by the negative space of vertical windows) are a leitmotif. An undulating glass brick wall separates the kitchen from the front door. Hansen says it visually

The angled wall obliquely recalls a grand piano with raised lid.

“breaks the box,” the straight edged geometry of the structure, but she also hears it as a “melody in a structured piece of classical music.” The serpentine line also adds structural integrity to the wall. It would likely collapse under its own weight if it were straight. The glass bricks create a sense of drama for visitors entering the front door. You can see refracted light reflecting off the river, but you can’t see the river or the kitchen. The kitchen eschews stainless steel for a much cleaner look. Katherine Dashiell of Reico Kitchens in Annapolis understood that the homeowners “wanted the view to take precedence,” and her design reflects that in its clean modernism. Cabinet and drawer pulls provide the only hint of stainless steel. The refrigerator is faced in maple panels that match the cabinets. Glossy black marble counters, a smooth black cooktop, and an exhaust fan that disappears into the counter when not in use, keep the look uncluttered. A pair of rounded metal pendants designed in the 1950s by Danish designer Poul Henningsen adds curves and color to the room while not detracting from the view. For Sandy, who is an accomplished cook, the kitchen works not just as a place to craft meals but also to be inspired by the setting. With the long view across a broad stretch of the river, it is “the best place to watch the weather. Storms, rain, winds, and waves and snow.”

A great wall of glass, running the length of the room and soaring to the peak of the pitched ceiling, breaks down the separation between inside and out. Hansen explains that they used Loewen Windows on the waterfront side because they are made with Douglas Fir, which is stronger than the typical wood window made with Pine. “Because of the large window wall, we wanted this added strength so the wall would not flex in high winds,” she adds. The soaring glass of the house’s back wall bumps out to give some separateness to the kitchen. The interior glass brick wall, besides separating the kitchen from the front door, provides a counterpoint to the kitchen’s flat planes and sharp lines. The kitchen is largely open to the living room, a space that was designed for music. Acoustics were an important design consideration. Hansen saw the room as an amphitheater, a place from which Bob can serenade his wife from the grand piano. In a sense, the construction of a house is a bit like the creation of a piece of music. No matter how well it is composed by the architect, it will never work without an orchestra to “play” it. Lauer Construction of Annapolis, the general contractor, played this one beautifully. Because of their clean, simple, and unadorned lines,

good modern houses leave little room for error. In kitchen designer Dashiell’s words, the Lauer team is “always trying to do it the best way possible. They go above and beyond.” With Hansen’s well composed symphony, they gave the couple a house that celebrates the majesty of nature (the drama of the sky, the movement of the water), the soaring beauty of music, and the pleasure of a clean modern form that never tries to outshine its setting. From the 78-foot mast to the lithium batteries in the bilge, Gunboat 55 represents an assemblage of technology that was practically impossible to obtain twenty years ago. The enormous mainsail, 1,300 square feet of hightech fabric, has a computer-designed shape that can handle a much broader range of wind than old-fashioned Dacron sails.

BY KYMBERLY TAYLOR

H I G H C L A S S C AT:

You may see the new Gunboat 55 leisurely circumnavigating the world or ripping across the Chesapeake Bay. This luxury racing craft, built by Peter Johnstone, whose father and uncle designed the legendary J/24, is ideal for blue water voyages, sabbatical cruising, and day sailing with friends. It is sized so an experienced owner and family can sail and explore comfortably, without need for a large crew. It was recently on the Bay during the 2015 Boat of the Year trials and clocked in at over 20 knots (this is a terrifying speed). This feat, among others, ensured that the sleek cat won the 2015 award for the best domestic boat of the year, as well as the best multihull cruiser.

The 55, designed by Nigel Irens and manufactured in Wanchese, North Carolina, differs from its predecessors. Rather than several smaller spaces on the main deck divided by bulkheads, the Gunboat has one huge uninterrupted space from the mast to the aft crossbeam. There are two super yacht– style cabins, with the option to add a third. Italian interiors are hand finished and elegant, designed by Nauta Yachts. The hulls and 200-square-foot bridge are made of carbon fiber and epoxy to achieve the strength and stiffness necessary to haul two luxury staterooms with en suite bathrooms, plus amenities like a freshwater maker, a freezer, and a washer-dryer. The cabin top is covered with solar cells that help charge an 800-watt electrical system that powers computer navigation screens, electric winches, and a cranking marine audio system. Gunboats are exceptionally light and engineered to meet international racing standards. In fact, all unnecessary weight is engineered out of the structures. Yet it is as safe as any production hull cruising boat. Materials are primarily carbon and post cured epoxies. Gunboats are engineered to handle the rigors of the world’s oceans. Furniture is cored with honeycomb, electronic bus systems are used for electrics, tanks are built in, and much of the interior is finished by hand. All saves weight, which creates better performance. Stair The Sculptural

By Leo Wilson Photography courtesy of Hammond-Wilson

Almost every great building I’ve ever been in has a great stair. The stair can really set the tone for everything else that unfolds architecturally. There are many different approaches to designing a successful stair. Some are formal, others are sculptural, and still others are expressions of structure. What all of the best stairs have in common is that they simultaneously solve the technical problem of getting from one level to another while introducing a strong design element. The original stair of this lighthouseinspired home followed the rigid geometric form of the building. When we were designing the home’s renovation, we used the stair to change the overall character of the house. By introducing a fluid, sculptural stair—artfully crafted with a combination of materials including open metal handrails, stone, and finely finished wood—we created a richness that reinforces the new image of the house.

As an Annapolis-based architect since 1992, Leo Wilson seeks to design buildings that showcase the beauty of Chesapeake Bay. Growing up on the New Jersey shore with a passion for all things related to the water, he is also an avid sailor, windsurfer, kite boarder, fisherman, and surfer.

Extraordinary Properties

Living Large on The Shore This 4 million dollar home went under contract almost immediately, unlike many similarly priced waterfront estates. Why? 60

Annapolis Home

Most $4,000,000 and up homes in the Annapolis and Eastern Shore area require six months to years to sell. In Queen Anne County during the last two years, the average time for a multi-million dollar home on market was 145 days. The market for this type of property is obviously a very small one and often buyers come from out-oftown. This magnificent home on Kent Island Road in Stevensville departs from the norm of multi-million dollar homes for sale. Before it could barely get on the market, Carol Snyder, a top agent of luxury waterfront estates, already had a prospective buyer and contract and is looking toward a closing in late July. Snyder says she believes the home sold after just nine days on the market for several reasons. First of all, she emphasizes, it was priced appropriately for the marketplace. “This is always the key in a successful and quick sale,” she says. Second, Snyder says that the “extensive marketing that was conducted to showcase the property was relevant.” Finally, she adds: “Timing is everything! We did have two interested parties, but with the smaller buyer pool for this price-point that was a strong number to have in the initial phases of the listing.” This 14,000 square foot, traditional style home, designed by architect Jonathan Nehmer, sits on a grand piece of grassy land overlooking the Chesapeake Bay. It’s from this location that the homeowners can view all the many modes of the Bay and sky above. The home has it all. Among some of its features are seven bedroom suites, a full apartment above garage, chef ’s kitchen, butler’s kitchen and pantry, theater, game room, exercise room, screened porches, pool and hot tub, and a beautifully designed open-air pool house with kitchen and fireplace. Island Furniture in Chester, MD, designed the interior furnishings, which give each room a fine tailored look. This home is a prime example of an Eastern Shore estate and demonstrates how land, home, and water all become what we call Bay Living in its grandest style.

Straight Up on Dining Out

added jazz. On a completely different sphere of the universe rests the perogies, chosen because just how often does one get the opportunity to eat a perogi? These were nicely sautéed and served with onions, sour cream, and scallions. There are no new cuisine flourishes in these straight-up perogies: they are just like grandma used to make, and simply delicious.

The reason for this milieu of a dining experience is the owner, Chuck Soja. After a lifetime of working in other people’s restaurants, at such places as TGI Fridays, Adam’s Ribs, and Chartwell Country Club, he had a very good idea of what kind of restaurant he would like to own. He and his wife Jill opened Lures on Mother’s Day 2008, with a menu of comfort food. Five years ago, Soja brought in Chef Nick Ellick to be general manager and tweak the menu. The menu you see today is a combination of the comfort food Soja loves and the creations of a chef who has his finger on the pulse of global cuisine and all the options that involves.

Noting an oft-mentioned occurrence of rosemary on the entrée menu, I ordered the Rosemary Sirloin and Sweet Frites. This beautiful steak came with a pillow of rosemary and jalapeno bacon butter melting on top. Paired with charred Brussels sprouts and crunchy sweet potato fries, the sirloin was simply superior. There is a subtlety of flavors in the touch of bacon, the heat of the jalapeno, and the freshness of the rosemary.

For entrées, my dining partner enjoyed Lures’ mash-up of the Louisiana bayou and the Far East with Wild Caught Rockfish Panang. The fresh rockfish filet was blackened and pan fried Cajun style and served atop a sweet mound of sticky rice with a coconut lime curry sauce. The pairing is winning and delightful.

Appetizers speak to inventive combinations: House brined pickles with rosemary scented local peanuts; Hot Smoked Salmon; Chorizo Queso Dip; Jumbo Lump Crab and Scallop Ceviche. We chose the Tuna Tartar where bits of tomato, onion, jalapeno, and cilantro infiltrated a generous mound of diced tuna. A sriracha and sweet chili vinaigrette lent the dish sweet hot notes and a drizzle of wasabi

What’s Your Style?

There is a certain joy that accompanies a visit to an eating establishment where you know you will be well served. Lures of Crownsville is such a place. The parking lot is ample; the restaurant is large, open, and simply decorated. As you are seated, even early in the day, the place exudes an easy confidence as the lunch hour advances and the tables fill. The name Lures is many faceted. As a fisherperson would use a lure to tempt and capture a fish, so does Lures grab your attention with a large and mouth-watering menu. And so goes the clever ploy of the masterminds of Lures: they lure you in then entice you to come back again and again to try the many imaginative dishes on the menu. For it is impossible to eat every tastysounding selection in one sitting.

UNDERWATER DESIGN PROJECT

72

Our issue this month has been all about waterfront design; we thought it useful to provide an update on future deep sea design. There are several humble underwater hotels in the world, but none as fancy as the proposed Water Discus Hotel in the progressive capital of Dubai. This ambitious project is designed by Deep Ocean Technology, founded in 2010 in Gdynia, Poland, by a group of entrepreneurs working with scientists and engineers experienced in sea exploration technologies. This project, backed by BIG InvestConsult, is still in its conceptual phase and won the Luminatus 2015 Award for Innovation by monthly magazine Bloomberg Businessweek Polska. The hotel complex will sit upon five sturdy legs fixed to the seabed. There are two discs. One rises 5 to 7 meters above the sea and has a lobby, spa, restaurant, and special recreation area. The other is located 10 to 30 meters beneath the surface. It is composed of twenty-one hotel rooms adjacent to an underwater dive center and a bar. At first glance, it seems like several UFOs have touched down and are poised to party, with bar, sundecks, and lounges at the ready. Our planetary friends should feel right at home or at the very least amused. With special lighting, visitors can operate miniature underwater vehicles from inside and examine even the most microscopic underwater creatures using macro photography. At press time, ArabianBusiness. com reports that work on the hotel will begin “shortly, but no details are available regarding a construction timeline. For more information, go to deep-ocean-technology.com.
