South Lodge Old Luss Road, Cameron House Estate by Loch Lomond
www.clydeproperty.co.uk
A truly delightful detached lodge house which enjoys a peaceful situation, amidst private level gardens. This superb single storey gate house was traditionally built around 1880 from natural stone, has fabulous period detailing and a contrasting grey slate roof. This listed lodge is located just off the ‘closed off’ Old Luss Road and is positioned next to the rarely used rear entrance to Cameron House Hotel and grounds, lying within the conservation Loch Lomond National Park. There are level gardens surrounding the property which are mainly laid to lawn with peripheral trees and shrubs. The large level lawned area at the other side of the access road also forms part of the private gardens. The original sandstone walls, pillars and railings depict the boundary from Old Luss Road. This property has not been occupied for some time, is not habitable at present and does require a degree of upgrading and modernisation both internally and externally. There is obvious potential for extension or redevelopment, if relevant permissions are sought but when

refurbished will form a charming stone built home in a unique location. The floorplan within will give a better idea of size and layout, but a summary of the accommodation comprises: entrance vestibule, living room, kitchen, bathroom, bay windowed master bedroom plus further second double bedroom. From the rear of the house there is an external staircase giving access to the original basement cellar. As mentioned previously, the Old Luss Road is now closed off and is virtually traffic free. Although South Lodge benefits from a private and sheltered situation, all amenities and facilities within Balloch are only a few minutes away. There are numerous peaceful walks through the grounds of Cameron House Hotel and one can easily gain access along the banks of Loch Lomond. Loch Lomond shores are literally ‘just around the corner’ and a wider selection of amenities are easily accessible by car in approximately 10 minutes within Helensburgh. Loch Lomond offers an abundance of social and leisure amenities, whilst heading north on the A82, one can quickly access some of the best scenery and locations Scotland has to offer. A home report has been carried out by Messrs Allied Surveyors (Helensburgh) and is available to view or download on our website.
