Combining our team’s experience building reservoirs and dams with our ability to self-perform this critical infrastructure component allows our clients a greater measure of project predictability in what is typically an unpredictable environment.

ATLANTA WATER SUPPLY –BELLWOOD QUARRY

LOCATION Atlanta, Georgia

CLIENT City of Atlanta

Reeves Young provided the site work services to support the creation of a fivemile tunnel from the Chattahoochee River to the Bellwood Quarry. The tunnel sends 2.4 billion gallons of water to the quarry – enough to supply the city for 30 days. The tunnel also connects the quarry to the Hemphill Water Treatment Plant. Reeves Young’s scope included a 3,800 SF permanent soil nail wall, 3,500 SF modular block walls, and 48 16″ diameter auger cast piles varying in length from 29-38 ft. Site utilities included 1,300 LF of 36″ ductile iron pipe; 3,000 LF of waterline up to 8” in diameter; 1,500 LF of sanitary sewer; 3,700 LF of reinforced concrete pipe up to 24” in diameter & high-density polyethylene storm sewer. Scope also included pump station yard piping with 36”-48” ductile iron pipe and 140 LF of 84″ fiberglass reinforced epoxy pipe. Site finishes included 12,000 SY of asphalt paving; 12,700 SF of permeable concrete paving; 6,500 LF curb & gutter; 13,000 SF concrete flatwork and a rainwater harvesting pond.

CHATTANOOGA WET WEATHER COMBINED SEWER STORAGE FACILITY

LOCATION Chattanooga, Tennessee CLIENT City of Chattanooga

This highly complex project for the City of Chattanooga involved the construction of three 10 million gallon, pre-stressed, concrete storage tanks, one cast-inplace 40 MGD pump station including four 10 MGD submersible pumps, and one cast-in-place diversion structure incorporating an existing 84” gravity sewer, two carbon absorption odor control units, one electrical building including switchgear, VFDs, 600 KW standby generator, automatic transfer switch, restrooms, and HVAC units. The project also included construction of a cast-in-place valve and flow meter vault and two retaining walls. Installation of buried and above ground piping ranging in size from 8” to 54” diameter was also required on the site, including 680 LF of 36” diameter force main pipe, as well as micropiles for construction. Replacement of electrical gear at the existing Influent Relief Pump Station was also required. Modifications were also made to the existing West Bank Outfall, including demolition and a new metal weir box.

JOHNSON CREEK PUMP STATION

LOCATION

Lithonia, Georgia

CLIENT

DeKalb County Department of Watershed Management

Reeves Young provided construction services for this new, 10 MGD sewage pump station which also required an expedited schedule due to a consent order from the Georgia Natural Resources Environmental Protection Division. The project included placement of approximately 5,000 CY of cast-in-place concrete, rock excavation, and a 48” gravity sewer. Installed equipment included submersible pumps, slide gates, odor control system, and a 5-ton bridge crane.

LOCATION

Lithonia, Georgia

CLIENT DeKalb County Department of Watershed Management

This project was a fast-track design-build for a 10 MGD pump station. It included a 30-foot excavation in solid rock; 5,000 CY of cast-in-place concrete, 30,000 CY of rock excavation, and 3,000 LF of pipe. The project required work performed in multiple shifts, 24 hours a day, seven days a week. Equipment included submersible pumps, chopper pumps, slide gates, an odor control system, and a magnesium hydraulic feed system. A temporary bypass of the existing facility also was required for the duration of the project.

Cherokee County Water and Sewerage Authority

This new, 0.5 MGD Wastewater Treatment Plant on a 20.2 acre property consisted of screening, sequencing batch reactors, clarification, filtration, UV disinfection, post aeration, sludge holding, thickening and dewatering, plant drain pump station, chemical feed systems, a building rehabilitation, and electrical power distribution including standby generator, new SCADA system and two new lift stations. The Airport No. 1 Lift Station and Force Main consisted of replacement of pumps, starters and other equipment at the existing pump station and installation of 17,000 LF of a 12″ high density polyethylene pipe. Smithwick Creek Lift Station and Force Main consists of new submersible wastewater pump station and installation of approximately 15,000 LF of a 10″ high density polyethylene pipe, 2,300 LF of 24″ ductile iron pipe sanitary sewer and 1,300 LF of 8″ PVC sanitary sewer.

Reeves Young was chosen as the design-builder for The WaterHub, an on-site water recycling system on the Emory University campus which utilizes eco-engineering processes to clean wastewater for future non-potable uses. It is the first system of its kind to be installed in the United States, and is capable of recycling up to 400,000 gallons-per-day – nearly 40% of Emory’s total campus water needs. The cleaned water is then used as process make-up water in Emory’s steam and chiller plants and toilet flushing in select residence halls. The system was built to reduce Emory’s draw of water from Atlanta’s municipal water supply by up to 146 million gallons of water annually. It also includes a 50,000 gallon emergency water reserve which will allow Emory’s heating and cooling systems to function for an average of seven hours in the event of any disruption in water availability.

The project included clearing and providing access to the work area, construction of Well #6, a treatment structure, lime feed system, high service/backwash pump station, wash water pond and stormwater pond, and yard piping. In addition, Reeves Young performed clear well excavation backfill, electrical, splash pad, under drain and standpipes, disinfection, and foundation work. Significant coordination was also required between our team and the contractors responsible for the construction of the groundwater supply wells, clear well, and offsite waterline.

This project involved upgrades and improvements to an existing dewatering facility that included the replacement of two existing centrifuges with two Flottweg Model C5E centrifuges. Two new polymer blending units were also installed. Building improvements included replacement of the HVAC systems, structural modifications and corroded metal repair, replacement of all electrical switchgear, panels, and distribution wiring system, and repainting of the entire building. The Beacon Municipal Court Complex was an adaptive re-use and new construction of a historic, three-building city municipal complex. The LEED Silver project also included the construction of a plaza to connect the three buildings. The project consisted of conceptual master planning, design, prescribing ecological restorative treatments for highly degraded industrial sites, permitting, and construction for Phase I improvements and amenities. The first phase of the $26.5 million 36-acre project included a gateway entrance at the intersection of Johnson Road and Grove Park Place. Set on the park’s north side, the gateway has lighting, signage, and graphics. The restoration of Grove Park Place included resurfacing the road and improvement of the greenery along the corridor. The park contains trails, a pedestrian connection to the Proctor Creek Greenway, and an ADA-accessible overlook.

This project involved the renovation and expansion of an existing City of Atlanta park located on a former landfill. Reeves Young was contracted by the City of Atlanta to create the first-of-its-kind energy cost-neutral park. Photovoltaic solar panels that act as a shade structure at one of the park’s entrances produce energy, which is sold back to Georgia Power, offsetting the entirety of the park’s energy costs. Park amenities included a splash pad, an enhanced playground with interactive play elements, walking paths that encircle the park, a Little League baseball field, a pavilion, and restroom facilities.

The Atlanta BeltLine project is the most comprehensive transportation and economic development effort ever undertaken in the city of Atlanta and is among the largest, most wide-ranging urban redevelopment programs in the United States. As General Contractor, Reeves Young developed significant pieces of one of the most visible components to the project — the 17-acre, multiactivity Historic Fourth Ward Park. Work completed included building the recirculating stream, a splash pad, waterfalls, amphitheater/plaza, and restroom facilities on the fiveacre south parcel as well as the large outdoor trellis, event lawn, and sculpture garden on the north parcel. Reeves Young also built the third parcel, which includes Atlanta’s first public skate park, with over 15,000 SF of bowls, curbs, and smooth rolling concrete mounds. The parcel also includes a sports field, a shade trellis topped with solar panels, and public restroom facilities.

The scope also included moving the curb line 4 feet so existing sidewalks on the other side of the street could be widened from 4 feet to 6 feet. Seating benches, lighting, and trash receptacles were installed along the sidewalks. Special brick paving was utilized to increase aesthetic appeal. Reeves Young performed turnkey site development services for The Home Depot Backyard project, a redevelopment of the 13acre greenspace on the site of the former Georgia Dome and what is now Mercedes-Benz Stadium. The unique project is being used for game-day parking, events, and entertainment. The project included mass grading and installation of 6″ of water, 8″ of sewer, and up to 42″ of storm drain utility lines. Reeves Young also performed as Prime Contractor for the installation of a 268,000 CF underground cast-in-place stormwater detention vault.

The underground detention system is one of the largest in the Southeast.

The building serves as the centerpiece for the city’s developing downtown master plan and houses office space for the City Manager, City Clerk, Council, and a number of the city departments, Council Chambers to accommodate 186, 29 offices, conference rooms, a community room to accommodate 247 persons, outdoor balconies and multipurpose spaces for public and private use. Reeves Young Heavy Civil self-performed site work, including demolition, clearing, excavation, earthwork, water, sanitation, and storm utilities.

This project consisted of a new 2-story, 21,143 SF, three-bay fire station. The building includes several new features focused on safety and firefighter’s health. A 1,000 SF gymnasium on the second floor helps keep firefighters in shape. A decontamination area with a separate HVAC and airlock system allows firefighters to change out of and clean dirty turnout gear. An infrared sauna was installed to help with the firefighters’ detoxification process. The facility includes a training stairway with a rappelling wall, tunnel rescue training, and a confined space simulator, providing firefighters with critical training in-house. It also includes a public lobby, decontamination shower, gear wash area, gear storage, equipment storage, living areas, kitchen and dining, conference/community room, offices, storage room with adjacent support areas, sleeping quarters, restrooms, and other associated spaces.

Reeves Young was selected to manage the construction of this new, 40,000 SF performing arts and community center included a two-story lobby that acts as a separate event space or as a pre-function area complete with concession areas equipped with full-service catering kitchens. The 500seat auditorium/theater contains a complete control room for lighting and sound, as well as acoustical wall treatments. The stage contains full rigging for several setups, including an orchestra shell, and boasts an automatic floor lift system that is in place during non-orchestral performances but can be lowered to accommodate an orchestra pit. Also included is a separate black box theater with curtained walls and hardwood flooring to accommodate multiple types of events/performances. The center also features a multipurpose community room, classrooms, conference rooms, administrative offices, and dressing rooms.

This project included demolition of the existing A & B exhibit halls and replacement with a new exhibit hall. The new exhibit hall included a large open exhibit area with movable partitions to allow the space to be divided for smaller activities, office space for park staff, staff restrooms including a shower, office for event staff, a conference room shared between park staff and event staff, a concession area with exhaust hood and serving windows to allow concessions to be purchased inside and outside the building, public restrooms including family changing areas, and maintenance/storage areas.

Centered around all student activities, this project included the renovation of a 20,000 SF 1960’s dining hall, and a 13,500 SF addition, including study and classroom areas, flexible open spaces, bookstore, dance studio, game room, lounges, bookstore, conference spaces, convenience store and café/dining options. The project included site improvements integrating the project into existing pathways and plazas. The addition was completed first and tied into the existing building, requiring the removal of the building skin spanning two levels, exposing the structure allowing for the buildings to be connected.

EMORY UNIVERSITY CLIFTON TOWER STUDENT HOUSING

Reeves Young was selected to renovate this former Howard Johnson hotel built in 1972, and convert it into into Clifton Tower residence hall. Upon the hotel’s closure in 2014, the 5-story facility had never had a major upgrade until it was renovated by Reeves Young in 2019. The purpose of the renovation project was to increase the occupancy capacity and ensure that the facility met building codes. This fast-track project blended the best features of residence hall and apartment-style living and provided 140 beds and amenities such as study rooms, laundry facilities, and a common kitchen. Exterior renovations included new windows, exterior paint, and rebuilding the South Elevation utilizing a panelized EIFS wall system with energy efficient windows.

The new facility is a concrete structure with structural steel. The exterior features brick, curtain wall glass and natural stone. The project also received a Project Achivement Award from the Construction Management Association of America (CMAA).

Reeves Young completed this 32,460 SF renovation of the Instructional Support Center including 17 classrooms, public spaces, and restrooms, as well as accessibility upgrades. The renovation incorporated new AV technology, MEP systems, furnishings, and finishes. The instructional center serves the College of Architecture, Computing, Engineering, Liberal Arts, and Sciences. Renovations allowed for multiple new approaches to teaching by offering flexible, informal meetings and teaching spaces. Construction was staged over two summer breaks with two mobilizations to accommodate school activities and minimize disruptions.

This project was part of Georgia Institute of Technology’s on-going effort to improve the teaching and learning environments in their well-utilized instructional spaces. It included the renovation of a 4,500 SF auditorium on the first floor of the Instructional Center. Seating was replaced and reconfigured to meet current codes and the entrance was remodeled to increase capacity from 280 to 300 seats. Mechanical systems and lighting were also replaced, and fire suppression systems were extended into the auditorium.

This renovation and addition to the existing Student Center offers students opportunities to become engaged in the campus community and foster relationships with others. The 26,146 SF addition was completed first and tied into the existing building, requiring the removal of the building skin, spanning two levels, exposing the structure allowing for the buildings to be connected. The expanded facility includes a Dance Studio, Student Study Area, Game Room, Lounges, Bookstore, Conference Spaces, and Support Spaces. Additionally, the 11,354 SF renovation included a two-story Lobby, an expanded Dining Hall and new boiler. The ground floor of the existing space received full renovation while 80% of the second floor received interior renovation.

Reeves Young completed the intricate renovation of this 1884 historic county courthouse on the square in downtown Covington that is listed on the National Register of Historic Places. The three-story courthouse with clock tower required cleaning and restoration of the exterior masonry, hazardous materials abatement, historic wood window, door, and interior trim restoration, plaster restoration, and interior wood flooring restoration. All electrical, plumbing, fire protection, and HVAC systems were updated and retrofitted into the existing structure. The rehabilitation resulted in the use of the courthouse for county government operations such as planning and development, purchasing, and other administrative offices. The original courtroom was converted to the county Board of Commissioners meeting room.

This new state-of-the art animal shelter with an emphasis on adoption services featured an active adoption center with viewing areas, 336 kennels with protective housing, surgery wing, outdoor exercise area, operations areas for maintaining and feeding animals, private office spaces, two parking lots, sidewalks and street paving. The project required State of Georgia specified air quality controls for temperature, humidity, and air exchanges as well as coordination with the FAA to minimize disruptions to nearby Peachtree-Dekalb aiport. Services also included erosion and sediment control, grading, bioretention area, and stormwater pond.

The Beacon Municipal Court Complex is an adaptive re-use and new construction of a historic threebuilding city municipal complex. The project, totaling 84,377 SF, included a police and municipal court facility with courtroom, holding cells and 911 communications, an active living building with classrooms, a gymnasium, and a City of Decatur Schools Administration Building. The LEED Silver project also included the construction of a plaza to connect the three buildings. Three additional project scopes were added mid-project: re-routing a major artery of the city’s active storm sewer, building a two and one-half acre water retention vault below a soccer field to manage site flooding, and expanding and renovating an adjoining community pool.

This project consisted of demolishing an existing, abandoned movie theatre to create a campus to operate and support the entire Augusta Transit System. This included deep foundation construction to remediate the unsuitable soils at the site. The Maintenance Facility included four bays with lifts in each bay, Battery Room, Tire Shop, Parts Storage and Lube Rooms. Adjacent to the facility is a Separate Bus Wash Facility and two separate fueling stations with a dedicated fueling tank. In the main building there is an Operational wing that includes Class A Offices, Meeting Rooms, full locker room for the staff, dispatch and breakroom. The entire facility is backed up with an onsite generator as a potential FEMA checkpoint in a state of emergency.

The police headquarters houses the DeKalb Police precinct, holding cells, crime scene investigation unit, investigator offices, chief of police office, conference rooms, and training rooms. The facility also houses parts, tires, and tool storage, along with locker rooms, showers, training space, and laundry services. A second 18,000 SF administration building accommodates employee offices, Transit Authority Board and Community Room, driver-ready lounge, dispatch, and conference space. The site also includes infrastructure for diesel, electric, and future compressed natural gas buses. There is also parking for approximately 200 employees and 88 bus parking spaces to accommodate future fleet growth. Site improvements were also included in order to create a green space/park environment with a walking trail and community pavilion.

This 11-story, post-tension high-rise included an elevated pool, a fitness center, a lobby bar/foodservice space, 2,500 SF of meeting space, retail, and 93 parking spaces. Reeves Young provided Program Management, Construction Management, and Heavy Civil services on this project. This project was constructed on two of the busiest streets in Atlanta, Luckie Street and Marietta Street.

The Hotel is front-facing Luckie Street, while the 2-story retail space front Marietta Street. The Reeves Young team utilized SWS panelized EIFS skin in order to save the owner and client five weeks on the projected schedule.

The lobby features porcelain tile floors, a lounge area, and a second-floor balcony with glass railing to continue the flow of natural light. The facility accommodates a 3,500-seat concert hall-style sanctuary with a stage area, large projection screens, theater-style lighting, and state-ofthe-art audio-visual production capabilities. This design-build project included demolition of an existing facility, sitework and construction of a new facility. This site was utilized as a dump site over the years, and a significant amount of remediation was required. This project included an ESFR System with 36’ clear height, 76 dock doors, and a cross dock facility with two office locations. A water tank and fire pump were required at the site due to water supply limitations. The project also utilized a TPO roofing system.

This design assist and full MEP design-build project consists of two Class A, tilt wall construction warehouses on the same site, totaling 642,000 SF. Building 100 is a 36’ clear height cross dock facility with 7” thick conventional slab design. Building 200 is a 32’ clear height front load facility with a 6” conventional slab design.

The site features 180’ truck courts and a large auto parking area requiring extensive site work, utility work, and several large retaining walls. The site location also required a Department of Transportation scope of work to expand and add deceleration lanes to the adjacent state route. LEED design and construction requirements were followed to achieve LEED certification for both buildings.

This design-build project features 250,545 of SF tilt-wall construction for a warehouse facility with 32’ clear height and 6” thick conventional slab design. The building also features 49 overhead dock doors including 2 drive-in doors with concrete ramps, a TPO roofing system, and 3 storefront entrances. The 21.5 acre site consists of a variable width truck court with a designated trailer lot allowing for 116 total trailer parking spots.

Building 1 consists of 160,746 square feet and Buildings 2 & 3 will be 150,388 SF each.

This design-build project features a 69,000 SF tilt wall construction warehouse facility. The building is a 32’ clear height facility with a 6” thick conventional slab design. The 6-acre site consists of a 135’ truck court and multiple parking areas. The project also includes an underground detention system with a 109,000 CF capacity to help with stormwater runoff on this compact site. 69,000

This Design Build project consists of a new 273,000 SF industrial spec facility that will meet LEED requirements on a 23-acre site. As an early partner in the design process, Reeves Young was able to help navigate the rerouting of existing runoff from the adjacent interstate storm system, as well as reroute utilities to avoid wetland impacts and rock exposure.

This project consists of a single 205,200 SF Industrial Facility on a 17 acre site within the Promenade Industrial Park. The original design had the site exporting 40,000 CY of material, however with 230,000 CY of cut fill, Reeves Young was able to adjust the grades and get the site to balance. The 36’ clear height structure will utilize thin brick exterior to match the adjacent properties architectural finishes. The design allows for single or multi-tenant usage in the future.

This design-build project is a single 210,552 SF building on a 22-acre site. It features sectional overhead dock doors, and two drive-in doors with concrete ramps. There is over 600’ of heavy duty paving at the truck court, a TPO roofing system, and 4 storefront entrances featured in this facility, protected by an ESPR sprinkler system.
