It’s been another busy month at S40 Local and word seems to be spreading, so this month we welcome a number of new local businesses, please try to mention S40 Local if you take up their services.
At the end of March Libby’s and the businesses located at 479 Chatsworth Road celebrated two years in business, so congratulations, it doesn’t seem like two years since I drove past and noticed the “What’s Happening At 479” signs, how time flies. Talking of time flying it’s also a year since you picked up the first S40 Local! A few thank you’s are needed at this point … to the 140 plus businesses who have advertised with us, to my loyal distribution team who deliver S40 Local come rain, snow and (hopefully for a few months now) shine, to all the businesses who have helped with S40 Local, mainly David and Tim Ward at Copyxpress and the largest thanks has to go to you the reader for taking the time to read S40 Local and use the services and businesses advertising with us. A quick apology to Marie & Yvonne at TLC, last month we featured a photo and I got their surnames crossed so sorry about that. One last point, there may have been a small positive step on the Cyclamax Incinerator issue featured in our 1st edition. In Derby this week the local city councillors rejected Cyclamax’s plans, much to the surprise of council officers who had recommended the plans. Lets hope the plans for Dunston go the same way. Anyway, must go there’s a cold glass of Golden Bud just been poured. Happy birthday to us. Paul. Hopefully the long and hard winter we've had is now behind us and we can start enjoying our gardens. 1. Repair bare patches in the lawn by sowing grass seed. Sow or turf new lawn areas. 2. Keep an eye out for weeds appearing in your flower beds. 3. Put fertiliser or manure on your flower beds and top up the compost in any pots and tubs. 4. Apply a fertiliser with high nitrogen content on your lawns to encourage strong grass blade growth. 5. Plant clematis, honeysuckle and wisteria. 6. Re-pot house plants that are showing signs of becoming root bound. 7. Clean your patio and garden furniture in preparation for sitting outside ...hopefully. 8. Protect fruit blossom from frost with horticultural fleece, but make sure the insects can get to the flowers during the day. 9. Re-paint your shed, decking and pergola when its dry with preservative or stain. 10. Secure any rambling and climbing roses.

Investment … The Lessons Of History new decade dawns with global stock markets steadily ascendant again, bringing a lighter spring back in the step of beleaguered investors reeling from two years of post-credit crunch global turbulence. The period from 2000-09 – the so-called Noughties – has undeniably been a difficult one for investors, starting with the bursting of the dotcom bubble, the impact of 9/11, the invasion of Iraq, the credit crisis and global recession. The FTSE 100 started the decade on 6,930 at the height of the dotcom boom, and closed out 2009 on 5,412 (Source: FTSE.com data). It has been a decade that has tested the resolve of millions of investors – but the history of the markets has always been one of peaks and troughs, of bulls and bears, and of good times as well as bad. This is what has always made it such an alluring prospect for savers and investors looking for more exciting returns than can be delivered in other areas. But if you thought the Noughties were trying, look at some of the awful challenges investors have faced on the stock markets in the past. The South Sea Bubble of 1720, for example, which saw the collapse of the South Sea Company, ruined thousands of investors. Just over 100 years later, more trouble loomed in the markets after the Napoleonic Wars with the Panic of 1825, followed 40 years later by the so-called “bankers bank” Overend Guerney going into liquidation, causing widespread panic across the country and a depression that lasted several years. In the 20th century, the Wall Street Crash of 1929 remains the most devastating in stock market history, heralding a depression that continued for years. More recently, we have seen the Black Monday crash of 1987, the Asian crisis ten years later, and then the various woes of the first decade of this century. And according to one national newspaper, shares remain ahead of property in terms of returns over the last 25 years (Source: Telegraph, 19/12/09). Planning Update In September last year I met Alan Morey from the planning department at Chesterfield Borough Council. Well a number of months have passed and we’ve seen a high rate of change in some areas of Chatsworth Road yet in others large scale businesses have relocated and those business that remain are concerned about the long term impact on their businesses. So I recently took the opportunity to sit down with Alan again and see; what’s changed and what’s being done along the stretch, here’s what he had to say:
CHATSWORTH ROAD •
There is planning permission in place to demolish the vacant and boarded up properties at 128-130 Chatsworth Road (next to the Alma) and rebuild them for use as shops.
The level of interest in Chatsworth road for commercial development is particularly impressive given the wider economic climate and is, I think, a good indicator of its strengths as a location. On the forward planning front, at the moment, Chesterfield Borough Council is currently preparing its Core Strategy. This is a statutory land use plan that explains how we expect to manage land use and development between 2011 and 2026. It sets out broad proposals for areas, and will be followed by proposals showing individual sites in 2012. A draft Core Strategy will be available for anyone to comment on later this year. The main features of the strategy for Chatsworth Road are likely to be:

Hopefully work will soon start on the redevelopment of the 'Just Tyres' site next to Bradbury Place for a new restaurant (a revised design has been approved).

We have just received (as of 10th March) a planning application for 42 Chatsworth Road (formerly 'Kingdom Pine’ and now ‘Fabric Warehouse’), to create two new retail units by extending the existing single storey unit. A decision on this will probably be made in early May.
•
The former B&Q is being actively marketed by its owners and I understand is attracting interest from retailers. While ideally we might like to see the site redeveloped, we're hopeful that a new user (or users) can be found in the short term, which should support the eastern end of Chatsworth Road.

Supporting the growth of the centre for independent shops, including food and drink;

Supporting its role as a Gateway to the Peak District;
•
Supporting a mixture of housing, employment and community activities alongside and improved River Hipper environment;

Provide places for at least 100 new homes.
We want to encourage development (across the borough) to be in places where we can maximise people's opportunities to find what they need 'on their doorstep' reducing the need to travel by car and supporting local businesses and facilities. The plan will also continue to make it a priority to regenerate the former industrial land to the south of Chatsworth Road, including finding suitable uses for the Walton Works building.” So there we have it, we continue to see change along Chatsworth Road first hand and it appears that others are seeing the potential it offers for commercial development, lets hope it turns to actual investment in the area.

>> So Peter tell us about yourself and your background, have you been in the motor trade all your life? I jointly own Noble Motorsports with my wife, it’s a family run business; I live locally in Millthorpe and was born and bred in Sheffield.
Noble Motorsport is not connected to Noble Automotive, they build the cars and we built the original engines. Lee Noble, the man behind the car, met my friend John Noble and they struck up a business relationship. Well a lot of people don’t know this but we do a damn fine of job of I can’t say I’ve been in the motor servicing ordinary cars, and do it at a trade all my life. I started in the family much better rate than your main market business working in the dealer. We used to focus on wholesale fruit trade, up at 5am performance cars, and we are very NMS involved in development of Farbio GTS good with them, but our priorities have changed over the years. We have a wealth of knowledge and know our way around most of the cars out there. >> Who are the everyday to go down to Sheffield market. Is this true in your experience and have you seen an increase in call for your services? We’ve not seen a major change but trade has dropped off as people reduce their spending. The recent weather hasn’t helped as people didn’t want to risk unnecessary trips and cancelled services and rolling road sessions. The governments’ scrapage scheme hit us too as it moves people into new cars. >> The changes in legislation mean we no longer have to take our cars to main dealers to ensure the warranty is maintained, has this impacted your workload? You’re correct and people don’t need to take their car to the main dealer for servicing whilst it’s under warranty. Provided original parts are used (or pattern parts to the same spec) you can have your car serviced anywhere, preferably with us, with no impact on the warranty, but not everyone knows this. >> Chatsworth Business Park has seen a number of new businesses moving in. Some people may have us down as a specialist only, but as you know we see your car and your van often enough and I would hope that as a customer you can’t fault our service. We always aim to be courteous, if there’s an unknown fault we call you with updates … most importantly telling you how much it’s going to cost, which is always much less than any main dealer will charge … and when you pick up we’ve cleaned it inside and out. Ed: I have to say I’ve been very pleased with the service we’ve received, but obviously I have to remain impartial and say in true BBC style that other garage services are available. >> You must have an idea about what cars need more maintenance than others, what cars would you recommend as being the most reliable and easy to maintain? Japanese and German cars are definitely more reliable and if you want to spend a lot of time in our, very comfortable reception buy something French or Italian. >> My wife reckons the best thing about your workshop is that there’s loads of space to park and the car comes back clean … what do you say to this?
