HEBRON ROAD HQ ARCHITECTS | 2016 | Jerusalem, Israel Urban renewal of three existing apartment buildings on a main road in Jerusalem - Hebron Road. The project suggests mixed-used buildings including residential, public facilities, offices and open spaces. My role in this project included the studying of the current and future context, urban regulations, the municipality’s vision and residents needs. In the following phase several volumetric alternatives were examined, some considered the future tram line and station, others suggested the maximum allowed height allowing the biggest open space on the ground floor and some related to the existing context and the surrounding buildings. Later on, one option was chosen, to which I prepared preliminary documents including land use plan, floor plans and sections.

WORK EXPERIENCE


As a part of an ongoing process of urban renewal in Bat Yam city we were asked to revive the city’s commercial seafront promenade by setting regulations, guidelines and overall outline for future developers. Our process started by understanding what lacks in this urban space and why it doesn’t function as well as other promenades in Israel and worldwide. Firstly, we noticed that there are many “In Between” spaces. These spaces aren’t public nor private, they are neglected leftovers spaces that nobody takes care of. Secondly, too many street elements are scattered

around and not arranged in a specific row and many illegal permanent winter closures which results in a very narrow sidewalk for pedestrians. My role in this project was the leader and coordinator of the project. My responsibility was to examine and understand the existing condition of the public space and the future developments around it. In addition, my role included suggesting and implementing the solutions, strategies and regulations, coordinating between the consultants and municipality’s needs.

In order to provide flexibility in future the project suggests a dynamic street section that can change depending on a specific situation. For instant, if a specific business doesn’t need an outdoor sitting area there can be a wider public space for plantation and street utilities.

N RENEWAL Lod city has been suffering through many years from numerous of challenges - a lack of urban planning of the public space, heavy railways crossing the city and dividing it into three segments, socio-economically weak community, drugs and violence. This master plan is one of many ongoing urban renewal projects in Lod, it aims to revive two central neighbourhoods that are adjacent to the railways and has been treated as the backyard of the city center. The project suggests solutions to various current challenges: Adding public buildings and open spaces that the city is in need for, creating a new lively mixed-used residential neighbourhood, softening the border between the railways and the city, handling low land prices that makes it harder to attract entrepreneurs to invest in the city and adding another underground tunnel that connects between the west and the east. I was the head leader and coordinator of this project, my role included coordinating between several of public and private bodies in order to suggest a solution that integrates in the most suitable way the existing residents, city’s, municipality’s future vision, landowners, consultants and the railway needs, this was done through numerous of meetings, planning sessions and public participation conferences.

Before suggesting a master plan we studied and mapped the existing situation and the future developments of the city. We came to understand that the city will grow dramatically, expanding its boundaries (the future one is marked in blue dashed line in all maps), introducing many new housing projects, new neighbourhoods, strengthening public transportation etc.

These mappings showed the potential in the central location of this project. In addition, we noticed that the city is missing green open spaces, public squares, cultural public buildings, commerce and East-West connections that can help to overcome the railways.

In the learn and invite phase the facilitator should use different methods in order to reach out to as many residents as possible and attract different community groups. In this site I believe that a combination of all 7 methods illustrated on the left should be used (1) To gather ideas , publish the project and create a collaborative art wall for all (2) Social media and other Online to reach a wide audience (3) To be present on the ground in order to have face to face interactions (4) Volunteering residents that will hand out flyers and inform other neighbors (5) Interactive flyers will invite people to put their ideas on a map and share it online or in the ideas box (6) To gather flyers, concerns, ideas and more from the residents (7) A coffee stand will be operated by a resident who will hand out flyers. CREATE TODAY! UNTIL THE CONSTRICTION STARTS The survey results and interviews taught me that something needs to happen today! The situation keeps getting worse and since master plans take several years to be approved and constructed interventions should be initiated in parallel until then. These interventions even if done temporarily can improve residents daily lives and give them hope and maybe even build some trust in the process and in this way already include them in shaping their future neighborhood and start with the participatory design process.

POSSIBLE INTERVENTIONS For each intervention I’ve tried to imagine how can it look like and how residents can create them on their own with a few simple materials and tools. Point A for example is today a public pedestrian pass, but residents told me it’s not a very nice pass since it is open for everyone so it gets vandalized and motorcycles pass there all the time to park inside the complex. I suggest creating a green wall and a quiet reading zone for children allowing a more supervised passage. In point C I saw kids playing and an improvised sitting area that youth created by bringing their own chairs, this can become a sitting and playing area for the residents also with minimal tools and materials. Underused sheltered shared spaces can become a meeting space for the community and so on. In addition, I’ve created a DIY manual which can assist the residents in creating these interventions and inspire them in designing their own interventions. MASTER THESIS - CITIZENSFIRST!

B. SUGGEST, COLLECT AND BRAINSTORM INTERVIEWS - SUGGESTED 3 ALTERNATIVES AND GATHERED IDEAS/OPINIONS ETC... For the future phase of brainstorming I suggest creating a discussion between the facilitators and residents by creating physical and online

workshops in which ideas are presented and discussed. This phase should continue until

certain principles of the master plan are accepted by the majority and alternatives can be presented to the municipality and public.

Since I couldn’t be on the ground I’ve decided

to create 3 alternatives based on my site studies and the survey responses and present

and discuss them with the residents in an online interview. I initiated 2 interviews in

which I’ve gathered local knowledge, listened

to the residents needs and frustration with the municipality, I then presented the survey conclusion and asked if they disagree with anything, and showed some references of

innovative parking ideas in order to give them ideas. In addition, I presented several

first interventions that can happen today and improve their daily lives.

Lastly, we discussed the 3 alternatives from

which I’ve also was able to collect ideas and inputs.

Overall I believe that this phase should be

more of a conversation with them and not me presenting to them. 36

THESIS CONCLUSIONS The research / learning is not ending here for me, since during this thesis I understood that in order to do a thorough participatory design process we will need to dedicate the necessary time and energy. I also learned that there is still a lack of knowledge in literature and practice on public participation frameworks and that more practitioners should share their experiences in order to create an international open data resource dedicated to lessons learned from citizens empowerment in planning processes. The final project of the Bachelor degree focused on the topic of “The Architecture Of Absence“. Wadi alSalib neighbourhood in Haifa, Israel, was selected as a case study, the neighbourhood has been going through demolitions and ethnic cleansing since the 1948 war, and so is very suitable for the “Absence” theme. Wadi al-Salib used to be a dense neighbourhood that was built to accommodate the rail track workers, and as in many other cities in Palestine in the 1948 war the residents were forced out of their homes and were banned from returning to them. Wadi al-Salib became empty and neglected, houses were demolished and falling apart and in recent years the municipality is planning to gentrify the neighbourhood and turn it into an artist colony. In this project I suggest a different approach, a one that consider, remember and respect the history and the erased identity of the place, by examining the absence phenomena and bringing up questions such as: what is the right way to remember? What should be remembered? And how to bring back the lost spirit of the neighbourhood but still adjust it to the modern life?

Residential Block In The Heart Of Molenbeek Historique. The Block Is Very Dense (Built-Unbuilt Ratio = 5/1) And Many Households Don’t Have Enough Natural Light Which Leads To High Electricity Consumption. The Commons In my point of view are shared spaces that connect people and encourage them to interact with each others. In Addition, a common can be the opportunity to introduce sustainable ideas and encourage shared renewable energy in order to reduce the energy consumption. In Belgium 72% of the Households Electricity Consumption Goes To Heating and so in this Intervention I suggest a canopy that collects rain water and has solar panels, which can together generate hot water to be reused to heat the households.

RETHINKING THE CCN BUILDING Brussels, Belgium | Third Semester - City, Citizens and Space studio | 2020-2021 | Individual project | Supervisors - Christophe Polack and Jonathan Robert Maj Some of the observation after studying and visiting the site were: 1. The presence of the bus station under the building prevents a strong connection with the neighborhood - the ground floor is mainly dedicated for the buses 2. Many leftover scattered sidewalks that are in between the transportation lanes 3. Unused and neglected roofs of the CCN building 4. The ground-floor is lower than the street level creating a closed and narrow view to the surroundings My question was - How can we renew the CCN building and the surrounding public spaces without erasing their identity? My proposal included the revival of the groundfloor by,,, and the expansion of the existing building The CCN Building Grew And Expanded Over The Years, In My Proposal I Suggest To Continue This “Evolution” Legacy By Adding The Extra m² In a Light Material To Reveal The Existing Building
