From the Publisher Now with the summer behind us, getting back to a regular schedule with the kids back to school for a month, I know everyone is saying Yahoo! Hopefully we will see some cooler weather and many inches of rain heading into the Fall months. We as Realtors all look at the market, have our own opinion of the past and looking into our crystal ball toward the future. The sales numbers compiled by (CAR) California Association of Realtors are factual with all specifics coming directly from the (MLS) Multiple listing service, they tell us exactly where we are, month to month and year to year. By statistics September being one of the slowest months of the year and now behind us. Talega’s home inventory has dropped from the peak of 92 homes over the summer steadily decreasing down to currently 69 homes available as of 9/29, statistically normal heading into the Fall months. The summer market from 6/1 - 8/31 we had 84 home sales and another 28 were still in escrow during this time, pushing the total summer sales to 112, equating to 1.24 home sales daily, down from last year. We did see less days on the market to sell homes but average sales price falling on both attached (-0.7%) and detached (-3.3%) homes. Kim’s Corner - Buttermilk Pumpkin Pancakes
1 1/3 Cup unbleached flour 1/4 Cup wheat flour 3/4 Teaspoon baking powder 3/4 Teaspoon baking soda 1 Tablespoon sugar put all items above in bowl and stir to combine.
1 1/2 cups Buttermilk (add a 1/4 to 1/2 cup more if you like thinner pancakes) 2 Eggs 1/4 Cup canned pumpkin (or more depending on how pumpkiny you would like your pancakes)
Put all items above in measuring cup or separate bowl and mix together very well.
3 Tablespoons melted butter (Wisk in after all other ingredients are combined)
Preheat your griddle to 375 degrees, Combine all ingredients together and your ready to cook. Make the pancakes any size you prefer and enjoy!

Rent Vs. Buy The housing market across California has had large price gains over the past years, with statewide median prices attaining November 2007 highs. Consumers often contemplating whether it is more beneficial to buy a property now or continue renting. To assist with this decision, C.A.R. has looked at the costs and benefits of renting versus owning property in California and eight of its local regions over a seven year time horizon.
Coldwell Banker Recognized by Adopt-aPet.com for Commitment to Finding Homes for 20,000 Adoptable Dogs
The costs of buying include the monthly mortgage payment, insurance and taxes, and improvements and repairs. These costs were offset by the benefits of buying: mortgage interest and property tax deductions, and investment appreciation. The costs of renting include the monthly rent payment and renter insurance, which were offset by the benefits of renting: the appreciation on investing the down payment in the stock market. For the State of California, consumers can save 96.5 percent per month by buying a property. At the local level, buying in Los Angeles County will save you 96.4 percent per month. In several counties, given price and rent appreciation, buying will net the individual income over the seven year time frame. For example, buying in San Francisco and Alameda will net the owner 119 and 106 percent respectively per month over the purchase time horizon. These results are given with the caveat that the buyer must have on hand the standard 20 percent down payment, and are driven by the large increases in both rental prices and home prices across the state. Again, over the 7 year horizon buying make sense financially in these counties. Along with incorporating price levels, the analysis includes tax deduction benefits as many of the costs associated with homeownership general upkeep, inflation, insurance, mortgage rates; as well as the opportunity cost of not investing in the market, and general price levels. On the rental side, it annualizes average rent and rent increases for the county (eg. it would understate the benefit of renting a rent stabilized unit) and includes rental insurance, and security deposits. Coldwell Banker Real Estate LLC, the original Silicon Valley real estate startup founded in 1906, has been awarded the first-ever Companion Animal Champion Award by Adopt-a-Pet.com for helping find homes for more than 20,000 dogs in 2015. In February 2015, Coldwell Banker Real Estate joined forces with Adopt-a-Pet.com, the largest nonprofit pet adoption website in North America, to launch the "Homes for Dogs Project," an initiative aimed at sharing resources to find homes for adoptable dogs. The campaign took to a national stage during the 87th Academy Awards when Coldwell Banker Real Estate debuted its television commercial, "Home's Best Friend." The ad spot featured half a dozen rescue dogs that were the inspiration for the campaign. Over the course of the campaign, dozens of local Coldwell Banker® affiliated offices hosted adoption drives and events to support the cause. New Mortgage Disclosures to create longer contracts for your home purchase: Major changes are coming to real estate transactions starting October 3rd, 2015*. Any transaction involving a mortgage will use the new disclosure forms created by the Consumer Financial Protection Bureau (“CFPB”). NAR has compiled information on this topic on REALTOR.org, and so this article will briefly summarize the changes and then focus on how the changes will affect association form contracts. The Truth-in-Lending Act/RESPA Integrated Disclosures (“TRID”) creates timing requirements for disclosures that lenders need to make to consumers. Not only will the new forms be used in transactions, the relationship between the lender and other parties like the closing agent and the mortgage broker is now altered because the lender can be liable if certain costs exceed the tolerance limitations set forth in the TRID. In addition, the changes may also delay a transaction if certain changes occur near closing, as TRID requires a three-day waiting period prior to closing and certain changes may cause lender delays.
