Talega Home Sales Statistics
Half way through the Summer and the real estate sales and inventory are heating-up! Reaching the most inventory we have seen since 2007, of between 89 to 92 homes with 67% being detached homes. The buyers are perceiving the value priced homes and snapping them up within the first thirty days or on improved priced homes 30 -70 days, sending an average of 17 to 21 into escrow monthly. You can see from the statistics on the right that there was a 100% increase on closed sales on detached homes and attached slightly higher from 2014 to 2015. Kim’s Corner - The Juiciest Pulled Pork Ingredients 1 (4-7 pound) whole boston butt (bone in with a layer of fat on the bottom) Dry Rub 1 tbsp ground cumin 1 tbsp garlic powder 1 tbsp onion powder 1 tbsp chili powder 1 tbsp cayenne pepper 1 tbsp salt 1 tbsp ground pepper 1 tbsp paprika ½ cup brown sugar Brine Solution ½ cup salt ½ cup brown sugar 2 qts cold water 2 bay leaves 3 tbsp dry rub mix Instructions For the Dry Rub Mix well and store in an air tight container. For the Brine Solution Add salt to cold water and stir very well until all the salt is completely dissolved. Then add the brown sugar, dry rub, and bay leaves and stir well to combine.
Pork shoulder preparation Rinse the pork shoulder and place in a large container, pour in the brine solution until the shoulder is completely covered. Cover the container and place in the refrigerator for at least 8 hours. Remove pork shoulder from brine solution, pat dry with paper towels, place in baking pan that is bigger than the shoulder by at least a inch in length and width and at least 3 inches deep. Sprinkle dry rub onto the surface of the shoulder and massage in such that it adheres to the surface. Coat all sides. Make sure the fat layer on the shoulder is facing up before cooking! Place baking pan uncovered in a 225 degree F oven on the middle rack. Insert a probe thermometer into the center or thickest part of the shoulder, but not touching the bone. Monitor the temperature throughout cooking (a digital thermometer with an alarm function is the easiest way to do this). Do not remove from the oven until the center of the shoulder reaches 200 degrees. When the shoulder has reached 200 degrees, shut off the oven and let the roast cool for a couple of hours before removing from the oven. If the bottom of the pan is dry (or crusted with dried spices) then cover the pan with foil to retain internal moisture of the meat during the cooling period. When the temperature drops to 170 degrees or slightly lower, remove from oven. Place on a large, clean work surface such as a cutting board, and remove the large sheet of crusted fat on the top. Pull apart with two forks, it will pull apart very easily. Serve for friends and family!

Mortgage Update
How rates move: Although there are a slew of different factors that affect interest rates, the movement of the 10 ‐ year Treasury bond yield is said to be the best indicator to determine whether mortgage rates will rise or fall. Though most mortgages are packaged as 30‐year products, the average mortgage is paid off or refinanced within 10 years, so the 10‐year bond is a great bellwether to measure interest rate change. Typically, when bond rates (also known as the bond yield) go up, interest rates go up as well. And vice versa. Don’t confuse this with bond prices, which have an inverse relationship with interest rates. So a good way to predict which way mortgage rates are headed is to look at the 10‐year bond yield. You can find it on finance websites alongside other stock tickers, or in the newspaper. If it’s moving higher, mortgage rates probably are too. If it’s dropping, mortgage rates may be improving as well. Current interest rate update (as of 7/15/2015): Conventional ($417,000 or lower) 30yr fixed: 3.875% (3.912% APR) 5/1 ARM: 2.75% (2.58% APR)

Could Rising Rents Hurt Home Ownership? The prevailing opinion is that rising rents will cause more consumers to purchase homes. This is absolutely the case as you have seen statistics published time and time again that show it is actually cheaper to own in most areas of the country as opposed to renting. In addition, the stats continue to show rents rising from month-to-month and year-to-year. So how could rising rents hurt home ownership? If you are a renter, you are likely spending a greater portion of your income towards your rent. Therefore, as rents rise, it is harder and harder to save for a down payment. That is why many Millennials are staying at home with their parents and when they move out, they are purchasing instead of renting. But for others, it gets harder. What does this mean? For most, it means that the faster you become a homeowner, the better. Once you are a homeowner, you are protected from inflationary increases in payments as only a small portion of your payment (taxes and insurance and association fees) is subject to annual increases. Eventually, more apartments will be built and the rent/ownership equation should even out. For now, we are seeing first time homebuyers starting to awaken to the fact that sooner is better with regard to home ownership. MANY FIRST TIME BUYER PROGRAMS AVAILABLE WITH LOW DOWN PAYMENT.
