Summer in the Hamptons can be summed up in three words—sun, beach and, of course, entertaining. Taking the latter to heart, interior designer Tim Croneberger of Halcyon Design and his partner, Glenn Finn, often play hosts throughout the season, throwing everything from 100-person outdoor dinner parties to lazy Sunday morning brunches. Here, Croneberger explains how he keeps his guests coming back year after year. Comfort is key. We’ve made a conscious choice in our home to maintain interiors that aren’t too precious. There’s no space that
doesn’t beg for you to curl up or stretch out. Sisal rugs mask sand that’s tracked in and cotton canvas and linens are the best protection against wet bathing suits. Cowhide throw rugs are also great as they have a natural oil that repels stains. Create a welcoming mood. Guest rooms should have the same amenities as one would expect in a fine hotel—and then some. The bedside table should always have fresh-cut flowers and bottled water, and I like to frame a picture of the guest and I together from a fun time we shared. luxesource.com / 043

Nothing says summer quite like palm prints and surfboards. Croneberger covered the walls of his cabana bathroom in a tropical banana leaf wallpaper from Seabrook; the original Christopher Makos surfboard adds another layer of fun.
Use what’s in bloom. I always decorate with hydrangeas—they’re overflowing throughout the property. I’ll cut 30 or 40 stems and put them in vases all over the house. I also love adding whatever is in season from the farmers’ market, such as peonies and ranunculus. Sprigs of privet when it’s in bloom are really fragrant and are great in bathrooms or on those bedside tables. Cook together. I love piling in the kitchen with everyone, drinking Wölffer Estate’s Summer in a Bottle rosé and prepping for dinner—our go-to summer meal is usually grilled flank steak with a ground coffee rub. Also, put on some good music; it provides a soundtrack that brings back memories as soon as you hear a certain song, and then everyone enjoys pitching in. Have a go-to dish. We’ve become known for our “country scramble” Sunday-morning breakfasts, which are comprised of leftovers from the night before. 3 FAMILY TIME Why a renovation? The original tasting room was the vision of my father, and the old-world charm that you found there reflected his European heritage. When my brother, Marc, and I took over, we wanted the winery to reflect our own design aesthetic—a comfortable but stylish space yet one that still honors our father’s heritage. What were some of the more important modifications? We changed the floors from Spanish terra cotta to all wood. Also, two long high-top tables with family seating and two

Mabley Handler, the husband-wife interior design team of Jennifer Mabley and Austin Handler has released a locally inspired 35-piece furniture collection with Kravet. From products named after such notable East End locations as Flying Point and Hayground to beach-inspired materials including grass cloth and oakwood finishes, the culture of the Hamptons is at the heart of the collection. RJD GALLERY OPENS A NEW SPACE—AND A NEW CHAPTER—IN BRIDGEHAMPTON. RJD Gallery was in the perfect location—right next to the legendary Sag Harbor Cinema. But when the cinema’s fire destroyed the building, the gallery had to rethink its future, which included a move to Bridgehampton. “We knocked out walls, put in new floors and lights, and created a place that really reflects the high quality of the art,” says owner Richard Demato. Go-to style: Contemporary. My home has exterior walls built of 18-inchthick granite and five skylights composing the roof. Any current building trends? For high-end residences, it is, without question, modern. Take a drive down Dune Road and you’ll see. Tell us about your wildest project. A renovation and addition called the “Round House.” It was originally designed by midcentury architect Richard Foster as his own home. The interior continuously rotates 360 degrees.
What’s your most beloved Hampton’s hamlet? Definitely Sagaponack. The area still has this rural feeling where farmland meets the ocean. Favorite house you’ve built: A family compound in Bridgehampton designed to have multiple structures unfold across the site. Name the most unusual project you’ve done. A sports barn designed to be reminiscent of a historic potato barn, a nod to the history of the region and site.

What current building trends are you seeing now in the Hamptons? Our younger clientele wants clean, bright and white, with lots of glass to bring the outside in and the inside out. Favorite style: Our modern barn concept provides us with lots of excitement as each year we create more architecture in that style. Are there any building materials you are excited about? Green materials. For example, Boral is a wood synthetic— it’s very green and doesn’t, burn, rot or get eaten by termites.
Favorite style: None in particular. The house should fit into its surroundings, which is why I love many of the cottages in the Hamptons. Are there any building materials on your radar? Alaskan yellow cedar. It’s long been used on exteriors, but it’s also great for interiors since it mills beautifully and takes stains well. What’s the most unusual project you’ve worked on? An underground tunnel from a guesthouse to a main house that was also the home of the wine cellar.
Most challenging project you’ve done: Our own home. With a teen lounge (complete with a rock-climbing wall), a bowling alley and a full spa, the details were mind-numbing! Favorite Hamptons style: A Shingle-style house finished in a silvery gray is my favorite Hamptons look. I also love the look of floor-to-ceiling windows and natural finishes. Where are you the happiest? Bridgehampton is where we live, but Montauk is where we relax. Sunrises, bonfires and flip flops: that says summer to me!

Do you have a favorite style? No, I don’t have a favorite. I just care that the architecture is good. Current building trends: Sustainability. Homes need to be energy-efficient and built to last. Tell us about your most unique project. A “fishing shack” as part of a major compound. The husband was an avid fisherman but his wife strongly objected to having fresh fish cleaned in the kitchen. We helped build a subterranean cave in which there was a full kitchen.

The Amagansett Farmers Market has been a landmark in the Hamptons for generations. But the fate of the beloved Saturday morning institution has always been in question—until now. Katie Baldwin (shown left, at right) and Amanda Merrow of Amber Waves Farm have been tilling the 9.3 acres of wheat surrounding the Amagansett Farmers Market since 2009. But they were only renting the land, and the market itself has undergone a few different tenants. This year, however, through a collaboration between Baldwin and Merrow, the Peconic Land Trust, and the owner of the land and market, Margaret de Cuevas, Amber Waves Farm purchased the land and the building, officially becoming the keeper of

the flame. “This will limit 80% of the property to food production,” explains John Halsey, founder and president of the Peconic Land Trust, “ensuring the land will forever be accessible to future farmers.” So, that means if Baldwin and Merrow decided to stop farming, the land would have to be sold to another farmer. Amber Waves Farms will offer their own fresh produce as well as the artisanal delights of all their friends on the Hamptons foodie scene. In the future, Baldwin and Merrow plan to cook food on-site and offer educational programming. “That’s critical to our mission,” says Baldwin. “We can be an avenue to promote the farmstand ethos of locally grown and sourced items.” 367 Main St., Amagansett, 631.527.5688

ARTS EDUCATION TWO DECADES AGO, AFTER STUDYING ABROAD IN ITALY, LAUREN GRENNING OPENED GRENNING GALLERY IN SAG HARBOR. THIS YEAR THE GALLERY CELEBRATES ITS 20-YEAR ANNIVERSARY. What were your hopes when you opened? The gallery was inspired by the desire to show the amazing artists that I’d met and to build a life on the East End. After studying in Florence, I felt very strongly that the world needed to see what was happening there. Has anything surprised you about running a gallery? I was pleased, but not surprised, that I found a critical mass of clients that shared my awe in the paintings and the sculptures. The most surprising thing, though, is that we created a community of painters and patrons that extends around the world. Are there any exhibitions that you are most excited about this summer? I am thrilled to be showing Nelson H. White in early July and Ben Fenske on July 29. Nelson was my mentor when I returned from Asia in 1995 and then in 1996, and it was his advice that led me to Italy. Tell us about the juxtaposition of historic and modern in the space and the effect that has on aesthetic. The space is iconic, and we plan to retain the integrity of the structure and accentuate its interior features with vignettes that include an eclectic mix of modern, vintage and traditional pieces that speak to the classic Hamptons aesthetic—with a twist! Why Southampton? This is a great way to stay top-of-mind with a really key audience for our brand. ARCHITECTS AND DESIGNERS ARE TAKING POOL HOUSES IN THE HAMPTONS TO THE NEXT LEVEL. WRITTEN BY SHANNON SHARPE / PHOTOGRAPHY BY JOSHUA MCHUGH
In the Hamptons, a pool house is a standard amenity, but in the past, they’ve often been used as a cabana—and not much more. “Popular designs used to be very cookiecutter,” says architect Blaze Makoid, who designed the pool house shown here as a part of an overall home project in East Hampton. “Many of these structures weren’t really being used because that type of design didn’t really match their needs.” But things are changing, and nowadays, people are more carefully considering how a pool house can add another layer to the home and work well with the family’s lifestyle. “Pool houses have evolved beyond simple changing rooms into elaborate living areas,” says interior designer Jesse Carrier of Carrier and Company, “complete with fireplaces, kitchenettes and large-screen televisions.” Homeowners are now realizing that there are no rules when it comes to what they want out of a pool house. “I think our clients are looking at these structures with
a more open mind as to what they should be than they have in the past,” says Makoid. For this project, the architect took cues from the main home in terms of materials and style, but the pool house is also an entity unto itself. The outdoor covered living area—complete with beverage drawers and an outdoor shower—centers around an oversize fireplace, creating a social space that people are drawn to. “The evolution of the cabana has opened up a whole new—and fun—opportunity to expand traditional outdoor living spaces,” observes architect John David Rose. Adds his son and associate Scott Alexander Rose, “These once-simple weather shelters have been transformed, and there are countless amenities being incorporated into them.” Be it a living area, an outdoor dining pavilion or even a yoga studio, the potential with a pool house is undeniable. Warm materials and a lush landscape envelop this dreamy poolside setting composed by designer Iris Dankner for her own getaway home in Southampton. 1 / New Traditions: Make your pool honor the spirit of a more traditional property with a classic outline. With its signature curves, this Romanesque pool strikes an elegant silhouette that suits the historically inspired bones of this Shingle-style home. 2 / Brick Work: Add some softness to your hardscape with brick pavers, done here in an interesting chevron pattern for the pool deck. Honoring the beach cottage roots of this Quogue home, designer Scott Sanders invoked a subtly seafaring palette for the porch seating area, made modern with sleek furnishings and a bevy of prints. 1 / Mix and Mingle: Create an inviting outdoor space ideal for circulating with distinctive gathering spots. The dramatic cobalt on the upholstered seating suite from Sutherland’s Peninsula collection defines this outdoor living room, while a whitewashed table and chairs form a casual dining nook. 2 / Double Impact: Inject more dimension into a monochrome color scheme by layering multiple patterns. Here, a subtle nautical navy stripe fabric on the sofa is complemented by an assortment of graphic throw pillows and a geometric area rug. 3 / New Slant: Skip the coastal kitsch and opt for pieces that are unabashedly modernist. Favorite Shopping Destination: I love Aerin’s chic summer shop in Southampton. Go-to Host Gift: Hands down my monogrammed Pickett’s Press roadie cups. They come in sets of 25 or 50 and are a huge hit. Plus, they’re shatterproof, dishwasher-safe and hostesses love them! Summer Wish List: A travel backgammon set from Aerin Southampton. Last Meal: Red Bar. It’s comforting, and I’ve been going there for 20 years. I almost invited Marcelo, who has been taking care of me there for almost that long of time, to my wedding.

rchitect Mark Stumer is fluent in the vocabulary of Shingle-style architecture. But for the home of some friends in Southampton, Stumer saw an opportunity to do a new twist on a classic style. While the home as a whole is contextual of the Shingle style, the façade is full of surprises, like the copper-topped turret with whalebone striping or the extra kick of diamond detailing on its rounded tower. “The copper roof really makes the home stand out,” says Stumer, “and the diamond shingles are fun. There’s also the varying roof lines—it’s kind of like a Dutch gambrel.” But the interior of the 7,000-square-foot home is intentionally modern. “I told him ‘If you want a typical Shingle-style house, I’m not that excited,’ ” says Stumer of his initial conversations with the husband, who also brought on builder Bruce Lifton. “But I was interested in something really cool, without moldings or trims. I wanted to keep it very simple, very clean.” The modern home is grounded by rich 6-inch-wide Brazilian walnut plank floors and plenty of wall space for an amazing contemporary art collection, as the couple are
avid collectors. There’s not a typical foyer, but rather a flow right into the core of the house: a great room boasting a 25-foot ceiling. “I wanted something really strong and simple,” Stumer says. “The most important goal was a room that opens to a covered terrace and pool.” To that end, there are three sets of French doors and an abundance of windows that allow natural light to stream in. Upon entrance, the 15-foot-deep, 45-foot-long corridor between the entry and living space “acts as both a sort of foyer and a gallery open to the whole,” says Stumer. Connecting the first and second floors is a staircase with a hammered-iron railing crafted by a blacksmith. “The iron was pounded by hand and features a very simple yet intriguing detail,” he says. Above is a catwalk that floats above the first floor and connects the master bedroom and guest bedroom wings with an open feel. The underside of this bridge, a contemporary coffer, defines the entries to both the dining room and den. Eschewing a traditional fireplace in the den, the architect instead clad the wall in bronze panels, building a niche for a flat-screen above the brick-lined firebox

and framing it with custom mahogany bookcases. Here as throughout, interior designer Nina Wexler kept the interiors light and balanced, with a mix of linen and velvet upholstery paired with a rustic wool rug in a wide-striped chevron pattern and notes of chocolate. Furnishings speak to function—a reading nook and work space with midcentury chairs and a snuggle-in sofa, as well as an inviting upholstered window seat in a velvet leaf pattern that teams cinnamon and blue hues. In the kitchen, sleek stainless steel joins custom classic white-painted wood cabinetry, commercial-grade appliances and concrete counters, transitioning to a different floor material—reclaimed 4-by-4-inch end-grained birch block for more durability. In the corner is an intimate breakfast nook in another turret overlooking the pool. With such an abundance of windows, there was a great effort to frame the views. “The husband loves trees and gardens,” says landscape architect Edmund Hollander. “Also, the site is reasonably sheltered from salt winds and on this fabulous old farm soil you can grow almost anything.” To that end, the grounds feature a mix of trees including a pair of Japanese pagodas, copper beech, river birches and crabapples; boxwood and maples complement the front façade. “We also thought about the nighttime landscape,” says Hollander, “and how the trees would be illuminated at night.” For Stumer, however, “The best thing about the home architecturally is the openness,” he says, “and that it celebrates the owners’ combined love of modern design and fine art.” All with a little twist. luxesource.com / 107

Project manager Joshua Rosensweig says the custom aluminum-frame windows and doors by Fleetwood are “painted gray to withstand the elements and so they don’t ‘pop’ or stand out too much.” Landscape architect Brad Spaulding had similar intentions. “The minimal lawn panels were meant to be a neutral foreground to views of the ocean,” he says. He used native plantings whenever possible, including Eastern Red Cedar, shadblow and pitch pine.
M
ost people know it as Quogue, but the residents of this contemporary vacation home refer to the area as “Smart Hampton” due to its ease of access to Francis S. Gabreski Airport. “It’s easy to get to,” says the husband of the convenient location of his family summer house designed by architect Stuart Disston and project manager Joshua Rosensweig. The location was a big selling point but so was a second factor: the availability of a rare triple lot with 275 feet of oceanfront expanse. “We wanted an unbelievable property where we could build,” the husband says, “because we could never find anything existing that we loved.” Together with builder George Vickers, Jr., interior designer Andrew Sheinman and landscape architect Brad Spaulding, the team manifested the homeowners’ dream: an 11,000-square-foot beach house with seamless indooroutdoor transitions, sleek contemporary furnishings and panoramic views that sweep from the ocean to the bay. The effect is dramatized by an open double-height living area enclosed in glass, where the scenery on opposite sides is visible straight through the house from floor to ceiling. The first level consists of the main living spaces, the kitchen and three bedrooms. Additional sleeping quarters, including the master bedroom, as well as a bar and playroom are housed upstairs. A glass-enclosed wood bridge suspended above the living room leads to the master suite and echoes the 8-foot-wide private boardwalk that extends from the entry terrace to the ocean. That passageway begins between the ipe-and-Bulgarian-limestone-wrapped house to the right and a guest wing to the left, then goes over the pool and down to the water. “It creates a nice procession,” Disston says. To get to the beach, the homeowners don’t even have to step inside. “Imagine if you’re having a pool party,” the architect says. “You can have guests walk straight out to the beach and pool.” If the setting sounds especially enchanting, it’s because it is. Before purchasing, the homeowners hired feng shui master David Cho to analyze the property to ensure it was suited for good health and success; indeed, it was. (Some of Cho’s insight: A home should be higher than the road, because height offers protection, and having a body of water in front—such as the bay—is beneficial because it attracts opportunity.) “I wouldn’t buy a property without a feng shui analysis,” the husband says.

When it came to the interiors, the family took cues from the surroundings. “Because this is a summer home for the client, they wanted it to have a beachy feel,” Sheinman says. “We created big open living spaces to maximize the water views and chose materials like limestone that call to mind the color and texture of sand.” The palette is a cool beige, so “pops of white feel fresh and modern,” the designer says. That translates to a yacht-like white lacquer that retains its color—“a non-yellowing white,” he says. Furnishings are sleek and unobtrusive, like stacked rectilinear cocktail tables and sculptural end tables. Even the sectional in the panoramic living area lacks armrests and, in parts, back rests. Coupled with a white Barcelona daybed, its minimal nature serves a purpose: Why interrupt the view? Chrome, silver and nickel are sparkling accents throughout the house, from glamorous pendant lighting in the dining area to the bases of barstools that overlook the ocean. Vickers notes the attention to detail at every turn, adding, “Even each bathroom has its own particular theme based on using very unique fabricated stone slabs for the backdrop of the showers.” Altogether, it was those details that gave the homeowners the ultimate sense of satisfaction when, after not seeing the project for eight months, they finally visited a completed house. Today, the husband entertains business colleagues at the spacious home just as easily as he and his wife host their children and a gaggle of friends. “It’s a beautiful, magnificent feeling when you come into the house,” the husband says. “I can’t believe the energy, and everyone says so. It’s just unbelievable.”

loods have a way of obliging new beginnings, literally washing out the old to make room for fresh perspectives. This is what happened when the upstairs of a couple’s East Hampton home flooded, tracing a moldy path downstairs through ceilings and walls and causing the owners to call upon longtime friend and architect James Smiros to help them regroup. “It was time to upgrade the house anyway,” recalls Smiros. “Their two children had grown and grandchildren were now on the scene, and they also love to entertain in a big way. So they’d already outgrown the spaces.” The wife felt particularly confined by the kitchen. “It’s the most important room in the house to me,” she explains “I love to cook. I have a beautiful vegetable garden and everything from there goes into my food.” So, Smiros absorbed the garage into the living space, creating a larger three-island kitchen with a butler’s pantry, as well as a large dining area and step-down family room.
Though most of the furniture remained unscathed, some pieces required new upholstery. Says Noel Jeffrey, who had designed the interiors a dozen years prior, “The wife is very elegant, and at the time of the original design, people were decorating in a more formal way,” he says. With this in mind, Jeffrey’s initial mix of Louis XVI and Swedish styles still worked in the living and dining rooms, but upgrades made it feel fresher and more relaxed. “We have two kids, four grandchildren and four dogs,” says the wife, practical grounds for agreeing to Jeffrey’s suggestion of replacing the now-damaged painted and stenciled living room floor with a simpler, cleaner bleached-oak herringbone. The new space created by the absorbed garage was also completely revamped. “We furnished it with modern pieces that were more casual and gave it a new pale blue palette,” says Jeffrey. Upstairs, Smiros completely reconfigured the rooms, allowing for an en suite bath in each. In the master, his and her baths were combined into one larger, more luxurious

sanctuary made all the more elegant, says Jeffrey, “by vintage Murano glass sconces around the room and a Baccarat chandelier we repurposed from the foyer.” In the guest bedrooms, he adds, “We made things more contemporary.” For the entire project, “Everything was specified perfectly, which made the job very easy,” recalls builder Phillip Kouffman. The exception inside was having to reframe ceilings in order to fit larger high-hat lighting in them. “Typical high hats are 12 to 16 inches,” Kouffman explains, “these were about 20 to 25.” Outside, landscape designer Mark Moskowitz complemented the house with a new pool and collaborated with the architect on redesigned patios. Because the family entertain constantly, says Moskowitz, “We needed a showpiece garden that was pretty, in bloom all the way into October.” He also turned an adjacent lot the owners purchased into a meadow and orchard. Finally, Smiros and Moskowitz recast the entry, which now boasts a formal motor court for guests and a separate service entry by the garage.
