Neolith® is an architectural skin capable of dressing up any interior or exterior commercial or residential space where it’s applied from floors and walls to kitchen countertops, facades and even furniture. The large format minimizes the number of joints in cladding for decorative and hygiene benefits. The minimal thickness allows it to be directly applied to an already existing surface without the need for prior removal.

It’s a low-maintenance material given its special resistance to scratches, stains, chemicals, high temperatures and traffic. Neolith® also provides the perfect balance between aesthetics and functionality given its unlimited possibilities and capacity to resemble all-natural materials like stone, wood and metal. NEXT STOP: ATLANTA MARKET

EVERY JANUARY AND JULY, DESIGNERS AND RETAILERS FROM ACROSS THE COUNTRY COME TO ATLANTA MARKET SEARCHING FOR INSPIRATION AND SOURCING FROM MORE THAN 8,000 BRANDS.

Atlanta offers a curated, cross-category shopping experience unlike anywhere else in the country, with dedicated product neighborhoods featuring home decor, lifestyle, tabletop, housewares, accessories and much more. Beyond discovering new products, you’ll find a community of people that shares a passion for quality and originality. Take advantage of educational seminars, trend presentations and networking events, all designed to help you take your business to the next level.

What’s New in Atlanta? The AmericasMart campus is undergoing a physical and strategic facelift under the AtlantaNext initiative. Look for remerchandised home floors, enhancing the buying experience for designers and home furnishings retailers alike. The new showroom layout in Building 1 features 130 home decor showrooms on five consecutive floors open year-round, as well as during markets. The new showroom configurations allow for a more centrally located Designer Workspace on the 15th floor. Positioned right off the elevator lobby, the new workspace was conceived by Barbour Spangle Design as a retreat to recharge and escape from the hustle and bustle of market to meet with clients or catch up on emails. The Scandinavian-meets-neo-traditional space will be packed with resources for designers, from open lounge spaces for networking and socializing, to private meeting quarters for presentations or personal focus.

What You’ll Find Artwork from Leftbank Art, Soicher Marin, Grand Image Home and Wendover Art Group. Soft goods from Eastern Accents, Lili Alessandra, Peacock Alley and Johanna Howard Home. Lighting from Currey & Company, Ro Sham Beaux, Jamie Young Company and Arteriors. Furniture from Palecek, Caracole, Gabby and Made Goods. Floor coverings from Dash & Albert, Loloi, Nourison and Spicher and Company. Decorative accents from Global Views, Dôme Deco, BoBo Intriguing Objects and Port 68. And so much more.

RADAR / IN CONVERSATION

Something BORROWED ARCHITECT NINA EDWARDS ANKER SWIFTLY ADVANCES THE CONVERSATION ON SUSTAINABLE DESIGN. WRITTEN BY HEATHER CARNEY / PHOTOGRAPHY BY LESLEY UNRUH

Leave it to Nina Edwards Anker to design a residence that personifies sustainability. The New York-based architect received her doctorate from The Oslo School of Architecture and Design leading to her acclaimed Southampton project, Cocoon House. Here, Anker opens the doors to her Gold LEED-certified home and forward-thinking approach to the built environment. What was your biggest takeaway from studying in Norway? The minimalist aesthetic really resonates with me. Norwegian Pritzker Prize-winning architect Sverre Fehn made structures nestled into the landscape. I was drawn to the contrast between the little homes set against the vast water and snowscapes. That shaped my attitude as to how architecture relates to nature. Let’s talk about the Cocoon House and its unusual curved shape! I was inspired by a yurt in Vermont. I’m interested in how we can use scientific technologies to do what our ancestors did. One of my favorite times of year in the house is a sunny winter day, sitting in a T-shirt in the living room with no heat on and it’s still so warm. These ancient typologies worked for a reason. Your perspective focuses on affect before effect. The starting point is you have a family member with a health issue—in this case, my son has asthma—and you address that before anything else, so the house is a purely timber ‘breathable’ structure. It’s better for breathability and for the climate in terms of CO2 release. So health and sustainability go hand-in-hand? How we address our spaces in terms of well-being and the environment should be in sync. The orientation of the site, breezes, sunlight, lack of clutter—that’s all wellness. Share another example of a well-designed LEEDcertified building. I love the Brooklyn Botanic Garden Visitor Center. It’s a gateway between the urban and natural landscape. Just because it’s sustainable, doesn’t mean it needs to be overly technical or intimidating. What's next? My book on the Cocoon House launches in August. I’m also working on the Flora and Fauna Extinction Project, making furnishings inspired by plants going extinct in the natural world.

LX_COM31_Radar_InConversation.indd 96

In the hallway of the Cocoon House, translucent colored skylights are designed to enhance the experience in each space. Colors range from vermilion red, signaling sunset and rest, above the master bedroom, to deep yellow, indicating zenith and activity, near the living room.

Paradise FOUND AFTER AN IMPASSIONED RESTORATION, THE SAN YSIDRO RANCH OPENS THE LAST OF ITS DOORS. WRITTEN BY GRACE BEULEY HUNT PHOTOGRAPHY BY TREVOR TONDRO

The silver lining to nature’s wrath is that it tends to bring out the strength and ingenuity in people— and such was the case when mudslides struck the San Ysidro Ranch in 2018. Nestled in the Montecito foothills, much of the beloved resort was buried under mud when a deluge following the Thomas Fire sent rivers of topsoil down the mountains. For owner Ty Warner and the architects at Appleton Partners—who had collaborated on its historical restoration years prior—the mission was clear. First, revive the property to even greater splendor. Second, protect it for future generations by working in tandem with the topography. “We kind of rebuilt from an earthworks point of view,” explains Ken Mineau, principal and project architect. This translated to using the enormous sandstone boulders that had tumbled down the mountain to buttress the banks of the San Ysidro Creek and the foundations of its abutting cottages—a few of which were rotated away from the water. In an imperative investment, a debris basin above the ranch was enlarged to catch future fall, and 400 mature olive and oak trees were planted to restabilize the terrain. With the landscape reborn, a crew of roughly 250 subcontractors descended each day for a year and a half, intent on reestablishing the same architectural flavor to the damaged buildings. Materials catalogued during their first renovation, such as antique oak floors and limestone slabs, were installed anew as an assembly line of tradesmen worked their way up the creek. “It was a Herculean effort, but it’s back to what it was and that’s a beautiful thing,” Mineau says. “Every rock, every tree, every roof is back in place.” Save for one exception: The boulder that came six inches shy of wiping out the 1825 Old Adobe. That stone will remain alongside the historic landmark, defiant. This season, bringing the revival full circle, the last four creekside cottages reopen, beckoning guests with bird song and a piece of history embalmed with great care. “It’s a healing moment,” notes Mineau. “This particular story is just one of many past and many chapters to come.”

Verdant gardens, groves of olive and citrus trees, and an array of California vernacular guest bungalows distinguish the San Ysidro Ranch in Santa Barbara, California. Appleton Partners worked to restore and preserve its singular sense of place following mudslides exacerbated by the Thomas Fire.

A NEW WAVE OF CUSTOM HOMES ADDRESSES AN INCREASED APPETITE FOR NATURE-FIRST DESIGNS. WRITTEN BY MARY JO BOWLING PHOTOGRAPHY BY ELLEN LEAK

The words “development” and “sustainability” don’t always go hand-in-hand. But a growing number of architects and developers are working to change that perception, and are doing it in a way that connects luxury homebuyers with nature. “The smart use of natural resources in architecture is the key to a better future,” says David Lang, principal at Lang Architecture, who recently designed a lakefront community in Taylor, Mississippi, with this approach in mind. “For buyers, it’s an investment in preserving and protecting the landscape, which furthers a sense of ownership.” At Splinter Creek, the setting takes center stage. Homes on the 650-acre property “minimize human intervention into nature, while maximizing the effects on habitants,” says Lang. Each home—in addition to being crafted with sustainable materials and passive solar techniques—is designed to seem as one with the bucolic landscape. Inspired by nearby barns, Lang composed the handsome, modern structures with materials such as cypress timbers and galvanized metal. “The locally sourced wood will gray as it weathers,” says Lang. “And when it does, it will blend in with the environment.” But that’s not to say “blending” the dwellings means nestling them into the ground. On the contrary, homes sit, at least partly, on stilts and piers. Not only does this give them the appearance of hovering, it minimizes the touch of man on the earth. “It also allows for a great water view,” adds Lang. Experiencing the water and nature is also by design. Large window walls are oriented to the lakes and the volumes are broken up into separate buildings—sometimes connected by a traditional dogtrot, or open-air passage—allowing residents to experience their surroundings as they move through the day. The architect calls the luxurious homes meticulously detailed and refined, but they’re not opulent mansions—most designs clock in at roughly 2,000 square feet. “Although they are generous, especially in the public spaces, they are smaller houses created that way intentionally, so they don’t overwhelm the landscape,” says Lang. “To us, a strong connection with nature and simplicity are the ultimate luxuries.”

LX_COM31_Radar_Buzz.indd 100

Each home at Splinter Creek sits upon 2 to 18 private acres, offering buyers seclusion and an immersion with the raw natural surroundings— the latter of which architecture principal David Lang describes as “a necessity for well-being.”

“I tend to favor color in my interior design work, but my go-to favorite neutral is Decorator’s White by Benjamin Moore. It’s crisp and clean.”

“Pratt & Lambert Timidity is my No. 1 choice. My entire New York City apartment is painted in it, including the ceilings. It’s an elusive and beautiful khaki shade.”

“Wimborne White by Farrow & Ball is a true white with just enough warmth. I used it for my design studio and shop. I love that it feels bright, but not too stark.”

–THOMAS O’BRIEN

–SARAH BARTHOLOMEW

“For as long as I can remember, Benjamin Moore White Dove has been a mainstay for designers. It is a classic, soft hue that goes with everything, and we use it constantly for trim and cabinetry.”

“Even when using a base color, it’s important to define the story and point of view. I gravitate toward gray and creamy tones, like Dover White by Sherwin-Williams, to better support surrounding layers of color.”

“Farrow & Ball Pointing is perfect for living spaces. It’s the loveliest soft white that doesn’t read too austere or brilliant. It works well in modern and traditional applications as well as for trim!”

LAUNCH LARS BOLANDER WRITTEN BY CHRISTIANA LILLY

From Chinese lacquer and Balinese umbrellas with Thai elephant stands to Louis V and VI teak seating and Austrian contemporary furniture, the newest Lars Bolander showroom is an eclectic study of global treasures that transcend time. The Westport, Connecticut, shop (1300 Post Road East) boasts 2,600 square feet of contemporary furniture, textiles and decorative accessories as well as European and Scandinavian antiques. Bolander first delved into retail when he opened a shop in East Hampton in 1987 with his wife, Nadine Kalachnikoff, and he currently has an antiques shop in West Palm Beach. Their son, Chris Kalachnikoff, is the Westport store manager; here, he shares details about the new venture. larsbolander.com

“JUDD”

The Museum of Modern Art is giving artist, sculptor, essayist and furniture designer Donald Judd his first U.S. retrospective in over 30 years, through July 11. Ann Temkin, the museum’s Marie-Josée and Henry Kravis Chief Curator of Painting and Sculpture, pulled from both private and public sources—as well as the museum’s permanent collection—to display 60 works comprised of paintings, drawings, sculptures and furniture that span the minimalist’s entire career. Simply named “Judd”—a title as unadorned as his stacked lacquered boxes and yet needing no explanation all the same—it’s the first major exhibition since the museum completed a $400 million expansion last year. moma.org

How will this shop vary from the others? We will delve more into accessories and have numerous trunk shows. We’re also getting more involved with our clients as they have been more hands-on with their own home-decorating as of late. What can we look forward to? Our upholstered and our outdoor seating

Why Westport? We have had two shops in New York in the past. They were both great locations, but the shops restricted us from showcasing a wider range of furniture due to the size of clients’ apartments and the lack of outdoor space. Coming out to Connecticut was a natural next step and finding a unique space was paramount. Westport appealed to us for its rich artistic history, diversity and its more European feel than many other areas in the vicinity.

MEET the MAKER JONAH MEYER

COLLABORATION KIKI VAN EIJK X SAINT-LOUIS

Jonah Meyer is the designer behind Sawkille Co., the Hudson Valley furniture brand known for bringing contemporary flair to traditional American craftsmanship. Ten years after opening his Rhinebeck, New York showroom, Meyer talks to Luxe about the success of his company. sawkille.com How do you approach designing? People are very familiar with Shakerstyle furniture, but I study their entire lives—their lifestyle and ability to do things well. And I’m from Pennsylvania so I studied George Nakashima and Wharton Esherick. These guys are dead, the Shakers are done, but they all left an open-ended catalog of American furniture to improve upon. Where do you find inspiration? Everywhere—my family, artists, art history, even the sky. I live atop this incredible ledge in Woodstock with storms passing through. Our furniture has a lot of inlays with rain, clouds and lightning bolts. What’s next? There’s an entire new line developing, which is very exciting. The furniture is more sculpted—the chairs have thick legs without stretchers between them. They have a different language to them entirely, but if you put them next to our previous pieces it all makes sense.

CONRAD NEW YORK MIDTOWN In the lobby of the new Conrad New York Midtown is a swimsuit-clad woman reclining on an inflatable swan. Is it real? No, it’s an extremely life-like sculpture called Leda and the Swan by hyperrealist artist Carole A. Feuerman. As an homage to the Museum of Modern Art down the street, the 54-story hotel is filled with original works from Matisse, Warhol and other greats. Stonehill Taylor was behind the renovation of the former The London hotel; now, the property offers only suites—562 of them with 13 premium options resembling classic pieds-à-terre. The grandest is the sprawling 3,000-square-foot Penthouse on 54, designed with sculptural lounge chairs by Mitchell Gold + Bob Williams, graphic Loloey rugs and a bold custom sofa in fire-engine red. conradnewyorkmidtown.com

DESIGNED to DINE OMAR’S

Restaurateur and nightlife aficionado Omar Hernandez has brought the party back downtown with Omar’s La Boîte, a new dining cabaret on the Lower East Side with a subterranean discotheque. (Hernandez is known for drawing an A-list crowd to the swanky restaurant Omar’s at Vaucluse on the Upper East Side.) Dan Mazzarini of BHDM, who designed both locales, continues the visual theme in this newest iteration with items like Omar’s signature gold disco ball, green velvet sofas and the same custom channeled-leather dining chairs found at Vaucluse. Most striking however, is the completely mirrored entrance, which features a giant zebra springing from a wall. omar-nyc.com

CHECK IN MIRBEAU INN & SPA

Hudson Valley has a new destination hotel: Mirbeau Inn & Spa. Located in Rhinebeck—think horse country, but with art galleries—the 50-room estate is set on 2.8 private acres and houses a restaurant helmed by star chef Charlie Palmer. “We call it a near-urban getaway,” says Linda Dower, who opened Mirbeau last fall with her husband, Gary. “You come here for a few days and feel like you just flew to Europe.” Linda designed the hotel herself, aiming to evoke Parisian charm—think sage green and dusty blue walls, and custom furniture by French Heritage. But she says the 12,000-square-foot spa, featuring 14 treatment rooms— each with a fireplace—is the true heartbeat of Mirbeau. “We encourage wearing robes throughout the property—just maybe not for dinner,” Dower laughs. rhinebeck.mirbeau.com

Most of Ashley Stark’s 770,000 Instagram followers know her as the creative director of Stark carpets and owner of the fabric and wallcovering brand Scalamandré. Most aren’t aware that the design influencer lives with debilitating migraines. The busy mother of three recently renovated her townhouse on the Upper East Side and has become an expert in designing with this struggle in mind. “I think your bedroom should be your sanctuary. Bright colors or lots of patterns can be triggering, so keep the room simple and textural—pale colors like light blue, whites and creams,” Stark suggests. She installed motorized light-cancelling shades from Hunter Douglas and—to absorb sound—uses high-pile, wall-to-wall carpeting (from Stark, of course). She also finds hypoallergenic bamboo bedlinens helpful and gets her own custom made from Fine Linens. But Stark does suggest against the inclination to design a dark bedroom, noting, “It’s hard to get up in the morning when you’re in a cave.”

BEAUPORT, THE SLEEPER-MCCANN HOUSE, GLOUCESTER, MASSACHUSETTS The provenance of the Sleeper-McCann House reads like a rich design novel. Henry Davis Sleeper, one of America’s first professional interior designers, built his summer retreat along the New England shore in 1907. He filled its rooms with a masterful mix, ranging from hand-painted 18th-century Chinese wallpaper to salvaged kitchen doors from his mother’s family’s home. After his death, Helena Woolworth McCann, a fellow collector, purchased the residence and kept much of the design vignettes intact.

HOLLYHOCK HOUSE, LOS ANGELES

Oil heiress Aline Barnsdall commissioned Frank Lloyd Wright to design his first Los Angeles project—Hollyhock House. Named after Barnsdall’s favorite flower, the floral motif can be found throughout the home. Completed in 1921, it is an early example of Mayan Revival style. In 2015, the estate reopened after a $4.3 million restoration, and in 2019, was added to the UNESCO World Heritage List, making it the first modern architectural cultural site in the United States to earn the accolade.

MIAMI MOMENT VIZCAYA MUSEUM AND GARDENS, MIAMI

Just south of downtown Miami overlooking Biscayne Bay stands the otherworldly Vizcaya estate. Owner and businessman James Deering envisioned the 1920s property as a modern and subtropical interpretation of 18th-century Italian villas. Despite its historical inspiration, the waterfront estate was constructed with modern techniques and technology for the time. Inside, old and new influences merge, such as Baroque and Renaissance antiques paired with works by contemporary artists.

TRENDS IN RENOVATION NEW YORK

While trends may come and go, others stand the test of time, becoming must-haves for the luxury home. Opening walls, enclosing spaces, warming up or cooling down, adding high-tech touches—one statement speaks to “what’s trending” today: There are no trends, per se, but rather bespoke solutions tailored to how homeowners live, work and play. For the foremost experts on the following pages, today’s trends in renovation go beyond the surface and place the focus on communication, convenience and customization— all with the end goal of carving out happier, healthier lives for clients now, and in the future.

“We make the mundane beautiful.”

WHAT’S HAPPENING IN HARDWARE Being that it takes on bespoke requests, Hamilton Sinkler has an inside perspective on homeowners’ wants and needs. According to Suri … + Multipoint hardware trim for hurricane-resistant doors and windows is only increasing as a consideration. + Minimally finished hardware has become popular because many homeowners desire a more natural look to their metals.

1

+ Everyone is appreciating new magnetic and electronic locks that are discreet, with no flashing lights or unsightly RFID covers.

2

3

+ In the South, antique brass finishes are everything. Up north, and especially in metropolitan areas, there is more variety in finish selections.

HAMILTON SINKLER 212.760.3377 | hamiltonsinkler.com |

hamiltonsinkler

The decision to renovate often comes down to two things: a need for increased functionality and a desire to reinvent one’s aesthetic environment. Enter, Hamilton Sinkler. The manufacturer of high-end architectural hardware has, since its founding in 2001, become a leader in the industry. One look at its innovative, yet stylistically refined pieces makes it clear why. The company produces hardware in an array of forms and materials, and even does completely custom work. “We approach and assess each job individually and collaborate closely with the architects, designers and other experts on a project,” principal Rob Suri says. “We are constantly approached to produce unique, never-before-made designs, because we’ve proven that our manufacturing capabilities are up to any challenge.” Still, some common denominators exist. Throughout its portfolio, Hamilton Sinkler’s designs boast elegance and perfect proportion of weight, texture and finish.

“ At the conclusion of a project, it’s great to hear, ‘They thought of everything.’”

THE NARRATIVE IS YOURS

2

While some trends prevail (Lichten points to wine cellars and full-on dressing rooms with soft seating), today’s most fashionable homes are all about telling their inhabitants’ stories. “To live in an environment that is you … that is the greatest luxury,” Lichten says. He goes on to share two examples of such bespoke design. + Are you a reader? “If you desire a library, your relationship with literature plays a role in the process,” he shares. “Do you feel it should be a closed-off retreat? Or do you want to view the books you consider dear friends from multiple rooms and sight lines?”

LICHTEN ARCHITECTS 212.229.0200 | lichtenarchitects.com |

lichtenarchitects

With combined decades of experience, a passion for their trade and an obsession with quality, Kevin Lichten and his team at Lichten Architects strive ardently to accomplish their goal for every project: to bring joy, beauty and dignity into the everyday life of the client. In their view, personalization is the avenue to achieving this. “Our process is about living and breathing the notion that this home is about them,” Lichten says. “We have to channel who the client is and how they function. Some people live traditionally, formally and privately, while others are plugged into the modern world, informal and very open. We have to figure out where they are on that scale, because a home should reflect their personality and suit their needs. Otherwise, you might as well just buy a developer home.” And of course, such is the drive behind renovation—to customize rather than purchasing something new and turnkey. Among the remodels in its portfolio, the complete restoration of a 19th-century apartment was a recent highlight for Lichten Architects.

LX_NY47_SS_TIR_LichtenArchitects_eg.indd 1

+ Or perhaps, a stargazer? “Right now, we are designing a mountain house for a client who is an amateur astronomer,” Lichten says. “Together, we decided to include an observatory in the plans.”

TRENDS IN RENOVATION / NEW YORK

THE HUNT FOR SQUARE FOOTAGE When space is tight, one has to get inventive. Paula shares a few tips for making more out of any home. + Create layouts that have transitional features to separate spaces without needing a full wall. + Reconfigure hallways or closets that are wasted space to design larger storage areas or expand a room’s footprint.

It could be said that Manhattan is the most difficult place to complete a renovation. With strict building codes, untouchable historic landmarks at every turn and famously limited space, the beloved borough can be unkind to inspired homeowners. Some years ago, Paula McDonald recognized that she could uniquely simplify this by owning every step of the remodeling process. Having a background in both design and construction, and a passion for the concept of design-build—which dates back to the ancient Greeks, she tells—Paula knew she had the skill set to open a firm that would be her clients’ one-stop shop. Last year, Paula McDonald Design Build & Interiors reached its 10th anniversary, and the firm has earned countless awards and recognition along the way. So, what do the spaces it’s so lauded for look like? “My guiding principle is elegant simplicity, founded in spatial concepts that are comfortable, highly functional and have clean lines,” Paula says. “Less is more.”

Move over white. Brown is back—think upholstered textiles, painted living room walls and, specifically, kitchens and baths with rich wood elements. While some may flash back to the paneled kitchens of the 1970s, today’s modern interpretation offers warmth and honors the material’s rich hues and patterning. Certain woods, such as walnut, have a beautiful depth to them that can easily cross boundaries between contemporary and traditional design. As shown here, it really shines when paired with other textures and tones.

PERFECT PLANKS

Deborah Van Plew, design director for Court Atkins Group, offers a different perspective on the coastal kitchen for a vacation home in Bluff ton, South Carolina. While still light and bright, the design nixed a traditional white color scheme in favor of beautiful walnut surfaces and dynamic stone accents. courtatkins.com

What elements did you start with? The owner loves green, so the Blue Tides marble appealed to her right off the bat. We started with this material using it on the waterfall island and the full-height backsplashes. From there, the walnut cabinetry offered a warm, organic factor providing just the right complement to the busy stone. The wood really enhances its beautiful green tones. The design is so seamless. There are a lot of intersecting lines here. Instead of hardware, we went for a clean, streamlined aesthetic, but that meant there was no wiggle room for elements to

be off by an inch or two; everything had to align perfectly. We also thought about scale. It was important to carry vertical surfaces like the wood cabinetry to the ceiling for everything to feel integrated and connected. Where are the appliances? The kitchen faces a large great room. I didn’t want anyone to feel as though they were constantly looking into a kitchen but rather just another living area, so we created a galley behind the range. That’s where we tucked all the things you really have to use on a daily basis, including several appliances.

HIGH STYLE

CHRISTOPHER PEACOCK In the nearly 30 years since Christopher Peacock founded his eponymous luxury cabinetry company, he’s seen kitchen trends come and go, but wellmade, straightforward designs will always stand the test of time. For one of his latest projects, the king of quality kitchens walks us through how he

approaches putting together the home’s hardestworking room. peacockhome.com Where do you begin when designing a kitchen? For me, I usually start the process before I’m even inside the space. It’s important to be aware of the detailing, materials and arrangement of the rest of the home so the kitchen design is both cohesive and a natural progression. A big mistake is thinking of this room in a vacuum. Walk us through your approach to the materials. The dramatic stone was the first thing I picked out. I considered it as a piece of art in guiding the rest of the scheme. For example,

the gray and blue cabinetry colors were pulled right from the veining. Walnut has been around for a long time but there’s something about this particular wood that I just love. It brings such depth to a design and can simultaneously feel both modern and traditional. How have kitchens evolved? Today, these rooms are not considered separate spaces. Instead, they often open up to living areas, particularly in cities and urbans developments. Because of this fluidity, I wanted the elements in this kitchen to read almost like furniture: The island, oven and wall cabinetry all become decorative pieces incorporating different materials and colors.

MARIE FLANIGAN

photos: julie soefer.

In a Houston home, designer Marie Flanigan renovated and reinvented the master bathroom to create a statement space with stunning architectural details. Since the original bath was very dark, the first step was to brighten the room and welcome in natural light. To avoid altering the envelope of the building, she implemented a solarium ceiling allowing sunlight to flood the area during the day through solar tubes on the roof. Additional lighting was also added for a soft glow at night. marieflanigan.com

For bathrooms, especially, Flanigan recommends addressing functionality from the very beginning to ensure space is utilized in the best possible way and appliances or fittings are positioned in areas that flow easily. Although the footprint of this room was not changed, so many more usable areas were added including the vanity, bathtub and kitchenette nook. After the technical, ‘macro’ aspects of the design are decided, Flanigan says she turns to micro details like color, texture and materials. Paneled marble walls create an elegant, subtle focal point and were designed to encase the mirrors and sconces. While green stone slabs were the first-round pick, Flanigan and the client eventually decided on honed Calacatta Bettogli, an elevated and refined option. Walnut elements and unlacquered brass finishes, including wood inserts on the Samuel Heath sink fittings, were also introduced to add warmth and comfort to the bathroom. “Natural tones will never go out of style,” says Flanigan.

This spectacular Houston bathroom, designed by Marie Flanigan alongside Kelsey Grant and Sydney Manning, features Ralph Lauren sconces from Visual Comfort & Co. and an Urban Electric pendant. A Palecek chair completes the vanity area.

“For the house to become personal, the architecture has to get out of the way”

- James Merrell, Principal

This may not be the typical or expected design philosophy for an architecture firm, but James Merrell Architects is anything but typical. Led by the company’s namesake, James Merrell, this talented team is transforming the industry with their unique approach to residential design and construction. While others may disagree, Merrell believes that involving the client in the design process is integral to the success of a project. “Houses aren’t commodities – they’re personal. The client’s contribution to the conversation about the design is so important, and leads to the elements that make the house meaningful not only to the homeowner, but to the world.” Merrell’s unique philosophy may be attributed to his background in history and the arts, but has undoubtedly guided him throughout his 30+ year awardwinning career. Today, James Merrell Architects boasts an impressive portfolio of incredible residences imagined from the firm’s home-base in Sag Harbor, NY. A true testament to his success, Merrell adds, “Clients never sell our houses.” James Merrell Architects has accomplished the perfect balance between hearing their clients and creating noteworthy architecture. “We design things that you don’t even know you want, but by being a part of the process, you discover the realm of what is possible.” jamesmerrellarchitects.com | 631.725.9842 | Sag Harbor, NY

An eight-story townhouse offered Westport, Connecticut-based architect Roger Ferris a unique opportunity to design a statement staircase. Twelve feet in diameter and comprised of seamless white Corian cladding with white oak treads, the monumental structure was fabricated as a single piece off-site and in turn, lowered in through the roof. Notes Ferris, “It acts as a reinterpretation of a common feature that is well conceived and artfully executed.” ferrisarch.com

STRENGTH IN SIMPLICITY “Simplicity is the ultimate sophistication.” Attributed to Leonardo Da Vinci in the 1400s, the mantra has rung true for centuries, echoed in all areas of art and culture, and perhaps none so much as architecture, a field distinguished by thoughtful restraint and fortitude. The next few pages showcase an array of timely architectural inspiration unified by clean lines, powerful function and understated wow-factor. To open the conversation, look no further than this sculptural staircase by architect Roger Ferris—a testament to the enduring dazzle of a less is more approach.

If the view to the courtyard is any indication, a stay in the premier guest room of architect Bobby McAlpine promises to be a singular experience. Located on the lower level of his Atlanta home, the dramatic chamber is flanked on either side by sunken gardens enjoyed via ocular pivoting sash windows fabricated by DQ Ironworks. Aiding in the luminous feel despite its subterranean siting, white plaster walls, ceilings and floors host furnishings of exaggerated scale, such as the 12-foot-long Niermann Weeks table topped with antique French urns. “It was most important to make this room one you’d never forget,” says McAlpine. mcalpinehouse.com

LIGHTNESS of BEING

In the hilltop San Francisco neighborhood of Noe Valley, Malcolm Davis Architecture set about pouring daylight into a historic townhome without sacrificing privacy. Rather than punching windows through its side walls, which would have yielded undesirable views, Davis imagined a long, slim skylight punctuated by the building’s freshly exposed wood framing. Notes the architect, “This is such a captivating element because it’s a moment where a modern insertion expresses the original ‘old bones’ of the house. The skylight creates a feeling of warmth and a connection to the outdoors where you wouldn’t expect it.” mdarch.net

Rachel Bullock and Molly Purnell were working as architects in Los Angeles when a notion struck: Indoor/outdoor furniture options to their tastes were dispiritingly limited. The duo spent the next year learning to weld and soon after, LAUN, their kicky outdoor furniture line, was born. Shown here, the travertine and copper Chord Daybed—inspired by the Cathedral of Our Lady of the Angels—highlights their dynamic point of view. “We approach furniture similarly to architecture,” says Purnell. “We analyze each piece in terms of materiality, color and texture, and then we synthesize those ideas with more logical form and function requirements.” launlosangeles.com

Pivotal MOMENT

For a home on Miami’s Venetian Islands, Strang principal Alexandra Mangimelli drew inspiration from the strong horizontal lines and deep overhangs of modernist architect Alfred Browning Parker, devising a structure she describes as both “rhythmic and purposeful.” To usher the home’s exterior strength into the sleek interiors, the architect opted for a custom black pivot door of imposing scale. Whether closed or open to 180 degrees, the immersive portal erases the divide between indoor and out, connecting the homeowners and their guests with the interior courtyard, sculptural cistern, and beyond, the waters of Biscayne Bay. strang.design

6 FANCY FRIEZE Plaster has transcended its traditional roots of late, lending gravitas to contemporary, even modern interiors. “We’ve seen a notable upswing of interest in sculptural relief, both figurative and abstract,” says Adrian Taylor, principal of Hyde Park Mouldings, the Long Island studio specializing in the design, fabrication and installation of artisanal plasterwork. “It seems people are realizing anew that the marriage of architecture and sculpture can yield sublime results,” he adds. This custom prototype—a simplified floral frieze for G.P. Schafer Architect—speaks to the medium’s fresh face for the new decade. hyde-park.com

With a trend toward digital detoxing at home, it comes as no surprise that the latest arrivals in home automation strive for subtlety and timelessness on appearance. Prior to designer Mary Frances Young’s arrival, a Manhattan apartment’s crowning feature—namely, a plastered brick, barrel-vaulted ceiling—was shrouded by dark building materials and furnishings. Allowing the architectural envelope to take center stage, Young painted the walls in Benjamin Moore’s Paperwhite and paneled the floors in crisp white oak topped with a custom Amadi carpet, setting the stage for her airy take on the 19th-century parlor. “The building is a historical ice storage facility with wide hallways and big spaces. My hope was to happily mix the old building bones with new finishes and furniture,” Young notes. youngandfrances.com

Few wall treatments rival the grandeur of marble fluting, an architectural tradition passed down and reimagined for millenia. For a modern spin, consider Pinnacle, new from Artistic Tile, which trades classical fluting associations for CNC-cut triangular grooves— an intriguing contrast against the marbles’ natural veining. Available in three stones—Bianco Dolomiti, Nero (above, left) and Calacatta Gold (above, right) marble—the tiles can read bold and graphic or soft and textural, making them a dimensional addition to interiors of any flavor. artistictile.com

A

family’s apartment in a storied prewar building has all the hallmarks of an Upper East Side classic. Luxurious satins and velvets? Check. Fabulous antiques? Double check. Show-stopping art? Of course. But look again. Among the customary details are surprises: fearless color, commissioned artworks and standout midcentury furnishings. “It was a really fun exercise,” says designer Josh Greene, who honed his skills at Ralph Lauren and with famed Los Angeles designer Michael Smith. “I was able to tap a part of my experience to create something on the Upper East Side, but not have it look so traditional. There’s more flair and attitude, yet it’s refined and proper.” To reach an exacting balance between sophisticated tradition and modern edge meant that every inch of the home would be addressed. “We looked at the apartment with an eye toward not having to touch things again,” explains builder and architectural designer Lee Stahl. “That’s how it grew into a gut renovation.” It helped that the client was decisive and pragmatic—something Stahl already knew, having completed several projects for her over the years. “She said, ‘Let’s do it all now, not in pieces or stages,’” he recalls. A major kitchen overhaul figured prominently in that plan. “We borrowed space from the massive entry gallery and built a full island and eat-in breakfast area,” Stahl says, adding that the wife, “was beside herself with the end result because she’s a New Yorker who actually cooks.” Evolving technologies allowed the team to open up and reconfigure other parts of the apartment as well. For example, previously a small room was needed to house the unit’s electrical equipment whereas now “it fits in a half a closet,” Stahl notes. Seizing the square footage, he tucked a petite powder room off the entryway. Further elevating the interiors, bespoke built-ins, refreshed fireplaces and elegant moldings were added throughout.

“THERE’S FLAIR AND ATTITUDE, YET IT’S REFINED AND PROPER.” –JOSH GREENE

With a stunning canvas, the stage was set for Greene to take the home to another level—a feat aided by the client’s own willingness to push the envelope. “She didn’t want a beige, subtle apartment,” Greene observes. Case in point: The wife informed him of an ebony-and-gold 19th-century French cabinet she had spied in West Palm Beach and after seeing it in person, Greene convinced her it was indeed a perfect anchor for the dining room. That piece took the room in a compelling new direction, with the designer pulling its gilt hues into selections for the carpet, wallcoverings, sconces and vintage Mastercraft chairs. In the stately living room, the client pushed designer once more. “Early on, we settled on a scheme,” Greene remembers, “but she came back and said that her son and husband didn’t think it was enough.” So he returned to the drawing board, crafting a design that mixes traditional touches, like voluminous draperies and velvet seating, with pluckier hits, like the 1970s Italian stools dressed in leopard print and Egyptian motif lamps that the designer repurposed from a pair of vintage pots. But nowhere is the home’s brazen undercurrent on prouder display than in the library, which counts woodwork lacquered in a cobalt blue marine-quality enamel, and a ceiling papered in a marbleized pattern reminiscent of the inside of a vintage book, as focal details. Notably, the extensive project required the expertise of some of Greene’s favorite collaborators. Jona Brisske— who first referred Greene to the client—served as an informal owner’s representative and contributing architect, advising on schematics and architectural elements throughout. One beguiling example: The classical millwork replete with fluted columns that she designed for the dining room. “It was an opportunity to elevate the formality and classical nature of the entire design,” notes Brisske. The artist Nancy Lorenz, whom Greene knew from his early design days, was commissioned to make a series of large panels featuring abstract sweeps of gold. And his desire for a luxurious envelope to distinguish the living room saw him tap the finish specialists at Fresco Decorative Painting to create a soft, pearlescent plaster treatment. “When you’re doing a project of this scale, you can explore things,” Greene notes. “Your home isn’t so much decorated as curated for you and with you.” That thoughtful approach is what makes Greene’s work special. “Every project is different,” muses the designer. “It’s always a mix of my style and my clients’ style and desires filtered through the architecture of the space.” At the end of the job, he adds, “The most important thing is that they feel like it’s theirs.”

Plenty of seating was of paramount importance in the living room, so Greene conceived multiple spots to read, lounge and entertain. CURVE APPEAL THROUGH EXPRESSIVE SCULPTURES AND LIGHTING, AN ARTIST EXPLORES THE POIGNANCY OF HUMAN MOTION. WRITTEN BY JENNY BRADLEY PFEFFER / PHOTOGRAPHY BY KRISTIN GLADNEY

o see one of Kassandra Thatcher’s biomorphic lamps or sculptures is to witness a body in motion. “My inspiration is almost solely the human form,” says the ceramic artist. “I’m drawn to the curvature of the body—the way it moves and its nooks and crannies. My work centers on creating still moments of gesture.” Those moments can be traced back to a childhood immersed in movement. As part of a modern dance company, Thatcher’s awareness of bodies and the space between them began at a young age, instilling in her a preoccupation with body language and the poetry of motion. Her passion for the human form is equally nourished by a fascination with the constant rush of her native New York City, where she finds herself mesmerized by a sea of uninhibited motivity. Whether observing the way a pedestrian crosses the street or the seemingly unremarkable turn of a head, Thatcher catalogs micro-movements that resurface in her works. “The unintentional movements that people exhibit are enthralling to me,” she explains. Converting those observations into organic lamps and sculptures is a process influenced by the likes of Jean Arp, Henry Moore, Constantin Brâncuși and Barbara Hepworth. “Many people in my field are referring artists,” Thatcher muses. “Everything we do is an homage to who came before us.” Like Hepworth, she finds that an amorphous approach resonates: Rather than basing a piece on a formal sketch or model, Thatcher lets the process determine the outcome, trusting in the materials. “If I think too much about what I’m creating, I can scare myself out of it,” she says. “I find that listening to podcasts or audio

LX_NY47_SM_Thatcher_4.indd 232

books—something that engages my brain—lets the pent-up energy in my body take over and create.” From there, she embraces the unfolding, plying her signature sculpture clay, which contains large amounts of grog and sand, into gestural forms. The past year hosted many firsts for the young artist, notably, an appearance at the high-end craft fair, Field + Supply, and retail partnerships with Spartan Shop, Totokaelo and Mary MacGill Studio, among others. It was MacGill who first introduced Thatcher to the corporeal works of photographer Edward Weston, whom Thatcher felt immediate kinship with. “Weston photographed everyday things, but paid close attention to form,” she notes. “That meticulous detail resonates with me.” Inspired by a photo of seashells, Thatcher crafted a set of diminutive table lamps, in turn inspiring a full collection based on Weston’s work, which shows at Mary MacGill Studio this season. Freshly settled into her new Bushwick, Brooklyn studio, Thatcher aims to carve out time in the flurry of growth for play and exploration. Notes the artist, “You have to leave time for fun. I’m hoping to spend more time making work for no particular reason other than the fact that I want it to exist.”

ith purity of love comes the fortitude to meet any challenge that life—or an angry goddess—throws your way. That’s the moral behind the ancient tale of Cupid and Psyche. The lovers are the subject of Brazilian artist Vik Muniz’ large-scale work, Amore et Psyche, after Francois Gerard—one of the many impressive artworks from around the world that captivate all visitors who enter this Westport, Connecticut, home. For interior designer Lisa Friedman, the myth’s teachings served as muse and mantra for the entire project: “Its underlying message is that strength and serenity can coexist,” she says. “Design can be quiet and still be powerful.” It’s a given that most homeowners want their surroundings to be a soothing respite from the outside world, but for this family of four it was paramount. The husband is the founder of an investment firm and the wife is a life coach and grief counselor who often sees clients in her home office. Friedman has worked with the family on other projects over the years, so they knew they could trust her vision to create a calming refuge where they could recharge with their two preteen sons. The family had fallen in love with a grand European-style manse that oozed old-world charm and had an enviable waterfront location, but it came with a few challenges. Built

LX_NY47_HOM_Freidman_14.indd 237

in 2008, the house was constructed along the property setback, which was angled on one side toward the coastline, so all of the rooms in the entire left wing were slightly out of square. Friedman enlisted general contractor George Desmond—who worked on the home’s initial build— and architect Marybeth Woods to address the unusual geometry without altering the floor plan. “The existing house was beautiful; we weren’t going to tear it apart, but we did want to change the vibe and update it a bit,” says Woods. One of the first items on the agenda: Employing clever, sleight-of-hand tricks, such as resetting the recessed lights, to give the rooms the illusion of being more linear. Next, the team pared back features that dated the residence. “Whatever room we touched, we tried to make the details cleaner and crisper,” notes Desmond. Plaster was removed from the ceilings in favor of a flat-painted finish and walls were given a lighter, more modern texture. Simplifying the millwork, updating the staircase and replacing the ornate fireplace mantels with contemporary stone surrounds were small but thoughtful changes that imbued the home with a dramatically different feel. “It wasn’t so much a renovation as a transformation,” Friedman is keen to point out. While the bathrooms were gutted and the kitchen was refreshed, no walls were moved on the first or second floors and the majority of the work was cosmetic.

Above: In this Westport, Connecticut, home, interior designer Lisa Friedman upholstered the same Gregorius | Pineo sofas in different styles “for a more interesting look.” A work by Kim Yongjin presides over a granite fireplace sourced from ABC Stone. Friedman traversed three states to find the 2-inch thick Italian statuary marble for the kitchen countertops and backsplash. The adjacent breakfast area features an oak David Iatesta table and linen drapes of a Rogers and Goffigon fabric.

By contrast, the third floor saw the most radical reinvention. “The attic was originally a series of rooms that felt very chopped up,” says Woods. The clients dreamed of having a personal wellness sanctuary that combined a home gym with a meditation area and spa, so Friedman designed the ultimate staycation spot. Removing walls opened up the space and adding a skylight brought in more natural light while increasing the ceiling height. In order to give the walls the kind of patina that one might encounter while on holiday in a historic European villa, Friedman incorporated a Belgian plaster finish in the same gray as the limestone in the bath. She then wrapped the floors of the gym and the meditation area in custom leather tiles in a similar smoky gray. “It’s meticulous work; there are no visible seams, so you can’t see where anything begins or ends,” she says. With such stunning craftsmanship on display, it made sense to open up the stairwell to the third floor with a custom anodized steel and glass wall. Not only does it allow light from the upper foyer to stream into the spa area, but it also offers sound protection, so time spent meditating or relaxing is mindful and free of interruption. To unify all three floors, Friedman turned to a timeless neutral palette. Subdued hues lend a calming aura and put the focus on the clients’ growing art collection as well as the home’s tranquil seaside views. Shades of charcoal, platinum gray, creamy oatmeal and snowy white create a luxe cocoon in which understated elegance envelops every room like a soft cashmere wrap. “The house has a seamless flow, yet each room has its own carefully curated identity,” she says. “At the same time, everything is interchangeable within this house; these pieces could be used in a different way, but still create the same sensibility. You need that connection from room to room to truly establish a sense of Zen.”

move to New York City often comes early in life with nothing but a suitcase in hand and a dream in heart. But for a couple who had lived most of their married life in rural New Jersey, the impetus arrived when their three grown children left the nest. “We were figuring out what we were going to do with the rest of our lives,” the wife recalls. Having lived briefly in New York City after graduating from college, she had long pined for a return to the West Village. So, it seemed serendipitous when they came upon a gracious corner condo unit with 11-foot ceilings and a primo location. The move came with a fresh start design-wise. After putting all the furnishings from their former home into storage, the couple hired designer Timothy Brown to devise a sleek downtown ethos befitting of their new chapter. “They had a vision of how they wanted to live in a city apartment,” Brown notes. “We decided to use rich wood tones and pops of color to build a playful yet sophisticated environment.” Adds the wife, “Our home in New Jersey was a mishmash of different design styles that sort of worked together. In New York, I wanted something with a little bit more style that was energetic and artistic.” A sense of energy and distinct point of view are apparent immediately upon entering the apartment, thanks to Brown’s decision to panel the foyer in sheets of laminated, textured mirrored glass—a herculean task executed by builder

“IT WAS ALL ABOUT ADDING A LITTLE MORE LIGHT AND SPARKLE. THE SPACE FEELS SO MUCH BIGGER.” –TIMOTHY BROWN

Gareth McQuaid. Inwardly situated, the thoroughfare called for something dramatic yet practical. “It was all about how we could add a little more light and sparkle,” he explains. “It’s glamorous, but not too glamorous—and it makes the space feel so much bigger.” It was the smoky undertones of the mirrored glass foyer that inspired the unexpected hits of purple, pink and blue that would lace the home together. To offset the traditionally feminine hues found in focal details like the aubergine drapes in the great room and magenta rugs in the hallway, the designer stuck to dark wood and upholstered pieces with strong, clean lines set against a sea of moody grays and textured whites. Venetian plaster, felt and grass-cloth treatments imbue the walls with visual depth while providing a neutral canvas for the couple’s compelling art additions— many of which are large-scale photographic works curated by art consultant Ann Yaffe Phillips—to take center stage. Technically a three-bedroom apartment, the clients opted for a different configuration—one that would play to their daily routines as a household of two versus five. Alongside Brown, plans were made for an airy master bedroom flanked by posh his-and-hers offices, each outfitted with a sofa that pulls out to a comfortable bed when the children or friends pay them a visit. Another decadent decision: the dining area-adjacent dry bar, which Brown fashioned around a cumbersome structural column. Filling the formerly dead nook, the walnut-topped Corian bar does double duty as a cocktail hub by evening and a casual breakfast spot by morning. “It’s so simple, but so perfect,” the wife shares. “I always marvel at how Timothy made something beautiful out of nothing.” Since the wife was particularly attuned to the sensory experience of each living space, Brown had much of the furniture custom made. The bedside tables, for example, are within optimum reach of their raised smart mattress and her office desk and chair allow for her to sit cross-legged in meditation. It was equally important that all textiles— from the rugs underfoot to the throw pillows on sofas—be exceptionally soft and tactile. While indeed a fresh start for the couple, Brown is quick to clarify that the new city roost is still a thorough reflection of their personalities. “She’ll wear a white T-shirt and leather jacket while arranging flowers,” Brown shares of the wife, likening her own “edgy sophistication” to the finished feel of the apartment itself. “It’s refined,” he adds of his handiwork, “but it’s fun, too.”

Designer Timothy Brown created a calm color scheme punctuated by purple for a couple’s apartment in the West Village—including an ALT for Living runner in the hallway. The art above the custom steel benches is an untitled work by James Nares, while Rachel Perry’s Lost in My Life (Fruit Stickers Standing with Round) hangs on the back wall.
