Neolith® is an architectural skin capable of dressing up any interior or exterior commercial or residential space where it’s applied from floors and walls to kitchen countertops, facades and even furniture. The large format minimizes the number of joints in cladding for decorative and hygiene benefits. The minimal thickness allows it to be directly applied to an already existing surface without the need for prior removal.

It’s a low-maintenance material given its special resistance to scratches, stains, chemicals, high temperatures and traffic. Neolith® also provides the perfect balance between aesthetics and functionality given its unlimited possibilities and capacity to resemble all-natural materials like stone, wood and metal. My goal, both personally and professionally, is to create lasting relationships wherever I go. It brings me great joy to be involved in my local community of Edmonds as a realtor, philanthropist, and mom.

When I am not touring homes with clients or combing through market research you will find me raising my active family and as an activist in the community. My passion for equality has driven me to sit as an advising member of the Edmonds School Districts Strategic Initiatives Panel, to sit on the board of a non-profit that works hard to make sure kids of all backgrounds and abilities get the opportunity to attend summer sports camps, and host a large women’s event yearly that gives me the opportunity to speak life and love into their lives.

ROY TOWSE ROY.TOWSE@COMPASS.COM 425.444.8089

Innovation is at the core of not only my brand, but who I am as an individual. I’m constantly looking for new technology, ideas and new ways to solve problems. This allows me to become a more efficient managing broker and improve the processes I use daily that directly affect and better the outcomes of my client’s endeavors, whether it’s buying or selling a home. Ask me about my extensive eastside real estate knowledge.

I have a strong interest and core knowledge of Real Estate and extensive experience in Mortgage Finance that I use to help buyers and sellers determine what their best options are in Seattle’s ever-changing market. I am consistently able to call on my background as a mortgage underwriter, mortgage loan officer and now as a managing real estate broker with Compass to better my clients positions in all aspects of real estate. Every client has a different scenario and I excel at figuring the best options for each specific need. I have been through the ups and downs of the Real Estate industry being in the business since 2009 and I have seen a lot, though there is always something new to learn. I strive to learn new things every day through networking, conversations, reading, podcasts, you name it. I am always on the lookout for anything I can do to help my clients better their situations My attention to detail and over-the-top customer service attitude sets me apart from my competition. I have a keen sense of when and where to implement certain qualifying questions to help buyers buy or sellers sell. Are you or anyone you know thinking about taking part in a Real Estate transaction in 2020?

RADAR / IN CONVERSATION

Something BORROWED ARCHITECT NINA EDWARDS ANKER SWIFTLY ADVANCES THE CONVERSATION ON SUSTAINABLE DESIGN. WRITTEN BY HEATHER CARNEY / PHOTOGRAPHY BY LESLEY UNRUH

Leave it to Nina Edwards Anker to design a residence that personifies sustainability. The New York-based architect received her doctorate from The Oslo School of Architecture and Design leading to her acclaimed Southampton project, Cocoon House. Here, Anker opens the doors to her Gold LEED-certified home and forward-thinking approach to the built environment. What was your biggest takeaway from studying in Norway? The minimalist aesthetic really resonates with me. Norwegian Pritzker Prize-winning architect Sverre Fehn made structures nestled into the landscape. I was drawn to the contrast between the little homes set against the vast water and snowscapes. That shaped my attitude as to how architecture relates to nature. Let’s talk about the Cocoon House and its unusual curved shape! I was inspired by a yurt in Vermont. I’m interested in how we can use scientific technologies to do what our ancestors did. One of my favorite times of year in the house is a sunny winter day, sitting in a T-shirt in the living room with no heat on and it’s still so warm. These ancient typologies worked for a reason. Your perspective focuses on affect before effect. The starting point is you have a family member with a health issue—in this case, my son has asthma—and you address that before anything else, so the house is a purely timber ‘breathable’ structure. It’s better for breathability and for the climate in terms of CO2 release. So health and sustainability go hand-in-hand? How we address our spaces in terms of well-being and the environment should be in sync. The orientation of the site, breezes, sunlight, lack of clutter—that’s all wellness. Share another example of a well-designed LEEDcertified building. I love the Brooklyn Botanic Garden Visitor Center. It’s a gateway between the urban and natural landscape. Just because it’s sustainable, doesn’t mean it needs to be overly technical or intimidating. What's next? My book on the Cocoon House launches in August. I’m also working on the Flora and Fauna Extinction Project, making furnishings inspired by plants going extinct in the natural world.

LX_COM31_Radar_InConversation.indd 96

In the hallway of the Cocoon House, translucent colored skylights are designed to enhance the experience in each space. Colors range from vermilion red, signaling sunset and rest, above the master bedroom, to deep yellow, indicating zenith and activity, near the living room.

Paradise FOUND AFTER AN IMPASSIONED RESTORATION, THE SAN YSIDRO RANCH OPENS THE LAST OF ITS DOORS. WRITTEN BY GRACE BEULEY HUNT PHOTOGRAPHY BY TREVOR TONDRO

The silver lining to nature’s wrath is that it tends to bring out the strength and ingenuity in people— and such was the case when mudslides struck the San Ysidro Ranch in 2018. Nestled in the Montecito foothills, much of the beloved resort was buried under mud when a deluge following the Thomas Fire sent rivers of topsoil down the mountains. For owner Ty Warner and the architects at Appleton Partners—who had collaborated on its historical restoration years prior—the mission was clear. First, revive the property to even greater splendor. Second, protect it for future generations by working in tandem with the topography. “We kind of rebuilt from an earthworks point of view,” explains Ken Mineau, principal and project architect. This translated to using the enormous sandstone boulders that had tumbled down the mountain to buttress the banks of the San Ysidro Creek and the foundations of its abutting cottages—a few of which were rotated away from the water. In an imperative investment, a debris basin above the ranch was enlarged to catch future fall, and 400 mature olive and oak trees were planted to restabilize the terrain. With the landscape reborn, a crew of roughly 250 subcontractors descended each day for a year and a half, intent on reestablishing the same architectural flavor to the damaged buildings. Materials catalogued during their first renovation, such as antique oak floors and limestone slabs, were installed anew as an assembly line of tradesmen worked their way up the creek. “It was a Herculean effort, but it’s back to what it was and that’s a beautiful thing,” Mineau says. “Every rock, every tree, every roof is back in place.” Save for one exception: The boulder that came six inches shy of wiping out the 1825 Old Adobe. That stone will remain alongside the historic landmark, defiant. This season, bringing the revival full circle, the last four creekside cottages reopen, beckoning guests with bird song and a piece of history embalmed with great care. “It’s a healing moment,” notes Mineau. “This particular story is just one of many past and many chapters to come.”

Verdant gardens, groves of olive and citrus trees, and an array of California vernacular guest bungalows distinguish the San Ysidro Ranch in Santa Barbara, California. Appleton Partners worked to restore and preserve its singular sense of place following mudslides exacerbated by the Thomas Fire.

A NEW WAVE OF CUSTOM HOMES ADDRESSES AN INCREASED APPETITE FOR NATURE-FIRST DESIGNS. WRITTEN BY MARY JO BOWLING PHOTOGRAPHY BY ELLEN LEAK

The words “development” and “sustainability” don’t always go hand-in-hand. But a growing number of architects and developers are working to change that perception, and are doing it in a way that connects luxury homebuyers with nature. “The smart use of natural resources in architecture is the key to a better future,” says David Lang, principal at Lang Architecture, who recently designed a lakefront community in Taylor, Mississippi, with this approach in mind. “For buyers, it’s an investment in preserving and protecting the landscape, which furthers a sense of ownership.” At Splinter Creek, the setting takes center stage. Homes on the 650-acre property “minimize human intervention into nature, while maximizing the effects on habitants,” says Lang. Each home—in addition to being crafted with sustainable materials and passive solar techniques—is designed to seem as one with the bucolic landscape. Inspired by nearby barns, Lang composed the handsome, modern structures with materials such as cypress timbers and galvanized metal. “The locally sourced wood will gray as it weathers,” says Lang. “And when it does, it will blend in with the environment.” But that’s not to say “blending” the dwellings means nestling them into the ground. On the contrary, homes sit, at least partly, on stilts and piers. Not only does this give them the appearance of hovering, it minimizes the touch of man on the earth. “It also allows for a great water view,” adds Lang. Experiencing the water and nature is also by design. Large window walls are oriented to the lakes and the volumes are broken up into separate buildings—sometimes connected by a traditional dogtrot, or open-air passage—allowing residents to experience their surroundings as they move through the day. The architect calls the luxurious homes meticulously detailed and refined, but they’re not opulent mansions—most designs clock in at roughly 2,000 square feet. “Although they are generous, especially in the public spaces, they are smaller houses created that way intentionally, so they don’t overwhelm the landscape,” says Lang. “To us, a strong connection with nature and simplicity are the ultimate luxuries.”

LX_COM31_Radar_Buzz.indd 100

Each home at Splinter Creek sits upon 2 to 18 private acres, offering buyers seclusion and an immersion with the raw natural surroundings— the latter of which architecture principal David Lang describes as “a necessity for well-being.”

“I tend to favor color in my interior design work, but my go-to favorite neutral is Decorator’s White by Benjamin Moore. It’s crisp and clean.”

“Pratt & Lambert Timidity is my No. 1 choice. My entire New York City apartment is painted in it, including the ceilings. It’s an elusive and beautiful khaki shade.”

“Wimborne White by Farrow & Ball is a true white with just enough warmth. I used it for my design studio and shop. I love that it feels bright, but not too stark.”

–JOE LUCAS

–THOMAS O’BRIEN

–SARAH BARTHOLOMEW

“For as long as I can remember, Benjamin Moore White Dove has been a mainstay for designers. It is a classic, soft hue that goes with everything, and we use it constantly for trim and cabinetry.”

“Even when using a base color, it’s important to define the story and point of view. I gravitate toward gray and creamy tones, like Dover White by Sherwin-Williams, to better support surrounding layers of color.”

“Farrow & Ball Pointing is perfect for living spaces. It’s the loveliest soft white that doesn’t read too austere or brilliant. It works well in modern and traditional applications as well as for trim!”

POST MASTERS @vineandvintage

WHO: Erin Tole and Ryan Phillips, whose account first chronicled their Vancouver Craftsman renovation, now showcases Tole’s eclectic thrift store finds displayed among her forest of plants. WHAT: By collecting (and swapping) vintage treasures and tending to a seemingly endless array of houseplants throughout the 5,000-square-foot space, Tole’s posts illustrate the perpetual evolution of their home, from major renovation to lugging a beloved fiddle-leaf fig wherever it will thrive best next.

EWF MODERN

Portland’s EWF Modern combines the clean lines of modern furniture with natural materials and textures to achieve their signature “organic modern” style on everything from dining tables to sectionals and even small accessories. Owner Renee Russo explains the company’s characteristic style. ewfmodern.com What can guests expect to find in the showroom? Exclusive furniture and accessories for modern living, dining and sleeping, in materials like sustainable wood, supple leathers, powdercoated metals and organic cotton bedding, curated mostly from North American and Italian manufacturers. Tell us what’s new. Our latest collection features a modular sofa in a natural flax linen upholstery paired with raw-stone nesting coffee tables and camel leather accent chairs (left). For dining, we offer two styles: One is a pedestal-style with a concrete top and the other is FSC-certified solid walnut. We offer a selection of dining chairs to pair with them, in wool, leather and eco-leather. What’s popular now? The modern motion sofa, with its button-controlled footrests and moveable backs. Because it’s modular, it can be customized to fit any living space, and it comes in a variety of fabrics. 114 / LUXESOURCE.COM

IN HER WORDS: “I’m a sucker for nostalgia. I have a hard time saying no to things that make me think of my maternal grandmother. She and my mother are responsible for my love of plants, brass and books.”

CHECK IN ATTICUS HOTEL

Here’s an architectural challenge: Design a luxury hotel that blends seamlessly into the quaint cityscape of a small Oregon town. After two years, architect Nathan Cooprider has established a downtown McMinnville mainstay in the Atticus Hotel (375 N.E. Ford St.). Book a room and you’ll see how elevated the hotel truly is—in fact, each of its 36 rooms offers a distinct experience. Christina Tello of Tello Interiors says, “All the little touches—brass animals in each room, an array of velvet accent pillows—make each suite feel like a curated apartment. I wanted to do something that let guests know each room is different, but looks harmonious in context.” Just what Atticus was poised to be: distinctive, but harmonious. atticushotel.com

WHY: Tole rejects the idea that one need subscribe to a single design influence. A “hesitant maximalist,” she believes anyone drawn to a variety of styles can weave cohesion into their eclectic visions.

INSIDE LOOK HOMESTEAD

When Michele and Ryan Tansey began their vintage furniture business, Homestead, in 2011, the first floor of their Seattle home was the storefront— everything in it was for sale. As the couple’s collection expanded— boasting home goods, furniture, rugs and art ranging in era from the 1900s to the 1990s—they unveiled their Capitol Hill showroom and online shop. Ryan says, “We both believe that there’s already so much beautiful furniture and home goods in the world, so it’s always worth considering classic and vintage design when updating your space.” Patrons agreed. In fact, they were so enamored with the Tanseys’ aesthetic that they often asked if they could buy the plants on display too. This led to yet another successful offshoot of their core business—two houseplant shops in the city—reaffirming the Tanseys’ ever-evolving presence on the Seattle design scene. As to what’s become of their home’s first floor? It’s still open for business, only now its vintage treasures greet travelers who book the apartment through Airbnb. homesteadseattle.com

ARTof TEXTILE Even if you don’t recognize Portland Garment Factory by name, chances are you’ve been in the presence of its work. From art fabrication to soft-goods installations to retail displays and more, owner Britt Howard and the PGF team work with brands big and small to bring their textile visions to life. Portland’s Heart Coffee has commissioned fabric pieces that look like soft, textured paintings for display in their cafes; hospitality clients Ace Hotel and Knot Springs have displayed PGF’s wearables and soft finishes; Aesop enlisted them to install light-diffusing panels in their local shop. Despite PGF’s industrycrossing breadth of design work, the company maintains a zero-waste cutting room. That means no fabric is ever trashed; rather, it becomes fodder for new designs by them or other community members. portlandgarmentfactory.com

TABLE TALK CONVERSATION SEATTLE

The former camp-themed restaurant in downtown Seattle has been transformed by Thompson Hotels into their latest endeavor, Conversation, whose refined approach to all-day dining invites both Thompson Seattle guests and the downtown public to slow down and enjoy a meal over— you guessed it—engaging conversation. The restaurant’s new decor, by Rebel House Design, encourages face-to-face interaction in the digital age, with diners seated among rows of custom-created cafe, bar and lounge seating under the warm glow of branched brass chandeliers. If at any point the dialogue doesn’t come easy in this open yet homey space, though, each table is equipped with conversation cards to get the discussion going. conversationseattle.com

AMBIENTE EUROPEAN TILE ▲

For Ambiente European Tile, it’s all about textural surfaces, eye-catching accents (such as a bold mosaic in a shower niche) and floor-to-ceiling tile. As the year goes on, Kristen Branning of Ambiente says, “Expect plenty more colorful tiles and head-turning statements in the form of mosaics, ceramic tiles and encaustics.” A favorite interpretation of the trend continues to be terrazzo, which can be customized in your favorite mix of materials and stone. Gea tile from the La Libertà collection (manufactured by Mosaïque Surface), is a gold glass and brushed brass tile that adorns Miele terrazzo for a chic, feminine mosaic. ambientetile.com

▲ EDGEWATER STUDIO

Vancouver’s Edgewater Studio inspires creative installations with art glass tile, combining calming hues (think cool tones like aquamarine and viridian) with asymmetrical gradients for added movement up and down kitchen backsplashes and bathroom walls. Classic scale mosaics, like the custom green-and-white art glass featured in Māk Interiors’ kitchen design, trickle from the ceiling into a smattering of bold blues by time they meet the counters. Formerly operating from a private studio, Edgewater celebrates the launch of its Vancouver showroom this spring. edgewaterstudio.com

Hailing from Portland, Oregon, Pratt & Larson is taking advantage of growing requests for more pattern in textures in their new InLine series, created by owners Belle Iskowitz and Anthony Asch, which enhances a classic shape with contemporary linear patterning. The collection includes 12 glyphs that allows designers to create patterns both simple and complex with mixing and matching, brought to life through more than 300 glaze colors—such as the deep turquoise found in W63 (left). prattandlarson.com

Jamy Patterson, Damon Rao and Dan Gibbons—partners of PRG Group—are quick to point out that they are not designers, but rather, builders who skillfully execute the wishes of architects, designers and clients. “We have completed 150-plus renovations and all have had their unique challenges,” Patterson says. “But they have all been a success due to the great team assembled to complete them.” While much has changed over the years, PRG’s founding values remain the driving force behind its success. “We believe in a transparent process that puts our clients and their needs before anything,” Rao says. “It means our books are wide open, our quality is exceptional and our timing is near perfection.” This dedication has resulted in a disciplined approach—one that ensures projects are delivered on-time and on-budget with quality that sets PRG apart from the competition.

Built in 1820 for a merchant, and soon after purchased by Governor William Aiken Jr., whose family owned the home for 142 years, the Aiken-Rhett house offers a glimpse into antebellum and post-war life in Charleston. Now under the stewardship of the Historic Charleston Foundation, the organization is dedicated to sharing the stories of the enslaved men, women and children who maintained the estate, while also showcasing furniture, architecture and finishes from the mid-19th century.

BEAUPORT, THE SLEEPER-MCCANN HOUSE, GLOUCESTER, MASSACHUSETTS The provenance of the Sleeper-McCann House reads like a rich design novel. Henry Davis Sleeper, one of America’s first professional interior designers, built his summer retreat along the New England shore in 1907. He filled its rooms with a masterful mix, ranging from hand-painted 18th-century Chinese wallpaper to salvaged kitchen doors from his mother’s family’s home. After his death, Helena Woolworth McCann, a fellow collector, purchased the residence and kept much of the design vignettes intact.

HOLLYHOCK HOUSE, LOS ANGELES

Oil heiress Aline Barnsdall commissioned Frank Lloyd Wright to design his first Los Angeles project—Hollyhock House. Named after Barnsdall’s favorite flower, the floral motif can be found throughout the home. Completed in 1921, it is an early example of Mayan Revival style. In 2015, the estate reopened after a $4.3 million restoration, and in 2019, was added to the UNESCO World Heritage List, making it the first modern architectural cultural site in the United States to earn the accolade.

MIAMI MOMENT VIZCAYA MUSEUM AND GARDENS, MIAMI

Just south of downtown Miami overlooking Biscayne Bay stands the otherworldly Vizcaya estate. Owner and businessman James Deering envisioned the 1920s property as a modern and subtropical interpretation of 18th-century Italian villas. Despite its historical inspiration, the waterfront estate was constructed with modern techniques and technology for the time. Inside, old and new influences merge, such as Baroque and Renaissance antiques paired with works by contemporary artists.

FINE GRAIN WRITTEN AND PRODUCED BY KATHRYN GIVEN

Move over white. Brown is back—think upholstered textiles, painted living room walls and, specifically, kitchens and baths with rich wood elements. While some may flash back to the paneled kitchens of the 1970s, today’s modern interpretation offers warmth and honors the material’s rich hues and patterning. Certain woods, such as walnut, have a beautiful depth to them that can easily cross boundaries between contemporary and traditional design. As shown here, it really shines when paired with other textures and tones.

Court Atkins Group Design Director Deborah Van Plew worked with Element Construction to create this natural wood-inspired Bluffton, South Carolina, kitchen. The walnut cabinetry is by Rutt Handcrafted Cabinetry from Palmetto Cabinet Studio. Swaim stools pull up to the island across from a Wolf range, while the side countertops are in Fresh Concrete by Caesarstone.

PERFECT PLANKS

Deborah Van Plew, design director for Court Atkins Group, offers a different perspective on the coastal kitchen for a vacation home in Bluff ton, South Carolina. While still light and bright, the design nixed a traditional white color scheme in favor of beautiful walnut surfaces and dynamic stone accents. courtatkins.com

What elements did you start with? The owner loves green, so the Blue Tides marble appealed to her right off the bat. We started with this material using it on the waterfall island and the full-height backsplashes. From there, the walnut cabinetry offered a warm, organic factor providing just the right complement to the busy stone. The wood really enhances its beautiful green tones. The design is so seamless. There are a lot of intersecting lines here. Instead of hardware, we went for a clean, streamlined aesthetic, but that meant there was no wiggle room for elements to

be off by an inch or two; everything had to align perfectly. We also thought about scale. It was important to carry vertical surfaces like the wood cabinetry to the ceiling for everything to feel integrated and connected. Where are the appliances? The kitchen faces a large great room. I didn’t want anyone to feel as though they were constantly looking into a kitchen but rather just another living area, so we created a galley behind the range. That’s where we tucked all the things you really have to use on a daily basis, including several appliances.

HIGH STYLE

CHRISTOPHER PEACOCK In the nearly 30 years since Christopher Peacock founded his eponymous luxury cabinetry company, he’s seen kitchen trends come and go, but wellmade, straightforward designs will always stand the test of time. For one of his latest projects, the king of quality kitchens walks us through how he

approaches putting together the home’s hardestworking room. peacockhome.com Where do you begin when designing a kitchen? For me, I usually start the process before I’m even inside the space. It’s important to be aware of the detailing, materials and arrangement of the rest of the home so the kitchen design is both cohesive and a natural progression. A big mistake is thinking of this room in a vacuum. Walk us through your approach to the materials. The dramatic stone was the first thing I picked out. I considered it as a piece of art in guiding the rest of the scheme. For example,

the gray and blue cabinetry colors were pulled right from the veining. Walnut has been around for a long time but there’s something about this particular wood that I just love. It brings such depth to a design and can simultaneously feel both modern and traditional. How have kitchens evolved? Today, these rooms are not considered separate spaces. Instead, they often open up to living areas, particularly in cities and urbans developments. Because of this fluidity, I wanted the elements in this kitchen to read almost like furniture: The island, oven and wall cabinetry all become decorative pieces incorporating different materials and colors.

WOODEN WONDER

MARIE FLANIGAN

photos: julie soefer.

In a Houston home, designer Marie Flanigan renovated and reinvented the master bathroom to create a statement space with stunning architectural details. Since the original bath was very dark, the first step was to brighten the room and welcome in natural light. To avoid altering the envelope of the building, she implemented a solarium ceiling allowing sunlight to flood the area during the day through solar tubes on the roof. Additional lighting was also added for a soft glow at night. marieflanigan.com

For bathrooms, especially, Flanigan recommends addressing functionality from the very beginning to ensure space is utilized in the best possible way and appliances or fittings are positioned in areas that flow easily. Although the footprint of this room was not changed, so many more usable areas were added including the vanity, bathtub and kitchenette nook. After the technical, ‘macro’ aspects of the design are decided, Flanigan says she turns to micro details like color, texture and materials. Paneled marble walls create an elegant, subtle focal point and were designed to encase the mirrors and sconces. While green stone slabs were the first-round pick, Flanigan and the client eventually decided on honed Calacatta Bettogli, an elevated and refined option. Walnut elements and unlacquered brass finishes, including wood inserts on the Samuel Heath sink fittings, were also introduced to add warmth and comfort to the bathroom. “Natural tones will never go out of style,” says Flanigan.

This spectacular Houston bathroom, designed by Marie Flanigan alongside Kelsey Grant and Sydney Manning, features Ralph Lauren sconces from Visual Comfort & Co. and an Urban Electric pendant. A Palecek chair completes the vanity area.

An eight-story townhouse offered Westport, Connecticut-based architect Roger Ferris a unique opportunity to design a statement staircase. Twelve feet in diameter and comprised of seamless white Corian cladding with white oak treads, the monumental structure was fabricated as a single piece off-site and in turn, lowered in through the roof. Notes Ferris, “It acts as a reinterpretation of a common feature that is well conceived and artfully executed.” ferrisarch.com

STRENGTH IN SIMPLICITY “Simplicity is the ultimate sophistication.” Attributed to Leonardo Da Vinci in the 1400s, the mantra has rung true for centuries, echoed in all areas of art and culture, and perhaps none so much as architecture, a field distinguished by thoughtful restraint and fortitude. The next few pages showcase an array of timely architectural inspiration unified by clean lines, powerful function and understated wow-factor. To open the conversation, look no further than this sculptural staircase by architect Roger Ferris—a testament to the enduring dazzle of a less is more approach.

MAJOR PANE

If the view to the courtyard is any indication, a stay in the premier guest room of architect Bobby McAlpine promises to be a singular experience. Located on the lower level of his Atlanta home, the dramatic chamber is flanked on either side by sunken gardens enjoyed via ocular pivoting sash windows fabricated by DQ Ironworks. Aiding in the luminous feel despite its subterranean siting, white plaster walls, ceilings and floors host furnishings of exaggerated scale, such as the 12-foot-long Niermann Weeks table topped with antique French urns. “It was most important to make this room one you’d never forget,” says McAlpine. mcalpinehouse.com

LIGHTNESS of BEING

In the hilltop San Francisco neighborhood of Noe Valley, Malcolm Davis Architecture set about pouring daylight into a historic townhome without sacrificing privacy. Rather than punching windows through its side walls, which would have yielded undesirable views, Davis imagined a long, slim skylight punctuated by the building’s freshly exposed wood framing. Notes the architect, “This is such a captivating element because it’s a moment where a modern insertion expresses the original ‘old bones’ of the house. The skylight creates a feeling of warmth and a connection to the outdoors where you wouldn’t expect it.” mdarch.net

Rachel Bullock and Molly Purnell were working as architects in Los Angeles when a notion struck: Indoor/outdoor furniture options to their tastes were dispiritingly limited. The duo spent the next year learning to weld and soon after, LAUN, their kicky outdoor furniture line, was born. Shown here, the travertine and copper Chord Daybed—inspired by the Cathedral of Our Lady of the Angels—highlights their dynamic point of view. “We approach furniture similarly to architecture,” says Purnell. “We analyze each piece in terms of materiality, color and texture, and then we synthesize those ideas with more logical form and function requirements.” launlosangeles.com

“Originally, this space was going to be an office for the husband. However, the children fell in love and commandeered it within days of wallpapering,” shares architect Rafe Churchill of this cozy bonus room. Situated in the front portico of the Stanford White Award-winning Greek Revival he built in Sharon, Connecticut,

the space's softly sloping eaves, herringbone linen-clad walls and ceiling, and a fanlight window with views spanning 40 miles create an inspiring retreat for all ages. Notes Churchill, “We wanted to embrace the pastoral setting and historical location while creating a family home conducive to contemporary living.” hendrickschurchill.com

Pivotal MOMENT

For a home on Miami’s Venetian Islands, Strang principal Alexandra Mangimelli drew inspiration from the strong horizontal lines and deep overhangs of modernist architect Alfred Browning Parker, devising a structure she describes as both “rhythmic and purposeful.” To usher the home’s exterior strength into the sleek interiors, the architect opted for a custom black pivot door of imposing scale. Whether closed or open to 180 degrees, the immersive portal erases the divide between indoor and out, connecting the homeowners and their guests with the interior courtyard, sculptural cistern, and beyond, the waters of Biscayne Bay. strang.design

6 FANCY FRIEZE Plaster has transcended its traditional roots of late, lending gravitas to contemporary, even modern interiors. “We’ve seen a notable upswing of interest in sculptural relief, both figurative and abstract,” says Adrian Taylor, principal of Hyde Park Mouldings, the Long Island studio specializing in the design, fabrication and installation of artisanal plasterwork. “It seems people are realizing anew that the marriage of architecture and sculpture can yield sublime results,” he adds. This custom prototype—a simplified floral frieze for G.P. Schafer Architect—speaks to the medium’s fresh face for the new decade. hyde-park.com

With a trend toward digital detoxing at home, it comes as no surprise that the latest arrivals in home automation strive for subtlety and timelessness on appearance. Take Meljac’s Classique Collection, which is newly available stateside in slim 38 mm dimensions— ideal for controls that must fit in tight wall spaces—and shown here in perennially chic light bronze. After researching vintage and international public libraries, a bibliophilic couple presented Stuart Silk Architects with an unusual ask for their Issaquah, Washington, lake house: a doublestory library. Enamored with the brief, plans were drawn for a dramatic slate-toned sanctuary with dark herringbone floors. To the right of the entryway, a powder-coated steel spiral staircase fabricated by Northwest Stair & Rail, Inc. weaves to the upper level of the library, which hosts more shelves of books, a comfy, tucked-away reading nook, and a secret passageway to the master bedroom. stuartsilk.com

Prior to designer Mary Frances Young’s arrival, a Manhattan apartment’s crowning feature—namely, a plastered brick, barrel-vaulted ceiling—was shrouded by dark building materials and furnishings. Allowing the architectural envelope to take center stage, Young painted the walls in Benjamin Moore’s Paperwhite and paneled the floors in crisp white oak topped with a custom Amadi carpet, setting the stage for her airy take on the 19th-century parlor. “The building is a historical ice storage facility with wide hallways and big spaces. My hope was to happily mix the old building bones with new finishes and furniture,” Young notes. youngandfrances.com

Few wall treatments rival the grandeur of marble fluting, an architectural tradition passed down and reimagined for millenia. For a modern spin, consider Pinnacle, new from Artistic Tile, which trades classical fluting associations for CNC-cut triangular grooves— an intriguing contrast against the marbles’ natural veining. Available in three stones—Bianco Dolomiti, Nero (above, left) and Calacatta Gold (above, right) marble—the tiles can read bold and graphic or soft and textural, making them a dimensional addition to interiors of any flavor. artistictile.com

ach room in the Juvet Landscape Hotel, built in 2008 by the firm Jensen & Skodvin Arkitektkontor and featured in the sci-fi film Ex Machina, has at least one wall of glass focused on a view of nature that changes with the seasons. It also happens to be located in a remote spot in a small village near Norway’s northwest coast. “It’s both very modern and very formally simple,” says architect Matt Wittman. “It really uses the site and the building forms to frame the landscape.” The hotel’s design had captivated Wittman’s clients, who wished for something similar for their Seattle-area home. That location, however, was a far cry from the forests of Norway. Here, bordered by a busy street with neighbors on three sides, the architect and his partner, landscape designer Jody Estes, had to devise another way to capture the hotel’s encompassing feeling of serenity. First up was the dwelling’s orientation. “What was originally an almost idyllic suburban neighborhood has become a much more urban experience with traffic and noise, so our thought was that we would turn the house inward,” Wittman explains. From the street, a dense cedar slat fence, stained a deep black and punctuated by trees standing sentry, keeps the world at bay. “If you drive by, you see a blank, very quiet, very humble façade that’s very deferential, not trying to call attention to itself,” he notes. Within the walls, the L-shaped abode embraces a central courtyard as its focal point. The kitchen, dining, and living rooms are all focused on the garden, with sliding doors enabling the lower floors to fully open to the outside. “It’s so important to orchestrate the views and the screening and the green and the light because

you have a very contained view,” says the architect. “Your neighbor is very close, but you create a way that it feels like your neighbor is not there.” Thoughtfully placed, often etched windows—a low one in the living room, a frosted one in the bathroom, a high skylight over the stairs—are orchestrated to bring in light while maintaining privacy. The meticulous attention to flow and the blurring of the boundary between exterior and interior makes the comparatively modest residence feel larger. To conjure the illusion of a more expansive property, the team turned to the precepts of Chinese landscape painting and garden design, which rely on the layering of elements. These moves include the flowering crab-apple trees to obscure the fence at the rear of the property, the slatted staircase wall that plays peekaboo with the main floor, the interior’s filtered sight lines, and the maples clustered close to the home that play with the eye’s perception of distance. “That helps the landscape seem larger, too, by putting things in the way of other things, you get the illusion of depth,” Estes explains. The result, says Wittman, is that “you feel like the property is a lot bigger than it actually is.” A rich materiality permeates the house and ensures that the cedar siding-clad home feels warm and welcoming. Hydronically heated natural concrete floors, their soothing gray tone augmented with a lightly sanded finish, ground the residence with visual and visceral warmth. White oak, used for the cabinetry, the staircase and its adjoining slatted wall, complements the cement’s hues. “You have a lot of wood in the places that you touch,” says Wittman, including doors and window frames. Into this backdrop, Wittman wove in contemporary furniture and lighting with delicate, simple lines. There is a fixture, sourced from Europe, in the art room; a collection of Sonneman pendants over the kitchen island, Eames molded plywood dining chairs, and a Carl Hansen & Søns wing chair all keep the focus on the architecture. The natural variations of the materials function as abstract art: the streaks caused by the cold-rolled process that forms raw carbon steel—used for both a wall in the art room and the fireplace wall; the wood’s variegated striations; and the restrained punctuation of colorfully upholstered pieces are the total of the adornment. “It’s the best thing you could hope for, where the clients have a great design sensibility from the get-go,” says Wittman, “Now that they’re in it, they appreciate it. Sometimes they’ll send us photos of their kids playing on a staircase or working in the art room or their bedrooms and running outside, so just kind of seeing how that choreography, that theater of daily life plays out in unscripted ways is really fun.”

The entry courtyard of this Seattle-area house is separated from its surroundings by a cedar fence, yielding a peaceful spot. Architect Matt Wittman chose cedar siding because it weathers well and paired it with concrete for the structure’s exterior. A Tech Lighting sconce from YLighting hangs near the front door.

I

am compelled by beautiful and functional things,” says Portland artist Melanie Catherine Nead. “I think as humans, we want our spaces to be beautiful, and there are iconic patterns and forms that we respond to as people and have responded to for centuries and centuries. Our design history is a long conversation with ourselves.” This compulsion, both personal and universal, has taken her on an unconventional path, from tattoo artist to muralist. But before she decorated skin or surfaces, Nead had planned on being an English professor. A year-long apprenticeship at a tattoo studio changed those plans. “I love art, and I love people, and I thought it would be a good fit,” the artist says. A 15-year career followed; however, it was physically and emotionally demanding. She ultimately developed severe tendonitis and eventually came to acknowledge “I didn’t like hurting people.” Nead knew it was time to pursue another path. “I’ve always been fascinated by pattern and wallpaper, and when I took over ownership

of my tattoo studio, I cut an elaborate stencil in a damask-style design and painted one wall with it,” she recalls. “It really sparked something in me.” After selling her business, she revisited the idea and began by painting a wall at Bernstein’s Bagels, where her husband is a co-owner. Soon after, Lonesome Pictopia, her custom mural business, was born. Now, her work ranges from a tarot-and-palmistry-influenced wall for Psychic Bar in Portland to fluttering butterflies for a high-rise nursery overlooking Lake Michigan. “Switching to mural work was magical,” she says. “It’s so much less loaded, and even though it’s detailoriented it is much less physically demanding. It’s collaborative, and it employs a lot of the same iconography and decorative lexicon.” Recently, Nead has begun designing wallpapers as well. That endeavor, also called Lonesome Pictopia, has been in the works for nearly three years. Pulling imagery from her local surroundings, her first patterns to launch will be Dogwood, inspired by one of the trees in her backyard and the bumblebees that flock to it, while Solomon’s Seal, named after one of her favorite plants in her garden, is influenced by Greek pictorial vases. Additional launches

are planned—with a collection totaling 10-15 patterns anticipated to debut over the next year. In Portland, Manolo Walls will carry the line, which will also roll out to showrooms around the country. All are traditionally printed, a decision that the artist made early on. “I really like the squishy ink edges and textures of classic surface and flexographic printing,” she says. “I want to create wallpapers that feel traditional but are contemporary. I think of it as a botany of place.”

FRESH COLORS AND CHOICES PUNCTUATE THE METICULOUS RENOVATION OF A VINTAGE HOME. WRITTEN BY KELLY PHILLIPS BADAL / PHOTOGRAPHY BY HARIS KENJAR

The entry sets the tone for this 1910 Colonial Revival-style Seattle home, creating an atmosphere that’s anything but old-fashioned. With its rich hue, the GP & J Baker strié wallpaper sets off the deep molding profiles, while the ceiling painted in Benjamin Moore’s Pale Smoke further enhances the running trim. Providing contrast is a carpet from Driscoll Robbins Fine Carpets.

R

emodeling an alluring but antiquated home requires a delicate touch. Like an aging beauty queen given a drastic face-lift, a too-trendy renovation can strip away all that distinctive character. Luckily, the remodel of this 1910 Seattle Colonial Revival house is the result of a team committed to highlighting its historic grandeur while updating it for contemporary living. It even gained a “crown”—a new third story that harmonizes effortlessly with the existing structure. The homeowners had found plenty to like when they first toured the house. It presided over a double lot in North Capitol Hill with views of Lake Union, featured attractive period trim, and boasted French doors on the main floor that flooded the space with light—unusual for an older house. Not as appealing was the layout, particularly a chimney that awkwardly split the dining room and kitchen. After discovering the two-story structure didn’t hit the city’s maximum height limit, the idea for an attic was born, and a more extensive renovation plan took shape. To revamp the structure and interiors, the owners reached out to architect Ryan Rhodes and designer Andy Beers. And, while they were committed to a gut renovation, adding a floor and pushing out the western wall with a two-story addition, preserving the home’s century-old charms was a key consideration. The devil, of course, is in the details. Rhodes, project architect Brandon Skinner and general contractor Chris Heldridge spent a dizzying amount of time preserving, restoring and recreating the elaborate trim, especially on the main floor. “The main floor originally had more ornate trim, which was common back then. There were also rooms that had more elaborate trim than others,” he explains. “The challenge was pulling it all together as honestly as possible.” The team contended with trim profiles that simply don’t exist as standard options in the 21st century. “In many areas, trim profiles were specially made,” says Rhodes. “Replicating that meant tons of custom work. But the subtlety of those details, all those fine shadow lines, is one of the things that makes this house so cool.”

Rocky Mountain Hardware knobs and pulls accent the cabinetry painted in Benjamin Moore’s Gray Mist. The countertop is honed Carrara marble from Meta Marble & Granite; the backsplash tile is by Fireclay Tile. Opposite: “The formality of the existing crystal chandelier strikes the right tone alongside the decidedly informal furnishings,” Beers observes of the RH table and Fritz Hansen chairs in the dining room and notes the juxtaposition sums up the homeowners. Now open to the kitchen, the space can be used throughout the day.

3/31/20 11:31 AM

Another major challenge the team faced was the stairwell. The steps needed to extend another level and be brought up to meet 21st-century code. But the sinuous handmade handrail complicated the process. “It slopes up, turns and curves in a way no machine can replicate,” says Rhodes. “We could have redone it different ways, but the homeowners saw its quality and uniqueness and committed to doing it the old way.” That meant hunting down a “half craftsman and half mathematician” to recreate and extend the entire structure by hand from scratch. As these restoration riddles played out, Beers dove into the interiors. The homeowners, both very involved in the process, love color and geometric patterns and gravitated to touches of glam—but they wanted to honor the house’s history, too. Beers masterminded a cohesive edit that accounted for all those ideas. “I think they felt a desire to do right by this very formal home, and that influenced the way they felt about their style,” says the designer. “What we came up with is a tailored, playful version of an old house that toes the line between traditional and contemporary. We’re toying with the archetypes of a traditional look and twisting everything through a modern lens.”

A peek into the powder room reveals a China Seas wallcovering and an RH mirror. The honed marble vanity top and Kohler sink, fitted with a THG faucet, rest on brass Watermark console legs.

Beers sourced the bed, chest of drawers and bedside tables from Room & Board. For illumination, he chose a Visual Comfort & Co. lamp and overhead fixture. Draperies in a Pindler solid grace the windows. The Gubi chair is from Inform Interiors.

To wit, the living and dining rooms are formally attired, but the dining room ceiling is painted a merry pink and the living room curtains are an eye-catching blue. And not just any blue, but Tiffany blue. Beers scored the end of a fabric bolt custom-dyed for the jewelry retailer and added Greekkey patterned trim. The kitchen is kitted out with a 60-inch range, a massive 14-foot island painted blue, and nearly 40 feet of cabinetry in a crisp white shade punctuated by brass knobs and pulls. The foyer showcases the original ornate trim, now unconventionally highlighted by icy-blue ceiling paint. And, as you ascend, a contemporary, candy-colored chandelier faces off against sophisticated paneling. Each level gets progressively more modern, and Beers cleverly found ways to work in the couple’s design passions. The master bathroom is a contemporary oasis clad entirely in tile; other bathrooms feature bold flooring, patterned wallpaper, or glitzy lighting. The top floor, anchored by a family room, is marked by more modern furnishings amid an angular, architecturally striking interior roof line. For the homeowners, who welcomed their first child just as construction was wrapping up, a vindication of each careful choice came after they invited two of the previous owners to see the remodel—a couple that had spent over 30 years living there. “They absolutely loved it, which made us feel so good,” says the wife. “That meant we succeeded in staying true to the character of the house.”

A

rt has long fueled interior designer Brian Paquette. Post-art school, he pursued photography, formal painting and performance, and installation pieces before turning to interior design after realizing an interest in space. Ten years after opening his namesake Seattle firm, his approach remains distinctly art-forward—although it’s morphed considerably. “I’ve realized that more than substance, comfort and function are paramount,” he says. “Once you’ve solved those, you can start making the home beautiful—but the steps can’t be reversed.” A look at the blueprints for his clients’ Seattle remodel showed Paquette that architect Kevin Price shared the same function-first philosophy. “The bones were right up my alley,” says Paquette. “I envisioned the entire house immediately.” Originally a split-level, midcentury modern home, the property had been purchased by a couple with three kids, a cat and a giant Bernese Mountain dog. “The remodel had to accommodate a busy, evolving family life, and have a place for everything,” says Price. “It also had to be well-appointed and sophisticated but casual enough to be approachable.” Price and his colleague, associate interior designer Kaitlin Tripp-Addison, began by adding to the foundation and building footprint by 30 percent; from there, they altered most of the existing floor plan and added a second floor. They carved out an open plan of defined spaces connected by generous openings, shared natural light, thresholds, palette relationships and ceiling treatments. “We intentionally blurred those lines to create a home that reflects how a modern family lives while maintaining a degree of formality—essentially, keeping one foot in tradition,” says Price. There’s a natural flow from one room to the next, and every space has a purpose. “You want to avoid dead ends, rooms off hallways, or spaces only used once a year,” says Tripp-Addison. “Flexibility is key.” Considering Seattle’s tendency toward gray skies, Paquette and Price prioritized light above all—both natural and artificial. The architecture laid the groundwork: Transom windows project sunlight deeper into the home’s core while

“I ALWAYS SEEK THE PERFECT RELATIONSHIP AMONG PIECES, MATERIALS AND SPACE.” –BRIAN PAQUETTE

LX_PNW53_HOM_Paquette_10.indd 260

interior windows and generous openings allow it to cascade and bounce between spaces. Paquette capitalized on Price’s work with exquisite light fixtures: A cloud chandelier floats over the living room like a bouquet of brilliant balloons; in the dining room, a Lindsey Adelman fixture steals the show. “I always seek the perfect relationship among pieces, materials and space,” says Paquette. “I know it’s right when the end result is both exciting and functional.” Paquette’s ability to harness this relationship weaves through every room like the thread in an effortless narrative. In the media room, grass-cloth walls emphasize the warmth of deep, indulgent seating. A dining table constructed from reclaimed wide-plank yellow pine reiterates the natural wood floors—it also hosts 12 for dinner. The master bath is a sumptuous escape, appointed with luxe materials and a window-side tub. “We favor a mix of styles to bring a home together organically,” says Paquette. “In every room, you’ll see a collection of traditional, contemporary, midcentury and minimalist finds.” Paquette commissioned custom pieces from his network of talented artisans to curate this mix, often maintaining his art-forward approach through collaborations. “I’ve spent years building these relationships, to counter the age of ordering everything online,” he says. “I want to include the quality of the human hand as much as possible.” Designed specifically for the client, the master bed’s headboard extends elaborately across the back wall, flawlessly counteracting a low-profile armchair and floor-to-ceiling draperies through precise execution. “That headboard wall was not for the faint of heart,” says Paquette, “but the result is an engulfing luxury that makes you feel like you’re in a cocoon.” The color cues were easy: Paquette looked outdoors. “Nature always wins,” he says. “When you keep the palette aligned with what’s happening outside, the home feels larger and more appropriate.” Classic neutrals—browns, grays, creams and whites—temper forest greens and saturated shades of navy. In the master bedroom, hushed purples harmonize with textured grays, reminiscent of the cloud-soaked Seattle sky. Painted walls throughout evoke age and a sense of depth while highlighting Price’s architectural details: vaulted ceilings, patterned windows, plank walls. “This home certainly has a foot in the contemporary and casual, but also embraces warmth and tradition,” says Price. “We always strive to design homes that stand the test of time, both visually and practically.” For Paquette and Price, practicality does not sacrifice creativity. To connect the kitchen to the back patio, Price installed an 8-foot-wide window that slides completely open; on the other side, an outdoor counter provides a perch for guests to sit and engage with kitchen activity. Above, Paquette traded typical recessed lighting for Parisian-inspired sconces. “They provide the necessary lighting for the countertop, but speak to a time past,” he says. “The unlacquered brass will age naturally over time, which is so much more intriguing.” Function first, but beauty quickly thereafter.
