Something BORROWED ARCHITECT NINA EDWARDS ANKER SWIFTLY ADVANCES THE CONVERSATION ON SUSTAINABLE DESIGN. WRITTEN BY HEATHER CARNEY / PHOTOGRAPHY BY LESLEY UNRUH
Leave it to Nina Edwards Anker to design a residence that personifies sustainability. The New York-based architect received her doctorate from The Oslo School of Architecture and Design leading to her acclaimed Southampton project, Cocoon House. Here, Anker opens the doors to her Gold LEED-certified home and forward-thinking approach to the built environment. What was your biggest takeaway from studying in Norway? The minimalist aesthetic really resonates with me. Norwegian Pritzker Prize-winning architect Sverre Fehn made structures nestled into the landscape. I was drawn to the contrast between the little homes set against the vast water and snowscapes. That shaped my attitude as to how architecture relates to nature. Let’s talk about the Cocoon House and its unusual curved shape! I was inspired by a yurt in Vermont. I’m interested in how we can use scientific technologies to do what our ancestors did. One of my favorite times of year in the house is a sunny winter day, sitting in a T-shirt in the living room with no heat on and it’s still so warm. These ancient typologies worked for a reason. Your perspective focuses on affect before effect. The starting point is you have a family member with a health issue—in this case, my son has asthma—and you address that before anything else, so the house is a purely timber ‘breathable’ structure. It’s better for breathability and for the climate in terms of CO2 release. So health and sustainability go hand-in-hand? How we address our spaces in terms of well-being and the environment should be in sync. The orientation of the site, breezes, sunlight, lack of clutter—that’s all wellness. Share another example of a well-designed LEEDcertified building. I love the Brooklyn Botanic Garden Visitor Center. It’s a gateway between the urban and natural landscape. Just because it’s sustainable, doesn’t mean it needs to be overly technical or intimidating. What's next? My book on the Cocoon House launches in August. I’m also working on the Flora and Fauna Extinction Project, making furnishings inspired by plants going extinct in the natural world.

Paradise FOUND AFTER AN IMPASSIONED RESTORATION, THE SAN YSIDRO RANCH OPENS THE LAST OF ITS DOORS. WRITTEN BY GRACE BEULEY HUNT PHOTOGRAPHY BY TREVOR TONDRO
The silver lining to nature’s wrath is that it tends to bring out the strength and ingenuity in people— and such was the case when mudslides struck the San Ysidro Ranch in 2018. Nestled in the Montecito foothills, much of the beloved resort was buried under mud when a deluge following the Thomas Fire sent rivers of topsoil down the mountains. For owner Ty Warner and the architects at Appleton Partners—who had collaborated on its historical restoration years prior—the mission was clear. First, revive the property to even greater splendor. Second, protect it for future generations by working in tandem with the topography. “We kind of rebuilt from an earthworks point of view,” explains Ken Mineau, principal and project architect. This translated to using the enormous sandstone boulders that had tumbled down the mountain to buttress the banks of the San Ysidro Creek and the foundations of its abutting cottages—a few of which were rotated away from the water. In an imperative investment, a debris basin above the ranch was enlarged to catch future fall, and 400 mature olive and oak trees were planted to restabilize the terrain. With the landscape reborn, a crew of roughly 250 subcontractors descended each day for a year and a half, intent on reestablishing the same architectural flavor to the damaged buildings. Materials catalogued during their first renovation, such as antique oak floors and limestone slabs, were installed anew as an assembly line of tradesmen worked their way up the creek. “It was a Herculean effort, but it’s back to what it was and that’s a beautiful thing,” Mineau says. “Every rock, every tree, every roof is back in place.” Save for one exception: The boulder that came six inches shy of wiping out the 1825 Old Adobe. That stone will remain alongside the historic landmark, defiant. This season, bringing the revival full circle, the last four creekside cottages reopen, beckoning guests with bird song and a piece of history embalmed with great care. “It’s a healing moment,” notes Mineau. “This particular story is just one of many past and many chapters to come.”

A NEW WAVE OF CUSTOM HOMES ADDRESSES AN INCREASED APPETITE FOR NATURE-FIRST DESIGNS. WRITTEN BY MARY JO BOWLING PHOTOGRAPHY BY ELLEN LEAK
The words “development” and “sustainability” don’t always go hand-in-hand. But a growing number of architects and developers are working to change that perception, and are doing it in a way that connects luxury homebuyers with nature. “The smart use of natural resources in architecture is the key to a better future,” says David Lang, principal at Lang Architecture, who recently designed a lakefront community in Taylor, Mississippi, with this approach in mind. “For buyers, it’s an investment in preserving and protecting the landscape, which furthers a sense of ownership.” At Splinter Creek, the setting takes center stage. Homes on the 650-acre property “minimize human intervention into nature, while maximizing the effects on habitants,” says Lang. Each home—in addition to being crafted with sustainable materials and passive solar techniques—is designed to seem as one with the bucolic landscape. Inspired by nearby barns, Lang composed the handsome, modern structures with materials such as cypress timbers and galvanized metal. “The locally sourced wood will gray as it weathers,” says Lang. “And when it does, it will blend in with the environment.” But that’s not to say “blending” the dwellings means nestling them into the ground. On the contrary, homes sit, at least partly, on stilts and piers. Not only does this give them the appearance of hovering, it minimizes the touch of man on the earth. “It also allows for a great water view,” adds Lang. Experiencing the water and nature is also by design. Large window walls are oriented to the lakes and the volumes are broken up into separate buildings—sometimes connected by a traditional dogtrot, or open-air passage—allowing residents to experience their surroundings as they move through the day. The architect calls the luxurious homes meticulously detailed and refined, but they’re not opulent mansions—most designs clock in at roughly 2,000 square feet. “Although they are generous, especially in the public spaces, they are smaller houses created that way intentionally, so they don’t overwhelm the landscape,” says Lang. “To us, a strong connection with nature and simplicity are the ultimate luxuries.”

His lamps are fantastic! I also love everything at Formations and visiting Galerie Half. Quintus is another place with exciting pieces and finishes. How do you enjoy your downtime? I live in L.A. during the work week, but I feel most at home in Palm Springs. The Norton Simon Museum’s new show “Unseen Picasso” brings together 16 prints made between the 1930s and the ’60s (primarily nudes and muses), but the exhibition seeks to explore the nuances that make these particular prints rare—how the Norton Simon’s differ from other prints done in the same edition, for example, or why their 1946 lithograph Two Nude Women (below) is the only one from that campaign to be printed in color—specifically, an earthy red. Long a beacon of the La Cienega Design Quarter, Hollywood at Home is showing off a new look. “It’s friendly, welcoming and breezy,” says founder and designer Peter Dunham, who chose a Farrow & Ball pink shade for the space’s “intrinsically happy” vibe. “I always want to associate my collection with happiness.” Here, Dunham reveals the details of the makeover. hollywoodathome.com What inspired the redo? I felt it was time to give the space a refreshed vibe. One of the biggest changes was opening our front room to connect with the outdoors, which is so much of what we’re about. The idea is also to have items in stock for those wanting to do small refreshes and busy designers on a mission to accessorize their projects. How does the showroom reflect your aesthetic? My style is essentially California eclectic: a blend of American, European and global influences. Hollywood at Home gives me a way to bring these pieces together in clean spaces with high ceilings and great natural light. It’s a laboratory for trying out new patterns and how they mix.
Describe the new displays. Our front room is now a grab-and-go destination; you can shop cushions, lamps, throws and accessories all in one place. We also created an area for our indoor-outdoor teak furnishings, the core of our new brand, Peter Dunham Home— in-stock, ready-to-ship furniture. Wallpapers have also grown, and there’s a shop-in-shop for my own line of textiles. Your favorite debuts? Our dining bench, which I hope people will use in mud rooms and kitchens. And since we’ve got a lot of geometric textiles, we’re adding curves and flowers and reinventing one of our best-selling prints, Zanzibar, as a Sunbrella performance woven.

The newest boutique hotel in Los Angeles is a polished-up jewel in an unlikely spot. Long a residential neighborhood, historic Whitley Heights was home to legends Rudolph Valentino and Marlene Dietrich, among others, along with many charming garden apartments. The hotel, The Prospect Hollywood, is cleverly born of the latter, a protected 1939 Hollywood Regency design with vibrant interiors by Martyn Lawrence Bullard, who once called the neighborhood home. The hotel’s lobby doubles as a stylish lounge where guests are served a continental breakfast under gilded palm trees in view of a lushly planted courtyard just beyond. THE ESTATE. Brought in for the full remodel of a Mediterranean-style residence, Spath was tasked with the redesign of the bathrooms, kitchen, laundry room, office and bar/game room. She and her team started with floor-plan renderings and drawings, which included details on custom cabinetry, fireplace designs, flooring, baths and lighting design. Next, they coordinated with the builder and landscape architect, and soon, work was underway. In the end, a masterwork of bright warmth and sophistication was revealed.

PROJECT HIGHLIGHTS > Subterranean recreation. The basement received a major overhaul. “We transformed a dark, confined space into an open and functional bar and game room,” Spath says. “I also added a powder room and laundry room to this level, and converted an old, tired theater into a more transitional space that better suits the homeowner’s taste and needs.” > The designer’s favorite. The kitchen, too, was demanding. The Kern & Co. team completely changed the floor plan, maximizing space and adding a pantry. “There are several distinctive features about this home, but the kitchen is the one I love most,” Spath says. One look at its high ceilings, beautiful cabinetry and uniquely indooroutdoor feel, and it’s easy to see why.

Built in 1820 for a merchant, and soon after purchased by Governor William Aiken Jr., whose family owned the home for 142 years, the Aiken-Rhett house offers a glimpse into antebellum and post-war life in Charleston. BEAUPORT, THE SLEEPER-MCCANN HOUSE, GLOUCESTER, MASSACHUSETTS The provenance of the Sleeper-McCann House reads like a rich design novel. Henry Davis Sleeper, one of America’s first professional interior designers, built his summer retreat along the New England shore in 1907. He filled its rooms with a masterful mix, ranging from hand-painted 18th-century Chinese wallpaper to salvaged kitchen doors from his mother’s family’s home. After his death, Helena Woolworth McCann, a fellow collector, purchased the residence and kept much of the design vignettes intact.

Oil heiress Aline Barnsdall commissioned Frank Lloyd Wright to design his first Los Angeles project—Hollyhock House. Named after Barnsdall’s favorite flower, the floral motif can be found throughout the home. Completed in 1921, it is an early example of Mayan Revival style. In 2015, the estate reopened after a $4.3 million restoration, and in 2019, was added to the UNESCO World Heritage List, making it the first modern architectural cultural site in the United States to earn the accolade.

MIAMI MOMENT VIZCAYA MUSEUM AND GARDENS, MIAMI
Just south of downtown Miami overlooking Biscayne Bay stands the otherworldly Vizcaya estate. Owner and businessman James Deering envisioned the 1920s property as a modern and subtropical interpretation of 18th-century Italian villas. Despite its historical inspiration, the waterfront estate was constructed with modern techniques and technology for the time. Inside, old and new influences merge, such as Baroque and Renaissance antiques paired with works by contemporary artists.

Move over white. Brown is back—think upholstered textiles, painted living room walls and, specifically, kitchens and baths with rich wood elements. While some may flash back to the paneled kitchens of the 1970s, today’s modern interpretation offers warmth and honors the material’s rich hues and patterning. Certain woods, such as walnut, have a beautiful depth to them that can easily cross boundaries between contemporary and traditional design. As shown here, it really shines when paired with other textures and tones.

Deborah Van Plew, design director for Court Atkins Group, offers a different perspective on the coastal kitchen for a vacation home in Bluff ton, South Carolina. While still light and bright, the design nixed a traditional white color scheme in favor of beautiful walnut surfaces and dynamic stone accents. courtatkins.com
What elements did you start with? The owner loves green, so the Blue Tides marble appealed to her right off the bat. We started with this material using it on the waterfall island and the full-height backsplashes. From there, the walnut cabinetry offered a warm, organic factor providing just the right complement to the busy stone. The wood really enhances its beautiful green tones. The design is so seamless. There are a lot of intersecting lines here. Instead of hardware, we went for a clean, streamlined aesthetic, but that meant there was no wiggle room for elements to
be off by an inch or two; everything had to align perfectly. We also thought about scale. It was important to carry vertical surfaces like the wood cabinetry to the ceiling for everything to feel integrated and connected. Where are the appliances? The kitchen faces a large great room. I didn’t want anyone to feel as though they were constantly looking into a kitchen but rather just another living area, so we created a galley behind the range. That’s where we tucked all the things you really have to use on a daily basis, including several appliances.

CHRISTOPHER PEACOCK In the nearly 30 years since Christopher Peacock founded his eponymous luxury cabinetry company, he’s seen kitchen trends come and go, but wellmade, straightforward designs will always stand the test of time. For one of his latest projects, the king of quality kitchens walks us through how he
approaches putting together the home’s hardestworking room. peacockhome.com Where do you begin when designing a kitchen? For me, I usually start the process before I’m even inside the space. It’s important to be aware of the detailing, materials and arrangement of the rest of the home so the kitchen design is both cohesive and a natural progression. A big mistake is thinking of this room in a vacuum. Walk us through your approach to the materials. The dramatic stone was the first thing I picked out. I considered it as a piece of art in guiding the rest of the scheme. For example,
the gray and blue cabinetry colors were pulled right from the veining. Walnut has been around for a long time but there’s something about this particular wood that I just love. It brings such depth to a design and can simultaneously feel both modern and traditional. How have kitchens evolved? Today, these rooms are not considered separate spaces. Instead, they often open up to living areas, particularly in cities and urbans developments. Because of this fluidity, I wanted the elements in this kitchen to read almost like furniture: The island, oven and wall cabinetry all become decorative pieces incorporating different materials and colors.

In a Houston home, designer Marie Flanigan renovated and reinvented the master bathroom to create a statement space with stunning architectural details. Since the original bath was very dark, the first step was to brighten the room and welcome in natural light. To avoid altering the envelope of the building, she implemented a solarium ceiling allowing sunlight to flood the area during the day through solar tubes on the roof. Additional lighting was also added for a soft glow at night. marieflanigan.com
For bathrooms, especially, Flanigan recommends addressing functionality from the very beginning to ensure space is utilized in the best possible way and appliances or fittings are positioned in areas that flow easily. Although the footprint of this room was not changed, so many more usable areas were added including the vanity, bathtub and kitchenette nook. After the technical, ‘macro’ aspects of the design are decided, Flanigan says she turns to micro details like color, texture and materials. Paneled marble walls create an elegant, subtle focal point and were designed to encase the mirrors and sconces. While green stone slabs were the first-round pick, Flanigan and the client eventually decided on honed Calacatta Bettogli, an elevated and refined option. Walnut elements and unlacquered brass finishes, including wood inserts on the Samuel Heath sink fittings, were also introduced to add warmth and comfort to the bathroom. “Natural tones will never go out of style,” says Flanigan.
This spectacular Houston bathroom, designed by Marie Flanigan alongside Kelsey Grant and Sydney Manning, features Ralph Lauren sconces from Visual Comfort & Co. and an Urban Electric pendant. A Palecek chair completes the vanity area.

Located on the lower level of his Atlanta home, the dramatic chamber is flanked on either side by sunken gardens enjoyed via ocular pivoting sash windows fabricated by DQ Ironworks. In the hilltop San Francisco neighborhood of Noe Valley, Malcolm Davis Architecture set about pouring daylight into a historic townhome without sacrificing privacy. Rather than punching windows through its side walls, which would have yielded undesirable views, Davis imagined a long, slim skylight punctuated by the building’s freshly exposed wood framing. Notes the architect, “This is such a captivating element because it’s a moment where a modern insertion expresses the original ‘old bones’ of the house. The duo spent the next year learning to weld and soon after, LAUN, their kicky outdoor furniture line, was born. For a home on Miami’s Venetian Islands, Strang principal Alexandra Mangimelli drew inspiration from the strong horizontal lines and deep overhangs of modernist architect Alfred Browning Parker, devising a structure she describes as both “rhythmic and purposeful.” To usher the home’s exterior strength into the sleek interiors, the architect opted for a custom black pivot door of imposing scale. 6 FANCY FRIEZE Plaster has transcended its traditional roots of late, lending gravitas to contemporary, even modern interiors. “We’ve seen a notable upswing of interest in sculptural relief, both figurative and abstract,” says Adrian Taylor, principal of Hyde Park Mouldings, the Long Island studio specializing in the design, fabrication and installation of artisanal plasterwork. “It seems people are realizing anew that the marriage of architecture and sculpture can yield sublime results,” he adds. Enamored with the brief, plans were drawn for a dramatic slate-toned sanctuary with dark herringbone floors. Prior to designer Mary Frances Young’s arrival, a Manhattan apartment’s crowning feature—namely, a plastered brick, barrel-vaulted ceiling—was shrouded by dark building materials and furnishings. Allowing the architectural envelope to take center stage, Young painted the walls in Benjamin Moore’s Paperwhite and paneled the floors in crisp white oak topped with a custom Amadi carpet, setting the stage for her airy take on the 19th-century parlor. “The building is a historical ice storage facility with wide hallways and big spaces. Among the most popular requests Stuart Dean receives is a desire to make floors better suit the modern style, and the team has found a sustainable way to do it. “We can take a high-gloss marble or granite floor or countertop and dull the stone,” Lynch says. “This gives it a honed finish, which achieves a more modern look. or years, homeowner Steven Rauber has pored through shelter magazines for inspiration. “If I see something I like, I cut it out and it goes in my file,” he says, and, with the advent of online sources, his range of visual references has expanded further. By the time he was ready to build a new house for his family on Coronado, he knew exactly what he wanted— something contemporary and clean-lined, intended for informal living. “It was just up my alley,” says architect Bill Bocken, whom Steven commissioned to turn his vision into reality. “The plan was simple and almost Zen-like.” Bocken was up to the challenge and distilled Steven’s vision of easy, modern simplicity into a two-story home that organizes around a rear courtyard. The architect began by retaining two walls of the original structure because they extended into the existing setbacks. “This gave us more of the lot to work with because we could build the house closer to the side and front property lines,” says the architect. Inside, the spaces are comfortable and familyoriented—what Bocken calls “laid-back Zen,” explaining, “You can go from one space into another, but there are no hallways and giant foyers.” Custom pocket doors allow the entire first floor, including the master bedroom and all of the public spaces, to open to the exterior. “This is all about informality and ease of maintenance,” says Bocken, “The rooms communicate with each other across the courtyard and the pool versus how a normal house is set up, where you’re going from one interior space, and then you go through to another.” A wall around the home’s perimeter compensates for its proximity to the street and shields it from passersby. Water features in the entry and in the rear further enhance the feeling of complete privacy and reinforce the Zen factor.

Enriching the structure are handsome finishes and architectural details. A granite floor runs through the first floor (including into the bathrooms, around the pool and out toward the entryway), knitting the home into a cohesive whole. Rather than drywall, Bocken and Steven, who served as the builder, opted for a plaster finish for the walls and ceilings. “They have a life of their own, and, depending on the way the sunlight hits it or the lighting that was built into the house, the walls have a glow to them,” notes Steven. To accentuate the feeling of simplicity, the architect eliminated baseboards and added a slight reveal at the tops of walls to separate them from the ceiling planes. With the home’s framework in place, Bocken pulled designer Irene Kim Coppedge onboard. (The pair first worked together when the architect renovated Coppedge’s own home and ultimately encouraged her to explore a career in design.) “It needed a lot of furniture and the last 10 percent,” she says, alluding to those essential finishing touches. “Floors were picked, walls were done. Some furniture was in, but most of it was not.” While Steven wasn’t afraid of color (such as the orange cushion on the outside banquette), “we kept veering into a monochromatic look,” reports the designer. Consequently, the home is replete with natural tones and textures like unhoned marble and rough-hewn wood for an organic, clean and edited look. “My client had just moved back from Mexico and had either sold or gotten rid of almost everything save a few pieces of furniture and some artwork,” Coppedge explains. “When we started filling the space, we realized that we did not want to buy things just for the sake of having things. It felt freeing to be on this side of under-furnished.” The furnishings reflect Coppedge’s intentional approach, and the importance of each piece is amplified. Together, Coppedge and Steven designed notable pieces for the home, such as the 11-foot-long, stone, knife-edge dining room table. A similar, smaller table had inspired him, but, unable to find exactly what he imagined, he went custom. “There aren’t too many 11-foot tables,” shares Steven, “so if you want an 11-foot table, it’s almost something you have to do yourself.” Surrounding the table are more custom designs: chairs with seats that suspend in leather slings. “They rock bath and forth and make for a really comfortable chair,” he notes. The result of the close collaboration among client, architect and designer is a serene space that reads as generous and welcoming. “We had a fabulous time,” says Coppedge of the experience, “It was just so fun. We were all really happy with the way it turned out.” Steven is especially pleased: “Contemporary is all about the feeling you get walking into spaces, and you don’t necessarily know why they feel good, but they do.” And this house does.

I
n the hands of Venice-based artist Elizabeth N. Orleans, ceramic, the same material used to make a humble coffee mug or a vase for fresh-picked flowers, can also profoundly transform a physical environment. One of Orleans’ early forays, known as “Internal View,” occurred in 2005 with a site-specific installation for the Museum of Contemporary Art at the Luther Burbank Center of the Arts in Santa Rosa. There, she applied thousands of her white convex ceramic forms to the gallery walls and ceiling to otherworldly effect. “The audience could walk through them; they could touch them. It was an immersive experience,” says the artist. With the encouragement of Ed Moses, the revered West Coast postwar artist, who visited her in the early days at her studio—a former Coca-Cola warehouse where she moved in 2008—she started thinking even bigger. “I was making smaller objects, and he told me to stop wasting my time,” she recalls. “He saw that I had greater potential.” That led to her “Inner Space” series. In that, she took the convex shapes that were protruding from the wall and made them concave (with other shapes to follow). “I realized I could use the space inside of a wall to create an effect like the work is potentially growing within it.” Her ambitious scale is not the only thing that sets Orleans apart from other artists exploring the same medium—it’s also how she reimagines seemingly quotidian forms. “I’m using a traditional material in a traditional manner, in that I’m firing and glazing it,” she explains, “but I’ll take it out of its typical context.” Her ladders are a case in point. She takes a practical tool and negates its functional purpose. “A lot of

my work is about breaking down those barriers of ceramics being utilitarian and bending the mind of the viewer,” she says. While Orleans tends to focus on a larger format (“I have dreams of making staircases and floors,” she says), the artist operates on other scales too. “When you give someone something small, they can hold it in their hand; it’s almost something to meditate with,” she says. “A small object can have great importance to an individual.” And, those acquainted with Orleans’ abstract, white work may be surprised by some recent pieces, which incorporate bright colors. Again, the artist is playing with expectations: “I am consciously taking things that most people are afraid of like a snake, and putting colorful polka dots on it. It’s still this powerful force,” she says, “yet it changes the way people perceive it.”

hough they were happily living in a Hancock Park craftsman, the unsolicited offer to sell that designer Taylor Jacobson’s clients received was one they couldn’t refuse. The day they were set to move into temporary digs, reports Jacobson, “the husband went to a showing of what would become their ‘forever home.’ They put in an offer and got the house.” But it wasn’t just any house. The 1922 Colonial Revival, only a few blocks away from the craftsman, had belonged to celebrated interior designer Timothy Corrigan, who had lived there as a child and had bought and renovated it for himself some 10 years ago. Stately in style and lovingly tended to by Corrigan, the home needed only a few adaptations to accommodate its new inhabitants. The owners reunited the team who had done their previous residence, Jacobson and architect Elissa Scrafano, to handle the changes. “The house isn’t landmarked, but we kept the exterior envelope the same,” explains Scrafano. “It had great bones.” With the help of Scrafano’s project manager, Debbie Gloria, and general contractor Saul Lopez, the group added French doors to the sun room, enlarged the central stairway’s skylight, installed a kid-safe stair rail, refreshed the master bedroom and bathroom, and cleverly reconfigured two upstairs bedrooms into three of equal size for the children—two girls and a boy. “We had to create the new interior plan of the three rooms considering all of the existing windows—those couldn’t be changed,” says the architect, adding, “It was challenging!”

Further modifications were largely restricted to the surface since all of the historic elements—paneling, doors, moldings, hardware and fireplaces—were retained. “The updates are sensitive to the architecture yet capture the essence of a modern family,” says Jacobson. “Our goal was always to reflect the owners’ playful spirit and to balance that with the more traditional style of the house.” And because she has known the husband and wife for years, there was an overall ease to the project. “I’ve gained their trust,” the designer says. As with their previous residences, the couple wanted color and pattern, and a feeling of casual comfort. Jacobson knew just what to do. She kept “the gorgeous green den and sconces” but put a new spin on the adjoining vestibule, papering it with a design by Hunt Slonem. “I loved the bunny paper in bright yellow to complement the dark green walls of the den,” she says. “We’ve done wallpaper in all of their houses, so they didn’t need convincing—they’re definitely ready for a bit of fun.” In fact, it was the husband who found the exuberantly tropical wallpaper for the powder room—think M.C. Escher meets the Caribbean. For the master bedroom, they chose a floral that’s dynamic but not overwhelming. “The wallpapers convey a sense of whimsy and levity, which was important to the clients,” she adds. In contrast, Jacobson kept transitional spaces white. “That’s a concept I return to again and again,” she says, “a bright, neutral palette for the main artery of a home, with smaller spaces clad in dark wallpaper or paint to create cozy zones.”

She retained the rich wall color and outfitted the space with a leather RH sectional, an ottoman in Christopher Farr Cloth fabric, and an octagonal table from Pat McGann. The homeowners’ tastes hadn’t changed since doing the craftsman, so Jacobson repurposed many furnishings. “The living room pieces are a direct transfer, but I knew we had to have a caramel leather sectional in the den to complement the dark green walls.” She also brought in vintage kilims, using them not only to upholster the sun room’s ottoman but to create the stair runner. “You see it immediately upon entering the house, and it sets the tone for the whole place,” Jacobson says of the latter, and shares, “I had a lot of fun sourcing them. It was a fun puzzle to find two that felt compatible enough to work as one complete stair runner.” In what’s become something of her hallmark, wicker, rattan and cane pieces dot each
room. “I love the warmth and texture they bring, especially as a play against bright colors and patterns,” says the designer. “If they’re vintage, even better.” For Jacobson, working within a traditional architectural framework was a pleasure. “The proportions are classic and so well-conceived,” says the designer. And doing it with longtime clients made the experience even more gratifying. “I’ve worked with them for nine years, and it’s very satisfying to see our time together culminate in a beautiful home that is a reflection of who they are. It’s just a great example of a young, modern family living comfortably and stylishly in a traditional space,” she observes. “I hope many family memories are created here.”
While the kitchen’s layout remains the same, the space received an update with a new Silestone countertop and backsplash from Mission Tile West. Rejuvenation supplied the globe pendant lights and walnut counter stools. The antique Persian runner is from The Rug Affair.

t was supposed to be just a kitchen remodel. The owners envisioned new cabinets and counters for the Laguna Beach cottage they had purchased 20 years ago and where they were now raising teenage daughters. Then, they showed the work-in-progress to Dave Frith. “Never invite your architect friend over in the midst of a renovation to ask their opinion,” says Frith, the architect friend in question. His visit led to a ground-up renovation that opened the entire one-story residence to the outdoors and made the home’s rather small footprint feel larger than it is. Designer Tania Cassill was brought on for the beach-chic interiors, and the result is a voluminous, flowing kitchen-dining-living space with views of the pool and ocean beyond. During the design process, Frith, Cassill and the wife met weekly to review ideas. Their client, the architect says, “had strong opinions on colors, finishes and materials, which made it easier to guide the project.” That the residents had also lived in the house for a while helped when devising a new scheme. “They really knew how it worked and how they used it,” he recalls. For example, the family is active; the teen girls are very involved with sports, so schedules are busy, and mealtimes are fast and flexible. Removing the kitchen’s structural wall allowed for an island—a logical solution for casual dining. Measuring 11 feet, it also delineates space in the adjacent, now-open plan great room. To capture previously untapped views of the ocean, a set of stacking glass doors open up to the pool, the ipe and brick deck and landscaping by Zucker

Design Associates. Frith also removed the attic and raised the ceiling up to the existing roof, adding volume. Working with general contractor Ron Martz, Frith made a number of other architectural changes, starting at the entry. The front door, now a Dutch-style number with an oxeye window above, was moved to the street side of the house rather than languishing off a long outdoor breezeway. Enclosing the space allowed for a new entry hall inside that functions as a gallery for the couple’s art collection. The architect also relocated an existing powder room, which in turn freed up space for a larger master bathroom and a walk-in closet. The couple tasked Cassill with the interiors after hearing her name through friends and seeing her work in a magazine. Besides handling the furnishings, the designer worked closely with Frith on the architectural details to ensure they create a spacious feel. She designed kitchen cabinetry in a smoky shade of white oak that stretches nearly to the white-painted ceiling. The effect, she says, draws the eye up and keeps everything open. With the new openness came a desire for lightness. “A lot of their existing furniture was too heavy, so we streamlined things and created a more sophisticated California-casual look,” Cassill reports. In the living area, that translates to the colors represented outside. Shades of sand, sky and water appear in the white oak coffee table, leather club chairs, nubby upholstery and a hemp rug. A subtle palette also sets the focus squarely on the couple’s extensive collection of colorful art. “They purchased pieces that appealed to them and evoked an emotion,” shares the designer, who points to one of their newest finds, a Charlotte Culot piece that hangs behind the dining table. The interiors aren’t all about textures and neutrals, though. Unexpected touches abound. On the kitchen island, there is cement tile with a hand-drawn line motif, and the brass interiors of the pendant fixtures above have a subtle glamour. In the master bathroom, a starburst pattern animates the tile floor. Cassill got a little more playful in the master bedroom with a mix of patterns and textures in blues and whites. She covered the walls with indigo grass cloth, treated the windows with striped Roman shades, and dressed the bed in vivid blue print. About two years after the team began, the renovation was complete, and the beach cottage was finished with updated flat-panel siding, a copper standing-seam roof and, to preserve the cozy feel, new windows and doors in a more traditional style. “Everything has been elevated,” says Cassill. “The stacking doors are almost always open to the outdoors, the surfaces are so pretty, the kids love the den, and their bedrooms and bathrooms are so much nicer. They use everything just as we designed it.”

In the great room of a Laguna Beach cottage, designer Tania Cassill unified the dining and living areas with neutrals of various textures. For comfortable seating, she placed a lowprofile Croft House sofa. She paired a French farm table by Clubcu and dining chairs from Design Within Reach with an Allied Maker light fixture. The artwork is by Charlotte Culot.

A Royal System shelving unit from Design Within Reach anchors the den. The midcentury lounge chair is from Huit, Cassill’s own shop. She continued the earthy palette in the space, weaving in an RH sofa and a Room & Board coffee table. A vintage Moroccan rug from One Kings Lane brings contrast.

Luxe’s Lisa Bingham Dewart led a panel, Recreating Midcentury Design in 2020 New Construction, with the pros that created Modernism Week featured home Mesa Modern. It included designer Michelle Boudreau, Juniper House’s Bob Allred, landscape architect John Feldman and Lee Industries’ Bondi Coley.
At this special luncheon event, guests were given the chance to explore Moya Living’s new showroom and take tours of the company’s manufacturing process. Moya Living is the only creator of high-end, luxury, powder-coated steel cabinetry in the U.S. It has both indoor and outdoor collections.
