Something BORROWED ARCHITECT NINA EDWARDS ANKER SWIFTLY ADVANCES THE CONVERSATION ON SUSTAINABLE DESIGN. WRITTEN BY HEATHER CARNEY / PHOTOGRAPHY BY LESLEY UNRUH
Leave it to Nina Edwards Anker to design a residence that personifies sustainability. The New York-based architect received her doctorate from The Oslo School of Architecture and Design leading to her acclaimed Southampton project, Cocoon House. Here, Anker opens the doors to her Gold LEED-certified home and forward-thinking approach to the built environment. What was your biggest takeaway from studying in Norway? The minimalist aesthetic really resonates with me. Norwegian Pritzker Prize-winning architect Sverre Fehn made structures nestled into the landscape. I was drawn to the contrast between the little homes set against the vast water and snowscapes. That shaped my attitude as to how architecture relates to nature. Let’s talk about the Cocoon House and its unusual curved shape! I was inspired by a yurt in Vermont. I’m interested in how we can use scientific technologies to do what our ancestors did. One of my favorite times of year in the house is a sunny winter day, sitting in a T-shirt in the living room with no heat on and it’s still so warm. These ancient typologies worked for a reason. Your perspective focuses on affect before effect. The starting point is you have a family member with a health issue—in this case, my son has asthma—and you address that before anything else, so the house is a purely timber ‘breathable’ structure. It’s better for breathability and for the climate in terms of CO2 release. So health and sustainability go hand-in-hand? How we address our spaces in terms of well-being and the environment should be in sync. The orientation of the site, breezes, sunlight, lack of clutter—that’s all wellness. Share another example of a well-designed LEEDcertified building. I love the Brooklyn Botanic Garden Visitor Center. It’s a gateway between the urban and natural landscape. Just because it’s sustainable, doesn’t mean it needs to be overly technical or intimidating. What's next? My book on the Cocoon House launches in August. I’m also working on the Flora and Fauna Extinction Project, making furnishings inspired by plants going extinct in the natural world.

Paradise FOUND AFTER AN IMPASSIONED RESTORATION, THE SAN YSIDRO RANCH OPENS THE LAST OF ITS DOORS. WRITTEN BY GRACE BEULEY HUNT PHOTOGRAPHY BY TREVOR TONDRO
The silver lining to nature’s wrath is that it tends to bring out the strength and ingenuity in people— and such was the case when mudslides struck the San Ysidro Ranch in 2018. Nestled in the Montecito foothills, much of the beloved resort was buried under mud when a deluge following the Thomas Fire sent rivers of topsoil down the mountains. For owner Ty Warner and the architects at Appleton Partners—who had collaborated on its historical restoration years prior—the mission was clear. First, revive the property to even greater splendor. Second, protect it for future generations by working in tandem with the topography. “We kind of rebuilt from an earthworks point of view,” explains Ken Mineau, principal and project architect. This translated to using the enormous sandstone boulders that had tumbled down the mountain to buttress the banks of the San Ysidro Creek and the foundations of its abutting cottages—a few of which were rotated away from the water. In an imperative investment, a debris basin above the ranch was enlarged to catch future fall, and 400 mature olive and oak trees were planted to restabilize the terrain. With the landscape reborn, a crew of roughly 250 subcontractors descended each day for a year and a half, intent on reestablishing the same architectural flavor to the damaged buildings. Materials catalogued during their first renovation, such as antique oak floors and limestone slabs, were installed anew as an assembly line of tradesmen worked their way up the creek. “It was a Herculean effort, but it’s back to what it was and that’s a beautiful thing,” Mineau says. “Every rock, every tree, every roof is back in place.” Save for one exception: The boulder that came six inches shy of wiping out the 1825 Old Adobe. That stone will remain alongside the historic landmark, defiant. This season, bringing the revival full circle, the last four creekside cottages reopen, beckoning guests with bird song and a piece of history embalmed with great care. “It’s a healing moment,” notes Mineau. “This particular story is just one of many past and many chapters to come.”

A NEW WAVE OF CUSTOM HOMES ADDRESSES AN INCREASED APPETITE FOR NATURE-FIRST DESIGNS. WRITTEN BY MARY JO BOWLING PHOTOGRAPHY BY ELLEN LEAK
The words “development” and “sustainability” don’t always go hand-in-hand. But a growing number of architects and developers are working to change that perception, and are doing it in a way that connects luxury homebuyers with nature. “The smart use of natural resources in architecture is the key to a better future,” says David Lang, principal at Lang Architecture, who recently designed a lakefront community in Taylor, Mississippi, with this approach in mind. “For buyers, it’s an investment in preserving and protecting the landscape, which furthers a sense of ownership.” At Splinter Creek, the setting takes center stage. Homes on the 650-acre property “minimize human intervention into nature, while maximizing the effects on habitants,” says Lang. Each home—in addition to being crafted with sustainable materials and passive solar techniques—is designed to seem as one with the bucolic landscape. Inspired by nearby barns, Lang composed the handsome, modern structures with materials such as cypress timbers and galvanized metal. “The locally sourced wood will gray as it weathers,” says Lang. “And when it does, it will blend in with the environment.” But that’s not to say “blending” the dwellings means nestling them into the ground. On the contrary, homes sit, at least partly, on stilts and piers. Not only does this give them the appearance of hovering, it minimizes the touch of man on the earth. “It also allows for a great water view,” adds Lang. Experiencing the water and nature is also by design. Large window walls are oriented to the lakes and the volumes are broken up into separate buildings—sometimes connected by a traditional dogtrot, or open-air passage—allowing residents to experience their surroundings as they move through the day. The architect calls the luxurious homes meticulously detailed and refined, but they’re not opulent mansions—most designs clock in at roughly 2,000 square feet. “Although they are generous, especially in the public spaces, they are smaller houses created that way intentionally, so they don’t overwhelm the landscape,” says Lang. “To us, a strong connection with nature and simplicity are the ultimate luxuries.”

After working for two sculptors in New York, Parker discovered woodworking; now, residential and commercial clients turn to Sebastian Parker Furniture Design for his handcrafted pieces. Here, he chats with Luxe about what he has going on right now. sebastianparker.com You recently furnished a Pacific Heights home. How did that arise? My wife and I have a vacation rental cottage that’s totally bespoke. [The client] liked the space. She said, “I just bought an apartment. Would you be interested in designing and building all the furniture?” I built her a walnut trestle table, a bed with a headboard out of sapele, and a floating library that occupies most of the walls in one room. I also created overhead lighting using cedar wood from an old theater, that had blackened over time. 114 / luxesource.com

You’re building your own timber-frame house in Glen Ellen. What’s the vibe? I’ll be building out the interior and making it into a livable space, possibly something I can share with others as an environment. People who’ve stayed in our little cottage [mention] how serene and minimalist the spaces are. This is something I have to offer, creating spaces that are a nice counterpoint to the frenetic energy of our culture, with all the technology and communication—a place to be, where you can feel stillness and calm.

Julie Rootes juggles a marriage, three kids and her bustling interior design practice, Julie Rootes Interiors in Corte Madera. Clients love her distinctive style—classic with an edge— and her projects incorporate custom pieces, architectural details and hand-crafted treasures by the talented artisans she knows. Attention to detail is key for Rootes, who studied at the San Francisco Art Institute and once worked as a buyer for Prada. The busy mom’s weekends are often packed with sporting meets and dance performances, as well as local explorations. Here, she shares her ideal Saturday in the North Bay. julierootes.com 8 a.m. Start the day at Pilates ProWorks in Larkspur or NOW Power Yoga, a studio in Corte Madera. Pilates ProWorks has a smaller class environment and great energy, and it’s right next to Equator Coffees, which has a nice outdoor seating area where you can sit with a juice or a coffee. Susan Hauser at NOW has a high-energy yoga class with good music. It’s a great, hard workout. 10 a.m. From there, head over to the Marin Country Mart in Larkspur (top, left). On Saturdays, they have a farmers market—and you can bring your dog. Stop
into Farmshop (bottom), grab some brunch and sit outside. Marin Country Mart also has Clic, which carries clothing, bedding, artwork, jewelry and a full mix of housewares. I’d also stop by Erica Tanov; she’s based in Berkeley and offers beautiful clothing, jewelry and housewares. And don’t miss George, a cute pet store for high-end pet items, and a new shop called Sugar Paper (center, right), where you’ll find fabulous wrapping paper and handmade cards. 3 p.m. Next, hop in my car and head to Ram’s Gate Winery. It has an amazing
vibe and they serve small shared plates. You can sit outdoors and there’s a pond and blankets. It makes you feel like you’re in another world, without dealing with the masses. 7 p.m. Head back to Marin and grab my husband. We love to go to the Buckeye Roadhouse—it’s a Marin institution. We’d sit at the bar and grab some food. I love the bartenders—they make the best cocktails. 9:30 p.m. My husband and I would go listen to some live music, either at the Sausalito Cruising Club or Sweetwater in Mill Valley.

Built in 1820 for a merchant, and soon after purchased by Governor William Aiken Jr., whose family owned the home for 142 years, the Aiken-Rhett house offers a glimpse into antebellum and post-war life in Charleston. Now under the stewardship of the Historic Charleston Foundation, the organization is dedicated to sharing the stories of the enslaved men, women and children who maintained the estate, while also showcasing furniture, architecture and finishes from the mid-19th century.

BEAUPORT, THE SLEEPER-MCCANN HOUSE, GLOUCESTER, MASSACHUSETTS The provenance of the Sleeper-McCann House reads like a rich design novel. Henry Davis Sleeper, one of America’s first professional interior designers, built his summer retreat along the New England shore in 1907. He filled its rooms with a masterful mix, ranging from hand-painted 18th-century Chinese wallpaper to salvaged kitchen doors from his mother’s family’s home. After his death, Helena Woolworth McCann, a fellow collector, purchased the residence and kept much of the design vignettes intact.

Oil heiress Aline Barnsdall commissioned Frank Lloyd Wright to design his first Los Angeles project—Hollyhock House. Named after Barnsdall’s favorite flower, the floral motif can be found throughout the home. Completed in 1921, it is an early example of Mayan Revival style. In 2015, the estate reopened after a $4.3 million restoration, and in 2019, was added to the UNESCO World Heritage List, making it the first modern architectural cultural site in the United States to earn the accolade.

Just south of downtown Miami overlooking Biscayne Bay stands the otherworldly Vizcaya estate. Owner and businessman James Deering envisioned the 1920s property as a modern and subtropical interpretation of 18th-century Italian villas. Despite its historical inspiration, the waterfront estate was constructed with modern techniques and technology for the time. Inside, old and new influences merge, such as Baroque and Renaissance antiques paired with works by contemporary artists.

Deborah Van Plew, design director for Court Atkins Group, offers a different perspective on the coastal kitchen for a vacation home in Bluff ton, South Carolina. While still light and bright, the design nixed a traditional white color scheme in favor of beautiful walnut surfaces and dynamic stone accents. courtatkins.com
What elements did you start with? The owner loves green, so the Blue Tides marble appealed to her right off the bat. We started with this material using it on the waterfall island and the full-height backsplashes. From there, the walnut cabinetry offered a warm, organic factor providing just the right complement to the busy stone. The wood really enhances its beautiful green tones. The design is so seamless. There are a lot of intersecting lines here. Instead of hardware, we went for a clean, streamlined aesthetic, but that meant there was no wiggle room for elements to
be off by an inch or two; everything had to align perfectly. We also thought about scale. It was important to carry vertical surfaces like the wood cabinetry to the ceiling for everything to feel integrated and connected. Where are the appliances? The kitchen faces a large great room. I didn’t want anyone to feel as though they were constantly looking into a kitchen but rather just another living area, so we created a galley behind the range. That’s where we tucked all the things you really have to use on a daily basis, including several appliances.

For one of his latest projects, the king of quality kitchens walks us through how he
approaches putting together the home’s hardestworking room. peacockhome.com Where do you begin when designing a kitchen? For me, I usually start the process before I’m even inside the space. It’s important to be aware of the detailing, materials and arrangement of the rest of the home so the kitchen design is both cohesive and a natural progression. A big mistake is thinking of this room in a vacuum. Walk us through your approach to the materials. The dramatic stone was the first thing I picked out. I considered it as a piece of art in guiding the rest of the scheme. For example,
the gray and blue cabinetry colors were pulled right from the veining. Walnut has been around for a long time but there’s something about this particular wood that I just love. It brings such depth to a design and can simultaneously feel both modern and traditional. How have kitchens evolved? Today, these rooms are not considered separate spaces. Instead, they often open up to living areas, particularly in cities and urbans developments. Because of this fluidity, I wanted the elements in this kitchen to read almost like furniture: The island, oven and wall cabinetry all become decorative pieces incorporating different materials and colors.

In a Houston home, designer Marie Flanigan renovated and reinvented the master bathroom to create a statement space with stunning architectural details. Since the original bath was very dark, the first step was to brighten the room and welcome in natural light. To avoid altering the envelope of the building, she implemented a solarium ceiling allowing sunlight to flood the area during the day through solar tubes on the roof. Additional lighting was also added for a soft glow at night. marieflanigan.com
For bathrooms, especially, Flanigan recommends addressing functionality from the very beginning to ensure space is utilized in the best possible way and appliances or fittings are positioned in areas that flow easily. Although the footprint of this room was not changed, so many more usable areas were added including the vanity, bathtub and kitchenette nook. After the technical, ‘macro’ aspects of the design are decided, Flanigan says she turns to micro details like color, texture and materials. Paneled marble walls create an elegant, subtle focal point and were designed to encase the mirrors and sconces. While green stone slabs were the first-round pick, Flanigan and the client eventually decided on honed Calacatta Bettogli, an elevated and refined option. Walnut elements and unlacquered brass finishes, including wood inserts on the Samuel Heath sink fittings, were also introduced to add warmth and comfort to the bathroom. “Natural tones will never go out of style,” says Flanigan.

Located on the lower level of his Atlanta home, the dramatic chamber is flanked on either side by sunken gardens enjoyed via ocular pivoting sash windows fabricated by DQ Ironworks. In the hilltop San Francisco neighborhood of Noe Valley, Malcolm Davis Architecture set about pouring daylight into a historic townhome without sacrificing privacy. Rather than punching windows through its side walls, which would have yielded undesirable views, Davis imagined a long, slim skylight punctuated by the building’s freshly exposed wood framing. For a home on Miami’s Venetian Islands, Strang principal Alexandra Mangimelli drew inspiration from the strong horizontal lines and deep overhangs of modernist architect Alfred Browning Parker, devising a structure she describes as both “rhythmic and purposeful.” To usher the home’s exterior strength into the sleek interiors, the architect opted for a custom black pivot door of imposing scale. Prior to designer Mary Frances Young’s arrival, a Manhattan apartment’s crowning feature—namely, a plastered brick, barrel-vaulted ceiling—was shrouded by dark building materials and furnishings. Allowing the architectural envelope to take center stage, Young painted the walls in Benjamin Moore’s Paperwhite and paneled the floors in crisp white oak topped with a custom Amadi carpet, setting the stage for her airy take on the 19th-century parlor. “The building is a historical ice storage facility with wide hallways and big spaces. hen a busy Silicon Valley couple began searching for their family’s forever house, they saw more than a few impressive homes, but none of them offered what the parents of three children wanted most: a livable backyard. “I cared most about the outdoor spaces, and having the room to give my family the kind of yard that would draw us all outside,” says the wife. So, when the pair eventually found a piece of property in Los Altos Hills where a large, flat exterior was feasible, they decided their answer was to build a home from the ground up. “When I saw this particular spot, I was blown away by it,” says the wife. “My husband and I knew if we hired the right design team, we could create exactly what we’d been looking for all along, which was a house that made us feel like we were always outside.” The three-year design-and-build process began with hiring architect Steve Simpson, who is known for his ingenuity when it comes to blurring the lines between inside and out. “We were very fortunate with this particular site, because of its orientation,” says Simpson. “The back of the residence opens onto a landscape with southeastern exposure, which is ideal for sun. So we maximized natural light in the house with lots of windows, French doors and sliding doors, which not only invited all that sunshine into the main living areas, but also exposed those interior spaces to the sunny backyard.”

Simpson, working with general contractor Gary Ernst, designed a home composed of stucco and limestone, where public areas open onto one another and natural light beams from one side to another. The absence of compartmentalized rooms helped the architect deliver a casual contemporary vibe, although the detailing in every space—from the geometric soffit details in the ceilings to the ornate custom stairwell—punctuates the home with sophistication. “The house is part modern and part traditional, with a little Mediterranean DNA in its bones and sparkle in its interiors, thanks to Linda Sullivan,” says Simpson, who brought the designer onto the project in its nascent stages. “It was, from the beginning, a true collaboration.” Sullivan, who has worked on many residences with Simpson in the Bay Area, wanted to create interiors that were sophisticated and serene—and didn’t distract from the views each space was designed to frame. “We kept to a fairly neutral palette, with a few surprise colors here and there,” she says. Deep indigo blue barstools deliver visual impact in the monochromatic kitchen, for instance, while the same color outfits the cabinetry around the bar. A lavender sofa adds an unexpected punch to the living room. “Practicality was always top of mind,” adds Sullivan. “The clients were very specific about their desire for this to be a place where their children and their children’s friends could come and go from inside to outside, wet bathing suits and all, without having to feel too protective about the furnishings. They didn’t want anybody tip-toeing around the house.” To that end, Sullivan made “livable luxury” her design mantra for this project. Sleek lines on furnishings give a nod to luxury, while performance upholstery promises longevity. Contemporary case goods such as consoles, desks and coffee tables boast minimalistic silhouettes, while backsplashes in the kitchen and bar deliver an element of glamorous surprise. Clean, white walls juxtapose with warm wood paneling and millwork throughout the spaces. These contrasts keep things from feeling contrived, explains Sullivan. “We weren’t trying to make this house fit into a certain theme,” she says. “Instead, we wanted to come up with a design plan that would stand the test of time—as well as lots of indoor-outdoor living.” The result matches the client’s early vision. “The transition is so seamless that when you’re inside you feel like you’re outside, and when you’re outside, you feel like you’re inside,” says the wife. “Every day, I watch my children playing in the backyard and every single day I feel more and more grateful that this is the place we get to call home.”

hile planning to build a hillside home for themselves and their two boys, a Hillsborough couple admits to providing architect Randy Grange with a crazy wish list. “I spent a lot of time looking at photos of other houses for inspiration,” says the wife. “We wanted it to be clean and modern, but with wood details to make it feel warm. We also wanted it to accommodate having people over yet have an intimacy to it. It also had to fit our lives now with the kids and their friends, as well as when it’s just us and then accommodate a larger family when the kids come back with their own children.” And near the top of that list: a design that would take advantage of a hillside location offering vistas of the bay and surrounding canyons. “We wanted that indoor-outdoor feeling on all the levels of the house,” adds the husband. Grange began sketching, aiming to capture key elements of the couple’s list and incorporate windows to frame the view and natural materials—all while considering the family’s lifestyle and the challenging hillside site. “We almost felt guilty about giving him this impossible task, but he was not deterred at all,” the husband says. “The house just got better and better.” Above all, the home was designed to take advantage of the outdoors. In the kitchen, for example, accordion windows completely open the space to the landscape and fresh air. Grange and interior designer Leslie Lamarre— partners in business and life—ensured that both architecture and interiors honored the location’s exquisite beauty. “The colors and natural materials take inspiration from the bay and the surrounding landscape,” Lamarre notes. The interiors are stylish, but with playful touches. “We wanted the home to have a modern design but also some personality,” Lamarre says. “In the guest bedroom, for instance, a bold yellow and white wall treatment provides pattern and a fun pop of color.” Other examples of unique details include a pair of plush purple armchairs that flank a bird-leg table in the master bedroom, an oversize swiveling circular loveseat in the living room, and an array of leather pulls in the kitchen. “It’s nice to have some furnishings and elements that are also pieces of art,” Lamarre says. “They work so well with the modern aesthetic of the house.” The couple especially wanted to create a sense of fun for the boys. “We call the feeling ‘kidly,’” the wife says. A big waterslide was built into the hillside, for example, so kids— okay, adults, too—can swoosh down to the pool in style. “That’s a neat feature,” says landscape architect Michael Callan, who helped design it. “I was thinking back to when I was a kid in order to figure out how to make it the most fun.”
Another example of “kidly” is in their son’s room. The scenery from the younger boy’s bedroom doesn’t match up to his big brother’s view, so the homeowners wanted to make it up to him somehow. “I had the idea that we could build a secret passageway with a trap door,” the husband says. “I almost said it as a joke.” But the design team ran with the notion. They equipped the child’s closet with a trap door that leads to a slide that transports him to his secret room in the lower level of the house. “He can pop out through a subtly camouflaged door in the lower-level family room and surprise everybody,” Lamarre says. “Initially, we were humored by the effort to create this space, but these are the things that make the house special.” Also in the younger boy’s room, a hammock that’s anchored between a towering tree trunk and the wall swings over the bed. “We found a company that sources cedar trees and works with a craftsperson who kiln-dries and hollows them out. General contractor Augie Peccei’s construction team installed a steel post in the room, wrapping it with the split tree trunk and concealing the seams.” the designer says. “Their son enjoys being up there in the hammock reading a book and it’s been a big hit with his friends.” He’s not the only one enjoying the house. Once avid travelers, the couple says they now vacation a bit less because they don’t want to leave home. And these days they are as obsessed with the view inside as the view to the landscape. The husband notes: “Now we go onto the deck, and we end up staring back into the house.”

or designer Tracy Simmons the idea of home has been shaped by her native San Francisco. From its classic architecture to the surrounding natural beauty, the City by the Bay has deeply informed her personal style, infusing warm, minimalist spaces with organic hues and traditional craftsmanship. “I wouldn’t have learned to design the way I do in any other city,” confesses Simmons. Now the designer is expressing the aesthetic she honed here with The House—a new Sacramento Street boutique featuring antique finds, custom furniture and handmade artisanal wares. When conceptualizing the shop, Simmons envisioned the space as a love letter to the city— starting with the building’s classic architecture. The 19th-century structure that survived San Francisco’s legendary 1906 quake “has the most incredible bones,” says Simmons, who stripped back the space to restore the original molding and let in more light from the massive windows. Walking inside feels like entering a friend’s carefully composed home, with fresh flowers inviting you to explore every corner. Everything naturally follows the designer’s organic palette: think warm wood tones and moody greens and blues set against a fresh white background. “I was thinking of a space that’s reverent, quiet and calm,” explains Simmons. “For me, calm is a palette that’s clear and simple, but beautiful.” Old-world details flesh out the store, from the hand-carved fireplace to a 19th-century fossilized bluestone worktable used for display. Inspired by this antique table’s unique texture, the oak cabinets behind it were custom-finished by decorative painter Caroline Lizarraga to look aged. This love of simple, careful craftsmanship also guides the curating ethos of the store. For instance, utilitarian silhouettes are favored over fussy antiques. “I think people think of antiques as ornate, but the pieces I like to source are really pared down. They seem like they could be contemporary,” Simmons explains. A sense of balancing old and new sensibilities is used for the

designer’s own custom furniture, which embraces natural textures like exposed wood grain. “I design with clean lines, and then the material or finish is where the piece shines,” says Simmons. “I love the notion of creating imperfectly perfect things. I’m always asking how we can mess it up a little bit.” When curating home goods for the space, Simmons is dedicated to collaborating directly with artisans, bringing a shared vision to life. When selecting creative partners the designer notes, “I gravitate most toward their process. I ask, ‘What can we make together—and what can you make that you want to show the world?’ ” Upcoming collaborations include custom fragrances with Los Angeles-based Capsule Parfumerie and a ceramic line with Maine ceramicist Ariela Kuh, comprising glazes inspired by the store’s signature navy color. It’s also important to Simmons to celebrate local creatives; from featuring ceramic furniture by Len Carella to hosting a photography exhibition by Bess Friday. Supporting these artists and artisans “has become the most fulfilling part of the store,” says Simmons, as these collaborations go to the core of the designer’s love of the city. “From the beginning, we wanted the store to be about building a community.”

On a shopping trip to New York for her new Atherton home, designer Matthew Leverone’s client fell for a Zanotta sectional. Covered in a neutral Pollack fabric, the piece now resides in the family room, where it’s joined by a pair of Caste armchairs from De Sousa Hughes and a Jerome Abel Seguin coffee table. The arrangement rests on a carpet from Holland & Sherry.

very once in a while, an extraordinary project comes along that becomes a professional game-changer, launching a designer’s career to a new level. For Matthew Leverone, the tipping point was this Atherton home created for a South African expat family. “This project gave us a chance to push boundaries because the clients were so open and wanted each piece to be special,” Leverone explains. “We were free to select interesting pieces and design custom elements in the house.” Leverone came aboard as the three-level house, a contemporary beauty by Pacific Peninsula Group clad in split-face Texas limestone, was coming together. Most of the structural details had been locked down, but the designer had the opportunity to offer input on the finishes, such as the flooring’s warm gray color. He also used the client’s vision to create a cantilevered oak-plank bar outside of the wine room and carve out a makeup area off the master bedroom. But it was the furnishings—luxurious yet understated, sculptural yet elegant—where the designer’s formidable talents shone. Beyond informing Leverone that her husband wasn’t a huge fan of color, and that hues would have to come from the artwork and accessories, his client’s brief was simple. “She said she wanted items that would make her happy and make her smile,” the designer recalls. To that end, he encouraged a trip to New York and planned an itinerary of showroom visits to get a read on her preferences. The resulting scheme relies on neutrals, rich textures and gutsy pieces that both stand up to and soften the sharp lines and solid surfaces of the architecture.

Neutrals predominate in the home, but Leverone did incorporate colorful moments, such as the stools of his design dressed in sheepskin by Azadeh Shadovsky in the game room. The trio faces an Ochre table and a Coup Studio settee in Holly Hunt leather. The designer notes the space is intended for both adults and children to have fun.
Leverone looked for furniture that had great lines and sensual rounded shapes. He outfitted the living room with a sleek Holly Hunt sofa, a pair of perfectly proportioned cerused-oak armchairs, and a quartet of faceted coffee tables in an oak veneer. The Bösendorfer piano—which the client helped select—even exhibits a moment of sleekness not usually associated with the form. Similarly, in the dining room table, a zebrawood top resting on a base of interlocking statuary bronze rings, and a cabinet in the master bedroom with a chipped wood front bring pareddown gravitas. “They’re all simple but work well together,” the designer notes. He did allow for moments of levity. In the lower-level playroom, he paired a bench that reads as an attenuated wing chair with wood-frame stools covered in a long-haired blue sheepskin. Sculptural lighting also has a starring role in this home. Leverone chose a Calder-esque fixture to hover above the dining room table. Composed of a pair of bronze tipped walnut arms projecting from a center rod and with natural linen shades at the opposite ends, it’s simple but packs a visual punch. The same goes for the light in the husband’s office, a Billy Cotton 5 Stick chandelier. Its satin brass finish adds a metallic note that plays off the stone fireplace. Part of what makes the home such a triumph for Leverone are the many opportunities he had to conceive custom furnishings. trimming the perimeter in blackened steel. In a first for the designer, he created walnut bedside tables with bronze, etched-glass tops that are equipped with chargers for electronics. He outfitted the adjacent master sitting room, also known as the reading room—a spot the wife requested where she could do just that with her children—with a bespoke, low-slung sofa set on a wood base that extends to form an end table. The designer relied on luxurious carpets for his biggest textural moves, animating the neutral-hued spaces. In the living room, for example, he installed a Tai Ping wool and silk rug in shades of tonal grays. “The silk gives it a luster, and it’s juxtaposed by the flat textural weave of

the border,” the designer observes. In the reading room, he selected a lush silk and mohair number carved with a stripe pattern. For the pool house, he opted for a rug with a weave that mimics the trellis just outside. “We pulled the outside in,” says Leverone, who adds that the connection was particularly critical for his outdoorsy, athletic clients, whose pursuits include spirited games of underwater hockey. Leverone values the level of faith his clients placed in him. “We’re so appreciative when we get clients who love the process and want to be involved but also let us do our job,” says the designer. “There is mutual respect, and it shows in the outcome.”
Leverone’s client wanted a cozy spot where she could read to her children, so he created a stylish reading room. The custom sofa in a Peggy Platner Collection fabric offers an ideal lounging area, while the silk and mohair rug makes for a dreamy landing spot for small feet. For lighting, the designer chose an Alison Berger Glassworks pendant.
