re accident can happen at any time at any place irrespective of its occupancy status. One can expect a re at any structure, may be at home or at workplace or in a hospital or in public places like theatres, malls, etc. Fire has the potential to cause harm to its occupants but can severe damage to property. In India, every year, thousand of persons die due to res and related causes. Probably many of these deaths could have been prevented, had we taken enough re protection measures. For mitigating a re in any occupied area, whether it is a business premises, government house, in a factory or in a residential building, require a complete and absolute knowledge & understanding about the problem and how to handle those problems at the time of emergency. A small re in a residential building may be spread very fast and within a few minutes. One must admit that re accident creates total waste. Such waste would not be accepted by any efcient arrangement, if it resulted from inefcient operation. To control the loss through re, the arrangement must survey the total operation of the business to determine where the loss potential lies and to do so they must have inspect the total operation by an efcient and independent body who are expert on re safety arrangement and get the audit done. he re safety audit is a process of complete inspection of the building structures and evaluation of relevant documents and existing re safety arrangement including processes, instruments etc. to ascertain how the buildings are being managed regarding re safety. The assessment of the building is done compliancing with the National Building Code of India, relevant re safety norms as per Indian standers and the legislation passed by all state governments and local bodies on re prevention and life safety. Safety Audit is a system of risk observation, analysis and evaluation in which a systematic scrutine is carried out to determine the extent of an affective and efcient safety policy. The most essential aspect of all building codes is ensuring life safety & security. As per the National Building Code (NBC) 2015, the present state of knowledge is based on various factors and aspects of building construction followed by all most all parts of the country. In the NBC detailed guidelines for General Requirements for all buildings, construction materials, Life Safety, Fire Protection, Specic Occupancy wise Requirements and specic requirements etc. for buildings above 15 meters has been stated. The NBC as a whole is the basic model code for all other specic codes in the country. By and large most of the states and local bodies in India have adopted many of the code provisions in their own building regulations. The constructor, developer, owner, occupier, society or anyone , shall comply with all the re and safety measures, adhering to the National Building Code of India, 2015, and as amended from time to time, failing or inadequacy of the regulation shall be treated as a violation of the said Act. It means that the maintaining and documenting the re safety installations in a building is the responsibility of the building owner or occupier. The recent major res occurred in various parts of country during the last few years reinforce the speculation of the unforeseen nature of a re accident regardless place and time. One can expect a re at any structure, irrespective of its occupancy status – residential / commercial / industrial / hospitals / theaters / malls and so on… It means that a re in any structure has the potential to cause harm to its occupants and property. However, when it comes to residential buildings, in particular, high rise buildings, the problem becomes more complex and poses very high risk to the life and property of its occupants. The magnitude and level of the problem can be reduced only if the structures are designed, constructed, equipped, maintained and operated with a view to save the life and property of its occupants. Therefore, any structure or building should be erected only after meeting the basic infrastructure needed to protect them from re and unexpected re accidents. NBC recommends for periodical re safety inspection by the key personnel of the occupants of the building to ensure re safety standards. In case of industrial buildings the statutory authorities insist for re safety audits by external agencies depending on the type of activity and nature of materials handled in the buildings.

A
re risk assessment is a survey of a building to review the standards of re safety. It will include an assessment of all issues that would affect the levels of re safety such as:

Fire safety policies apply at the construction of a building and throughout its operating life. Building codes are enacted by local, subnational, or national governments to ensure such features as adequate re exits, signage, and construction details such as re stops and re rated doors, windows, and walls. One of the main objectives of electrical codes is re safety to prevent overheating of wiring or equipment, and to protect from ignition by electrical faults. Fire codes regulate such requirements as the maximum occupancy for buildings such as theatres or restaurants, for example. 15

§ Fire codes may require portable re extinguishers within a building, or permanently installed re detection and suppression equipment such as a re sprinkler system and a re alarm system. Local authorities charged with re safety may conduct regular inspections for such items as usable re exits and proper exit signage, functional re extinguishers of the correct type in accessible places, and proper storage and handling of ammable materials. § Depending on local regulations, a re inspection may result in a notice of required action, or closing of a building until it can be put into compliance with re code requirements.
