GLOBAL MARKETING TREC holds its affiliation with CIRE in the highest regard and continuously utilizes the many resources and avenues an affiliation of this caliber affords. In doing so, TREC is able to make every client/broker experience that much better and that much more memorable. After all, both TREC and CIRE believe that elegant homes deserve elegant showcases. Through CIRE’s intensive and exclusive advertising system, property sellers are granted supreme exposure on an international basis, while buyers are made privy to the highest standards of properties available in the world. Each year, Christie’s International Real Estate hosts an annual conference, a highly successful work meeting that sets the stage for objectives in the year ahead. Focal points discussed at this annual event are branding strategies, web-based marketing approaches, and techniques in successfully targeting luxury consumers around the world.

THE COMPANY’S MARKETING POWER Christie’s International Real Estate website, a highly interactive and user-friendly digital forum where properties are automatically updated via a data feed directly from our MLS. The site, www.christiesrealestate.com, receives nearly 60,000,000 visits per year, and according to CIRE, more than one billion people make the internet an important part of their consumer experience, including more than 80% who are searching for a new home. This ensures a standard of professionalism and gives clients the confidence that their business matters will be attended to with the utmost level of meticulous service. Cooperative Advertising Program allows qualified advertisements in Christie’s International Real Estate magazine eligibility for added exposure in targeted, high-distribution newspapers and magazines, such as The Wall Street Journal and Robb Report. www.telluriderealestatecorp.com

ABOVE THE COMPETITION The fabric of the Christie’s art auction house and its real estate network is woven quite differently than its competitor, Sotheby’s. The very foundation of ownership in the two entities is corporately and stylistically disparate. Christie’s is solely owned by one individual -- Francois Pinault -- who resides in Paris, is a multi-billionaire and whose portfolio also includes Gucci, Balenciaga and Stella McCartney, among others. He is known as possessing one of the finest art collections in the world, not to mention is a collector of some of the finest properties in Europe. Christie’s International Real Estate is fully supported by the auction house through joint marketing efforts with its chosen affiliates (not franchisees), allowing access to high net worth art collectors and property owners worldwide. The Sotheby’s trademark was acquired from the Sotheby’s Auction House and absorbed into a network of real estate, travel, hospitality and car rental companies by corporate conglomerate, Cendant. It was subsequently “spun off ” by Cendant resulting in the formation of the publicly traded company, Realogy. Apollo Management then acquired Realogy in 2007 and its franchised network now includes Better Homes and Gardens Real Estate, Century 21, Coldwell Banker, ERA, and Sotheby’s. The major differences between these “brands” is that of privately versus corporately driven businesses, “affiliated” versus “franchised” networks, and the fact that CIRE is fully owned and operated by the world’s finest art auction house, with shared clientele and marketing venues. REDEFINING LUXURY ‘Trophy’ has become the new buzz-word in luxury real estate. According to a just-released study by Christie’s International Real Estate, more properties than ever before were both sold and listed for sale at US$100 million or higher in 2014. As the number of billionaires globally reached new heights, so too did the price benchmarks for their trophy homes, as the world’s most affluent focused more and more on acquiring “collectable” residential assets in prized locations across the globe. US$100 million is now firmly established as the billionaire benchmark for ultra-prime property. At the more traditional luxury residential real estate price segments, the overall market experienced steady growth in 2014, with US$1 million plus home sales up by an average of 16 percent over 2013 in the 80 luxury residential markets surveyed for the report. Titled Luxury Defined, the third annual edition of the research paper not only examines the world’s top 10 cities for prime property, but also analyzes an additional 70 key regional markets, exploring the dynamics and drivers shaping the globe’s high-end real estate market. Key findings from the white paper revealed that second home resort markets were red hot in 2014, leading the growth in luxury property sales. Toronto ranked as the “hottest” luxury property market. • “Trophy” has become the new buzz-word in luxury real estate. More properties than ever before were both sold and listed for sale at US$100 million or higher in 2014. • Most major cities saw a return to normality with growth showing signs of stabilizing in locations such as Paris and New York. • The average starting price for a ‘luxury home’ worldwide is US$2 million. London and Beverly Hills have the highest price entry points at US$6 million and US$8 million, respectively. “More than ever before, we are focusing on the purchasing patterns of ultra-affluent individuals – as well as what’s driving their investments across the globe -- and why the acquisition of luxury real estate has become increasingly important to their portfolios,” said Dan Conn, CEO, Christie’s International Real Estate. “Whether for safe storage of wealth, lifestyle upgrades or the pure passion of the investment, the intrinsic recognition of the sheer value of prime property ownership could not be stronger among these consumers.” www.telluriderealestatecorp.com

WELCOME HOME TO THE MOUNTAINS The Telluride region is a place one must see to believe. As a small, twinkling jewel, situated off the beaten path and marked by intimate communities tucked amid massive peaks, the entire area could easily be overlooked on a map, in a plane, or on a road trip. That is why those who come here do so because they want to be here, because they have intentionally stumbled upon the towns and mesas that comprise this slice of southwestern Colorado. As the alpine sovereign over its surroundings, the town of Telluride is only about one square mile in size, with its nearest traffic light 37 miles away. It’s an inherently spectacular place, paired with an entirely genuine demeanor. Telluride’s picture-perfect, protected Victorian architecture is unassumingly hidden at 8,750 feet beneath the jagged and precipitous San Juan Mountains. Its sophistication as a world-class ski resort, threaded with internationally-renowned cultural festivals and events, is disguised behind a casual, informal persona that even famous personalities love to escape to. And its overzealous enthusiasm for the outdoors and close-knit, progressive and conscientious community are both fronted by a small-town charm where familiar faces constitute virtually everyone. Although Telluride’s resident population is only about 2,500, those who visit once, or live here part time, could likely attest that hundreds, even thousands, more would love to call it home. On the other side of the ski area and connected by the free 13-minute Gondola ride, Mountain Village is Telluride’s younger sibling and a community all its own. Incorporated as a town in 1995 and abutting the mountain’s ski runs and four lifts, Mountain Village is considered the true ski area base. It’s also home to the Telluride Ski & Golf Company’s headquarters, the Telluride Golf Course, Telluride Ski & Snowboard School and most of the region’s large resort hotels. At 9,545 feet, Mountain Village takes the term ‘ski town’ to new heights with its youthful grace and rapidly evolving infrastructure that includes new government offices and a 14,000-square-foot grocery store, as well as several new luxury development projects. It is the quintessential mountain escape, where sunlight bathes its nooks and crannies all day long and panoramic vistas dominate nearly every vantage point. Large homes sit “Out of the 90 different countries along the golf course and border the ski area, while a pedestrian Village Center evokes a feel I’ve been to, I’ve never seen similar to European resorts. And with a refined anything more beautiful than elegance that offers decadent spa treatments, fine restaurants and stylish boutiques, Mountain what you have here.” Village is still a place where jeans with sneakers are acceptable any day of the week, and the - B.B. King state-of-the-art Telluride Conference Center is just steps from a hot dog stand.

A BRIEF HISTORY Telluride’s towering and youthful San Juan Mountains create some of the wildest and most rugged terrain in the Lower 48. But the phrase “wild and rugged” doesn’t just describe Telluride’s mountains, it accurately describes its colorful past. Used by the Ute Indians as a summer camp for centuries, Telluride started receiving recognition between the 1800s and mid-1900s because of its deep pockets of silver and gold. Miners came in hordes to seek their fortune, and most were of the rowdy, woolly and free-thinking variety. In 1878, Telluride, previously called Columbia, became a town. Its name stemmed from “tellurium,” a nonmetallic element associated with heavy mineral deposits of silver and gold, but many think the name really came from the conductor bellowing “To-hell-you-ride,” as his train wound through the approaching valley. Regardless, Telluride’s true past is highlighted by tales of lawlessness, prostitution, saloon fights and above all, mountains of riches.

Just beyond Telluride and Mountain Village are several mesas, as well as mining and agricultural communities like Ophir, Rico, Placerville and Norwood. Each of these outlying areas possesses a distinct character formed by the land and people who live there.

During the 50s and 60s mining ground to a halt, but the community was revitalized with the birth of the ski area in 1972. Once again, the woolly free-thinkers returned but this time for different mountains of riches … deep powder snow.

On the mesas, massive views, vibrant sunsets, roaming wildlife, and alpine tranquility reside. In just a short drive, a different world suddenly emerges, one where the mountains burst from the foreground and night skies are ignited by fistfuls of stars. Paying homage to the ranchers of the Old West, the mesas are where both hectic lifestyles and homesteads take a sigh of relief and stretch out — home is truly away from it all. A sincere love for big backyards with lots of room, relationships with four-legged neighbors, and a peacefulness transcend all seasons. Particularly unique to the Telluride region are 35-acre mesa parcels that are only 10 minutes from the ski area and the amenities of Telluride and Mountain Village. These ranch properties are not only convenient for folks desiring space as well as proximity, they preserve the region’s open space landscape, helping to eliminate the sprawling feel experienced by other resorts. Whether in a breathtaking box canyon, a sophisticated village, or on a high-altitude mesa, the Telluride region is a place of diverse landscape and personality. The Telluride community, however, shares a common ground, coming together on ball fields, ice rinks, at an array of restaurants, summer festivals, and on the slopes. No matter how long you’ve lived here or how many times you’ve visited, the intellectual, spiritual and cultural bond that flourishes in these mountains is forever inspiring. As for that dynamic spirit that follows dreams and never takes its surroundings for granted… be warned, it’s contagious. www.telluriderealestatecorp.com

The world-class Telluride Ski Resort, commonly coined “the most beautiful place you’ll ever ski,” is unique for its out-thefront-door access from both Telluride and Mountain Village. Two chair lifts and the Gondola are within walking distance (or a shuttle bus ride) from anywhere in the Town of Telluride, while three chair lifts and the Gondola can be accessed from the Mountain Village Center. In addition, many homes and condominiums are slopeside, offering unrivaled ski-in/ski-out access to several ski runs, and other residential developments feature exclusive private lift service. In 2008, the Telluride ski area opened Revelation Bowl— located directly off the backside of the infamous Gold Hill Chair 14—served by a new, locally manufactured Leitner-Poma quad lift. Situated above treeline, the natural wide-open bowl offers advanced and expert skiing in an unbelievably scenic setting. The Ski Resort has also recently opened hike-to terrain in Black Iron Bowl and the Gold Hill Chutes. Other improvements include high-mountain restaurants Alpino Vino and Bon Vivant, increased snowmaking, and upgrades of existing amenities. www.telluriderealestatecorp.com

11

Runs range from the steep and thrilling chutes of Gold Hill, to gentle cruisers off breathtaking Prospect Ridge, to wide beginner trails on Lift 10, to the mogul fields of Lift 9. The ski resort is serviced by two high-speed gondolas, seven highspeed quads, one fixed quad, two triples, two doubles, two surface lifts and two magic carpets with the summit of the resort topping out on Revelation at 13,150 feet. There are also three air garden/terrain parks (for beginner, intermediate and expert jibbers), a Nastar course for speed demons, backcountry terrain on Palmyra Peak for adrenaline junkies, and the Topaten Touring Center for Nordic skiing and snowshoeing. The ski area has an excellent ski and snowboard school and boasts several unique on-mountain dining spots like the historic Gorrono Ranch located mid-mountain, Giuseppe’s, an intimate local’s favorite at the top of Lift 9, and Allred’s Restaurant, a fine dining establishment at the summit of the Gondola. On the average, the Telluride Ski Resort receives 309 inches of snow per season, which translates to lots of deep and dry, pure Colorado powder.

SUMMER ACTIVITIES Warm weather attracts more than just golfers to the mountains as these hills come alive with fields of wildflowers, double rainbows, golden aspen foliage and outdoor enthusiasts of all varieties. Trail Running and Hiking: Numerous trail options are accessible from downtown Telluride and Mountain Village; dozens of others are within a short driving distance. Mountain Biking: Off-road trails are abundant and close by, including the well-maintained Galloping Goose, a 17-mile former railroad grade, which runs from Society Turn to Lizard Head. Kayaking and Rafting: Thrills never cease on the rapids of Colorado’s prime waterways.

WINTER ACTIVITIES If downhill skiing isn’t your thing, which for some it isn’t (and really, that’s okay), Telluride is a winter haven for many other cold weather sports. Ice Skating and Hockey: Both are very popular in Telluride, particularly since the NHL regulationsized Hanley Ice Rink opened in Telluride’s Town Park in 2005 and the Madeline Hotel’s outdoor skating rink opened in the Mountain Village Core in 2009. There is also an outdoor rink in Town Park. Snowmobiling: From snow-cruising to more extreme riding, opportunities are numerous; popular spots include Alta Lakes and the mesas.

Rock Climbing: Mellow pitches and sheer cliff walls are scattered about the region, beckoning sinewy climbers to defy gravity. Jeeping: An intricate web of former mining, now 4x4, roads wind through these mountains, with hundreds of miles of driveable terrain. Fly-Fishing: The Gold Medal waters of the San Miguel, Dolores and Gunnison rivers provide a myriad of options for catching trout. Flying: Paragliding, hang-gliding, hot air ballooning, and glider rides, with or without a guide, satisfy the need to soar with the birds. Horseback Riding: Horses are always eager and willing to cruise around on the numerous trails and 4x4 roads the region offers.

Nordic Skiing: For those looking to stay in shape, cross-country and skate skiing are fantastic workouts; popular places include Telluride Town Park, the Telluride Golf Course, the Valley Floor, and Priest Lake/Trout Lake. The Ski Resort offers Nordic skiing for a nominal fee, utilizing trails at the top of Lift 10. The Nordic Center is located in Telluride Town Park. Ice Climbing: Crystal blue walls are scattered about the region; the biggest is the internationally recognized Ouray Ice Park. Helicopter Skiing: Telluride is home to Colorado’s only heliskiing company – Telluride Helitrax; the outfit has escorted thousands of clients down millions of vertical feet of fresh snow since 1983 and uses an A-star chopper.

FOOTPATHS

TELLURIDE GOLF COURSE

In Telluride and Mountain Village, people will use any excuse to be outside, which has resulted in two extremely pedestrian-friendly communities. Whether it’s for exercise or to run errands, residents commonly use the many trails and paths dedicated to walking, running and biking.

Spring, summer and fall are dictated by the green of the Telluride Golf Course. From May to mid-October, golfers play from dawn to dusk on the 18-hole, 6,719-yard, par-71 course in Mountain Village. Surrounded by a peakstudded horizon from its 9,300-foot perch atop Turkey Creek Mesa, the Telluride Golf Club is often dubbed “the most beautiful place you’ll ever tee” – a catch-phrase adapted from its winter sibling.

The River Trail connects Telluride to the Valley Floor on its western edge and to the old Idarado mine on its eastern end. Recently remodeled, re-routed and re-vegetated, the River Trail, surfaced with a reddish clay/ dirt, meanders along the San Miguel River corridor and is a popular spot. The Bike Path is paved and stretches from Telluride High School to Society Turn alongside Highway 145. Used by everyone from baby joggers to commuters, the 3-mile blacktop path is a very busy thoroughfare and is usually plowed in winter. The Village Trail in Mountain Village starts at the Village Center and extends approximately 2.5 miles to Highway 145, running adjacent to Mountain Village Boulevard and passing Station Village Parking, the Gondola parking station. The trail is packed dirt in summer and a groomed Nordic track in winter.

13

Golf carts, equipped with Global Positioning Systems (GPS), assist with navigation of the terrain, while a full practice range, complete with chipping and putting greens, is available. The course also features: electronic tournament scoring; clinics and lessons; a halfway house grill restaurant; an on-green beverage and snack cart; and a full-service pro shop. And as one of the country’s highest courses in elevation, the ball travels significantly farther at the Telluride Golf Course (average golfers can drive an estimated 15-25% farther than on a lowlander course). Why? Same reason it’s tougher to breathe; the thin mountain air hosts less oxygen and therefore imposes less resistance on the ball. Tee times and shotgun starts are available as is catering for special events. The Telluride Golf Club was constructed in 1992 and serves as a private club for its members, as well as a public course for locals and guests. The course meanders from Mountain Village’s entrance to the back door of the Peaks Resort, where the pro shop is located.

AIRPORTS

TRANSPORTATION

Telluride Regional Airport is the highest commercial airport in the country and flying into and out of it is a unique treat. The setting, with breathtaking 360-degree views, is unparalleled as is the convenience of being within a six-mile drive from Telluride and Mountain Village. Several charter companies offer private and convenient flights, as well as fractional ownership opportunities.

The Gondola, which climbs and descends the front face of the ski resort, is free. No money changes hands when boarding with a bike, skis, even a dog, for the 13-minute trip between the towns of Telluride and Mountain Village (although if riding to ski or snowboard, a lift ticket is required). Locals use the Gondola to get to work, children use it to get to school and skiers use it to access the slopes. The Gondola, completed by the ski company in November 1996 in order to diminish traffic and vehicular pollution, is a one-of-a-kind transportation link owned and operated by the Mountain Village Metropolitan District. Traveling from Station Telluride, at the south end of Oak Street, the Gondola makes three stops: the first is Station St. Sophia, the ridgeline atop the ski area; next is the Mountain Village Center; and last is the multi-level parking structure in Mountain Village, also the location of the grocery store, post office and Mountain Village government offices. The Gondola has pet and handicap-accessible cabins.

Montrose Regional Airport is 60 miles from Telluride and boasts flights with airlines such as American, Continental, Delta, United, United Express and Allegiant Air. Nonstop service to and from Denver, Salt Lake City, Phoenix, Atlanta, Los Angeles, Chicago, Dallas, Houston and Newark is available. Regional Airports also include Cortez, Durango and Grand Junction.

The Galloping Goose is Telluride’s bus transit service. Named for Telluride’s ingenious gasoline-engine “rail bus” system used between the 1930s and 1950s, the Goose offers a free town loop as well as shuttles to Lawson Hill, Down Valley and Norwood. In Mountain Village, a free shuttle makes a loop between the Mountain Village Center and the Meadows businesses/residential neighborhood. Dial-A-Ride is another free service that provides transportation for residents and guests in and around Mountain Village. Passengers simply call from their home or cell phone to arrange a ride anywhere in Mountain Village.

MEDICAL

SCHOOLS & KIDS

Telluride Medical Center, located on Pacific Avenue, provides 24-hour medical emergency care. The facility has four doctors on staff and 25 nurses, physician assistants, radiology techs and administrative personnel. In addition, several visiting specialists provide office hours on a monthly basis.

The Telluride R-1 School District is consistently recognized by the state for its excellence and progressive learning environment and was recently noted for superior standardized test scores, far above the Colorado state average. The district, which serves more than 585 students and boasts a staff of more than 80 full- and part-time professionals, is comprised of an elementary school and a middle/high school. Both schools recently underwent sizeable renovations and additions.

Nine years ago, Telluride Hospital District (THD) officials and administrators began their search for a new site for the region’s health care needs, driven by the aim to find a site that could accommodate the area’s projected growth and before the region’s limited buildable sites were developed. In 2014, a site in the Mountain Village was selected and plans were set in motion. Community benefits of the new facility will include overnight hospital beds; a procedure room for minor surgery, such as colonoscopies; new imaging technology; expanded primary and urgent care; room to expand in the future; and financial stability from new revenues. In 2015, the THD took one step closer to bringing that vision to fruition when they closed Phase One of a new facility’s pre-design phase and voted on a conceptual plan.

15

Area resident and renowned high-altitude physician, Dr. Peter Hackett, started the Institute for High Altitude Medicine in Telluride to improve the quality of life for residents/tourists in the region.

Telluride Mountain School and Montessori is an independent school for preschool through 12th grade. In 2006, the school was accredited by the Colorado Association of Independent Schools, and has approximately 100 students and 20 teachers and staff members.

Telluride is also a “Heart-Safe” community, with the installation of 30-plus automatic external defibrillators (AEDs) throughout Telluride, Mountain Village and their immediate surroundings.

Preschool and Daycare programs are numerous in the region, all with great reputations.

In addition to two full-service pharmacies, the region also offers healthcare services including: Alternative Medicine Acupuncture Chiropractic Care Dentistry Family Practice Massage Therapy Mental Health Care Occupational and Physical Therapy Optometry

Outdoor Programs for kids are abundant. During the school year, programs like Ski P.E. are available, while in the summer, Telluride Academy is an adventure camp that offers everything from rock climbing and backpacking to theater and rocket building. It is the largest outdoor enrichment and adventure program in Western Colorado with over 100 camp programs offered.

LIFESTYLE AND THE ARTS The Telluride lifestyle goes far beyond its myriad of outdoor activities. For being so small in size, Telluride is big on personality when it comes to its culture and entertainment scene, leaving one’s social calendar busting at the seams. Holiday parties, music concerts, theater and dance performances, fundraising galas and art openings are just a few of the gatherings that happen at three main performing arts venues: Michael D. Palm Theater is a state-of-the-art performing arts center in the town of Telluride. The 30,000-square-foot facility is a grand acoustically-engineered venue with a stage, wing spaces, proscenium, fly space and 650-plus seats. Telluride Conference Center, located in the Mountain Village Center, is an integral part of the business community, as well as an entertainment/special events hub. Built in 1999, the 10,000-square-foot sophisticated facility includes meeting and gathering space, high-speed communications systems, top-of-the-line audiovisual equipment and catering services.

in downtown Telluride, the quaint theater has 240 seats and is managed by the nonprofit Sheridan Arts Foundation. Summer festivals occur virtually every weekend. Some are music-oriented, like Bluegrass, Jazz, Chamber Music and Blues & Brews, bringing such headliners as the late B.B. King, Willie Nelson, Bob Dylan, Herbie Hancock, The Allman Brothers and James Brown to the Town Park Stage and local venues. A few are film-obsessed, like Mountainfilm and Telluride Film Fest, attracting Hollywood stars like George Clooney, Ben Affleck, Meryl Streep, Annette Benning, Sean Penn and Philip Seymour Hoffman to the cinematic premieres of big screen blockbusters. Others are focused on food and libation, like Culinary Arts and Wine, where chefs and aficionados gather to taste and indulge. And still there are more as the list goes on.

Ah Haa School is Telluride’s homegrown art school, offering a number of courses for kids and adults such as ceramics, creative writing, papermaking, photography, silk dyeing, jewelry, metalwork, languages, cooking, salsa dancing, and more.

Cuisine is taken rather seriously in Telluride and with more than 40 restaurants and bars, there is a vast selection. Just about every type of cuisine is represented from Japanese to Thai, French to Italian, Latin to eclectic American. There are upscale menus, reserve wine lists and world-renowned chefs at the fine dining restaurants, as well as comfy, casual atmospheres to grab a simple burger and a beer. There are also a multitude of private chefs and catering companies willing to come and cook, or deliver hot fresh meals to your home.

Sheridan Opera House, Telluride’s historic vaudeville stage, provides an intimate setting for live performances and films. It was originally built in 1913, restored during the mid-1990s and is now on the National Register of Historic Places. Located

Shopping: The latest in fashion, studio jewelry, fine art, classic Western garb and elegant home furnishings are all neatly packaged behind classy storefronts that line downtown Telluride and the Mountain Village Core.

Prior to earning its very own spot on the map, the town underwent a significant research, development and design phase, having been conceptualized as a ski resort village for more than a dozen years. From there, a cobblestone pedestrian plaza at the base of the ski resort became the bustling Village Core, lined with boutiques, restaurants, hotels, spas, fire pits, bouldering area and skating rink. In addition, the Village Core is home to the state-of-the-art Telluride Conference Center, Telluride Ski & Golf Company’s headquarters, the Ski & Snowboard School, three chair lifts, and the Gondola Altitude: 9,545 feet — the transportation system Population: 1,150 linking Telluride and Mountain Annual Snowfall: 300-plus inches Village together in a stunning Average Winter Temperature: 39 high / 22 low 13-minute ride. Mountain Village is a spectacular neighborhood filled with big backyards and winding, tree-lined streets. Homes have privacy, yet are close enough together for neighbors to share the day’s events in the driveway or pass each other on a morning jog. In winter, skiers and snowboarders pull right off the slopes and up to their doorsteps, while on summer days kids toss footballs in the road without having to worry about traffic.

TOWN OF TELLURIDE

. 7

The town of Telluride is like a small urban environment living in the body of a charming alpine village. Nestled below striking vertical peaks, the magnificent valley is comprised of a quaint 16-block-long by six-block-wide grid where streets are typically a blizzard of activity. Children walk to and from school, dogs accompany owners to the bank and post office, friends bump into each other on virtually every corner, and anything can be tackled on foot or by bicycle. In Telluride, a cup of coffee and the morning paper are never more than a five-minute jaunt away; and neither is the ski resort, as two lifts and the Gondola — the innovative people-mover connecting Telluride and Mountain Village — rise up right from town. Additionally, whether one needs an ATM, the Internet, a quick snack, or a birthday card, just about everything Altitude: 8,750 feet is available on, or adjacent to, main street, town’s lively epicenter. Telluride was designated a National Historic Landmark District in 1964 and takes its architectural standards very seriously — old structures are meticulously preserved, while new construction is monitored by strict and careful guidelines. As a result, Telluride’s residential homes all share a Victorian trend that’s traditional for some, contemporary for others, and its commercial district is a colorful display of restored and recreated western storefronts. And through this thoughtfully laid out floor plan, Telluride captures the bustling energy of any city neighborhood, yet pads it in a safe and neatly packaged, friendly little town. In fact, some might even go as far as to say that the cozy Telluride valley resembles a large family as homes are lined closely together, neighbors chat across balconies and the mountains above serve as a communal backyard enjoyed by everyone. Some of the amenities the Town of Telluride has to offer include: San Miguel County Courthouse U.S. Post Office Telluride Elementary School Telluride Middle/High School Wilkinson Public Library Michael D. TELLURIDE REGION

U

nc p om r Ri v e gre ah

The Telluride region has diverse areas that appeal to different types of people. The numerous mesas are about as close as one can get to living away from it all, without being away from it all. The vast expanses of sun-kissed stretches of land sit at the base of the area’s most dramatic peaks, meaning days are longer and views seem no more than an arm’s length away. Wildlife roams freely and property lines reach out to mingle among wilderness areas and national forests, suiting equestrians as well as those who love their space. Yet once in the car, all the mesas are less than 40 minutes from Telluride and Mountain Village, with certain 35-acre tracts uniquely positioned only 10 minutes away from the action.

Then there are the numerous outlying towns, which boast community living that’s a little quieter than Telluride and Mountain Village. Heading south, residents actually go up in altitude to the old mining/mountain communities of Ophir, San Bernardo, Trout Lake and Rico, where neighbors live close to each other and to the mountains outside their doors. Heading north and west, residents go down to the slightly warmer and more agricultural towns of Placerville, Ridgway and Norwood, where homesteads come in all sizes and communities have social calendars all their own. And like the mesas, all the outlying communities are no more than 20 to 40 minutes from Telluride and Mountain Village.
