TELLURIDE’S UNTOLD HISTORY Johnnie Stevens -- lifelong Telluride resident, TREC broker, former Telluride Ski Resort CEO, and Colorado Ski Hall of Famer -- gives a first-hand glimpse into Telluride’s past

The Mining Boom | 1870-1900 “The inspirer of hope, the incentive to industry, the reward of toil.” This was the introduction to the Telluride Board of Trade promotional piece done for the Town of Telluride in 1894. In many ways this illustrates the very essence of those who settled in the San Juan Mountains in the early 1870s, for the principal purpose of mining, which was the mainstay of the economy of the Telluride region for well over a century. There was the hope that one would strike it rich by finding that one nugget or vein of gold or silver, but only rarely was that luck bestowed upon any person or group. The region was blessed by what Mother Nature gave us -- the geologic wonders of the magnificent Rocky Mountains, and more specifically the San Juan Mountains. Like very few places in the entire Rocky Mountains, the mountains in the general triangle encompassing Telluride, Ouray, and Silverton were the beneficiaries of terrific amounts of gold, silver, copper, lead and zinc. The mines were in large part financed and subsidized by Eastern industrialists, investors and speculators. In Telluride and other like communities, there was terrific competition to establish communities in and around the mining operations, which brought the potential for additional investment opportunities. The early mining 2

activities were in the Tomboy area near the top of Imogene Pass, which ultimately became a town unto itself and, concurrent to that, there were promotional efforts and actual establishments in the Valley Floor with the names of San Miguel, Columbia (Telluride), Liberty Bell and Pandora. The initial mining efforts were devoted to discovering and following vertical veins within the mountains, specific to finding gold and silver. The preeminent area of mining was in Liberty Bell Basin, the Alta Lakes area, Ophir, Bear Creek, Ingram Basin and Bridal Veil Basin. The term most commonly attributed to this type of mining is “hard rock” mining. There was extensive “placer” mining in the Telluride Valley which occurred from the headwaters of the San Miguel River and down valley to Keystone Hill and Sawpit/ Placerville. Placer mining essentially sought out the “free” gold which traveled from the high country and was deposited along the river. Those independent, hard-working and adventurous individuals who chose to make Telluride and the surrounding area their home and workplace came from many different nationalities and backgrounds. The Town of Telluride itself, as it matured and grew, was inhabited and somewhat segregated by locations specific to certain ethnic groups. The current Telluride www.telluriderealestatecorp.com

Elks Club 692 was known as the Swede Finn Hall and tended to be the area where workers of that nationality generally lived. Near the Catholic Church there lived many Italians and those who chose to let it be known that they were from Tyrol specifically. There were Swedes, Finns, Cornish, French, Italians (Tyrolians), Irish, Germans, Eastern Europeans, Chinese, Scottish and English, to name a few.

Near the Catholic Church there lived many Italians and those who chose to let it be known that they were from Tyrol specifically.

The expansion and settling of the United States was primarily an east-to-west migration. However, following the discovery of gold in California in 1849, the first west-to-east migration of any significance in American history was attributed to the discovery of gold and silver in the Rocky Mountains, when many miners and supporting enterprises rushed back eastward to pursue wealth and good fortune in Colorado. The mining pursuits and prospecting in all of Colorado precipitated a frenzy that was unlike anyone could have imagined. In discussing the ethnic diversity of the region, the editor of the local newspaper in 1898 gave his own demographic study that went like this: “Telluride doesn’t make much of a showing in the census returns but what there is of the populace is mighty cosmopolitan. Last evening in a walk of two blocks from the office to the American House, the reporter met a covey of four Chinamen, a trio of Swedes, a pair of Finlanders, a Frenchman, several Dutchmen, two Cornishmen, an Italian, half a dozen Negroes, a Mexican, three or four burros, a few Americans, a Missourian and innumerable dogs of all nationalities.” Many of the issues of yesterday are much the same today, and one of the prime examples is transportation. Following the discovery of gold and silver, the primary means of transportation was by foot and horseback and, of course, horse-drawn wagons.

@TRECTelluride

The transportation routes between the communities and the larger population centers, such as Montrose, were by wagon road and accompanying modes of transportation. Of particular significance were the efforts by Otto Mears to transform some of the wagon roads into routes with adequate gradients to allow trains to access the mining communities of the San Juan Mountains. Telluride finally received the service of the railroad in 1891. By introducing the ability to transport larger quantities of goods and services to the region, it ushered in yet more growth and development. Of equal transportation significance as the railroad were the aerial trams which were so prevalent in the San Juan Mountains. Over the years there were as many as ten aerial trams which transported ore, men and supplies to the mines high above Telluride. The design and construction of these trams are a marvel unto themselves. One only has to observe the two towers located in the Town of Telluride near the gondola station and imagine constructing them over some of the most adverse terrain on the face of the earth. Historical annals detail many deaths attributed to avalanches involving pack trains, animals and individuals traveling in the high country. With the advent of these trams, they were able to travel above and avoid the numerous avalanche paths which were so dangerous to those on the ground. It should also be noted that Telluride’s significant amount of snowfall results in one of the most unstable snow packs in the world, thus compounding the dangers and prevalence of avalanches. Those very issues are still present and are a significant issue for the present recreational economy. The significance of the critical aerial transportation development in the early years of mining is not too dissimilar to the chairlifts

and gondolas that are part of the new economy that commenced in Telluride in 1972 -- same concept but different means of utilization. In addition to the wonder of a rail connection to the rest of the world, in 1891, Telluride became the first town in the world to have alternating current electricity. Nicola Tesla and George Westinghouse had developed

a hydroelectric plant in the vicinity of Ophir, Colorado, which then provided alternating current electricity to the Gold King Mine near the Alta Lakes and ultimately to the Town of Telluride and the surrounding region. This, too, positioned Telluride as one of the major mining centers in Colorado and the area realized substantial growth and financial and mining successes.

Sustaining Mid-Century Years | 1900-1971 Mining and the accompanying economic contributors, such as agriculture, logging and commerce provided the components for sustainability, as difficult as it was, and kept the region on life support for many decades. Starting around the very early years of the 1900s through World War I, into the Great Depression in the 1930s, Telluride and the region barely held on economically, but of course that was much the case for much of America.

It was at that time my family was transferred to Telluride in l953, when I was six years old.

4

The more one studies the history of those times from a local, national and international perspective, it is unimaginable how people survived, but really speaks to the human spirit and commitment to exist and prevail. There were those who stayed and persevered in spite of all the adversities and somehow kept Telluride alive. For some who stayed it was because they really had nowhere else to go, and for others it had become their home, and they were going to make it work in spite of difficult high-mountain living; they were truly “Telluride People” and they loved this place for what it was. They designed, constructed and maintained a town that continues to be the pride of residents and visitors alike. Not bad for a bunch of visionaries, miners, workers and implementers of yesteryear. Thanks are due them all. As previously mentioned, the initial mining years were primarily devoted to the extraction of gold and silver. It was obvious to geologists and miners that within the ores being mined there were additional minerals -- copper, lead and zinc -- which were not particularly significant and were discarded in waste dumps and tailings ponds. This later became significant because of the international event known as World War II. The United States was drawn into the conflict in the early 1940s, and it was readily evident that supporting the war effort required securing more natural resources. The United States banned gold mining and redirected efforts to the mining of copper, lead and zinc, which really helped give Telluride a new lease on life. It was at that time my parents, who were from the mining

area of Northern California, specifically Nevada City, were sent to Ouray, Colorado, as part of this critical component of the war effort. Though the resident populations of Telluride, Ouray and Silverton were still small, there were now new jobs. In addition to the mining, there were some who made their living by recycling tons of metal which had been left in the mountains -- again to be used as part of the war effort. Following the end of the war, mining continued, and most importantly there was a consolidation of various mining properties which provided for some economies of scale. Mining and milling technologies had also improved, thus enhancing mining profitability. In the course of the consolidation, the decision was made to move all the milling operations to Telluride, which was a benefit to Telluride. It was at that time my family was transferred to Telluride in l953, when I was six years old. Many of the miners in Ouray and Silverton were still able to enter the mine on the Red Mountain side of the mountain but the ore was transported within the mine and ultimately milled at the Gray Mill located at the end of the Telluride valley. Miners also entered the mine from the Telluride side of the mountain but the mere fact that the mill was now in Telluride was a good thing for Telluride -- there was a moderate population influx and accompanying economic stimulus. Because my dad was the mill superintendent we lived in the only home directly behind the mill; our family inhabited that home for over 34 years. In those days very few people beyond the region had ever heard of Telluride. When I went to school at Western State College in Gunnison, there were many people who were from “back east,” and I then adopted the same expression when asked where I was from. “I, too, am from back east -- three miles east of the Town of Telluride, in the community named Pandora.” That really did not resonate for they still did not know anything about Telluride. Oh, well!

Oftentimes the deliveries amounted to a quart of milk, two pickles, three potatoes or a chicken.

Telluride was pretty incredible in that it, though small, was diverse and vibrant. Life was mostly devoted to work, education, athletics and the out-of-doors. Hunting, fishing, hiking, jeeping and some skiing also took up time. We were self-contained -- for example there were no frequent trips to Montrose for shopping, for there was not much there yet, plus we had three grocery stores in Telluride. Each was named after the people who had previously started the store or were currently operating under their own name -- Rose’s, Pilcher’s and Goldsworthy’s. I mention this because it gives a good idea of mid-century life in Telluride, and just who comprised the community at that time. As soon as I was able to drive I became a delivery boy for Pilcher’s, so following my school day and before basketball or baseball practice, I would go to the store, load up the panel wagon and deliver groceries to those who had called in an order earlier in the day. Many of those who ordered deliveries were older folks (predominantly women -- many war or mining widows) who were unable to get to the store or merely wanted someone to stop by. Oftentimes the deliveries amounted to a quart of milk, two pickles, three potatoes or a chicken. There were also families who needed much more, or holidays involving major deliveries, like large quantities of potatoes and entire sides of beef. I can remember during the Cuban Missile Crisis most believed there would be a nuclear attack and I can tell you, the townspeople more than adequately stocked their cellars.

In those days, most people paid by store charges, to be squared up at the end of the month. Most were good about paying but there were those who would skip town in the night or those who would get months behind on their bill. This meant that the grocery store owners were also essentially bankers who ended up financing the community’s basic food necessities. The community collectively took care of the aged, sick and poor as the rule and not the exception. Like any community at any place or time, there was incredible talent and vibrancy among its members. One of the talents I perfected while working at Pilcher’s market was cutting up at least fifty chickens every Saturday so that they could be delivered during the week. That is a skill that is not too transferable in today’s economy but I think it did impress my wife at one time in the early years of marriage. There were plays, musicals, celebrations, church activities and pot lucks, but I can assure you that, though small, Telluride was the “real deal.” It was during this period of time -- the 40s, 50s and 60s -- that Telluride was sustained and blessed by the vision of a small cadre of individuals such as Billy Mahoney, Sr., who envisioned a new economy that transitioned to skiing and the many other enterprises that became part of the new economy. The town that was known by so few a short number of years ago is now recognized nationally and internationally. In part, Telluride’s subsequent successes were never really a total coincidence but rather were due to the actions of a thoughtful and resilient populace that adjusted to the events and times of the day and made it all happen. What a place!

Snow is the New Gold | 1971-Present There were the early inhabitants, generally from Scandinavia, who used the long skis with a single strap to hold one’s foot on the ski to traverse across the snow and enjoy some of the recreational aspects of skiing. The snowshoe was also a very functional way to travel this area, which was of course covered by snow many months of the year. Billy Mahoney has given many accounts of skiing in the region -- of those who were instrumental in promoting the early rope tows and skiing ventures in and around Telluride in the 1930s through the 1960s. I happened to have been raised by a family that learned to ski, initially in Ouray but also in Telluride after we moved. Early skiing in Telluride started with the rope tows behind the now-existing stage in Town Park, and moved to Grizzly Gulch, which was @TRECTelluride

the bottom of the powerline and is now the lower part of the Plunge ski run. It was a weekend activity and served the community well. The parents would provide food for the skiers and many of the older folks in the community would drive to the rope tow and watch the few of us skiers attempting tricks and generally showing off. Due to its remote location, Telluride was way behind the technology curve in many aspects, but particularly as relates to television. Telluride’s television guru of the day in the 1960s, George Cappis, developed a technique to get the signal to Telluride. This involved focusing the television beam from Montrose through various antennas, strategically located on various mountaintops and 5

BUT FOR…the grandeur and terrain Mother Nature bestowed upon the Telluride Valley and, in particular, the way it ascends above the Town of Telluride, which presented a potential recognized by local skiers/ visionaries as early as the 1930s, 40s and 50s. What if we could build a T-Bar or maybe a chair lift to Camels Garden? One effort during those years was to generate some money locally for a ski area feasibility study -approximately $20,000 was raised and a consultant was hired but the miscreant kept the money with no report! However, this only amplified the dreams and efforts to make the ski area a reality. BUT FOR…Gene Adams, who owned approximately 3,600 acres on Turkey Creek Mesa that his family had ranched for decades, and was approached to sell in mid-1960. For various reasons the sale did not occur and that sale’s future did not include a ski area. Over the years times were tough and the fact that Gene and his wife Jean were able to keep the full assemblage of land together was a credit to them, and ultimately

Johnnie and Billy Mahoney, Sr., both Colorado Ski Hall of Fame inductees

served as a relatively clean palette for the planning process of the future ski resort and community.

mesas, to weave it to an antenna placed on Fire Cracker Hill, near Town Park next to one of our rope tows. There were gatherings at a small building located near the antenna on Saturday nights, when the event to watch at six o’clock was the Lawrence Welk Polka Party. You could make out a fuzzy picture and it was poor sound quality, but it was a start and it was a moderate technological event. Not as significant as Nicola Tesla but we thought it was pretty cool. Furthermore, as bad as the reception was in town, it was nearly impossible to get any reception at our home at the mill. Needless to say, watching TV consumed little time. The most significant advancement for reception in Telluride was when the TV tower was moved to the top of the ski mountain where the top of the Plunge Lift is located now. That improved the signal significantly, so at least we could watch the Chicago Bears on Sunday afternoons. So how did the ski area eventually come about? Too many stories to tell but maybe I can address the events with legal jargon I have heard from attorneys: “BUT FOR…” From my perspective there are six of them. 6

BUT FOR…Joe Zoline, by way of Chicago and Beverly Hills and as an Aspen landowner, who had heard of Telluride and made a visit to the area in 1960. He ultimately purchased the Adams Ranch, Gorrono Ranch (above the current Mountain Village) and other properties in Telluride. That purchase married various necessary lands in and around the Town of Telluride and on Turkey Creek Mesa which were necessary to proceed with a plan to develop a ski resort. BUT FOR…Billy Mahoney, a lifetime resident of Telluride, a miner and ski fanatic, being hired by Joe Zoline, things could have been much different. I say that for many reasons but mainly I still think it is incredible that, with some input from Emille Allais, Billy designated the initial Forest Service Special Use Permit to envelop an area from the Town of Telluride, up the Needle Rock Ridge, past Gold Hill, to the top of Palmyra Peak, down to and behind Bald Mountain, through Skunk Creek, down Prospect Creek and down to what we now call the Meadows. That map became the basis from which all subsequent approvals and ski area development occurred. At that time the US Forest Service was insistent that all the initial five lifts built in 1972 be on the terrain away from the Town of Telluride, because the “front” hillside was much too steep, and the national skier abilities dictated that our ski area was to be primarily beginner, www.telluriderealestatecorp.com

intermediate and some expert, with limited runs into town. The full utilization of the permit area to Bear Creek and beyond have proven that it is worthy of all skier classes and is a large part of what makes Telluride what it is today. I also have to thank Joe and Billy for hiring me in 1971, and for all the many workers who brought their own passion and skills to fulfilling the ski and resort dream. BUT FOR…Ron Allred and his partner Jim Wells who purchased the ski resort in the late 1970s. Pete Seibert, the founder of Vail, recommended that Ron visit Telluride and suggested it just might fulfill their objective of owning a ski area. When I first met Ron it was apparent that he could barely ski and knew nothing of the mountain, yet he bought it anyway. That was a little peculiar, but we spent countless hours showing him the mountain, while he was also analyzing other development opportunities. In addition to skiing every aspect of the mountain, we engaged in a two-year helicopter and skiing feasibility of building lifts through the high basins between Telluride and Silverton. It was fun and we were pretty serious, but we came to the conclusion that just making the Telluride ski area and the Mountain Village a reality was a journey unto itself. Keep in mind when the area was purchased by Ron and Jim we had six lifts, a day lodge, a maintenance facility and a small ticket office in town. Our local and regional transportation was very minimal, and we had a very limited bed base and other minimal support facilities. The commitment of the entire populace was needed to make this project work and is a credit to all involved. When I got to know Ron I asked him how he envisioned our future and he stated it this way: “I think Telluride can be one of the top ten year-round resorts in all of North America.” I knew what we were at the time and that goal seemed to be quite a stretch, to put it mildly. Following that statement I thought maybe then I could equally aspire to be a concert pianist or even an astronaut -- nothing wrong with dreaming big. After we commenced serious planning, we had a lift construction owner visit us with the intent of perhaps getting a bid for some additional new lifts. Once he saw what we had in Telluride, he said the following which may have been somewhat true but also hurtful: “You will never make it as a destination resort, for if you have noticed your strategic location is somewhere between Salt

Lake City, Utah and Waco, Texas, which is somewhat problematic. You will never make it.” The many projects that were part of the ongoing implementation plan involved securing the approvals and financing for the Mountain Village, expanding the ski mountain terrain including snowmaking, adding many more new detachable lifts, introducing an innovative gondola system that connected the Town of Mountain Village to the Town of Telluride, instituting an extensive airline system connecting Telluride/Montrose to the rest of the country, construction of a local airport, developing lodging and hotels, constructing a golf course, building employee housing, and the evolution of a year-round economy which has become the envy of many other mountain resorts. BUT FOR…Joe Morita purchasing the ski area in the very late 1990s and infusing capital into the recently approved expansion, including Gold Hill and Prospect Basin, and other significant lift and infrastructure improvements. These really made Telluride a mountain with significantly more diverse terrain, finally making it a “seven-day mountain.” That prolonged approval process additionally expanded terrain into Revelation Bowl and, along with an equally lengthy process, the Forest Service allowed for a gate system which legally allowed skiers to access the Bear Creek Area. It is not necessary to discuss how hard everyone worked or all the frustrations encountered along the way, but rather to emphasize the collective achievements and what a special place has resulted. Chuck Horning’s purchase of the ski resort in the early 2000s resulted in more mountain improvements, with the exception of only one lift that currently remains to be built as set forth in the mountain expansion plan approved in the late 1990s, which is the Palmyra Bowl Lift. There have always been plenty of fights, battles and fireworks during the evolution of Telluride, as I’m sure there will continue to be. One of Telluride’s more famous residents was Neil Armstrong -- before he passed away, he appeared on 60 Minutes and in reference to his incredible achievements, I remember a quote that went something like this: “Judge not a person by one single firework, but rather the ledger of their life.” That in large part applies to Telluride’s lifetime as well, for there have been many fireworks but I think it can be said that the ledger of accomplishments of all the miners, skiers and visionary inhabitants who have lived here and made it all happen over the past 150 years is a pretty strong one. Now we’ll leave it to the next generation to keep it up over the next 150. 7

we are family ONE FAMILY’S JOURNEY TO CALLING TELLURIDE HOME

... ON A TRIP to visit family in Telluride in summer of 2005, Max and Tamara Strang had no idea that years later they would be calling this special place their home. The family of four from Miami, familiar with the constant buzz of leaf blowers and car horns, along with long commutes to school and work, was immediately drawn to Telluride’s laid-back lifestyle. Stunned by Telluride’s unsurpassed beauty, the idea of leaving an urban neighborhood and being in the wilderness in just minutes thrilled them. In fact, on a family hike, Tamara was so caught up with the breathtaking landscape that she missed a step and sprained her ankle. Determined to not spend the rest of her trip on the couch, Tamara decided to spend some time looking at homes with TREC Director and Broker Jon Dwight, also broker to Max’s brother. After two more visits to Telluride during the wintertime -- after all, they had to make sure the family could handle temps lower than 60 degrees -- the Strangs packed up and made their way out west. Moving to Telluride meant more than enjoying the beautiful scenery; they knew they wanted to raise their two children, Emmie and Ian, in the best environment possible. As parents, Max and Tamara treasure Telluride’s safe and welcoming community, which allows their kids more freedom. If you ask the Strangs what they enjoy doing most, you’ll get a long list! Skiing, hiking, biking, paddle-boarding, camping, campfires and the incredible access to National Parks such as Arches and Canyonlands are among their favorite activities as a family. When they’re not on the mountains, trails, rivers, or exploring new sites to stay in their Airstream, the entire family is also involved in the community. Whether it’s the Pinhead Institute, Telluride TV, Telluride Aids Benefit or Telluride Adaptive Sports Program, the Strangs always make time to give back.

TASP was predominantly a winter program until 2001 when horseback riding was introduced. Today, TASP has a wide variety of activities including skiing, snowboarding, ice climbing, snowshoeing, horseback riding, river rafting, kayaking, cycling, jeep tours, hikes and day outings, working closely with other

and operational budget so that they could offer sustainable year-round programming for individuals with disabilities. Jim actively participates in TASP fundraising events and helped the organization by introducing new Telluride and Mountain Village homeowners to the TASP community. Jim’s connections in the real estate world have proved helpful in securing donated lodging for disabled veterans programs, which host over 100 veterans with disabilities each year for all-expense-paid adventure weeks here in Telluride.

ince 1975, KOTO has provided the Telluride region with high-quality, commercial-free, non-underwritten community radio. Listener-supported KOTO’s radio mission is to entertain, educate, and inform while reflecting the needs, desires, and diversity of our community. Tune in and you might just hear TREC brokers on the airwaves. Brokers Mark Dollard, aka “Random Factor,” Terrie Dollard, aka “Trolley Dolly,” Tom McGlade, aka “Hedgehog,” and Broker/Vice President Toby Brown, aka “Rockin’ with T. Brown,” are all volunteer DJs.

KOTO COMMUNITY RADIO Serving up Telluride’s funky vibe over the airwaves

“As an avid music fan, I have loved listening to KOTO since I arrived in Telluride. As a kid who always dreamed that being a DJ was the greatest job in the world, KOTO made that dream come true for me. Now as a board member, I believe passionately in preserving KOTO as the cultural and artistic gem that it is, and for the critical public service that it provides for our community. KOTO rocks!” says McGlade. Terrie Dollard loves DJing and says, “KOTO has done a terrific

job of maintaining the funky and free-spirited nature of the station, and the local volunteer DJs keep it real, playing all genres of music throughout the day. Plus, KOTO is one of a handful of radio stations in the country that is supported solely by the listeners, without any underwriting. The best part of being a DJ is when I answer the studio line and the guy on the other end says ‘hey man, you are making my day with the music you are playing.’ I think this KOTO slogan sums it all up…. ‘A Rare Medium, Well Done.’”

TELLURIDE ARTS was established in 1971 as the Telluride Council of the Arts and Humanities, known for over 40 years as TCAH. The organization was the first non-profit in the region, and served to incubate a culture of the arts that has come to define Telluride. Over the years its mission has remained virtually unchanged -advance Telluride as a center for extraordinary artists, who infuse our authentic mountain community with world-class ideas. Recently, Telluride Arts has established the Telluride Arts District and became one of the first Certified Creative Districts in the state, developed branding and marketing for the Arts District, strengthened partnerships with the Town, County, national and local partners, led planning for Wayfinding and Space for the Arts, and positioned the organization as a leader in our community. Its programs elevate and promote a culture of the arts in the Telluride Arts District, which is comprised of numerous institutions, events, and artists from around the region and across the globe.

As an affiliate of Christie’s, TREC’s partnership with the Telluride Arts District only seemed natural.

Telluride Arts District is continuing its vision with the restoration of the Telluride Transfer Warehouse (above), built in 1906, to become a center for the arts at the heart of Telluride. The Telluride Transfer Warehouse is a National Historic Landmark that has been roofless and deteriorating since 1978. It was a bustling hub where people and goods flowed from the trains, through the building, and out into the towns and the mines. The iconic, historic exterior will encase a light-filled, contemporary space that will be a magnet for extraordinary art, culture, and ideas from across the globe. The Warehouse provides a one-of-a-kind opportunity for people to connect with Telluride’s rich history at the heart of our community. 12

Christie’s International Real Estate (CIRE) is a wholly owned subsidiary of Christie’s, the world’s oldest fine art auction house. As an affiliate of CIRE, a partnership between TREC and Telluride Arts District only seemed natural. TREC is excited to tap into its art connection stemming from Christie’s and proud to be a sponsor of Telluride Arts District. “TREC is a valued partner of Telluride Arts,

and advances our mission by promoting the Arts District, exhibiting the work of local artists, and supporting the overarching mission of our organization with direct sponsorship and enthusiastic support from both staff and agents” said Kate Jones, Telluride Arts Executive Director (pictured right). To view the work of talented local artists, visit our office lobbies, where pieces are on rotating display.

ABOVE THE COMPETITION The fabric of the Christie’s art auction house and its real estate network is woven quite differently than its competitor, Sotheby’s. The very foundation of ownership in the two entities is corporately and stylistically disparate. Christie’s is solely owned by one individual -- Francois Pinault -- who resides in Paris, is a multi-billionaire and whose portfolio also includes Gucci, Balenciaga and Stella McCartney, among others. He is known as possessing one of the finest art collections in the world, not to mention is a collector of some of the finest properties in Europe. Christie’s International Real Estate is fully supported by the auction house through joint marketing efforts with its chosen affiliates (not franchisees), allowing access to high net worth art collectors and property owners worldwide. The Sotheby’s trademark was acquired from the Sotheby’s Auction House and absorbed into a network of real estate, travel, hospitality and car rental companies by corporate conglomerate, Cendant. It was subsequently “spun off” by Cendant resulting in the formation of the publicly traded company, Realogy. Apollo Management then acquired Realogy in 2007 and its franchised network now includes Better Homes and Gardens Real Estate, Century 21, Coldwell Banker, ERA, and Sotheby’s. The major differences between these “brands” is that of privately versus corporately driven businesses, “affiliated” versus “franchised” networks, and the fact that CIRE is fully owned and operated by the world’s finest art auction house, with shared clientele and marketing venues.

Town of Telluride

The Town of Telluride is like a small urban environment living in the body of a charming alpine

village. Nestled below striking vertical peaks, the magnificent valley is comprised of a quaint 16-block-long by six-block-wide grid where streets are typically a blizzard of activity. Children walk to and from school, dogs accompany owners to the bank and post office, friends bump into each other on virtually every corner, and anything can be tackled on foot or by bicycle. In Telluride, a cup of coffee and the morning paper are never more than a five-minute jaunt away; and neither is the ski resort, as two lifts and the Gondola — the innovative people-mover connecting Telluride and Mountain Village — rise up right from town. Additionally, whether one needs an ATM, wifi, a quick snack, or a birthday Altitude: 8,750 feet card, just about everything is available on, or Population: 2,300 adjacent to, main street, town’s lively epicenter. Annual Snowfall: 200-plus inches Average Winter Temperature: 39 high / 22 low Average Summer Temperature: 68 high / 44 low

Telluride was designated a National Historic Landmark District in 1964 and takes its architectural standards very seriously — old structures are meticulously preserved, while new construction is monitored by strict and careful guidelines. As a result, Telluride’s residential homes all share a Victorian trend that’s traditional for some, contemporary for others, and its commercial district is a colorful display of restored and recreated western storefronts. And through this thoughtfully laid out floor plan, Telluride captures the bustling energy of any city neighborhood, yet pads it in a safe and neatly packaged, friendly little town. In fact, some might even go as far as to say that the cozy Telluride valley resembles a large family as homes are lined closely together, neighbors chat across balconies and the mountains above serve as a communal backyard enjoyed by everyone.

TOWN OF TELLURIDE

33

459 West Dakota Avenue | $4,950,000 The ultimate in privacy within the Historic Town of Telluride. This estate has been designed to compliment its surroundings with an arched footbridge leading to stone terraces stepping up from Cornet Creek to its front entrance. The materials for the home were inspired by an historic mine structure in the Telluride region, blending harmoniously with the red sandstone rocks on the hillside above. The focal point of the home’s exterior is the concrete and stone observatory offering 360-degree views of the surrounding peaks. Expansive decks and patios extend internal living to the lush outdoor environment and the tranquil flow of live water. Its five bedrooms are centered around a two-and-a-half-story great room. Privacy is insured with a five-lot assemblage -- a rare find. TD SMITH | 970.729.1577 | td@tdsmith.com CHRIS SOMMERS | 970.729.2480 | chris@chrissommers.com

Mountain Village

Mountain Village is a spectacular neighborhood filled with big backyards and winding, treelined streets. Homes have privacy, yet are close enough together for neighbors to share the day’s events in the driveway or pass each other on a morning jog. In winter, skiers and snowboarders pull right off the slopes and up to their doorsteps, while on summer days kids toss footballs in the road without having to worry about traffic. As one of Colorado’s youngest communities, incorporated as a town and home-rule municipality in 1995, Mountain Village rests on the northern end of sunny Turkey Creek Mesa, encompassing more than 2,100 acres of forested mountainside. Prior to earning its very own spot on the map, the town underwent a significant research, development and design phase, having been conceptualized as a ski resort village for more than a dozen years. From there, a cobblestone pedestrian plaza at the base of the ski resort became the bustling Village Core, lined with boutiques, restaurants, hotels, spas, fire pits, bouldering area Altitude: 9,545 feet and skating rink. In addition, the Village Core is Population: 1,150 home to the state-of-the-art Telluride Conference Annual Snowfall: 300-plus inches Center, Telluride Ski & Golf Company’s headquarters, Average Winter Temperature: 39 high / 22 low Average Summer Temperature: 68 high / 44 low the Ski & Snowboard School, three chair lifts, and the Gondola — the transportation system linking Telluride and Mountain Village together in a stunning 13-minute ride. Surrounding the core of town is the 18-hole Telluride Championship Golf Course, as well as beautiful alpine residences that abut both the golf course and ski area. Mountain Village is renowned for its panoramic vistas and elegant sophistication with new developments and amenities popping up constantly, the most recent of which includes a new grocery store, post office and several new hotels.

Greater Telluride Region

The Telluride region has diverse areas that appeal to different types of people. The numerous mesas are about as close as one can get to living away from it all, without being away from it all. The vast expanses of sun-kissed stretches of land sit at the base of the area’s most dramatic peaks, meaning days are longer and views seem no more than an arm’s length away. Wildlife roams freely and property lines reach out to mingle among wilderness areas and national forests, suiting equestrians as well as those who love their space. Yet once in the car, all the mesas are less than 40 minutes from Telluride and Mountain Village, with certain 35-acre tracts uniquely positioned only 10 minutes away from the action. Then there are the numerous outlying towns, which boast community living that’s a little quieter than Telluride and Mountain Village. Heading south, residents actually go up in altitude to the old mining/mountain communities of Ophir, San Bernardo, Trout Lake and Rico, where neighbors live close to each other and to the mountains outside their doors. Heading north and west, residents go down to the slightly warmer and more agricultural towns of Placerville, Ridgway and Norwood, where homesteads come in all sizes and communities have social calendars all their own. And like the mesas, all the outlying communities are no more than 20 to 40 minutes from Telluride and Mountain Village.

TD’s family includes wife Page, a local interior designer, and son Alex, who is on TD’s team. His first sales were mining shacks and vacant land, a far cry from the upscale, multi-million dollar properties he brokers today. TD has served as director on numerous local boards including Mountain Village Metro District, Telluride Association of Realtors, Affordable Housing Task Force, and Telluride Alpine Race Team. His honors include the Telluride Association of Realtors Lifetime Achievement Award in 2007, acknowledging his long-term and gracious commitment to his career and community. Steve arrived from Aspen in 1972 after graduating from Michigan State University, in time to build Telluride’s first ski lifts and become one of Telluride’s first investors. His family includes wife Terry (of 46 years) two Telluride-raised sons, Werner and Gardy, and four grandchildren. In 1981, Steve was one of the two founding brokers of TREC; he also founded/developed Lawson Hill, Telluride’s first locals’ housing community (and first private recipient of Colorado’s Governor’s Award, Outstanding Development), and went on to develop and market Adams Ranch, Hood Park and the exclusive Gray Head Wilderness Enclave. Also developed under Steve’s direction were Element 52 and Townhomes on the Creek. Steve is a founding member of the Telluride Foundation and Benefactor of Telluride’s Ski Patrol. CHRISTIE’S CONNECTIONS

Celebrating 35 years as a company, Telluride Real Estate Corp. / Christie’s International Real Estate is pleased to be one of the most established real estate brokerages in the region, with a team that includes over 35 licensed brokers, assistants and staff members. Our organization is comprised of only experienced, successful and dedicated full-time real estate professionals. In addition to our flagship office located in the historic Examiner Building in the heart of downtown Telluride, TREC brokers and assistants are also located in Mountain Village on bustling Heritage Plaza in the Village Core, and in an office suite in the upscale Mountain Lodge.

Our partners are deeply embedded in the community, having been directly involved in the planned development of the Telluride area as a world-class ski resort. Our owners and the majority of our Telluride real estate agents are longtime Telluride locals who are passionate about their careers and about living in this spectacular mountain town. In a sense, they are ambassadors for this community, bringing Telluride to the rest of the world. In addition, the partners, brokers and assistants that make up the TREC team are some of the region’s most dynamic individuals -- a group of people who share energy, enthusiasm, a sense of purpose, and an ability to get things going and get things done.

Real estate is about personal relationships, and TREC strives to provide an unrivaled experience for buyers and sellers from beginning to end and beyond. Indeed, most TREC clients are clients for life. Our contacts with successful, high-networth clients run deep. And our longevity in the real estate business has placed us on a strong foundation for continued success. We are optimistic about both the future of real estate in Telluride and the broader health of our special resort community. We stand ready to ably guide both buyers and sellers toward their real estate goals in Telluride, Mountain Village and the surrounding area.

TREC brokers Ben Jackson and Garrett Simon were two of more than 100 agents from 30 luxury brokerages representing eight countries gathered in Jackson Hole, WY earlier this year, for a ski networking event for Christie’s International Real Estate Affiliates, hosted by Jackson Hole Real Estate Associates. The private summit included a formal program of presentations and seminars by expert keynote speakers Jimmy Chin - National Geographic photographer, awardwinning filmmaker and 15-year veteran of the North Face team, and Katie Lance - CEO of a social media strategy and content development firm.

Jon Dwight, TREC Managing Director, joined an elite group of luxury real estate specialists at the annual Christie’s International Real Estate Global Owners Conference in Beverly Hills, CA. The invitation-only event hosted by the leading luxury real estate network took place at the Beverly Wilshire Hotel and attracted luxury real estate professionals from more than 31 countries. The conference featured presentations by architectural innovator Charles Renfro, along with a host of global luxury market leaders and executives from the Christie’s auction house.

Leading TREC sales associate Garrett Simon was awarded the elite distinction of “Christie’s International Real Estate Luxury Specialist” following his participation in the second edition of the world’s leading luxury real estate network’s Top Agents Conference. Named TREC’s Broker of the Year, Simon was among the most successful real estate professionals within the Christie’s network who took part in the symposium, hosted at the Trump International Hotel in Chicago, IL.
