BLENDING THE WORLDS OF ART AND REAL ESTATE The fabric of the Christie’s art auction house and its real estate network is woven quite differently than its competitor, Sotheby’s. The very foundation of ownership in the two entities is corporately and stylistically disparate. Christie’s is solely owned by one individual — Francois Pinault — who resides in Paris, is a multi-billionaire and whose portfolio also includes Gucci, Balenciaga and Stella McCartney, among others. He is known as possessing one of the finest art collections in the world, not to mention is a collector of some of the finest properties in Europe. Christie’s International Real Estate is fully supported by the auction house through joint marketing efforts with its chosen affiliates (not franchisees), allowing access to highnet-worth art collectors and property owners worldwide. The Sotheby’s trademark was acquired from the Sotheby’s Auction House and absorbed into a network of real estate, travel, hospitality and car rental companies by corporate conglomerate, Cendant. It was subsequently “spun off” by Cendant resulting in the formation of the publicly traded company, Realogy. Apollo Management then acquired Realogy in 2007 and its franchised network now includes Better Homes and Gardens Real Estate, Century 21, Coldwell Banker, ERA and Sotheby’s.

TREC Collection 2019 intro and articles.indd 6

The major differences between these “brands” is that of privately- versus corporately-driven businesses, “affiliated” versus “franchised” networks, and the fact that Christie’s International Real Estate is fully owned and operated by the world’s finest art auction house, with shared clientele and marketing venues. Furthermore, just as Christie’s curates great art sales, Christie’s International Real Estate assembles the world’s leading real estate experts, dedicated to providing the highest quality of personalized home buying and selling services.These trusted advisors are leaders in their local markets and meet our strict standards of excellence by demonstrating continual success in luxury property sales and upholding the value of the Christie’s brand. Properties listed with Christie’s International Real Estate’s network gain unrivaled international exposure. Our marketing programs mix new media with proven techniques, constantly evolving to reach distinguished home buyers, affluent investors, and renowned business leaders. Our campaigns achieve results across diverse venues and approaches, including traditional print and digital collateral and advertising, social media and press coverage, high-profile events, and market-leading industry research.

telluride, meet worldwide Fiber optic broadband has arrived in Telluride and Mountain Village According to Telluride Mayor Sean Murphy, fiber optic broadband is necessary not only for crucial services like fire, medical, school and government, but for businesses and residents. “Twenty-first century broadband connectivity is absolutely vital to the economic evolution of the Town of Telluride, from a tourist economy with predominantly seasonal service jobs to a well-rounded economy with sustainable year-round jobs,” Murphy said. “I’m thrilled to see the progress and better broadband service coming to residents and visitors.” The excavation and installation is a pricey endeavor for the town, and the project will require extensive road construction and repair. The cables will run from Nucla through Norwood to a “carrier-neutral location at the Telluride High School and to each anchor institution in Town,” according to a town memo. A phased opportunistic approach will utilize any ongoing or planned excavation projects and residents are encouraged to offer their private excavation to the fiber optic installation project. If all the construction were completed at once, the total cost would be a seven-figure number. As crews work to complete the installation, locals will have to adjust to temporary road closures and limited access to driveways. The project has been broken out into sections to minimize inconvenience to town residents. Installing the fiber optic cable is a necessary and long-term solution for Telluride, and Town Council indicates the lower monthly cost will eventually mitigate the expensive installation. Fiber optic technology is consistent and feasible, especially in a town like Telluride where continuous, stable Wi-Fi coverage is nearly impossible.

@TRECTelluride TREC Collection 2019 intro and articles.indd 7

According to Cathy Knight, public works administrative assistant, Telluride would only need two strands of fiber optic cable. “Two strands are more than enough for any business in Telluride. The amount of data capacity is phenomenal,” she said. “The real problem isn’t speed; it’s bandwidth. When Bluegrass comes to town, people can’t even text,” Councilmember Todd Brown said. Bandwidth capacity is perhaps the current greatest technological challenge in Telluride’s small box canyon. Funding for the project comes from a public/private partnership comprised of San Miguel County, the Telluride Foundation, the Town of Telluride, Colorado’s Department of Local Affairs and Clearnetworx, a local fiber internet provider. Various personal investments, grants and government dollars will also fund the county’s upgrade. Not everyone is in support of initiatives to install citywide fiber optic networks, particularly large corporations. At the state level, cable and telecom companies have launched intensive lobbying campaigns in an attempt to prevent cities from constructing their own broadband networks. Recognizing this opportunity, Murphy said that similar laws could be passed in Colorado that could limit fiber optic installation if cable companies succeed in their lobbying efforts. Murphy indicated that Telluride needs to move forward quickly in order to be grandfathered into the existing system. According to a news release issued by the Telluride Foundation, “the days of slow internet are soon to be over. No more spinning wheels when trying to watch your favorite Netflix show in the midst of Bluegrass Festival. No more internet blackouts when a snowstorm hits. No more anxiety for students trying to access the internet to finish their homework.”

d e spe When most people think about salesmen,

they think about the used-car type, the pushy, in-your-face, do-what-I-want persona that can be both intimidating and off-putting. Two veteran brokers at Telluride Real Estate Corp. are bucking this stereotype by living a lifestyle that not only inspires people to seek it out, but also demonstrates what it truly means to be part of the Telluride community. While stories of their heydays and adventures may delight you, their ease and expertise, gained by experience and sweat equity, create an experience of dealing with a trusted friend. Meet Stiff. Full name Steve Patterson. Ski bum-turned-VP at TREC. Stiff moved to Telluride in 1973 to run the ski shop at the base of the lifts, and one of his first gigs was selling concessions at the 1974 Bluegrass Festival. Although these days Stiff may work out of the TREC Mountain Village office, “I still got 100-plus days in this year and don’t expect to slow down. One of the biggest decisions I make is ‘what skis should I take today?’ When I first arrived there was no Gondola, everyone knew everyone and had one ski outfit, and everyone had a nickname: Sidewalk Michael, Hill Dog, Drywall Paul…” he reminisces. Enter Steve Hilbert. The “Hill Dog” from above, and to many closest to him. With a long history of competing with Stiff on the mountain, the ribbing continues to this day in their side-by-side offices, where Hilbert serves as a Director at TREC. Hilbert traveled from his home in Colorado Springs to Telluride for the first time in 1974, on a fishing trip with his father, and thought it was the prettiest area of Colorado he had ever seen. Years later, he would travel to Telluride to lead his Notre Dame college ski team to train.

Both gentlemen also share overseas experience. With his dad employed in the power plant business, Stiff attended both the American Community School in Beirut and the Tehran American School in Iran. “I find Telluride to be very much like being outside the country; it’s also the most protected place in America because it’s so finite,” he says. After college, Hilbert served in the Peace Corps in Honduras. He had already taken the LSATs and was set on course to a law degree when he went out on a limb. “I wrote Ron Allred a letter and he was nice enough to write back and say that there was big opportunity in real estate in Telluride. I wrote my dad another letter and told him I was going to move to Telluride and sell real estate. Dad said, ‘go for it, there’s too many lawyers anyway!’” Hilbert made the move to Telluride in 1983. Making $2 an hour as a ski shop manager and later serving as a partner in Olympic Sports, now known as Telluride Sports, Stiff has been an investor in Telluride real estate since 1974. It was then he bought the house he now lives in with his wife Jenny, dog Bentley and three cats (“our plants are all hanging plants!”). Before investing in his current home, Stiff teamed up with a then-roommate to buy a vacant lot down valley. “We had payments of $75 a month between the two of us,” Stiff laughs, “We thought we were such big investors that we decided to buy the house all seven of us lived in. We offered $30,000 and the owner wanted $50,000. We settled for $49,000 with a 38year mortgage.” Real estate experience is not the only thing the Steves have in common: they also both have a need for speed. In the 1983 World Speed Skiing Championship on Velocity Peak in Silverton, Colorado, Stiff came in 4th overall, with speeds up to 124.9 miles an hour. That’s 183.2 feet per second to us mere mortals. His goal was to go 100 mph, but after hitting 101 mph, his wife made him keep going. Hilbert discovered his passion for speed in the third grade at eight years old. He entered a ski race in Pikes Peak. “It was the first time I’d ever put on skis,” Hilbert says. “There were three kids in my division, and I had never skied. The other two fell, I got through and they gave me a trophy bigger than me.” Hilbert grins, “I thought, ‘this is my sport!’” Football, flying, and dirt bike racing are also his sports. Hilbert played fullback at Notre Dame. He took flight lessons from the first airport manager Dick Arnold and glider lessons from “Glider Bob” Saunders and became the first power and glider pilot licensed out of the Telluride Regional Airport. He’s also well known in the Baja, Mexico longdistance endurance racing circuit – namely for racing the Baja 1000, one of the most grueling endurance races worldwide. One year, Hilbert’s wife wanted to do a 14er at Handy’s Peak for her birthday, and as they were driving back over the pass they noticed a BMW GS had crashed. Hilbert approached the motorcyclist and asked if he could be of any help. Somewhat shaken, the motorist responded, “You can be if you can ride this thing off here.” Hilbert smiled and said, “It’s your lucky day.”

7/15/2019 4:13:42 PM

The Steves’ stories further collided when Ron Allred offered them a sponsorship to go to the ‘87 World Championships in Portillo, Chile. Although the event was cancelled due to lack of snow, Hilbert would miss the race for another reason. “He could have been the fastest skier in the world,” Stiff said. “He beat me consistently. We were training for the World Championships and I told him to drill holes in his mask. He fogged during the race,” which resulted in an epic crash. “Steve claims I told him after the crash,” Stiff jokes. “I hit a 4x4 post, broke both legs and tore all my left ankle and right knee ligaments. I stopped breathing on the table twice,” Hilbert says. “I never lost consciousness and remember the flight for life in the MASH-like helicopter to Colorado Springs. I was in a clear bubble and remember seeing my parents’ faces as we landed. It was the same day as the Columbia space shuttle crash.”

Hilbert expertly rode the motorcycle down with his wife following in their Jeep. When they reached the bottom, the motorcyclist, a lawyer, insisted on taking them out to dinner and remarked that it was the ‘first time he had ever liked a real estate agent.’ “He later bought property from me,” Hilbert said. When asked what motorcycle is his favorite, Hilbert sits stunned and then grins. “Ask me who my favorite kid is instead!” Turns out it’s his current race bike – a blue and white Husqvarna® 350. Stiff ventured into commercial property in 1988, serving as brewmaster and owner at Eddie McStiff’s Brewery in Moab, Utah, until 1998. The brew pub is still operational. “By investing down valley, in our home in Telluride and in Moab I was able to continually observe properties that would move in Telluride - it’s been a steady road,” he says. Stiff’s institutional knowledge from serving on Town Council during its formative years adds to the depth of his experience — he served on Town Council through five mayors and even served as Mayor Pro Tem. He also put his accounting degree from Bucknell to work, serving as Treasurer of the Telluride Association of Realtors for 15 years, from 2004-2019. However, it’s his hiking and biking adventures that have added to his vast knowledge of the region, and he knows about places unique to others that help him show his clients the lifestyle. “My life has been enriched by the folks I work with — they’re not just clients, they’re long-term caring friends. My clients trust me, they come spend time with me. For most, spending time with me is part of coming to Telluride, they identify me with the town,” Stiff says. 10 TREC Collection 2019 intro and articles.indd 10

When asked about his need for speed, Hilbert commented, “It’s just good clean fun, I’m an adrenaline junkie, and broken bones don’t phase me, but I’m not fearless. You find out where the limit is by pushing it and you then learn to operate at 98% of that limit. I’ve always been interested in racing skis and motorcycles and cars, and I’ve met some of the best people and clients ever through those experiences.” When asked about the similarities in launching down a mountain at full speed and real estate, Stiff says, “They’re similar in that you don’t know how it’s going to turn out. I never fell in speed skiing and I feel the same way about real estate. Competing at the world-class level requires self-confidence. We get 30-60 seconds to get someone to trust us, and we have to be open. I am lucky that I am genuinely happy with my life and it shows.” “You can’t be fake and hack it in this industry — it doesn’t work. It’s not sustainable,” he adds. “You have to have authenticity. We see new blood come in and claim to be authentic. Telluride is unique — nothing like it, not even close. The air is clean, the water is clean and pure, I ride the Gondola every day and hand out my card and get calls back.” Hilbert’s cell phone rings and the ringtone is a motorcycle revving its engine. Hilbert wraps the call and adds, “It’s exciting because it was definitely a ground-floor opportunity. I remember when Giuseppes was a little shack at the bottom of Lift 4, brought in on skids. I sat in that building after skiing into work and sold vacant lots in the now Mountain Village. I showed off renderings of high-speed lifts, a golf course, etc. and got really good at reading maps and walking people through where lots would be. Nothing existed there at the time, there was no infrastructure, just a meadow. The Adams Family Ranch and the Gorrono Family Ranch combined and turned into a PUD and that was Mountain Village.” www.telluriderealestatecorp.com 7/15/2019 4:13:42 PM

“It was about buying into the vision. Half the people I talked to thought I was crazy, others shared in the vision and wanted to invest.” Hilbert says. “Truly some of my best friends in the world have come from this business. People come out here for the adventure and I’m definitely into adventure. In Telluride, especially in the early days, you had to take a leap of faith and believe that the vision was real and was going to come to fruition.” And come to fruition it has. Stiff remarked, “Our level of expertise and institutional knowledge cannot be surpassed. The asset of the depth of market experience is all under one roof. The ongoing production from the team is a statement unto itself.” “We trade ideas and bounce ideas off each other, knowing that one of us was in the transaction and knows the answer. One of us has been there. I truly believe that we are a team. We hang out in each other’s offices, we ski and dirt bike together. As a company we communicate,” he adds. Stiff describes his perfect day as 18 inches of powder, riding his dirt bike or hiking the Uncompahgre Plateau with his wife and dog. Stiff’s favorite spot was The Silverglade, now Pescado, where he loved the blackened salmon and rock shrimp. “I remember Robin Williams sitting beside us at the Silverglade. The glitterati can come here and not be hassled, they’re just one of us. Dierks can bike all around and not be bothered,” he adds. Hilbert loved Sofio’s Mexican Restaurant and has been really involved in the Telluride Ski & Snowboard Club – previously serving as president, when that meant you were also the driver, cook, head ski tuner and coach. In fact, he’s had three total jobs in his lifetime – bartending, construction and real estate. He met his wife when she was on a Telluride ski vacation 24 years ago.

@TRECTelluride TREC Collection 2019 intro and articles.indd 11

The secret to success in business is anecdotal for the pair. “I find the more I work, the luckier I get,” Stiff teases. “You can’t win or lose if you don’t play,” he adds. “I had a $175K earnest money check in my pocket and my client comes in with a bottle of wine in a paper bag and says, ‘The wine is for you and we decided not to buy the house.’ I give him the earnest money check back and ask, ‘do you have any big anniversary or birthday or anything like that coming up?’ Both he and his wife’s eyes got really big and they hand the check back and buy the house.” Stiff laughs, “Turns out a $3.2M property is a nice wedding anniversary gift.” Hilbert is especially proud of watching his son Stevie continue the legacy. When asked what advice he would give, Hilbert remarks, “Show up, know what you’re talking about, be honest and forthright and meet a lot of good people.” “Real estate is a lot more defined now, people come armed with more information or misinformation because of the internet. The role of the broker is still very real, especially in resort areas where I don’t think we’ll ever be fully phased out, because people are also interested in the lifestyle. You can’t really get a feel for the place and people on the internet. I think there is still a lot of opportunity here, it is a young resort maturing nicely, as it was well-planned,” Hilbert says. Both Steves enjoy serving the community and playing coach and counselor to new brokers, aiding in the growth of other TREC team members. “We’re the best company in town because of our people,” Hilbert quips. “The fun thing for me is to come full circle and watch my son blossom in this industry.”

distilling spirit

Step into the new Telluride Distillery Company Tasting Room in Mountain Village and you can already feel the vibe in the Village Core changing. Handcrafting vodka since 2015, Abbott and Joanna Smith are pursuing their labor of love, first opening a distillery and small tasting room in Lawson Hill at the Society Turn Business Center, and now a second, much larger tasting room in the Franz Klammer Lodge. One thing’s for sure: fans of the distillery don’t have to travel far to enjoy local liquors. With vodka, whiskey and schnapps offerings, Telluride Distilling rolled out their vodka first in 2015. Their vodka is a throwback to an old Telluride miner’s recipe. “They used to have to ship in eight tons of sugar a week for miners back in the day, and we wanted to give a nod to a true Telluride recipe,” Abbott said. With its creamy and velvety texture, it has become a local favorite. “Good vodka is meant to be flavorless, odorless and textureless,” according to Abbott.

Rounding out the trifecta of libation perfection, their mountain mash whiskey is aged for at least two years in oak barrels. It’s a unique mash made of a 50/50 mix of the best parts of malted barley and rye. “We stay away from corn-based ingredients, as well as GMOs,” Joanna added. When asked about the couple’s now-thriving business, the down-to-earth co-owner Joanna, who studied chemistry and microbiology at the University of Colorado, simply stated, “We wanted to grow organically. We each knew at a young age that we wanted to own a business in the future, and after realizing the market for distilling was on the rise, we wanted to build something that allowed us to stay in Telluride while serving the community we love so much.” Abbott, with an engineering and business background, combined with his distilling knowledge, is “always reverse engineering everything.” Their combined brilliance led to the creation of one of the only continuous fractioning columns

Their schnapps was unveiled in May of 2016 and was nearly an “afterthought”, according to the couple. “We love peppermint schnapps and decided, why don’t we make one?” Joanna said. Their authentic peppermint flavor combined with half the normal amount of sugar makes it a popular choice among locals and visitors alike. “It has the least amount of sugar to still be called a schnapps and no additive chemicals. Our German and Swiss clientele love it. It’s not your typical schnapps from college.” And as one of the only peppermint schnapps to win a gold medal at the International San Francisco Spirits Competition, it’s the local favorite that could easily go national, according to the couple.

in the state – that Abbott built with his bare hands. Sourcing parts and perfecting their distilling based on temperature and chemical compounds, the duo’s skills were able to shine. “Our distillery is controlled by computer rather than someone’s senses,” Abbott said, “It’s been the only one in the state until last year.” Their technical expertise shows, as there are only two manufacturers in the US that builds this unique piece of distilling equipment. He also constructed their soda system for ginger beer from scratch, and the couple serves their own recipes and mixes using fresh fruit and their own unique frozen drink machine. When asked how they manage their organic growth intelligently, Joanna expressed that they have been approached by several other states to distribute, including Texas, Arizona, Wisconsin, New York and California. She says they are very careful about their research and sourcing and want to nurture their small Colorado brand in the right way. “We knew how to distill, we just had to learn the business side of operating a distillery,” she said. And apply their new-found knowledge they did. By focusing on three products, the husband/wife team is able to provide high-quality product every time, allowing ease to market and lower costs, making them competitive in such a narrow field. “We appreciate that the locals are so supportive,” Abbott said. “Bartenders will pour it and it moves, so business owners know it will sell. We maintain $5 mules for locals, and our $4 schnapps shots are a favorite.” The Tasting Room also offers free popcorn and popular bar game like pool and darts. The newest addition will be the “Putt-Ski,” a golf/skeeball/beer pong mashup.

Abbott met Joanna at the Bluegrass Festival in 2011 and realized they were on the same wavelength over dinner at now defunct eatery, Flavor. She was working for a nonprofit in Vail at the time, he was a bartender at the Mountain Lodge. After discovering commonality in their goals and how they wanted to impact their world, a beautiful partnership was born. In the early days, you would often find the Smiths tending bar themselves to support the tasting room and their distributorship. “We worked hard to ensure we could collaborate and grow the right way,” Joanna said. “We were very careful to grow organically and didn’t want to hound businesses to carry our brand. It’s not about the hype.”

They are proud of their commitment to community, highlighting their recent ski patrol fundraiser, which included raffles, donating a portion of the drink costs to the Hawkeye Foundation, and supporting the Logan Fuller fund. The Smiths encourage you to come by and try their handmade spirits, where they use only the finest ingredients distilled in a unique, high-altitude environment. The one-of-a-kind experience and smoothness of each sip will keep you coming back for more. “Anything to bring people to the Mountain Village is a win for us,” the couple stated. “TMVOA did so much for us, we are happy to support them however we can.”

But the hype has come, and support for the second location wasn’t hard to find. Telluride Real Estate Corp. had the space and Jon Dwight, Alex Martin and Marcin Ostromecki aided the couple in their search for a second location to support their wholesale distributorship. “We wanted a tasting room and it blossomed into a full bar. We never thought we’d have two locations: production and a separate tasting room in Mountain Village,” Joanna said. Their new location was timed perfectly with the Summer 2019 opening of the Common Consumption Area in the Mountain Village Core, expanding open container areas to the outdoor plaza areas. “It really helps with capacity and we’re excited to expand with additional umbrella tables out front,” she said. The Smiths’ Telluride roots run deep. Hailing from Wisconsin and Colorado, the couple enjoys the outdoors and hunting. Joanna’s grandparents met shooting and her great grandmother was born in Telluride, part of the Biddle clan. Her great great grandfather was an administrator for the area’s school system and was also in the marching band for one of Telluride’s first July 4th parades. You can even check out a large pair of antlers mounted on the wall from an elk shot by Joanna’s grandmother with a muzzle loader back in the 50s. With relatives here and their family steeped in history, the Smiths have deep respect for each other, locals and their employees. As if being one of the top distilleries in Colorado wasn’t enough, they cite one of their greatest achievements as having their family members from Wisconsin, Chicago and Key West finally visit Telluride when the Mountain Village tasting room opened. Joanna still maintains her nonprofit work, and although their business is their baby and shared passion, they are also proud parents to furry babies “Larry Byrd” and Wiemaraner “Zee.” They are extremely grateful to the town and give awesome kudos to the Town Council for being so supportive. When asked what it’s like to build up from treading water while nurturing their small Colorado brand, Abbott smiled and said, “It’s like being on a supercharged jet ski versus treading water!”

telluride transfer One of the most historically-significant neighborhoods in Telluride is being transformed. Transfer Telluride rests in an historical part of town known as the Warehouse District: a former bustling hub of people, mining supplies and goods flowing in and out of town via narrowgauge railroad. When the mining boom ended, the corridor was left to ruin, with two historic buildings still on the property: The Stronghouse and the Transfer Warehouse. Now, with the help of the Telluride Arts District, the Transfer Warehouse will be restored as a community arts and cultural center for public benefit. Telluride Arts negotiated the purchase of the property, along with the required town approvals, and worked closely with both the Town of Telluride and the developer, Meriwether, to put in place a strategic Cultural Master Plan to build the arts center. Phase One has been completed by restoring the walls and purchasing the building outright, and Telluride Arts is now working on securing final design approvals in hopes of beginning construction in 2021, including finally replacing the roof. As of June 2019, Telluride Arts officially acquired the building. Board President Penelope Gleason said the timing is “perfectly serendipitous. The trifecta of the Wilkinson Public Library, the new Ah Haa School and the Transfer Warehouse will give our community an authentic core of Telluride culture.” Executive Director Kate Jones said that prioritizing the use of the Transfer Warehouse to serve as many people as possible, rather than dividing it into private studios for individuals, was a public decision. “The design is still conceptual and will be honed over the next year,” Jones said, “The warehouse will primarily be a clean exhibition and event space, and a place for artists to share completed projects, both a counterpoint and complement to the maker’s space just across the street.”

The desire is to create something that incorporates the richness of materials and textures found throughout town with a new look that is fresh and forward-looking, while still respecting the other buildings in the historic district. Plans discussed include gallery spaces and a shop, an indoor/outdoor atrium, café and lounge seating, rooftop bar, space for exhibits, offices and studios, and even an underground theatre suited for film, lectures and small concerts. The renovation will greatly aid in the ability to host community events, receptions and concerts, as well as provide an additional venue for festivals. The Transfer Warehouse is quintessential Telluride, and because Telluride is a window on the world, restored, the complex will serve as a community gathering place providing a platform for high-caliber, thought-provoking works, activating dialogue, expanding access to the arts for all ages and strengthening Telluride’s connection with culture and ideas across the globe. The vision is to create an international landmark that looks back at Telluride’s mining history and forward into the future as a ski resort making a difference in arts and learning. Upon completion, Transfer Telluride will expand upon the Telluride Cultural Master Plan’s priority to secure improved spaces for the arts, while activating Fir Street as a vibrant community corridor from the Gondola to Colorado Avenue. The project will certainly amplify real estate values in the corridor, but also aims to enhance the future of Telluride by cultivating a dynamic relationship to its past and supporting its present, evolving needs.

The Warehouse will elevate the quality of life in Telluride by providing powerful new programming that brings people together for transformative cultural experiences. Telluride will always have legendary mountains, boundless outdoor recreation and preserved open space, and the Warehouse will be the cultural equivalent to these natural assets, providing a profound point of connection between local and global, past and future, old and new.

The Town of Telluride

is like a small urban environment living in the body of a charming alpine village. Nestled below striking vertical peaks, the magnificent valley is comprised of a quaint 16-block-long by six-block-wide grid where streets are typically a blizzard of activity. Children walk to and from school, dogs accompany owners to the bank and post office, friends bump into each other on virtually every corner, and anything can be tackled on foot or by bicycle. In Telluride, a cup of coffee and the morning paper are never more than a five-minute jaunt away; and neither is the ski resort, as two lifts and the Gondola — the innovative people-mover connecting Telluride and Mountain Village — rise up right from town. Additionally, whether one needs an ATM, wifi, a quick snack, or a birthday card, just about everything is available on, or adjacent to, Main Street, Telluride’s lively epicenter. Telluride was designated a National Historic Landmark District in 1964 and takes its architectural standards very seriously — old structures are meticulously preserved, while new construction is monitored by strict and careful guidelines. As a result, Telluride’s residential homes all share a Victorian trend that’s traditional for some, contemporary for others, and its commercial district is a colorful display of restored and recreated western storefronts. And through this thoughtfully laid out floor plan, Telluride captures the bustling energy of any city neighborhood, yet pads it in a safe and neatly packaged, friendly little town. In fact, some might even go as far as to say that the cozy Telluride valley resembles a large family as homes are lined closely together, neighbors chat across balconies, and the mountains above serve as a communal backyard enjoyed by everyone. @TRECTelluride

On the corner of Alder and Galena, the future six-bedroom residence will enjoy stunning views of Ajax, Ballard, and Town Park as well as all-day sunshine. Thanks to the generously-sized lot, plans include a separate guest home, twocar garage, and a beautifully landscaped yard in which to enjoy Telluride’s year-round beauty. Mountain Village

is a spectacular neighborhood filled with big backyards and winding, tree-lined streets. Homes have privacy, yet are close enough together for neighbors to share the day’s events in the driveway or pass each other on a morning jog. In winter, skiers and snowboarders pull right off the slopes and up to their doorsteps, while on summer days kids toss footballs in the road without having to worry about traffic. As one of Colorado’s youngest communities, incorporated as a town and home-rule municipality in 1995, Mountain Village rests on the northern end of sunny Turkey Creek Mesa, encompassing more than 2,100 acres of forested mountainside. Prior to earning its very own spot on the map, the town underwent a significant research, development and design phase, having been conceptualized as a ski resort village for more than a dozen years. From there, a cobblestone pedestrian plaza at the base of the ski resort became the bustling Village Core, lined with boutiques, restaurants, hotels, spas, fire pits, bouldering area and skating rink. In addition, the Village Core is home to the state-of-the-art Telluride Conference Center, Telluride Ski & Golf Company’s headquarters, the Ski & Snowboard School, three chair lifts, and the Gondola — the transportation system linking Telluride and Mountain Village together in a stunning 13-minute ride. Surrounding the core of town is the 18-hole Telluride Championship Golf Course, as well as beautiful alpine residences that abut both the golf course and ski area. Mountain Village is renowned for its panoramic vistas and elegant sophistication with new developments and amenities popping up constantly, the most recent of which includes a new grocery store, post office and several new hotels. @TRECTelluride TREC Collection 2019 listings MV.indd 2

The Telluride Region

has diverse areas that appeal to different types of people. The numerous mesas are about as close as one can get to living away from it all, without being away from it all. The vast expanses of sun-kissed stretches of land sit at the base of the area’s most dramatic peaks, meaning days are longer and views seem no more than an arm’s length away. Wildlife roams freely and property lines reach out to mingle among wilderness areas and national forests, suiting equestrians as well as those who love their space. Yet once in the car, all the mesas are less than 40 minutes from Telluride and Mountain Village, with certain 35-acre tracts uniquely positioned only 10 minutes away from the action. Then there are the numerous outlying towns, which boast community living that’s a little quieter than Telluride and Mountain Village. Heading south, residents actually go up in altitude to the old mining/mountain communities of Ophir, San Bernardo, Trout Lake and Rico, where neighbors live close to each other and to the mountains outside their doors. Heading north and west, residents go down to the slightly warmer and more agricultural towns of Placerville, Ridgway and Norwood, where homesteads come in all sizes and communities have social calendars all their own. And like the mesas, all the outlying communities are no more than 20 to 40 minutes from Telluride and Mountain Village.

Sunset Ridge at Gray Head // $24,950,000 Sunset Ridge’s sense of arrival can only be described as awe-inspiring — cliff-side on a private peninsula with a breathtaking mountainous panorama. The residence’s bold, yet simplistic, linear architecture naturally draws a first-time visitor to a glass entryway door offering a first hint of the refinement of finishes and viewscape beyond. The owner and the renowned Aspen architect Bill Poss have artfully designed a residence that not only frames the view, but seemingly integrates the mountains as an intrinsic element to the structure. Overlooking a pond reflecting the mountain peaks beyond and fed by a cascading stream running beneath the master suite bridge to the pond below, the home’s finishes and appointments were painstakingly and globally sourced by the design team.
