Luxury defined Christie’s International Real Estate’s “Luxury Defined” report cites a reenergized global economy, stock market strength and rising consumer confidence After a year of tepid growth in 2016, sales of international luxury homes bounced back in 2017, posting the best annual growth rate in three years at 11 percent. Rising consumer confidence, low interest rates, a robust stock market and a stable global economy drove demand for luxury property continuing into 2018, despite localized pockets of uncertainty that gave some buyers pause. The research is unveiled in Luxury Defined, the annual analysis of global luxury residential housing dynamics by Christie’s International Real Estate, the world’s leading expert on high-end real estate.

The e Chrisstie’’s diffferenc ce The fabric of the Christie’s art auction house and its real estate network is woven quite differently than its competitor, Sotheby’s. The very foundation of ownership in the two entities is corporately and stylistically disparate. Christie’s is solely owned by one individual — Francois Pinault — who resides in Paris, is a multi-billionaire and whose portfolio also includes Gucci, Balenciaga and Stella McCartney, among others. He is known as possessing one of the finest art collections in the world, not to mention is a collector of some of the finest properties in Europe.

The Historic Senate building, now beautifully updated to encompass two refined penthouses with ground floor commercial spaces (featured on the front cover and on pages 24 and 32), has a long and storied past, with some of its most recent incarnations having close ties to Telluride Real Estate Corp (TREC). TREC Managing Director Steve Catsman and his wife Terry, along with Terry’s sister Monika Callard, purchased the building in 1973, with TREC President and Managing Director TD Smith serving as the listing broker. They opened the Senate Bar & Restaurant in June of that year. Smith and Catsman’s friendship and business partnership was thus born; when Smith and Ron Allred founded TREC in 1981, Catsman was their first salesman, and they remain partners as two of four TREC Directors today. The Senate Bar & Restaurant was a beloved Telluride fixture until its closing in the mid-1980s. The building changed hands several times in the intervening years, but in 2002, Smith and his wife Page purchased the building and showcased the wares of her interior design company, A.J. Smith Collection, in the retail space, occupying it for nearly a dozen years. Now they are project development partners, and Smith is the current listing broker for the penthouse residences, closing the full circle of TREC’s history with the notorious building. losing its top floor to the flames, along with most of that entire quarter-block. After it was rebuilt, it served variously as a bootleg bar and gentlemen’s club, hostessed for a brief stint by none other than Telluride’s most notorious madam, Big Billie herself. In the lull in activity in Telluride in the 1940s and 1950s, as mining began to wane, but before the ski resort rejuvenated the economy, the Senate building sat unoccupied, along with many such buildings in town. It was briefly revived in 1965, when William “Bill” and Peggy Hamner bought it to use as a private home and art gallery, with the antique fitments still intact from the Senate’s earlier heyday. When the Catsmans purchased the building in 1973, it came complete with those antiques (including a stuffed eagle, a faro card table, a copper still from the Telluride Brewery, and Jack the Dog, a stuffed St. Bernard “on loan from John Tutt”) and many pieces of Hamner’s art (including the infamous “Golden Lady” statue, sadly broken one night by an inebriated patron). The Senate became one of Telluride’s most unique establishments, with the original swinging saloon doors, brass rail and spittoons, a bullet hole in the floor (allegedly the result of a shot that removed a sheriff’s ear), and 1880s roulette and poker tables serving as decoration — little had changed in the 90 years between when it was built and Telluride’s renaissance in the 1970s. Monika, Terry and their mother, Susan Gardner, brought classic gourmet recipes from their original home in Czechoslovakia, along with other central European fare, and the menu boasted chicken Kiev, weiner schnitzel, Christmas goose, Oblatten cake and blintzes for Sunday brunch. The Senate, and head chef Monika in particular, earned acclaim for its authentic and sophisticated cuisine, with rave reviews in several international publications, including the Zagat Guide, British Vogue, Town & Country and Skier’s World. Monika’s true specialty, however, was baking, especially her extravagant solid chocolate cheesecake with a chocolate mousse icing and her gâteau roule aux marrons, rolled sponge cake filled with chestnuts and topped with chocolate frosting. The bar became a favorite gathering place for Telluride’s Ski Patrol and softball league players, along with miners, cowboys, hippies, skiers and celebrities. Catsman was a fixture at The Senate, pouring strong and innovative cocktails such as the “Cactus Jack” and entertaining barflies with his

cigarette tricks and announcements that everyone would now be “drinking short,” at which point he would snap off the stems of the glasses he was serving drinks in. Catsman shared the bartending duties with equally handsome and roguish gents like ski patrolman Jim Guest and local favorite horseman Roudy Roudebush. Catsman tells of the time then-ski-area-owner Joe Zoline attempted to get a seat in a packed house without a reservation. Joe was not particularly well-liked by the locals at the time – the ski area was struggling to get off the ground, and he was running it as an absentee owner from his home in Los Angeles. “He was expecting special treatment and, when he didn’t get it, he ripped one of the saloon doors off its hinges and threw it into the street,” Catsman says. “We eventually auctioned off that door at a political fund-raiser. Clint Wolf bought it and donated it back to us with a plaque reading, ‘This door is donated by Clint Wolf and re-hung in honor of Joseph T. Zoline’s Second Great Rip-Off.’ “ According to Catsman, “Telluride was a wild and exciting place in the 1970s. We never thought about the future, and certainly never expected Telluride to grow to the world-class destination it now is. We just wanted to make great food and have a good time. The Senate was a huge part of that time in Telluride’s history, and we’re still proud of its legacy, but those were certainly some wild and crazy times!”

Practicing interior design from a kitchen, bed and bath retail location for many years (in the building which now houses the Phoenix Bean), Page Smith longed for her own showroom to display a gathering of collectibles. With its acquisition in 2002, the Historic Senate became the new home of her design firm, A.J. Smith Collections, which offered handselected home furnishings and antiques that were either one-of-a kind or available in limited quantities. Both old and new, each piece was crafted by artisans over decades and handpicked for its individual craftsmanship and spirit. Since then, the Smiths — TD, Page and their son Alex — had dreamed of renovating the Historic Senate into an innovative and contemporized residential / commercial structure. Says Smith, “With a nearly 130-year-old building, it was an architectural, engineering and construction feat, attempting to maintain the structural and historic integrity of the property’s exterior perimeter, while adding an interior steel structure to accommodate a second floor. Our partner shared our affection for this historic building and all involved contributed mightily to its renovation. It is now time to pass this property’s legacy to someone who will appreciate the uniqueness of its storied past.”

In his woodshop in tiny Rico, Colorado, home to 300 people and situated at an elevation of 9,000 feet, Matt Downer is quietly upending the notion of art as simply decorative, and furniture and lighting as simply useful. By creating pieces that interact with the people and places around them, painstakingly shaping raw materials into tactile sculptural elements, and expertly bridging the gap between “art” and “craft,” Downer is carving a place for himself among the woodworking elite. He takes us inside his shop and shares his new take on old-world craftsmanship.

Matt Downer grew up in Manhattan Beach, California, and graduated from CSU Chico with a BA in Philosophy and Religious Studies. After graduating he promptly loaded his VW bus and spent a long and wonderful season wandering the west — ultimately landing in Telluride. Here he found Steeprock Joinery, a vibrant incarnation of old-world technique and a perfect work environment to hone skill and creativity. Downer says, “It was an incredible opportunity to develop a skill in a freeform environment where the emphasis isn’t just cranking out the work.” Working at Steeprock also allowed him to set up his wood lathe — his first, and still favorite, tool — in something other than the string of “laughably small” apartment closets into which he had previously been forced to squeeze.
Since then, he has built his own home and shop (and family — wife Rebecca and daughter Paige, who inspired her namesake lamp) and has been creating original work for a growing list of clients. “I always enjoy working with new clients to create unique, one-of-a-kind work. It is a unique pleasure to be able to create special pieces that become a part of people’s homes and lives,” Downer adds. Downer’s designs favor graceful sweeping curves and asymmetry, and their simplicity is a perfect showcase for the textures of the exquisite raw materials he hand selects, from cherry, walnut and maple, to rare exotic woods like ebony and bubinga, to accents of blued steel, colorful glass and polished stones. His latest work also explores playing with weighted and balanced elements. Downer explains, “Creating a sculptural lamp that moves and asks the user to interact with it tends to give the piece a sense of life that a fixed, static piece lacks.” His signature latticed chandeliers and graceful floor lamps are raised and lowered via hand-polished stone counterweights and pulleys.
In the last several years, Downer has been discovering the possibilities of flexible LED strip lights. “It’s great to be a designer at a time when a new technology is transforming the lighting industry. The possibilities are endless and the functionality of LEDs is allowing for designs that would have never worked using CFL or incandescent light sources,” he enthuses. Indeed, the tiny lights used in his latest designs nearly disappear when not illuminated, allowing the natural beauty of the piece to be the primary focus. Downer also prides himself on building his furniture to last. “My intention is to build each piece to last for generations — to outlive me, and my grandchildren,” he says. The old-world joinery techniques he uses, such as through-tenons and dovetailing, although deceptively simple and elegant in appearance, require absolutely meticulous attention to detail, a skill Downer possesses in spades.

Adding other talents that have contributed to his success, Downer describes himself as extremely particular, even obsessive. It’s what keeps him in his shop 10-12 hours a day, getting so lost in making sure a piece is perfect he sometimes forgets even to eat. It is also why he is a self-taught photographer, welder, draftsman and video-editor. Doing it all himself is, of course, the only way he can count on the work being done to his particular standards. Having already amassed a distinctly recognizable collection of designs in his signature style, Downer still says he’s nowhere near running out of ideas, with a sketchbook full of designs waiting to be made. “I enjoy the process of bringing to life the pieces that seem to keep coming to me. Since 1984, scientists from around the world have made the trek to the Telluride Science Research Center (TSRC) to brainstorm new ideas and overcome research challenges in the fields of energy, biomedical science, material science, quantum computing, and environmental sciences. Founded by scientists, governed by scientists, and driven forward by the intellectual curiosity of scientists, TSRC has grown organically into the world’s largest independent molecular science center. Each year, TSRC hosts between 1,200 and 1,400 scientists from 500 international and domestic institutions. Participants include five Nobel Prize Laureates in just the past six years. While these preeminent minds from around the globe are drawn to Telluride’s natural beauty for creative inspiration, the scientists also choose to convene in Telluride for another reason: they feel at home here.
connect with audiences on topics of great current importance in science, technology, education, and public policy. The Town Talks take place at the Telluride Conference Center in Mountain Village nearly every Tuesday evening in June and July. TSRC scientists also give time to inspire the next generation of scientists and innovators via TSRC’s K-12 STEM education partner, Pinhead Institute. They volunteer in the local schools, offer fun and kid-friendly presentations through Pinhead’s Punk Science summer program, and bring local students to work at their institutions through the Pinternship program. The organization has now grown to the point where TSRC needs a permanent home. In June of 2017, TSRC contracted the Telluride Depot, which is currently owned by and home to the Ah Haa School for the Arts. The Ah Haa School will move to a new building in the center of town in 2019, and TSRC will be a fitting new occupant for a revered historic building in a town heavy with a history of novel thinkers.
Tamar Schlick, a professor of Chemistry, Mathematics, and Computer Science at New York University, notes, “TSRC workshops allow us to discuss — in an intimate, relaxed, and supportive environment — recent scientific findings, hypotheses, challenges, and approaches. Needless to say, the beautiful area and the people of Telluride are a big part of the success and superb atmosphere surrounding the meetings.” Each summer, TSRC scientists give back to their host community by sharing their curiosity and thirst for knowledge through the TSRC Town Talks. These free public lectures feature world-renowned scientists who @TRECTelluride

inspired by love For Christopher Beaver, his creative process is simple — think of those you love and bring that feeling into the work you are doing. While many local artists find their inspiration from nature and Telluride’s unmatched scenery, Beaver, a 25-year local, goes deeper. “I wish I could say I’m inspired by nature, but although those motifs come into my work, they are symbolic as a means of capturing a feeling of a person. For me the creative process almost always begins with the power of human relationship, the deep feelings that are forged over time which build the layers of thoughts and feelings that go into design,” explains Beaver. When Beaver was asked by one of his jewelry teachers to develop a sense of self and design, it was difficult to
pinpoint a “look” with which people would identify his pieces. After many days of pondering, he finally realized that he had no need to develop a look or style. “I had to trust that the power of my relationships would actually allow me to design for many people. That is why when you walk into my booth you will see hundreds of pieces with numerous unique styles — I have been graced with so many wonderful people to design for,” said Beaver. Beaver has no regrets about this choice. He sells to collectors who own 20 to 50 pieces of his jewelry and are always on the lookout for their next “Beaver.” He even has a group of clients dear to him in Michigan who have lunch dates together wearing their “Beavers.” He loves the fact that he’s made jewelry that will last and that each piece has a story to go along with it. This journey took Beaver to saying yes to his first fine arts exhibition with the Telluride Arts District, called “Emergence.” He credits Kate Jones and Molly Perrault for giving him the push and being his inspiration to take a chance. Beaver’s last show shied away from being jewelry-predominant,

and instead was more an exploration into multiple art forms. This creative push led Beaver to throwing clay and creating mosaics for the first time. Just when he thought things could not get any better, Beaver was approached by Telluride local and internationallyacclaimed singer/songwriter, Jewel, to be the head designer for her new jewelry line “Songlines.” Beaver is also forming a new company with two local jewelry designers, Colleen Thompson and Ava Nelson. The new company will not only foster the creation of new collaborative designs, but each artist will be free to create their own lines, along with selling together as a cooperative. Beaver continues to evolve his work twofold — exploring new media and supporting community by mentoring other artists growing their body of work. Beaver emphasizes, “Again, it all comes back to human relationships and building something greater in my little bubble of life. I am constantly asking myself the question: what else is possible? Then I watch that open my mind in ways I could never imagine.”

mountain roots In the spring of 2010, Mindy Perkovich accidentally (and thankfully!) discovered farming while attempting to sign up for a Community Supported Agriculture (CSA) share. Unfortunately, the CSA was full, but the farm’s blog said they were looking for interns. A lightbulb went off — she resigned from the law firm she was working at and started working at a farm full-time. She hasn’t looked back since. Mike Nolan found farming by a different route — he grew up in California and attended the Center for Agriculture and Sustainable Food Systems Apprenticeship in 2006 and 2007. He has farmed in California, New Mexico and in Southwest Colorado over the past eight years. A mentor to beginning farmers, and winter instructor, Mike is the Chapter President of the Four Corners Farmers and Ranchers Coalition, a joint chapter of the Rocky Mountain Farmers Union and the National Young Farmers Coalition. While Mindy was growing vegetables in Ridgway for four years, she met Mike and her love for him grew too. In 2016, Mindy moved to Mancos where the two joined forces and started farming @TRECTelluride
and operating Mountain Roots Produce together, now in their third season. “We balance each other pretty well. Mike mostly produced for wholesale accounts — restaurants, the school district and grocery stores in Durango — while I really enjoy the CSA model and farmer’s markets,” says Mindy. At Mountain Roots Produce, Mindy and Mike have eight acres in cultivation. This season, their focus is on their CSA, providing locals with regionally-grown produce. “Last season two-thirds of our production was sold via wholesale, but we have been forced to scale that production back this year due to the drought. Thankfully our CSA is growing steadily each year, and we have a really wonderful and supportive core group of members,” says Mindy. The Telluride Region

Andrew hails from Baton Rouge, LA. Peter arrived in Telluride in 2001. His experience being a full-time real estate broker and owning a vacation rental company makes him uniquely qualified to represent clients interested in both the real estate and rental sides of the equation. Peter represents both buyers and sellers with residential, commercial, rural and ranch properties. When he’s not assisting clients with real estate transactions, on powder days, you will find him skiing on the mountain. In the summer he will be fly fishing the local rivers or climbing fourteeners. Alex’s hometown is Olathe, KS. He is a graduate of the University of Colorado-Boulder. Alex’s family includes wife Sage and sons Henry and Jake. Alex joined TREC in 2004, working with a select group of highly valued clients and representing projects such as Sunnyside Ranch, Cornerstone, and Brown Dog Ranch. Prior to joining TREC, Alex enjoyed a 14-year sales and management career in litigation support and data storage technology in San Francisco. Norm’s hometown is Calumet, MI. He graduated from Michigan Technological University in the Upper Peninsula with a Business degree. Norm’s family includes two great adult children and plenty of life-long friends. Norm has been involved in numerous aspects of real estate in Colorado for more than 35 years, including in Telluride for nearly 20 years. He is an enthusiastic supporter of the Telluride Adaptive Sports Program, Telluride Historical Museum and Friends of the Library.
Marcin’s hometown is Milwaukee, WI. He graduated from the University of Wisconsin- Milwaukee with a BA in Marketing. Marcin’s family includes wife Stacy and black lab Atlas. Working in the ski industry for over a decade, Marcin is no stranger to ski towns. Mary loves the majesty and beauty of this mountain town, which is rivaled only by the special people who live here. She worked in the automotive industry for 25 years, and was part of the Mercedes Benz “Best of the Best” team before moving to Telluride. On her first visit to Telluride in 1999, her very first hike was the Bear Creek Trailhead in the heart of town. At the end of the 1 1/2 mile hike there was a beautiful waterfall. She and her husband share their lives with their 2 Portuguese Water dogs. “Telluride is by far the prettiest place I’ve ever lived. AND it’s a Dog Town!” Mary has been a valued member of the TREC team since 2008. Her passions include tennis, skiing, scuba diving, photography and hiking.
Garrett’s hometown is Atlanta, GA. He attended the University of South Alabama and played Division 1 NCAA Soccer. His family includes wife Jessica, son Taj, and Bernese Bernard Iggy. Garrett has lived in Telluride since 1997 after visiting the area to ski and snowmobile; he fell in love at first sight. Garrett started in real estate full-time in 2004 after serving as an assistant and short-term rental agent. He prides himself in knowing the market inside and out along with personally visiting and inspecting every property in the MLS. Garrett was named TREC Broker of the Year in 2015, and TREC Top Producer in 2017.
After graduating from the University of Alabama, Jess first moved to Telluride for “a couple of of years” in 1997. The rest is history. Summers led to winters, winters led to more summers, and she developed a strong affinity for property and real estate management. With over a decade of experience in the fields of real estate and vacation rental management, and working alongside her husband, TREC Broker Garrett Simon, allows them to share their passion for Telluride with those who think it is as special as they do. Alex was born and raised in Telluride, CO. Attending Telluride High School, Alex was an avid ski racer and hockey and soccer player. He is a graduate of Pitzer College, of the Claremont Consortium of Colleges in Claremont, CA. After working for four years for Warner Brothers Television, Paramount Pictures and Twentieth Century Fox, a move back to the mountains was inevitable. Upon receiving his real estate license, Alex joined TD Smith (his father) and Chris Sommers. Alex has built many life-long relationships with business owners and prominent individuals within this close knit community and has an intimate knowledge of the workings of the Telluride regional resort.

Kip’s hometown is Eugene, OR. Upon moving to Telluride in 2001, Kip worked in property management for the one-time largest company in town and as a Research Analyst for a pan-Asia private equity fund before her real estate career. In 2006, she began volunteering as Director for the Telluride Association of Realtors where she served as Board President and also sat on numerous local and state committees. Kip created the local Affiliates committee and is also a founding member of the Colorado Association of Realtors’ Young Professional Network. Today she dedicates her time as a One to One mentor and SMRC Advocate. You can find her on her bike in the summer or on the ice in the winter. 114

She is a member of the Colorado Bar Association. Stefanie moved to Telluride 20 years ago after a ski vacation where she and Joe decided on top of the mountain that this is where they would raise their children. Sandy has called Telluride home since 1976. She is a graduate of Florida Atlantic University. Early in her career, Sandy was in advertising in NY. After moving to Telluride, she taught English at Telluride High School for four years. Sandy began her real estate career in the mid-1980s. She was the broker first to be named Realtor of the Year. Sandy has served as President of TAR and on the TAR Board of Directors for 3 years. She is one of the founding parents of Telluride Alpine Race Team (TART). Johnnie was born in Ouray, CO, and moved to Telluride soon after. He worked for the Telluride Ski Resort since before its opening in 1972, most notably as its CEO from 2000-2004. Johnnie currently serves as the General Manager at Cimarron Mountain Club. In his free time, he enjoys wildlife and scenic photography, golf, motorcycling, skiing, snowboarding, fishing, hunting, bicycling, hiking, RVing and spending time with his grandchildren.
Frank is a New Orleans native who studied at the University of Mississippi. He relocated in 1996, in search of all the great things that make the Telluride region so wonderful. Frank’s family includes wife Madeline and young son Jackson. You may have seen his smiling face over the years at various retail locations in Telluride such as Sunshine Pharmacy and HUB Telluride. Frank brings great energy and enthusiasm to the office of Steve Catsman and is eagerly looking forward to a long career in this great community we call home.

She came to Telluride in 1997 to visit for a winter season. She not only discovered that summers in Telluride are just as delightful as winters, but found it to be such an amazing community, blessed with natural beauty and incredible people, she made it her home. Sarah and her family put down roots in Rico in 2006. Her experience includes ten years as a licensed real estate assistant before joining TREC in 2012. Andrew hails from Athens, AL. After working for Crimson Tide Hospitality in the Skyboxes at Bryant-Denny Stadium for eight years, he joined a friend to train to become a river guide for the summer in North Carolina. There he met friends who came to Telluride during the winter to work. After hearing their testimony about Telluride, the box canyon became his destination the following winter. He began working with the ski resort and guiding on whitewater rivers all over the US. His passion is people and the outdoors.
