• The total number of transaction in the Hamptons for the first half of the year have declined for the first time since 2011, while the overall median price is the highest since 2007. • There was a significant increase in the number of land sales in Springs, and the Hampton Bays, East Quogue and Quogue areas, but overall in the Hamptons the number of land sale transactions is down 22%. • Condo sales are slowing compared to last year; the number of transactions is down 37% and the median price is also down 47% overall. • Shelter Island is showing significant growth with the number of transactions increasing 69%, the median price increasing 158%, which culminates in a 78% growth in total dollar volume. • Once again Sag Harbor is showing as the hottest market in the Hamptons, with the number of transactions between $5M and $10M increasing while the under-a-million market has steadily decreased. Median prices have increased 16% in the Village, 9% in North Haven, and 12% outside the village. METHODOLOGY: This report compares transactions that closed between January 1 and June 30 of 2015, to transactions that closed in the same time period in 2016.
