From the comfort of my air-conditioned home, I’m preparing for a few visits from friends and family by adding elements that range from the colorful, like Emily McCarthy Shoppe’s new, custom throw pillows on page 26, to the practical. To wit, I spoke with designer Jane Coslick for tips on welcoming summertime guests (“Stay Awhile,” page 28), and she mentioned that both overhead and freestanding porch fans are a necessity. I couldn't agree more!

As for what to do when my guests arrive, we might venture north ward to Palmetto Bluff, or head south to St. Simons Island, just as our Real Homes home tours do this issue; after all, what’s summer without a good road trip? Ever eager to keep it local, I’ll surely take them to Asher + Rye’s new cafe counter, and maybe swing by the Starland District so they can admire the in-real-time renewal of businesses and homes alike (the Knoess family’s remarkable transformation of an 1896 Starland home on page 32 is one such example). Hosting can be stressful, but expert advice and an easygoing itinerary will keep me cool, both literally and figuratively.

All the fabrics are woven from a durable linen and cotton blend, meaning they’re also well suited to real life. Emily McCarthy Shoppe spins a new yarn

EMILY MCCARTHY’S Abercorn Street shop offers everything a discerning host might need for upscale entertaining at home: Invitations, cups, napkins, cutting boards, trays, barware and even the clothes (in 2019, McCarthy launched an exuberant collection of party dresses). But as for the design of the home itself? Hosts have been on their own, until now.

McCarthy has entered the world of interiors, a natural next step for the seasoned designer. Her Shoppe’s new line of interior fabrics includes 11 different prints, all hand-drawn and designed in McCarthy’s Savannah-based studio. Several of the fabrics nod to Lowcountry lifestyle — there’s an oyster ikat print in tones of ivory and sage, a royal palm print in minty green, a blush and blue design reminiscent of a downtown courtyard, and a more literal interpretation, too: McCarthy’s tonal “Low Country” fabric features palms, oysters and water birds all in one spot (the subdued blue-green hue recalls a hazy stretch of marshland). For those drawn to more vibrant palettes, her “Multi Spot” or “Jungle Ikat” fabrics are just the ticket, featuring the preppy-polished colors and patterns that

Customers can choose from three shapes (square, lumbar or bolster) in nine different sizes, and each pillow includes a signature gold label for a touch of luxury. With so many shapes, sizes and prints, the options might feel overwhelming. “Start with the pillow print and size you love, then add a complementary pillow in a similar hue,” McCarthy suggests. It’ll make a room feel new again, she says, which may just inspire you to host a party.

Those items will communicate luxury to guests.” And, says, Demos, if you own a vacation rental, such thoughtful details will work overtime to “give you good reviews as well as repeat bookings.” Don’t forget about outdoor spaces, either. Designer Jane Coslick often creates “sleeping porches” for her clients — “They’re magical and are sought out by guests and homeowners alike,” she says. But, there are a few rules: “No plastic yard chairs and no overhead lighting allowed!”

Woven baskets and platters are practical storage options, but they can also create a lightweight art installation. Find them at antique stores, thrift shops or Demos’ Found Objects Market.

The couple regularly enjoys the property’s charming front porch, which offers “a little bit of life and neighborly interactions,” says Christoph Knoess.

THE STARLAND DISTRICT’S RENAISSANCE isn’t limited to restaurants and businesses. In 2019, homeowners Kim and Christoph Knoess purchased an 1896 home from Historic Savannah Foundation, kicking off a remarkable renovation (during a pandemic, no less) and a standout exterior color to gild the lily.

“Every time I would think about colors, I ran them by Ryan Arvay at HSF,” Kim recalls, noting that the foundation must approve exterior paint choices (there were no color photographs of the home to provide a clue to its original shade). Although Arvay himself had completed a drawing using a similar pinky-purple hue, the final selection came from an unexpected source.

Kim agrees: “I know I’m not a proper Savannahian because I wasn’t born here,” she says, “but I just feel very comfortable. It feels like home.”

“Kim had worked out at least a dozen variations of pink,” says Christoph, “but then one day she was wearing a T-shirt, and we both said, ‘None of these 12 options look as good as this T-shirt.’” They color-matched the dreamy, pale lilac color, which gives the home a fairytale quality. “Whenever I walk up to the house, I think, ‘That’s such a pretty color,’” Kim says.

Inside, the home’s admirable trim-work and crisp, clean look are the result of lots of love — and elbow grease. “When we moved here [in November 2019], we couldn’t start work on the house because there’s a detailed process of architectural drawings and support,” Christoph explains. “For about six months we couldn’t do much more than sweep the floors and scrape paint.” By then, pandemic lockdowns had delayed the project even further. “Since we didn’t know what was coming, we thought, ‘Let’s do this ourselves,’” he says. The two acted as the main contractors, bringing in local talent like Ward Architecture + Preservation, Rover Construction and Coastal Wood

Design to finish the project. Technically, the Knoesses say, it’s not quite complete (with historic homes, there’s always something left to tend to), but it’s “more than 90 percent.”

Although no windows or doors could be changed, closed or relocated in an effort to keep the house as close to its original floor plan as possible, HSF ultimately let the Knoesses add a screened-in porch on the second floor. “We were very relieved that they allowed that to be built out, but then when we moved in, we actually discovered that the front porch is a fantastic place to sit. After all this anxiety and effort to get the back porch built, we find ourselves out front a lot more. It’s a fantastic place to sit, with a little bit of life and neighborly interactions,” says Christoph, who is originally from Germany. “It’s very relaxed, and it strikes me as very Southern.”

Fold husks around corn, twisting slightly at the end, then place on a medium-hot grill. Roast in husk until almost cooked. Meanwhile, mix mayonnaise, dill, garlic powder and salt and pepper. Set aside. Remove the corn from the grill onto a platter, then pull back the husk of each cob. Brush cobs with the mayo mixture and return to grill, keeping kernels exposed, until they begin to char.

A Palmetto Bluff build embodies Lowcountry aesthetic with a twist

WHEN AN OHIO-BASED COUPLE approached Tom and Leighann Markalunas to build a new home in Palmetto Bluff, the clients had a specific reference in mind: Another home the architect and interior design duo, who together comprise Markalunas Architecture Group and Leighann Markalunas Design, had worked on in the neighborhood — one of more than 50 they have collaborated on in the Bluffton residential community over the last decade.

The result? A stunning, two-story home that marries the Lowcountry aesthetic of the house their clients had seen (lightfilled, airy and bright rooms) with modern finishes and rich accents of color throughout. Or, as Leighann Markalunas says, “Lowcountry with a twist.”

“Our clients loved the house of ours they had seen, but their particular lot — with amazing views of the marsh water — was unique, so they asked us to build something that suited it,” says Tom Markalunas.

Although modern in feel, the home capitalizes on natural materials wherever possible, including wood, stone and leather.

Nowhere is this duality represented more vividly than the living room, which welcomes guests as they enter the home. Located in a corner of the house, instead of the middle, the living area is anchored by a limestone fireplace finished with bespoke leather wall paneling. The corner location of the living space allowed for the fireplace to have glass on both sides, bringing the outdoor marsh views inside.

Elsewhere on the lower level, a screened porch with daybed swings offers the ideal space for the homeowners’ family and their friends to lean into Lowcountry life. “We designed it as a little retreat — the perfect place to relax with a cup of coffee or a cocktail,” Leighann says. Because the home is a vacation property for their clients, the Markalunases added a bedroom suite on the lower level for friends and guests, complete with a bunk space for kids.

As guests move through the living area, they enter an expansive kitchen, designed with entertaining in mind. Leighann chose darker colors for the cabinets to balance the lighter island and finishes. A separate wet bar area with black tile, floating brass shelves and an abstract, mixed-media piece — another commission by artist Josh Jensen — adds a layer of visual impact.

“Normally, when you think Lowcountry, you think brick fireplace, wood mantle and bookcases — and those are certainly design cues we’ve used before — but here, we’ve brought in wood beams on the ceiling and wood cabinetry for something a little more elevated,” Tom says.

In the bathroom, a black marble shower and floating cabinets bring a modern touch, while a commissioned painting of water skiers adds a custom and colorful finish. “With a lot of coastal design, you’ll see white cabinets, but our clients wanted to go a little more dra matic,” Leighann says. That hint of drama is also reflected in the metal-grid shower door in another bathroom.

Upstairs, the design duo focused on creating a comfortable but elegant master suite for their clients. He points to his favorite space, the living room, as proof. Early on, they played around with several ideas on where to position the fireplace. “Getting that fireplace left of the front door, with glass on both sides, that’s emblematic of our collaboration,” Tom says. “It’s a credit to our clients and his dad, who kept pushing us to not be satisfied with 80 percent, but to go for 100.”

While their clients encouraged Tom and Leighann to take artistic license with the project, they became unexpected, and terrific, collaborators. “Both husband and wife are very well-versed in design, and the husband’s father is actually an architect,” Tom says. “There can be a proprietary feeling among designers — you hear a client’s father is an architect, and you think, ‘Oh, here we go,’ but their collaboration was so helpful. It spurred us to think outside the box.”

Following nature’s cues to create a warm, timeless new build on St. Simons Island

The enormous live oak tree on the lot became its own key feature, serving as the whimsical backdrop to the home’s bright, airy great room. “We had an arborist come check it,” says Lizanne, “and he said this tree has been here [for ages], will be here for [hundreds of years] and is very healthy.” Jane knew that the tree would become essential to their design plan, but little did Lizanne know exactly how beautifully that tree would be incorporated. “I knew we would enjoy the tree, but I didn't know that it would become a part of the house.” (The family lovingly refers to the great room as their treehouse.)

FOR ANYONE WITH A NATURAL AFFINITY for the coast and its critters, a cozy, East Beach lot is the perfect site for a marshside summer home. Such was the case for Lizanne Thomas, who moved further inland from her family’s previous St. Simons Island property. Halfway up the coast of the island, the lot, though small, offered the happy medium she was searching for. With water views, a centerpiece live oak and the wild visitors that came with the two, Lizanne was sold.

When landscape architect Thomas Angell first presented his concept, Lizanne says he was “thinking about something that wouldn't be a traditional, groomed landscape, but something that really evokes the beach and nature.” This extended from maintaining the integrity of the tree to creating calming, complementary outdoor spaces. The warm wood tones afforded opportunities for a balance of accent colors both bright and soft — within the home, corals, yellows and teals mingle with muted coastal ivories and seafoam greens.

“My shorthand was, ‘where Southern meets modern,’” Lizanne says. The result is a space that is coastal, not beachy; modern, but not cold. “I didn't want the house to be dateable. I wanted something that was more timeless than that, but not traditional,” she says. “[Jane and Michael] really captured my vision just perfectly.”

and pool deck are simple and functional, lending distinction to the marsh itself and working with it, not against it. A motorized screen can be raised to keep out summer bugs. Lift-and-slide doors surrounding the pool terrace provide a seamless connection in and out of the house. The rain garden, made to help with stormwater retention, is delightfully wild. “It’s like a treasure hunt every time it rains,” says Lizanne, “with salamanders and frogs and terrapin turtles and birds.”

WHEN JAY AND ARLENE GOULD first purchased their Oatland Island home in 2013, it was full of dark tile and bronze and metal accents. “It reminded me of Game of Thrones,” Arlene says.

Still, they saw potential and soon embarked upon a massive renovation. Today, there is nary a hint of Westeros as the intoxicating blend of star jasmine, marsh and magnolias beckons guests to the place the Goulds have dubbed “Twelve Palms.”

The Goulds’ so-called “River Room” features chairs that face the property’s centerpiece live oak tree, with views of the creek beyond.

The couple describes their vision as “mid-century Hollywood meets Savannah coastal.” This vibe begins at the palm-tree-studded driveway that gives the home its name. (There are in fact 16 palms, but the moniker is a nod to the Twelve Oaks plantation from Gone With the Wind.) A large oak tree, adorned with the requisite Spanish moss, sits at the center of the drive; remarkably, the area around the oak is heart-shaped. Capitalizing upon nature’s design, Arlene planted azalea bushes along the perimeter. Now, each March, hot pink azaleas bloom in the shape of a heart.

This theme of utilizing the natural surroundings was carried into the house as well. “I had a vision for something very elegant and clean, yet with a lot of warmth, and we took advantage of the views,” says Arlene. “They are the home’s artwork.”

Simple, clean lines let the Oatland Island views take center stage in the kitchen. A wine cellar on the property makes it even easier to entertain.

The front of the house is unassuming, belying its 7,145square-foot grandeur and allowing the landscape to take the spotlight (most notably the star jasmine Arlene has trained to grow in ovals around the windows). The back of the home is where its sprawling, Hollywood splendor — and stunning pool — is“Despiterevealed.Arlene growing up here and spending every summer on Tybee, she doesn’t know how to swim,” Jay says, “so it could only be five feet deep.” Next, Jay added a large shelf to accommodate a lounge chair in the water. A 20-meter swim lane is a welcome feature for more active types.

The Goulds traded in the house’s original sharp angles for an open concept plan that uses furniture to separate its “rooms.” “The flow of the home is almost like a creek,” Arlene explains, “and when you wind down to the end of it, there’s the beautiful view of the creek, the marsh and the oak trees in theTheybackyard.”knocked down a wall, which separated this front room from a once-screened-in porch, enclosed the former porch in large panels of glass, and called the area the River Room for the creek that runs beneath it.

Above the pool are two massive balconies, spanning the length of the house. The second story balcony has a large bar and can hold more than 100 people. “And both the banister and the wall behind the bar are the original copper installed by Fred,” Arlene says. “We think he would be proud of the way it all turned out.”

A mammoth porch towering above the marsh features its own spacious living and dining areas perfect for Saturday morning coffee and large family dinners.

“We probably should have called it the Creek Room,” Jay “Wesays.should have called it Fred’s Room,” adds Arlene, in honor of Fred Bonner, the Savannah roofer who built the home in 2006 and passed away before he had the chance to live in it.

“I built this house because I wanted it to be a space where we can entertain and my kids would want to have their friends over. We’re all homebodies,” says Megan Yarbrough. When they have to leave, the property is con veniently located. “It’s three minutes from my business,” says Megan, who owns and operates Savannah Sharks Cheerleading and Tumbling, “and it’s conveniently located near my husband’s work as well.”

“It was a good team effort to get the job completed in a quality manner and in a timely fashion,” Koncul says. For the size of the home and the materials, the build was fast-paced, especially considering some supply chain constraints the Yarbroughs and Koncul had to manage.

A BRAND-NEW BUILD along the Intracoastal Waterway offers nearly 6,000 square feet of open design, natural light and green spaces for entertaining. It’s certainly fit for photoshoots (like this one), but homeowners Megan and Chris Yarbrough have other, more easygoing plans.

The build took just over a year to complete, and with a large property, timing and collaboration were key to finishing the five-bedroom, five-bathroom home. General contractor Barry Koncul, who helped manage the project throughout the year, says clients who love and participate on the job regularly and who have good communication skills make the building process easier. The Yarbroughs, particu larly Megan with her keen design mind, fit the bill.

“I love watching the traffic on the Intracoastal Waterway — you get the different yachts, small boats, big boats, and people aboard with their friends headed to Daufuskie Island,” Yarbrough says. And while all of this can be viewed and experienced right from her living room, Yarbrough would rather be outside, playing with her kids. The outdoor area features a garden space and turf, creating a safe, soft landing spot for little ones (as a gymnastics and tumbling coach, Yarbrough often hosts cheer dinner parties for the Savannah Sharks — “There are lots of little girls running around everywhere,” she says, laughing.) The Yarbroughs even created a playroom inside the garage with monkey bars.

“I had no idea when I was building a house that I’d be making decisions on where I’d be putting light switches or what color nails to use,” Yarbrough says. “The details that go into a project like this are pretty insane.” She meticulously relayed her vision for the exterior porches overlooking the Intracoastal and chose the finishes and appliances to complement the home’s loca tion on the water. Three French doors lead to the outdoor space, with a pool beyond the porch overlooking the waterway behind it.
