THE PROCESS
Collaboration and Delivery
The design process is developed through synergies with clients and goes far beyond the traditional service offering. AREAS OF EXPERTISE
Architecture & Urban Planning
S+A’s operations have widened to cover a vast spectrum of services, encompassing not only architecture and urban planning, but also the areas of design and sustainability. Our buildings are inspired by their surroundings and are shaped by the fundamental principles of the S+A Group: technical and conceptual quality; innovation and efficiency; sustainability and adaptation to the local reality. With this vision and our long-standing experience, we provide architectural solutions that are at once functional and commercial, with a specific focus on the needs of our clients. Designing built environments means effectively combining three factors: art, technology and economics.
AREAS OF EXPERTISE
Interior Design Environmental Engineering and Sustainability Global Design Investment Advisory
We believe that architecture must offer a unique, emotional experience. Our aim is to catch the attention of every individual from the exterior design of the buildings to the interior details that guarantee the distinctiveness, functionality, quality of materials and touch of genius which characterise our brand. Our broader, more motivated technical, creative and design team is tasked with developing niche programmes to suit each client’s requirements on an intimate scale. This allows us to offer turnkey projects, taking architecture to the highest level, creating spaces which are highly pleasant, visually appealing and compliant with good environmental practices.
For the past 15 years, sustainability has been a central theme for S+A Group, reflected in an increasing overall offer of sustainable and bioclimatic projects and in providing several other sustainability services, such as LEED and BREEAM certifications. This company is made of consultants, engineers and passive design architects that aim to capitalize sustainability and to grow the Group portfolio in this segment by creating innovative solutions for building design, urban built environment and eco- materials. Our mission is to continuously incorporate sustainability value into our clients’ products and projects, enabling S+A Group to become increasingly recognized as a sustainable trademark.
This company provides an exclusive global design service based on two aspects: firstly, the capacity to consider and reflect on the life of spaces at the level of their programmatic content; and secondly, the capacity to relate buildings to one another, making them sensitive to their surroundings, while also granting them a sense of belonging to the public space of which they are an inextricable part. This focus allows us to provide a truly holistic service that can, to a large extent, be applied across the international market, with a particularly strong uptake in areas relating to culture, content generation and design for museums and exhibitions.
S+A Capital provides investment services to the public and private sector through a unique integrated solution that includes consulting, capital raising and investment management. The company prepares market studies, economic/financial feasibility studies, business plan preparation, and technical advice during the various phases of the project. The company also provides investment support services, capital raising and financing line negotiations through its extensive international network of institutional investors and banks, with an extensive international experience in real estate investment in London and New York and a multidisciplinary background in investments, architecture and urbanism.
PROJECTS
JUDICIARY POLICE HEADQUARTERS
LISBON, PORTUGAL
The project pays tribute to the culture of one of the most prestigious police institutions in Portugal with a rigorously designed building on a humanised scale, which blends perfectly into the surrounding environment. Designed as a hierarchy of geometric recessions, the exterior image is one of sober lines with glazed surfaces, interspersed with opaque elements, creating a balance between filled and empty spaces. This apparent transparency and randomness minimises the impact which is common among exteriors of buildings of this size. Inside, the space was equipped with advanced technology and security devices which make the Judiciary Police headquarters one of the most modern corporate buildings in Portugal. Meanwhile, patios were included to prioritise the availability of natural light, creating plays of light and shadow, and pleasant workspaces which minimise stress and disturbances. The top of the new building features a heliport. An outdoor car park with capacity for more than 500 vehicles was built outside.

BEATRIZ ÂNGELO HOSPITAL
LOURES, PORTUGAL
The winning entry in a public competition promoted by the Portuguese National Health Service, this project was designed on a human scale, pursuing a desire to humanise the whole and reflect new paradigms in the doctor-patient relationship. The proposal is based on a network typology in which the movement and communication scheme aims to respond effectively to the intensity of interactions and to provide functional flexibility, taking into account potential future adaptations and the evolution of the building’s life cycle. The design thus contemplates potential future conversions and extensions appropriate for a health unit. Throughout the entirety of the site and its surroundings, the complex strikes a compositional balance between volume, landscape and infrastructure. Inside, operational functionality is punctuated by green patios and opportune openings in the façades. These channels of light and life serve to humanise the space and break up the relatively stark medical environment.

PARK INTERNATIONAL SCHOOL ALFRAGIDE
LISBON, PORTUGAL
In an extensive intervention area, the new PaRK International School Complex is characterized by the occupation of several volumes along the platforms created as a strategy of territorial domination. The programme covers the totality of the pedagogical cycles, framed in four nuclei: kindergarten, primary school, secondary school and pavilion with outside areas for the practice of sports. Characterized by a long-line volumetry, the bodies compete with the horizontality of the adjacent road, and are counteracted by the vertical dynamics of the façade, created to control sun exposure. The geometry of the ensemble provides informal meeting spaces and offers wide access to the open air. The result is a school landscape composed of children and adolescents, in flexible spaces, capable of adapting in time, multifunctional spaces open to the community, essential for the regeneration of the local urban fabric, offering students and the academic team a complete, distinctive and innovative experience.

FORTE BANK HEADQUARTERS
ASTANA, KAZAKHSTAN
From the existing tubular structure, a building was designed with several modular constructions that play against each other in a horizontal dynamic. The architecture comprises several parallelepiped volumetric structures, with the different height of each glass box defined by the previous structure. From the lightness of the exterior glazing, the contrast with the interior is enhanced by the warmth created by the vertical visual impact. The project is located in the new administrative and financial centre of the Kazakh capital, with the design underlining the Bank’s core values: trust, transparency, solidity. In this spirit, the design is based on the metaphor of a vault that keeps valuables secure. The building’s line of sight is solid, although it allows a slight glimpse of the interior. Alliance Bank, the 10th largest in Kazakhstan, set itself the goal of strengthening its position in the international market as one of the leading banks in Central Asia. The S+A proposal was therefore a milestone in its corporate strategy, but also an architectural landmark for the Kazakh capital. This project won the Form and Function prize at the 2016 Astana Architecture and Business & Design Dialogue.

LISBON, PORTUGAL INFINITY TOWER
This residential building will have 26 floors above ground and will consist of 195 apartments with types ranging from the T0 to the T5 duplex. Its 80-metre height will make it one of the tallest buildings in Lisbon. Located in Campolide, it will offer a panoramic view over the city, specifically Monsanto, Lisbon and the river Tagus. Its clover-shaped layout branches from the central core into three arms spread widely over the city. Each wing is diverse in the organisation of apartment types, a result of the variation of the views and the level of sun exposure. With modern and elegant lines, the height is modelled with art and ingenuity in a design that is free of sharp edges, softening the immense bulk of the structure against the skyline and emphasising the vertical axis. The final image is fluid and almost paradoxical in its simplicity. Some landscaped terraces punctuate the tower, humanising it. The project focusses on creating dwellings of excellence, without concessions.

The exterior skin takes advantage of the play between opacities, transparencies, shadows and reflections. The shape is expressed in a materiality that aspires to nobility, alongside the comfort and efficiency demanded by the best technical and environmental quality standards. It was our goal to ensure a pleasant and responsive work environment. This is a 3-star hotel located on Av. Duque de Loulé in Lisbon, whose interior area reflects a totally urban and multicultural concept, combining Fado with Street Art, in a mirror of a Lisbon proud of its origins, a unique feature of cultural and bohemian life. The carefully chosen materials, as well as the selected chromatic palette and design of each piece, give a special entity to each one of the different spaces, simultaneously transforming them into a unique, timeless, casual, chic, and cosmopolitan ensemble. The dynamic of the façade is given through the design of the spans, repeated in different ways, together with the typical and historical tiles of the Viúva Lamego. With the signature of Saraiva + Associados, this architectural and interior design project asserts itself in a facade with sober lines in a burgundy tone, which stands out on the riverfront with greater expression of the original stonework that marks this neoclassical-style building. The Editory Riverside Lisboa Hotel in Lisbon opens its doors returning to the history of the Portuguese railroad and its immense legacy. As a concept for the development of the project, we were interested in the station as a point of departure and arrival, as the setting for events that mark and reflect the life of the Portuguese people and Lisbon, during the various periods of its history. CURIO COLLECTION BY HILTON - THE EMERALD HOUSE
LISBON, PORTUGAL
Hilton develops the first Curio Collection hotel in Portugal, with an overall approach of two different yet interlinked interventions. On the one hand, the restoration of the existing building with interior refurbishment; on the other, the creation of a new building in a gap in the urban fabric. These two buildings form an architectural complex which represents a whole, united in its functions and in constant dialogue in terms of its forms. The approach is largely based on the use and reinterpretation of formal elements and enduring, traditional materialities which characterise this area of Lisbon. The metrics and proportion of the interspaces, the ceramic glaze of the tiles and Lioz limestone were the elements used to support the contemporary approach, while remaining consistent with the rhythm of filled spaces and gaps of the surrounding area, reflecting a strategic choice of continuity and balance. Regarding the interiors, the design is fluid in terms of materials and colours, strengthening the unity of the complex. The warm Portuguese style of welcoming and pampering guests guided the theme for this project and aligned the different intentions. As the name itself suggests, it is more like a house than a hotel.

The headquarters of Tagusgás in Cartaxo is notable for its innovative design, materials and cutting-edge construction techniques. An example of the successful integration of environment, design and technology, this was the first office building in Portugal to be developed in accordance with the BREEAM New Construction standards. Architects and engineers jointly designed environmental efficiency measures with a view to sensitively inserting the building within its surrounding space, reducing energy costs and its ecological footprint. Perforated white panels and large glazed surfaces enhance the interior/ exterior relationship. Inside, the compartmentalisation of the areas gives the space modernity; outside, in the façade system, natural lighting and thermal and acoustic insulation are evident; from the exterior to the interior and vice versa, natural ventilation promotes high levels of air quality. The implementation of the complex follows a layered design suited to blending in with the smooth topography of the land, allowing all the accommodation units to enjoy views onto the natural landscape. The complex offers 630 accommodation units, consisting of various villas, apartments and a luxury hotel, the Evolutee, which is built on the site’s highest point. VILLA NATURE
VILAMOURA, PORTUGAL
The new Vilamoura residential development aims to bring together the natural and the urban in a green project which is both elegant and sober. The exclusive retreat includes 35 apartments with generously proportioned indoor and outdoor areas. The design meets the highest standards of environmental responsibility, and the architecture is the result of a fluid approach, which embraces and enhances the natural relationship with the surrounding area. Throughout their life cycle, from construction to demolition, buildings have a significant environmental impact. In the European Union, for example, they are responsible for around 40% of carbon dioxide emissions and 35% of raw material consumption. In response to this situation, which obliges the entire paradigm underpinning the disciplines of architecture and urban planning to be rethought, our projects implement measures for sustainable design, reflecting our commitment to European goals to reduce greenhouse gas emissions, increasing energy efficiency and improving the quality and comfort of indoor spaces.

GREEN QUARTER CITY
ASTANA, KAZAKHSTAN
The four elements of nature – Fire, Water, Air and Earth –serve as the inspiration for the Green Quarter concept. Green technologies are present in every built space of the complex. Priority was given to the recycling, reuse and renewal of energy and natural resources. The infrastructure necessary for the materialisation of the concept was conceived in such a way as to remain invisible. The ‘green heart’ of the city pulsates symbolically within each building and in some instances is reconfigured into functional elements such as solar trees. Services and infrastructure are overseen by a central smart system that controls all aspects related to the management of energy, water, waste water, garbage, traffic, emergency services and more. The same system provides for the integration of tourism services and cultural activities. The master plan was designed in accordance with this objective and the totality of the technical facilities was centralised in an underground network. This network also meets the standards of efficiency and sustainability included in the BREEAM Communities system.
