The history of the studio merges with the history of its founder, Miguel Saraiva, CEO and the architect conceptually responsible for each project design. It was out of the passion that he has always had for architectural design, combined with a unique ideological vision to transform a small studio into a corporate structure able to take his idea of architecture abroad, that S+A became a worldscale auteur studio. With the creative hub located in Lisbon, where more than an hundred of its employees work, it distinguishes itself for the capability to open to the world, adapting to each new market and to the challenges of an everchanging society. Today, with offices spread over several countries, S+A stands out for leaving a mark in different international landscapes.
Since 2013, S+A’s operations covers a widest range of services, comprising not only Architecture and Urban Planning, but also the areas of Design, Sustainability and Investment Advisory. S+A Capital provides investment services to the public and private sector through a unique integrated solution that includes consulting, capital raising and investment management. The company prepares market studies, economic/financial feasibility studies, business plan preparation, and technical advice during the various phases of the project. The company also provides investment support services, capital raising and financing line negotiations through its extensive international network of institutional investors and banks, with an extensive international experience in real estate investment in London and New York and a multidisciplinary background in investments, architecture and urbanism.
This residential building will have 26 floors above ground and will consist of 195 apartments with types ranging from the T0 to the T5 duplex. Its 80-metre height will make it one of the tallest buildings in Lisbon. Located in Campolide, it will offer a panoramic view over the city, specifically Monsanto, Lisbon and the river Tagus. Its clover- shaped layout branches from the central core into three arms spread widely over the city. Each wing is diverse in the organisation of apartment types, a result of the variation of the views and the level of sun exposure. With modern and elegant lines, the height is modelled with art and ingenuity in a design that is free of sharp edges, softening the immense bulk of the structure against the skyline and emphasising the vertical axis. The final image is fluid and almost paradoxical in its simplicity. Some landscaped terraces punctuate the tower, humanising it. The project focusses on creating dwellings of excellence, without concessions.
The architectural solution developed by S+A in the Casal Ribeiro Building, in Lisbon, involved the recovery and preservation of the historical identity of the building dating from the late 19th century, at the level of the façades and interiors. Ensuring the original architectural elegance, the residential project, which includes 73 flats distributed over four buildings, was given a harmonious ensemble that favours a form of living of excellence, endowed with the most demanding amenities.
With a wide view of the Campo Grande garden, in the center of Lisbon, the Two Hundred Campo Grande Residence, recently finished and which includes 55 flats, is a meeting point between rehabilitation and new construction. Consisting of three buildings, one completely new and two where the façades were restored, the aim was to maintain the personality and integrity of the façades in dialogue with the contemporary language of the new construction.

The location of the project is unique, embraced in the north by the Douro River and in the south by a dense green area. We wanted to make the most of the views of Porto and the Douro and, at the same time, incorporate Nature and the atmosphere of the place into the builtvisual, olfactory, tactile experiences. We knew what we wanted: to include all these experiences in the definition of “housing”; the creation of a dwelling that stimulates the senses of its occupant.

Located in Lisbon, this is a residential complex consisting of two distinct buildings. The relationship with the surroundings is reflected in the elevations, endowed with wide glass panels framed by triangular balconies capable of providing the false impression of a marked and fragmented movement of the façade. It is a design of simple lines with a cosmopolitan character. Vertically, the buildings rise to eight floors from ground level and each has three subterranean floors. In terms of usability, the complex offers 100 apartments ranging from type T1 to type T4. At ground level, two commercial areas ensure the finish with the gallery of the adjoining building to the west. Inside, functionality, solar exposure and spatial optimisation are emphasised through reduced circulation areas and a flexible layout, capable of responding to various present or future needs. The use of the green element constituted a requirement of the design: by means of sets of flower boxes, it sought to create relaxing spaces that could also favour privacy with respect to the outside, as well as to enhance the visual separation between the housing units.

RIVART will be a new landmark in the city of Lisbon. With views over the Tejo River and Monsanto, the development is based on an architectural solution of quality, modernity and sophistication, inserted in a location with outdoor gardens and accessibility carefully designed for families. This new residential complex with 4.8 ha, has around 1.5 ha for green spaces and collective use, as well as parking areas. The buildings are developed in 7 lots, which are intended for housing.
RIVART presents itself as a large scale development, designed to be a reference in its segment, contributing significantly to environmental development.
Adjacent with the Campo Pequeno’s Bullring, the Lumino Residence presents a design that reconstructs a block, opening onto a green central square, promoting a smooth filter between the city buzz and the tranquillity of the garden. Adopting a minimalist language, clearly contemporary, the design of this nucleus seeks to integrate itself into the urban environment through a reinterpretation of its block character. Inside, the volume comprises a total of 247 apartments. The complex also includes a second building that comprises the integration of a student residence.

A Tourist Apartment Building Project in Alcabideche, Cascais, in an architectural solution of quality and functionality. Overlooking the Sintra-Cascais Natural Park, it has a maximum capacity of 62 beds, with the apartments following the natural topography of the land with access to outdoor balconies that overlook the pool and the green area.
The housing building project at Rua Bernardo Lima, in Lisbon, has 41 dwellings. Consisting of two volumes, it presents an architectural solution of quality and functionality, which combines a concept of image inserted in the context of the surroundings with contemporary materials and construction techniques.

Fully integrated into the site historical heritage, the proposal developed articulates the various surrounding scales over three elements: the ground floor, the façade and the height of the building. With all the benefits of the mixed-use concept, the new space includes a commercial area, apartments on the upper levels, a common patio and a green rooftop space. The façade, vertically divided by horizontal slats, transcends the typical homogeneity of the skin concept, creating pleasant spaces enriched by the contrast of light and shadow, exposure and protection. The system of spacious balconies provides a visual and functional extension of the interiors while safeguarding the privacy of those who live there at all times. In terms of usability, the aim was to include a total of 151 apartments on the site, ranging from lofts to T4-type residences, offering shared and family housing options.

The Lucima Tower is a residencial project developed by Saraiva + Associados for ARTHALAND in Cebu City, Philippines. The challenge was to design a residential building in the most important and cosmopolitan area of Cebu that would simultaneously transmit a contemporary and tropical spirit, combined with a sustainable way of life and well-being. Thus, through beveled profile slabs, marking a sublime horizontal rhythm, a balance between full and empty is created where the texture of champagne colored lath marks the lightness of the 36 floors, in parallel with the development of a sustainable strategy to obtain LEED GOLD Pre-certification and WELL Building Standard.

With an excellent location, the new residential complex will comprise 255 apartments distributed across six different volumes. Characterised by significant horizontality, accentuated by a series of wide terraces and glass façades designed in a stylised, subtle manner, the design was intended to convey a feeling of lightness and harmony. A triangular geometry is adopted to increase solar control of the building, emphasising the play of shadows and volumes of the buildings and enriching the overall image of the complex. The design emphasises the idea of a holiday home, and the solutions proposed aim to create a unique identity able to make a mark on the landscape without damaging.

Featuring 29 residential apartments which blend into the landscape, the program aimed to minimize the visual impact of the built area. Formally, a building adapted to follow the morphology of the site is proposed, forming a low-rise horizontal line.
The architectural program reflects a coherent image of neutrality, purity, and functionality. In this design, which draws significantly on natural elements, the recessed terraces which operate as an extension of the interiors while simultaneously protecting inhabitants’ privacy are of particular note. The project is further enhanced by a garden and swimming pool, offering a smooth transition between the urban fabric and the natural landscape.
The project is located in the center of Lisbon, in a building previously used for offices. The main challenge was the implementation of a residential based programme. With a typical architectural language marked by a late post- modernism, very much in style in the 1980s, the pre-existing building was, to some extent, inconsistent with the adjacent buildings. One of the main challenges was to improve the projected image in the city, with the purpose of providing efficient solutions considering the cost/quality binomial, combined with an effective aesthetic and functional performance. In order to make the existing volumetry (of vertical visual preponderance) more discreet, composed of eight floors above ground, the residential programme resolves the relationship with the exterior surroundings, through large glass panels framed by balconies of horizontal predominance.

Alto da Boa Viagem is located in a privileged area in the municipality of Oeiras. The project consists mainly of housing (31 lots), with 429 dwellings, two hotel units and a lot of commerce and services. It has a system of views over the Tagus River, with a high predominance of green spaces and recreational areas.
Located in Monte Estoril, the project envisages a residential building consisting of two bodies interconnected through a transparent volume. The relationship with the surroundings is ensured by the formal characteristics of the elevations, the exterior surface being covered by large glass panels, sheltered by balconies with a layout resembling ‘boxes’ and enlivening the entire façade in a subtle impression of fragmented movement. The residential complex is entirely oriented toward the Atlantic Ocean, allowing its inhabitants to enjoy the view and proximity to the sea. Composed of 15 apartments, which vary in type between T2, T3, T4 and a penthouse, it has passageways designed according to natural lighting: vertical and horizontal communications and fire access are located in the north-west façade of the building, which is completely coated with glass. Pedestrian access from the street is through a space designed in the form of an opaque and transparent pergola. The developmetnt is further enhanced by a garden and a swimming pool facing the sea.

Del Mar Village is a luxury development located next to the Ria Formosa, in Fuseta, one of the most beautiful natural areas of Portugal. Consisting of 63 residential apartments blended into the landscape, the programme aimed to minimise the visual impact of the built area. Three groups of volumes adapted to the natural morphology of the terrain are formally proposed, arranged in a horizontal line with a reduced scale. The architectural programme reflects an integrated image of neutrality, purity and functionality. Terraces that function as an extension of the interior areas stand out in this design that is strongly committed to the enjoyment of nature. This valence invites the successive habitability of the spaces and accommodates the unique system of views over the estuary. For this reason, they acquire their own expression and scale, constituting not only a space for contemplation, but also for a broad range of other uses.
The WellBe Office Building, in Parque das Nações, Lisbon, a project signed by S+A, was designed to offer maximum flexibility to occupants, with architectural and technological choices that promote the well-being of its users. The WellBe Office is a unique project, overlooking the Tagus River, consisting of three interconnected buildings, combining the best practices in sustainable construction and energy efficiency.
The K-Tower Lisbon business centre, a project by S+A in partnership with Metro Urbe for Krest Real Estate Investments, which is currently under construction, to be completed in 2023, intends to form an harmonious composition with the neighbouring building, essentially through its base level - as if it were an extension. On top, each building stands out independently, reflecting its different uses and guaranteeing the diversity that enriches the urban landscape. Developed in 14 floors, 10 of which are destined for offices, this building provides, on the inside, large spaces with excellent natural lighting throughout its periphery, filtered by a system of vertical blades that control the solar incidence and protect the views of the neighbouring unit.

Office building with three floors, located in Moscavide, Loures, developed in partnership with KPF. Reflecting a modern style of sober lines and contemporary solutions, the proposed building seeks to integrate harmoniously in the surroundings, as a transparent rectangular volume, which relates deeply with the landscape, conquering different views in each elevation that constitutes it.
The REN Project (Rede Elétrica Nacional) is a complex of service buildings located in Sacavém, Loures. The intervention consists of a rectangular building that develops around a square (the new REN headquarters), in a volume with a sober and contemporary appearance. The energy design of the buildings was especially important in the treatment of the facades, contributing to the overall thermal efficiency and to the adequate comfort of the users.

Project where there was a concern to develop the best architectural solution, but also the one that best served the commercial interests of the Client.
Innovative building in terms of spatiality, materiality, construction systems and relationship with the urban environment, promoting a healthy and comfortable environment. A multifunctional space was conceived, bringing together the experiences of the exterior and interior in a cohesive and fluid whole, with high standards of sustainability.
The project gathers two volumes, asserting itself as a whole, highlighting its environmental and urban values. The flow of its form and the horizontal nature of the laminated façade follow the movements of the surrounding landscape accentuating the dynamic character and expressiveness of the project. The new 8th floor office buildings have their ground floors dedicated to reception, common, and support areas, with multiple accesses to the surrounding spaces, connecting the pavements to the green areas. The remaining seven floors feature a modular design that guarantees the necessary flexibility and easy adaptability to future needs.

The Farfetch Campus is located in Matosinhos, near Porto city, in Portugal. The proposal intends to creae a strong relationship between the landscape and the built environment, elevating the elements that characterize the architecture and the local context.
To assure total polyvalence, the buildings present a modular conception that guarantee the necessary flexibility to Farfetch as well as it will allow an easy adaptability to the future needs.
The project pays tribute to the culture of one of the most prestigious police institutions in Portugal with a rigorously designed building on a humanised scale, which blends perfectly into the surrounding environment. Designed as a hierarchy of geometric recessions, the exterior image is one of sober lines with glazed surfaces, interspersed with opaque elements, creating a balance between filled and empty spaces. This apparent transparency and randomness minimises the impact which is common among exteriors of buildings of this size. Inside, the space was equipped with advanced technology and security devices which make the Judiciary Police headquarters one of the most modern corporate buildings in Portugal. Meanwhile, patios were included to prioritise the availability of natural light, creating plays of light and shadow, and pleasant workspaces which minimise stress and disturbances. The top of the new building features a heliport. An outdoor car park with capacity for more than 500 vehicles was built outside.

The Porto Justice Campus was developed with the aim of concentrating in one place the various justice services that have been dispersed until now, allowing spaces with functionality and urban quality, greater efficiency of services, better conditions of the buildings for workers and users. The project was developed according to three basic ideas: integration, identity and functionality. It also sought to provide a Campus with advanced technology and buildings with safety conditions.

The winning entry in a public competition promoted by the Portuguese National Health Service, this project was designed on a human scale, pursuing a desire to humanise the whole and reflect new paradigms in the doctor/patient relationship.The proposal is based on a network typology in which the movement and communication scheme aims to respond effectively to the intensity of interactions and to provide functional flexibility, taking into account potential future adaptations and the evolution of the building’s life cycle.
The design thus contemplate potential future conversions and extensions appropriate for a health unit.
Throughout the entirety of the site and its surroundings, the complex strikes a compositional balance between volume, landscape and infrastructure. Inside, operational functionality is punctuated by green patios and opportune openings in the façades. These channels of light and life serve to humanise the space and break up the relatively stark medical environment.

Under the close surveillance of the majestic Sintra Mountains as a backdrop, we find the new CUF Hospital, a project developed by S+A. An image was sought that reconciles the existing industrial building with the new constructions. The two-level expansion volumetry gives continuity to the building around a central square. The volumes have gaps in the façades and are framed by prismatic white elements. In the built environment there are spaces dedicated to green areas of stay, which promotes the external quality of the intervention area, and humanizes this equipment. The location of the south terrace is suitable in view of the high sun exposure and protection from the prevailing northern winds. The central square that promotes the main public access to the building, has a carefully designed living space and is protected by a visor. The main entrance and the user entrance are in an open space between the buildings, where besides the visibility of the square, there is an interior patio that allows the difference of scales and its integration with the natural green spaces.

In an extensive intervention area, the new Park International School Complex is characterized by the occupation of several volumes along the platforms created as a strategy of territorial domination. The programme covers the totality of the pedagogical cycles, framed in four nuclei: kindergarten, primary school, secondary school and pavilion with outside areas for the practice of sports. Characterized by a longline volumetry, the bodies compete with the horizontality of the adjacent road, and are counteracted by the vertical dynamics of the façade, created to control sun exposure The geometry of the ensemble provides informal meeting spaces and offers wide access to the open air. The result is a school landscape composed of children and adolescents, in flexible spaces, capable of adapting in time, multifunctional spaces open to the community, essential for the regeneration of the local urban fabric, offering students and the academic team a complete, distinctive and innovative experience.

The challenge of the competition involved attempting to create a new urban landmark, until now absent in the area. A specific project inserted into the larger context of the university, which sought to address the urgent need for accommodation for displaced students in a timely manner. With this aim in mind and the possibility of building a long-lasting, sustainable accommodation solution in harmony with the designated site, we designed a unit somewhat reminiscent of Corbusier’s Unités d’habitation, which operated almost independently, their various functional parts interlinking to form a single organism, and we created a modern architectural landmark in complete harmony and dialogue with the surrounding buildings

With the signature of S+A, this architectural and interior design project asserts itself in a facade with sober lines in a burgundy tone, which stands out on the riverfront with greater expression of the original stonework that marks this neoclassicalstyle building. The Editory Riverside Lisboa Hotel in Lisbon opens its doors returning to the history of the Portuguese railroad and its immense legacy. As a concept for the development of the project, we were interested in the station as a point of departure and arrival, as the setting for events that mark and reflect the life of the Portuguese people and Lisbon, during the various periods of its history. The building as a stage for departure, for travel, emigration, adventure and farewells, and for return, arrivals, new beginnings and the passage between different realities.

The architectural programming covers three fronts: refurbishment, the creation of a new building and the requalification of public space. The site is placed on a strategic position in Lisbon, with a relevant role in the urban mesh.
The concept relates the movement between two streets – with a space of public use connecting both buildings. In the north, the contact with the historic city is made through the conservation of the façades and the refurbishment of the existing building; In the south area the interaction is achieved with a new, dynamic and vibrant fabric, through a building of contemporary language. The materials chosen have deep Portuguese roots promoting a smooth transition between the contemporary and historical volumes.
Santa Joana Hotel is a project located in the center of Lisbon, next to Marquês de Pombal and Av. da Liberdade.
The project integrates a set of buildings composed of the old Convent of Santa Joana and a new building, where historical heritage and modernity are side by side. It is a project of enormous quality, which was awarded the BREEAM (Sustainable Built Environment) Certification in the Design Stage.
The Real Praça de Touros, located in Albufeira, is a contemporary, sober and ambitious urban space that promotes social inclusion and relevant environmental awareness. Endowed with a privileged location, the Project includes an important spatial diversity, with a Hotel, cultural areas, commercial spaces for conviviality, landscaped and relaxing spaces. The solution translates into an iconic architectural piece, preserving the memory of the place in a present urban context.
Verdelago resort is designed to merge the morphological characteristics of the landscape in a close relationship with the sea. The resort with villas, townhouses, apartments, flats, and a 5-star hotel surprises by the architecture of contemporary lines in which some traditional details from Algarve culture are found. This is a unique project in terms of sustainability practices within luxury resorts. A sophisticated and contemporary architecture that brings a high environmental awareness, not interfering but preserving the biodiversity. The project is based on a sustainability strategy, with LEED certification methodology, promoting his potentialities.
Hilton develops the first Curio Collection hotel in Portugal, with an overall approach of two different yet interlinked interventions. On the one hand, the restoration of the existing building with interior refurbishment; on the other, the creation of a new building in a gap in the urban fabric.These two buildings form an architectural complex which represents a whole, united in its functions and in constant dialogue in terms of its forms. The approach is largely based on the use and reinter-pretation of formal elements and enduring, traditional materialities which characterise this area of Lisbon. The metrics and proportion of the interspaces, the ceramic glaze of the tiles and Lioz limestone were the elements used to support the contemporary approach, while remaining consistent with the rhythm of filled spaces and gaps of the surrounding area, reflecting a strategic choice of continuity and balance. Regarding the interiors, the design is fluid in terms of materials and colours, strengthening the unity of the complex. The warm Portuguese style of welcoming and pampering guests guided the theme for this project and aligned the different intentions. As the name itself suggests, it is more like a house than a hotel.

This project, located in Vila Nova de Gaia, in a short distance from the D. Luís I Bridge and the Port Wine Cellars, marks the entry of the Radisson Group in Portugal under its RED brand. The future Hotel will unequivocally assert itself as a striking, contemporary piece, in dialogue with its immediate and projected surroundings, assuming itself as a viewpoint over the old city and the river, but also as a new point of reference in the territory. A new call for permanence, for a return to a safe haven.
The conversion of the old thermal centre in Furnas, in the Azores, into a new spa hotel sought to resolve the apparent old/new paradox, creating a smooth transition between the historic and the contemporary. Equally, throughout the various spaces, natural elements gradually gain prominence, conveying the importance accorded to them by both the interior design and architectural plans in an unexpected manner. This conversion comprises two buildings – the existing module, containing the hotel – and a new module housing the spa and treatment area. Since the main challenge related to maintaining the original outline, the plans prioritised the extension of the space using a neutral metal structure (in anthracite grey), filling the gaps with large sheets of glass.
