ream Hotel Group has 18 hotels around the world and now they are opening one right here in Sullivan County. The Chatwal Lodge, a five-star luxury resort, will be located within

Chapin Estate, an elite housing development off Route 55 in Bethel.

Nestled among 26 acres along the wooded shores of the Toronto Reservoir, The Chatwal Lodge is expected to open in spring 2020.

The resort will boast 34 private villas

and suite accommodations, refined rustic design and farm-to-table culinary experiences by Alain Ducasse, a worldrenowned chef from France with the most Michelin stars.

A groundbreaking ceremony for this exciting development took place recently and featured local and statewide politicians including New York State Assemblywoman Aileen Gunther and Bethel Town Supervisor Dan Sturm as keynote speakers.

“The Chatwal Lodge will bring full- and part-time jobs, both during construction and after it opens,” said Sturm. “The new tourists and visitors that will come to Bethel will also bring new commerce and better economic opportunity for all the businesses already located here.”

Catskill Hudson Bank marks 25th Anniversary with new loan record, most profitable month

ecember 7, 2018 marked a very important milestone in the history of Sullivan County community banking – the 25th Anniversary of Catskill Hudson Bank.

Originally called Community Bank of Sullivan County, Catskill Hudson Bank was founded by a group of Sullivan County business leaders with its main office in Monticello, on Route 42 North.

Today, the bank has 13 branches – 9 in the Hudson Valley/Catskills and 4 in the Capital District. The bank has branches in five counties: Sullivan, Orange, Ulster, Albany and Saratoga.

“We didn’t put lines on the map but moved to where the opportunities were,” Bank CEO and Board Chairman Mario L. Martinez said. “By having a branch in Albany County we are not

In October, Catskill Hudson passed two significant milestones.

One was reaching $300,000,000 in its loan portfolio, a new record for the bank.

The other was that October 2018 was the most profitable month in the 25-year history of the bank.

And next year, Catskill Hudson will break ground on a new branch in Monticello, located at the site of the former Blue Horizon Diner, across Route 42 from its current location.

The new 5,000 square foot building will host a loan office, conference room and full-service banking branch.

Liberty Branch Manager Mary Ellen Early has been with the bank since 1997, and Narrowsburg Branch Manager Debra Reimer and Callicoon Branch Manager Karen Theadore have been with the bank for 11 years.

“We are focused on the personal side of banking,” Martinez said.

In fact, the bank changed its Annual Report from an accounting journal to a “friendly Annual Report” to introduce its employees to its shareholders and investors.

While the facts and figures on the bank’s performance are still listed, the 2017 Annual Report contains photos and names of employees in the bank.

Bank President Kevin S. McLaren said, “Many customers still like to see branch staff and go into the bank.

They still like the personal aspects of branch banking.”

And the bank has also kept up with technology.

“We can compete with the best of them in technology,” Martinez said.

“We have one of the most secure networks in the industry.

Indicators Accentuate Sullivan County Economy Development Beginning to Take Effect Poised for Growth in 2019 Economic as many towns, county see lower taxes hether its sports, statistics, political polling, business analytics or simple debates at the local diner, the numbers tell the story.

Well, the numbers in Sullivan County are beginning to speak volumes. With unemployment at historic lows, 3.4% vs. 4.7% just one year ago, and 3,000 more people – or nearly 10% of the total workforce – employed in

Sullivan County compared to last year at this time, the indicators are pointing to significant growth for 2019.

For the first time in quite some time key municipalities are lowering taxes.

What’s that? Lowering taxes? Yes, you heard it. “…thanks to a 4.5% increase in the County’s total taxable assessed value, the average property taxpayer will see the

County portion of their tax bill decrease by 1.6%”, said County Manager Josh Potosek at his budget presentation last month.

In the Town of Thompson where much of the current development is taking place, Supervisor Bill Rieber announced that while his budget increased 16% due to ever increasing operational costs among other things, taxes in 2019 will drop 7.8% compared to last

year.

With another signature project, the Kartrite Resort and Indoor Water Park, set to open next year and three major destination hospitality projects under construction, 2019 may arguably be the year the Sullivan County economy hits warp speed.

“The efforts of the Sullivan County economic development team are truly beginning to bear fruit,” said Marc Baez, President and CEO of the Partnership for Economic Development in Sullivan County. “Investment, tax ratables, and jobs matter and it’s obvious given those tax reduction announcements.”

In 2019, two significant hospitality projects are being undertaken in the Western Sullivan part of Sullivan County indicating that the momentum is beginning to reach other parts of the county where investment and tax ratables are needed.

But the story does not end there, as the County and the Partnership are committed to driving interest in Industrial Commercial development as well, looking to balance the economy while maintaining a growth trajectory.

The Old 17 Corridor, an area within the Towns of Liberty and Thompson, is targeted for this growth as it is zoned appropriately and close to major thoroughfares.

With a goal to keep the ‘good times’ going as much as possible area officials are doubling down on efforts to help fuel the economy so all in Sullivan County can benefit. The indicators are starting to show it’s working.

Tour operators and social media influencers were in Sullivan County this fall to get a glimpse of the wonderful vacation opportunities that exist in the Sullivan Catskills.

estination Management organizations throughout the world are competing for global recognition. They want to attract more visitor dollars that will contribute to their “bottom line.”

In order to be competitive, they have to offer experiences that are matchless and trendy. Moreover, to get the word out, they need to be fresh and original with their marketing and advertising campaigns to entice the growing number of sophisticated travelers.

The Sullivan Catskills Visitors Association (SCVA) is part of this global competition and at the helm, leading as one of the best-of-the-best places to visit in the world.

In October, 2018, the Catskills – featuring the Sullivan Catskills – won Lonely Planet’s top ten region on the globe to visit (and was the only US destination to receive this honor) Fodor Travel’s “2019 Go to Places”; and, Airbnb’s 2019 top destinations to travel.

“We are excited that the Sullivan Catskills is in the spotlight. It is not without hard work,” Roberta ByronLockwood, President of the SCVA, said. “I have an innovative marketing and public relations team that knows how to showcase the Sullivan Catskills’ amazing assets.

“They build on our brand as one-of-akind lodging, restaurants and attractions which are enticing visitors, travel writers and tour operators from around the world to experience our destination,” she

said. “Our marketing and advertising program is multi-faceted and it is paying off.”

In 2018, the Sullivan Catskills received 4 million visitors and this number is expected to double in the next year. The anticipated growth is due to the 50th anniversary of Woodstock as well as new expansion projects at Resorts World Catskills and Yo1 Wellness Center and the opening of the Kartite Hotel & Waterpark and Eldred Preserve in 2019.

Due to the SCVA’s aggressive promotion efforts, high profile writers as well as travel trade specialists are also taking notice of the Sullivan Catskills.

In 2018, The SCVA and its members hosted over 20 requested press trips and familiarization tours with travel writers and tour operators from China, UK, Ireland, Australia and Germany. The tours bring further global recognition through online and print articles as well as tour packages designed for the domestic and international markets.

The reach is expansive, due to the tours alone, the SCVA has brought over 10 million new eyes on the Sullivan Catskills. The reason, is that the international media and tour operator companies all have extensive readership, social media following or both.

Jerry Shao, from Brand USA China visited the Sullivan Catskills in October, 2018 on a Mega Familiarization Tour with 12 Chinese Tour Operators stated, “we ran a social media campaign through WeChat

#2018 (Chinese Social Media Platform) United X Brand USA MegaFam# which all participants who were on the tour, joined with lots of enthusiasm and shared their experience via WeChat moment.

Each of the tour operators have several hundreds or even thousands of followers so MegaFam message reached to a lot more people in the U.S. and China.”

It is always exciting to have international media enjoy their visit to the Sullivan Catskills because their favorable articles will have a direct impact on visitation.

Especially writer Mick Brown, seasoned writer on assignment for the Daily Telegraph and American As You Like it.

He wrote, “I had a truly fantastic time in Sullivan County, and absolutely loved it. What I loved about the region was how natural and unspoild it was. It was so refreshing not to see strip malls and soul-less new developments everywhere (actually anywhere at all). The ‘off-thegrid,’ away from it all aspect is something I hadn’t expected to that degree, and which I think British visitors would love.

“I was made to feel extremely welcome wherever I went, and would unequivocally recommend that the Daily Telegraph readers visit this destination.”

His article will reach 2.5 million readers with a media value of over $125,000.

“We need to be out there promoting who we are. We are committed to keep visitation and investment growing in our county,” Byron-Lockwood said.

This year we expect more media from around the world to visit the Sullivan Catskills due to the 50th anniversary of Woodstock, which will bring further recognition.

To keep our traveler experiences innovative to entice more visitors, the SCVA is also utilizing their marketing dollars to create a permanent Dove Trail. The Doves will be 5 feet tall and 7 feet long, and will be strategically placed throughout the county. Each will be painted by juried artists, using the 1960’s color palette, who will commemorate the anniversary through their paintings. The trail will continue the story of the Sullivan Catskills for future generations.

The SCVA team is focused and driven.

orking out has always been a big part of Bob Maas and Mark Bertram’s lifestyle. And the brothers are ready to share their passion for fitness with others. They’ve purchased Monticello Fitness Factory on 36 Forestburgh Road from another pair of brothers –– Mike and Vince Dollard.

The Fitness Factory has been a staple of the community for 30 years.

And as reflected in the gym’s new name, Next Level Fitness, Maas and Bertram have plans to build upon the foundation set by Mike and Vince and take it to the ‘Next Level.’

Maas and Bertram learned hard work at an early age from their parents. Maas worked with their father for 30 years at the family cabinet shop, and works as a part-time constable in the Towns of Highland and Lumberland. Bertram runs a hard flooring company in Shohola, Pa. Mike and Vince pride themselves on their philosophy of always looking for ways to improve what they offered their members. Mike said, “We also strived to create an atmosphere where everyone feels comfortable no matter what their age or fitness level.�

To run a business for 30 years is no easy feat, but one Mike and Vince are extremely proud of.

But they know they didn’t do it alone. “One of the keys to our success has been the many talented and dedicated staff members who we have had the pleasure of working with over the years,� Mike and Vince said. “We are also grateful to all of our wonderful members for their support and loyalty.

Some of our members have been with us for the entire 30 years.�

The Fitness Factory fostered a family atmosphere, one Bertram witnessed firsthand as a young adult working out at Dollard’s Fitness Center. “We respect what the Dollards have done and we want to maintain the family atmosphere,� Bertram said.

The baton was officially passed on December 1 when Maas and Bertram

in the Port Jervis area, but shortly after deciding it wasn’t the right opportunity, they had heard from a mutual friend that Mike and Vince might consider an offer for their business.

Six months ago they reached out, had a number of negotiations, and the rest is history.

Vince said, “After all these years we would not sell the gym to just anybody.

Bob and Mark have a lot of great ideas and we felt they were the right people to carry it (the gym) on.�

Mike added that, “We’re confident they will take the gym where it is now, and make it even better.�

In addition to owning the gym, Mike and Vince are both retired educators.

Vince taught science at Monticello High School, while Mike had a 37-year career at Sullivan BOCES. He had a number of positions there over the years including Assistant Superintendent for Instruction.

In 1989 Mike and his wife Adrianne purchased a gym on Landfield Avenue in Monticello and named it Dollard’s Fitness Center. Four years later, they decided to expand and bought out their competition who was operating in their current location. Mike partnered with Vince to buy the gym which would

Because of these reasons, and many others, our Chamber has been known to stimulate business-to-business commerce in the local economy. Research has shown us repeatedly that a major part of small business typically comes from business-to-business services, so participating in our local Chamber of Commerce as a small (or large) business is an easy way to increase visibility, build credibility, and expand your contacts.

I must point out the importance of the word participate. Joining our Chamber is great. A business receives many benefits visibly and behind the scenes. However,

Community connection Some business leaders in large companies have expressed the feeling they’re too big or not local enough to need our Chamber of Commerce. There is a serious flaw in that thinking… they and their employees are very much a part of the local economy, regardless of the number of franchise locations they have in other places.

The Sullivan County Chamber is a notfor-profit organization whose purpose includes lifting the economy. We work very closely with government to provide a representative business voice when needed. Participating in our Chamber provides business with an avenue to express their legislative policy questions directly to the legislatures. Sometimes being a good “corporate citizen” means being the community partner that all the “little guys” expect you to be. If a major player

in the local economy isn’t involved in discussions about the local economy, then the conversations (and potentially decisions) are missing a key point of view.

Ongoing training & education For companies that do not have a large training budget, getting to national conferences or bringing in experts is out of the question. Our Chamber provides an inexpensive way to bridge the gap between no training and topic-expert training.

There may not be a better organization at providing relevant speakers and guest trainers in a timely manner than our Chamber of Commerce.

Based on member surveys and ongoing member communication, our Chamber can provide speakers at events or links to expert articles through emails and newsletters that our members specifically request. Business leaders are essentially enrolled in a continuing education course in business management provided through our Chamber — they simply need to attend.

Programs and events Membership in our Chamber of Commerce provides access to all of our programs and events, which are many.

Chamber events include First Friday Breakfasts networking opportunities, business training luncheons, networking specific events, awards banquets, celebration events, grand openings, ribbon cuttings and many others. These events are designed to build your business in some fashion, whether through training, promotion, networking or community service and can be the perfect addition to the other methods your business

We have weekly email blasts and articles such as this one, in local newspapers. We also have promotions, rack cards or flyers from local businesses advertising sales, discounts or special events.

Our chamber even has an ability to provide a free landing page online for your business with any level of membership, job postings and “hot deals” promotion online.

We are always looking for memberrelated news to share with the community through our own advertising networks and social media. We rarely spend money advertising the chamber as an organization; we spend on advertising opportunities that members can utilize.

joining only gets you so far. Participating is the true key to receiving the benefits of membership. It is similar to sitting in a college algebra course for an hour all the while posting to social media. You are no better off than if you didn’t attend.

Only through attending events, talking to members you’ve never met before, serving on committees, and taking advantage of the advertising opportunities presented will your membership become more than another calendar item you will avoid to create time for “more important” or “more urgent” business and truly become the benefit to your business you’ve been searching for. It’s up to you.
