Real estate soaring during COVID-19 pandemic BY FRED STABBERT III

he Hudson Valley was experiencing solid first quarter real estate sales, and were prepared for an active second quarter. Instead, COVID-19 happened, and the market came to an abrupt halt with real estate agents unable to show properties and confined to virtual interactions with buyers and sellers. But Sullivan County real estate agents adapted to their new way of doing business, leading to historically high single-family residential sales figures for the third quarter.

The optimism is back Sullivan County led the entire Hudson Valley, with a 45 percent increase in single-family home sales over third quarter 2019. By contrast, Orange County only experienced an 8 percent increase. In Sullivan, Realtors reported selling 384 single-family houses, up 120 over the 2019 total of 264. Year-to-date, 2020 is up 16.3 percent over 2019, with 790 single-family houses already sold for 2020, up 111 over 2019. Median sale prices also skyrocket-

Single-family homes went up an average of 33 percent – from $148,450 in 2019 to $197,550 in 2020. By contrast, Orange County only saw a 14.6 percent increase in the median price – from $288,000 to $330,000. Two factors that are obviously fueling increased prices are more buyers – and much less inventory. In 2019, 1,012 single-family houses were listed on the market in Sullivan County. Today, there are only 676

homes available for purchase, a 33 percent drop. According to the Hudson Gateway Association of Realtors, “Lack of inventory contines to hamper sales in all residential categories. “Recently, listing activity has increased as buyers become more comfortable with the measures in place to protect them from exposure to COVID virus as well as the vibrancy of the market,” the report reads. “It is difficult to predict market conditions going forward. In the short term, the market remains strong with the number of properties in contract being exceptionally high at this point of the year. “These contracts should represent closed sales before year’s end,” the Report reflects. “Interest rates remain at historic lows which contributes to affordability. “There is also a migration to the suburbs which is currently a factor and has created huge demand,” according to HGAR. “That is difficult to evaluate, however, is how long a complete economic recovery will take and how that will impact the market going forward.”

eeters’ Furniture has been family owned and operated in Hawley, Pa. since 1849. The business is now run by fifth generation family member Julie TeeterSeiler and her father Richard Teeter. Julie’s great-great-grandfather, Richard, founded the business when he was a carpenter. The family also owns a funeral home and at the time, funeral homes didn’t really exist, so Richard built caskets. This grew into their furniture business, which is now located on Main Avenue right in the center of Hawley. The store started out in a building occupied by other businesses, and slowly grew to take up the whole building where it remained until a fire burned it down in 1986 and they rebuilt. The large showroom features living room, bedroom and dining room furniture as well as home accents, mattresses and home office furnishings. They can do custom orders and offer free local delivery with professional movers. “As a small furniture store we focus on finding out what the customer needs and trying to make that fit,” Julie remarked. “We do a lot of custom orders, if they come in and need a specific size or want a selection of fabrics [we can do that].” Some of the brands they offer include Bassett, Craftmaster, Simply Amish and Serta. The secrets to cold weather entertaining

U

pon the arrival of cold weather, people tend to move indoors and limit their time spent in the elements. For those who live in places where there are restrictions placed on indoor entertaining and gatherings, it may be challenging to find ways to spend time safely together as temperatures drop. The COVID-19 virus as well as other respiratory viruses are spread from person to person through respiratory droplets released into the air while coughing, talking or sneezing, states the Mayo Clinic. A person is more likely to inhale these droplets from an infected person while indoors, especially when they’re in close contact with that person. When outdoors, there is a lower risk of contraction. Outdoor entertaining in winter may be challenging, especially in regard to keeping everyone warm. The following are some solutions that can help people stay warm and have fun outside.

Invest in fire pits Fire pits are an affordable way to heat a patio or another outdoor area. They can be great places for friends and family to gather around and enjoy special occasions. They’re readily available from garden centers and home improvement retailers at a variety of price points. Permanent fire pits can be built by a homeowner or professionally built by masonry experts. Install an outdoor fireplace A step up from a fire pit, outdoor fireplaces not only add warmth, but also improve the ambiance and value of an outdoor entertaining area. Set up outdoor furniture right next to an outdoor fireplace and you have a cozy alternative living room where everyone can gather. Explore outdoor heating systems Few things are more effective at warming up outdoor entertaining areas than patio heaters and infrared heaters. These devices are far more effective than average fire
