What’s the point of priming?

M

ost do-it-yourselfers get very enthusiastic when it comes to interior painting. But priming the surface beforehand? Not so much. Yet applying a coat of primer is key to getting the best-looking, longest lasting paint job, according to those in the know. Debbie Zimmer, paint and color expert for the Paint Quality Institute, explains why: “From a practical standpoint, a primer can help the paint adhere better, reducing chances that it will peel or blister. And it can make the painted surface look much more attractive by imparting more uniform color and sheen.” Virtually any primer will provide those basic benefits, but so-called “specialty primers” can do a lot more. Which one to use depends upon the surface you’re painting, where it is located, and the condition of your home. Stain-blocking primers are a good example: They prevent grease, rust,

smoke residue, and other stains from seeping through the finished paint job and ruining its appearance. If your walls or woodwork show signs of these contaminants, you’ll want to be sure to apply a stain-blocker before starting to paint. Vapor barrier primers, which are typically used in bathrooms, kitchens, and laundry rooms, do something entirely different. They help keep moisture from passing through the walls to the exterior, where it could damage both the wall insulation and the house paint outside. The moisture barrier they form also helps maintain a comfortable level of humidity inside the home during the colder months. Bonding primers are designed for use

on very slick or glossy materials such as glass, tile, laminates, or vinyl-coating paneling. When painting these surfaces, a bonding primer is essential to help the paint adhere well. Aptly named kitchen and bath primers are made specifically for use in those rooms. What makes these coatings special? They contain both biocides and stainblockers to help control mildew and mold growth in damp areas. There are also primers that give paint a uniform appearance when applied over drywall and joint compound, and latex enamel under-coaters, which give glossier paints more uniform sheen. involves some challenges, then by all means discuss things with a knowledgeable salesperson and ask which specialty primer to use. But if you’re painting a problem-free room and just want your paint to adhere better, last longer, and look more attractive, either apply a standard primer beforehand. . .or better yet, consider using one of the new 100% acrylic “paint and primer” products that function as both primer and paint. Allow disease- and insect-free perennials to stand for winter. This will increase their winter hardiness and your enjoyment. The dried leaves, stems and seedheads provide beauty for you to enjoy, seeds for the birds and overwintering homes for many butterflies and beneficial insects. Plant trees, shrubs and perennials. The soil is warm and the air is cool – perfect conditions for planting and establishing trees, shrubs and perennials. Continue to water the landscape as needed throughout the fall. Be sure to water evergreens and new plantings thoroughly before the ground freezes. No matter where you live or the size of your garden, get outdoors and enjoy the beauty of fall. Fertilize the grass with a low nitrogen slow release fertilizer like Milorganite (milorganite.com). Fall fertilization provides the greatest benefit to your lawn and gives you the best value for the time and money invested. Those in cooler regions growing bluegrass, fescue and perennial ryegrass should fertilize around Labor Day when temperatures start to cool. Then make a final application between Halloween and Thanksgiving before the ground freezes. Those in warmer climates growing centipede, Bermuda and zoysia should also fertilize around Labor Day. However, be sure to make the last fall application at least one month prior to the average first killing frost. Shred leaves as they fall. Leave some on the lawn to add organic matter and nutrients to the soil. As long as you can see the grass blades through the shredded leaves your lawn will be fine. Use the rest of the shredded leaves in your compost pile, as mulch on top of

Preparing your house for winter N

ow that we are in the fall, residents should take steps to prepare for cooler temperatures by having their heating systems serviced, installing CO detectors and becoming more energy efficient. “Nights are becoming cooler, and soon heating systems may be turning on for the first time since early spring,” said James P. Laurito, President of Central Hudson. “Systems should be checked and serviced professionally to ensure they operate efficiently and safely.” Chimneys and exhaust flues should also be cleared of potential obstructions, particularly after leaves and snow begin to fall, to avoid blockages

that could prevent flue gases from venting properly and causing a buildup of deadly carbon monoxide gas in the home. Carbon monoxide, or CO, is an odorless, colorless gas produced by burning any fuel, including oil, propane, wood, natural gas and kerosene. Exposure can cause symptoms including sleepiness, dizziness, nausea, loss of consciousness, and even death. “Homes should be equipped with a carbon monoxide detector as a safety precaution to warn of its presence, and those currently using detectors should replace the battery regularly,” said Lau

Beyond the surface of a vintage house A

uthors and historic home experts Mark Alan Hewitt, FAIA and Gordon Bock presented a lecture on their book The Vintage House: A Guide to Successful Renovations and Additions as part of the Lumberland Cultural Series. Town Historian Frank Schwarz introduced the program, citing Lumberland’s “rich architectural history from the roots of the early farms, the D&H Canal and its structures, and the Mackenzie and Proctor estates.” The historical architecture made Hewitt and Brock’s work not only relevant but important to the many attendees. Hewitt and Bock explore many aspects of the Vintage House in their work, first printed in July of 2011. “Why conserve a vintage house?” is the question that opened the conver-

sation. Hewitt and Bock point to many aspects of value in their exploration of this question: age value, historical value, property value, nostalgia, embodied energy, and connoisseurship. “Property value is the least important thing, to us the concern is the value of the house where it is. Nostalgia has become a pejorative word. In a world where things change so quickly, nostalgia is an important thing. things of the past,” Hewitt explained. Bock added, “Also, in a world of sustainability, there is something called ‘embodied energy’ that comes in to play. Embodied energy is everything that goes into creating something. If we throw away old houses, it creates more waste within society. We like the idea of keeping houses that are old and good because we are not expending additional energy to create something new.” “Nostalgia is important, despite the fact that we have all sorts of modern things in our lives,” added Hewitt.

How do houses grow? It’s the details that make the renovations work, as these photos from architect John Milner’s renovations of the Muhlenberg House prove. Notice the floor in the picture at right. Often an entire tree trunk thickness was used as a floor “plank,” something certainly not found in new construction.

The authors warned that working on and living in an old house is “not everyone’s cup of tea” and can “take on average four years” to complete. They added that the number one question they face is “What do we do first?” to

which they reply, “When starting you do nothing at first, but get to know the house, the form, the architecture. Eventually, you decide what to keep and do a window inventory.” Bock explained, “One of the things in the premise of our book is ‘How do houses grow?’ How do you complete additions without ‘screwing up’ the house. You don’t have to be an architect or designer to be able to see houses that have been screwed up. Houses are organic organisms. They have bones and a skin that sometimes molt.” Hewitt countered that as an architect trained in the modern style, he was taught to view the house as a “machine.” The authors indicated that the basis of their book teaches the reader to look at “the house as a hermit crab, changing its shell, a metaphor.” The authors outlined five basic parameters to focus on when trying to

doesn’t appear that the house has been messed with when completed. We leave it with such a light footprint that generations down the road don’t look at it and wonder ‘What were they thinking?’ – they remain beautiful.”

The authors’ expert perspective on dealing with historic buildings brings new ideas on design as well as problem-solving technologies, like compact water heaters. Also included is advice on meshing sustainable building practices, such as geothermal heating, with an already built house (the greenest house there is).— From the introduction

Bock explained, “A major thesis that Mark and I are enamored with is how to add on to houses in the traditional form. Why reinvent the wheel? People have been building on this continent for 300 years and they have worked out efficient, attractive ways of doing it. Different concepts are applied. Cape Cods were built as half houses for example, with the idea that a son would come along and mirror the house to create an addition. Another method is a telescope house or unit repetition.” The duo joked that there is not an “addition police,” but theories of subordination (position, setbacks) and repetition help to make growth look better. “The most important aspect is the form. A style is a costume and can be changed to reflect the owners’ need for a new identity. Most important aspect is identifying the form of the house,” they said. Much of Hewitt and Bock’s work

focuses on vernacular houses, or houses built in a traditional sense, with local materials, without architectural plans or design. The houses, although not built by plans, were often built by “module.” For example in the lower Delaware Valley where timber was widely available, the German immigrants mostly built their homes from stone and masonry. This type of building was traditional and familiar to their culture. The latter part of the book focuses on strategies for successful expansion through case studies. Hewitt added, “these houses were successful without disjunctive additions.” Hewitt summarized, “The lesson we wanted to impart is that there are plenty of wonderful examples of architects and home owners doing remodeling and additions. They respect the house and it

The best thing you can do for a house is use it. They are renewable resources; you can’t keep knocking down houses and rebuilding them for sustainability,” Bock said. “Historic buildings are an adaptable, renewable resource for our culture and planet. If we save as much of our man made resources in houses, it’s the best thing we can do.” Although the sustainability is an important component, the nostalgia of vintage homes is not diminished in Hewitt and Bock’s work. “These are houses you love and you love to live in. They are there for you and your family. People that do own houses and love them should have the expertise to go into these buildings and know you are doing the right thing.” The authors fielded questions from the large group assembled, before a reception was held and they signed books for attendees. Hewitt advised, “We are building with materials that will not last (particle board, plastic plumbing, imported sheet rock, flimsy plywood) fifty-years.

Mark Finley-Barn Renovation

Initially constructed as a barn, this historic structure in Fairfield, CT, was converted to a farmhouse and eventually updated with modern amenities. One hundred years later, new owners requested the home be returned to its roots.
