S

erenity Gardens isn’t just another housing development to experienced developer Mike Watkins. It’s his passion. “This has turned into so much more fun than I thought it would be,” he grins while driving through the woods south of Monticello. In fact, he’s so sure of Serenity Gardens’ success, he’s already building its 17,000square-foot clubhouse – well before the bulk of the 34 lots have been sold. “We’ll have a 20’x60’ indoor pool, spastyle lockerrooms, saunas, treatment rooms,” he says, pointing out each coming feature within the bare-timbered walls. Over there will be a gym, he adds, and here a commercial kitchen, there a billiards room, here a movie theater, there a hot tub that can accommodate 20. Mike’s enthusiastic optimism appears well-justified. Open for just a year, Serenity Gardens has already seen six lots sold and five luxurious homes built – three of which are occupied, while the other two are far along into construction. “The project has turned into much more than I expected, where people are building 3,000-, 4,000-, 5,000-squarefoot homes,” Mike explains, having originally envisioned much smaller enclaves hidden in the Catskills forest. It’s an idea whose time had come when

Mike is president and CEO of Woodstone Development, well-known for its million-dollar-plus homes at the Chapin

hen you step into this century-old converted hay barn on a secluded country road in the Town of Hancock, you wouldn’t imagine the black and white picture on the wall by the front door was the same building.

This country retreat is nestled just over the border in Delaware County. The original hay barn was deconstructed piece by piece in 1996 and then built back up, salvaging much of the same stones and wooden support beams that grace the house today.

There are four floors, counting the basement, four bedrooms and four baths. When you walk in the front door of this 5,600-square-foot retreat, the first thing that you notice is the two-sided stone fireplace that reaches up to the

sloping cathedral ceiling. There is also a bridge that spans the great space and connects the two loft areas. The cherrywood staircase takes you up to the second floor, where the old
