Rodney Branning worked for Narrowsburg Lumber, now Dirlam Bros. Lumber Company, for 38 years.

t the end of this month, Rodney Branning and his wife will be traveling to Alaska. In the fall they’ll be headed to Colorado. A well deserved retirement vacation plan for Branning, who has been working at Narrowsburg Lumber for the past 38 years and recently retired at the beginning of May. “About 14 years ago Narrowsburg Lumber was bought out by Dirlam Bros. Lumber Company from Pennsylvania,” explained Branning, “but we still call it Narrowsburg Lumber so people don’t get confused. “Most of the guys working here, have been here for years. We don’t change people very often,” smiled Branning, “and a lot of them are starting to retire. This time it’s my turn.” Branning was born and raised in Welcome Lake, Pennsylvania just a few miles from Narrowsburg, attend-


down. Fortunately Narrowsburg Lumber didn’t have to fire or let anyone go. But as individuals began to retire, their positions were never filled, causing Narrowsburg Lumber’s staff to slowly downsize from 20 or so employees to just seven or eight. The shop also downsized, originally making doors and stairs they now focus just on materials for building a house: frame and lumber, sheet rock and insulation. And if there’s something you need that they don’t have, Branning will order it in for you. “I can recognize most customers by their voice because I talk to them on the phone several times a day,” explained Branning. “When someone is building a house and they need a beam, we have to work fast to get it to them. They can’t wait half a day for something to arrive. So when I get a call, I make sure we deliver. “The best part of working here is the people I work with. I would do anything for them and I know they would for me too,” added Branning, “and I wouldn’t ask them to do anything that I wouldn’t do myself.” “Rodney keeps to himself a lot and doesn’t like to brag,” said co-worker

Eric Orr, who has been working alongside Branning at Narrowsburg Lumber for nearly nine years. “He goes out of his way to help anyone with anything. No matter what the problem or issue is. “He should get some recognition for the hard work that he’s done.” Branning’s history doesn’t stop there either. While working at Narrowsburg Lumber, he also volunteered on the Welcome Lake Fire Department for 31 years, serving as Fire Chief for 26. And he gave it up four years ago to make some changes and be with his family more. Branning has three sons aged 39, 37 and 35 with his wife, who he’s been married to for 42 years this month. They live on the backside of his family’s old dairy farm, where they still have chickens and rabbits. Now that grandchildren are coming along, Branning wants to spend more time at home. And his secret to being married? “There’s no secret,” chuckled Branning. “You just need to give and take. Learn to compromise. It’s not just about you.”

ing a three-room school house in Beach Lake until the sixth grade. He then attended and graduated from Honesdale High School. Shortly after graduation, Branning joined the Air Force. “I was in the service for four years, from 1969-’73, mainly stationed in California,” Branning said. “When I came back here I worked at the feed mill right next door. I was there for four years before I decided to look for something different.” Branning didn’t need to look far. He quickly nailed a job at Narrowsburg Lumber just two weeks later at the age of 27, and has been there ever since. “I was a loader when I started,” said Branning, “and a few years later they made me a dispatcher; taking orders, making sure loads got out on time, ensuring we had all the materials we needed. Then I became dispatcher/manager.” In the ‘80s and ‘90s the lumber business was really booming, with a lot of people putting up houses. In Sullivan, Pike and Wayne counties, lumber was in high demand. After the recession things quieted

Bill Bryant routinely hayed the Perry's fields. Now planning to move out West, the Perrys are delighted to advise any potential new owner that their acreage and the fields and farms surrounding

them are “forever green,” courtesy of Pennsylvania's Agricultural Conservation Easement Program that preserves farmland by purchasing easements from farmers. The couple's pre-Civil War farmhouse has had several owners in all its years, said Perry. Still remaining on half of the house are the original posts and beams. Post-Civil War, a large extension was put on the house with what was then the fairly new balloon framing “when two by fours were used for the first time,” said Perry. Over time, the Perrys made their own

substantial revisions. “I gutted and replaced all the mechanics with high-end stuff,” said Collin, a retired Reader's Digest writer who hails from Buffalo, N.Y. ondo living might not come to mind when you think about Sullivan County but one man from the upper Delaware River Valley has recently published a book with a unique perspective on the condo industry. The fourth of five children, Leo Rosenberger’s family is deeply rooted in the Hortonville area. His father was the owner of a general store, delicatessen, and gas station called Leo’s Market, which Leo and his siblings helped run. Rosenberger is easily viewed as a jackof-all-trades, having worked in many positions ranging from farmhand to laborer, fitness instructor to store clerk, United States Army soldier to accountant, and stock broker to so much more; but it was his 30 years of condo ownership and experience as board director, treasurer, and association manager that have given him the entertaining view that is evident in “Condo Mania.” The book covers important points of condominium living, good and bad, and is a good resource for anyone with any tie to the lifestyle. If you’re questioning whether you’re cut out for condo ownership, Rosenberger may talk you in or out of it with a humorous list of “Ten Reasons Condo Living Might Not Be For You,” as well as insights on the inner workings of the board of directors. Rules and regulations are a large part of condominium living and though Rosenberger admits to having little interaction with lawyers in his lifetime, a run-in with lawyers is not out of the

question. The book includes a bit of advice on how to deal with legal issues. “Condo Mania” also touches on budgeting for both owners and association members by visiting the costs associated with maintaining condominium communities. As a condo manager, you might wonder when to outsource services such as maintenence, plumbing, construction, roofing, and other repairs. Close to everything from the ground up including landscaping, pet tenants, and pests are addressed in a light, easy-to-read tone, making Rosenberger’s book a good read for anyone who is getting into condo sales and management, and enjoys witty anecdotes.

ow’s the time to tackle some projects that may have gone neglected over the winter, such as getting your hardwood floors back in top shape. Just be careful how you do it. Hardwood floors are an investment that take a beating in stains, scuffs, wear and tear. “All floors take a beating, but yes, you can damage a wood floor if it is not cleaned properly,” said Brett Miller, National Wood Flooring Association’s vice president of education and certification. Routine maintenance is easy. “Simply sweep them with a soft bristle broom or microfiber mop to remove dust and debris. If the floors have microbevels — small indents between the floor boards – use a vacuum on the bare floor seating to remove dust and debris from between the floor boards,” Miller said. Deep-cleaning a wood floor should

not be necessary if a routine maintenance is followed, Miller said. “If the floor finish looks a little dull, use a cleaning product recommended for the finish type on that floor. Avoid using water or vinegar or tea bags, which is all the rage on the internet at the moment; these can break down the finish, and even damage the wood over time. Steam mops should not be used either, as these are essentially the same as using water,” Miller said. Also avoid household cleaners. “Furniture polishes in particular can create a super-slippery surface that could be dangerous. There are products made specifically for wood floors that can be sprayed on and wiped off using a microfiber mop that are inexpensive and easy to use. You can find them at a flooring retail store,” Miller said.

Removing spills and marks Any spills should be cleaned immediately using a damp (not wet) cloth, then dried with a clean dry cloth. “Liquid that sits on wood floors for

During winter, small cracks or gaps between floor boards may appear. In warmer months, when the heat is off

Put up protection The easiest thing to protect floors is “to put breathable walk-off rugs at entrances to trap water, dirt and other small debris. If pets are in the home, keeping their nails trimmed will help prevent scratches,” Miller said. For many homeowners, scratches and imperfections are part of wood’s beauty. Today’s hardwood floor customers are increasingly selecting distressed, antiqued wood floors with a lot of character like knot holes and mineral streaks that might have been considered imperfections years ago, Miller said. “These floors have small dents and scratches purposefully textured into the floor, which makes future scratches nearly imperceptible,” Miller said. “With proper maintenance, wood floors can last in excess of 100 years,” Miller said. “It also helps to have them professionally installed – it’s definitely not a DIY project.”

Using this “weed-and-purge method,” get your eyes and hands on every item, Friel said. “Look it over and give a yea or nay to every piece,” she said. Be sure to have bags or boxes handy for items that you want to donate, give away or trash. “Beforehand, think about who you can give your items away to. If it’s going to a sister or a friend you’ll be more likely to let it go,” Friel said.
