A deck on the back of the home overlooks the property's sweeping lawn and its stately oak, maple and evergreen trees. The detached two-car-plus garage, at right, features electric heat and a wood-stove along with high ceilings, a workshop area and a large attic/loft space.

Impeccable farmhouse awaits new life STORY AND PHOTOS BY KATHY DALEY

f the gentle, handsome farmhouse could talk it would probably say “Wow!” Several years ago, the traditional Four-Square home at 46 Beaverkill Road off Old Route 17 underwent a stunning renovation that preserved the great bones of the circa 1915 house but transformed it into a captivating, luxurious home to love and share with family and friends. “There was no stone unturned in the renovation,” said Realtor Carol Malek of Malek Properties. “Everything is topnotch.” Perched on a slight rise, the home comes with 8+ acres, offering a sense of privacy even though it's only a mile and a half from the trendy little hamlet of Livingston Manor. The owner gutted the house down to the beams while preserving its architectural character. He completely spray-

foam insulated, laid a new roof, installed new windows and all new systems. New walls were painted a warm white, brilliantly creating a canvas for whatever design a new owner or owners would wish. “Although it's modern and furnished with contemporary art and pieces, the home offers the opportunity for someone to personalize and embellish it with whatever style they love,” said Malek. “The owner has chosen neutral tones and a warm white canvas that beckons to the creative consumer. Mid-century modern, farmhouse country-chic or the simple lines of the Mission-era all work equally well in this space.” Take for example, the layout on the main floor. Entering the house off a welcoming porch and through an Amishmade exterior door, a visitor is greeted by an expansive living room with lots of natural light and sparkling hardwood floors done in a dark, rich stain. The entire house is flooded with natural light, including this second-floor bath in the master suite. A plus: all walls in the house are painted a warm white, inviting new owners to create their own canvas as they design the home as their own.

home is completely heated by extremely efficient baseboard electricity, but a wood-burning stove in the living room provides a cozy touch. “Recessed lighting is everywhere, pointed out Malek. “And the open floor plan gives the house a beautiful spaciousness. And look at the ceilings – they are higher than what is typical. The dining area flows into a stunning chef's kitchen with top-of-the-line appliances. Beautiful sleek solid surface counter-tops preside in the kitchen with, on an island, waterfall counters that drop vertically down the sides, creating a continuous flow with stone counter-tops and stainless steel fixtures. The trendy white cabinets display simplicity with a Quaker-style profile and clean lines, and are complemented with the carefully chosen hardware. The refrigerator, not to mention the heat and the security system, can all be monitored from one's phone. A wide stairway from the living room invites a visitor into three impeccable bedrooms. The master suite's bathroom, as well as its walk-in closet, are the size of small bedrooms. The home's third floor is ready to serve as an office, artist studio or another bedroom. Leaving the house proper, a homeowner will relish the two-plus car garage that enjoys high ceilings, a wood-stove (although the garage is completely electric) and a workshop area. substantial attic/loft space expands the working area in the garage. And a covered storage area for chopped wood rounds out the garage experience. The multi-acre “backyard” is a plus! This charming home is expansive enough for hosting family-fun events like baseball and soccer and the stone fire-pit beckons to outdoor parties. Then there's the 5+ acres of deciduous and evergreen trees that stretch into what seems forever. This is the perfect property for hiking and communing with nature. “You're in the Beaverkill Valley,” said

Malek, “even though you're within a heartbeat off of Route 17.” Set back off the road behind old stone walls, the home is minutes from Livingston Manor, with its unique shopping and dining experiences. It's home to an art gallery run by Catskill Art Society, new and exciting craft beer venues, live entertainment, pristine rivers and streams, hiking trails, and is headquarters of Catskill Mountainkeeper, a not-for-profit whose mission to protect the region's wild lands and natural resources forever. Adds Malek with a smile, “and the fishing here is the best in the whole country.”

merican essayist, poet, and philosopher Henry David Thoreau once said, “A lake is the landscape’s most beautiful and expressive feature. It is earth’s eye; looking into which the beholder measures the depth of his own nature.” This newly renovated two story, Victorian style 1940s home on Kenoza Lake can make you appreciate the natural wonder of the Catskills. With this home (for sale through Freda Real Estate) you will have access to the 83acre private Kenoza Lake, which does not allow motorboats.

or homeowners in Sullivan County looking for residential construction, from renovations to new homes and log cabins, Tom Katz and TK Construction might be the right choice for you. The company has been serving Sullivan County for almost 35 years and features an experienced and fully insured team to help you build your dream home. From designing a floor plan to bringing your vision to life, down to the smallest details, TK Construction is here for you. The owner of the BBB accredited business, Tom Katz, got his start in construction decades ago, when he opted out of going to school for architecture and chose hands-on experience instead. He started as a sub-contractor, helping other companies until he decided to register and insure his own business. TK is proud of all of their projects, and building log cabins and new homes are fun, but renovations have been the most rewarding of the services offered. “Renovations are a challenge,” explained Katz, “it takes a lot of time and thought to add something to a structure because a good renovation is one that does not look like an addition but looks as though the house was

Whether you’re looking for renovations or an entirely new home, contemporary or log cabin styles, TK Construction has got you covered with professional craftsmanship and hard work. originally built that way.” The challenge lies in adding amenities and reframing the house while keeping the building’s integrity. “Even with small additions, a lot of work is involved,” Katz said. “We’ve done renovations that have changed more than half of the house, from the layout to the frame.” Serving Sullivan County while living here is another angle of TK

Construction’s mission to give customers the best possible product. “It’s such a great feeling to see former clients in the grocery store, or out in public that still remember the work we did,” said Katz. “Knowing you helped someone’s life in some way is a great feeling. We treat all of our customers with the respect and dignity you’d expect from your neighbor.” TK Construction also prides itself on

their professional representation, whether it’s wearing shirts branded with their logo, or driving decaled vehicles. “When you visit a job site, you always know who is there with TK.” When asked about the future, both personally and for the business, Katz explained, “Construction isn’t exactly a retirement-type business, but in the future I want to take more time looking at jobs and less time swinging the hammer.” He plans to work for at least another 10-15 years before he starts to consider a change. A lot can change in 35 years, and TK Construction has done well to keep up with the changes. “From the evolution of the internet, to the home remodeling shows on television, clients are much more educated, and they know exactly what they want.” Another change over the past 35 years has been the materials and tools used in construction. “We’re able to build things now that we could not build 30 years ago, there are new products that streamline construction and they are better for the environment.” The business advertises itself online and in print, but serving Sullivan County also means that word of mouth is an integral part of their new projects. “I often joke about the six degrees of separation, where anyone in the world can be connected to someone else through a chain of acquaintances, but Sullivan County only has one degree.” If you look up the business online, you’ll find tons of 5-star reviews. “Giving people a product they can be proud of is a great feeling, and if you look online you can find some of the work we’ve done and reviews that

it makes you realize how long we’ve been in the business.” “We never want to forget where we came from, or turn a job away because it’s too small. The year-round residents of Sullivan County have been there for us, and we like to return the favor. Any job is a good job.”

With a mission to help homeowners

our home is one of the largest financial investments you will make in your lifetime. It’s an investment that is vulnerable to various risks including fire, windstorms, vandalism, theft and liability from injury. Homeownership takes many forms, so whether you have a house, condominium, cooperative or rental apartment you need to have the correct insurance to protect you from devastating financial loss if disaster – natural or otherwise – strikes. Merrell Benco Insurance Agency is located at 67 East Broadway in Monticello, which is located right off of Route 17 not far from the new Resort Worlds Catskills Casino and the Kartrite Water Park. They have been insuring homes for over 50 years in Sullivan County. They are an independent insurance agency and as such represent many companies and have the flexibility to offer you the best policy to fit your individual needs. “When you need a policy we will gather information about you and your home, then we are able to review your

situation with various insurance carriers and find the best option for you,” said Dawn Vitiello, Personal Lines Manager at Merrell Benco for over 20 years. The goal of homeowners insurance is to allow you to sleep a little better knowing that there is a safety net should anything

ever happen. When you contact the Merrell Benco office, either Juanita or Michael who are “well-seasoned, licensed employees” from the new business team, will ask you a series of questions to determine what your specific needs are. You may have an in-ground swim ming pool, a trampoline, a wood-
