tust a few miles outside Callicoon sits a Cape Cod style home. To get there, you take Hospital Road, a country lane with sprawling views of fields and valleys dotted with farmhouses rooted in Americana. Down the road is this charming country home for sale by real estate agent Travis O’Dell of Timberland Properties. Built in the 1950s, the house has four bedrooms and two bathrooms (two bedrooms and one bath on the first floor, and two beds and one bath on the second floor divide the house evenly and ensure everyone has their own space). The craftsmanship of the home can be seen in the double fireplace, which has sides in both the living room and a cozy nook in the kitchen. The house CONTINUED ON PAGE 6H

also boasts a formal dining room off of the kitchen. But it’s not just what’s inside that counts. The 10-plus acre land has fruit trees on-site and ample space for a garden. The lawn opens up to expansive fields where you can take nature walks. And with the bounty from the garden you can store fruits and vegetables in the house’s root cellar. There is also a full basement and attached two-car garage. This perfect country home is a relaxing oasis. You can sit on the porch and take in the views of the surrounding Delaware Valley. And the home is minutes from downtown Callicoon, which offers local amenities such as a grocery store, restaurants, shops and a movie theater. Tucked away in paradise, but still nearby necessities, this Callicoon home is great for a family. A little nook in the kitchen is the perfect place to curl up in front of the fireplace.

Our first project was getting rid of the awful wallpaper,” he said laughing. One thing that desperately needed to be done was the raising of the front porch, that over time had sunk down and sagged. They also did some of the minor electrical work, tiling of the walls, a bit of the plumbing work and the restoration of the kitchen. “There’s a gratification of doing things on your own and seeing every day something that you’ve worked on with your own hands,” smiled Lang. As the restoration began, so did the wish of sharing their projects with friends and family who couldn’t be there to see what they were up to with the house, and it was in that time back in 2013 that ‘The Farmhouse Project’ began. The couple started with a blog that quickly began to pick up followers, so they created a Facebook page and eventually an Instagram account. Between the three platforms they have about 70,000 people who follow their ‘do-it-yourself’ projects and posts filled with life in the countryside. With a background also in product design, Lang was getting a lot of inquiries about whether he and partner Prepelica were making or selling anything inspired by The Farmhouse Project. “The interest was there, so we started with tote bags, napkins, CONTINUED ON PAGE 12H

Farmhouse Project to Makers Market S ix years ago, partners Shawn Michael Lang STORY AND and Kristofer Prepelica took a trip upstate PHOTOS BY to the Catskills from the big city to enjoy AUTUMN the fresh air, visit farmers markets and SCHANIL check out the countryside.

It was in that first trip that they fell in love with the area and entertained the idea of having a getaway home that they could put some love into and create some ‘do-it-yourself’ projects. Little did they know, they would soon find their perfect fit in the hamlet of Hortonville with a little help from a friend, and end up moving there full-time. “Our friend Kathy Rieser showed us a few houses for sale in the area, but she saved this house for last,” said Lang looking around the kitchen with a smile on his face. “I think she knew that this was going to be the house that we would love, and we did.” Prepelica recalled back to when he first entered the house, that it reminded him of the Addams Family home or a haunted house from the movies, but he knew immediately that it was the one. “It just had this really great energy to it,” Prepelica said, “and I fell in love with it immediately. It was just this gut feeling. It felt right to me, and I didn’t want to look at another house after this.” According to Lang, what really drew them in was the fact that, as old as the house was, none of the original woodwork had ever been painted over. It was all very well preserved and taken care of.

“This house was built in 1800 and to have the original wood be so well preserved is practically extinct,” stated Lang. “There is so much history that is just out in the open in this house. It’s incredible. You could tell that whoever lived here, they wanted this house to be special. It’s that old home love, you can feel all the energy inside it.” After doing a bit of research of the area and the house itself, Lang and Prepelica discovered that the hamlet of Hortonville, in a way, was built up around the old farmhouse. The apartments that stand across from the Hortonville Firehouse were once the horse stables for the house, and another building in the hamlet was originally the grain mill of the family. For these reasons, Lang and Prepelica really wanted to keep the essence of the house. To restore it in a way that its history could still be seen and felt. Most of the work they’ve done themselves, with the help of YouTube videos every now and again and various ideas that pop into their mind. As a designer and artist, the decorative and hands-on aspect came naturally for Lang while the creative thinking was quite easy for Prepelica, who works in cancer research and grant writing. “The house really spoke to us, with what needed to be done and what needed to be restored. We didn’t want to do renovation per se, but more restoration,” Prepelica stated. “We were pretty lucky that most of what we had to do was cos-

towels and other everyday items,” said Lang, “whether it was made by me, or us, or local artisans. So we started an online shop and had a ‘pop-up’ sale during the holidays last year. So in early Spring of this year, I liked the idea of having a market not just for us, but for artisans and makers in our area,” he continued. “In the Hudson they have a lot of these amazing markets for local makers and hand workers and we thought, ‘why can’t we do that here?’” So on Labor Day, September 1 and 2, Lang and Prepelica will be hosting their very first Makers Market, just up the road from their home inside The Barn on Hubbard, an old restored

barn in Callicoon. From 11 AM to 6 PM each day, makers and artisans from the local area will be showcasing and selling their goods, while local farm-to-table food, wine, beer and cider will be served from a “funky trailer” to give you a delicious break. The event is completely free and will be held rain or shine. “I don’t want to get too ahead of myself but it would be great if we could do this market once a year,” said Lang, “and if it really kicks off maybe we could do it more often, perhaps during the holidays.” Putting the market together and getting artisans that complement each other is hard work, but Lang and Prepelica are ready for it, and they’re excited.

ocation, location, location” is a term heard a lot in looking for a place to stay for the weekend, and this one-room schoolhouse that has been converted to an Airbnb fits that phrase well. Located right on State Route 17B in the heart of the Catskills, this 1880 built one-room schoolhouse that was once known as the Fosterdale School for Boys features all the amenities you will need for a weekend getaway. “I have a love for design and renovations. I decorated this ‘shabby chic’” explained Airbnb host Linda Fratello,

who has been a teacher herself for 23 years in the Bronx. “The teacher buys a schoolhouse,” joked Fratello. “The one-room schoolhouse is a symbol for the country’s early commitment to education,” she later added. Just a stroll away is the rustic Matson’s Bar and Grill, where one can eat in and have a drink or take out some food and come back to the Schoolhouse Inn for a movie night. Guests will be able to check in and

enter the house using a private lockbox with a unique code for each guest. The schoolhouse inn has an open floor plan with the kitchen and living room at the center of it all. The kitchen has been fully refurbished and modernized with a stove, oven, and microwave along with a coffee maker. Schoolhouse Inn comes fully wired with high-speed internet and a smart tv where a guest would bring their usernames and passwords for their favorite streaming services like Netflix and Hulu. According to Fratello, guests will only need to bring their clothes as she provided everything one would want when going away. The quaint cottage sleeps four with one bedroom that has a queen sized mattress, and the couches in the living room open up to provide a comfortable sleeping area. The Schoolhouse Inn can be heated by a pellet stove which Fratello keeps stocked, or electrical heat with baseboards that line the house. “I provide a welcome book with a list of things to do and see in the area,” said Fratello.

The cottage features a fully renovated and modernized bathroom and is stocked with everything you need to make your stay as comfortable as possible. With a full mirror and cosmetic lighting installed, you can make sure that you will look great before you leave for a night out. Not too far away and just down the road is the famous site of the 1969 Woodstock Festival and where Bethel Woods Center for Arts stands now. Bethel Woods offers a unique blend of concerts, art exhibitions and festivals throughout the year. Furthermore, just a short drive to the new Resorts World Catskills, there will be plenty of fun activities that you can be a part of. If the nightlife is not your thing, you can enjoy the peaceful nature that surrounds the cottage. Within driving distance, the inn is surrounded by lakes and rivers where guests can get in tune with the pristine nature that the Catskills are famous for. Guests can kayak on the river or go for a boat ride in Lake Huntington. Don’t have a kayak? Speak to your host, and she will make sure you get one to enjoy the waters.

Alfresco dining is available at this unique Airbnb to fully take in the Catskill natural beauty. “I love everything about Sullivan County, this location is perfect with so much to do,” added Fratello. The schoolhouse also features an outdoor front deck where one can sit out and enjoy the herb and flower garden that greets you as you enter for a night stay. If you are griller, the back of cottage

features an outdoor dining area and a Weber charcoal grill that will enable you to dine al fresco and enjoy the fresh air that the Catskills has to offer. The Schoolhouse Inn is available or short term and long term rental and can book at airbnb.com/rooms/25456124?s=51

hen Vincent Annunziata saw an advertisement to start your own business for $3,500 in Success Magazine, he jumped at the chance. The year was 1977. Forty years later he still runs his company, Duraclean-now with his son, Craig. They are one of the oldest Duraclean franchises; Duraclean was established in 1930 by Irl Marshall Sr. Craig took over the business from his father about ten years ago. Craig and Vincent Annunziata own Duraclean, a carpet cleaning business based in Cochecton. Providing the Best Quality & Service and Prices in the Area Since 1973 for 38 Years Commercial & Residential

they won a “Franny Award” from the International Franchise Association. Customers can call and get an estimate on a cleaning job. Then, Duraclean will come to your house and move all the furniture. They use a Butler System carpet cleaner to clean carpets. They said the system is efficient and the dry time is shorter than other cleaners. “If I can’t get a stain out, it isn’t coming out,” Vincent likes to say. The father and son duo say they have many repeat customers and they get a lot of referrals. “We do a good job at a fair price,” Vincent said. “People trust us.” They said they very rarely get any calls to come back and fix a job, and they’ve never had a claim against them. “Our message is: do it right the first time.”
