From roughing it to comfortable rtable living Thanks to Roscoe Lumber, Peter Sabadka builds his country getaway eter Sabadka was introduced to the Roscoe area in the early ’80s, when the hunter and fisherman stayed with a friend who owned 220 acres. In 1986, he had a chance to buy some of the land, which by then had been subdivided, and became the owner of a 15-acre parcel made for outdoor living and recreation. “It was all wooded then,” Sabakda recalled in his two-story main room, which encompasses a kitchen, dining room and living room. “I didn’t mind roughing it,” he went on, “but I always wanted to build a house.” A native of Czechoslovakia, Sabadka was 41⁄2 in 1952, when he followed his father Joseph to Ethiopia, where the elder Sabadka had been sent as a technician two years before. The young Czech grew up in the capital Addis Ababa, attended a Christian Brothers Academy (CBA) high school, learned the native language, Amharic, and at 10 was given his first gun, a .22 rifle. He said he hunted gazelles, antelopes and warthogs in the ancient country then ruled by Emperor Haile Selassie. “I only shoot what I eat,” said Sabadka of his lifelong love affair with hunting. He belongs to several hunting clubs. Ironically, he does little hunting at his second home these days. “In the early ’80s it was teeming with deer here,” he said. “But now it’s changed… there are more houses, more coyotes. I sit on my deck and hear them howling.” Sabadka

earned a scholarship to a CBA college in Illinois and received training in aviation mechanics – just in time for massive layoffs in the industry, in 1972. He would eventually earn permanent status and became a United States citizen in 1978. Since 1972 Sabadka has worked at Metric and Multistandard Components Corp. in Westchester, which specializes in metric industrial components with offices/distribution centers across the USA and even a purchasing office in Germany. His late brother-in-law was a partner in the firm. Continued on page 8H

Country Living by Roscoe Lumber Yard ince 1980, Peter DeVantier and Roscoe Lumber Yard have offered four “Country Living “ models with endless variations. He estimates his company has built well over 100 homes. The basic models are: The Beaverkill Chalet Starts at 720 square feet, 20x24 with 12-foot loft. The shell starts at $45,000 while a complete structure is $87,000. The Willowemoc Ranch Also starts at 720 square feet, 20x36. Shell starts at $41,000 and a complete house costs $76,000. The Trout Town Saltbox Starts at 1,196 square feet, 26x30 with 16-foot loft. Shell starts at $52,000 with complete structure starting at $109,000. The Delaware Lodge A two-story, 2,800 square feet with shell starting at $190,000 and $330,000 complete. “We custom build and there are many different ways of finishing the houses,” said DeVantier. In addition to serving as general contractors, Roscoe Lumber also supplies the materials. The shell includes (partial listing): Framing – Floors and walls, 2x6 exterior wall framing, framed roof rafters or trusses and 30-year architectural shingles. Siding – 1x10 Channel Rustic Pine, rough-faced horizontal pine in gables, all trim rough faced pine. Note: Exterior finishes not included. Windows – Solid vinyl, tilt-wash, low e-glass. Includes nine 36x38 double hung, one 24x48 double hung and one 36x36 slider in kitchen. The many options available include well, septic, full basement, porches and decks, flooring and siding options, pine walls and ceilings and window options. Finished houses include foundations; walls and ceilings (taped and primed sheet rock, moldings and interior paint); kitchen (L-shaped, cabinets, laminate countertop with backsplash and stainless steel sink with faucet); bathroom (tub/shower with faucet, 24-inch vanity and 12-inch round toilet). Many options and styles are available. “We don’t use anybody who’s not from Sullivan County,” DeVantier said of the many subcontractors his company has employed. It took decades before Sabadka began the process of building a home on his acreage, where he continued to camp out (and still does to this day). In the meantime, Roscoe excavator Bill Revicki Sr. had dug out a pond in 1992, which is spring fed and filled even in the driest of seasons. Sabadka put up a pavilion in 2002, adding electricity nine years later. He built a drawbridge over the creek running behind what would become his house, connecting to a wooded area with camping tents. In September 2011, William M. Revicki Jr. & Son Inc. cleared the land. A well, 380 feet deep, produced what Sabadka called good water. When it came to building his house, Sabadka turned to Roscoe Lumber and owner Peter DeVantier, with whom he had dealt with for years and who had built the house across the road from his property. “To me they were always helpful,” he noted. “I pay taxes here, so why not keep the money in Sullivan County?” DeVantier showed Sabadka a brochure and photos of the 100-plus “Country Living” models the company has erected (see sidebar). “I had an idea of what I wanted… something made of wood, with low maintenance,” Sabadka said. Working with retired architect David Tucker, Sabadka modified the Roscoe Lumber basic “Beaverkill Chalet” model.
“I could have put the house on a slab, but I wanted a basement and garage,” he said of the structure. A 10-inch thick foundation was poured in October 2011. Before this could happen, Sabadka had a contractor blast out an area filled with slate rock, some of which he used. He received a Certificate of Occupation in May 2012. The advantages of having a house on the premises were soon apparent. Son Dave – Peter also has a daughter Denise, and a son, Peter Jr. – recalled last Memorial Day: “It was windy and cold. We were happy to get from the pavillion to the house!” The house has electric heat, with every room having its own thermostat. Power from the utility poles on the nearby unpaved road comes through underground cables. Though Roscoe Lumber was the general contractor, Sabadka praised the work of subcontractor and carpenter Terry France. “He did a great job. Everything matches up… all the joints and corners,” he said. Tom Darbee handled the plumbing and Paul Meisner was the electrical contractor. The basic “Beaverkill Chalet” 28x36 foot model on which his house is based starts at $61,000 (shell) and $124,000 (complete). Because of such items as tongue-and-groove interior siding and hardwood floors, Sabadka’s bill for the house was considerably higher. “I waited long enough,” Sabadka summed up about finally making a home on his getway property.

Advantages of Primer+Paint in one

While these new paint and primer products are a big advancement over conventional coatings, they do have one thing in common with top quality paints, according to Zimmer: “The brands of self-priming products that perform best, meaning they have a great balance of primer and paint properties, all contain 100 percent acrylic latex binder. All-acrylic binder is the ingredient that gives conventional paint exceptional adhesion, toughness and durability, so it’s not surprising that it also elevates the performance of the new paint and primer products,� she says. If you’re thinking about doing some home painting in the near future, you might want to try the “next big thing� in coatings: a paint and primer product that contains 100 percent acrylic binder.
