A homeowner’s haven arole Edwards started her real estate business in 1996, but in recent years she’s seen a boom in the Livingston Manor area. “We’ve been very busy this year,” Edwards said. “People want to be in Livingston Manor.” In October, Edwards moved her business from her home to an office located on Main Street. She thanks her landlords, George and Shirley Fulton, for giving her the opportunity to move into one of their buildings. Her business, Carole Edwards Realty & Modular Homes, lists and sells homes, as well as helps people with rentals. Carole works with her son, Ryan, who has been a volunteer varsity baseball coach at Livingston Manor since 2004. Carole obtained her real estate license in 1990 and Ryan is a real estate sales agent and handles most of the modular home designs. Gesine DuMond is also a member of their team and has been selling homes for over ten years.

They sell a lot of homes to people who come up from New York City and want a country escape. They also said most of their business has been word of mouth and people they have worked with in the past referring them to their friends and family. For that the Edwards are extremely grateful. “We have a family friendly atmosphere and work all hours of the day, seven days a week to meet our customer’s schedules,” Carole said. Many people are flocking from New York City to Livingston Manor, which Carole attributes to the town’s businesses such as Foster Supply Hospitality, with their Bed and Breakfasts, and all of the town’s other businesses. Livingston Manor and the people in the community make folks feel at home. Buyers that purchase homes for their primary residence and have young children benefit greatly having such a small school and a great faculty to send their

children to. “If we can’t find your dream home, we’ll have it built for you,” Carole said. While modular homes are not a large part of the business (they sell about three modular homes per year), it’s something that they specialize in. Anyone purchasing a modular home can completely customize it, from its size and shape all the way down to the light fixtures. Customers can build their home exactly how they would like it to suit their needs. Ryan explained it can be a very fun process for the buyer. Being able to design their home, pick out the finishes and finally seeing it take shape. The Edwards get involved as much as the buyer would like them to be in order to complete their home. If the home owner is looking to do a “turn key” or if they want to pick and choose which contractors they want to complete their home. This

allows the home owner to oversee their own project and be their own General Contractor. They can get involved as much as they like and potentially saving themselves a good amount of money. The modules that make up the modular homes are delivered to the building site. Please note these are not a double wide mobile home. After delivery they are then lifted onto a foundation and put together by a set crew. At this point the home is roughly 80% complete and should take 4-8 weeks depending on the overall size of the house and how extravagant the owner wants to finish the house. The benefit of a modular home is fast turn around time and the houses are appraised the same as a stick built home. Sullivan County Land Bank puts homeownership within reach fter acquiring long-vacant and rundown properties, the Sullivan County Land Bank is putting two homes back on the market. The Land Bank is looking for buyers who will commit to living in the homes as the primary residents, thereby contributing to neighborhood stabilization. Programs are available to assist eligible homebuyers with financing mortgages and repairs. Since its inception in 2017, the Sullivan County Land Bank has worked to identify and acquire properties that are vacant, delinquent on their taxes, and suffering from disrepair. It acquired 14 properties earlier this year and is reviewing another 35. Much of the housing could not be salvaged, and this summer it demolished nine blighted houses. New Hope Community will be

Stay safe when stringing holiday lights ighting displays are one of the many things that help make the holiday season a special time of year. Often awe-inspiring, holiday lighting displays present a perfect opportunity for communities and individuals to showcase their festive sides. Safety should always be a priority when stringing holiday lights both inside and outside a home. The National Fire Protection Association notes that, between 2009 and 2014, fire departments in the United States responded to an average of 210 home fires that started with Christmas trees per year. Lighting displays strung on home exteriors also can pose safety risks if homeowners do not exercise caution. Fortunately, various strategies can help homeowners safely decorate their homes' interiors and exteriors this holiday season. Choose a fresh tree. The NFPA rec-

ommends celebrants who prefer natural Christmas trees choose ones with fresh, green needles that do not fall off when touched. Dry trees are more likely to catch fire than freshly cut trees. Adding water to the tree stand each day will keep trees fresher longer. When placing the tree, avoid placing it too close to heat sources, making sure it is at least three feet away from fireplaces, radiators, candles, heat vents, or lights. Check all lights before stringing them. All lights, including those going on trees inside a home and those being strung outside, should be inspected prior to being strung. Look for any worn or broken cords and replace any defected lights. Employ the buddy system. When stringing lights, always work with at least one other person. This makes it safe for homeowners who must climb ladders to string lights on especially tall

trees and/or on their home exteriors. Avoid working in inclement weather. The weather during the holiday season can sometimes be unpleasant or unpredictable. Check the forecast before stringing exterior lights to ensure Mother Nature won't pose a threat. Avoid hanging lights if the forecast predicts wet, icy or windy conditions that can make ladders unstable. Turn lights off when going to bed and/or leaving the house. Interior and exterior holiday lights should not be left on when no one is home or everyone inside is sleeping. If left on overnight or when no one is home, lights may contribute to fires that damage homes and may even prove fatal. Holiday lighting displays help make this time of year special.
