Kenoza Lake Armbrust house has a new future STORY AND PHOTOS BY AUTUMN SCHANIL
rom a boarding house in the early 1900s to a family’s sheep farm in the latter part of the century, a building better known as the Kenoza Lake Armbrust House has seen its fair share of life and history coming and going through its doors. And it’s about to see a bit more. “We bought it two-and-a-half years ago because it’s really one of the last standing of this era,” said owner and Livingston Manor native Sims Foster. “Most of these style buildings, these boarding houses, are gone. They’ve been torn down or they’ve fallen down. The only reason it’s even really still here is because it closed as a boarding house in the 50s or 60s and a family with the last name Quirk, which I love, bought it and used it as their house. They kept it up enough to keep it standing.” According to Foster, the family didn’t use the top floors though, and when he and wife Kirsten bought the property nearly two-and-a-half years ago, most of the furniture from the old boarding house days still adorned the seven rooms on the fourth floor and the 10 rooms on the third floor.

“They really only used a couple of the bedrooms on the first two floors because they had kids,” explained Foster. “The father was the last remaining one and he ended up just using and living in the front two rooms with his cats.” One room was filled with old gym equipment, while others had closets full of shoes, clothing, and the family’s belongings. The Fosters decided not to buy the property with all that was inside, but rather just the building and acreage. A decision made due to prior experience renovating and revamping several old establishments and houses in the area including The Arnold House and The DeBruce, both in Livingston Manor, The North Branch Inn in North Branch and most recently 9 River Road in Callicoon. “We’ve done this before, we always think we’ll end up using the furniture in some way, but then we don’t, and we have to move it out and put it in storage or get rid of it,” Foster explained. “I’m sure there were some amazing pieces left CONTINUED ON PAGE 6H

behind in this building but I think it was better that we decided not to buy the belongings with the house.” One thing that they did get with the house though was the original guest registration book from the building’s early boarding house days from 1921 to 1936. Walking up to the house from the road, Foster explained that the new entrance to the planned Inn/Hotel will be around the side, and the house’s original entrance will be revamped with rocking chairs to overlook the lake and steps leading to a winding pathway down to the waterfront. Construction began in January, and with heavt equipment and tools buzzing both inside and outside, Foster’s plans for the house are beginning to take form. “A dining room and kitchen is being added on to the side here,” Foster said, pointing to the construction site, “and it will have a full basement. Just above the house is a small shed where the Quirk’s kept sheep. We’re going to keep the original structure and make it into a pool bar and then have a spa added on.” Turning towards the back field, Foster explained that the
property consists of 55 acres. Fifty are on the side of the road where the house resides and 5 are across the street leading down to Kenoza Lake. Twelve small cabins, which will be a play on a hotel room, will be built in the back field so guests can have the option of staying there or in the hotel itself. Upon entering the house, an excitement and grandness kind of creeps into your skin, overwhelming your senses, imaging the stories and memories that have been told and created here for more than a hundred years. “The boarding house originally had 27 bedrooms and just two bathrooms,” smiled Foster. “Right now we’re building for 16 rooms. Almost all the rooms will have a claw foot tub, a shower, and a sink. On the first floor we’ll have a wheelchair accessible room. There will be a common area with a real mason fireplace, the reception area and entrance, etc.” For the Fosters, it’s important to keep a bit of history in the building, to have it emulate what it once was. “Everything is so new, so we’ve got to put some of the patina back into it, to keep the character of the building and what it was,” stated Foster, “and we like to keep it simple with names. We love the name Kenoza, so more than likely it will be something like that. But we haven’t completely decided yet.” The original staircase of the house is being renovated to keep it intact and many of the old doorknobs from the original doors will be used in their new design. Much of the wood that was torn out when they gutted the inside of the building will be used for detail work throughout. General contractor on the property is Damon Sabotini from S&W Construction, who Foster has been working with on various projects for nearly ten years. Although there is still a lot to be done, their time frame is to be open early next year. “What I love about this building, and it was something I noticed the first time walking through here, is that every room has a view,” Foster said, gazing out the window of the upstairs suite. “There really isn’t any bad views. You’re either looking out at countryside or you’re looking at the lake.”

Spring cleaning is not just for the interior of a home. Cleaning a greenhouse in advance of spring can help gardeners evict any overwintering pests that can threaten plant life once spring gardening season arrives. A thorough cleaning, which should include cleaning the inside of greenhouse glass and washing flower pots and plant trays, also can prevent plant diseases from surviving into spring. • Check for pests. Speak with a local gardening professional to determine if there are any local pests to look out for and how to recognize and remove these pests from gardens. Pests may hibernate in the soil over the winter, and such unwelcome visitors can make it difficult for gardens to thrive come spring and summer. • Assess plant location. If plants, flowers or gardens have struggled in recent years or never grew especially vibrant, then gardeners may want to assess the location of their plant life before spring gardening season begins. Some plants may not be getting enough sunlight in certain locations on a property, while others might be overexposed to the sun during spring and summer. Moving plants that are not thriving prior to the start of spring gardening season may be just what gardens need to flourish in the coming weeks.

hether you just a bought a house and need to furnish the whole thing, or just want to spruce up your current home, Majek Furniture in Monticello has what you’re looking for. The full-line furniture showroom displays living room, bedroom, dining room and outdoors sets with everything from couches to bed frames to mattresses. Owner Bill Cuttita and his son Joe run the store along with 12 other employees. Someone will always be on hand to greet you at the door and show you around. The large showroom is broken into sections so you can find exactly what you’re looking for. There are over a dozen brands of furniture and four brands of mattresses with
over 30 on display so you can take one home that day. “The biggest thing that sets us apart is our service,” Bill said. Their latest campaign slogan is “we do that,” referring to the fact that they will deliver and set up your brand-new furniture, as well as remove your old furniture. Bill started Majek Furniture 13 years ago, and six years ago moved the business to its current location on East Broadway. Bill emphasizes that being a part of the community is not just important, but necessary. “We feel that giving back to the community is an obligation,” he said. The family-run business makes donations to many community events and organizations on a frequent basis. “It builds a better community,” Bill said. And it’s a two-way street. Bill hopes that local community

members will become customers and support shopping locally. The Majek Furniture inventory is in constant rotation and there is turnover about every 24 months. Bill and Joe attend the High Point Market in North Carolina twice a year so they can learn about upcoming trends and what’s new on the market. Therefore, items in their store are contemporary. Some couches feature technology that allows you to adjust the footrest and headrest and save your settings so it can always go to that position. They also have touch screens in the console so you can control the television and other electronics. Many items in the store are customizable—you can choose the fabric and other elements. Customers can also purchase furniture on their website, which is up to date daily. Bill and Joe assure customers that they are getting a low price. Ryerson built this shop just outside his father's home years ago but recently added the side part of the shop on, which was the beginning his of sod roofing endeavor.
Going back to nature Builder Kevin Ryerson takes on sod roofs STORY AND PHOTOS BY AUTUMN SCHANIL
t all began with a deeper desire to go back to nature, to be more connected with the Earth, and an amazing trip to Norway. “Years ago I started building this workshop here, close to my father’s house and I originally started with that half,” said creative carpenter and builder, Kevin Ryerson, as he pointed to the right side of the small wooden workshop in front of him. “The second half on the left I built later on, after I visited my family in Norway.” Looking at the second half of the building, that is located on his father’s property in Glen Spey, the change was clear. The roof was not a typical roof. Where shingles would have been, there were patches of newly sprouted grass and the old brown remnants of last year’s growings. “There’s a couple layers of a tar paper, a roll-out roofing material on top and then there’s a special mem-

brane over top of that. So it typically consists of three or four layers,” explained Ryerson. “On top of that is where you have three or four inches of dirt.”
Ryerson explained that he cut out a few pieces of sod, or grass, from the outer-edge areas of the lawn, roots and all, and laid it out on the top membrane of the roof. He then added

leaves and mud and old clumps of grass to let it decompose in order to help keep the earth built up. “My family came from Norway,” said Ryerson, “and they do a lot of this sod roofing, or organic roofing over there. It’s more going back to nature. It’s more natural. Everything today is commercially made, you know asphalt and shingles, and when I was visiting relatives in Norway, I saw this and thought it was the neatest thing,” he continued, smiling ear to ear. “They had these beautiful cabins up in the mountains with sod roofs and I couldn’t get over how amazing it was. How natural and easy, it takes on a life of its own and you don’t have to maintain it.” According to Ryerson, not only do you not have to worry about maintaing the roof, but you don’t need to worry about replacing it either. The grass on the roof is never going to rot or fall apart. It just keeps growing and getting thicker. The sod roof also acts as a type of insulation, due to the

thickness of the earth and plants, keeping the heat in during winter and maintaining coolness during summer. “The birds love it. Sometimes you get trees growing up there, sometimes there are flowers or raspberries. It all depends on what they’re sitting there eating and what they end up dropping,” laughed Ryerson. “It obviously doesn’t look that great right now as we’re just coming out of winter, but in summer it’s really something. The grass grows tall and is green and full. It’s funny but this wasn’t really something that I was pushing to do for other people. It just kind of happened. It was, in a way, my European ancestry coming out and the things I had learned in Norway,” he added. Both of Ryerson’s grandfathers were carpenters and from an early age he had an idea that he would like to build, construct, and work with wood. He eventually attended school outside of Goshen to learn carpentry and masonry.
But Ryerson doesn’t consider himself to be a traditional carpenter. “I like doing things just a little bit different. I use the chain saw a lot, carving and allowing things to take form,” he said. “I built another place in Yulan, close to Eldred.” The home was just recently sold through Diane Butler Real Estate more than a month ago and is just as creative, if not more, than the workshop Ryerson started with. Driving down the road in the lake community where the home and its six acres are located, the driveway is barely visible, and when pulling in, you’re not sure what to expect. As you walk a bit further into the wooded property, a small cottage comes into view. Your reaction? There is no other way to describe it but joy and amazement. “When the owner came in here, she just knew she wanted it,” said Diane Butler. “She took one look and said, CONTINUED ON PAGE 22H

‘This is it.’ This is a wonderful home that, environmentally, is balanced, and that’s what people like.” Butler calls the home, the hobbit house, as it’s not quite small enough to be considered a tiny house but it’s not quite a cabin either. The house does not have electric, but that’s one of the things the new owner enjoys. It’s her escape from the hustle and bustle of the city and her connection to the woods and the mountains. “Because I didn’t have electric back here, I built the whole house with a chain saw,” Ryerson said with a smile. “I didn’t have any design for the house really, and working with the chainsaw and reclaimed materials, so it took me about a month to build.”
The beams in the house are recovered from barns and Ryerson created barn style windows all around the house to allow a lot of sunlight to filter in throughout the day. The most important part of it all? The entire roof is a sod roof. Walking into the front door last years grass tickles your forehead as it hangs over, blowing in the wind. Old raspberry bush branches frame the kitchen window and the tiny trunk of a tree can be seen trying to take root. “Kevin tries to be more environmentally friendly, really bringing the elements in to the house,” said Butler, with a sense of wonderment in her eyes, “making it feel like someone is still in the woods, even when they’re at home. He has an amazing talent and he’s ready to build more.”
