City of Sandusky: “Great Living on the Great Lakes”

By Don Icsman, Acting City Manager and Carrie Handy, Chief Planner, City of Sandusky The City of Sandusky was recently host to an international triathlon event which brought over 1300 athletes, their families and event staff to our community for the first time. As we listened to the extremely positive comments from the event at a City Commission meeting, we were reminded that we don’t always appreciate what a great community we live in and how wonderful the people are who live here. The race coordinator wrote a tremendous thank you letter to the community and its 1,000 volunteers who gave the race “heart and soul” and they are coming back next year for a bigger and better event!

This is just one example of something that makes Sandusky a great place to live.

Now I admit these examples are a bit simplistic and even a bit pedantic, and I know real estate ads are short on space and that agents personally help make that “leap” for the prospect.

But hopefully these examples illustrate that every advertiser needs to go beyond the obvious and apparent things about their product or service.

They need to get deeper -- to the next level – to the very core of the product.

Remember the old rule “sell the sizzle, not the steak?”

In fact, we teach the Product “P” of marketing in just that way. We try to illustrate the various levels of

“Product” with this illustration: The very center, the core of this illustration, is the benefit the consumer desires. It’s the solution to their problem. It’s why they’re buying the product or service. It’s the “taste of the jelly!”

The next level is the “Actual Product” itself – with all the features that are apparent or inherent in it: flavors/ colors/sizes/packaging/design/brand name. This is what they have to buy to get the benefit they desire. (It’s the “doughnut.”)

The outermost layer is where many marketers have to go to sell products that are perceived as “undifferentiated” or too similar to the competition.

This level is called the “Augmented Product” level – where non-product benefits (often services) are added to make the offering stand apart from the competition. Note though, that the success of anything added at this level is dependent upon the core benefit being delivered first and foremost. No one cares about free delivery and installation of an air conditioning unit if it can’t properly cool their house. (The augmented layer is like the icing on the doughnut.)

It’s a nice final touch; it looks and tastes great.

Get back to the basics: why people are buying your doughnut in the first place. Tell them how great the jelly tastes!

Main Street Using the Four-Point Approach To Rebuild Main Street

We hear it. We see it. And, we read about it. But, what exactly do we mean when someone says, “Main Street?” If you asked a century ago, it meant that street downtown that was growing and becoming a population center and where the majority of commercial businesses were located. It was the place to do business and the place to shop. If you asked fifty years ago, it meant a place where the majority of commercial buildings were empty and not the place to open a business. Main Street became Dead Street. Today, Main

Street has different meanings for different people. The national media refers to Main Street when it wants to separate small businesses from Wall Street and Big corporations. In larger cities, people have a tendency to think of Main Street as belonging to small city America, not realizing that each neighborhood in itself has evolved into a small community. In smaller cities such as Oak Harbor and Clyde, Main Street still refers to the downtown area where the majority of commercial buildings stand. In the end, it’s ultimately a question of whether it’s a re-developed Main Street, Dead Street or something in between.

BGSU Firelands: Growing, Expanding and Planning for a Bright Future Planning – and implementing the plan – best describes the activities at Bowling Green State University Firelands College as a fall semester gets under way. For the first time in its history, enrollment has surpassed the 2,500 mark, with a total of 2,517 students enrolled at the Firelands campus or its two satellite locations, Norwalk High School and the Firelands Regional Medical Center School of Nursing in Sandusky.

“The increased enrollment is consistent with the college’s plan for growth over the next 15 years,” states Bill Balzer, dean of BGSU Firelands.

“The college is expanding existing academic programs and exploring new degree programs that will meet the higher education needs in the future as an increasing number of community members choose to start or return to college.”

BGSU Firelands currently offers 14 associate degree programs with more than 20 areas of specialization, eight bachelor’s degree programs that can be completed entirely on the Firelands campus, and select master’s degree programs in cooperation with BGSU’s graduate programs.

To address current enrollment increases and plan for future growth in college enrollment, BGSU Firelands has recently completed a campus master plan that provides a blueprint for campus expansion on its 216-acre campus. Features of the master plan are a proposed academic building to meet student interest in careers in health care such as nursing, respiratory care technology, radiologic technology, and health information management. This new building would also provide all students with upgraded science laboratories and

general purpose classrooms to accommodate the growing student body. The master plan also opens the door to college-community partnerships to develop 50-plus acres of campus land (currently devoted to farming) that would bring new academic experiences and co-curricular activities to enrich the student experience. The plan also recommends updating existing campus landscaping to complement the plantings and natural prairie grasses found in the James H. McBride Arboretum located on the northwest corner of campus.

The college’s strategic plan, already in progress, will introduce a number of new initiatives and programs to strengthen academic and co-curricular programs and better serve the Firelands community. In January 2011, the first student cohort in the college’s new online Associate of Arts degree program will begin, and it is expected that the number of online programs and courses will continue to grow in the future. These fully Webbased offerings will complement expanded programming planned for satellite locations at Norwalk High School and the city of Sandusky, providing alternative options for students to begin or resume their college careers while balancing family and work responsibilities.

Beginning in fall 2011, international students will be intentionally

recruited to the BGSU Firelands campus, creating opportunities for enhancing global awareness and enriching the college experience inside and outside the classroom for all students. BGSU Firelands will also establish the BGSU honors program on its campus, offering Firelands College students a more challenging curriculum and the opportunity to graduate with honors distinction. A major renovation of the Teaching and Learning Center is currently underway, expanding and updating the space to enhance individual and group tutoring services to support student success. Classrooms are also being upgraded to allow instructors greater opportunities to infuse new academic teaching technologies and teaching styles throughout the curriculum. The college is also recruiting a large number of faculty and staff to support current and projected enrollment growth. These and other initiatives will ensure that BGSU Firelands continues to be the college of choice in the Firelands region.

Community Group Seeks to Enhance Relations with NASA’s Plum Brook Station Several years ago, a group of concerned citizens met to discuss how they could foster better understanding and support of one of the area’s most valuable assets, the NASA Plum Brook Station.

Plum Brook’s origins date back to the eve of America’s entry into World War II. As part of the federal government’s efforts to ramp up the country’s military readiness, 8,700 acres of farmland was purchase to create the Plum Brook Arsenal for the production of TNT. At its peak, some 10,000 workers were employed in the manufacture, storage and transport of this explosive material.

In 1955, a nuclear research plant was built as part of a larger effort to explore the viability of nuclear-powered engines and rockets. Plum Brook’s cryogenic and rocket engine test capabilities were developed in the 1950’s and 1960’s as part of NASA’s Mercury, Gemini and Apollo missions. Plum Brook’s reactor was deactivated and the station was mothballed from 1974 to 1986 when NASA reopened it to further its scientific and International Space Station efforts. In 2004, Plum Brook’s unique testing capabilities were again called into service when NASA was directed to return to the Moon and plan for manned missions to Mars. Today, Plum Brook continues to do important testing work for NASA and private customers throughout the world.

The group, formally called the Plum Brook Community Support Group, has established articles of Association and Bylaws. A multi-county group, it is open to any individual, organization, or entity interested in the development of and ongoing goodwill of NASA Plum Brook. It Has Been a Year of Success Despite the Sluggish Economy for This Independently-Owned Conference / Event Facility Perhaps the most telling sign of our success in 2010 was Kalahari being named “Business of the Year” by the Erie County Chamber of Commerce. “It has been a very special year for sure…” relates General Manager Brian Shanle. “We were honored to be recognized by our area’s business leaders. The Convention Center delivers year round business…

The distinctive point of difference with Kalahari is that it is not dependent on just the summer season and vacation guests.

With 25 different function rooms, multiple restaurants/bars, a spa, and shops, allunder-one-roof, it is now garnering a fair share of state association annual conventions, trade shows, medical and computer conferences, and even dance and cheerleading competitions. Booking these conventions and events falls to the Sales Department under the direction of Maris Brenner, Director of Sales.

“The business model at Kalahari works,” admits Brenner. “I doubt many Waterpark Hotels now on a drawing board would open without substantial convention space. The ability to book meetings and conventions provides stability once the fall season arrives and families are distracted with school activities and children are back in school Monday to Fridays. In fact, more than half of Kalahari’s conference bookings are corporate or adult only. This may be the best kept secret about the expansive resort. With function space separated from the room product, conferences requiring focus and privacy have a secure and separate home.

Increasing attendance in a down economy…

Repeat bookings are now the norm at Kalahari as associations which rotate between the three “C’s” of Ohio now are inserting Sandusky on the schedule to provide a refreshing change of pace for their annual meetings. Member attendance

and Exhibitor loyalty are for professional and trade associations. 2009 marked the first time in 25 years that North American companies allocated less money for

motels along Route 250. We only allot so many rooms at a group rate,” said Brenner.

“It is nice going to a local restaurant after one of our larger events and hearing from

sponsorships and exhibits than the previous year. This fact was not the case in Sandusky.

“Our clients have shared with us the numbers and they are impressive. Meeting in Sandusky, at Kalahari, has meant more attendees and increased sponsorships and exhibits, the lifeline for so many associations,” relates Brenner. The Ohio Fire Chief’s Association, Ohio Travel Association, Ohio Human Resource Management Association, and Ohio Produce Growers Association are among returning conventions which are experiencing continued improvement year over year.

The Well-Booked Business

By Cathy Allen Whenever I pick up a new book, I like to scan the endorsement quotes they have collected from famous people the publisher has managed to corral into providing them. It always seems to me that if someone whose judgment I trust has provided such a blurb then the book is more likely to prove worthwhile.

How fun, then, that a book about trust should contain 11 pages of such quotes – from luminaries like Marcus Buckingham, Steve Forbes, John Wooden, and Larry King. Maybe bunches of endorsements come easily when you are the son and namesake of a famous author, Stephen R. Covey, but maybe the publisher knew the material was really good and expended some

effort shopping it around for quotes.

Either way, I am glad I picked this one up and read it. I am also glad to share it with you.

"The Speed of Trust: The One Thing that Changes Everything," by Stephen M.R. Covey with Rebecca Merrill, Free Press 2006.

SUMMARY The amount of trust between co-workers or between a business and its customers is an immensely valuable commodity. When present, trust pays dividends in the form of the speed with which things can get done. On the other hand, businesses pay a “low-trust tax” when it is absent. When extended, especially to employees, trust can be a great motivator, bringing out the best in people. Lack of trust tends to harm productivity and increase costs. Business leaders benefit from knowing how trust is gained, lost or restored. Covey

provides a road map to becoming a high-trust organization.

KEY LEARNINGS: • Covey argues that the trust factor is a hidden variable in all business transactions, as well as personal ones.

He sees results as being a combination of strategy, execution and trust. Looked at differently, trust is something we can do something about – we can improve trust in our relationships and address deficiencies. Trust is not merely a function of character, but of competence as well. Leadership failures are about one or the other.

• The first level of trust is Self-Trust, which is based on the principle of credibility. There are four core components of trust — integrity, intent, capabilities and results. The first two describe character traits whereas the others are about competence. Integrity is integratedness, walking the talk, being congruent. Intent refers to one’s agenda and motives. Capabilities are abilities, talents, skills and aptitudes.

Results are getting the right things done. To gain trust, focusing on and increasing trustworthiness is the name of the game.

• Integrity involves telling the truth and leaving the right impression. It takes courage to consistently act in harmony with one’s beliefs. Steps for increasing personal integrity include 1) making and keeping commitments to yourself with as much respect as the commitments you make to others, 2) standing for something, and 3) being open to others with humility and courage.

• Most of us tend to judge ourselves by our intent, while judging others by their behavior.

Our perceived trustworthiness generally rests on what others conclude about our intent given our actions. Genuine caring is a hightrust motive, while a display of fake caring damages trust. To improve in this area, 1) examine and refine motives, 2) declare intent, and 3) choose abundance. Success for you does not have to cost others and vice versa.

• Whether or not we are capable of meeting the expectations we set or keeping the commitments we make is key to whether others will place their trust in us. Before taking on tasks, check your TASKS – Talents, Aptitudes, Skills, Knowledge and Style. Do they match?

Those who work continuously to improve their capabilities will inspire trust.

• People evaluate each other based on their reputation for past performance, their current performance and their expectations for future performance.

One way to increase results is to have high expectations for yourself and your team. Make excellent performance a self-fulfilling prophecy.

• The second level of trust is Relationship Trust which is based on the principle of behavior. Covey’s 13 Behaviors of Trust are listed in the box below. Behavior is more important than words. People will trust what we do more than they trust what we say.

Failing at behaviors of character make the biggest withdrawals while demonstrating the behaviors of competence make the biggest deposits.

Of the 13 Behaviors, Coveys says “Listen First” is the highest priority.

• The third level of trust is Organizational Trust which is based on the principle of alignment. Even hightrust individuals can fail to build a high-trust organization if they don’t take care to embed the trust-building behaviors in the culture.

• Organizations that have low trust are characterized by redundancy, bureaucracy, politics, disengagement, turnover, churn and fraud. High-trust organizations, on the other hand, are characterized by increased value, accelerated growth, enhanced innovation, improved collaboration, strong partnering, better execution, and heightened loyalty.

• The fourth level of trust is Market Trust which is based on the principle of reputation. The strength of an organization’s brand is a sign of its level of Market Trust. The way to address any trust issues that may exist with a brand is to use the four cores to diagnose the problem and employ the 13 Behaviors to begin to correct what you find.

TOOLS: The author provides two self evaluations including a 20 question test allowing individuals to gauge their personal credibility and an assessment of how individuals or organizations measure up against the 13 behaviors.

The behaviors are: 1) talk straight, 2) demonstrate respect, 3) create transparency, 4) right wrongs, 5) show loyalty, 6) deliver results, 7) get better, 8) confront reality, 9) clarify expectations, 10) practice accountability, 11) listen first, 12) keep commitments and 13) extend trust.

Nearly seven million visitors enjoy the region annually, making Lake Erie Shores & Islands arguably one of the most popular getaway destinations in the Midwest.

Marketing campaign elements include such diverse offerings as television, print advertising, online and social media. historical commercial districts needed re-development help and created The Main Street approach to commercial district revitalization and opened the National Trust Main Street Center.

The focus of this approach is to combine historic preservation with economic development to restore prosperity and vitality to downtowns and neighborhood business districts.

Today, the Center works with rural and urban areas to revitalize their traditional commercial areas through historic preservation and grassrootsbased economic development.

However, it seems that rural community participation in the program has a bigger impact on commercial revitalization than urban participation. When smaller cities participate in the Main Street Approach, the entire city is affected

Lake Erie Shores & Islands marketing efforts are recognized throughout the tourism industry as well, already receiving two Middy Awards from the Ohio Association of Convention and Visitors Bureaus. LES&I is also a finalist for four Ruby Awards, presented by the Ohio Travel Association in October.

Travel and tourism is a significant industry for both Erie and Ottawa counties. Marketing success has led to financial success in the region as well, contributing to sales, employment and taxes. A recent study conducted through the Ohio Department of Development, Tourism Division, shows tourism contributes to over $1.3 billion in sales, 196.7 million in taxes and employs nearly 15,000 in the Lake Erie Shores & Islands region. because most historic commercial buildings are centrally located in downtowns. In larger cities with many commercial districts, only a few commercial areas usually participate in the Main Street Approach resulting in less overall impact. Cleveland, for example, has many commercial districts but only has only a few Main Street Programs such as the Historic Gateway Neighborhood Corporation and the Historic Warehouse District Development Corporation.

The National Trust Main Street Center developed The Main Street Four-Point Approach which is a community-driven, comprehensive methodology used to revitalize older, traditional business districts throughout the United States.

Leadership Ottawa County begins its 11th year Leadership Ottawa County’s Class of 2011 kicked off the year last month. The group met at the Ottawa National Wildlife Refuge where they heard from Laura Bonneau, who talked about wildlife and the history of the refuge lodge, which is only one of three in Ohio.

The group then listened to Tim Wasserman, director of the Joint Solid Waste District, which serves Ottawa, Sandusky and Seneca counties. The class’ very own Nicole Shukeat got to play “Who wants to be a Trash Millionaire” in which she answered all questions correctly. Unfortunately, she didn’t win a million dollars, but left with some parting gifts, all of which were made from recycled “stuff.”

Next the class traveled to Moore Orchards, where they were greeted by Jim Moore and his family and given a tour of the apple packing operation. Next, the group enjoyed a wagon hayride tour of the family orchard and farm, narrated by John Moore, who operates a grain farm and raises Angus cattle.

The group ended the evening at the Ottawa County Agricultural Complex, where they were treated to a meal featuring county products. While they were eating, Diane Mortensen of the Ottawa County Senior Resource Center talked to about the importance of the “No Wrong Door” mission. It is a training program designed to make information about services and resources available with only one call to any of the member agencies.

Following dinner, Angie Adair, editor of The Beacon in Port Clinton, gave information about working with the media.

Finally, the group concluded with Tory Gabrielle, Sea Grant Extension Educator for Lake Erie in our Backyard. Gabrielle talked about issues facing Lake Erie, such as the impact of invasive species, water clarity and the continued growth of algae and zooplankton.

Legal Keeping the Lake House

By Jeff Roth Mom and dad have that house or cottage that is the congregating point in the summer. The kids live all over the state with children of their own. On the weekend one, two or three families converge on the grandparent’s home to enjoy the lake and be together as a family. What happens when the parents die and the lake property will belong to the children? Some children are married, some single, some in Ohio and some far away. This property is the one last asset that is cherished by each child with lifelong memories and the desire that their children will develop their own memories. While mom and dad are alive, everyone can enjoy the vacation home. After they are gone, suddenly four children own the property along with five grandchildren of the deceased son.

Bottom line, it is just a matter of time until problems arise and either one buys out all of the rest with lifetime resentment or all are forced to sell so no one gets more than the other. A separate legal entity can often hold the real estate title and allow each child to be a part of the ownership without actually has legal title in their own name. Using a separate entity to hold title is not a guarantee of future cooperation but it allows the first generation to set the ground rules and each inherit subject to the terms of ownership. This of course will also work for the farm, the commercial property and the business.

The use of following entities will only work when absolute rules are established and clear decisions are made as to who is to be in control. Further, each family must contribute his or her financial share to maintain the property.

Limited Partnership — A limited partnership is a

statutory separate entity created under Ohio law. The partnership has both general and limited partners.

The general partners control ALL the business operations of the partnership, while the limited partners have no control of the partnership’s business operations and have very limited or no voting rights. This allows each family unit to have one voting unit and each descendant receiving a limited partnership unit that allows ownership without control.

Limited Liability Company — An LLC is a hybrid

business entity that possesses certain attributes associated with corporations and certain attributes associated with partnerships. Instead of having partners or shareholders, the LLC has members. The entity protects the member from personal liability while allowing the transfer of ownership from one generation to another by the use of a member certificates much like a stock certificate rather than a personal transfer by deed.

Terra Community College Posts another Double Digit Enrollment Increase Terra Community College has posted another double digit enrollment increase for fall semester.

There are 11.7 percent more students attending classes this fall than last year and 12.2 percent more in Full Time Equivalency as compared to 2009. It’s the first time the College has broken the 3,500-student mark.

“With the highest fall enrollment

in the history of the college, it is clear that Terra is providing opportunities for individuals of all ages and with all career aspirations— both job seekers and those wishing to transfer,” said Terra president, Dr. Marsha S. Accounting Why Wait? The Importance of Hiring an Expert Witness Early

By Louis D. Maglione, CPA, ABV, CFF When is the best time to hire an expert for your lawsuit? In many cases, the testimony of your financial expert witness regarding, business valuation or economic damages, is the most significant element of your case.

This makes it vital to retain the expert early in the process. However, many attorneys and clients often wait until the last minute to hire their experts under the theory this will minimize the overall expense of the case. Their theory is that if the experts are not hired until it is certain that their report is needed, then the deadline provides a logical limit to the number of hours the expert can work on it and bill.

This approach is flawed for many reasons. In our experience, it is far better to involve the experts early. The sooner your financial expert is involved, the sooner he or she will be able to provide you with an economic perspective on the facts of your case or your theory of damages. The longer you wait, the later your expert will be able to provide economic and accounting insight and the less time you will have to address any issues raised by your expert.

Recently my firm was retained in a lost profits case at the eleventh hour. The lawsuit was very well developed by the

time we were contacted. The case involved loss of clients in a professional organization. We ultimately determined the amount of damages was far lower than anticipated by either the plaintiff or his legal team. This conclusion and the thought process to arrive at such would have been beneficial if known by the plaintiff’s attorneys much earlier in the case.

Hiring your expert early provides the following advantages: 1. Your expert can help you understand financial and economic concepts that are relevant to the dispute at hand.

There are elements of finance, accounting and economics that resemble a foreign language to many that do not work in these areas.

2. Your expert can help determine discovery and documentation requirements associated with your case. This can help gain a better understanding of the overall cost of the lawsuit in terms of time, legal fees, possible accounting, forensics, or other services that might be needed.

3. Your expert can help create a theory of damages that is relevant and calculable. In economic damages cases in particular, it is important that the facts and law align in such a way that an economic damages expert can provide an opinion that is consistent with the remedies the law allows.

4. Time allows organization, to be prepared and familiar with the underlying facts and documents of the case. The more organized your experts are, the better able they will be to gain command of all the information in the case relevant to their opinions. They will less likely be surprised by key documents that may appear to undermine their opinions.

5. Hiring experts early provides additional time to prepare for deposition and trial, which will allow for more effective testimony.

Your experts can help you create more effective direct and cross examinations of opposing experts if given the time to do so. Experts may be able to supply deposition questions for opposing experts and fact witnesses. Better depositions of experts enhance the potential for settlement and can improve your negotiating position.

Many cases settle shortly after expert depositions.

6. Hiring an expert early allows your reports to be prepared at lower effective billing rates.

Reports prepared in the normal course of business benefit from data entry, research and basic analysis being performed by professionals with lower billing rates than the lead expert. If a report is prepared at the last minute, it is generally prepared exclusively by higher-rate personnel.

7. If you hire your experts early, you generally get a better product.

Being hired early allows your expert time to prepare a report, reflect on that report and then finalize it. It generally minimizes the potential for mistakes and could lead to a more cohesive and better written product.

As you can see, retaining your experts early in a legal dispute allows the experts to do a better job forming and documenting their opinions. While it may seem to be a greater financial commitment, waiting until the last minute could prove to be much more costly. This early upfront investment could reap savings and benefits in the long run.

If problems persist, a discussion reinforcing the importance of collaborating on team goals may be necessary.

5. ‘My manager is driving me crazy.’

Your boss is a micromanager who closely

monitors your every move. Determine if you’ve done anything to undermine his or her confidence. If you’ve given your supervisor any reason to doubt your abilities or dedication, make changes to improve the relationship. For example, offering frequent project updates may provide the reassurance your boss needs.

Real Estate The Past, Present and the Future of Real Estate Jeffrey S. Berquist GRI 2010 President for the Firelands Association of Realtors Before we can look into the future of real estate and homeownership, we need to understand the past, where we are today, and how we got to the place we are in. This is not a time to run around like Chicken Little certain of impending disasters.

The “housing problem” was not so much a problem with houses as it was a lending and a government problem.

Banks and Wall Street investors, with the help of the government, created new loans with looser underwriting rules. The new rules required little or no down payments; therefore, no buyer investment in the new property.

Mortgage loans could be had without job or income verifications to make sure that buyers truly had the means to afford what they were buying.

These new rules did what the government intended at the time: added more homebuyers into the market and increased the percentage of homeownership in America. With more buyers, the market did what it does when there are more buyers than there are sellers, it pushed up home prices. This is the simple economic rule of supply and demand.

When you add to this mix: the media and the government both telling everyone that he or she needed to own a home, unemployment rates under 5%, and low interest rates, a perfect storm began to take shape in the real estate market.

Why the perfect storm? What went wrong? Home prices were at their peak in 2007. Wall Street crashed.

Banks and lenders tightened up their requirements when they realized that if they didn’t confirm people could pay back loans, some of those people didn’t pay them back. Unemployment began to rise. Fewer buyers and more

sellers triggered the rules of supply and demand causing home prices to drop.

People discovered that they were upside down in their homes; instead of assured equity increases, their investment in a home left them owing more than what the house was worth in the current market.

Therefore, some people couldn’t sell their homes in attempt to escape debt they couldn’t afford. People lost their jobs and couldn’t make their house payments.

Homes went into foreclosure. Banks, who do not want to be homeowners, sold reclaimed prices below market values, forcing home prices even lower.

Here is where we say “back to the future” in the home market. The tax credit in 2009 and the spring of 2010 helped to clean up some of the inventory of homes on the market.

This slowed down or stopped the drop in home prices. Interest rates are at 45 year lows. These low rates have moved potential homebuyers off the fence and started them thinking about investing in homeownership.

New (old) underwriting rules requiring a minimum down payment with income verification are now required.

Banks are back to lending money to qualified buyers.

Survey Identifies Annoying Break Room Behaviors Looking to make friends at work?

Don’t leave a trail of breadcrumbs in the kitchen, a new OfficeTeam survey suggests. Forty-four percent of workers interviewed said making a mess for others to clean up is the most annoying break room behavior.

Stealing a coworker’s food came in second, with 19 percent of the response, followed by leaving expired or spoiled items in the refrigerator (18 percent).

OfficeTeam Survey: Employee Training Top Concern for HR Managers It’s back-to-school time, but teachers aren’t the only ones with lesson plans on their minds this fall.

Human resources (HR) departments also are focused on continuing education for workers, suggests a new OfficeTeam survey. A private foundation.

Private foundations are charitable entities created by an individual or family. They are private because they do not solicit contributions from the public. There are two general types of family foundations: operating and non-operating.

Operating foundations carry on specific charitable work (e.g., the Jones Home for Battered Children). Most people select non-operating foundations which make cash grants to individuals and organizations as the means of carrying out its charitable purpose.

Private foundations can have profound estate and income tax benefits and therefore have become useful tools within more elaborate financial plans. However, the primary motivation of those establishing a private foundation is to achieve some charitable purpose. The use of a private foundation allows a family to create a legacy of giving that could last into perpetuity.

A private foundation can help create a tradition of giving and public service among many generations of a family. The founder can also set the tone and direction for the foundation through the instrument that creates it.

Private foundations may be organized either as trusts or corporations, although the corporate form is currently the more popular.

They are run by a board of trustees (trusts) or a board of directors (corporations). They must exist for a specific charitable purpose.

That purpose, incorporated into the

documents that create the foundation, must be dedicated to religious, scientific, literary, educational or charitable purposes. The founder may be very explicit or very general in stating the purpose of the foundation.

Contributions to private foundations are deductible for federal income tax purposes. Cash contributions are limited to 30 percent of adjusted gross income (AGI).

Gifts of appreciated assets to private foundations are limited to the donor’s cost basis (tax treatment has varied on this issue) and 20 percent of adjusted gross income.

Any contribution in excess of the AGI limits may be carried over and used for five years.

A variety of special excise taxes apply to private foundations. First, to avoid one excise tax, the foundation must make grants of at least 5% of average assets each year. They must also pay a 1% to 2% excise tax on investment income.

They are prohibited from self-dealing (e.g., transactions with donors and board members, etc.) except under limited circumstances. Foundations may not own a 20% or more interest in a business. Grants for certain purposes (political, scholarship, and others) are restricted or prohibited. Expenditures for non-charitable purposes (i.e. operating expenses) must be within guidelines. Finally, the foundation must file an annual tax return. While private foundations can provide many benefits, the area is also fraught with potential complexity.

Financial and estate planning involve more than mere tax considerations. Consulting with a financial planner, as well as allied legal and tax professionals, is desirable for those wanting to incorporate charitable giving into their financial plans.

Sales Definition of Business Insanity

By Roger Bostdorff The definition of business insanity is…doing the same thing and expecting different results. It is September. This is an ideal time to look at back at 2010 and review what went right and what could have gone better for your organization. What better time than now to have you and your management team set your team’s 2011 Business Goals? What better time than now, to plan what you are going to do in 2011 to improve 2010’s results?

Why would you set Business Goals for your company? You will do the best you can and let the chips fall where they may. You have been doing it this way and there is no need to make any change. Am I summarizing some of your current thoughts?

If your projected results for 2010 are not where you think they should have been, maybe setting goals for 2011 and creating a documented game plan will help. If you are happy as to where you are projecting your finish in 2010, don’t you ask yourself if the results could have been even better if you and your team had set Business Goals and laid out a plan of attack? For an organization to achieve their long term objectives, setting annual Business Goals and a documented game plan is a must, especially in the economy we are challenged with currently. However, setting those goals is only the first step.

I am sure that you have all heard the saying that if you don’t know where you are going, then any road will do.

I am suggesting that the same is true for business. By having you and your management team set Business Goals, you now have a target to shoot at.

These goals/objectives certainly should include revenue, but they can and should include much more.

Growth in Market Share, Improved Customer Satisfaction, Reduction in Accounts Receivable Days Outstanding, Increased Safety on the

Plant Floor, Productivity Growth/ Employee, and improvement in Employee Morale are just some of the areas that goals/objectives can be set for the upcoming year.

Setting goals and objectives for an organization need to be done with the management team not just by the owner or President. The reason that this is important is because the 2nd step after creating these goals is to set a game plan in place to achieve these goals. Everyone needs to have buy-in here to increase the odds of success.

This also is the only way you get ACCOUNTABILITY!! Once the goals are set, they need to be broken down by unit and communicated to the individuals on the various teams (e.g. sales, production, HR, etc.). I have asked Presidents of companies if they have set goals for this year. I usually get a yes. However, when I ask if these goals have been created by the team or at least shared and broken down by unit I usually get the “deer in the headlights stare.” By communicating these goals and breaking them down by unit and even by individual you change the game. When an employee understands what he/she needs to do and why it is important towards the company’s objective, a major shift occurs. You take an employee with an employee’s attitude and change him/ her to a teammate. This is an altogether different attitude.

Set Goals, and create a game plan to achieve these goals? We all know we should do this but who has the time.

We don’t have time to drain the swamp we are too busy shooting alligators!! I remember an interview on 60 Minutes many years ago with Bob Knight, then the basketball coach for Indiana. The interviewer asked Knight if he was so successful because he wanted to win more than everyone else. Knight’s answer was classic. He said, all college coaches want to win as much as he does. However, not all are willing to pay the price to prepare to win like he does.

Are you and your team willing to pay the price of preparation to win? I guarantee you that your competition is focusing on 2011 and beyond right now!! Can you afford not to?

IT Computer Networks Are Under Attack!

By Don Knaur Microsoft is now putting the pressure on to force you to change to Windows 7. As of October 23, 2010, Microsoft will no longer allow users to switch to XP Pro from Windows 7 Pro. This could cause problems for businesses with networked applications such as point of sale software. Since many software programs that run on Windows XP will not run on Windows 7, adding or replacing a PC after October 23 could entail far more time and money than you want.

• The changes needed could be as follows: • Replace all Windows XP PC’s with Windows 7 PC’s • Upgrade all Vista PC’s to Windows 7 • Upgrade your networked software (i.e. Inventory Management, etc.) to a Windows 7 version

• Replace all printers that do not have Windows 7 drivers available • Retrain your employees on the use of the upgraded system Of course, Microsoft wants you to replace all of your XP PC’s with Windows 7 PC’s and the PC and Printer manufacturers favor this action. Also, your software providers will be glad to sell you an upgrade to the Windows 7 version of your product. However, I’m not sure that your accountant will be in favor of such a large expenditure.

While Windows 7 Pro does provide you access to an XP Shell that will run stand alone Windows XP Software very well, I am not sure how well that Shell will work with XP PC’s in a network environment. As complex as software is today, I’m not sure that even the software developers can answer that question yet. It takes a lot of testing before they can feel comfortable guaranteeing a solution.

Before attempting to use Windows 7 XP Shell, you should contact the developer of any non-Microsoft software you have and ask for their opinion. I would not recommend

talking to Microsoft about this, because the actual developer of the Software is the only one that will have a clue.

If your Software Developer says, “No, the Shell won’t work” or doesn’t know if it will, then you need to look for another solution. After October 22, the most economical route that I can see is to purchase a White Box PC (Generic PC, one of the good buys) with no operating system. You can then have your IT tech install Windows XP on it using the old license from a retired PC. This will enable you to continue operating just the way you have in the past.

Windows XP will be supported by Microsoft until at least April of 2014.

No one knows what Operating System will be in place at that time nor do they know what the hardware requirements will be. However, most PC’s that you can buy today will support Windows 7. The price of Windows 7 has gone down over the past year and will probably go down a little more in the future. Therefore, buying a new PC without an Operating System and upgrading to

Windows 7 later should be an economical option.

If you have any PC’s that are over three years old, they cannot be upgraded to support Windows 7. Any PC that supports Windows Vista will support Windows 7 and Windows 7 will be a vast improvement. If all of your networked applications are Windows 7 compatible and you have a small network of less than five PC’s with one or two of them being Vista Ready, it might be a good time to upgrade. Windows 7 is a good product and should be around for a long time. However, stopping the availability of Windows XP on October 23 seems to be Bill Gates’ Economic Stimulus Package. That means it will stimulate Bill’s economy but not ours.
