Summer On A Plate

Homeowners simply call it The Pond. And why not? With extraordinary access to water adventures and a one-of-a-kind outdoor retreat known as The Thicket, we get the picture.

One visit to Welches Pond is all it takes to realize that beautiful scenery is only the beginning. With a laid-back vibe and convenient Lewes location, this is a community where neighbors are like family and the living is oh-so-easy.

Thoughtfully designed with a favorable ratio of total acreage to the number of homes planned, Welches Pond will feature 247 single-family residences on sought-after homesites ranging in size from one-quarter to one-third acre. With Love Creek and protected wetlands providing an artful border, homes are seamlessly woven through a landscape of trees and waterside views as if nature planned it that way.

In addition to the peaceful setting, Welches Pond will showcase a variety of amenities that set the stage for ongoing activities and casual neighborhood gatherings. As the community’s anchor, the welcoming clubhouse will feature a fully equipped fitness center, as well as a lounge and screened-in patio perfect for family parties or impromptu happy hours.

Outdoor enthusiasts will find happiness around every corner, in the form of a pool and lanai, a multi-court for pickleball, tennis, or basketball, pocket parks, a children’s playground, and, yes, a plethora of gazebos and hammocks. “When they come to visit, my nephews always head to The Thicket, which they call the hammock park,” said Ashley Hall, a Welches Pond homeowner. “And we can’t wait for the pool, clubhouse, sports courts, and fishing pier that will soon be here.”

One of the most popular benefits of Welches Pond is the multi-use aspect of its water access, offering opportunities to launch a kayak, hop on a paddleboard, or crab for an afternoon feast. Residents also appreciate the opportunity to add pools and fences after move-in, allowing each family to personalize their yard to accommodate preferences and pets.

Welches Pond’s lively, year-round atmosphere makes it unique among other beach communities that sometimes ebb and flow with seasonal residents. While amenity development continues in the community, neighbors are busy exploring the picturesque landscape and forging new friendships. “My favorite thing about working at Welches Pond is meeting the people who live here,” said Community Sales Manager, Josh Hoinowski. “As a Lewes resident myself, I enjoy sharing my love of the area with folks. Getting to know them has been fulfilling.”

Fellow Community Sales Manager Amanda Kincaid elaborated on the people-oriented focus by acknowledging her coworkers. “I couldn’t ask for a better team,” she said. “Our sales and construction crews are total rockstars, great at what they do, and fun to be around. They make working enjoyable every day.” Amanda explained that an added benefit is her five-minute commute to work. “Living in a Schell community and traveling to work in a nearby Schell neighborhood is the perfect example of location, location, location!”

Speaking of location, Welches Pond provides that rare mix of convenience and seclusion. Residents are treated to a peaceful home-base setting fewer than two miles from the restaurants, shops, and services on Coastal Highway. And, the community’s maintenance-free amenities such as grass cutting and snow removal make it easy for everyone to spend more time enjoying their surroundings, both inside the community and beyond. “These services really make a difference for our residents,” Josh explained. “Instead of mowing the lawn, families have more time for playing pickleball, heading to the beach, or kayaking right here on Love Creek.”

What impressed us most about Welches Pond is the way the amenities and features are incorporated into the community with an unwavering thoughtfulness. From the size of the lots and allocation of open space to the genuine respect for nature that is evident throughout the site plan, it seems as if someone polled prospective homeowners in order to develop the ideal community design. During a recent visit to Welches Pond, we noticed neighbors pointing at something along the waterline. “He’s our mascot,” Amanda explained, as we saw a beaver poke his head out of the water. “Nature is an important part of our community; everything is in harmony here.” When it comes to life at Welches Pond, we couldn’t have said it better.
