RIVERFRONT BRIO is a mixed use development across from the Owensboro Convention Center, and overlooking the Ohio River.

The project comprises a five­story Hilton branded HOTEL with over 120 rooms and nearly 82,000 gsf. The RESIDENTIAL TOWER is eight stories and has nearly 120 one­ and two­bedroom units The project also includes over 240 COVERED PARKING SPACES, and an indoor and outdoor amenities area that will include a fitness room, lounge areas, bocce ball, a pickle ball court and outdoor dining/grilling areas. An outdoor GREEN

RETAIL PLAZA will allow for outdoor dining as well as for hosting city events and festivals.

The Yongwei Times Center is a mixed­use office and retail development in Xi'an, China. Two lobbies, joined by a common design theme drawn from the tower's LINEAR PATTERN of exterior fins, provide access to the corresponding program areas, but each remains accessible from the other by corridors on the north and west sides.

The office lobby contains three banks of express elevators and two parking shuttles Entry to the lobby through a niche at the corner of the building allows reception personnel to control access to the buildng while creating a welcoming atmosphere

The lobby features two distinct wall treatments: where the main linear pattern is projected into the building, it is represented by a combination of BACKLIT GLASS FINS on walls, LINEAR LIGHTING FIXTURES on ceilings and DARK STONE LINES on the floor. All remaining surfaces have a stone arranged in a scale pattern reminiscent of the tower's facade

Qingdao Greentown is a mixed­use office and retail development in Qingdao, China. The project's design focuses on Qingdao's MARITIME TRADITION and history with references to WATER AND THE SEA

The grond floor is split between office, residential and hotel lobbies. The most prominent feature of the office lobby is the core wall, composed of GLASS TUBES in wave forms set into BACKLIT STAINLESS STEEL FRAMES. A glass rod sculpture in the form of OCEAN SWELLS shares the central space with a BOAT­SHAPED RECEPTION

DESK The cool materiality of the lobby completes its marine theme.

MANHATTAN LOFT GARDENS

Located near Stratford International station, the 42­story MANHATTAN LOFT GARDENS is situated alongside one of London’s largest and newest transport interchanges. With a mixture of residential LOFT­STYLE AND SINGLE­STORY APARTMENTS, a FIVE­STAR HOTEL, and THREE SKY GARDENS carved dramatically out of the building’s profile, Manhattan Loft Gardens represents a NEW MODEL FOR HIGH­RISE LIVING

The project is designed as a VERTICAL COMMUNITY that would promote social interaction and reflect the area's diversity. The tower's distinctive stacking produces an array of accommodations, including single studios, split­level lofts, and a stunning three bedroom penthouse. The striking, tripleheight main entry lobby is shared between guests staying in the hotel on the lower levels and residents of the apartments, further FOSTERING SOCIAL INTERACTION to cultivate an exciting living environment.

SSA SUPPORT CENTER

Each month, the Social Security Administration (SSA) serves nearly 60 million Americans. To support this essential function, the SSA needed a new PRIMARY DATA CENTER. The National Support Center met this need, achieving STRINGENT SUSTAINABILITY AND SECURITY CRITERIA with a REFINED DESIGN.

Constructed of glass, aluminum, and precast concrete, an elegant two­story office building provides a WELCOMING ENVIRONMENT for visitors and staff along with COMFORTABLE OFFICE AND MEETING FACILITIES

An innovative design­build arrangement streamlined design and construction. An enhanced Building Information Modeling (BIM) delivery process MINIMIZED COSTS and compressed the project timeline The resulting cost­effective, ENERGY­SAVING FACILITY provides a secure home for data operations that enables the SSA to continue to effectively provide its services

KULA BELGRADE

Kula Belgrade’s design is based on a STRUCTURALAND FUNCTIONAL LOGIC that creates a high degree of EFFICIENCY AND STRENGTH in a very dynamic and surprising form

The lower section of the tower is parallel to the water’s edge creating a very visible presence. This broad face also becomes the visual focal point, the signature at the end of the diagonal Boulevards leading towards the site. The upper section of the building, rotated 90 degrees from the lower section, is perpendicular to the water’s edge providing for VIEWS North and South along the river FROM EVERY APARTMENT. The exterior enclosure is shaped to give a fluid and dynamic vertical expression to the tower EMULATING THE FLUIDITY OF THE RIVER
