Due to delivery issues, any material may be substituted with an equal replacement product.
A 20% deposit of the building cost (minus the Design Coordination fee) is due at the time the building contract is signed.
This occurs after the ARC stamps the approved plans.
Pricing is locked-in when the building contract is signed.

DESIGN COORDINATION FEE
There is a non-refundable $32,600 design coordination fee (included in the plan price and credited to your deposit) for the Custom Home Collection Team to perform the following work to submit and receive the conceptual and final review ARC approvals. This is paid to the builder after the Preliminary Site meeting. This non-refundable fee is credited to your 20% deposit. The breakdown is as follows:
$15,000 - CHC Plan and Architectural services. Architect prepares submissions and attends the preliminary site meeting, conceptual and final review meetings. They prepare all the documents for the two Architectural Review Committee meetings.
$5,000 - CHC Landscape Architect designs landscape plan and attends ARC meetings.
$2,000 - Design selections coordinator meets with clients to select exterior colors, front door hardware, and front porch lights. These selections are presented at the Final Review meeting.
$4,600 - Structural engineer draws plans required by the ARC.
$3,000 - Soils test
$2,500 - Staking the house and driveway on the homesite for ARC review.
$500 - Builder Administrator Fees

ONE-TIME COSTS
The total cost to build a Custom Home Collection home includes three parts: the current price of the plan, the homesite cost, and the one-time costs.
$6,000 - ARC refundable deposit *
$4,000 - Builder’s risk policy held by the homeowner - approximate cost during construction
$2,500 - ARC plan review fee, due before final review
$3,000 - Approx. cost of current survey & topo of the lot, if needed
$400 - Approx. cost of plan copies (includes 7 sets for ARC committee members)
$400 - Preliminary Site Visit
$16,300 - Approximate One-Time Costs
* A $12,000 refundable deposit is paid to the ARC once the complete plan package has been approved by the ARC. Of this amount, ½ is paid by the builder and ½ by the owner. This deposit is like a bond and returned to both parties at the end of the project as long as there have been no fines levied during construction.
