Building Made Simple …select the plan….select the lot….select the finishes - The New Home Collection is a home building program for those people who desire a new home, but do not
wish to go through the arduous, time-consuming processes of designing and building a custom home. Many do not want to risk the unknown, or upfront and ongoing expenses that are required to build a custom home - New Home Collection offers a seamless and economical approach to building. The benefits are many. They have been reviewed and pre-approved by the Seabrook Island Architectural Review Committee (SIARC); a local and seasoned builder team builds the plans; and the total costs are known upfront and guaranteed in a fixed price contract from the Collection Builder - Collection Building Team has been meticulously vetted and selected. The team is comprised of all Johns Island companies. They are Live Oak Design Studio, Great Southern Builders, Three Oaks Landscaping and Beauregard Design. All firms have been active on Seabrook or Kiawah Island or both for years, and have served all clients in a custom “hands on” fashion. Their reputations will stand the test of time. - Collection Homes are built with the highest quality materials and offer three custom designed plans. All are designed for today’s second home or permanent home client
- The exteriors feature the charming architectural influences of Charleston and the Low Country style - The floor plans consist of 3, 4, and 5 bedrooms, ranging from 2650 sq. ft. to 3400 sq. ft - All plans consist of open living spaces with an abundance of windows for maximum light and view opportunities.

The master bedroom suite and study or 2nd bedroom are on the main level, and 2 or 3 bedrooms and complimenting baths on the upper level. The outdoor living spaces include both screen and covered porches and a grilling deck. Q&A Q. How does the Program work?
- The Client selects a Collection plan and an available lot in Seabrook - The Client meets with the Collection Builder to review all the details of the plan. - The Builder and the Landscape Architect will visit the lot of choice to consult with the Client regarding the
optimum house site. Such things as setbacks, view opportunities, existing tree cover, and other specific site conditions are reviewed at this time. - Once the Client selects the plan and the exterior colors, and site plan drawn, the Architectural firm will present the plans to the ARC for final review - Upon final SI ARC approval, the builder will apply for the building permit and upon receiving, the construction begins - Upon starting construction, the Client will meet with Interior Designer to select their customized interior finishes, which include flooring, plumbing, cabinetry, countertops, lighting, and interior paint colors
Q. What are the advantages of choosing New Home Collection plan vs. building a custom home?
- More often than not a custom home will be more costly than a Collection home - Building a custom home usually takes an additional 6-12 months for the planning, design and the approval
process. Building a Collection Home eliminates much of this time-consuming and lengthy decision process. Plans are designed and pre-approved - With the New Home Collection, the total cost of construction is known upfront. The price of each plan is fixed. There are no add-ons to the pricing, unless the client makes changes to the plans - Many times, a custom home is built on a cost plus basis, which is different from the fixed price contract. The cost plus avenue can be relatively unknown until well into the building process, or not until the end. Q. What is included in the fixed price of a Collection home?
- The Collection price include everything needed to build the plans and specifications. All interior finishes are included as well as the driveway and sidewalk, with lot clearing and landscaping allowances also included
Q. Can changes and upgrades be made to the plans? A. Yes, minor floor plan modifications canw be made, by consulting with the builder and subject to their approval, with any agreed upon price adjustments. If any plan changes are required by the architect as a result of client changes, there will be a hourly charge Q. What is not included in the building cost? A. The $ 2,500 SIARC final review fee and the washer and dryer, which can be purchased at the Builder’s discount Q. How long does it take from start to finish to build a Collection Home? A. The total process, once any changes are agreed upon, is approximately 12 months, including permitting and construction time Q. Is this program available to current lot owners in Seabrook? A. Yes it is. The Collection program is ideal for those who own a lot and have chosen not to build, either due to the complexities of the planning and review processes, the upfront investment, or time it takes to build a custom home Q. What size lots are needed for Collection plans? A. The plans are designed to fit many of the full size lots in Seabrook, which are approx. ½ acre in size. Before final lot selection, verify with the Collection Team that the Collection plan selected will fit on the lot selected, in order to meet the ARC lot setback requirements Q. Once the decision is made to build a Collection Home and a lot has been selected what is next? A. The client will sign a contract to purchase the lot from the lot owner and a fixed priced building contract to build the desired plan with the Builder. All plans and specifications will be part of the contract.
